Oh, I know we talk about this all the time,
and I know it's been threatened, and I know everybody
says it's going to be doom and gloom if Zora
and Mom Donnie wins, and then all of these companies
are then going to take their billions and move out
of town. But is that really going to happen. Somebody
that would know is John Boyd. John Boyd is the

founder of the Boyd Company. It's a national corporate site
selection company. He is a site selection expert, very active
in the Big Apple and when companies want to move
out of the city or move anywhere, they contact him
and that's his job to find the perfect site. And

John and I, Hey, John, how are you. Good morning
to you. John and I have talked several times over
the years, and it's good to have you back.

Larry, thanks for having me this morning.

Speaker 1 (00:52):
Oh, no, no problem. I see here that you were
one of the first to use the phrase mom Donnie effect.
How early did you start saying that and what did
you see coming?

Speaker 2 (01:04):
Even Larry, the months before Mam Dambi won the Democratic primary.
It's a lot of smart business people in New York
really noticed just how effective a politician Mamdamie was I
mean like him or not like his politics are not
he really presented well. And look, we termed this the

Mamdamie effect. Right, there's a new wing in the economic
development and real estate business today. It's cities and states
around the country trying to capitalize on the opportunity of
a potential Mamdami mayoral t These are national cities, there
are also regional markets that view this as an opportunity.

(01:48):
And I think the point to make it's not just
wealth and businesses that go with or welcome. It's also
cops and firefighters and hard work and taxpayers that you know,
want a real return on their tax dollar and they
want to feel welcome.

Speaker 1 (02:03):
Well, they're not contacting you, though, right. It's the companies
that are contacting you. And you said something company, Yeah,
you said something fascinating which I didn't think of. It's
not just the companies looking to move, but there are sites.
There are cities and states right now that are saying, hey,
you might want to think about this and move here.

(02:25):
So they are actually recruiting companies to move there. Is
that what you're saying.

Speaker 2 (02:30):
Absolutely, we're seeing this proactive at first markets like Dallas
and Palm Beach, and you know Boca Ratone, Miami, Charlotte
and Raleigh. Okay, these are some of the new wall
streets with major recent investments companies like JP Morgan and
Golden Sacks and Ken Griffin Citadel. It's also regional markets.

(02:50):
It's Fairfield County, It's Jersey City right across the Hudson. Okay,
it's Central New Jersey. It's some of the suburban's Philadelphia
markets that you know, well lowry, like a Worsham, PA
in Montgomery County, Pennsylvania, or a Wilmington, Delaware with its
newest seller service connecting to the Big Apple soon and

respect to people. Okay. It's also the private real estate
developers that are anticipating this next wave of migration out
of the Big Apple. That's why I mentioned some of
you know, blue collar workers, cops and firefighters and teachers
that will be relocating to some high growth markets both
regionally and nationally. Those are some of the markets that
are on the radar screen for new developers to plan

(03:33):
new projects.

Speaker 1 (03:34):
That's fascinating. So it's not just the companies that are
talking to you, it's all these developers that are actually
getting ready to put up new buildings, and because they're
expecting a huge influx into other areas of the country
from New York.

Speaker 2 (03:51):
That's right, this could be you know, the pandemic two
point zero with respect to you know, migration of wealth
and businesses and and hard working taxpayers, you know, concerned
about some of the policies, also concerned about just the lifestyle.
Law and order is so critical to corporate location decisions today. Okay,

(04:12):
and this idea, you know what will Mamdamie's next police
commissioner look like? Okay, what will you know, what will
this idea of free buses look like? You know, mobile
homeless shelters. Okay. As Andrew Cuomo phrased that during during
the last debate, are there any.

Speaker 1 (04:30):
Of them that are calling you and saying we got
to go right now? Let's just let's just start making
all of the preparations to move or are they going
through site selection in.

Speaker 2 (04:40):
Case companies are doing their their due diligence companies, this
has been a tipping point a lot of companies that
were coming off of a lease over the next eighteen
months or so. This was really the tie breaker and
their decision to relocate out of Manhattan, Okay, And a
point to make here, The concern really is that this

is really, you know, the genie is now out of
the bottle, this idea that New York is just one
election cycle away from being run by the AOC wing
of the Democratic Party, the wing of the Democratic Party
that stopped the Amazon h Q two crisis, the H
two Q project that's still freshened the minds of a
lot of business leaders in New York. And you know,

(05:22):
the ramifications will be felt nationally. Okay. If the Big Apple,
it's really the center of influence of virtually all sectors
of the global economy, if that becomes a full on
socialist front city, they'll be a significant impact for markets
far and wide.

Speaker 1 (05:40):
So this isn't just theoretical. There is going to be
a huge corporate exodus if Mom Donnie wins. You know
this for a fact, because they're already looking to do.

Speaker 2 (05:49):
This based upon what we're seeing. You know, we expect
this to be another reason for companies to consider very
viable alternatives outside of the Big Apple.

Speaker 1 (06:00):
And they're already talking to you about it, they're already
gooting through the site selection.

Speaker 2 (06:04):
Wow, John Boyd, that was not ever, and not every
not every company is gonna want to move to the Sunbulp.
There will a lot of be be. There will be
a number of regional winners.

Right like Connecticut and like New Jersey. I get it.
