on one three point five FM and five sixty AMWVOC.
It's good to have you with us this weekend. As always,
I'm Gary David. If we haven't met before, nice to
meet you. And we got a full show this morning,
lots of great information passing along. Be chat with Summer

and Jean Harvey who join us this morning. Shannon, let's
start with you, good morning, good to have you.

Me absolutely Drip Ninjas. All right, I got the Ninja part,
and I think I got the drip part. But let's
put it all together and tell us what it is
you guys do.

Speaker 2 (01:21):
Well, we are a restoration company, so we have specialties
in treating properties residential and commercial that have been damaged
by water, fire and mold.

Speaker 1 (01:35):
And we seem to have our fair share of that
around here, especially as of late, don't we.

Speaker 2 (01:39):
Oh for sure, there is never a lack of unexpected calls,
unexpected events happening.

Speaker 1 (01:47):
Right now, how long you all been in business, Shannon?

Speaker 2 (01:50):
So roughly we launched Drip Ninja's in March of twenty
twenty four.

Speaker 1 (01:55):
Okay, all right, so even then, I mean, guys, you
go back to you years prior and bloy a restoration
company in say twenty fifteen, you wouldn't be able to
handle all that with those floods. But I don't know,
it seems like, well, just even the last few days
a week or more, the weather is getting more and
more unpredictable.

Speaker 2 (02:15):
Yeah, it can be weather related, but it can also
be you know, just pipes breaking, appliance leaks, a whole
host of things that just cause damage. You know, everything
from drainage, your exterior drains where floods enter into your house,
your cross pace, toilet overflows. I mean, we see it all.

Speaker 1 (02:35):
All right. Geene Fraser's also with us here from Dripped Ninja's,
and I apologize, y'all. We apologize to to Shannon jan
We're working down down a one working microphone on that
side of the desk this morning, so if you hear
some noise as we move it over, just bear with
us here. But we want to talk to Gene as well.

Good morning. How are you, buddy?

Speaker 4 (02:52):
Hey, good morning.

Speaker 1 (02:53):
Good Oh you're a lot louder than Shannaday is. I
can see that right now. We fix that, no problem, Gene.
What is your role with Dripped Ninja's, My friend.

Speaker 4 (03:00):
I am the operations manager for Dripping Ninjas. Shannon is
our fearless leader and is the chief visionary, and my
goal is to implement her visions and apply them to
our business.

Speaker 1 (03:15):
Okay. I suspect Jean that you guys should get calls
all kinds of days of the week and times of
a day, don't you.

Speaker 4 (03:23):
This industry is a twenty four to seven business.

Speaker 1 (03:26):
Okay, So anytime there's a need, folks can call you
and y's correct, you'll be available.

Speaker 4 (03:30):
Water doesn't know how to tell time, so pipes burst
in the middle of the night, during the day. On
the weekends, water is kind of sneaking. A lot of
times a pipe will burst when somebody leaves the house
or they're gone for a weekend. So we're there for
you whenever it happens.

Speaker 1 (03:48):
Now, already in the first couple of minutes here with you,
I've heard the word water at least a dozen times,
if not more. And again Amy Companies, drip dripped Ninjas that.
But as you mentioned, Shannon fire Restoration, water restor or
whatever it is. But I'm guessing just from hearing that
typically what you deal with the most is just that water.

Speaker 4 (04:07):
Water is the biggest part. Mold or microbial jobs are
the second most. Fires are a smaller part of what
we do. The water damage is what we would call,
using the insurance term, the sudden accidental, Whereas if you
have a microbial issue, that's something that's slowly grown over time,

(04:33):
typically in areas in which the homeowner doesn't have normal access, addicts,
cross spaces, closets that aren't open on a regular basis,
but they still have to be addressed quickly once they've
been discovered.

Speaker 1 (04:47):
So Shannon, I jump back on the microphone again because
as Gene just mentioned, you have those sudden issues, you know,
pipe bursts, insurance companies getting Yeah, I suspect that you
guys are very involved in that process us with the
insured to try to get the coverage. Okay, uh, but
does you just alluded to sometimes or other things like
you you wind up with mold that has grown over

(05:09):
a period of time that the homeowner was unaware of.
How does that work with the insurance process or is
that a little trickier?

Speaker 2 (05:17):
That is definitely a little trickier. So when you have
microbial growth, you know, typically insurance doesn't afford coverage unless
you have special specialty clauses that will speak to what
type of coverage, and even then it's typically limited from
what we our experience has been, the only time it
typically is covered that we've seen is when it is

(05:40):
directly related to a large, sudden and accidental water loss situation.
But yes, there's mold is considered secondary damage and usually
because it takes some time to take off and grow
and cultivate, insurance is hesitant to just reach out and
provide coverage for it, which makes it a tougher tougher

(06:03):
deal for the homeowners and business owners dealing with it.

