So speaking of listings, and oh my goodness, Matt, I
saw this house a couple of days ago originally, and
I was happy that we're talking about in our featured listing.
And if I mentioned I saw this house a couple

people are saying May. We're in June. It obviously takes
time for for the the that is the real estate
of the realtors Associate.

Wisconsin Realtors Association that compiles this stuff.

Yeah, they do.
Speaker 1 (05:20):
Yeah, take a little time, what kind of like a
high view of all of this that what do they
call it, the fifty thousand foot view? What are we
seeing going on overall in the markets here in Dane
County and in Rock County as well.
Speaker 2 (05:33):
Yeah, I mean we've been we've been doing this for
a long time. We're probably coming up on two years now.
Speaker 3 (05:38):
Yeah.
Speaker 2 (05:39):
The and you know, once a month we'll try to
give everybody some market stats. You know, maybe not the
most exciting subject, but on the other hand, people want
to know what's happening in the market, and we.
Speaker 3 (05:49):
Like to give stats on you know, Dane in Rock County.
Speaker 2 (05:52):
Mostly we used to do Jefferson coun but now we're
just kind of focus on Dane Rock County because it
gives a pretty good idea what's.
Speaker 3 (05:56):
Happening in the entire area.
Speaker 2 (05:58):
And yeah, it's it's very similar to what we've seen,
maybe some some slight changes, you know, we've got you know,
the interesting thought. The thing that I found here is
in May we actually had existing home sales. And when
we say home sales, we mean you know, quantity of sales. Yeah,
we've we saw that fall by two point eight percent. Right, Really,
(06:22):
even though it. Uh, you know, it seemed extremely busy
for us. Yeah, it was actually slightly down from the
year before, but just like well ever since we started
the business eighteen years ago, it seems like home prices
are up yet again.
Speaker 1 (06:36):
So with that is as we look at some of
those numbers as well, and what I find also very
fascinating is is that obviously state wide and then county
to county, but also we talk about you see the
the sales fall state wide Rock Realty, you guys are
are going gang busters kind of kind of the out
and not the outlier, but obviously through exceptional work and

other things that you guys are really able to keep
that keep that momentum going go, aren't you.
Speaker 3 (07:02):
Yeah.
Speaker 2 (07:02):
Yeah, I mean this month I think is actually gonna
be could be our record month for us.
Speaker 3 (07:06):
So we're excited about that.
Speaker 2 (07:07):
You know, we've got a lot a few new agents
on staff now or you know, I think at thirty
seven agents, and everybody is really busy and they're just
working really hard and we're finding some success for sure.

