We kind of made it through those and there's kind of,
I think a bottleneck. I think one of the notes mentioned.

Let's talk about where we are right now, just kind
of before we kind of break down the specifics kind
of that mid June dynamics. What's going on there?

Yeah, So April and May are pretty nuts, and you
mentioned a bottleneck. What ends up happening is all the buyers,
especially in Wisconsin. You know, we sit there and we
hibernate all winter long, no, yeah, and then the sun
comes out, right and all of a sudden, everybody wants
to buy a house, right, so we get this bottleneck
of buyers rushing in. They're trying to secure a home
(01:55):
before summer, right before the kids get out for school.
And so, yeah, homes go under contract, like under forty
eight hours in most cases, right, multiple offers pile up,
they usually go out over asking and you know, but
you know, the buyers feel pressure, right, you have so
many buyers in the market, you actually feel this pressure
(02:15):
to wave your normal protections, wave your inspection contingency, or
maybe even your financing contingency. Really, you know, putting yourself
at a little more risk in order to get that
perfect house.
Speaker 1 (02:27):
And so now that we've moved into into June, we're
halfway through the month. Currently, things kind of settle down. Now.
All the benefits of April and May are still there
as far as kids are out of school and other things.
But things start to slow down a little bit, don't they. Yeah,
it's it's a little known opportunity.
Speaker 3 (02:44):
Right. I call it the summer duldrums.
Speaker 2 (02:46):
Right, You've got in June, You've got all the kids
can getting off of summervacation, all those all those vacations
that people have been putting off, maybe to going up
north and such. People start doing, right, they start looking
a little less at buying and a little more at
graduations and whatever else might be coming up. Right, So

the showings and actually drop in June, and people are
really surprised because June's when you actually have the hot weather,
and you'd think that this would be the hot market.

Oh no, no, we we rushed out in April and May.
Speaker 1 (03:21):
So it's a good so and for folks that are
that are looking at it's a good time then, isn't it.
Speaker 3 (03:25):
No, it's a fantastic time for buyers.
Speaker 2 (03:27):
And you know, any buyers out there that are currently
in the market are thinking about getting in the market,
June and July are just great months to do that.
Speaker 3 (03:35):
You'll end up closing in July or August.
Speaker 2 (03:36):
You'll be able to get into that house before the
kids go back to school.
Speaker 1 (03:40):
Let's talk that about the sellers and kind of get
a little reality check for them, kind of where things
stand this month for sellers.
Speaker 3 (03:45):
Yeah, it's an interesting dynamic.
Speaker 2 (03:48):
Got You've got those sellers that prepared over the winter, right,
and they're not waiting necessarily for the flowers to bloom
before they list, right, And so they get their houses
in the market, they have fantastic results. And then you
have the sellers that watched all that happen, right, they
watched the homes next door neighbors go under a contract, right,
(04:08):
and then they finally list, but they're not listing until June. Right,
it's it's it's it can be a significant difference. Right,
And homes listed in early May, let's say, even are
now are sitting on the market for thirty forty five
days now, right, the sellers start to notice a fewer showings,
quieter open houses, a lack of offers, and you know
(04:29):
it's confusing for them.

Right.

They just got beat out by other houses back in.
Speaker 2 (05:19):
May and April, right, and they're sitting there and you've
got sellers that they're they're looking to make a deal.
Speaker 1 (05:24):
Yeah, they call it is a stale listing. Is that
the term for something like that? I think I just
crushed you, Like, yeah, you don't seasoned season. So let's
talk about then, kind of targeting those types of homes
as you mentioned, kind of they start to go from
the top towards work their way slowly down. There is
a there is a strategy, there isn't there.
Speaker 2 (05:46):
Yeah, if you can focus on the homes that have
been on the market, you know, three to four weeks,
let's say, and start there. M it's such a different
negotiating experience for a buyer when you do not have
other buyers involved, right, And there's a lot of clients
out there that we have that if there's going to
be a competition, they don't want any part of it.
Speaker 3 (06:06):
Right. So if that's the case, then yeah, start looking
in June right.
Speaker 1 (06:12):
With that too, And Matt, just one of the things
that I wanted to ask about as we as we
talk about putting that strategy together. It does also reinforce
the and I know, something that's really important at at
Rock Realty is that relationship is you're you understand your
agent and your agent understanding you to to look for
these types of diamonds and the rough out there that
are that are just just perfect great houses me a

perfect fit for you, but may require a little bit
of extra work to find. Your agents love doing that work,
don't they. Yeah?

Absolutely, you know.