Speaker 1 (06:06):
A sudden event, okay, but this sort of damage, microbials,
mold and all that that growth that happens over a
longer period of time. That's not an instantaneous thing.

Speaker 2 (06:16):
So after a large water loss, you can start to
mold will start to grow within the first forty eight
to seventy qut quickly, okay, and then you know those
are your low moisture mold or high moisture molds start
to grow in seven to twelve days. However, like Gene
was speaking to, you have a lot of issues typically
in your crawl spaces or your addicts and areas that

(06:38):
are not people are not going through, so they're not
going to notice it. They're not going to see it.
So that's when you things have gone on much longer,
and that's that's when it becomes a problem.

Speaker 1 (06:49):
And even if we were to go in that crawl
space to go on that attic, Gene is just a
homeowner or business owner, and we don't really always know
what we're really looking for, do we.

Speaker 4 (07:00):
No you don't, it can be somewhat difficult to diagnose.
We work with professionals. If we have a mold job,
we'll bring a professional do testing to do some identification
if needed. They can write protocols that will follow.

Speaker 1 (07:18):
We don't do our.

Speaker 4 (07:19):
Own testing as a keep it to be an arms
length trans transaction with the customer, so we're not testing
going oh, well, you have all this over here, let
me give you an invoice to treat it.

Speaker 1 (07:32):
Now.

Speaker 4 (07:32):
We have an third party doing to testing and then
we follow their protocols.

Speaker 1 (07:36):
Okay. An you talk about fire, for example, and how
dread to that is because you can lose an entire
home and everything you've owned, all your memories and all that. Sure,
but I think people are surprised sometimes at how extensive
and how expensive you water damage can be and what
it takes to get things, you know, back to normal
after that. Oh, water affects everything.

Speaker 4 (07:57):
As a little a little tip. Everybody has a phone,
Go through your house, take pictures and take a video
of your home. It'll go to the cloud. If you
lose your phone, you'll still have that if you were
to have a some type of total loss, just in
your closet, and if you don't even have a lot

(08:19):
of like designer items, most people will be shocked of
how much it would actually cost to replace their clothes.

Speaker 1 (08:26):
Sure, just their day to day items.

Speaker 4 (08:28):
And definitely if you have any high value items jewelry, guns, ort, whatever,
get those addendum to get those covered because insurance is
a little weird. Oh yeah, I had this fifty thousand
dollars picture. Oh sure do you did?

Speaker 5 (08:43):
So?

Speaker 1 (08:44):
That document? Document? Document? Right, because it's it's more, it's
more than just the structural issues to somebody, what do
you what do you most often deal with? George Genie rather,
I'm sorry when you when you are going out? Is
it just a pipe burst sort of thing? Is that
what was most prevalent that leads to so much damage?
It's a little bit of everything. The pipe burst is

(09:06):
the most I guess.

Speaker 4 (09:09):
Common, but you know, kind of like tiptoeing back to
the mold of microbl issues. Mold takes three things to grow, food, air.

Speaker 1 (09:17):
And water.

Speaker 4 (09:18):
There's always food, there's always air. The variable is water
and a lot of people think of it as that
burst pipe. But even like high humidity could provide that
because the mold spores like little seeds, that's a little
bit of moisture and they kind of start doing their things.
So high humidity in an attic or cross space or
a room and a home where there's poor circulation, even

(09:41):
if you have extremely high cathedral ceilings where airflow is restricted,
things can kind of go and that humidity can kind
of rise. So you don't need a leak to get mold. No,
and that's probably one of the biggest things to kind
of explain and catches people off guards. While we didn't
have water, we didn't have any burst pipes, it's the
high humidity. You'd be surprised. We have the nice well

(10:03):
of our large commercial dehumidifiers. Under the right environmental conditions,
one of the things will pull out sixteen gallons.

Speaker 1 (10:11):
Of water out of the air per day.

Speaker 4 (10:12):
Wow, that's example how much moisture is actually in the
air in the high humidity the environment.

Speaker 1 (10:16):
I used to live in the house. It was like that.
It bought it next to a creek, and I don't
care what they told you you could put outdoor furniture
back on the back deck. That said was you know,
mole ruster was at what it didn't matter. It was
going downhill in a hurry. It just interes did Some
places are just that way.

