I think it's a combination, okay, because that's it's fair
fair to be concerned or questioning on both both sides
of that. I wanted to update you on a story

we're talking about yesterday, which is that there are a
considerable number of Wendy's that are going to be closing,
some five to six percent of their restaurants. And the
only reason I'm saying this is because we started the
conversation in the last hour about how I was trying
to remember what body part ended up in a Wendy's
bowl of chili, and there was a lot of debate,

and we thought maybe it was a toe, maybe it
was a finger, it was the tip of a finger.
And I'm learning about this because NPR actually has an
article called a History of Human Fingers Founded Fast Food,
which I would love to get into with you. I
don't have enough time here, but let me just specifically

go back to the Wendy's finger hoax of two thousand
and five, where in March of that year, Anna Ayala
claimed that she had found a human finger in a
bowl of Wendy's chili at a location in San Jose, California.
I don't know if it's going to be closing, by
the way, maybe it's already closed. But of course that,
if you recall, caused nationwide panic. Things were a lot

easier back then. Life was just we had a lot
less going on and two and a half million dollars
loss in sales for Wendy's, or as that one reporter called.

It, flips its strategy.
Speaker 1 (02:50):
Let's talk about this as the burger giant.
Speaker 2 (02:52):
The burger giant. That was such a perfect execution of
what I was trying to do. Right there, Anna Ayala
allegedly planted the finger herself and Eileen, you were wondering
where this finger came from exactly her? Hers, her husband?
Well yeah, I mean if it was hers, that would
have been really insane. The lady without a finger found

a finger in her chili, and they were like, where'd
you get She was like, what a coincidence. You're like, ma'am, ma'am,
let me see your fingers, let me see your hands. No,
it was her husband, I guess who lost it in
an industrial accident, which, like you can only laugh about
because she put it in a bowl of chili. They
(03:39):
she and her husband were planning on suing the restaurant
for a large payout. And and oh it was an
associate of her husband. Oh my god, this story. She
was sentenced to nine years in prison and her husband
was sentenced to twelve years in prison.
Speaker 3 (03:56):
So it was an associate. So her her husband's associate.
Speaker 2 (04:00):
Husbands is so stid.
Speaker 3 (04:01):
Are they just like, hey, here's what we're gonna do fingertip?
Speaker 2 (04:04):
Yeah, you'll get a cut of it, which was not
a word that he was happy that they used. They
were very upset that he used that word. Coming up
this week in Los Angeles, there's gonna be a lot
of rain, Eileen, Are you battening down the hatches?
Speaker 4 (04:19):

No, no, because you're a grown up.
Speaker 3 (04:22):
Well, I mean I don't live in a burn scar
zone untimately, so I think I think I'll be okay.
I mean, I grew up in Texas where there's tons
of rain all the time.
Speaker 2 (04:29):
Yeah. First of three storms, this will be the most significant.
Starting overnight. There are a lot of evacuations in areas
around the Palisades fire burn scar zone area, the Hurst
fire burn scar and the Sunset fire burn scar. And
I think if you live there, you already know you
know what to do. This is not something that is
uncommon after a fire where there is a lot of
concern about that, the landslides that might come from that,

so lots to be aware of. And of course you
can just keep you here on CAFI as far as
that storm goes. I know they'll cover it just enough,
not too much. You might hear it covered too much
other places. But kay, if I will do it, we'll