Talking this morning with Matt Heytman of Rock Realty Online

dot Com. I didn't notice too one of the things
that kind of jumped out as statewide supply unchanged at
four point one months compared to a one year ago.
Speaker 3 (07:35):
You surprised by that at all?
Speaker 2 (07:36):
No, I feel like there is more of a balancing
of the market, you know what we're seeing, and it's
always important to kind of, you know, not only look
at the numbers, but see what your agents are telling you,
what's the boots on the ground, what's what's happening, Yes,
in real life, right, And there are some homes and
a lot of it depends on price point, and we'll
talk about that in a second, as far as which
price points the tightest, right, But we're seeing that some
(08:01):
agents are going in with UH and not competing with
any offers, right, so very balanced UH, and others are
competing maybe against eight or nine offers. Right. It's a
it's quite the mix and depends on location and price.
But I would say for the most part, it has
been balancing, starting to balance out over the last year
or so here, let's call it six months for sure, Okay.
Speaker 1 (08:22):
And with that says we talk about that that area
as far as some of the numbers and some of
the thing.
Speaker 3 (08:28):
Price range as well.
Speaker 1 (08:30):
There are there there are certain areas that kind of
have like tighter they talk about the kind of the
tight price points, kind of like those those very sweet
uh almost that sweet spot for like everybody's looking for that.
What are we seeing there? It is kind of one
of the numbers tell us in that area.
Speaker 2 (08:45):
Met Yeah, so you know, on average, you know, it's
at four point one months for fre inventory. That's you know,
how much inventory to satisfy the number of buyers. You know,
they say that a six month inventory is a balanced market.
So we're still slightly in a seller market, which makes
sense if price points are going out. Yeah right, I
mean if it was a buyer's market, I don't think
(09:05):
price points will be going on, It's true. So but uh,
you know, if if you're looking at the more affordable houses,
and that's when it gets a little tight, you know
where if you're looking at listings between one hundred and
twenty five thousand and three hundred and fifty thousand, you're
looking at more like three point three to three point
four months of supply, so you know, they sell quicker.
Speaker 3 (09:24):
People are trying to search out that affordability.
Speaker 1 (09:27):
Interesting as we talked this morning with Matt Heytman at
Rock Realty Online Rock Wisconsin dot com. That's Rock r
c K Wisconsin dot com. But by the way you
talked about some of those you know, those areas that
are very desirable and you know, especially people looking for
like first time homes and other things. I think one
of the and I love news, I love information, but
(09:49):
I do feel like sometimes the disturbce done by some
of the some of the news and reporting, mostly on
the national level, almost discourage people from, like especially younger
people from exploring home ownership. They they and I don't
know what's behind all of that, but it's it's not
a new phenomenon. It's been it's been probably five six
(10:10):
years now that I've I've noticed that that is I
think for a lot of folks, and I know we've
got a lot of a lot of parents and grandparents
that are listening to us right now, and of course
younger people as well. I would encourage them to at
least start that that exploration, even if you don't think
that now is the time. It's an important conversation to have,
(10:30):
isn't it.
Speaker 2 (10:31):
Mat Yeah, Yeah, it definitely isn't you know, it's it's
discouraging for us too that you know, the younger generation
does feel like they've been priced out of the market.
We are seeing, you know, cases of people just giving
up and deciding to sign a new lease for a year. Right.
And you know the thing, I thing it's important to
(10:53):
think about is regardless you know, mortgages are going up
in price, whether it's for your life, lord or for you, right,
so your rent's going to increase if home prices are increasing, right,
So the sooner you can get in to a house
the better. So, yeah, don't give up too early. Yeah,
there's that diamond in the rough.
Speaker 3 (11:13):
Keep trying.
Speaker 2 (11:13):
And you know, if you if you have a good agent,
you have a good lender, you're going to make it happen.
Speaker 1 (11:18):
And by the way, and as you mentioned, working with
a good working with a good agent too. I know,
one of the cool things about working with Rock Realty
is the variety of you. You've got how many agents
on stay, I think we're at thirty seven thirty seven,
So out of those thirty seven, there's going to be
a perfect fit for you and somebody that's going to
be perfectly able to help you regardless of whether you're
that first time home buyer, the move up buyer, or
(11:40):
somebody that's saying, you know what, I want to maybe
buy some real estate, buy some land, maybe I'm an investor.
You guys really have somebody that's perfect to fit for
everybody in those in those areas, don't you.
Speaker 2 (11:50):
Master Yeah, I think it's important too. You know, it's
a it's a process, it's experience. You want to make
sure that you know the person you're working with is
aligned with what you want and maybe even aligned with
your your own personality.
Speaker 3 (12:03):
Right.
Speaker 2 (12:03):
Some people are a little more analytical. Well, we've got
we've got some anolical agents. A couple of some people
are just you know, you know, are excited and want
to want to feel the excitement. And we've got some
excitable agents, right, So you know, there's a there there,
there's there's a good fit for everybody.
Speaker 1 (12:18):
And when we look at these kind of these numbers,
Matt and I think one of the one of the
things I do enjoy too is kind of contrasting the
two markets. And part of it is I look at
this stuff and I'm always amazing and it kind of
plays into two is working with with the great agents
at Rock Realty and finding that perfect fit is maybe
you work in Madison and maybe you're looking to maybe
(12:39):
get outside of the city a little bit and maybe
going looking Rock County or Jefferson County or some of
the surrounding areas. It's interesting though, how some of the
numbers can can vary between county to county, and even
we were talking earlier about this week's featured listing in
Middleton and Wanakee and some of the areas then around
those communities as well. They're almost like these very micro
(13:03):
economies and very micro markets when it comes to real estate,
and a lot of it stands out when you start
looking at some of those even just bigger areas of
county to county looking at May new listings, for example,
obviously there are more people in Dane County, but the
new listings in Dane County up up eleven percent, and
that's compared with Rock County slightly down.
Speaker 3 (13:24):
Yeah.
Speaker 2 (13:25):
Yeah, and if you go by percentages, obviously, then it
kind of compensates for the population, right. So yeah, there's
eight hundred and eighty one new listings in Dane County,
but that was up eleven percent. Two hundred and forty
two listings in Rock County was down three percent, right,
And we do see fluctuations month to month. This might
be the opposite next month, right to where Dane County
(13:45):
didn't have as many listings and Rock County did, right,
So that does it does change month to month. But
you know, it's really interesting to see between the two.
And you know, one of the terms you can use
as hyper local. Yeah, oh great, yeah, yeah, yeah. And
you know, if we look at sold listings, it's very similar.
We had four percent less sold listings in Dane County
(14:05):
and we had two percent less sold listings in Rock County.
Not a huge difference, you know, So yeah, the balancing
of the market does, It does feel that way. But
the big difference is the price point to Yeah, this one,
I don't know if you noticed that. Yes, let's talk
a little bit about that that area. Just about the
difference as far as as far as the average price
comparing Dane to Rock County. Yeah, when we discussed affordability,
(14:29):
we're seeing more and more people you know, had to
Walworth County had the Jefferson County, had the Dodge County
right to try to find some affordability, you know, hopefully
waiting for the mortgage rates to lower even more. Right,
But yeah, the average price point in Dane County for
again this is stats are for May was five hundred
and fifty three thousand dollars.
Speaker 3 (14:50):
Okay, Yeah, the average in.
Speaker 2 (14:52):
Rock County and that was essentially unchanged year over year.
The average in Rock County was three hundred and thirty
five thousand, which seems a lot less, but it was
actually up fourteen percent year over year.
Speaker 1 (15:03):
Is and are there like in those areas sometimes even
small like communities and other spots that are that turn
out to be as we talk about some of these
average prices, there's got to be some communities that are
are kind of growing. I feel like over the years,
as I've just just as a sideline observer, I've seen
certain places where like I don't know, like there's some
(15:25):
like interest and excitement where it's like some of the houses,
like I'll tell people like, oh, I saw saw some
great listings at at you know, at rock Wisconsin dot
com and really affordable places, and then you'll look at
those same neighborhoods like a couple of years later, like,
oh my goodness, people took that advice, and yeah, they
get really.
Speaker 3 (15:39):
Popularly, really hot. Yeah.
Speaker 2 (15:41):
I remember because remember back when we started this, it
was right about the time that they shut down the
GM plant m right down in Janesville. Yeah, and the
price points were ridiculously low the years following that, right,
and now you look, I mean it's two and a
half times Yeah, yeah, you.
Speaker 1 (15:58):
Know in Janesville, by the way, for folks that and
I'm Madison. I love the city of Madison, but Jamesville
is a very very cool. They've got a really cool
thing going on in their downtown.
Speaker 3 (16:09):
Yeah. I like it a lot.

