Well, a very very good morning and welcome along to
the Resident Builder on Sunday. You with me Peed wolf Camp,
the Resident Builder, and this is an opportunity to talk
about your house, maybe your home, possibly the place that
you live in, maybe a't somewhere that you rent, something
that you're interested in buying, or something that you're trying
to sell. And then realize that actually there might be
a couple of problems. I've had a couple of emails
(02:14):
inquiries during the week, people ringing going, oh, look, I'm
just about to sell my property, and someone's picked up
on the fact that the bathroom didn't get a building consent.
When we did it thought it would be okay. Now
it's holding up the sale and process. So happy to
sort of talk and chat about those sorts of issues.
Happy to talk about the nuts and bolts, the nitty gritty.
(02:35):
And when I say the nitty gritty, it's been a
week of work of mahi for me on my own place.
A list of jobs, a very long list of jobs,
a list of jobs that were delayed, A list of
jobs made longer by the fact that I did delay them.
So I'll put my hand up and say there's some
work that I've been doing over the last couple of weeks,
(02:56):
which if I had have done it a year ago, two, three,
four years ago, would probably be a lot less work.
But for all of the same reasons that we probably
all have around do I have the time, do I
have the money, Do I have the bandwidth to get
these jobs done? They get delayed and then when you
eventually get round to doing them. This is inevitable with houses, right,
(03:21):
They take longer and they probably cost more. It's in
some of these jobs take a little bit of time, right,
So prepping weather boards and taking out a little bit
of rot, and fixing scribers that have either decayed or
come loose or whatever, these sorts of things. I'm thinking
(03:41):
about it going you know there, you've just got to
be on top of your house all the time in
terms of the maintenance. Now, maybe newer houses less, so
maybe houses made of different materials. Mine is basically a
wooden house, and I must chat about this with Road
later on today. I was up there on the scaff yesterday.
(04:04):
Beautiful weather. What a stunning spectacular week. I know Tuesday
was a bit miserable, but apart from that, it's been magnificent.
And so I'm up there prepping for a bit of painting, thinking, okay,
so it's a wooden house. Essentially, what it wants to
do is turn into compost because timber, left to its
own devices, will you know, tree falls in the forest,
(04:26):
that falls downturns into compost. Essentially, a tree cut down,
run through a saw and assembled into a house still
wants to turn into compost, is how I see it.
And so everything that we're doing as homeowners, as builders
and painters and contractors is stopping that inevitable process. And
I tell you the other thing that it has sharpened
(04:48):
my attention to all my focus is the importance of
a good paint job on your house. Everywhere though I've
seen decay, it's because the paint has started to not
because it's a problem with the paint, it's just delayed maintenance.
Where you know, the bottom of a board has started
to soak up a bit of moisture, maybe because it
didn't have enough seilant in there when it got assembled.
(05:10):
So it's been a really it's been a fascinating couple
of weeks actually taking the time to work in my
own house, including yesterday a happy couple of hours sitting
on a bucket in front of an old door, putting
in a good old fashioned water slock, so drill bert chisels,
sharpening chisels, getting chisels out, cleaning them up, taking you know,
(05:31):
getting the grinder out, giving them a sharp and working
away with that ruller extra light, all of those sorts
of things. It's been absolutely delightful and a little bit
later on a couple of stories about just one of
the things that I've always really really enjoyed about building
sites is the camaraderie, right, just the sense of guys
(05:53):
sitting around sometimes chatting, and just an absolutely delightful conversation
between three of us, all getting slightly older, talking about
basically how we for to our doctors. I don't know
why this came up. We were just talking about health
issues and stuff like that. It was just the most
delightful conversation, so funny. Anyway, let's get into it. A
(06:17):
big day for me today. Just quietly, just before we
talked to Kevin, I leave the studio here at nine o'clock.
I'll head out to the airport. I'll jump on near
New Zealand, flight down to Parmerston North and then I'm
going out to the wood Turning Festival. Basically that's on
in Palmiston North today. So there's all sorts of different competitions.

There's like speed competitions, there's team competitions. I find that
slightly terrifying the thought of two people operating a lathe
together in tandem to create a piece of turned art
basically and then there's a North Island South Island competition
as well, different clubs. Anyway, I'm heading off down to
(07:03):
Palmerston North later on today for that and I'm back
on a flight tonight, so really really looking forward to that.
And I'll stay this up from a delightful story conversation
I had with a gentleman today and I talked about
the last time I did some wood turning, which I
think was about nineteen seventy nine when I was informed
(07:26):
two at de Lasu College and I went off to
we all got shipped out on a bus. We didn't
have a woodwork classroom at my school when I was
there to go to the woodwork class which was up
and only hunger. And turns out a teacher is still
alive I know. Anyway, I'm going to go and visit
(07:47):
me old teacher sometime maybe later on this week. Rightio,
let's get into it. It is thirteen minutes after six.
Anything that you would like to talk about with regard
to building construction, maintenance, just getting it done and the
other thing. This is again something I know but has
been drawn into sharp focus. Preparation is everything, especially in
(08:09):
terms of painting. Right if you're going to get a
good paint job. It's all in the preparation. And I
had again it was not quite a mystical experience, but
just a moment of reflection. Beautiful day yesterday, I'm up
on the plank. You know, I'd scrape these boards back,
I'd filled a couple of gaps and cracks. I'd put
on some oil based primer. I'd waited twenty four hours
(08:31):
for that to dry. I'd given it a light sand
I put on some quick dry over the top of that,
a final flush off for any little defects, and so on,
a first coat, and then a second coat on yesterday
as well of some lumbersider onto the side. And as
I'm brushing it out, I'm thinking, this is lovely, this
is nice and smooth. It's all about the preparation. Just

slapping it on is never going to get you a
good job. It's as simple as that. Oh, eight hundred

Good morning, Hi. I was wondering whether you could help it.
I've got a bit of a situation. I'm not quite
sure what to do here. I bought my Grammars unit
that was bought in nineteen about nineteen seventy. Now what
we're going to do. It's brick and tile and aluminum jewingry.
(09:36):
There's no insulation in it. So all the jib's gonna
have to come off and insulation put in. Now that's
the first problem. The second problem is what I want
to know, the aluminium windows and there aren't double glazed.
Now if we get a double if we get them
(09:56):
double glazed, the border that I've sort of spoke to,
and it's going to be doing a bit of work.
He reckons that it doesn't have to be tutified and
all that.
Speaker 6 (10:08):
Mm hmmm.
Speaker 4 (10:10):
Now that there's also one other problem. We want to
take the bars out and put a witch shower in there. Now,
obviously we're gonna take everything out. Now he's saying that
he should just put hardy glaze on the wall, and
I said, no, you're going to have to put jib,
(10:31):
a water tight GiB and then seal it.

Right yep.

And there's one other problem now also, the roofs coming
off and we're going to put a new roof on it.
I'm a sparky by trade, so I'm going to rewire
it completely while we've got everything apart. But like he's
just telling me that we don't need any vulgus pyramits
or anything, And I said, are you sure that doesn't
(10:58):
sound right?

