Joe in San Antonio. I've Ihave three different companies come to my home.

Let's see to assess my foundation withthree three different prices ranges from ten
thousand to forty five thousand. Whyis there such a big difference? Also,
should I wait for summer to beover because of the extreme drought to
have any repair done well. First, the drought is absolutely contributing to it,

(05:21):
but waiting isn't going to make itany better, and it's not going
to make it go away. Whydo you have three massively different bids Because
there's no regulation in foundation repair.Anybody can go into business and say they're
a foundation repair contractor and there's notraining, there's no certifications, there's no

(05:47):
licensing, no nothing, and itis a structural change to your home,
So you really need to depend onthe person who's coming out and looking at
it. Now. In most case, like when dust does a job,
for instance, the estimators that wehave, we train the heck out of

(06:08):
those guys. They go out andlook at it and the way dust is
set up. After they've looked atit, while they're still there, one
of the management team will review whatthey came up with. In other words,
we're going to look at the drawingthey did, We're going to look
at the elevation readings, how theyare doing a repair plan. We're going

(06:29):
to ask them questions as far asdrainage and roots and trees and all this
stuff. Then it'll get presented toyou. Now we're able to do all
this while they're on site, justbecause of the capabilities of the equipment we
use. But you know a lotof companies that just don't go through that,
and so you can't rely on necessarilythe information, and if you have

(06:51):
a lot of questions on it,get an engineer to come out. Most
cities are going to require an engineerstamp at the very least to pull a
permit. Houston's that's the way itis. San Antonio is actually different.
San Antonio requires a full blown engineer'sreport, and I'm gonna tell you that

(07:15):
the main difference on that is afew hundred dollars that the engineer charges to
do that versus a just a stampof the drawing that the contractor did.
But it is a little bit morethorough in San Antonio than it is in
the rest of the country. Souh, you know, get an independent

(07:39):
engineer to come out take a lookat it, and that'll give you a
better idea of what you need todo. Probably, and especially in San
Antonio, because the soils are sodifferent. In some areas you can use
the precast concrete piles. In otherareas you need to use a steel driven
pile or a drilled pier and itdepends on the different soils of the different

(08:07):
areas of San Antonio. I usedto live there, and that is actually
one of the hardest markets to workon as far as doing foundation repair and
such. So yeah, get youan independent engineer to take a look at
it, and then go from thereagain at number seven one three two one

and Brookshire sent in a question aboutac duck cleaning neat air ducks cleaned and

or replaced repaired. Living a manufacturedhome with duck work in the ceilings,
well, you do need to becareful, you know, because I like
the way you worded that either replacedor cleaned and repaired and such. You
know a lot of times duck cleaningcan destroy your duck works as well.

(09:16):
If you've got flexible ducks in yourhouse, chances are good it's got plastic
on the inside and if brushes gothrough, and this is an older ducts,
it's going to destroy the ducks becauseit'll tear that plastic and at that
point the duck is shot. Andone of the other things to keep in

(09:37):
mind, cleaning the ducks can costalmost as much as putting in new duck
work, So a lot of timesyou're better off just to go ahead and
do the duck work. But look, cleaning ducks is just something that's way
overdone. Your air that goes throughthose ducks should be filtered air. So
unless something has happened, you know, some construct auction has happened or something

like that to dirty up those duckworks, there's typically not a reason to
have them cleaned. Now, ifyou're questioning whether you need to get yours
cleaned or not, take off oneof the ducks, you know, the
the not the ducks, take offone of the vent covers and reach into
the duck and see if it's cleanin there. That's going to be your

best way to tell do you actuallyneed to do a duck cleaning job or
not. You know, like Isaid, ninety plus percent of the time
you don't need to be doing duckcleaning, and in fact, it can
be detrimental to the duck work.Anyways, Again, our number seven one

a question for co work or herhouse is about I have to six years
old this summer in a lower level, two story home. The bathroom exhausts
fans are producing condensation is pretty badas it will pull water on the floor.

