Bill: What did you learn from working as a board president, property manager, and maintenance executive?

Sally: Across every role, the biggest challenge was a lack of visibility. Too many decisions were reactive because critical building information lived in spreadsheets, inboxes, or individual people's knowledge instead of accessible systems.

Sally: Boards, managers, and vendors often have competing priorities. Without accurate data, decisions become difficult to justify, creating unnecessary skepticism and slowing important maintenance and capital projects.

Bill: Why is tracking Certificates of Insurance so important?

Sally: Vendor compliance isn't just administrative work—it's protecting property owners from significant legal and financial risk. Compliance information should be integrated into everyday workflows so expired insurance or missing documentation never falls through the cracks.

Sally: Great vendor relationships are built on measurable performance. Response times, on-time arrival, quality of work, recall rates, pricing, and customer experience all provide meaningful data that helps managers select the right service partners.

Bill: How can property owners improve long-term planning?

Sally: Every property should have regular engineering assessments supported by technology. Predictive analytics, reserve studies, automated reminders, and maintenance history help owners replace assets before failures become costly emergencies.

Sally: Technology should simplify operations by keeping everything in one system of record. The fewer disconnected applications, spreadsheets, and manual processes involved, the easier it becomes to manage assets, vendors, and maintenance while reducing operational risk.

Bill: Best career or life advice?

Sally: Do something you genuinely love—especially something that helps people and creates lasting value.

Bill: Habit that makes you more effective?

Sally: Delegate. Surround yourself with great people, empower them, and resist trying to wear every hat yourself.

Drew: Early bird or night owl?

Sally: Definitely a night owl. My best ideas come late at night, often while writing music or playing piano.