M okay. There's there's a number of things about the
project that to me sound like they it would trigger
the requirement for a building consent, and and some of
them I know for a fact. So for example, if
you were to remove the interior lining and add insulation
(11:23):
to the exterior walls, that definitely requires a building consent.
If it's a concrete tile roof and you're replacing it
with long run iron, which is probably what you're going
to do.
Speaker 4 (11:39):
Yeah, no, it's it's it's one of those.
Speaker 6 (11:42):
Deco decrements roofs.
Speaker 4 (11:45):
Yeah, I think it was. I think it would have been.
We're in a hi were around.
Speaker 6 (11:55):
That may not require a building consent, but it still
needs to be done according to the building code. So
for example, if it is a pressed metal tile roof,
it'll be on battens. Those batons, in my opinion, aren't
suitable for having corrigody and fixed to them or long
run metal fix them. So you need pearlins. If you
(12:16):
can do peerlins, you need the whole downs, et cetera,
et cetera. The other thing with regard to the shower
is if what you're talking about is like a walk
in shower, are you going to do tiles or are
you happy to do a lining?
Speaker 4 (12:30):
Well, that was something I was going to ask. Do
you like how you said you could use hardy glaze
or I don't know whether hardy glaze it would be
all right or we'd be better to put tilS all right.
Speaker 6 (12:48):
Certainly, if you go for tiles and it's a level
entry waterproof shower, that most that really does require a
building consent as well because they want to see the waterproofing,
and you know, I suppose. So if you're looking for solution,
there's a couple of things. One is, for example, in
terms of the insulation, there are systems where you can
(13:12):
inject in and use like a foam or an injected
insulation into there. Some of those systems require ceiling of
the brick work as well, so stopping moisture from entering
because bricks are porous, right, So bricks work because there's
a cavity behind them. If you fill that cavity, then
(13:34):
you've got to have another way of controlling the moisture.
And apparently the system is that they then seal the
brickwork on the outside, right, So you could do that
that then they have a system where they can they
can get a consent for that type of work, which
is a lot simpler than if you were to striple
the lining and get a building consent. That way, if
(13:57):
you took if there's already a shower in the bathroom
and you were to replace that with like essentially a
kid set shower, so lining and a pre formed shower base,
you could also do that without a building consent. And
if you're doing if it's already a lightweight metal roof,
then replacing it most likely you can do without a
(14:20):
building consent as well, providing it's done to the building code.
So but you know, I think you do need to
spend a bit of time maybe speak to your local
council around some of those issues that we've just discussed,
because you don't really want to be in a position
where in a couple of years time, should you choose
to sell the property that someone goes, did you get
(14:41):
a consent for this work? Because I feel that you
should have find out that you should have had a consent,
and then you're trying to rectify that from a compliance
point of view later on, because that is quite a
difficult task later on.
Speaker 4 (14:53):
Yeah, well that's what I thought.
Speaker 5 (14:55):
Now.

The other thing about the windows.
Speaker 6 (15:02):
I mean, if it's nineteen seventies aluminium joinery, it's probably
getting towards end of life, right that.
Speaker 4 (15:10):
That was another thing we were thinking of, Like basically,
I don't think what's the joinery in there that you
can quit double glazing in in any way? Because I
thought basically the red state now that once you start
doing work, you've got to put double glazing.
Speaker 6 (15:28):
And no not yes in part, but not completely. So
for example, if you weren't getting a building consent for
this work, if you want to, you could take all
of those windows out, replace them, let's say with a
uPVC insert or something like that, which will give you
the double and then put the double glazing into the
(15:48):
new frames. You can do that without a consent as
long as you're not changing the size of the windows, right,
So you know that that would probably for the brickwork
actually be quite a good solution to go uPVC the
and then because you're you're right, you know, in most
(16:11):
cases I think for that older, that really early aluminium,
it probably won't accept a retro fit double glaze unit.
It may be and by all means go to you know,
Metro and get a price on that, but you might
find it replacing the frames and so on. I mean,
you know, it's quite an interesting project in the sense
(16:33):
that by the time you add up your windows, your insulation,
your bathroom and your roof, you know you're you're into
six figures, aren't you.
Speaker 4 (16:42):
Yeah, well, we knew, we knew it was going to
be cheap. And now there is one other problem. There
is a conservatory on there. But when I reach to
the council, I can't find anything about conservatory on the
plans or anything.
Speaker 6 (17:00):
Yeah, yeah, so.
Speaker 4 (17:03):
Does that basically have to off and a new one
put on and it'll all be be re resort of
certified and stuff. Because we thought, well, if we're going
to do it up like what we've done, is.
Speaker 6 (17:18):
You want to get it to a point where it's
complete and ready for sale. Should you want to sell.
Speaker 4 (17:24):
It on the instance, it's a block or two units.
Now we've bought both units. Ye, the seacond unit, we're
going to do our one up first, the second. The
second unit we're going to do up and reach it out.
But that also was one other thing I wanted to know.
(17:45):
When you drive in the driveway you've got you drive
straight into a garage. Now, off that garage that comes
straight and off the road the driveway, can we put
a carport on there as well or not.
Speaker 6 (18:02):
There'll be a couple of things about that. One is
distance to the bound So if the car port's hard
up against the boundary, typically it requires a consent. Site
coverage might be an issue, but that's less of an
issue these days because most counselors are allowing people to
get up to fifty percent site coverage. So and also
(18:23):
remember the rules have changed a little bit in terms
of how big a car port you can build without
necessarily requiring a consent. It may still have to be
a certain distance away from the other one. So if
you wanted it to adjoin the existing building, then that
often triggers a requirement for a building consent.
Speaker 7 (18:39):

Yeah, well that's what we were thinking.
Speaker 6 (18:45):
So would that all it kind of feels like you
would you would package all of this work ups as
one project, go for as limited a consent as you require,
but getting the building consent gives you some surety and
it also just puts on record that the building is compliant,
(19:05):
which it to me feels like a worthwhile investment.
Speaker 4 (19:09):
Yeah, well that's what we want to look at because,
like we thought, okay, at the end of the end
of the time, the kids are going to get at
echually anyway.
Speaker 6 (19:18):
Yeah, a handover a headache.
Speaker 4 (19:21):
I don't want to be in a situation where ship
why didn't they get why didn't they do that? That's
why I thought, well, I'll talk to you, because like
I've spoken to two different borders and I've had two
different answers from and stuff, and I'm thinking, well, what
do we do. Do I go to the council and
(19:43):
say this is what we're doing, what do you want
us to do? Or do I try and get some
and so.
Speaker 6 (19:51):
Yeah, I mean, you know the other thing to do
is to go to like a local designer, because you're
probably going to need to engage with the designer. They
might help you with that compliance pathway. You could talk
to a building surveyor to get some opinions. I know
it should be a lot more clear cut, but it's
(20:11):
in some instances it's not right because there is provision
for work to be done without a consent. You just
have to understand what the parameters of that are. I've
got to move on, but really good luck with the project,
and look, it'll transform that house, right, It'll take it
from nineteen seventies with you know, I guess nineteen seventies
(20:31):
joinery with some single glazing with a lack of insulation
into a building that would actually be really nice to
live in as opposed to potentially drafty, cold and moldy.

Good morning, Pete pleases. I've got a nineteen twenties villain
and I was up in the ceiling disc checking the insulation.
It's got pink back and I see that insulation stops
at the top plate. It doesn't go out over the eaves.
Speaker 9 (21:44):
Is that?
Speaker 6 (21:45):
Yeah, that's okay to be fair, because do you know,
given its age, whether it has any insulation in the walls.
Speaker 8 (21:54):
No, I don't think so.
Speaker 6 (21:55):
Right, I mean, it goes without saying that would be
great to get some insulation in the walls. And with
regard to where the inlation and the ceiling ends, because
often with those old houses they've got, you know, conventionally
a throw and roof, so it'll be a four to
two rafter that runs up from the top plate to
(22:16):
the ridge. You don't have a lot of space once
you get out to the top plate. And in fact,
if I'm really honest, I'm a little bit surprised that
they took the time to push the insulation right out
to the top plate, which is great. One of the
interesting challenges with getting insulation into that space in general
is that you need to leave a certain amount of
(22:39):
gap between the underside of your roofing and the top
of the insulation. That what you don't want is those
you know, like it's tempting to go, gosh, I want
some insulation in there, so I'm going to poke it
into that little narrow gap right out on the perimeter.
But that's actually not a good thing. If it means
that you don't have any airflow through there, it'll it'll
cause other problems.
Speaker 8 (23:01):
Look, sorry, this has got quite a high risk, so
there is yeahantasm. Yeah, but part two of us questions, Sorry,
it's got internal the internal walls have still got the
sarking and it's got on it. And if you're looking
at it from the in the roof, there's a gap
in between the sarking walls.
Speaker 6 (23:21):
Is a gap between the sarking walls.
Speaker 8 (23:24):
You've got the sarking war and then the next and
there's about or i'd say about a twelve hundred mill
gap in between that and the next sarking wall to
the bid back to back, like a.
Speaker 6 (23:42):
Void in there or something like an extra that's not
where it might have had a chimney.
Speaker 8 (23:48):
Yeah. No, no, it's it's all the internal walls are
like that. They they don't. I suppose it's the framing.
Speaker 4 (23:58):
I suppose.