Speaker 4 (10:32):
Yeah. One of the things always tell customers don't let
common sense get in the way. If you're in your
home and it feels like you're at the beach, you
may have an issue. It shouldn't be sticky in your home.
It's a great point. That means there's a lot of humidity,
and once you have that moisture, a lot of things
can happen in which you don't want to happen.

Speaker 1 (10:48):
Okay, and gee, next time I call you George, you
can call me Harry. How about that. I've been called worse,
so Shannon, I'm looking forward to having conversations every other
week with y'all because there was a whole lot to know.

back their home, give them back their peace of mind.

Right. So we're going to talk over the coming weeks
and months about how you go about doing that. About
the product, because every job is different, I know, uh,
you know for sure, some could be very entailed. But
the process what to do if you are you have
suffered a loss, you know what to expect from from
what you guys come in and do and how long

that takes and different methods and of course again anytime
you got something like this, we just talked about working
with the insurance company to get whatever coverage you have
and hopefully get all that taken care of in the meantime.

about more, I guess folks can even even that situation
could call y'all and you've, as Gen mentioned, you've got
the folks who can come out and do the testing
and then if need be, all of the remediation for them,
whether it's that it's a pipe leak, it's a fire,
whatever the disaster that occurs. You guys are there for folks,

We want to talk about roofing today, but we want
to kind of maybe go a little bit of a
different angle to start things with your summer. And that is,
you know, the insurance aspect of all of that, and
then and that that that whole angle, and let's talk
about you know, how all this works if you've had
some roof damage. I mean, we you know, we we
we hope it doesn't happen to you, but yeah, when

(14:44):
it does, Like I always say, because I talk about
y'all all the time during the week and you know,
and just as an aside here and we're not gonna
name names, okay, but there are roofing companies out there
that don't do roof for pairs, biggest flat don't do them,
then there are I think I mentioned this to you
a while back. I got an email from a listener.

(15:06):
Oh gosh, this was Thanksgiving a year ago. Yeah, where
we had had a storm and it ripped his satellite
dish off the roof which caused it wasn't a lot
of damage, but just just a little bit, right. Unfortunately,
he didn't call you guys first. He called another local
roofing company and they told him that it would be

(15:29):
three months before they could get to him.

Speaker 5 (15:32):
Right.

Speaker 1 (15:33):
What's that which is it's crazy.

Speaker 7 (15:35):
You know, when when.

Speaker 5 (15:36):
They put a satellite dishes on the roofs, they're actually
they're taking screws, so they're going through deckings. So when
that comes off or it's ripped off, that's exposing the
inside of your home to water and put you know,
elements that can you know, harm the home. And if
it keeps getting water getting water, it could cause rot

(15:58):
and more damage than you know what. We'll just go
in there, make that little repair done right, so you
know that small you know damage could could potentially be devastating.

Speaker 1 (16:10):
So but but he called you guys then right away,
and he told as he told me in the in
the email, you guys got out to him within like
twenty four hours. You had it fixed quickly, and you know,
you knew anything that ever happened.

Speaker 5 (16:21):
So that's exactly what we like to hear. And that's
you know, we like to handle business that way. You know,
we we wouldn't want our own to be like that.
So we do try to treat all of our customers
as you know, family and friends. So and that's exactly
what you are after you deal with us. So we
you know, we like to provide get those types of
services to the to the community.

Speaker 1 (16:43):
So let's talk about the insurance angle here, because that
could be a little confusing for folks, you know, homeotors
policies these days. I mean, when's the last time anybody
really read theirs? Right?

Speaker 5 (16:53):
Yeah, exactly. There are all kinds of words and line
items and everything else that you know, us lay people
don't aren't very sure about so you know, I'll tell
you a lot of times, people don't even realize that, hey,
I have damage until we get a hard rain. And

(17:15):
like you said, we haven't had any you know, recent
wind or hail or anything along those lines that may
cause those types of damages to our roof. However, we
notice that we have those damages when we get these
hard rains and things of that nature. So or you know,
you're seeing them in the on the ground and that
sort of thing. But you know, we get a hard

(17:35):
rain and you're like, oh my gosh, I've got to
stain in my on my feeling. So that's when you're like,
oh my goodness, maybe I should call somebody, so they
call us out. Whenever we come out for any type
of inspection that sort of thing. We're going to get
up on that roof. We're going to take a look
at your shingles. We're gonna look for those type of

(17:55):
weather patterns, hail, hail hits, hail impacts on your shingles.
We're gonna look for the wind folds in the shingles
and that sort of thing. And you know, I'll tell
you one or two here and there. Insurance is not
going to say, oh, you need a brand new roof.

