you can actually see the capital in the distance.

That is amazing. It has mentioned this is a tri

It's got all sorts of great things. I did see, uh,

is that that's environmentally? People like that first.

earlier about power tools, the first one may very well

be bust out that power tool and kind of give
everything a good scrub and a deep cleaning.

Right, yeah, yeah, we got seven budget friendly curb appeal ideas.
So first up is powerwash and deep clean, you know,
just using little water, maybe a little gas or electricity
depending on what power washing you have, but yeah, just
wash away the winter grime. You get a powerwasher, siding
your sidewalks, the driveway, scrub down the exterior windows, front trim,

all that and until they sparkle.

I will tell you this if you're ever having like
a stressful day firing up the powerwasher and just if
you think the concrete looks fine until you start using
your like, oh my gosh, have.

Yeah, I don't know why I watched them so long.

talking about spending time watching videos and engaging that edging

So yeah, yeah, you don't need to have a professional
botanical garden, but you keep that lawn neatly mode. Chris

weeds obviously. And you know what really surprises me every
year is how much a little bit of fresh mulch
makes a difference.

A little tip I've I learned when we bought our
house was save those realtaires pictures so you know next
summer and spring what it looked like the previous summers
and springs. That kind of gives you an idea.

Of oh yeah, yeah, the pictures outside.

Yeah, because your guys do such a good job of
putting those, putting those together, and uh, this is and
and the next one. So we've got power washing, kind
of give everything a deep clean edge, prune, maintain, really
make that those garden areas, especially this time of year,
look at their best. But this is one that I've
heard a lot about when it comes to real estate,
which is updating your front door. And it really and

people are like, it's just cliche, it's legit, Like it
makes a huge d it does.

I mean we're talking what of paint maybe, yeah, right,
obviously pick the exterior paint, right, you don't want to
be using interior paint on your front door'll you'll be doing.

Yeah, But yeah, and I don't know if you remember
the early two thousands, really they blanded.

Out a lot of the houses, right, you know, a
lot of tans with matching brick. That's tan.

And boy, if you throw a quick red door on there,
makes difference.

Pulls your eyes right to it, doesn't it does. And
by the way, as we go through these, we've got
we've got seven budget friendly curb appeal ideas this morning.
Are these when you're working with an agent, These are
some of the conversations if you're listing a home that
your agent will have with you, aren't.

They Yeah, yeah, and that And that's the thing is,
you know, walking through the house and deciding which of
these projects are worth it right on a recent listing appointment,
you know, should we replace all the kitchen cabinets or
just fix the doors there, or you know, just refinish
the cabinets right There's you know, different conversations like that,
and you know it all depends on you know, price

point of the house, maybe comparables on whether or not
you want to go super expensive on these repairs. But
for the most part, these these items here are going
to really you know, add a certain appeal as a
new buyer walks through the door or as you just
come home from work.

Yes, yes, yeah. The roughest part of it is you
do this thing and the worst thing that happens is
you walk to walk up to a beautiful, beautiful home
and you're like, that's finny.

maybe when you have that pressure washer out, pressure wash
those all those, Yeah, get them nice and clean, and

then yeah, put away the garden tools, hoses and excess
lawn ornaments.

You know what I've noticed you mentioned with the put
away the Santa Is. I have noticed some folks get
those giant skeletons from like the it feels like it's
a home deep on mon arts commercials. I know, right, Yeah,
I have noticed people now dressing them, like leaving them
out year round and like summer they'll put like a
Hawaiian shirt and sun.

I don't mind that. I don't mind that at all.

Like, you know, how do you dress someone up as

budget friendly things that improve curb appeal and if nothing else,
even if you're not listing your home. It's still nice things,
simple things to do. When we talked about powerwash, deep clean,
etching and pruning, updating your front door, decorate and declutter
inside and out. Next one is install window boxes. And

I feel like, almost like fairy Tales with you with
like well done window boxes with nice little, nice little
plantings in them. They look absolutely fantastic, don't they.

Yeah, I mean it.

I think it's something we need to bring back a
little bit, you know, I mean, yeah, it doesn't have
to be window boxes, obviously, it could be you know,
just your your pots or plants on your front porch,
hanging baskets, things like that. Boy, just a couple of
plants make a big difference.

Do condos do? We see a lot of times folks
with nice patios and their condos. Maybe putting some nice
flowers and things out just.

Make people see, especially if you're not on the first floor.

other than maybe seeing a tall tree in the distance.

