volume sounds really low.
How about now?
Test, test, test.

It's noisy.
People are saying I'm noisy.
SPEAKER_16 (02:17):
I don't I don't know
what that means.
That was that was when you'dswitch something.
But I can hear me coming throughyour thing.
Are you on maybe mute your thingor whatever?
How about now?
This should be it.
That sounds better.

(02:57):
Yeah, it is clear, but it's justquiet.
SPEAKER_16 (03:02):
It would be the You
know, RJ, I'm looking over this
list here for a number to call, and I gotta say, I'm a little
disappointed.
I don't see any tired landlordson this list, like not even one.
SPEAKER_04 (03:14):
Well, that's did you
tell them not?
SPEAKER_03 (03:17):
There's a
multi-family.
There's a couple multi-families.
Those have to be tiredlandlords.
Did you tell them?
SPEAKER_16 (03:24):
Did you tell those
guys not to put tired landlords
on here?
SPEAKER_03 (03:27):
I I did not.
SPEAKER_18 (03:33):
All right.
Let's see.
SPEAKER_16 (03:39):
All right, I'm gonna
I'm gonna dial I'm gonna dial
one up.
I like this very first one.
SPEAKER_03 (03:48):
How about now?
Is my volume better now?
Not really.
SPEAKER_18 (03:55):
I don't understand
what's happening.
SPEAKER_16 (04:09):
While you're playing
around with that, I'll see if
this person answers.
SPEAKER_04 (04:12):
Okay.
SPEAKER_16 (04:20):
Hello?
SPEAKER_18 (04:20):
Oh, call failed.
Let's see.
What that was.
SPEAKER_16 (04:43):
Don't mark that
first one down.
I don't I don't know why, butI'm gonna try to I'm gonna come
back.
(05:31):
Double dial him.
SPEAKER_03 (05:58):
Audio test.
Any better?
SPEAKER_16 (06:02):
That sounds better.
SPEAKER_03 (06:04):
Sounds better.
SPEAKER_16 (06:06):
No, that sounds
great.
Yeah, that's good.
What'd you do?
SPEAKER_03 (06:10):
Um, I I twisted some
knobs and hoped hoped for the
best.
Some people said no, still verylow.
SPEAKER_16 (06:19):
Yeah, never mind,
never mind.
I take it back.
It is still a little low.
SPEAKER_03 (06:28):
Are we just gonna
have to run it like this?
Yeah, that's great.
SPEAKER_16 (06:34):
That sounds great.
SPEAKER_12 (06:38):
Hello, you guys Lisa
Augustine.
SPEAKER_16 (06:40):
I am Yeah, hi Lisa,

Lisa Agatheine.
I am unable to come to thephone.
SPEAKER_16 (07:25):

It didn't seem like she was thehang up on you kinda the type.
Try one more time just for fun.
SPEAKER_03 (07:51):
Yeah, I don't know,
Jerry.
That might have been your turn.
SPEAKER_16 (07:56):
I was wondering if
she were gonna say that.
She did answer.
SPEAKER_15 (08:10):
Hello.
SPEAKER_16 (08:11):
Yes, hi.

SPEAKER_16 (08:16):
Hi, nice to meet
you.
Uh my name's Jerry.
I'm calling about your propertyon Cracker's Neck Road.
SPEAKER_15 (08:23):
Yeah.
SPEAKER_16 (08:24):
Yeah, I understand
you're looking to sell that
property.
SPEAKER_15 (08:27):
Yes, I am.
SPEAKER_16 (08:28):
Great.
Yeah, you'd filled out a form onour website just calling you
about that, see if I could helpyou out.
What um I'll take a look here.
What are you hoping to get forthis?
SPEAKER_15 (08:40):
Uh I hope like 370.
SPEAKER_16 (08:44):
370.
Okay, let's take a look here.
Where is Mountain City?
I'm not familiar with where thatis.
SPEAKER_18 (08:58):
You know, um
Tennessee come to a point before
you get to North Carolina orVirginia.
SPEAKER_16 (09:14):
Okay.
I was getting bad reception.
SPEAKER_03 (09:34):
We are we are so on
point today.
It's not even funny.
SPEAKER_17 (09:47):
Yeah, this is
lovely.
I got I got no signal here.
SPEAKER_03 (09:53):
Still too low.