(18:16):
You know, it has to be a significant amount of
impact from the weather for insurance to say, yes, we'll
go ahead and cover this. We'll get you guys a
new roof. So that's what we're doing. When we're going
up on your roof, we're evaluating, we're taking a look.
We're looking to see if yeah, you probably do have
a claim here or it's not that significant. You know,

(18:40):
we can do a small repair and get you taken
care of. So, you know, that's the main thing that
people tend to ask, well, what do I do? How
do I go about it? That sort of thing. So
the main thing is, let us come out. Let us
take a look first, because you don't want to call
the insurance company and do all of that type of
thing before you know if you have significant damage or

(19:03):
there are you know, a claims for them to come
out to take a look at. So step one, give
us a call, we'll come out, we'll evaluate.

Speaker 1 (19:13):
You talked a bit of a moment ago about maybe
you have damage that maybe you've had it for months
and didn't know it until we got a hard rain
and suddenly you notice that spot on the ceiling and
you got an issue. Okay, let's talk about an insurance
standpoint from turns. From the standpoint of okay, you don't
need a whole new roof, but you do need some

(19:34):
repair work done. Is that covered?

Speaker 5 (19:38):
It is covered. However, sometimes you have a deductible. Most
times we all have a deductible sure on our policies.
So a lot of times the adjuster will come out
and say, hey, we see you have damage. This is
what we'll cover, you know, and they'll cover, say, six

(20:00):
hundred dollars of you know, a repair, damage, whatever have you,
and they have a say they have a deductible of
one thousand dollars. Yeah, so with that being said, they're
not going to cover that repair. But you know, with
your larger repairs, say it's a thirty five hundred dollars
repair and you have a deductible of a thousand, you know, yes,

(20:24):
they'll cover twenty five hundred dollars. You cover that deductible.

Speaker 1 (20:28):
And we've always heard that with insurance companies it's not
even so much about the size of the payout, but
the frequency of the payout and that they will cancel
people's policies just because they have too many claims. They're
claim happy, they think absolutely.

Speaker 5 (20:44):
So that's why we always like to say, hey, let
us come out first and let us take a look,
because like you said, there is not everybody is like this,
but there are some who are claim happy and and
they're just nope, nope, nope. You know, they're just they're
shutting them down left and right, so that we just

(21:05):
like to come out take a look. We're gonna we're
on your side. You know, we're not out there to
get every like you said, we do repairs. We don't
have to get a full roof every single time. We're
not out there to do that. We're out here, We're honest.
We're gonna let you know, yeah, you got some damage,
there's a there's a good cause for you to call
them out, have an adjuster come out, and you know,

(21:28):
with that being said, we're happy to come out and
kind of be your advocate because like you said, they
don't always want to you know, cover these repairs, cover
a roof replacement. But that's you know, that's why we
like to be out there with the adjuster. We're going
to bat for you. Hey, take a look at this,

(21:48):
take a look at this. This is what I'm seeing
because they they know the homeowner isn't gonna get on
top of that roof with them, or you know, look
at these photos or know even what they're looking at exactly.
So you know, we're we're there to help help you,
advocate for you, and you know, just to be a
be a good buffer between homeowner and adjuster. And we're

(22:12):
here to help. So you know, whenever we say, hey, yup,
give them a call, we always like to be there
to help advocate for you when that adjuster comes.

Speaker 1 (22:21):
Okay, yeah, and I guess what it's all said and
done is up to the adjuster, right, but you can
put a little pressure on there and show the evidence.

Speaker 5 (22:30):
I guess exactly exactly. And that's that is exactly what
we will do. Like you said, we're going about. We're
going about for you. We take all kinds of photos.
We go inside the attics and show, hey, this is
where damage was, this is where the leak is, all
sorts of things like that. You know, there are different
things that they're looking for in reports and things along

(22:52):
those lines. They're looking for impacts, they're looking for or
when I say impacts. How many times, say, hail hit
in a certain area of your roof. They're counting those
those hits, they're counting the times that shingles have folded
back and in that area as well. So we are
we know what they're looking for. And you know, if

(23:13):
we think it's just cause we're there for you to
help you.

Speaker 1 (23:18):
So hypothetical scenario here, summer, we have a hailstorm, you
don't notice the media impacts of the damage. Maybe maybe
let's just say it's three months later, suddenly you see
that staying on the roof yep, and you guys go out,
you take a look, and you determine, yeah, wow, you

(23:39):
had some damage. And I guess you can kind of
get a feel for maybe how long ago that one. Well,
obviously it was a hail story, and you know we
haven't had one in three months. It's you know, you
got this damage at least three months ago. But exactly so,
now you get the insurance company involved, is there a
scenario where they say, well, yeah, but that was three
months ago, you should have taken care of it.

