Zillow isn't helping you make a better decision.
It's making you feel like you are.

Most buyers are watching the wrong numbers… and drawing the wrong conclusions. Views, saves, and days on market feel like clarity—but without context, they create hesitation, missed opportunities, and costly assumptions.

Here's the shift: Zillow shows activity. It does not show intent.

In this episode, you'll learn how to interpret Zillow metrics the right way—what high views with low saves actually signal, why "days on market" might mean opportunity instead of risk, and how to spot leverage most buyers overlook.

Because the goal isn't to scroll smarter.
It's to decide smarter.

Send this to someone who's been trying to "figure out the market" from Zillow alone.

(00:00):
Zillow isn't helping you make a better decision.

(00:05):
It's making you feel like you're making one.
And that illusion, it's exactly why smart buyers hesitate, overpay, or miss the house
that actually should have bought them.
If you've been on Zillow lately, you know the feeling.

(00:28):
You open a listing, you scan the photos, then your eyes go straight to the numbers, views,
saves, days on market.
And somewhere in your mind, a quiet question starts forming.
What does this mean?

(00:50):
Not just what am I seeing, but what am I supposed to do with this?
Because you don't want to guess, you don't want to overpay, and you definitely don't
want to miss something because you hesitated too long.
Hi, I'm Kevin Martini, a certified mortgage advisor, and producing branch manager,

(01:15):
NMLS143962 with the Martini Mortini Mortgage Group at Gold Star Mortgage Financial Group
Corporation, and MLS3446 equal housing lender.
This podcast is for educational purposes only, and is not legal or tax advice.
In just a minute, I'm going to show you the one Zillow pattern that quietly singles, the

(01:44):
seller is open and doesn't even realize it yet.
Zillow gives you that data, but it doesn't give you the context.
And without the context, data can become very dangerous.
Here's what nobody tells you.

(02:06):
Most buyers are reading Zillow like a scoreboard.
More views means more demand.
More saves means more competition.
More days means something is wrong, but that's not strategy.
That's assumption, and assumptions are expensive.

(02:30):
Let me say it differently.
Zillow shows you activity.
It does not show you intent.
Let me say it again for the people in the back.
Zillow shows you activity.
It does not show you intent.
And if you don't know the difference, you're reacting to noise.

(02:54):
There are two different buyers in this market.
The first one scrolls compares reacts.
They even see high views and think this is hot.
They see 30 days on the market and they say something's wrong.

(03:16):
So they either rush into something or hesitate out of something and both cost them.
Now the second buyer, they pause.
Same Zillow, same numbers, but they ask different questions.
What is actually happening here?

(03:38):
What are buyers doing?
Not just looking at.
There is the opportunity hiding and that's where everything shifts.
Because now you are not reacting.
You're reading the real estate market.
In a moment, I'll show you why a home with a lot of attention, but very little action is

(04:06):
often the one you should be looking at first.
Let's simplify this.
There are really three signals that matter.
Views saves days on market.
They again are views saves and days on market.

(04:28):
But none of them mean anything on their own.
The power is how they interact.
Here's the first truth most people miss.
A home can have a lot of views, not a lot of saves.
That means people are looking, but not committing.

(04:51):
There's friction.
Something isn't landing and that creates opportunity because the sellers expect interest, but they're
not giving action.
That's where negotiation begins.
And this is where people get it wrong.

(05:12):
They assume attention equals competition, but attention without action, that's hesitation.
Now flip it.
When a home has a high saves related to views, that's not just interest, that's intent.

(05:33):
Those buyers are watching and waiting, positioning, and when the moment feels right, they move
turbo fast.
That's how homes go from quiet to sold and then there's days on the market.
This one's misunderstood more than anything else because a home sitting longer doesn't

(06:01):
automatically mean it's a bad home.
It usually means something was off at the start.
Was it pricing, timing, presentation?
And now the market is correcting it.
Which means you might not be walking into competition.

(06:22):
You might be walking into a conversation.
Now here's where this becomes real because seeing opportunity and be able to act on it are
two different things.
Most buyers start with the home.

(06:43):
That's the trap because now you're emotional and leading and your numbers are catching
up.
But when you start with your loan strategy first, everything changes.
Now you know what your payment feels like.

(07:05):
You know if your payment is right, you know what range is real, where you have flexibility.
So instead of Zillow controlling you, you're using Zillow.
And here's where it gets super powerful.
When your financing is fully underwritten up front, you're not just pre-approved.

(07:32):
You are positioned.
So when you find a home with a high level of views and saves, you do not hesitate.
When you see something sitting longer than you expect it, you don't assume.
You get act with clarity.
And in this market, clarity wins.

(07:55):
So here's the question most people never ask.
What if the home everyone is scrolling past is actually the one you should be walking
towards.
Let me ask you something.
When you look at Zillow, are you reacting to what you see or interpreting what it means?

(08:18):
If you saw home with high views, low saves and longer days in the market, would you avoid
it or explore it?
And before you even click your next slick steam, do you already know what your payment needs
to be for you to actually feel confident in moving forward?

(08:45):
Because if that part is not clear, everything else becomes uncertain.
Zillow doesn't make decisions for you.
It creates signals.
But signals without strategy leads to hesitation or worse, mistakes.

(09:07):
The buyers who win right now, they're not guessing.
They're not rushing.
They're not waiting for perfect.
They're operating from clarity.
They understand what data is actually telling them and where the leverage really is and
how to act without second guessing.

(09:32):
Clarity creates certainty.
And certainty, it creates power.
If you want that kind of clarity for your situation, you can reach out to me directly 919-238-4934.