That is unbelievable.
I mean I have this thing in mymouth.
What's happening?
People are saying my audio isstill too low.
SPEAKER_18 (10:21):
Are you frozen,
Jerry?
SPEAKER_03 (10:23):
Now Jerry's gone.
All right.
Hopefully you guys can hear me.
I'm going to call a seller.
This has to be one of the uhmost yes, hi.
SPEAKER_16 (10:42):
Uh sorry, I lost you
there a second ago.
Can you hear me?
Are you kidding me?
Just drop her again.
What is going on?
SPEAKER_03 (10:54):
Is she hanging up on
you?
SPEAKER_16 (10:56):
No, I think I I
think I'm just I think I'm just
dropping her, like losingreception.
(11:18):
I think she's like in her car orsomething.
SPEAKER_12 (11:28):
Hello?
SPEAKER_16 (11:29):
Yes, I'll try again.
I'm sorry.
I I don't know if it's you orme, but we keep dropping.
SPEAKER_15 (11:35):
I don't know.
I don't know.
If it will be you or me, I don'tknow.
I have I have signal here.
Yeah, I have like I have likethree bars, I don't know.
SPEAKER_16 (11:45):
Okay.
Well, let's try this again.
If I drop you, then I'll I'lltry to get back in touch with
you.
But you said you wanted 370.
I'm looking at your propertyhere.
You know, looks like a lookslike a fairly nice house.
How long have you been livinghere?
SPEAKER_15 (11:59):
I've been living
here since 2007.
SPEAKER_16 (12:02):
2007, okay.
SPEAKER_15 (12:04):
Okay, we didn't have
like a second home, but in the
end, the last three years I havebeen living here.
SPEAKER_16 (12:12):
Okay.
SPEAKER_15 (12:12):
Before we were
coming and going, and you know,
yeah, but last three years wehave been living here.
SPEAKER_16 (12:19):
And what's got you
wanting to sell right now?
SPEAKER_15 (12:22):
Okay, my husband
died last year.
SPEAKER_16 (12:25):
Oh, sorry.
SPEAKER_15 (12:27):
And um, I don't have
any reason to stay here.
My family only Washingtonestate, and I want to move
there.
SPEAKER_16 (12:35):
Okay.
All right, and why haven't youconsidered a real estate agent
to sell it?
Have you thought about that?
SPEAKER_15 (12:44):
Uh yeah, but um the
thing is this property has to do
has you have to do some fix itup.
Okay, and I don't have the moneyand I don't have the time.
SPEAKER_16 (12:59):
Gotcha.
Well, that's the perfect type ofproperty that I like to buy.
The problem is, is for me to buya property that gets fixed up,
then I gotta resell it and youknow, all the things, I'm gonna
need to buy it for a discountfor cash.
And 370, that's probably aboutmarket value.
(13:21):
You know, like that's what youwould get if you hired a real
estate agent and paidcommissions and fixed some
things up.
And so I wouldn't be able to paythe 307.
I can help you out and get itdone, and we can close when you
want, I can buy it as is, handleeverything, make it super fast
and easy for you, but I wouldneed to get a deal.
Does that make sense?
SPEAKER_15 (13:41):
Uh yeah, makes
sense.
SPEAKER_16 (13:46):
So, do you owe
anything on this?
Do you have a mortgage?
SPEAKER_15 (13:49):
Yes, I do.
SPEAKER_16 (13:50):
What's your balance
on this?
SPEAKER_15 (13:53):
170.
SPEAKER_16 (13:55):
Okay, so you owe
170.
So you have equity.
SPEAKER_15 (13:58):
Yeah.
SPEAKER_16 (13:59):
How much are you
hoping to walk with after you
pay that off and have cash inyour pocket?
SPEAKER_15 (14:04):
What's like your
magic number that could get you
out to Washington and at least170, something like that?
SPEAKER_16 (14:13):
Okay, that puts you
back up there at the 370.
Because honestly, for thisproperty, given where it's at
and the work it needs, Iprobably need to be more like
270.
SPEAKER_15 (14:27):
Yeah, no, it's too
low.
SPEAKER_16 (14:29):
Yeah.
SPEAKER_15 (14:29):
I mean, I have a
company who already offer me a
3TD.
SPEAKER_16 (14:34):
330.
SPEAKER_15 (14:36):
Yeah.