Speaker 5 (24:02):
Generally?

Speaker 1 (24:03):
No, okay, good, because you see the evidence.

Speaker 5 (24:07):
How you're going to know right exactly exactly because you don't.
I mean, you don't really know until you see it.
And so we get a super hard rain obviously when
the hail, when it's hailing it, we are generally having
bad weather. But water doesn't, you know, it just water
travels in the wildest ways. So yes, we're there for you,

(24:28):
and no, the insurance should not give you any pushbacks
if it warrants, you know, if there were enough impacts
and things of that nature. It can't just be one
two hail hits and oh yeah you need a brand
new room. Say yeah, that is when they would give

(24:49):
us some pushback. No, it's not warranted. We'll do a
repair in this area, things of that nature, and it
may not even be from the hail why it's leaking.
So there's a there are a multitude of different scenarios
and whatnot that could happen. But time wise, no, it's
you know, three months, six months. They shouldn't give you

(25:11):
any pushback on that, No.

Speaker 1 (25:13):
Sir, Okay, good to know, and I listen. I'll talk
about insurance companies like they're out to rob you, and
many of them do very you know, good work and
they're upstanding. Absolutely, but as a homeowner, you know, it
gets frustrating because you're paying those premiums every year and
you expect not to get any hasshole, right, but the
noise work that way.

Speaker 5 (25:31):
Of course, you're exactly right, And you know, just navigating
an insurance claim or anything along those lines can be
really confusing if you've never done it before, You're like,
I don't know what to do. I'm not sure you know,
So that we do this often. We do it with
a multitude of different insurance carriers too, so we are

(25:53):
very familiar with the process and how each carrier kind
of handles different scenarios and documentation and and things of
that nature. So you know, we're very familiar with the process,
even though it can be so unfamiliar to homeowners. So
that's why we were here along the whole way.

Speaker 1 (26:14):
And I know, I'm sure it varies from from ensured
to ensure a summer, but do you find when you
work with these insurance companies that they pretty much they
have kind of an algorithm. I mean, Okay, we have
to have this much damage or this much of the
roof with an issue before we'll we'll say, yeah, we'll
we'll accept a claim for a roof replacement or is
that does that? Does that vary from situation to situation?

Speaker 4 (26:38):
Uh?

Speaker 5 (26:39):
Not necessarily, You're you're right, you know, Uh, they are
looking for a certain amount of you know, impacts damage
in a in a I guess, like a square okay
area ten by ten square area of your roof, you know,
and it's if they see, you know, more significant on
the front than on the back. You know, it really

(27:01):
just depends on the amount, you know, that's what it is.
And that square area on the front, on the back,
on the side they're looking at, they're evaluating the whole thing.
So but they're generally all the.

Speaker 8 (27:13):
Same, okay.

Speaker 5 (27:15):
Uh.

Well, so again the point being you'll be there to
advocate for the homeowner with the adjust shows up, so
you don't have to feel like you're on your own
with this thing. And because again you don't have the
right questions to ask or if the answers you're getting
or are really straight answers or not. So that's that's
that's a peace of mind for you right there. And
I guess the couple bans we got left, you know,

(27:36):
maybe we should talk so quickly about two up specials.

Speaker 5 (27:39):
That's exactly right, for sure, you know, so after we
have you know, these storms and whatnot, or you know,
just thinking, gosh, when's the last time I've checked on
my roof. You know, that's such an important aspect of
your home, but it's often forgotten, you know. So if
you're like, man, we had some wild wind or you
know there was a uh whatever, we do roof tune ups,

(28:04):
you know, and and what that entails is, you know,
checking the integrity of the shingles. We're checking the uh

pipe boots and that's where they you're hood vent and
you're from your stove or your bathroom fans actually come
from from inside out your roof. You know, we're checking

the pipe boots around those to make sure that they
are sealed and intact, there's no dry rot things along
those lines. With this sun, it can easily be you know,
dry rotted and whatnot. You know, our South Carolina sun
is harsh on these shingles and on these on the elements.
So you know, we're going up there. We're checking all
of that for you and making sure everything is good

this week, you know, all right, But aside from that,
nobody is touching this thing except for you guys. Yeah,
once once it hit job, okay, right, another line on them,
I'll never forget. We were doing a job at my
parents house and I said to Anne, I said, I

wish that that Marcus laid, you know, like flooring too,
because we were going through a big box store and
just getting somebody out there to measure it was like
an act of Congress. It was crazy. But here you're
you own the company and you're the You're the individual
who is tasked with coming out and making the exact measurements.