Yeah for you, I'm sure it's great the thing that
I wanted to talk to you about since you're a
mortgage broker and we're always talking about cool housing news.
Eileen is a realtor as well, so maybe you guys
can Yeah, we need to talk. You guys can talk.
Mortgage rates are close to three year lows. What does
that mean for people who are maybe in the market
(05:39):
of refinancing, maybe they feel like they are ready for
it or what are we actually looking at here as
far as what that means, is it like round six
percent a little lower?
Speaker 4 (05:49):
Well, you know, it depends. If you want to refinance
and have your cost covered by the lender, which is
typically what I recommend, then you're probably looking it's slightly
higher than six percent, because if six percent is kind
of your base rate, you can absolutely get that, but
you're not going to get any credit credit from the lender,
and then your refinance is going to cost you five
thousand dollars. I'd rather have six and a quarter, pay
(06:12):
nothing for the refinance, and then if I want to
refinance again in you know, ten months a year, I can.
I didn't pay anything for the last one, and I'm
not going to pay anything for the next one.
Speaker 2 (06:21):
That's the idea.
Speaker 4 (06:22):
So six might be ambitious, but honestly still possible. It
really just depends on the scenario.
Speaker 2 (06:27):
Yeah, And there have been a lot of sixes that
I've heard in the past year or so, right, Like,
we're not it's not like they've dropped to the point
where this is very unusual. We've been sort of in
the low sixes, high fives.
Speaker 4 (06:40):
Correct, So when we talk about three year lows, we're
not talking about five percent or you know, I saw
four point five percent advertised the other day online.
Speaker 2 (06:48):
That's got to be a lie, right when you see that,
Because I even get stuff in the mail that says,
here's what your new payment's going to be, here's the
new rate. It's four and a half percent, And I
think that's got to be a scam.
Speaker 4 (06:58):
Yeah, And often it's not necessarily a scam. What it
is is a deal that is it's probably a ten
year fixed rate loan, and it is probably eight hundred
credit plus only, And it's a very very specific parameter
because it's illegal for them to advertise a product that
isn't actually available, and I think sometimes that does happen,
(07:18):
but generally it's just a product that no one's actually
really going to fit in that, you know, in that box,
or want to have a ten year you know, ten
year loan. It's over, you know, whatever amount they want
it to be over.
Speaker 2 (07:29):
So what do you recommend for people who maybe are
in that six ish maybe six two five? Is is
there enough room for them to call their mortgage broker
and ask or what do you think? I think there's
always room to ask.
Speaker 4 (07:41):
I mean, if you're above seven percent, you should call
you should call somebody if you know me, if not somebody,
if you're over six and a half, it's worth a
conversation to see what you can do. Honestly, Like, if
you're at six, you know, maybe you have some optunity there,
especially if you're willing to go into an ARM, because
(08:02):
a lot of folks who purchased in the last four
years are in thirty thirty or fix, right, So if
you're willing to flip to an ARM, we're now seeing
ARM rates and kind of the five six two five
range five point five five six two five, So you
may still have some options there even if you have
you know, six percent. So what I would recommend is
having a kind of a working conversation with somebody who

is a professional in the field, who's going to keep
an eye on this for you.
Speaker 2 (08:29):
Yeah, just track rates and let you know when it
makes sense for you. I'm excited to see what happens,
especially because I know that the market has sort of
maybe slowed a bit, at least in southern California it
has over the past year or so, and I think
that I imagine if rates come down a little bit more,
you'll see more people jumping into buy homes. We certainly hope.
Speaker 4 (08:51):
So, you know, I think we saw really kind of
a nice little spike in January, and there was this
hint that maybe we had turned a corner. The rates
are now below six percent, maybe that's going to be
the trigger point that's going to you know, kind of
cause things to pick up. And then in February it
backed off a little bit again.
Speaker 2 (09:09):
What is interesting also is I know that you've you
lived in Los Angeles for a long time and you
can obviously write loans anywhere, but you are now up
in the Bay Area, and it is a tale of
two cities when you talk about southern California versus how
hot the Bay Area is.
Speaker 4 (09:24):
Yes, absolutely, in San Francisco, I think a lot of
the AI money that has flown into the city. I mean,
you're seeing a lot of homes listed for one, three, one,
four that are going for two to one, you know,
and they had fifteen offers, twenty offers.
Speaker 2 (09:41):
That's crazy, So there really is. I think it's like
that was in LA three years ago. You know, it
was crazy. Homes were ten offers on homes regularly, and
I just don't don't I don't know, Aileen, you probably
know better for sure, but I just don't hear that
kind of craziness here.
Speaker 3 (09:56):
If it's priced right in the right location, you can
get those bidding warns.
Speaker 2 (10:00):
Yeah, not always amazing.

Well, and Eileen, would you often would you agree to that?
Sometimes the price is listed artificially low.

Just to that's exactly. It's so hard to explain this
to people. Sometimes you list low and that just creates
a friendly frenzy. People want what they can't have. They
start beating up.

The headline is search underway for Los Angeles Poet Laureate.

And what was my first reaction?