I spose you got sarking for the framing, sarking and
that is open. I'm just wondering, should that gap be fullation?
Speaker 6 (24:08):
I mean, yes, but then you should really try and
fill well. I mean, I think if you're doing a
new build, I would always install insulation into every internal
petition as well as all of the external. Right. It
makes a massive difference to the house long term. For
your house in terms of trying to achieve warm, dry, comfortable,
(24:31):
you'd really want to focus on getting insulation into your
exterior walls first. That would be your priority. If there
was then later on an opportunity to add insulation to
the interior walls, that's great, But in terms of its
overall thermal performance, I mean, I guess what you're talking
about is if you're standing in the roof space looking
down and you can see insulation, and then in between
(24:52):
the insulation there's a gap and you can see down
into those petitions, then yes, I would cover that because
any gap in your ceiling insulation reduces the effectiveness. It's
quite I remember reading some time ago. You know, like if,
for example, if you've got conventional incandescent down lights, you
can't buy them anymore, but the old ones, and you
(25:15):
had to have a gap around the insulation because of
the heat created by the light fitting. So if you
had say four or five, four or six of those
in a living room ceiling it you've effectively lost about
a meat to square meters of insulation. You lose about
fifteen percent of your insulation performance just by having those gaps.
(25:39):
So if you're standing there looking at these gaps and
your ceiling insulation, yes, just adding some insulation that just
sits in that gap or over the top of that
gap will help keep some of that heat in.
Speaker 8 (25:52):
It's a remarkably warm house. Apart from that I was
popping up, I might put a blanket insulation right over
the top.
Speaker 4 (25:59):
Of the old.
Speaker 6 (26:02):
That's and that's a sort of standard process. So what
you'll find that there's you know, ceiling runners or sealing
joists right that run across and that your ceiling is
fixed to. Often the insulation's laid in between there and
not over the top. So each of those little bits
are timber is effectively a thermal bridge. So if you
were to go ninety degrees and lay a blanket over
(26:23):
the top, that will make your insulation so much more effective. Great, thanks, great, awesome,

it's it's particularly pertinent given that we spoke quite a

lot about mold last week, including Dr Steve McNeil from
Brands coming on and chatting about that. Pete loved the
Sunday show. Thank you very much, thanks for the work
and all the great info and entertainment special Thanks for
covering mold this week. It's a topic that needs much
more coverage and is something that most kiwis are sadly
unaware of. A few years ago, I developed a serious
(27:05):
illness with a myriad of weird symptoms. Many GP visits
were followed by referrals to specialists at the hospital, but
unable to diagnose the problem. They are particularly confused because
I'm otherwise very healthy and they and they knew that
there was something seriously wrong. Eventually I went to a
specialist in Australia who diagnosed miso toxin illness from the mold.
(27:29):
I found a mold inspector near where we live. He
came down found mold in the house. The mold issue
was remediated and now I and the house am fine.
Also know how to use my house properly with the
use of dehumidifier's frequent opening as the windows, etc. This
is a topic that really should get more press in
New Zealand. Again, many thanks for giving it some coverage.

of other jobs, is when you got time to think, right,
And I was thinking about the conversation we had with
Dr Steve from Brands last week, thinking, and then we
got talking about this Luften thing, right, that this German

notion that no matter what the temperature is outside, you
get up in the morning, you open up all the
doors and windows and you kind of shock your house, right,
you get rid of all that humidity that's built up
overnight and I've been listening to a bunch of podcasts.
I listened to a whole lot of history ones and
that sort of thing, and there's one that has it's
the podcast about Second World War. We have ways of
(28:35):
making a talk and they often start with achtung akdung
and then they start the podcast. And I was thinking
maybe at about eight o'clock on the show, we should
sound like a little alarm and say time to open
all your doors and windows. We could do that as
a regular thing on the show. Anyway, it works. It's
been I mean, it's been a lovely week, and that's
what I've been doing, getting up in the morning, opening
(28:57):
the doors and windows, letting out all of that humid
air that builds up overnight and shocking the house and
some brisk, fresh air in the morning not a bad
thing for the house. So we might start doing that anyway.
Just something I was thinking about while spending time on
the scaffold painting. It is eight, sorry, six thirty eight

of texts that have come in morning. I've got a
nineteen sixty summer hill stone house. My question is should
I get the bricks silicon sealed to prevent moisture being
(30:01):
drawn into the house to try and keep any heat
in Thanks very much from Phil. Look ceiling the summer
hill stone is probably not a bad idea as long
as you've got other provision for airflow, drainage and ventilation.
So what you might find is that down at the
(30:22):
bottom of the on the first course of bricks above
the foundation, there'll be a perpendicular vent there. Don't see those.
Ideally there'll be some vents at the top as well.
Don't see loose either, but as in block them off,
but certainly putting a protective sealant over the bricks to
stop them absorbing moisture. Probably not a bad thing for
(30:45):
that summer hill stone peat. Brief question about bathroom tiles
and a five year old house. They're pretty basic floor tiles,
very porous in that they hold the dirt easily. The
grout is terrible and thin. Can we either tile over
these or is there a ceilant that could go over
the top Along with regrouting, You could seal the tiles
(31:06):
and if you go to a tile shop, if you
go to somewhere like tile Space where I was earlier
this week, then you would be able to find some
specialist seilants. They it might help with the porosity of
the tile. It doesn't actually sound like they've chosen the
right tile. If the floor tile is that porous and
holding that much dirt, and also if the grout is
(31:30):
conventional grout as opposed to a POxy grout, then that
will absorb a bit of moisture, so selling that would
make a big difference as well. You can tile over
tiles only if the tiles are in sound condition. Otherwise
all you're doing is sticking another tile to another one
that's most likely going to come away, so tiling over, yes,
(31:51):
only if the original tiles are in really good Nick
morning Pete. After hearing that caller, shouldn't all LBP builders
be trained to know what is exactly required for a consent?
So why are we hearing different answers from different building
builders regarding consents? Cheers from John. You raise a good point.
I mean, look, I think that there's well, there is provision,
(32:13):
and you're relicnsing that you need to continue to learn, right,
So I think my license is up in September. Again,
I'll need to provide evidence of learning. I'll need to
have done some reading and pass some pretty basic tests
to be fair, some quizzes that are sent out to
all LBP builders, and then I can get my license,
(32:37):
my LBP license renewed in terms of ongoing training around
building consents. Bearing in mind that in defense of lbps,
and I'm struggling to defend this particular point in defense
of lvps, it's actually not our job to how am
(32:59):
I going to put this properly? Really, we're there to
build to the right. Issues around consent are to some
degree for designers, building surveys, architects, and homeowners, saying that
(33:20):
if you go to an LVP for advice about consent
and they're unsure, then they should acknowledge that and say
you need to talk to someone else. That's probably a
better way of approaching it. But yes, more builders. I mean,
we had a couple of weeks ago a call where
someone was trying to sort out basically an on suite
that had been added to a building with no building
(33:41):
consent at all. Now that's a clear case that work
required a building consent, and I sort of went, well,
how is it that the person who did the work
didn't inform the homeowner that they would require a building consent?
And possibly it's because the person who did the work
probably wasn't a licensed building practitioner and so wasn't aware
of the regulations. But yeah, I think it's fair that
(34:05):
we probably all we as an LBP should know more
about consenting and what is acceptable and what's not and
if we're doing work. Certainly these days, given that there
is a code of ethics right in. One of those
codes of ethics is to behave professionally. You know, if
someone approaches you and says, oh, look, could you just
you know, cobble this bathroom together for me, it's in
(34:27):
a slightly different location. We're going to change a window,
and while we're doing it, we're going to throw some
insulation in the exterior wall. As an LBP, you should
know that that work triggers requirement for building consent. And
just with regard to Stuart's last comments, they're about going
up in the roof space and having a look at
his insulation. Hey, Pete, I've just come across this before.
No top plate on the internal walls, just like with
(34:49):
the big chimney going all the way down to the walls. Yeah,
I mean, look, the way in which houses were built
then is sort of the same but quite different. It's
not uncommon, for example, in older houses to find when
you go underneath or we strip out some materior lining,
there's noottom plate that the studs go right down to
the bearer the joists that then sat alongside the studs,
(35:13):
and the scrim comes down, or the sarking comes down,
the scrim goes on, the skirting board goes on, but
at the bottom of the skirting board basically there's no
top plate, which gets all sorts of problems if you're
then trying to add bracing to a house like that
built in that manner. And also there's obviously a direct
pathway for air from below in the sub floor space
(35:35):
straight into your walls and straight into your house because
it's basically all open there. Oh eight hundred eighty ten