I only five acres.
The view is beautiful.
The place is very natural andvery, you know, everything is,
and you come to the house andit's it's gorgeous.
It's only a few things that youneed to fix it, and it will be
the pool, and the and the poolum vinyl, it will be three
(15:00):
thousand dollars.
And um, you have to if you thishouse has um uh pool house.
We're supposed to make a poolhouse, but you we only put it in
and put the roof on it, nothingelse.
But we have the permission andall these things, and you can
make you know, a house, I meanan extra house, it's a little
(15:24):
smaller than this one, but withthe with not much money because
everything is already there,right?
And you know, it's it's it'spainting basic.
What we need is painting andfinish, and you know, because
the foundation is very good andthe house is strong, and it's a
(15:45):
big house, and it has a lot ofproteins.
It's it's a mean if this houseis not that that far away from
Tennessee, I will keep it.
From Washington, I will keep it.
It's only I have to, you know, the people can retire here
beautiful and easy because it'swe are 20 minutes from uh uh
(16:08):
Watoga Lake, and it's thebiggest lake in Tennessee, and
they make these make electricityfor three states, it's a huge
lake.
We are very close to uh Boone,North Carolina, it's a college
school, college town, and it hasbeautiful things, and you know,
(16:30):
a bunch of stuff.
And in the other side, you go toDamasco, and it's a uh a tourist
attraction with the bicycles andall these things.
I mean this is in a place whenit's like a gem hiding.
This when this explodes, everything will be crazy because
(16:53):
these taxes I pay$700 a year intaxes.
I mean, this is so so simple, soeasy life, and it's so cheap.
And like I say, I have I willcry the day I leave this place.
SPEAKER_16 (17:09):
Yeah.
Well, man, you're you're are youin sales?
Because you that was reallygood.
You explained it y'all.
SPEAKER_15 (17:18):
No, basically I have
been living here and I really
appreciate what we have here.
Yeah, and it's it's like a it'sthis is hiding from everybody.
You know, the people come here, they become in love because the
views and all, you know, I haveI have deers in my in my front
(17:39):
yard, I have uh turkeys in theyou know for for um
Thanksgiving, you know, wildturkeys, I have you know, a
bunch of animals, beers, youknow.
This is beautiful.
SPEAKER_16 (17:53):
Yeah, sounds like
it.
I I live in um I live inKnoxville area, so I'm not too
far a couple hours from you.
SPEAKER_15 (18:03):
Yeah, you gonna come
and see this?
Is beautiful.
This is a beautiful place, andif you put um I I believe this
is the only place that they havein-ground pool.
SPEAKER_16 (18:14):
Yeah, that's nice.
It's got the pool.
I see that.
I'm looking at other five-acrelots.
SPEAKER_15 (18:21):
Uh-huh.
And this has a um a pool, apooling ground, but it didn't
change the liner.
SPEAKER_20 (18:29):
Okay.
SPEAKER_15 (18:29):
This is uh, you
know, we pay 80,000, 85,000
between the pool house and thepool.
SPEAKER_16 (18:37):
Yeah.
SPEAKER_15 (18:39):
Well, and uh let me
ask you 215 for the house.
Uh we already put 300,000 here.
And I think so.
10 it will be you know, 15, 10,uh, 10, it will be the only
thing that I will increase.
(19:00):
I don't think I asking for toomuch.
SPEAKER_20 (19:03):
Yeah.
SPEAKER_15 (19:03):
If you account that,
you know, we make uh uh this
without accounting thetwo-bedrooms that we make in the
basement.
SPEAKER_20 (19:11):
Uh-huh.
SPEAKER_15 (19:12):
Like I say, it needs
all uh some take care because
you know, my husband came tolive here and he becomes sick,
but he only cared about hiscars, he don't care about the
house.
SPEAKER_16 (19:26):
So let me do you
pronounce your name Ed Lima?
Edilma.
Ed Lima Ed Lima, like that EdIlma, Edilma, Ed Tima?
Yes, okay, Ed Tima.
SPEAKER_15 (19:43):
You can't call me
Eddie.
SPEAKER_16 (19:45):
That's way easier,
thank you.
SPEAKER_15 (19:47):
Oh, yes, Eddie.
SPEAKER_16 (19:49):
So, Eddie, tell me
about this offer you got for
330.