No, who took the poet laureate? And I think it's
because we've been talking about about, you know, people who've
been kidnapped lately, and I was like, oh god, we
had a poet laureate what I'm talking about? And I
thought they took the search center way for the poet laureate.
But as it turns out, we're just looking for a

poet laureate, someone to name the poet laureate. Here are
the things that you are being required of that are
being required rather of this position an accomplished poet. I
don't know that there's a living accomplished poet. There's not
a lot I mean more, you know what I mean.
It's got to be a pretty small group of It's
not a lucrative it's just not We don't know about

a lot of poets. Yeah. Is it a poet named
Laureate though? Oh that would be the name. Is it
poet comment Laureate? Yeah? Yeah, yeah yeah. La Mayor Karen bassays,

people from all backgrounds can share their work, engage communities

the end on Facebook has patented technology that can keep

turned out. The only way to keep people on Facebook

your posts, your comments, your likes to make a digital
stand in. That's pretty fun, right, We would love that,
wouldn't we great. It will then simulate your social media
activity responding to other content from real people from beyond
the grave, which means your ex could literally ghost you forever.

I like that. I have my guests in studio creating
a nice sort of natural peanut gallery for me. This
is fine. This reminds me when I did that late
night show with no audience and all the jokes had
to be added or the applause and laughter had to
be added in later because it was truly just a
room full of the crew and boy, they were sick

robot AI will like comment and reply, and there's even
some thought it could simulate audio and video calls. Wow,

talking about the John F. Chante song and or the
red Hot Chili Pepper song earlier and how everybody thought

that it was similar to a Jimmy Hendrix song, and
obviously John Fraschante was heavily influenced by Jimmy Hendrix. But

that's Danny. That's not what we was that and that
wasn't Danny California. That was actually Purple Hayes. We'll continue

When I started music, I started as a DJ on
on an oldie station. Not a single song was made
after the year I was born, and I was really
good at this stuff. But I've been away from music
radio so long. It's just, you know, I don't have
that reinforcement.

such a nightmare is because it basically turns the airwaves

It's you shouldn't be though, and everybody says that, But
here's here's the here's the truth. If it's solo show,
I know where I'm going. But it's a two person show,
which means that Michael and I we have to figure
out our work process.
Speaker 2 (27:40):
We have to figure out our flow.
Speaker 5 (27:41):
I have to figure out the nuances of his speech,
he has to figure out mine, and so it could
be an absolute train wreck to start with.
Speaker 2 (27:49):
We're gonna we're gonna see how this. First of all,
that's a pretty good tease because that's a good reason
for people to listen to see if for do they
talk over each other? Is there chemistry? I think anybody
could have chemistry with Monks and you as well, So
I don't I don't feel like that's I'm not concerned
about it. But again, like who am I? You know
what I mean?
Speaker 5 (28:06):
But if you're a performer, you want everything to be
right day one. Even the boss is like, he says,
don't worry about yeah, but you know it's day one.
Everybody's gonna be listening, They're gonna be tuning in to
go what's this all about?
Speaker 2 (28:16):