Looking for who she should call totake a look, I e.
Air conditioning company or other. Ithink maybe she just needs to insulate the
pipe that exhausts the air to theoutside. But I'm not familiar with the
exhaust fans of today. If theyhave a drip line or other that may

be plugged, any help may begreat, and thanks for what you do
to help others. Chad, Well, Chad. The duckwork or the vent
pipe four vents is normally done byAC people when they're installing an AC system,
and such condensation in there, youare correct, is an indication that

there could be an insulation problem ora leaking pipe somewhere. To be honest
with you, because it would takeit an awful big problem for an exhaust
fan to have condensation in it,and it wouldn't be a normal thing.
So I would definitely start though withan ac company. Let them take a

look at it and then go fromthere with it. Gotta take a quick

little complicated situation in my backyard.I've got a landscape that just all kind

of comes down at an angle.I've got a pool in the backyard.
They built that pool foundation or thecement top, about two and a half
inches higher than my flat foundation,so when the water comes down, it
all angles down to the back ofthe house. I've got that cheap adobe
brick, so it just like asponge and it just goes right straight into

(16:17):
the house. So I've kind ofmitigated that with gutters from the roof.
But the backyard in the pool,the pool has no I guess it's a
over drainage pump or drain where whenthe pool gets sis that level it drains
out. It doesn't have that,so the pool fills up, all the

(16:38):
water in the backyard comes down andit just comes at an angle. So
what I need is some concrete.Guys. It's a lot of work.
It's a lot of digging in thatclay. And I've had about four or
five contractors come out. They lookat it, and then once they say
yeah, I'll get back to giveyou a quote, crickets never hear from

(17:00):
them again. I have had yourguys come out a while ago from DUS
Foundation that guys do drainage. Butbut I don't know if we never really
talked about how do you tie thatinto the pool because the pool is a
little higher. I mean, it'sjust a little complicated. What would you
Yeah, And honestly, you're notgoing to be able to tie that into

the pool itself, just because theway a pool is built, you'd have
to do so much destruction to thepool to have an overflow like that put
in at this point, it'd bepretty tough. So normally what you do
on something like that is capture thewater that's coming out of the pool over

the pool side as it comes towardsthe house. You have a channel drain
to capture the water and take itaway. And for what that's going to
require is doing some cutting of theexisting concrete there to install it. Yeah,
so what I was thinking is,so when they cut and they are

(18:08):
going to have to cut that concrete, I'm gonna have to cut that concrete
all the way to the back ofthe house that butts right up against the
foundation, cut all that out,and then pour new concrete but a little
lower than the foundation it's to thehouse. So then you're gonna have a
difference in about a three inch slopeand then somehow make it to where it's

even to the coping of the pool. And so I don't know if I
need two different concrete guys to dothat, because one guy's gonna numb about
coping in pool and then your guysthat can do the drainage. I'm just
not sure you probably will because yeah, my guys wouldn't be able to do
the coping and most of the guyswho do the coping on the pool won't

know how to do the drainage.Yeah, okay, so it's gonna be
it in I'm in uh over offof black Hawk and forty five in the
South. Okay, yep, okay, yeah, give us, give us
a call. Uh And this thisone is going to be a little bit

Currently, I just have some justmakeup sheet rock that I just slapped
in there and has no I haveno insulation the whole back of wall of

my house up to four feet andI'm not going to fix any of it
inside because the water just keeps comingin and I've already replaced the base plate
of the two by fours that we'reall lootted out. I mean, it's
it's just a map, you know, down in that area. Your house
isn't in jeopardy of flooding or anything. Correct, No, No, it's
it's just so I can fix that. I'm just tie enough this. Okay,

my mind doesn't flood. Yeah,no problem, Okay, Yeah,
we can get that taken care foryou. And that music means I gotta
take a break, thanks George.And look, if you are thinking about
shingles for your home, let metell you about a shingle I'm gonna be
putting on my home because I've hadhail damage on my home and I don't
want to have to deal with haildamage again. And besides that, I

can get a little bit of adiscount for putting a hail resistant shingle on

events in the letters the upstairs.No, you need to you need to
let it. Let it cool upstairsas well. Uh, when you when
you try to seal up vents andblock off rooms and stuff, the system
was designed for the square footage ofthe house and it won't properly cool to

humidify do all the stuff that anAC system is supposed to do when you

to tell is have somebody go inthe attic. You should have fifteen sixteen

until it gets either really hot orreally cold, and then they forget about
it. The next time the weatherstarts going a little bit milder. But
that can make a huge difference ontheir energy bills. Oh yeah, yeah,
I mean our customers. You know, I talked to past customers and

they are seeing really nice savings,you know, good prior years. And
also the house is just a lotmore comfortable, just less drafty, you
know, getting all that solar heatgain in the afternoons, especially if you
have west Sastingish windows. Yeah,they do make a tremendous difference. So

people are always questioning, you know, what type of window should I get?
Should I get the vinyl window,the fiberglass window, the wood windows.
I know, there's a lot ofchoices out there. The glass on
most of the windows is fairly similar, so it really, in my opinion,
comes down to what do you wantto look at? Yeah, I

mean, you know, the predominantproduct in the market is vinyl, though
we offer we offer vinyl, wood, aluminum, and composite and from multiple
brands. You know, we'll offerTypically we like NT windows. They do