Speaker 8 (37:28):
I sure do on every single job, but but no,
and the guys in the back, probably probably more importantly,
are the finished product speaks for the ratings and THEA
and the back. I mean he managed to the fabricators,

(37:48):
fabricators and installers. I do all the same, the whole
job with the same crew. So they cut it, they
polish it, they cut the sinkholes, they do everything, and
then they bring it out and install it into your home.

Speaker 1 (38:01):
So when you first started the company, was this your
vision all along? I mean you were going to do everything?
Or did you start as a fabricator and they got
into sales or how did that work?

Speaker 8 (38:09):
Yeah? I was, well, I was. I started the cabinet
portion and uh right, and that kind of morphed into
the granite in two thousand and nine. And then once
I started, granted, I was like you know what, I'm
not so much into the cabinets anymore. There's just a
lot of there's a lot of legwork involved with cabinets
that I didn't have time for once I started doing
the Granite, I mean, since twenty ten, we've been doing

(38:32):
a job every single day. And it started out yeah,
and that's to the end of two thousand and nine,
when I sold that first Grantite job. It started trickling up,
you know, two three times a week I would be
doing granted And then once twenty ten, I started running
with the Granted and it just boom boom soot.

Speaker 1 (38:51):
But put the get go. Your your vision was we're
going to I'm going to control the entire process.

Speaker 8 (38:56):
Yeah, yeah, even in the cabinetry portion of it. I
did the same thing.

Speaker 1 (38:59):
Yeah, because I mean we've all had horror stories again
at working with and that's that's a the mean third
party contractors, because many of these people do a fantastic job,
and they're very you know, they want to get it
done as quickly as you want them to get it done.
But you know they have who knows how many different
things they got to get done, and next thing you know,
you're sitting around waiting and waiting to wait.

Speaker 8 (39:16):
All right, right right, and they don't they don't have
any accountability. Where we're a brick and mortar. You can
walk in and look at me in the eyeballs and say, hey, Marcus,
you know you don't want this taking care of what's
going on? And I could say, hey, let me let
me see what's going on.

Speaker 1 (39:29):
But you can call eight O three seven seven twenty
and you guess who answers the phone. That's right, me? Yeah, yeah,
that's it. You get silence your phone, didn't you?

Speaker 8 (39:37):
Yeah, I know, yeah, if you if you call the number,
I can even give you some phone quotes. I've done
that several times, you know, this past week it's one
one particular lady. So I got fifty one square feet?
How much is that?

Speaker 1 (39:56):
You know? I suppose it could be, Marcus, that somebody
could call you on the phone and give you an
idea what they want and really never come into the store.
Now you don't like to do it that way, I know.

Speaker 8 (40:06):
Yeah, yeah, that's better to come look, but but we
could certainly, you know, give a quote over the phone.

Speaker 1 (40:11):
Yeah, but but even I mean, it is hypothetically as
possible that that individual could could could never walk in,
never see until it's done. But again, you don't like
to do you You want everybody to see that stuff
to make sure it's exactly what.

Speaker 8 (40:25):
They want and what they picked right, which.

Speaker 1 (40:29):
From a big box store, because that's probably what's going
to happen. You're not gonna see it until it's installed.

Speaker 8 (40:34):
That's right. Even if they go pick a slab at
one of my local vendors here and I bring it
over to my shop, I still get them to come
look at it because I want to make sure that's
what they picked out right and show the right one
right m exactly. And it has happened where where, not
necessarily the local vendors, but also the vendors that are
out in Charlotte and Charleston. I have have slab supply

(40:57):
companies down there that I'll bring in the peace and thing.
You know, I get my customer out there to look
at it and lo and behold, it's not the same piece.
It hasn't happened often, but you know it has happened,
So that's why we do it well.

Speaker 1 (41:11):
Today is March the twenty first, my friend, matter of fact,
spring sprung yesterday, didn't it yeah, right, yeah, Okay, this
is that time of year now, isn't it.

Speaker 8 (41:21):
That's right, Tom, that's spring cleaning done.

Speaker 1 (41:24):
Okay. Let's say, folks listening this morning, Well, it ain'tna
get done by Easter, okay, because that's just a couple
of weeks of work. Yeah, but if you wanted to
get it done, let's say by uh, I don't know,
six weeks, six weeks.