come around, give me a hand anyway. I mean, Quilla
is like most hardwoods. It's reasonably stable in the sense
that there's not as much expansion and contraction across the
width of the board as you might get with with pine,
right with a soft wood. The fact that someone laid
(37:05):
it with I wonder whether the thinking was it's fresh timber,
it's come basically well, it hasn't come from the sawmill,
because that kind of that happened ages ago. Probably, so
the timber has arrived on site, it's basically fresh. They're
thinking it's probably quite wet, in which case what we'll
do is we'll lay it butted together, and when it
(37:26):
dries then we'll have the right gap, as opposed to
laying the timber with a gap and then finding that
when it does dry you've got a much bigger gap
than you were expecting. However, in this instance, it sounds
like the timber might have been reasonably well seasoned, in
which case it should have been laid with a gap.
Look to be fair, when we were nailing decks down
(37:49):
as opposed to screwing them down like you'd do most
decks today. It was basically the width of a nail,
So if you were using a sixty mili jolt head nail,
which is about just on three millimeters in diameter, you'd
simply use that as the gap. So you'd get a
board in nice and straight, get the next board, put
the nail in between, push it up tight, bang in
(38:12):
the first nail, take the second one out, the one
that you'd used as a spacer, and then use that
for the second nail, and away you go, rinse and
repeat basically. So yeah, about a three mil gap works
quite well. Someone suggested a product called super Poor. I
don't think it's spelled pr, but that'll be auto correct
(38:33):
for the brick or stonework. Thank you very much for that.
Pete recently bought a nineteen fifties property with some pineecks linings.
I want to reline and insulate. Do I need a consent?
And can I do it myself? Regards from Jay. If
it's exterior walls, yes, you will need a building consent
for that. There's a couple of things there. I don't
(38:55):
know that it's much about bracing, for example, So you know,
our council concerned that by removing the exterior the lining,
the interior lining on an exterior wall, whether they're concerned
about bracing, but what they are concerned about is people
inadvertently doing the insulation incorrectly and potentially adding problems to
(39:19):
the building, often by moisture. So you know, what we
know about sort of cavities and the gaps and framing
is that, okay, they're cold because they allow air to
sit there and there's no insulation, and they allow heat
to transfer through that space, but they also then allow
(39:41):
for ventilation and for draining and for drying in that space.
So if you add insulation there and you don't do
it correctly, then you can inadvertently cause issues with moisture
building up inside the wall, which then can become an
issue for mold growth. And we talked a lot about
(40:02):
that last week on the program. So I think it's
that reason alone that adding insulation two exterior walls requires
a building consent, and it's very clear personally, I would
have liked to have seen that change in Schedule one
in the revision to schedule one to allow people to
(40:24):
do the work, but it needed to be done supervised
and signed off by an LBP. The other thing is
that I'll reach out to We've got Eca on the
show in a couple of weeks time, in fact next weekend.
Talking about hot water cylinders. If you remember a couple
of weeks ago, there was a conversation with a gentleman
who said, look what I do is to save money.
(40:45):
I turned my hot water cylinder off when I don't
need any hot water. I'm still trying to figure out
how that works, but anyway, it works for him. And
so what he does is he turns his hot water
cylinder off and then he goes three or four days
without any hot water, and then when he needs the
hot water again, he puts it back on. Is that
actually saving and many money? And are the other health
(41:08):
issues associated with that? We'll talk about that with an expert.

Rightio, Good morning, Welcome back to the program. It is
six minutes after seven youth peak wolf Camp Resident Builder
and we're talking all things building in construction. So whether
it's a maintenance project, whether it's a new build, whether
it's an old house that you're thinking about. You know,
what do I do in terms of trying to improve
the quality of the house, And I think within I
(42:09):
guess building circles and in those people interested in houses
basically that are warm, dry comfortable. That's what we're aiming for. Warm, dry, comfortable,
Warm and dry go hand in hand. Very difficult to
get a warm house if it's a damp house. Very
difficult to get a comfortable house if it's cold, whether
(42:31):
it if it allows for a great deal of mold growth,
those sorts of things. So warm, dry, comfortable is basically
what we're after. How we get there becomes in some
cases quite a complex solution, in terms of a combination
of better insulation, better draft control, better ventilation, better forms
(42:53):
of heating more energy efficient, and so on and so forth.
So it's a simple objective but a complex path in
some cases to get there. You may care to comment,
or more importantly, you've got some questions about what do
I do to achieve warm, dry, comfortable, or what do
I do in terms of protecting my investment? And you know,
(43:17):
like I said, I've had the opportunity over the last
couple of weeks to sort of set aside a bit
of time to do some work that's been desperately needed.
Like all older houses, our house requires a fair amount
of effort to keep it in reasonable condition. We started
a couple of weeks ago and within an hour and
a half of starting it was I think I'll just
(43:39):
deal with that little bit of rot, only to find
in fact that the rot was almost all the way
through the board. It was really almost quite literally just
about only the paint that was holding the front surface
of that. It was just a localized area. But it
means that you've got to cut that board out, you've
got to fit a new board. You've got to then
(44:00):
add a scriber. It meant replacing a scriber down the side.
While we're doing that, it's head flashing looks like it's
a bit old. Well it is, it's one hundred and
something years old. Well why don't we pop the head
flashing off as well, because we're going to be touching
up the paint work, so let's do all of that
in one go. And it was that classic moment where
(44:21):
you go, I'm going to go out and just start
scraping and prepping for some painting, and I'll fix that
scriber in place. And four or five hours later you
finished that job, a job that you thought might only
take an hour. So this is the nature of sometimes
looking after our houses and projects. So anyway, it's been
(44:42):
really good fun. Is it fun? Yes? It is for
me to actually spend a bit of time basically working
away on the house, doing the scribers, doing the flashings,
doing repairing some pieces of decay where a lot of
it has been caused by basically the end grain. You know,
(45:03):
we talk with Jay and with Bryce from Razine quite
a bit of about ceiling timber prior to insulation or installation,
or while you're doing it, watching what happens to timber
after twenty twenty five years or so, where maybe that
hasn't happened correctly. Or if you're doing a joint and
timber for exterior joinery and you don't seal the ends
(45:26):
before fixing it together, it's incredible how much moisture gets
into those unsealed ends. So if you're doing it, if
you're doing some work, it's a really really critical thing
to actually be doing, is ceiling the end of the timber,
the cut end of the timber with some primer something
similar to that, just to seal it and then carry
on with the construction. Doing it well. Not doing it
(45:48):
causes problems down the track. It's been a really fascinating exercise. Oh,
eight hundred eighty ten eighty the number to call. We
talked a bit about mold and stuff last week, And
I know a couple of months ago, maybe I was
listening to some talkback during the day and someone was
talking about this German of Luften. All right, well, you
get up in the morning, open all the doors and windows.
(46:10):
I'm sure it's not just the Germans do it, but
they happen to have become TikTok famous now because someone
in the States has made it famous on TikTok, except
they call it burping burp the house in the morning.
I feel that we could come up with a slightly
more decorous phrase than burping your house in the morning. Anyway,
I get this text just a moment ago. Good morning, peek.
(46:32):
I did as you suggested. I opened all the doors
and windows and gave the house a shock. And my husband,
he wondered if I've lost the plot. But it now
feels and now feels it's warmer outside than in only
for a moment. And there's a whole lot of science
which we won't get into right now around that. But
even if it's colder outside than it is inside, and
hopefully it is at this time of year in most houses,
(46:56):
opening the doors and windows, letting all that fresh air
in doesn't actually change the temperature inside the house that much,
and you'll recover that heat because the air will be drier.
That's the science. Twelve minutes after seven and a very