(26:40):
a really nice a nice product ata reasonable price point. Maiden Texas family
owned operation up there, great warranties, so we really like them. But
you know, sometimes customer has apreference they like Anderson, we'll install Anderson,
or if they like Ella or anotherbrand that's their preference, or that
if they're adding on to an existingproject, sure we'll jump in with those

products. Those products as well,or whatever fits, you know, like
I say, whatever fit's that customersneeds and the situation in their home.
But we do like Vinyl. Vinyllasts really you have very very few service
issues that relate to the actual framewith Vinyl. It's super strong colors throughout

and they perform really well. Don'tconduct eaten cold, right. You know,
vinyls what I put in my ownhouse because because it is a it
is a good product, it's andand it's cost effective, and they're cost
effective absolutely, and I buy haveVinyl in my house, and you know,

and like I said, we bothhave choices, right, but that's
yea, yeah, that's the marketand they've been around the market for a

and take care of problems if thereis something on the install of the window
that needs additional work, and itreally does set you apart from everybody else.
Yeah, I think so. Ithink. You know, it ensures
that you don't need to worry aboutsomething getting covered by a crew that wants
it because wants to complete the job. At least they're part of the job.

You know, my crews know thatif if there's something that's outside of
their capabilities, you know, thewindow crews, then they have somebody that
is an expert at framing or whatever'snecessary in that next step, so we
get it taken care of that way. And the other thing that I think
helps set us apart a bit iswe can also create new openings. So

if somebody wants to move a window, or you know, maybe they want
to instead of it being a largewindow, they want to trans some window
because they want to put something underneathit, or they want to combine some
windows, we can modify the openings. Even if it's in a brickhouse,
we can you know, make thoserepairs, make those changes the sixty inside
in the exterior. So it's kindof, you know, we're a full

service and sort of this guy's alimit to what the customer wants. Yep.
Okay, So if somebody is andI just did a spot for you
during that last stop set, Butif somebody's thinking about replacement windows, what
would you tell them would be thefirst thing you'd look at? I tell

him to give me a call.Jim, No, Well, I knew
that much. If you do thatmuch, right, What would I tell
them to look at I would sayto take a look around and look at
the condition of the current windows.You know, especially if they have the
old aluminum windows. Chances are thoselittle plastic glazing beads are all beat up

and cracked and and you know theglass has practically fallen out, and you
could be assured that you know,there's a lot of draft and leakids there.
So if you if your windows areyou know, twenty or thirty years
or even older, and it's time, it's time to get them replaced,
and to try to do it attoday's pricing, not you know, at

some point in the future when youknow, as you know how inflation is
going to get them in to getthem taken care of now, start saving

because you know, it's been hotand a lot of times people think
about insulation when it's either really hotor really cold, and when we start
getting into what we call milder temperatures, which are still in the nineties and

hot, they kind of forget aboutit. But this is really a great
time to be dealing with the insulation, especially in your walls. Oh yes,
definitely. Right now it's a littlebit cooler and we can we can.
We've been able to catch up fromour backlog and doing wall insulation is

(46:28):
what we do, and we doit from the outside of the house,
and it's our premium injection phone thatwe insulate the exterior walls of the house.
Most of our customers are getting betweena thirty two to forty seven percent
drop in their energy consumption once theydo that, and you know, that's
really one of the big things peoplecan do to their home that it's not