Speaker 5 (28:17):
So there's gonna be a lot of ears on us, right,
and we don't want to screw it up. So even
though the boss says, hey, you know, take the pressure off,
like you can't, it's still there.
Speaker 2 (28:24):
I totally hear you. And I think that there is
a thing that is uh with with TV a lot
of times and radio, any kind of new project, there's
a tendency to be like, we're going to do something
that's going to transform out the way you think about
the world. This is how CBS News did with the
Evening News when they put Tony Dakopel in Oh Yea.
(28:45):
The saying is, if you want to paint a Rembrandt,
don't tell anybody that you're painting red. And I think
it's a really good point, which is that like undersell it,
you know, coming and just be like, I don't know
what's going to happen, man, We're just going to try
to figure it out. But I imagine the excitement around
it because at the same time, and we can say
this right like that you're new ish to town though, right, Yeah.
Speaker 5 (29:05):
I haven't lived in Los Angeles before. No, I lived
in San Diego. And I've been on the air remotely
for the last you know, five years consistently and you know,
twelve years on and off.
Speaker 2 (29:14):
Yeah, and so this is a big change for you,
not only to come and do this show, but also
to relocate to this fabulous metropolis. Indeed, this perfect place
that we have no complaints or issues with at all.
By the way, speaking of no complaints or issues, I
got a fund one for oh yeah, yeah, this show.
I get to I get this find a department and
(29:35):
and so one of the things that I was unfamiliar
with because the last time that I rented, I rented
in San Diego, and I think my wife took care
of all the paperwork, you know. So I find a
place here and they send me the lease, and I
couldn't believe how many different, you know, California nuances there were.
Lease It's like, you know, and you can't be evicted
if you have feline leukemia, so and all these other things.
Speaker 5 (29:57):
And then there's this long section about the crash, trash, recycling,
the black can, the blue, oh, the green can, right,
all of.
Speaker 2 (30:06):
This stuff, and there's no, don't mix them up. And
here's what happens, and here's how you do it.
Speaker 5 (30:10):
And these are the only things you can actually throw away,
and here's how you should and and it goes on
and on and on and on, and it's and it's
like you and I had to sign off on each
one of these pages, sign off, Oh yes, okay, And look,
I show up my apartment and I get the key
and the guy's given me the tour, and I said,
where's where's the recycling? And he goes, uh, he goes, oh,
(30:30):
are you bigg into recycling? He goes, well, he said,
I'm not militant about it.
Speaker 2 (30:36):
And I always like, I want to do my part
if I'm not just making conversation bro right, I'm like yeah,
he says, uh, yeah, we don't really do that here. Well,
you know because a couple of years ago, wes that possible? Well,
but also and and I had an argument with my
girlfriend about this many times, which is that it all
goes to the same place now, like this is not
(30:58):
a real thing anymore. And every one who's being who's
crazy calling their neighbors, calling the police on their neighbors
because they put the wrong thing in the blue can
versus the whatever. It's it's so silly and so over
the top. But the other thing is that they don't
require although maybe this is a new rule that's changed now,
but for a long time in the valley, you did
not get a fridge with your apartment. They just changed
(31:19):
that this year. That's huge. They weren't required to furnish one.
And and so there were times when you could just
you'd buy a fridge, and then you would just go
around the city with your fridge. You'd move your fridge
from one apartment to the next, and that was like
the way that it went.
Speaker 5 (31:35):
I'm going to start a crusade to get that to
apply to washers and dryers next.
Speaker 2 (31:40):
Oh yeah, even if there's you probably have in unit,
that was a that was a criteria.
Speaker 5 (31:45):
That's a deal breaker for me. And I looked at
a lot of places that I really liked they didn't
have washing and dryers.
Speaker 2 (31:49):
Isn't that crazy that that's a thing that in this
modern era that people cannot have. I had that when
I when I moved. I lived in Studio City, and
I just didn't wash my clothes. I wore dirty clothes
for a long time because I was like, oh, no,
I was just fluff and fold. No, I'm not. No,
I was like twenty five years old. I was just
like oh. And then I'd go and like, I just like,
(32:10):
I mean, you're talking about that, I buy I'd go
buy new T shirts. Washing. Yeah, God, bless, I know.
I'm embarrassed. Even a TV I was not. I could
not afford that at the time. That's how bad I
was and how lazy I was. But I'm happy for you.
This is very exciting to see, uh this this happened,
and I'm happy for you to be in town now
(32:32):
and and to experience it on a day to day basis.
And I will say, like, I've lived here fifteen years,
and I know you. You're a worldly person and you've
been around, but you've fired a lot. Well, any good
person who works who continue if you've worked in media
for as long as we have, Oh, yeah, you've been fired.
They say you haven't worked in it, that's right. So
(32:54):
you know that the LA has this weird thing where
it's like you go through these phases of Oh, I God,
I hate it, I can't stand it. I love it,
I hate it. I can't say, you know, because it's
just so it requires so much more effort than any
other place that I ever lived. Yeah. Yeah, and you
really have to get out and do it because it's
so monotonous. You know, you can very easily get stuck
(33:15):
in the stress of it with the traffic and the
parking and the expense and all that stuff. It's like
you got to go see the city and experience it
and meet people and do the stuff because it's such
a cool place. Yeah. I wish I knew somebody that
knows people now, only you know, if you really had
access to new stuff. So best the best, the best