Who was that from?
Was that from an investor?
SPEAKER_15 (19:55):
I can't tell you.
SPEAKER_16 (19:56):
Well, you're not you
don't have to tell me their
name, but like, was that anotherinvestor?
SPEAKER_15 (20:01):
Yes, I told him that
I don't because he said, I don't
want anybody to know myinformation because you know you
have to keep it, that is what Iwanted.
SPEAKER_16 (20:12):
No, I don't I don't
want our information.
I want to know why you didn'ttake that 330 offer because that
sounds like a good offer.
SPEAKER_15 (20:19):
Yes, because I
wanna, I didn't mean he was the
first one who called me.
I mean, I see the ad and he wasthe first one who called me, and
I was like, wait, I wanna, youknow, I don't I don't know this
business.
I don't, I never sell thisthing, it's not my first sales.
SPEAKER_16 (20:37):
So you're shop,
you're shopping, you're shopping
for pricing.
SPEAKER_15 (20:40):
Shopping for pricing
at the you know, if he's willing
to give me that, why not alittle bit more?
You know, this is the one I wasthinking of.
SPEAKER_16 (20:51):
I would say no, I
would say, I mean, I'm looking
at a comp right now that's for345.
I see another one here that'sreally nice for 380.
That's got some barns and someoutbuildings and things.
SPEAKER_15 (21:03):
I mean, I don't
think access they have.
SPEAKER_16 (21:06):
How many offers do
they have?
No, these are five.
I put minimum five acres.
So it has five acres.
Might have more.
Let me look.
Um, I just put a minimum of fiveacres in my filter.
SPEAKER_01 (21:21):
Okay.
SPEAKER_16 (21:21):
But I'm just saying,
yeah, 8.78, 8.78 acres.
And it's and it's in greatcondition and stuff.
I mean, I I guess what I'msaying is where you're at for
370, that's not that's fair.
That's probably market value.
You could get that if you werewilling to spend the time and
(21:42):
effort and and probably pay somecommissions and things.
But an investor whose cash isgoing to be down there, you
know, I they're gonna be at that330 number.
I'm even lower than that numberbecause it's out there.
I gotta invest the time to goout there and and do all the
work to try to flip it, right?
So I got to.
Buy it at a discount.
I can't pay anywhere near marketmarket value.
(22:04):
So I would if if I were you, Iwould take that 330 offer.
If that's cash, close quickly,as is, I think that's a great
offer.
SPEAKER_15 (22:13):
I mean, I told him
for me next Monday.
So when so if he falls through, yeah, I get that.
I get that.
But I'm just saying you're mytail call.
SPEAKER_16 (22:27):
Well, now you've got
two data points.
I'm under 300.
You got a 330, you got a 270,you know.
So I don't know how many morebids you want to get, but you're
starting to get in some, you'restarting to get feedback from
the market.
SPEAKER_20 (22:42):
Okay.
Okay.
SPEAKER_16 (22:44):
I would say 330 was
a sh was a shot from the hip.
I don't I don't think aninvestor can pay 330.
SPEAKER_15 (22:50):
I don't know.
Because it doesn't leave a lotof room.
I would get it in writing.
Here's what you do.
SPEAKER_16 (23:03):
Here's what you do,
Eddie.
Say put it in writing and be andare you willing to put down
non-refundable earnest money?
Like let them let them look atit.
Like if they want to do duediligence, that's fine.
But I always put downnon-refundable earnest money
after my due diligence.
So if I don't perform, you keepmy earnest money.
SPEAKER_15 (23:23):
What is the name?
What is the name?
I didn't know that.
SPEAKER_16 (23:26):
Oh, it's just it's a
deposit up front before closing.
SPEAKER_15 (23:30):
Okay.
SPEAKER_16 (23:31):
It it lets you know
if the buyer's for real.
SPEAKER_15 (23:35):
Okay.
SPEAKER_16 (23:36):
So what I do is
let's say, let's say I said 270
and you said yes.
I would need a few days to getout there.
I'd send my guy out there, we doa walkthrough, I'd make sure I
like what I see as long aseverything checks out.
Then we go to a closing.
Let's say the closing's 30 dayslater, right?
Between post inspection andclosing, you're gonna be
(23:59):
basically under contract, so youcan't sell it to anyone else.
I would be willing to putearnest money down.