(46:52):
going to change. Really the looksof it, but it's sure going to
change the comfort of it definitely.So we do the process is done from
outside, depending if your home isbrick, stucco shape, shingle, or
vinyl aluminum or hardy board. Wedo the injection process from outside, so
we're not in doing any damage toyour sheet rock and inside, allowing you

to maintain the house as is,but giving you that extra our protection in
your exterior walls. And really themain part is to reduce your energy consumption.
And so when you set your temperatureat seventy eight during the winter,
it stays seventy eight and you yourheaters not running constantly or your air conditions

not running all the time, andactually saves the unit. So you know,
you mentioned the word in there.What kind of our value can we
expect when you use this non expansivefoam insulation. Our value is about five
point three per inch depending off yourstays or two by six or two by

fours, you're looking at between twentyone to maybe a thirty R value in
your exterior walls. Okay, youknow again back on money going out the
door, that's a huge amounts that'sgoing out. So that kind of R
value can make a big difference becauseif you got say fiberglass in the walls,

which is the standard that builders use, you got R eleven, R
thirteen at the very best, andyou still have air infiltration. Yes,
well, when we go in,it actually fills up the cracks and crevices
the phone. It goes around pipesand wires, actually insulating them. When
the first freeze comes, our phonejust rings off the hook because people's pipes

are freezing. So this actually stopsthat. It also helps the outside air
from coming into the house and thatis a big barrier to steal up your
house completely. And on the otherside, just as a bonus, it
does create a sound barrier from outside. Yeah, so if you don't want
to listen to the neighbor working onhis car, it's gone, yeah exactly.

We do all different types of homes. We've done some garage conversions where
people are turning that into almost aliving space once we convert a garage.
And then of course we do alot of north facing walls during the wearing
months because of the influx of theblue Northern blowing down from the north.

So if somebody was wanting to gettheir home looked at to get insulation done.
How would they get in touch withyou? Well, the best way

So here's my challenge being a novice. I had my duck work,
my AC duck work in my atticwas just old. It was probably original,

in and they were going to putit to quote code and it is all
nice and hung up and everything.But I've noticed that my house doesn't drop.
It doesn't get any cooler than seventyfour is as low as I can
go now, and it used tobe cooler than that, even with my

old ducks. So I had myAC guy came out, he put some
free on in it. He dida check across the coils and it's like
a twenty one degree difference. Sothe coils are put putting out like fifty
nine degrees. And he stuck histemperature at the events coming out and it
was like almost fifty nine degrees comingout the event. But this just feels

like there's very little air coming out. So even though I'm getting cold air,
it's just not reaching the room,I guess. And I have a
meeting with the people that did thisinstall this week, and when he when
the AC guy was up there,he said that it was our six that
they put up there. And Icalled Missouri City and confirmed that the code

for Missouri City is eight. Thewhat the state code requires eight? Now,
okay, So they put in thewrong code and I paid for them
to put it to code. Andas a layman, I don't know that
I you just trust these people todo that. Sure. So I'm having
a conversation with the gentleman this weeksometime. He's coming out to the house

(52:47):
and and I basically need to askhim what's up. But I don't want
to come at it. You know, I'm kind of an objective person,
right, So I turned down.In fairness, I turned down. They
were going to do the vents aswell in the rooms, and I turned
that part of it down. SoI don't know if that's all tied together.
Like I have this really nice newducks and my vents are too small.

Now, I honestly don't know whatangles I'm thinking it's just the opposite.
I'm questioning when they put the newduck work in because how old is
your home? I was built inthe seventies, sometimes in the seventy seventy
seven, seventy six. Maybe youprobably had our six installation in on the
duck work to begin with, right, And what I'm really questioning is if

(53:35):
they changed the size of the ducksand downsized it and shouldn't have well,
they kept they actually kept the ducksthe same they were or not the ducks.
Uh, the vents. They that'spart of what they wanted to do.
Hey, we can replace the ventsand stuff too, And I said,
no, no, I just wantedthe duct work off my rafts.
But that's that's that's what I'm thinking. That they changed the size of the

(53:57):
duct and when they go with asmaller duct, it's not getting as much
airflow and therefore you're not getting ascool cool of rooms as you were getting
before. So the so the diameterof this duck work might be like smaller
or something. Not the r valuenecessarily, but the actually yeah, where

(54:20):
because duck work is in different sizes. You know, you may have a
main trunk line it's twelve inches andthen there's eight inch lines coming off of
it to feed different rooms. Andyou know they put in a I don't
know that they did this. I'musing as an example. They put in
a ten inch main trunk line withsix inch lines coming off of it.
Well, that's not going to operatethe same. That's restricting. So they

(54:45):
need to do basically, if they'regoing to come out and say their work
is good, they probably need likean airflow test or something like that and
actually test the air flow. Yeah. Yeah, what normally should be done,
Like if you're changing out an ACsystem, for instance, you do
what's called a manual J to calculatethe proper size of the AC system.