Speaker 8 (41:38):
Out, that's the average, but easy button.

Speaker 1 (41:40):
Okay. You know we're not putting them in you know,
first week or so in May. Yeah, okay, yeah, and
can you guarantee that, Marcus Greenway, Oh yeah.

Speaker 8 (41:48):
I'll give you a guaranteed date once you once you
decide to go with us. And this is another reason
why we win awards, is because I'll give you a
date and that's your date. We don't go and say, well,
so sorry, here's your date. The dates come and we're
not ready. Now that's your date. We get and we
try to push it up through the system if need.

try to accommodate. Like if I really had to, I
probably could do something in two to three weeks if
I needed to. One of my listeners here are you know, friends,
family stuff like that. I can kind of I've got
some little bit of fluff in the schedule, but you know,
just know that if you get a date, that's your date.

Yeah. Yeah, these are just not things we're used to anymore, unfortunately. Yeah,
I mean right right, Well, do these people really need
the business? I mean I can give to call me back,
all right, they really need my business? All right?

Speaker 8 (42:46):
Well I've heard that a couple of times.

Speaker 1 (42:48):
Okay, Well there's the reason why I've worked with these folks.
Now what I don't know how many I have.

Speaker 8 (42:52):
Five so almost almost a decade.

Speaker 1 (42:55):
Yeah, yeah, right, five to six different houses, and not
all of them were in my house, not all of
the ore mine.

Speaker 8 (43:03):
How long has it that seven years?

Speaker 1 (43:05):
Maybe? Yeah? Yeah, probably that's about right. Oh yeah, and
we got to probably before the end of the year.
I think one of our boys is going to probably
upgrading his condo, so yeah, oh yeah, we'll be doing
that too. So yeah, and then maybe maybe next century
I'll get that outdoor kitchen I've.

Speaker 8 (43:21):
Been I don't know, well, you got that oasis out
there already, so yeah, I got room for it now.

Speaker 1 (43:27):
Yeah's got to convince the you know, controlling partner. All right, quickly,

How are you doing good?

Speaker 1 (45:03):
For most people? You know, a toilet that just continues
to run and run and run. But that happens a lot,
it seems these days.

Speaker 9 (45:10):
Biggest Oh yeah, yeah, there's and and there's a couple
of different ways they can run. There's the periodic filling
of a toilet, which we call a ghost flush, so
it's like someone flushed the toilet but nobody was in there.
And basically what's happening is the water is draining out
of the tank into the bowl. And a lot of
times you can do a little test with with food coloring.

(45:33):
Put it in the tank, you know, just open the
tank of the toilet tank lid, put a few drops
of food coloring in there. And if you see that
food coloring transferring down to the bowl, and you know
that you have an issue with leakage from what the
part in the middle that holds the water in the tank,
which is called the flapper.

Speaker 1 (45:53):
The flapper. Yes, yeah, so that that go ahead? I'm sorry,
go ahead. Yeah.

Speaker 9 (46:01):
If you notice the food color and transferring from the
tank to the bowl without actually flushing the toilet, then
then you have an issue with that flapper and it
needs to be addressed so you're not wasting water. And again,
what will happen is you'll get that periodic filling of
the toilet. It'll just run for a few seconds and
then shut back off, and then maybe it depending on

(46:22):
how bad the leak is, a few a few minutes
or sometimes hours later, it'll do it again. And that's
just constant wasting of water.

Speaker 1 (46:29):
Sure, sure, well, I want to get back to that
flapper thing in a minute. But that was the first issue,
that the ghost flush. What's the other one?

Speaker 9 (46:38):
That would be when the toilet just runs from the
fill valve And what will happen there If there's no
issue with the flapper and the tank is holding all
the water, if the fill valve is not shutting off,
it'll fill up to where it eventually it's going to
run over into your flesh.

Speaker 1 (46:54):
Valve, right, and to keep it from running over to
your floor, correct.

Speaker 9 (46:58):
Yeah, And most of the time it doesn't run fast
enough to overflow in the tank. It'll just keep going
inside that fill valve, which in turn sends it down
to the bowl and then the bowl allows it to
flow out of your sewer system.

Speaker 1 (47:14):
So what's what's the issue? What's going on? I mean,
what's the fix for that?

Speaker 9 (47:18):
What we would do is a minor rebuild. At that point,
we would replace the fill valve, which is the part
that controls the water level and the tank and allows
water to come in, the flapper, the handle, and the
supply line. Because anytime we disconnect theply line and you
have to to change that fill valve, it's been sitting

(47:39):
in that position for so long that we don't like
to just hook the old supply line backups. So we're
going to put a new one on it to give
you a new seal on the bottom.