Good morning Halloween. Question regarding consent, Sure there is an
existing driveway from the roads onto the property and this
rule for one vehicle parking. Now to extend that, do
I need to apply for a consent if I want
(47:33):
just to get cars off the road, If I want
to extend the driveway, so two or three cars can park.
Do I need consents for that kind of work?
Speaker 6 (47:45):
I would think not. The only reason that it might
require a consent is around site coverage, and this is
in terms of permeable and impermeable areas. So different parts
of a city or different parts of a town and
different requirements across the country have a planning requirement for
(48:06):
the amount of impermeable surface you can have on your land.
So you know, obviously concrete standard concrete is impermeable, so
the stormwater that lands on there doesn't get to soak
into the ground, which means it's then directed to somewhere else, Right,
So how are you going to make how are you
(48:26):
going to look after that? What's your solution to that?
But realistically, if it's a reasonable size section a standalone home,
you could do the calculations yourself, figure out what your
site size is, figure out how big your house is
roughly whatever other paths there are, and if that number
in total is less than half of the land, then
(48:49):
I think you could go ahead and do that without
a consent, saying.
Speaker 5 (48:52):
That half alone.
Speaker 6 (48:54):
Yeah, So typically what we're what we're aiming for, what
we're aiming for is about fifty percent site coverage, right
in terms of impermeable surfaces. Now, in some councils it's
higher than that, and other councils it's but lower than that.
But as a as a rough guidet, fifty percent is
probably quite quite generous. It might even be as little
(49:15):
as as much as sixty five percent site coverage. So
it's I'm probably getting too technical for this, and I
think that if you're talking about adding let's say another
four meters to your driveway or five meters to your driveway,
three meters ry you want to go about ten meters? Yes,
do you have the space to do that?
Speaker 8 (49:37):

Speaker 10 (49:37):
There is, yes, the dumple, the dumple grounds there.
Speaker 11 (49:40):
Yeah, look there's okay, there's enough under yes, property as well,
so that's no, there's enough of doing as a bay
to churn or yeah.

Sure. I think the biggest the biggest concern for me
would be what are you going to do to control
the storm water from that? Right?
Speaker 10 (50:02):
So, well, what I was thinking was like gravel, I'm
not thinking concrete.
Speaker 6 (50:07):
No, Okay, Look, if it's a permeable surface, then that's
got less concern. The key to doing that is, once
you've excavated, taken all the top soil off, is to
put down some geotextile cloth. Don't just put the metal
straight down onto the clay or onto your soil substrate,
(50:28):
because what happens there is when you drive on it,
the metal just gets pushed through and into the and
it'll turn into a bog basically. So no, so whoever's
going to do the work for you, just make sure
that they add some geotextile cloth and ideally form it
in such a way that maybe it directs the storm
(50:49):
water so that it's not becoming a nuisance to your neighbors.
Sounds like if it's not permeable, it's a whole different issue.
Speaker 10 (51:01):
So I think you'll be fine to put concrete down
too costly.
Speaker 6 (51:06):
Yeah, sure, it's a lot of concrete. And you're right,
concrete kind of expenses these days. All right, Okay, all

Just recently we had a water leak in a had
a wing back behind a kitchen bench upstams yep, and
it blew the NDS on the bench top beats upsteam
and also made its way down to part of the
(51:44):
board flooring under kitchen units, and it turned into week
books as it does basically just a query, does that
part of the board flooring have to be replaced by
a LBP. I'm kind of I've got all the gear
(52:08):
that I need and I've seen it done that. I've
worked in by Burton Law on a couple of renovations.
Speaker 12 (52:15):
So who was a build it?
Speaker 9 (52:17):
And it's yeah, I've got it's wood in my cave
of building.
Speaker 6 (52:25):
No, I think and look, if there's something you're unsure about,
seek advice. But in general what you're talking about doing
is obviously you've got to strip the kitchen out in
order to get access to that part of the flooring
that's behind the kitchen units that's been affected by moisture.
So the kitchen's going to come out. If it's particle board,
(52:49):
it's probably like a nineteen seventies nineteen eighties house. The
really challenging bit is typically the joist will be laid,
the particle board flooring will go down, and then they'll
stand the frames on top of it. So around the
perimeter there'll be particle board that's underneath the bottom plate,
which is obviously very very difficult to get out because
(53:12):
it'll be fixed down. It's trapped down between the joyston
and there. If you find that that area hasn't got
a lot of decay in it, I would just cut alongside,
flush with the bottom plate NOG for some support, and
then just cut out the affected parts of the particle
board nog wherever there's a joint, and then just fix
(53:35):
a new piece of flooring down and probably go for
some tantalized flooring ply something like that. But know that work,
you know, make sure you reinstate the insulation. Make sure
that you bear in mind that there might be wires
running in that area, so you don't want to inadvertently
cut through any wires. And I don't see any reason
(53:57):
for you to get anyone else and to do it
if you feel reasonably confident about it.
Speaker 9 (54:02):
Oh yes, I am a trading yourself the trade. But yeah,
I've worked the hands all my life.
Speaker 12 (54:12):
The woods under the bottom plates going to be my
next query, yeah, because it's always difficult to get that out,
but it's.
Speaker 9 (54:26):
Sexually most of the effected. The area is below a
bay window, so the weight of the wall and root
would be carried by the wall either side of a window.
So I was actually looking at just leaving that particle
(54:51):
board in place it's dry that you know it's most
likely lost its composition a little.
Speaker 6 (55:01):
And the other thing, you know, particle board flaws like
that they can take a little bit of more when
it's that sort of event where you have a sudden leak,
a flood of some description, and then the timber is saturated,
but it dries out. Where you see long term decay
or decay is where it's become it's stayed wet for
(55:21):
an extended period of time, right, So most most timber
will accept being wet and if it then dries out.
The other thing that I'd suggest, just this is kind
of a belt embracest approach, is that once you've opened
up all of that space, I would treat all of
that exposed timber, the joist, the bottom plate, whatever exposed
edge of the particle board flooring with something like metal X,
(55:45):
which is a timber preservative or protein frame. Savor any
of those timber preservatives and just apply that. You'll see
it suck in and you just keep applying it until
it stops sucking into the timber and then carry on
with your building after that. But treating all of those
exposed edges just you know, if you're a little bit
(56:08):
worried that, gosh, is that decay going to continue, you
can take a step towards reducing the risk of that
by treating those and sealing those areas.
Speaker 12 (56:18):
Yeah, I will do that.
Speaker 9 (56:21):
Yeah good, I actually think that. You know, I picked
up the leak pretty quickly because the ND on the
bench coop blue, and you know, I picked up pretty quickly.
But the Yeah, just one other quick query if I can. Yeah,
(56:45):
actually got an opinion as to polystyrene versus polyester or
wolf underfloor installation.
Speaker 6 (56:58):
Yeah, it's an interesting one. I I just as an aside,
I was at an event the other day and a
lot of it focused on, you know, polystyrene and some
of the challenges we have around you know, what do
we do with that at end of life, right in
terms of recycling it and repurposing it. So, look, I've
seen plenty of like it's the expol system right for
(57:19):
underfloor well installed. It's it's really good. Where I sometimes
I guess feel it lets itself down. Is that in
some cases when it's not well installed, it tends to
drop and dislodge and so on. Obviously, a wool insulation
or one hundred percent pure polyester are really good alternatives
(57:42):
as well. And the main thing is making sure that
your underfloor insulation doesn't dislodge, right, because it's it's all
about having it in there with as few gaps as
possible to make sure that the insulation is effective.
Speaker 9 (57:56):
So yeah, well, exposically the same answer as my brother
in law builder was element the loathed polystyring underfloor install
installations because it seemed dislodged. Yeah, you always get a
(58:20):
little bit of a breeze or window underneath the house.
And basically, and I put that down to if it's dislodged,
it's been poorly installed and supported in place.
Speaker 6 (58:32):
I agree.
Speaker 4 (58:33):
Yeah.
Speaker 9 (58:34):
But the other thing I I quit I wonder about
polystyring is if I recommend it being put in up
to the under side of your flooring with no air gap. Now,
if you do have a water leak, it's basically cannot
(58:56):
get that water is going to sit there. That's exacerbate
the problem, whereas polyester would actually let the water.
Speaker 8 (59:05):
Uh.
Speaker 6 (59:06):
Yeah, And you know, like the one hundred percent pure
polyesta like the Autex material, right, the green Stuff insulation,
and there I use those quite a lot for exterior walls,
particularly in retrofit situations, because they won't hold moisture, so
you know, But then we also shouldn't necessarily like for
an underfloor insulation, you don't necessarily want to install something
(59:29):
just because you're waiting for a leak. Right, ideally we
won't have leaks. But I also understand it's quite a
practical approach. So yeah, something like the Autex underfloor, which
I've used a heap of time, it's probably quite a
good solution for you there as well. And interesting a
textas is fired through too tell them to mask up
the black mold can be dangerous. Now, I think if
(59:51):
you've had a flood, it probably won't have had time
to stay wet enough moist enough for long enough to
develop that. But at the same time, and this is
a classic I guess for older tradees and that sort
of thing is you know, looking after our lungs and
so on, and I'm not always that good at it.
(01:00:11):
I'm trying to get better at you know, when I'm
doing something that's particularly dusty, even like sanding weather boards
on the outside of the house. We are out in
the fresh air and all the rest of it is.
I've started to wear a mask more often, just so
that I'm not breathing in all that dust. It was interesting, actually,
I finished yesterday and came in for a shower at
(01:00:32):
about half past six or something like that, and I
had been wearing a mask and over the top, so
just under my eyes and around the top of my
nose was this fine film of dust right that. I
guess if I hadn't been wearing a mask, that I
would have been breathing that in. But I was wearing one,
and hopefully my lungs will thank me for it when
(01:00:54):
I'm an old man, if I'm not already anyway. So yeah,
make sure you look after yourself. But I think, Frank,
you know, treat that area with timber preservative and then
box on from there. Let us know how you get