That's money that's held inescrow.
If I default, you keep myearnest money.
See, a buyer who's not a realbuyer will won't ever put down
earnest money because they don'twant to put anything at risk.
SPEAKER_01 (24:16):
Okay.
SPEAKER_16 (24:17):
And I won't put
anything at risk either unless
I'm confident in the deal.
Like I gotta like the deal.
And and so that's the processthat you want to think about.
So when someone says, see, whata lot of people do is they say
330, but then they don'tactually, they're not actually
gonna pay 330.
And then I'm not sayingeverybody does this, but they
might string you along, and thatwould be the worry was that
(24:40):
they're not really for real.
SPEAKER_20 (24:43):
Okay, okay.
Okay.
SPEAKER_16 (24:46):
So my guess is if
someone told you 330, they're
not a real buyer because I don'tI don't know that that I don't
see how that number can work foran investor.
Now, retail, yeah, that's agreat deal for a homeowner,
probably, but uh it's yeah, thisis this is my my next thing.
This I know, but you're talkingand my but Eddie, you're talking
(25:07):
you're talking, you're talkingto investors.
So you got two different people.
You got investors, they paycash, but they got to get a
deal, and you got homeowners.
Homeowners will pay retail orslightly under.
So you're you're talking to thewrong crowd.
You if you want full price, thenyou got to get an agent involved
and go through the wholeprocess.
So you want you want the youwant what every Eddie, you want
(25:29):
what everybody wants.
You want the retail price from acash buyer, and you don't get
both.
SPEAKER_15 (25:35):
I know.
SPEAKER_16 (25:36):
In the perfect
world, you got both, you got
retail and cash, but that's notreality.
Reality is an investor's got toget a deal.
So here's what I would do.
I would say talk to some morepeople if you want, but I would
call back that 330 and say, hey,can you put it in writing?
And are you willing to put downearnest money?
And if they say yes, then thenget it in writing.
(25:56):
Because I think that's gonna beyour best deal, at least so far.
SPEAKER_01 (26:01):
So far, okay.
SPEAKER_15 (26:02):
Okay, I will check
it out and tell them and see
what they but save my but savemy number.
SPEAKER_16 (26:09):
I can't tell you how
many times I do calls like this,
and then you call me back inthree weeks and ask me if my
offer still stands or a month ortwo months.
SPEAKER_15 (26:18):
Okay, how much is
your offer?
You don't tell me how much isyour offer.
SPEAKER_16 (26:23):
Oh, yeah, I said
270.
SPEAKER_15 (26:26):
Oh, okay.
SPEAKER_16 (26:27):
Yeah, I mean, I
might be able to come up a
little on that, but I'm gonna beunder 300.
Okay, but I'll close, I'll closenext week for cash if you want.
You know what I mean?
Like, I'm uh I'll do it.
Uh I've but it but you gottagive me a deal, that's all.
SPEAKER_15 (26:44):
Ah, I know makes
sense.
Let me let me find out.
You know, I will start with thehighest bid, and after this will
I will go down and see.
Okay, because because one of umof the realtor of town, they
told me we can we can uh um putit in the market the way it is
(27:08):
for 370 and see what you get.
SPEAKER_16 (27:12):
Yeah, that's what an
agent.
I mean, that's what all agentswill do.
They'll say, you know where he'sgetting that?
The Zillow number is 380.
So here's what an agent will dothey'll say, Eddie, I'll tell
you what, I think we can get370, 380, they'll tell you 450,
they'll tell you any number youwant to hear.
You tell them the number, andthey'll say, Yeah, because guess
what?
It does there's no risk to theagent.
They put it on the market, thennothing happens, they come back
(27:35):
to you and say, Hey, what youwant to do?
A price reduction.
There's no skin on their nose, off their nose, if it doesn't
sell.
SPEAKER_15 (27:40):
I know.
SPEAKER_16 (27:41):
So I know.
So you gotta you gotta know whatyou're up against and just make
good decisions.
Okay, and own your choice.
That's all.
Own your choice.
Like if you don't sell it to aninvestor or you take a risk with
someone who's you don't feelgood about, then you might have
a bad experience, but you know, own your choice.
(28:02):
Okay, see, I'm not the cheapestguy, but I perform.
Or I guess I'm not the I don'tpay the I don't pay the most,
but I perform.