I think one of the things that's missed most is
at the beginning of the process prioritizing the must have
and then the likes you know, we'd like to have. Right,
If you can prioritize that and realize that maybe the
out exterior is actually fourth most important, right, but it

was first most important for those that passed on the house, right,
you can actually get in there and get a great
deal in the house and throw up some new siding.

Let's talk about the kind of working this equation through.
Kind of the ultimate result of this is is some
really good opportunities.
Speaker 3 (07:19):
Isn't it. Yeah, yeah, in June.
Speaker 2 (07:21):
You know, if you're able to, especially if you're able
to look at a house that's been on the market
for a few weeks, you've got opportunities for price reductions.
Speaker 3 (07:29):
You can work in seller paid closing costs. That's a
big deal.
Speaker 2 (07:34):
So you can not only have them, you know, pay
for you know, different things at closing. There's opportunities. Now
I know that interest rates are higher than what we've
been used to the last ten years or so, right,
you can actually have a seller contribute towards points.
Speaker 3 (07:48):
I don't know if you've heard about that.
Speaker 2 (07:50):
But they can contribute a dollar value towards your mortgage
and buy down the rate a little bit.
Speaker 1 (07:56):
Yeah, that's and that's talk about a huge option, right there,
A really really nice thing to have. And of course
having the right agents and negotiate and and on your
behalf and work through that for you. The great stuff

we think about you had mentioned this in the beginning

a touchdown a little bit, but I want to kind
of get a little bit more into it. During those
those April and May months, there's a lot obviously, it's
can I use the word frantic sometimes to a degree
with really yeah, a lot.

Because of the spring April and yes, uh, let's talk
about what what then happens as we get into June
and mid June into the summer months. Some of that
things as the slower pace really allows people to to
kind of follow the stuffs a little bit more completely
and not try and rush right.
Speaker 2 (08:53):
Yeah, I mean, you know, honestly, going into the largest
purchase of your life with very little protection is not.
Speaker 3 (09:02):
Comfortable for anybody.
Speaker 2 (09:03):
No, Okay, maybe the seller, but for buyers, for the
buyer agent. You know, it's just not a comfortable situation.
And to be honest, it's just it's not really fair.
Speaker 3 (09:13):
Right.
Speaker 2 (09:14):
However, if you're buying in June July, or if you're
buying over the winter, you've got more opportunity to put
some protections in there. You know, I would say Number
one a protection you can put in that just never
scares the seller is a home warranty, right, you can
throw that in there. But there's other things like, obviously
the financing contingency, the appraisal contingency. You can do it
(09:36):
a full on inspection contingency. Now, inspection contingencies obviously are
the scariest to the selling right, but we have tricks
and ways to make it a little more comfortable for
them to accept it, right, putting in like buffers and
such so they know you're just not gonna nitpick.
Speaker 1 (09:50):
You mentioned the whole warranty, by the way, I just
suddenly it popped into my head. Do you see more
in r it? Is it pretty split fifty to fifty?
I feel like when we bought our home, it was
because it was our first home. It was like for
my wife especially, this isn't we have to have some
kind of warranty. We have to have that. Do you
see more first time home buyers or people who have
kind of because now that I've been a homeowner, I'm
going I would never ever buy a home without a warranty.
(10:12):
Are we or is it kind of split between the
tour Do we see one demographic one one group of
experiences maybe more likely to insist or at least be
encouraged by some type of home warranty.
Speaker 3 (10:24):
Yeah, that's a. That's a good question. I would say
it's E. Skew's first time home buyer.
Speaker 1 (10:29):
Okay.

I think the biggest thing is you don't know what
you don't know, right. You know, people like us that
have purchased have been through replacing like a water heater, right,
but the first time home buyer hasn't. And you know,
but I would say that those that have had one
and have used it and just noticed that it was
just a small deductible that they had to pay, right,

they saw the advantage to it.

Right. You know.
Speaker 2 (10:53):
Our initial house that we bought was a duplex and
we got a home warranty and I replaced two water heaters.
Speaker 1 (10:59):
On that home warranty.

Yeah yeah, and.

Oh man, yeah, that's making use that got it done.
I don't know why if for some reason that furnace
always always freaks me out, that could.

Be a big one. That one obviously ac is another
large one. Uh.

If you get the right home warranty, you can actually
cover appliances too, and that's a big deal. So especially
if you're you're sitting in a house with like sub
zero unit.

Yes, yeah, yeah, you know A little thing or two

the great to talk about hyper local as well, is
knowing what you're into it, and you talk about a
community that's you know, maybe you're looking for something that's

we've got addendums, we've got all sorts of things, we've
we've actually had a custom adendum made for Rock Realty

and and we've got these kind of custom.