jolt head. But that's not really what you're after with
your cedar.

had my second inspection on a incented build which I've
covered in a nine blot four meter deck. But one
of the things I realized I did and the planning
was have an open doorway. And now it's coming into winter,

I want to throw it by two meter element and
joinery slider in there, and I'm wondering if it's possible
to do that so without going through that lengthy process
of another content.

So is there an existing opening there or are you
adding a new opening to the exterior envelope of the
building in order to put in the slider.

Yes, it's a it's a it's a building off the
back of the house. It's four meters our and nine
point two across.

Yeah, but like where you want to put in the slider,
is there an existing window or an opening there?

Opening there is part of the original plan and consent.

So what was going to go in that opening if
it was on the original consent?

No, there was just going to be open opening, open,
and was just going to have a roof over a deck.
Speaker 6 (01:05:38):
Okay, by putting in a slider, is that the space
beyond or inside that going to somehow become a habitable space?
Speaker 4 (01:05:51):
That's right?
Speaker 6 (01:05:52):
And I think once, you know, in closing a space
and turning it into a habitable space, that would certainly
trigger a requirement for building consent. And again, part of
the legislation around you know, consents for this type of
work is to stop project creep. Right, It's to stop
a space that was never intended to be a habitable
(01:06:12):
space from becoming one. And so, for example, it's not
uncommon if you look at older houses to see a
part of a front veranda. Someone goes, oh, well, hang on,
I've got some doors out onto a veranda. I'm going
to put some windows in there, and then I'm going
to fill in the other gaps, and then suddenly that's
part of the bedroom. Right. Well, the veranda was never
(01:06:32):
intended to be part of the bedroom, and it's not
properly insulated and all of those sorts of things. So
I just wonder whether if you've got an opening and
you're going to enclose it by putting in some sliders,
then potentially the space inside of that becomes a habitable space,
and then that would require a building consent.
Speaker 13 (01:06:51):
Well, it wouldn't be habital in the sense that that
the original decking floor still.
Speaker 6 (01:06:57):
Is still going to be there. Yeah, in that case,
I don't think it would be a problem. I think
if you wanted to add a slider there and just
create actively like a conservatory, but you're not changing it
and you're not somehow incorporating it into the house, then
it's pretty low risk. And look, the other thing is
if it became a problem later on, you just take
(01:07:20):
him out, right.
Speaker 13 (01:07:22):
Yes, yes, so yeah. The other on the other two,
One of the other two was, I've got six mil
flexi sheeting on the east side of the building, the
new building, which is running in line with the stucco
on the existing house, and I want to I've spoken
(01:07:47):
to a guy who can render that and put the
pattern on it. He said he could get it pretty
much to what the old pattern was on the existing
trading for nineteen twenty three stucco homes. But that's not
on the plan either. The flexy sheeting is, but not
(01:08:10):
the rendering. It's not on the consented plans. I wondered
if if that would.
Speaker 6 (01:08:19):
Yes, And this is just out of an abundance of caution, right,
So I would imagine that on your existing building consent
plan it might have you know, the sheeting fixed off
and the joints dealt with or detailed in a particular way.
If you're then going to add a render over the
top of that and that's not what's on the plan,
(01:08:41):
then you'd need to go back. Now, it might be
that you could get it done as a minor variation.
It might be that because of a change to the
consented work, it'll go through it as an amendment. It
might not even pass as an amendment because you know
they might look at that and go, well, actually, typically
most new builds require a cavity behind the cladding, in
(01:09:03):
which case you've got to change your whole the way
in which that's been built. So when was the consent.
Speaker 13 (01:09:11):
Issued eight months or eight months ago?
Speaker 6 (01:09:17):
Yeah, you've got to do what's on the consent, and
any variation from the consent needs to be signed off
by the council. So whether that's via a minor variation,
which is something that you can prepare and give to
the you know, you let the inspector know. Ay, next
time you're on site, we need to discuss this and
then to some degree it's up to the inspector's discretion
(01:09:40):
as to whether or not they deal with it if
it's relatively minor. I actually think something like what you're
describing there is actually more than minor, in which case
it might need to go back to the processing team
and be submitted as an amendment to the consent.
Speaker 13 (01:09:55):
I'll go, I'll run that past the inspector.
Speaker 6 (01:09:57):
Yeah, absolutely absolutely, You've got to be super quick with
your last question.
Speaker 13 (01:10:04):
Oh just for deck deck running off the off where
they're opening door subscribed? Yes, can that be attached to
the piles on the previous which is on the previous debt.
Speaker 6 (01:10:20):
Again, it depends a little bit on what if the
deck is part of the building consent, then however it's
drawn on the building consent is how you do it. Increasingly,
I think with decks we're tending to make them free standing,
So just do a row of piles, you know, slightly
off the building and have the deck free standing. I mean,
(01:10:40):
you can do a ribbon plate, but then if you're
fixing through existing cladding, you've got to detail that neatly.
You've got to allow certain gap for drainage so that
you're not trapping the ribbon plate against your existing cladding
and providing a pathway for moisture to get inside the house.
But if the deck is part of the consent build,

The other day I was chatting with, as I do
most days, a whole bunch of trades people, and we
were talking about, you know, basically leaky buildings and pladding
failure and so on, and then we started to take
a bit of a deep dive into it and found
that upon investigation, it's not uncommon to find that the
source of the leak actually might be the frames, the
(01:11:40):
window frames, and often the source of the leak is
the corner where the window frames kind of come apart
over time. With me this morning is Benji from Ambience
by Stark uPVC Joinery. Benji, good morning, and tell us
what's different about the way that a uPVC frame is assembled.
Speaker 14 (01:12:01):
Yeah, good morning, Peter, Thanks for that excellent question. The
er is the key word. So we're talking about the
windows and doors, but how they're joined in the corner,
and all of our aluminum windows and doors are We
put a very tiny amount of joint celant, which is
like glue, and then we screw those corners together. However,
(01:12:24):
over time, with heat and coll of the day and
the night, the aluminium expands and shrinks a little bit,
and it doesn't take much for that corner to just
pop apart. The glue can't quite hold it, and then,
particularly on older systems, you get that leakage failure. The
difference with the Ambience uPVC systems is that they're fully
face welded in that corner. So the corner is a
(01:12:50):
key element of performance for the window. It does the
water tightness, but it also does the air tightness, and
that also helps with the acoustic performance. So as soon
as that corner pops apast, you lose on all three metrics.
But a well corner like our windows keeps your water
tightness and your ear tightness and your acoustic performance all
(01:13:13):
in tip top shape.
Speaker 6 (01:13:15):
And I guess people are thinking, gosh, a welded corner,
you know, is there a guy with a heat gun
or something like that, But it's it's a little bit
more sophisticated than that.
Speaker 14 (01:13:23):
Yeah, absolutely, and we'll welcome anyone to come and look
at the fully automated European kind of production line that
we're running out here in South Auckland near the airport.
But it's a four headed full face welding machine, and
it's a hot plate heats up both faces of the extrusion,
and then the hot plate gets out the way and
(01:13:45):
those faces come together and the whole face not just
around the edge, as welded together in a perfectly water
tight kind of corner. And we've done a bit of
testing on that, kind of trying to break that open
and see how it fails, and actually it ends up
stronger than the profile, so we know that it's perfectly
(01:14:09):
watertight for the for the life of the unit and
generally the life of the building.

