was a big cuddy like it had a cabin in it.
I got it. It was somebody that he had used it.
He was like on the Madison Lakes. He would salvage things.
It was Superl's like a nineteen seventy something commander I
think is what it was called. But he was a
scuba diver and he would salvage things from the bottom

of the Madison Lakes. And so he's like, my wife
doesn't want me doing this anymore. We get too old.

I get paid like fifteen hundred bucks. A yeah, it's now.
I ended up selling it to a guy that takes
it out on like Michigan and he uses it for
some other type order.

So yeah, I guess I did have a boat. I
don't know much about. I only took it out once
because I got very scared.

But I know a lot of it, especially like kiddos
and other things. Oh, what a great way to bring

I mean if obviously, if it's someone that's been referred
to us at or they've worked with us before, yeah,
they're a little more likely to just say, hey, we're
going with Rock Realty. But lately, yeah, we've we've had
some competition and happy to say that we've beat most
of them.

Yeah, there's not a lot of people, you know, advertising
like we are for the listening and no one, no
one that I know of, is advertising and the radio
for listings. So it does give us an edge up
because we can reach more people.

And you know it's it's either scary or welcoming, yeah,
usually right or bland. Right.

Can do to to give it some contrast, the better.
You know, it doesn't have to be high contrast necessarily.
I mean you could. You can go with more of
a muted earth tone that kind of contrasts just a
touch with the house. Or you can go with like
a vibrant blue and navy blue even but yeah, charcoal
gray is a popular one lately.

That I love that style.

I love that And what I love about it is
it's different and it's and I like the idea that
and I think in the modern times we are in
now is it used to be like very strict rules,
like doors had to be this color, your siding had
to be this color at all, and like all your
woodwork had to be this this stuff. Whatever we have
here at the station. Now it's like everything can be

unique and taking advantage of opportunities to make the space unique,
make the space really yours, goes a very very long way.
A layered welcoming matt. What what are we talking My
wife does this and I did not. I didn't know
that this was a thing. But what are we talking
about there? About a layered welcoming matt.

Yeah, it could make a big difference, similar to you know,
painting your front door can always be changed out, so
can a welcoming matt.

Speaker 2 (08:03):
Right, so having you know, maybe spending.

Speaker 3 (08:05):
A little bit more money on a nice woven welcome Matt.
Or I know that at one point we had our
last name that was printed on Yeah, you know, different
things like that could really uh you know, have a
have an effect for a small price.

Very very affordable customizations there as well. Another one, it
see is a good one if you know, yea looking
for customization. It is the other thing to our our
house numbers and I've I have loved this. Uh it's
kind of I don't know where it originates, but like
I'm seeing these numbers where like the numbers are larger,
which I've got to guess, like the the the door

dash people love, but also like they're elongated and very
elegantly slim and you'll see like a big long with
the with the house numbers. But but having that on
there is is a big advantage too, isn't it.

Speaker 2 (08:52):
Yeah.

Speaker 3 (08:52):
I mean anything you can do that just kind of
make sure house pop a little bit is always helpful,
whether you're looking to sell or not. You know, yeah,
the goal of being in a house is to enjoy
the house and pulling into the garage and having these
small little features that are different is what makes life fun,
right And you know a lot of the contemporary ones
now have those stainless steel numbers. Oh backlit. Oh yeah,

(09:15):
that's pretty neat too. I mean, obviously it's got to
be the right architectural style, very classy. Look, that's that is,
do you guys? And obviously you see this firsthand. Have
you had folks that have that have literally made up
their mind? Not necessarily obviously you're not going to be
one hundred percent, but had a pretty good idea that
this was a house simply by pulling in the driveway
and just because I will tell you the house we
live in. That literally when we pulled up that driveway.

(09:38):
And it's a weird detail that I just absolutely loved
is our house's brick and like part of the dining
room kind of there's like a weird kind of square
bump out. It just I don't know what it was,
but I saw the thought.