Speaker 1 (47:47):
Of that pill valve. Okay, So, if you have a
toil that's pretty much constantly running, this is probably what's
going on here.

Speaker 9 (47:55):
Yeah, if it's just not shutting off and on, you
can hear that little hissing sound constantly. Then you have
an issue with the filled valve not shutting off when
the water level reaches its appropriate height.

Speaker 1 (48:06):
Okay, now that again that that sounds like something that's
not necessarily unless you're very handy and have experience. That's
not really good DIY fix doesn't sound like.

Speaker 9 (48:17):
It can create a big issue if it's not done properly.
Have a buddy of mine that rebuilt his own toilet
and the supply line wasn't secured tight enough and popped
loose in the middle of the night and he woke
up to a house flooded minute was on the second floor.
So not a good situation. That's one reason we always

(48:41):
recommend the braided steel supply lines because they have built
in connections and typically the biggest issue you're going to
get with those is some leakage and not just a
blowing off of the supply line to where you have
full flow into the house.

Speaker 1 (48:56):
Yeah, and I think if I recall a while back,
you suggested that even on your your closed washing your
washing machine, that you should if you've got the old
rubber supply lines that replace those with this this sort
of a braided metal type supply line, right Yep.

Speaker 9 (49:12):
The braidest steel supply lines. They're considered a non burst,
so you may get a leak on them, but they're
not in a burst and let loose like those rubber
ones will. I've seen the end of life on some
of those rubber ones where they have just a big
bulge where it's about the pop loose and happen to
catch it right before that happened. So definitely recommend go

(49:36):
and look at the lines connected to your washing machine.
If they're black rubber hoses, I would definitely give us
a call, or if you're handy enough, replacing yourself. So
with the braided steel lines.

Speaker 1 (49:46):
Okay, so let's get back to the flappers for a second,
because that first problem, the ghost flush, is something that
anybody could easily fix by replacing a flapper, but it
may not be quite that easy when against the right flapper.

Speaker 5 (49:58):
Yeah.

Speaker 9 (49:59):
I always say that flappers are not all created equally,
so you have certain toilets that require certain types of flappers.
For example, American Standard is one of the well known
toilets that they have an actual float attached to the
chain on the flapper and that controls how long that

(50:19):
flapper stays open. So a typical flapper, your generic one
will stay open and it will stay open until the
water level drops all the way down in the tank,
and then it'll close. Not all toilets require that much
water to flush, you know. The older toilets are three
point five gallons. The newer ones, well they went up

(50:40):
to or went down to one point six gallon. Now
they're at one point two to eight gallon. So that
float will actually hold the water, hold the flapper up
long enough to flush and then close while there's still
some remaining water in that tank. So, you know, an
adjustment on that is necessary to make sure you get
the proper flush when you're you don't want to waste water.

(51:02):
You don't want it double flushing. Some people say, oh,
I wanted to do that because you know, these toilets
don't have a good flush. They've improved those flushing systems
since they've decreased the amount of water that has you know,
that is required to flush toilets. So it's gotten a
lot better since they first went down in volume.

Speaker 1 (51:23):
So right, okay, well good good, So well, I guess
the question here is is where do you how do
you know to go for the right flapper. You say,
the American standard, for example, requires a specific kind, but
with others, I mean, is it just Hey, go in
there and look see what the flapper you got looks like.
Right now, take a picture, go to the hardware store
and get another. It looks like that.

Speaker 5 (51:44):
You can do that.

Speaker 9 (51:44):
You can shove the water off and actually, you know
down at the mergency shut off valve where it comes
out of the wall, if it shuts off properly, you
can take the piece out and take it with you
to make sure that you're getting the right one. The
problem comes in where if that toilet's ever been worked
on and the person that worked on it installed the
wrong flapper and you take that one with you, then

(52:07):
you're just putting the wrong flapper back in. So a
little bit of research, I would say, is a good
way to make sure that you're getting the proper flapper
in that toilet. There's usually a model number stamped inside
the tank. Okay, so you lift the tank lit off
and you look back in there. Sometimes it's stamped into
the actual porcelain, and sometimes it's just like a black

(52:30):
ink stamped in there, and it will give you the
model number of that tank, which will allow you to
look up you know what parts are required for that tank, right.

Speaker 1 (52:39):
And of course you just head of the internet and
figure it out. So it's that simple. Yeah, what did
we do before the internet? James?

Speaker 9 (52:46):
You know I couldn't answer that.

Speaker 1 (52:49):