I am the cheapest guy.
SPEAKER_15 (28:12):
Okay, mate.
SPEAKER_16 (28:14):
Okay.
SPEAKER_15 (28:16):
Okay, okay.
What is your name?
SPEAKER_16 (28:18):
My name's Jerry.
So save save my number.
SPEAKER_15 (28:24):
You can send a text
message with your information
this way.
I can text with your name.
SPEAKER_16 (28:29):
Yeah, perfect.
Yeah, this is my cell phone Icalled you on, but sure, I'll
follow up with a text.
SPEAKER_15 (28:34):
Okay, perfect.
SPEAKER_16 (28:35):
Okay, I will sound
good.
SPEAKER_15 (28:37):
It's only when you
call it, I have other like three
phone calls at the same time.
Okay, I don't know what I did,but it looks like everybody
starts to call me now.
SPEAKER_16 (28:47):
Everybody's starting
to call you now?
SPEAKER_15 (28:49):
Yes, it was like all
right.
Well, I have I have beenreceiving like a lot of phone
calls.
SPEAKER_16 (28:56):
I'll tell you what,
do do this.
You get you gather up all theseoffers, and then you call me
back and I'll and I'll walk youthrough them if you want.
I'll look at them and tell youwhat to look out for.
Okay, because I can look at Ican look at a contract and tell
you all the loopholes in it.
SPEAKER_15 (29:14):
Okay, yeah, you're
not expecting that thing any
sense.
Uh-huh.
Okay.
All right.
I will check it out.
SPEAKER_16 (29:21):
All right, good
luck.
Okay, bye-bye.
SPEAKER_15 (29:23):
Take care, bye.
SPEAKER_16 (29:27):
So, question, RJ,
you know, why not a novation?
I mean, she's smart enough to,she's already talking to agents.
I mean, what am I gonna do witha novation that an agent she
can't already hire an agent todo?
SPEAKER_03 (29:38):
Well, my question
would be why would you do a sub
two or an ovation?
Right, you wouldn't.
Why what's what's the playthere?
Just because you can do it, justbecause you know, I mean, I'm
not gonna overpay just because Ido a subject too.
What's her exit with the subtwo?
(30:00):
What's her benefit?
Yeah, does she even have amortgage?
SPEAKER_16 (30:05):
Yeah, she said 170.
SPEAKER_03 (30:07):
170.
SPEAKER_16 (30:08):
Yeah, so she's got
equity, but 370 is retail.
SPEAKER_03 (30:14):
So we're gonna
stroke a hundred and thousand
thousand dollar check so we canbuy it sub two, right?
SPEAKER_16 (30:20):
And then what?
Sell it and pay off the youknow, I don't know.
Yeah, it's uh it's called thetax write-off, Jerry.
SPEAKER_03 (30:29):
Oh let's get uh
let's get a signed contract.
SPEAKER_21 (30:38):
Calling
restrictions.
SPEAKER_03 (30:47):
Calling
restrictions, huh?
I am re is my microphone stillquiet?
Um oh dude, I I have adjusted, Iam at 200 uh volume.
Uh Jerry, I'm gonna trysomething real quick.
I'm gonna I'm just I'm gonna tryto leave the stream yard and
come right back.
SPEAKER_16 (31:06):
Okay.
Should I call another sellereven though it's not my turn?
SPEAKER_21 (31:25):
Test, test, test.
How about now?
Sounds good to me.
SPEAKER_03 (31:34):
All right.
SPEAKER_16 (31:35):
We're just gonna I'm
gonna act like that worked.
RJ, did Danny send you thepicture for today yet?
The AI?
Um, he did.
SPEAKER_03 (31:46):
I love how half of
the half of the chat says
absolutely yes, and then half ofthem say no.
SPEAKER_16 (31:52):
Yeah, which one is
it?
SPEAKER_03 (31:54):
It's the same.
Okay, well, fantastic.
I don't know what to do.
I'm just going to talk extremelyloud.
SPEAKER_16 (32:07):
I see some Texas on
here today, RJ.
Which one am I calling?
SPEAKER_03 (32:14):
Candace.
Hi, is Candace there?
SPEAKER_05 (32:19):
Candace isn't she?
SPEAKER_03 (32:20):
Hey Candace, this is
RJ Bates calling about your
property there on Red Oak Lane.