And I also like the fact that I, you know,
anywhere I want to eat they have that.

at a market update from computer May of last year

to this year, looking at days on the market, they're
they're going, houses are moving in both Dane and Rock County.
And that is that reinforces one the importance of working
with a great agent for both listing and and buying.
But also it shows that that you got to be
on your toes and working with a good agent really
helps you do that, doesn't it.

Yeah, you definitely do.
Speaker 2 (18:31):
And you know, we've been doing these for so long, shot,
and I think you know, you're a real estate expert
at this point, so you're you've you've seen the ebbs
and flows too, right, So yeah, you know, over the winter,
the days on the market increases, they sit for longer,
and then all of a sudden, you know, as soon
as the birds come out start making nests. Yes, you know,
everybody comes out of their house and starts shopping. So
(18:52):
right now we're at seven to eight days on the
market for both the Dane and Rock County.
Speaker 1 (18:57):
Something you would mentioned to on a previous program which
I think I had never thought about this, and this
is that you know, we talk about ask the experts,
and the type of knowledge that that you share is
I'd never thought about this previously, but you had pointed
out that especially like as the school year ends and
as it gets warmer, there's like a obviously a huge
(19:18):
influx of stuff going on in real estate, but as
the summer kind of goes down, it does start to
wane a little bit, which makes it a really a
prime time for both buying and selling. You think about, well,
people say, what about why it'd be a prime time
for selling? Is I know one of the things one
of the downsides if there is such a thing of
listing your home is showings and other things. Lookie lose right,
(19:40):
they're out there, they're out there. You at far fewer
this time of year don't you.
Speaker 2 (19:44):
Yeah, it's it's an interesting thing that most people don't realize.
Speaker 3 (19:47):
Right.
Speaker 2 (19:49):
What happens is buyers come into the market and spring
and they get intimidated by just the activity and how
much they're having to overbid.
Speaker 3 (19:57):
And then the kids get out of school and everybody
just pulls back.
Speaker 2 (20:01):
Yeah, the graduation parties and summer trips, right happen, and
I think buyers miss out on perfect opportunity. We call
I call it the summer doldrums. So typically it starts
about first week in June and it's gonna last you know,
maybe mid mid dely July. Right, And so if you
can get out at this point, you probably you know,
(20:23):
we talked about this last week, but yeah, you know,
you can probably find some opportunities out there with houses
that've been on the market a little longer than they
should have been.

And so again we talked about working with the great

the flash, sometimes we miss some of the substance some
of the other things too. New roof, yeah, which is
again anybody that's that's owned a home before or had
to replace a roof before knows that that's a big deal.
Also some of the some of the great perks you
mentioned the view of the golf course, but also things

like a fitness center, pool, pickleball courts, other other membership options.
Also for the country club, so Bishop's Bay, which is
which is again fantastic perks for this.

I've golfed twice at Bishop's Bay and talk about beautiful. Yes,
if you can get into a house that's near there
and enjoin visious Bay.

I say, hey, have at it.

This one's only listed at eight hundred and thirty five thousand.

That surprised me as well, is that is that part
of that adul drums is that we've got to Yeah.

I mean, now's the opportunity guy. Yes, if you're a golfer,
oh man.

Think about that. Now. Do you have you ever lived
near a golf course or on a golf course? I
have not.

No, my my son's got some about six point two
miles of minutes away.

Though, Yeah, if you had to guess.

Right, if I guess, my son's got a couple of
friends that live on the golf course. And I always like, gosh,
how great. And I'm not a golfer, but I love
the look of it. And I also think if you
are a golfer, just how great that would be just
you wake up in the morning and around on the
course and play in a quick round way to start
your day. So you definitely want to give Nicole a call.
This is a fantastic home in Middleton. Again, it's it's