Does it drive you nuts too that they're walking on it,
like I, oh, it just drives me nuts. Obviously it
doesn't leave footprints, but it feels like it feels like.

Yes, something's something's going on there. And this final one,
Matt that and we're gonna we're going to get in
also to some of the some of the bigger projects
as well and return on investment. But this final one,
this and I know we've come around on it. And
this is I think for so long with so underappreciated,
which is exterior exterior lighting, and what a found difference

it can really make in the overall appearance of your ome.

Yeah, and gosh, I've seen more and more just neat
new products or the outside of your house, you know,
with the introduction of all the LED strips and such.
Now they're now they're able to do almost like a
soft lighting along an entire edge, and you know you
can do a color change, so you can, you know,
change it to the green and.

Gold uncertain days.

Right.

Yeah, we actually ended up throwing a led lighting on
our Stoaton office.

So yeah, so we'll have white.

Stoton office yesterday and the business I think is a
travel agency nearby you yeah, right, they were sitting outside

Yeah, so yeah, we got coffee right next door.

Got a couple of reasons to stop buying visit and
the other thing too. One final thing with those lighting
you mentioned kind of the under under what.

Do they call it the facia that yeah, yeah, the
eaves may Yeah.

I don't know if somebody made their way through our
neighborhood or what, but I've noticed a bunch of my
neighbors now with and you mentioned the kind of it.
They're not intense bright lights. It's kind of a very
soft and they cast like a nice little and it
really makes the house looks yeah.

Speaker 3 (17:14):
Yeah, and it's a warmer light. You know, it doesn't
feel like led. I've priced out the actual professional lighting
and that's multiple thousands. Yes, but if you go to
Amazon or something else, you can just order do it yourself.

Speaker 1 (17:26):
And you know, are you handy with a with a
power dragon?

Speaker 2 (17:29):
Who knows?

Speaker 1 (17:30):
Yeah, a little stuff like talk it's morning man. Yet
I think that contradicts one of our earlier tips. Let's
talk about kind of the breakdown then. Of course, in
the in the real estate world, some of the some
of the projects that could really help you recoup a
significant cost at resale. And the first one folks may

(17:50):
not always think about, but it really does make a
big difference, which is.

Speaker 2 (17:54):
The garage door. Yeah, the garage door.

Speaker 3 (17:57):
You know, whether you're just painting it or you're replacing.
I mean, painting's obviously a huge ROI if it's one
of those paintable doors. But boy, if you see one
of those houses that change their garage door to that wood, look, yeah,
it just modernizes it so quickly. So yeah, that one's
estimated costs recouping of one to two hundred percent. So
that's and that's rare. Usually you're below one hundred percent

on recooping your costs.

Speaker 1 (18:21):
So and and along those lines too as we speak
on those on those hundred to one hundred plus entryway.
We're talking earlier about an entry door, and uh, there's
a wide variety of options, and one of them seems
to stand out above the rest, doesn't it.

Speaker 3 (18:33):
Yeah, that's gonna be your your your front steel entry door, right,
And there's so many different options for what you can
put there. You can have wood, look, you can have
the glass inserts. I've seen some really reason and this
one was actually a minards. Are some really reasonable, you know,
single front doors with glass inserts that look very modern.

(18:54):
They're not gonna, you know, be the old nineties ones
that we're used to.

Speaker 1 (18:58):
Yeah. And when you hear steel, and I don't think
of like the back of a warehouse kind of.

Speaker 3 (19:02):
So yeah, yeah, just the just the frame if you will.

Speaker 1 (19:05):
Yeah, these are are beautifully beautifully built and constructed. And
one final one before we before we get to our
featured listing, which is roof replacement. And I do think
a little tip if you are looking to buy a
home or list your home, check the roof it's an
important part of the house, but replacing a roof does
give it a pretty good ROI doesn't it.

I would say so.

Just yesterday, you know, we have a deal that's having
issues because of the roof. You know that that is
becoming so so common with all the hailstorms around. We've
just been having to deal with it to a lot,
whether it's on the insurance side or the buyers just
being very concerned, as they should. And if you can
get that replaced prior to especially prior to listing your house,

(19:48):
it just makes all the difference. And sure you'll probably
get eighty five percent back ish, maybe a full hundred percent,
but you're going to have more buyers interested, so you'll
you'll be able to sell it occurring, probably for a
higher price.

And that is one of those things that I think
anybody with a home inspection, one of the first things
that they're going to notice is like, hey, you've got
you may have some issues there.

Speaker 3 (20:09):
So yeah, the worst words are near end of life
expectancy when you get those inspection reports.