Speaker 1 (09:49):
I loved that style, and I'm like, I love this house.
Do you get people like that? Quite often they're like,
unless there's something major, just my my curb appeal, it's
got me sold on this place.

Speaker 3 (09:58):
Yeah, I mean a lot of times it is the feel.
I mean, it all depends on Whateverdy's priority is. You know,
some people prioritize the interior finishes, even though those can
be changed, right, Yeah, you know I always say that.

Speaker 2 (10:09):
You know, there's a three three l's make sure I
can remember them, right, Yeah, A lot, location, and layout. Right.

Speaker 3 (10:14):
Those those are the ones that are almost impossible to
change or are very difficult. Right, So the first thing
is location and lot. First two and those are the
those are major ones right, if you have the right lot,
the right size, the right you know, backdrop trees, the
right neighbors, the right neighborhood for.

Speaker 2 (10:30):
Location, that's a big deal.

Speaker 3 (10:32):
So it could be you know, us discussing these exterior
kind of updates, you know, might be the difference between
a buyer immediately falling in love like you guys did,
or deciding once they're inside.

Speaker 1 (10:46):
Yeah, is there something too with with you mentioned about
those l's and the ones that you can and cannot change?
Is I thinks too? Working with it with a great agent? Really,
you know, if if you have a great agent that
you really trust in your you know, you know what
this house, the stuff we're looking for, we've talked about
it is included in this place. Sometimes it is just
that curb appeal that suddenly puts the over the edge

and we talk about this stuff too. Talking with Matt

Lighting is a huge inside but outside, and I have
seen some just really really cool, very tastefully done. I
don't know if you'll call them lighting packages or things
where I don't know if they're being done professionally or
if people are doing this stuff by themselves, but like
some of these these external lighting concepts are really really

making these houses very attractive even in the evening.

Yeah. Yeah, I would say that lighting can have a
huge There's there's a two story house that's near us.

Speaker 2 (12:03):
You know, I'm not really into two stories.

Speaker 3 (12:06):
Right, yeah, but boy it looks attractive to me because
they have the lighting and the soffets right and uh
and you know, back back when that was built, I
would say maybe two and ten timeframe. You know, it
was all you know, kind of canned lightings in the soffits.
But now now they've got the LED options. It's it's
you know, I've priced out with the professional lighting costs
and it's multiple thousands of dollars, right, But if you

if you just go online, there's so many do it
yourself's options. Now with led lighting, that just can highlight
all the peaks in the roof and the gables and
it just makes a big difference. It makes your house
look more elegant and uh and you can turn those
on as as the sun starts setting. Yeah, and if
you're going to have a showing in the evening then and.

Don't be fooled.

Also, if you're listing your home and somebody likes your house,
they will probably drive by after work. Obviously summer months
a little difference, but if it's winter fall, they're driving
by when it's when it's twilight, it's getting dark, and
having that just that beautiful appeal can really have a huge,
huge impact. Speaking of other things that can have a
huge impact, we'll talk about crisp landscaping and lawn framing

the little things you can do when it comes to
kind of tighten things up around your house. And there
is an and I drive around and I see houses

with beautiful landscaping and really well manicured lawns, and I'm
always jealous. And I also it catches your eye like
it doesn't have to. And I don't think it's got
to be a ton of work for folks, But just
things like like edging and just having having some nice
plantings and and maybe a flower box or something like
that really goes a long way for curb appeal, doesn't it, Matt, Yeah.

It does.

Speaker 3 (14:52):
You know, the edging thing, I don't know, why is
it so obvious, Like when when you're driving by a house, Yeah, edged, yeah,
that person cares. You know, you could have you could
have the inside of the house completely trash.

Speaker 2 (15:06):
You would have no idea that's true, because you had
your lawn. Yeah right.

Speaker 1 (15:10):
I was just watching if I've got weeds coming up
through some of the some of the what do they
call those in concrete where like the expansion joints, I've
got weeds coming up through there, and so I've been
doing round up and I'm like, there's got to be
a better way. So I'm like watching this guy and
he's like super like he's got this perfect lawn and
he's like puts foam down there and some kind of.