Often when we're looking at, you know, building performance, we're
talking about the small details, and while that seems like
a small detail that many people wouldn't consider, it makes
a massive difference to the performance of the upbc bi

that there was drop cloth there when my tin of
paint bounced off the scaffold against the house and onto
the ground, not quite landing completely upside down, but close
enough to lose a little bit of paint. Thankfully, it

wasn't a big tin of paint either, so I always
decant into a smaller can and take that up plank

wells up around the base all the time. I am
going to call it simmer, but I wanted to know
what he'll be doing, how bad it is, and the cost.

Had to know what the cost will But obviously there's
a call out fee. There's kind of like a minimum
charge for plummets, I would imagine, So it's going to
be I don't know, more than one hundred dollars, hopefully
less than two hundred as a rough estimate, depending on distance.
So at the moment, can you actually see where the

leak is?

No, well, it's coming out of the main tap, which
as over the sphinx.
Speaker 6 (01:16:34):
And you say it's coming out of the main tap.
Is it coming out near whether the levers or the handlers,
or is it dripping from underneath.

The tap, dripping from underneath the ties?
Speaker 6 (01:16:46):
Right, it's not something that just requires you know, a
turn of fastner like often there's like flexible hoses that
lead to the underside of a tap that might have
come loose. Or do you think it's something more serious
than that. I had to know.
Speaker 15 (01:17:02):
I guess I have no idea. Okay, just wells up,
you know, after you still, I think, let the water
out and then it starts well enough again underneath it.
I don't mean underneath in the cupboard, I mean underneath
actual taps, and that just strips into the sink.
Speaker 6 (01:17:21):
Right, So okay, so it's not causing any damage as such.
It's just water that keeps dripping out of the tap. Yeah, okay.
It might be that the tap is at end of life.
Possibly it might be that you've got a shoe. It's
a funny thing sometimes where they siphon back so water
doesn't drain out, and it does once it drips out
(01:17:43):
of the tap. Does it stop after a period of time, No, Okay,
it might be just the fitting on the tap. If
you're going to call a plumber, what's quite handy is
if you send a photograph of the tap to them, right,
and then they might be able to identify whether or
not there's a fitting that can be changed. Some of them,
(01:18:03):
I'm not, you know, like old flashioned taps, you pull
them apart, you take the washer out, put the new
washer in, and that solves the problem. Some modern taps,
they may not be able to be repaired like that,
and it might be a replacement, which case you're up
for a new kitchen mixer, which you know, again you
can spend anywhere from sort of three hundred to fifteen
(01:18:25):
hundred dollars on a kitchen mixer, depending on what you want.
Speaker 15 (01:18:30):
Thank god, that's not Yeah, well it's.
Speaker 6 (01:18:32):
Up to you know, it's whatever you want to spend
on a kitchen mixer. Really saying that I bought something
cheap a while ago and it's annoyed me ever since,
and I'm so pleased that I've ripped the damn thing
out now. So spend the money where you get the
I mean, it's something you use every day. But yeah,
ideally find a local plumber that you're happy with. Send

them a photograph of it and get them in and
get it sawed out. Okay, good luck, take care, all

had with Benji about in particular the fact that with
you PVC the corners of the sashes and the frames
are welded together effectively. Someone said, do they do the

retrofits here? They do, so, They've got partners across the country.
So if you're looking at as I did the other day,
an old timber sash that was pasted its use by date,
keep the frame and do a uPVC insert. Yeah, they
do do those, or they can put you in touch
with people who will do the install. They'll do the

manufacturer and someone else will do the install. So again,

over suspected old asbestos. What is the best most appropriate

board to place over this for my kitchen floor? Please?
Quotes for a terracotta slate board and for other boards. Typically,
if it's lino, it's often tempered. Hardboard is laid down
and fixed down suitably. And for those people thinking, gosh,
because it's asbestus, you've got to remove it, encapsulation is
(01:20:24):
kind of an appropriate solution as well. And that's effectively
what you're going to do. And someone said, hey Pete
and spelt it the way in which my dad's name was,
which was pie t some years ago. And when both
my partner and I partner and daughter had COVID, I'd
go around open all of the doors and windows while
they're still in bed. The air felt so lovely and
(01:20:46):
fresh afterwards, and it would heat up in no time.
I'm German and familiar with the luften idea. Thank you
Connie for that. Someone else, flat concrete driveway that's got
to dip in the center that causes a pond to form.
What can I do to fix it? Really, you've either
got to add compound over the top and get rid
(01:21:08):
of the dip that's causing that, or cut a slot
and put in some drainage to it. But if it's ponding,
it's ponding, right, you're just going to get rid of
that water somehow. That's not easy. And I was talking
about treating in timber. This is if you've got exterior
timbers for architraves or skirtings and all the rest of it.
(01:21:29):
Any cut surface needs to be sealed and ideally treated
with a timber preservative as well. So someone suggested all
treated timber relies on the en grain treatments to seal it.
There's metal X in sealan And then someone's come up
with a couple of other suggestions for glycol so I'll
do a bit of research on those as well. Most
(01:21:52):
undercoats undercoats don't contain timber preservative. Yeah, I might do
a little bit more reading on this in terms of
what the best thing is. I actually found the other
day I kind of tested this for myself. I had
a machine up a couple of little secretive elements for
round a staircase, and then sealed the ends with just
(01:22:12):
a little bit of metal X that will soak in there,
and then applied an oil based primer over the top.
And the oil based primer once the preservative had flashed off,
seems to have adhered quite well. So I'm quite happy
with that little combination of the razine oil based primer
and the metal X clear preservative in terms of just
seiling and protecting that ingrain, particularly where it's close to
(01:22:34):

slightly terrifying the idea of a speed competition. So a
whole bunch of wood turners all lined up, all with
their own lathe and their own chisels and the same
sized bulk of timber to start with, and then they
have a limited amount of time to create something from that,

probably a bowl of some description, and then there's some competitions,
and then there's even tandem wood turning, so two people
turning the same item at the same time. Anyway, we're
looking forward to that. I'll be down in Palmerston North
by about midday today. It is seven minutes after eight

mentioned before someone takes through about wanting to lay lino
over what they think might be existing older tiles which
are likely to have asbestos in them, and I suggested
oil tempered hardboard, but things have moved on Pete as
a vinyl layer forty years experience, I can categorically say
don't use tempered hardboard. Tempering is essentially oil, and the

majority of our adhesives these days are water based, so
obviously not compatible. So typically we use a four point
five milimeters ply for a timber floor or a matrix
over the concrete floors. Jim, thanks very much for that,
And I guess that's that difference from oil based solvents
from years ago oil based adhesive solvent born adhesives from
(01:24:45):
years ago to the acrelict or water born ones that