Cheat codes in there. Yes.

Yes, So whether or not we want to do some
sort of appraisal buffer or inspection buffer or one thing
that's really exciting as a seller signing incentive. I won't
go into the details because it's in the secret sauce
for our clients, but that that can that can pull
the trigger and make the deal happen.

So that is really amazing. By the way, is that
is that the type of stuff that I, you know,
all ever saw often here for saying, oh, well, we're
gonna list it on our own, We're going to do
a hizbo type of thing. That's the type of stuff
that they don't. I think a lot of folks who
have maybe we are out of real estate or don't
always understand the value of working with a great agent.
Oh like, oh I can just do this on my own.
I can save myself the percentage. The reality is there's

a lot to this and it makes it. Can you
sell a house on your own? Probably? I mean yeah,
I can sell anything. I can sell you pen right
now on my own. Now, if somebody knows how to
market it properly and knows exactly what to ask for.
Go smoother, you get more money everything. I mean, it's
it's a win win win for everybody to have those
agents involved business.
Speaker 3 (17:31):
Yeah, I agree.

And you know what I did before I got a license,
I sold my house myself. Yeah, so I listed it
for sale by owner. Yeah, and I went with the
first buyer that came through the front door. Sure, and
I accepted their price. And looking back, there's probably some
money on the probably left some money on the table.
Since that time, I think our offers have grown by
three or four pages as well. So why do offers
(17:54):
get longer and longer the wa offers is because of lawsuits, right,
And you have lawsuits, you put in additional provisions and
you put in different inspections. So yeah, if you want
to do your best to stay away from lawsuit, would
I would use a real turn So.

curious about what's out there, what are some of our options.
It's never a bad time to start that discussion, is it. Yeah.

I think that most buyer.

Feel like the first showing is the first step, and
it really shouldn't be right, whether it's getting your lending
in order or speaking with an agent and just.
Speaker 3 (19:09):
Figuring out a little bit about the marketplace.
Speaker 2 (19:10):
Figure out how is this month different than last month,
How is this month different than last year? This month,
what are we seeing moving forward? Like having that preparation.
Let's talk about some of those crazy clauses that we
have that get the job done. Talk about those ahead
of time. That way, you're not a deer in the
headlights when it's time to pull that trigger. And you

often if it's the right house, you often have to
move fast. Right. If it's the right house, it's the
right house for a reason, right, and if you are
pre educated before walking through that door.

Here on top of the world.

By the way, I know we touched on it a
little bit earlier about kind of that hyper local market experiece.
People sometimes forget how dynamic markets are, not just day
to day but community to community. I mean, these are
we talk about trying to like factor in value in
other things. I don't know that people fully understand how
dynamic the real estate markets can be.
Speaker 2 (20:02):
Yeah, I mean obviously city to city, town to town,
but even.
Speaker 3 (20:07):
Within the town.
Speaker 2 (20:08):
Yeah, you know we've got this ward versus that ward, right,
So I mean there's huge dynamics where you're like, Wow,
what a blazing deal I should buy this?
Speaker 3 (20:18):
Yeah, there's factors. Maybe there's a rock quarror right across
the street.
Speaker 1 (20:23):
They do blasting, but they only do it on Friday.
Speaker 3 (20:25):
Yeah, it'll be fun.
Speaker 1 (20:26):
Yeah, get used to it. You get used it. Do
you ever get somebody that's like, I want to be
near like I always I know, like airports sometimes can
be like I don't know that I want to be
by the airport. I'm one of those people that I'll
be honest with you, Matt. If I had my choice,
I would love to be like at the airline approach.
I can just sit and watch airplanes come in. You
find those kind of people don't I don't mind airplanes.
Speaker 2 (20:45):
Some people do right perfect house forevery some people don't
want to be on the lake because of the bugs.
Speaker 1 (20:50):
Who are these people that? Really? I saw a guy
who had in his house he lived at near an
approach for I think it might have been Chicago, and
he and you'll love this because you're a tech guy,
is he had he had set up a projector and
some software so literally on his ceiling of his house,
it traces the jets that are flying over and it's

got like the display of like where it's inbound from
and all that stuff. I'll have to show you this video, Matt.
It is it was really really cool. Before we wrap
this morning, I didn't want to ask about tech and
as we talk about the personal touch working with the
great agents and all that stuff. The other part of
Rock Realty is you guys are on the forefront when
it comes to technologies.

Yeah, yeah, you know. I'm always on the lookout, Yes,

Whether it's AI involved or a tool that's going to