Speaker 2 (15:28):
Whoa, my goodness, I think I've got a level game. Wow.

Speaker 1 (15:32):
So also like things I know, like a beautiful tree
and obviously shade and other things, but also don't forget
about the area around the tree. Maybe some mult or
some just like a really nice defined area really makes
that makes that look absolutely fantastic.

Speaker 2 (15:48):
Yeah, I think you know.

Speaker 3 (15:49):
And there's multiple ways to do it, obviously, but fresh
mult alone is a big deal. But if you can
define that kind of circle around the tree, yeah, it
really makes the tree pop more. Whether that's retaining wall
or you know, if you do some landscape concrete edging.

Speaker 2 (16:06):
Oh boy, yeah, that is great.

Speaker 1 (16:08):
It's very it's it's very appealing. And you were talking
too earlier, Matt about some of the some of the
lighting for your house and and the fact that a
lot of it's LED now low voltage, which means runs
on batteries or can even be installed by a homeowner.
I've also a very popular option now is is pathway
lighting that used to be like a pretty significant investment

to do. Nowadays you can pick up some some whether
they're LED battery powered solar ones or or even like
the low voltage ones, those can be installed pretty affordably
and they make a huge, huge impact, don't they.

Speaker 2 (16:43):
Yeah, they do.

Speaker 3 (16:44):
I mean we used to have to you know, dig
down and that little wire it almost looks like a
speaker wire, right, yeah, for you to have to bury that,
But not anymore.

Speaker 2 (16:52):
No, No, you've got solar panels and such.

Speaker 3 (16:54):
And you know where that actually is is really helpful
is under the tree too.

Speaker 2 (16:59):
You can put I personally at one point.

Speaker 3 (17:01):
I mean, I think it's huttered out at this point,
but I had a thing that looked like a little boulder,
but it had a light in the back and it showed,
it shined up into the tree. So if you if
you do a few of those little, you know, token accents,
it makes a big deal with that.

Speaker 1 (17:13):
When you get a consultation with a listing agent, is
some of this part of that conversation about maybe little
things that can really set the house apart. Is that
is that part of what you're getting when you're working
with this.

Speaker 3 (17:22):
Yeah, yeah, I mean we can you know, obviously we
start with the interior and you know, you know say hey,
you know, yeah, maybe maybe remove this glamour shot, right yeah,
everybody in overalls, right yeah? But outside, yeah, you know,
there's Obviously, little things that you can do to uh,
to touch it up to to you know, have a

(17:43):
big impact on a small budget.

Speaker 1 (17:44):
What about the overall cleaning. I think a pressure washer.
An afternoon with a pressure washer can go a real
long way, and overall curbabile can't.

Speaker 3 (17:52):
Yeah, yeah, definitely can. And what is it the north
side that gets the most, right? I think it's the
north side of the house that gets that mildew build
up sometimes. I haven't had that issue of mine since
we don't have a ton of trees as you know,
it's only about ten year old home and there wasn't
a bunch of trees, but you know my previous house. Yeah,
whenever there's any sort of shade, that north side would
really get millday. So if you just you don't notice

(18:14):
it being dirty.

Speaker 2 (18:16):
Right, but then after you clean it, you're like wow, Right.

Speaker 3 (18:18):
If you do notice it, that's yeah, if you do
notice it, definitely go get a pressure washer, rent it,
you know, make that happen.

Speaker 1 (18:24):
Yeah, we've got a whole other issue at that point.

Yea, so we've got we've got a soaking tub, tiled shower,
dual sinks. So we've got a large wreck room. Yes,
we have a wet bar, a fireplace in floor heat yes,
and a steam shower.

It's it's got everything. And it also has an outbuilding
which I'm seeing in the pictures, which is like, so
if you've got you know, maybe you got the land,
you want to get a four wheeler or.

Two, just all those toys that now you have excuse