(55:07):
But then you also have to calculatethe size of the duck. Work that's
required. And you know, ifthese guys just went in and started changing
ducks and didn't have the right sizeducks or match what was there, you're
gonna get different airflow. I'll bedarne So even though it looks all pretty,
they just might have used the wrongduck. Yep, I'll be darned.

Well. That kind of makes senseto me. I was just trying
to get all my ducks in arow. No pun intended before I have
the conversation with them, so Ican at least sound semi intelligent. But

fitting that comes out of the wall. Inside the wall, the stub would

actually would normally be screwed to astud or plate that goes across the back,
and the PEX is attached to itbehind the wall, and so coming
out would be copper, just likeit's always been, and so your fittings
would tie onto that and it's niceand stiff. Okay, okay, because

next step yet. But it's justwell, does it have valves on it

if they do, it's like propane, which is spine. But every house
we've looked at it's like all electric. Is it. Is it a big

problem to try to retrofit for propane? No? No, I'm I retrofitted
my house. My house was allall electric, and uh, you know,
I just I like electric heat.I'm Out'm sorry, I like gas

heat better. And so I hada propane tank installed. I have run
line run to my house and yep, it really wasn't that big a deal
to do it. And so foreverything like like here we're I mean where
we are now, you know wehave everything that can be gas is you

know, my gas stove and waterheater and uh my dryer and our heat
and so forth. So anyway,yep, what what do they do?
What what's kind of the reader's digestversion of the process you go through when
that's the case, Well, thefirst thing they do is come in and
find out exactly what you're gonna wantto run on it, to decide what's

the tank you need, because they'llstart it like two hundred and fifty gallon
tanks. Uh. In my house, I have a five hundred gallon tank,
and that will last me if I'mrunning the heater and the uh water
heater and stovetop and everything. I'llget four months or so out of a

tank before I have to worry abouthaving it refilled. And uh so that's
the first thing. Then you haveto have the gas lines run. A
plumber has to do that. Theygot to be inspected and checked for leaks
and everything. Then the propane companywill come in and put the proper pressure

regulators and and things on and hookit up, fill the tank and you're
done. Really so you uh soeverything happens kind of from say one place,
once you know the tanks, it'sgot, the propane runs to the
house. I mean, does itall go? You know, you're you're

here at least here is ours isin the attic, and you know my
stove is in the kitchen. Youknow, they're not really close to each
other. So that's just the linerun in the attic. Though, they'll
run a line up the wall intothe attic, and just like with your
natural gas systems, they'll they'll havepipes that go off to the different areas

that need it. You know,right now you got electric lines that are
running for those same things. It'sjust a gas line instead. Okay,
so it's not that big of adeal. Nope, I can tell you
I had mine. When I hadmind done, I purchased my tank instead
of renting it, and I thinkI spent to purchase the tank and have

it filled. I want to sayit was like thirty four hundred dollars for
the for the purchase of the tankand filling it the first time. And
then I as far as getting thegas lines done, obviously I had my
own plumbers do it, since Iown a plumbing company. But when I

look looked at it, what itwould take you for my house? It
probably would have run something again inthe three thousand range. Okay, all
right, well that's not as badas I thought. But when I look
at houses up there and go,oh no, not cooking on on the
electric stove? What part of whatpart of the hill country are you looking

at? Like the Marble Falls area? Okay, that area yep. Not
gorgeous area up there? Yep itis. Okay, well, thank you.
That makes me feel better about likingsome of these houses. And I
go, well, and I'm gonnathrow one other thing in for you on

this. You know, the bigthing nowadays is people are putting in uh
backup generators. Oh yeah, okay, And if you put all the gas
appliances in like that, the backupgenerator size you need is substantially smaller because
you're not you're not using things thatare using huge amounts of electricity the heating

system for instance, it's just afan then that's running, it's not okay,
so it can make a huge difference. All right, well thanks,
that gives me some hope. ThenI thought, oh my god, it's
you know, do they have torip off sheet rock and all that to
do this or there may be someareas. There may be some areas that

they have to just to because ofaccess, but it'll be pretty minimal.
