Most buyers start with the house. The calm ones start with a number, and it is not the price. Get that one number right first, and the entire search gets quieter.

Knowing your mortgage payment range Raleigh NC before you shop is the difference between a calm home search and a stressful one. Kevin Martini of Martini Mortgage Group explains why the payment, not the price tag, should come first. He walks through how a comfortable monthly number, once you subtract Wake County taxes and insurance, sets a real and trustworthy price range. With rates sitting in the mid sixes, a payment that looked fine on a listing can land three to five hundred dollars higher once it becomes the actual PITI. The episode reframes the whole process: approval is a ceiling, your range is what your life can carry.

(00:00):
Most people think buying a home starts with the house.

(00:05):
You open the app, you start scrolling, you find something you like and then you do the
thing that everyone does.
You look at the price, you guess at a payment and you ask yourself the big question,
can I afford this?
And look, that feels like the right place to start, it feels responsible.

(00:30):
But I want to tell you something I have watched play out in this market for almost 20 years.
The buyer who feels calm, the one who actually enjoys this, the one who does not spend
a whole process with nots in their stomach, did not start with the house, they start it

(00:50):
with a number and that number was not the price.
Welcome to episode 252 of the Martini Mortgage Podcast.
I am Kevin Martini, a certified mortgage advisor and producing branch manager, NMLS 143962,
with the Martini Mortgage Group at Gold Star Mortgage Financial Group Corporation, NMLS 3446.

(01:15):
Equal housing lender.
Now this podcast is for educational purposes only, it is not legal or tax advice.
Now let's just have a conversation as if we were sitting across from each other at a table.
So here is where I think you might be right now.
You've been watching the market for a while, maybe a few months, maybe even a couple of years.

(01:40):
You have a rough number in your head, something that you've been quietly carrying around, a
payment that you think you would be okay with.
You've not really set it out loud to anyone.
You just kind of feel it and ever so often you check listings.

(02:00):
You see what's out there and the prices have done what prices do.
They keep moving up.
So part of you feels a little behind.
Like everyone else figured this out already and you're still still, Stavie, at the starting
line.

(02:21):
I want you to hold on to something for later in this episode because there is one question
just one and it changes the entire process.
Most people never ask it and the moment you do, the whole thing gets quieter, simpler and
I'm going to give it to you.
Just stay with me, okay?

(02:41):
Because here's what most people believe and honestly it makes complete sense that you
would believe it too.
You think that the house comes first.
Find the house, then find a payment, then the side of the payment feels right.
That is the order everyone teaches you.

(03:01):
It is the order the listing apps are built around.
It is the order your friends use.
It is the order that feels logical and I do not think anyone who does it the way is being
careless.
I think they are doing exactly what the whole system has trained them to do.

(03:25):
Lead with the house, fall in love with it, make the numbers work afterwards.
Here's what nobody tells you when the house comes first, the budget bends to fit the house.
Let me say it again.
When the house comes first, the budget bends to fit the house every single time because by

(03:46):
the time you are looking at the payment, you are already picturing the couch in the living
room and that is where it quietly starts costing you money because the payment you saw on
the listing.
That was just principle and interest.
That was the clean number.

(04:06):
That was not the real number.
The real number includes property tax and includes homeowners insurance.
Those do not show up in the pretty little estimate on screen.
They show up later.
They show up in the first escrow statement, a few hundred dollars a month heavier than
you had planned.
Now the payment that you felt comfortable when you fell in love with the house feels tight

(04:30):
once you actually own it and you spent the first year not enjoying it, you spent it rebuilding
your savings account after you drained it or you do the opposite.
You freeze, you keep renting, you keep watching because without the real number, every house
feels like a gamble.

(04:52):
That is the part nobody talks about.
It is not the house causing the stress, it is the uncertainty.
So really, you have two paths in front of you.
Path one is the reactive one.
You start with the homes.
You tour a bunch of them.
You find the one you love that sits a little above what you wanted to be.

(05:16):
You stretch because it was a little, right?
And then you spend the next year hoping nothing in the budget surprises you.
Then there's path two, which I call the strategic one.
You start with the number, you decide on a call afternoon with nobody pressuring you,

(05:38):
exactly what monthly payment fits your life you actually want.
And then you only look at homes that live inside that number.
One of those paths lets the house decide your budget.
The other one lets your budget decide the house.
And I think once you see it that way, you don't really want path one anymore.

(06:05):
So let me give you, let's just reframe it.
And then I'm going to give you the question that I promised you.
The number that should come first is not the price.
It is your payment range, a floor and a ceiling.
I'm the total monthly payment you are genuinely comfortable with carrying.

(06:29):
Not the most the lender will hand you.
The most your life will hold while you still save.
You still travel.
You still breathe.
And here is the distinction that matters more than almost anything else in the whole process.
The amount the lender approves you is for a ceiling.

(06:52):
It's the absolute most underwing will allow.
It's not a recommendation.
It's not a target where income runs high, so do prices.
It is completely normal to get approved for far more than you could actually ever want

(07:12):
to spend.
Your range is different.
Your range is the number that still leaves room for the rest of your life.
That is the refrag.
Approval is a ceiling.
Your range is your life.
Now the question I promise you, most people walk in asking what can I afford?

(07:36):
I want you to ask a different one.
What payment do I actually want to live with?
Because the moment you answer that, everything reverses in the best way.
You take that comfortable payment.
You subtract your taxes and your insurance.
What is left is your real principal and interest budget.

(07:59):
And that tells you your price range.
The house stops being the starting point.
It becomes the result.
Let me make that real for a hot second.
Say your payment you would feel good about is $2,800 a month.

(08:22):
And the taxes and insurance can quietly eat up $300 to $500 of that before you even touch
the loan itself.
So your actual principal and interest budget is closer to $23 to $2400.
And with rates sitting in the mid-sixes at time of recording, that points you to a very

(08:45):
specific, very real price range.
Not a dream, not a ceiling, a range built from your life backwards.
That's the whole move.
Most people work from the house down to the payment.
I want you working from the payment down to the house.

(09:07):
This is what I mean when I say strategy before structure.
We find the number first.
We get you set up with a home loan first approach, a fuller of you, same as cash mortgage approval.
So that when the right home shows up, you already know it fits.

(09:30):
You are not guessing.
You are not scrambling.
You already did the hard part back when it was not rushing you.
And I want you to picture what that actually feels like.
You open the app.
But now most of the homes that you use to stress you out are not even there because they sit

(09:56):
above your range and you are built to know what is left actually fits.
You walk into a house and instead of that anxious voice asking, "Can I even do this?"
You hear a calmer one.

(10:19):
This is completely different.
This is a completely different feeling.
You stop negotiating with yourself.
You stop wondering if you are about to make a mistake.
And honestly, that is the whole point.
Not the house, the calm of knowing the numbers was before you even walked in the door.

(10:43):
So let me leave you with a couple of things to sit with.
What would change for you if you knew your real number before you started looking?
Not a guess, not the lender sitting, your number.
And if the right home showed up next week, would you be prepared?

(11:04):
Not pressured, but prepared.
Here is the thing I want you to remember.
Approval is what a lender allows.
Your range is what your life can carry.