Almost two years ago we bought a house and it
was a new it was a rebuilt, so the existing
house was pretty much stripped back to the stumps and rebuilt,
and so we've lived.
Speaker 5 (01:25:26):
We've had this house for about twenty one months and
it was on the market for about six months before that,
so it's been in existence. But let's say two and
a half years now. We went away recently and we
came back to the house, walked in and the found
there was shattered shower glass all over the bathroom floor
(01:25:50):
and the hallway floor in the second bathroom.
Speaker 3 (01:25:56):
And so I called the builder up and he said,
I've never heard of this, And I'm thinking, oh gosh,
what way is it that no one's ever heard of this?
Speaker 6 (01:26:09):
I have and I've had it happen to me, but
will carry on and no reason, Well, no, there is
a reason, and I'd have to go back to some
of the glass people that I work with to get
the technical thing. But there's a thing where sometimes in
glass production there is a floor that happens doesn't happen
a lot. I built a house some years ago. We
(01:26:33):
use glass balustrating extensively through the interior of the house
as part of the design. And a couple of years
after the house was built, the owners came home one
day to find glass all over the floor and one
of the balustrade pieces had simply exploded and so on.
And I wonder whether that might have happened. So it
can happen, I would have thought the simple thing is
(01:26:55):
you go to whoever installed the glass and go can
you replace the glass please? And they might say, well,
we can, but it's not free, in which case hopefully
they'll meet you halfway. But no, no one, no one's
really surprised when this happens.
Speaker 5 (01:27:10):
Okay, okay, because I mean I could claim insurance and
they probably happily play out. But you know, there's an
excess involved in doing all laugh, and an increase next year.
So who installed the glasses? Not the builder?
Speaker 6 (01:27:26):
No, it won't be the builder. The builder would have
subcontracted it out potentially to a glazier. In some cases
it's it's glaziers that specialize in the supply and installation
of shower glass. But if it's part of a recent
building consent, you might have that information available. There should
be a receipt somewhere around to find out who the
(01:27:47):
contractor was.
Speaker 5 (01:27:48):
Yes, the builder will know. I'm sure you're quite happy
to tell us who installed it.
Speaker 3 (01:27:53):
So you have heard.
Speaker 6 (01:27:56):
Yeah, like I say, it is, it is. I've had
a care once in however many years I've been building, right,
But it did happen, and it wasn't an issue like
overtightening the fixings. It wasn't an issue with someone hitting
the edge of glass. I mean, glass is, it's not
(01:28:18):
always as fragile as we think it is quite and
I don't mean that we should treat it with any
lack of respect. But funnily enough, I was involved in
a situation where a very large piece of triple glazed
or sorry, triple laminate glass was wrong right, and we
had to take it out and then we had to
(01:28:38):
destroy it. And it actually took quite a lot of
effort to actually get that to break, and because it
was safety glass and it was laminate. It broke in
a really spectacular fashion as well, but that's a separate story.
But yes, if it has happened, if you can't find
a contractor, I'd go to your insurer. Interesting your comment about,
(01:28:58):
you know, will your premiums go up? Talk to your
insurer about that, because I had a similar situation a
little while ago where someone said, look, I rang my
insurer to go if I make a claim, because I've
made very few claims, I've got a recentable good record,
will my premiums go up? And they said no, probably not.
But hey, that's on an individual level. So yeah, but

just get it replaced, simple ass. All right, all the

I'm just wondering. I've got a water cylinder and the
bike from the oud of the roof, and when you
have a share and stuff, it comes out. Eighth, water
out straight away in the water drawls out of the
overflow on the roof.

Yes, so most well, actually all hot water cylinders have
an overflow, so some of the older ones it went
up and out through the roof. And it's designed to
ensure that if there's too much pressure inside the cylinder,
that there's a way for that pressure to be released,
right and with it, it will drag some water out.
(01:30:29):
They're not designed to drip all of the time, so
if they are.
Speaker 17 (01:30:34):
All the time, you have a sheer.
Speaker 6 (01:30:37):
Yeah, even then it really shouldn't. It shouldn't be leaking
when you're having a shower, when you're using water. I mean,
does it happen if you turn the hot tap on
in the kitchen? Okay, yeah, it'll need an adjustment. And
what you might find is that the valve has can
(01:30:58):
be as simple as the washer inside the valve sometimes
has some grit in it, because you've got to think,
not all of the water that comes in from the
main completely clean, so they might be a bit of
grit in there. It might have just stopped the valve
from closing properly. In which case it's relieving the pressure.
But either way it's you're wasting water. It'd be good
(01:31:18):
if you got a plumber in and get them to
check it out, and just check your cylinder out as well.

No, because it only happens when you use the hot water,
so it's related to your cylinder, so it's a plumber's
job basically, Jake, all right, all the best, actually just
talking about hot water cylinders. So next week on the program,
Shane la Page from ECA, the Energy Conservation Authority here

in New Zealand, is going to join us, partly off
the back of the conversation we had with a caller
a couple of weeks ago about his idea was I'm
going to save money by turning my hot water cylinder
off and then when I need the water in two
or three days, I'm going to turn it on. So
that's not all the time. Not sure about the science
of that, so we're going to talk to an expert
(01:32:11):
on that, but also wanted to have a bit of
discussion around I guess new forms of hot water heating,
in particular the heat pump hot water cylinders, and how
much more efficient they are than our conventional ones, and
I mean it does. I don't want to get into
the politics with our expert, but it's an interesting debate
(01:32:31):
that's going on at the moment around you know, if
we've got issues around energy supply, I enough electricity to
keep the lights on during winter, and we're looking at
ways of either increasing supply or using less power being
more energy efficient. There's an interesting call by the Green
(01:32:52):
Building Council and couple of others to go, Okay, instead
of looking at something like the alien g storage, why
wouldn't you just provide a subsidy for people to transition
from their conventional hot water cylinders, which require actually quite
a bit of energy to get the water up to temperature.
It's thought that about fifteen percent of our energy usage
in a home relates to hot water. If we were
(01:33:15):
able to transition to heat pump hot water systems, which
are far more effective, how much energy would we save
simply by making that transition for a you know, probably
a Then to be fair, they're not cheap. I had
an assessment done the other day. It's probably a six
to eight thousand dollars exercise to move across. Now, maybe
(01:33:38):
their summer cheaper but in general that's kind of the cost.
But the savings the payback would be six to seven
years apparently. Anyway, we can talk about that next week
on the show, but right now we can talk to you.

glass exploding fireplace. Glass door explode one night. It was
incredibly scary due to the flame shooting out instantly. Thankfully
had we hit it with water straight away. The company
replaced the glass. Now issues as the unit was only
about a year old, that would be a little bit terrifying.
I mean it'd be bad enough coming home and finding
glass all over the floor from the glass balustrade of

the first floor landing that literally just exploded. So it
does happen from time to time. Eight hundred eighty ten

to fully enclose. It's enclosed on three sides and on

That's a really interesting one because part of me goes, yeah,
you probably do, because it's changing the use. But if
you're not change of use is actually not a requirement
for building consent. It's whether or not you want to
make that space a habitable space, or whether or not

someone else later on might go, oh goodie, it's already enclosed.
I'm going to put some carpet down and suddenly it
becomes a habitable space. It's not designed to be that, right,
You're just talking about adding some doors to give you
some protection from that beautiful Wellington weather, and I fully

do it, and that may be the advice a little
bit like what we were chatting about with a caller earlier.
Let's say later on someone comes along, you might be
selling the house or something like that, and they go,
did you, you know, get a building consent for that,

in Wellington last Saturday trootling around a little bit, it
was well, it's a little bit windy, but it was

All right, people in the world of TikTok and all

I actually think it's a really sensible and good idea.
That's why I'm doing it. So if you get into
the habit of in the morning, summer, winter, whether it's

cold outside or not, if you can open the doors,
particularly if you've got doors that are protected a little
bit from the elements with an overhang or a porch
or an awning or a veranda or something like that.
Then you just get up and you open the doors
and windows and you basically shock the house and you
give it burst of fresh air for five ten minutes,
and then if it is cold, close the door up.

And apparently what happens is obviously it freshens the air.
Dry air is easier to heat than damp here. But
also the heat that's in the house, that's actually held
in the furniture and the walls and so on, that
won't dissipate that quickly, So the amount of heat loss
is actually quite minimal. And I know that's kind of counterintuitive,

but my understanding is that's what the that's what the sciences.

in it, and it runs all of the time at

goes over a certain amount, it will ramp up and
it will stay running at a higher rate until it
detects that the humidity in the room has dropped down
to what we'd call a dry space, so less than
forty percent relative humidity something like that. So had that
installed onto a separates which did some exterior lighting, and

then realized too that I don't have sufficient protection on
the board to add an RCD to the board as well.