Looked like you had uh filledout a form saying that you were
interested in selling thatproperty, is that correct?
SPEAKER_05 (32:30):
Yes.
SPEAKER_03 (32:32):
Awesome.
How much were you looking to getfor it?
SPEAKER_05 (32:35):
Um I don't know yet.
I was hoping to get an offer.
SPEAKER_03 (32:41):
Okay.
Well, how would you know what toaccept if I gave you an offer if
you don't have a price?
SPEAKER_05 (32:47):
I don't know.
I've never done this before.
SPEAKER_03 (32:52):
Oh, well, when you
go to sell a house, it's like
you're selling anything else.
You put a price tag on it, andpeople decide if they want it or
not.
SPEAKER_05 (33:00):
Well, I know what I
bought for it.
I want to um try to get at leasthopefully half of it, maybe
more.
SPEAKER_03 (33:08):
Okay.
Well, what's that number?
SPEAKER_05 (33:11):
Um, let's see.
I bought it for 369.
SPEAKER_03 (33:15):
369, okay.
SPEAKER_05 (33:18):
Well, I think she's
worth four something now.
SPEAKER_03 (33:23):
All right, how long
ago did you buy it?
SPEAKER_05 (33:26):
Uh 2022.
SPEAKER_03 (33:28):
Twenty-two.
Okay, and on the form that youfilled out, it said that uh the
reason why you were selling isis foreclosure.
Are you behind on payments?
SPEAKER_05 (33:38):
Yeah, I'm behind on
payments and it's almost into
foreclosure.
Instead of me having to gothrough that, I'll have to do a
quick sale in order to keep mefrom having that on rate.
SPEAKER_03 (33:51):
Okay.
Um when is the what's theforeclosure date?
SPEAKER_05 (33:56):
It doesn't have a
date.
Um still I still have a fourparents that hasn't ran out yet.
SPEAKER_03 (34:01):
Okay.
How much do you owe on it?
SPEAKER_05 (34:08):
Uh almost what it
was worth.
SPEAKER_03 (34:10):
So three, so right
around that 369?
SPEAKER_05 (34:14):
Yeah, about 360 ish,
something like that.
SPEAKER_03 (34:20):
Okay.
Is the condition pretty similarto the way it was when you
bought it in 2022?
SPEAKER_05 (34:28):
Tinosaurum not
really.
SPEAKER_03 (34:37):
When you say
cosmetic, I mean, are we talking
about paint and flooring,kitchens, bathrooms?
What all are we talking about?
SPEAKER_05 (34:44):
Yeah, the flooring,
carpet, walls.
SPEAKER_03 (34:51):
Okay.
What's uh what's the cause ofyou being behind on payment?
Was there like a hardship thatcaused that?
SPEAKER_05 (34:59):
Yeah, at the time
that I hadn't quit my job, me
and my husband had started goinginto a divorce.
So I ended up, even though I wasa burger when I put the payments
on everything that I had, andthen of course it was spending
as well.
SPEAKER_03 (35:19):
Okay.
Because to be honest with you, just looking at the area, the
highest a property is sold inthree-quarters of a mile is
$400,000 for a house that wasthree hundred something square
feet bigger than yours.
SPEAKER_05 (35:36):
Um, and if your
house needs floors and total uh
at a retreat, so they're allabout the same.
SPEAKER_03 (35:45):
Right.
Um my point being is that it'sit's basically a$350 to$400,000
neighborhood.
And if you owe$360,000 and thehouse needs work, you and you're
behind on payments, you'reyou're kind of upside down on
the property, um, which meansyou should probably explore
(36:06):
doing a short sale.
Um if there was a financialhardship there, like a divorce,
lost job, um, those things canabsolutely um trigger what's
what's referred to as a shortsale.
Um, that being said, uh that'snot something that I could help
you with.
Um I'm a I'm an investor.
SPEAKER_05 (36:25):
I have a lady that's
working with me.
She's a realtor, and she wouldask me to ask my um mortgage
people would not be able to do ashort sale and they told them
everything that she would needto do to for us to do that.
Um they said that she would haveto list it or something like
that.
I kinda someone but my myboyfriend was um planning to
(36:48):
basically help me out and seelike instead of sitting around
waiting for her to see what wecould do with somebody else.
When I told him it's also aveteran's loan, so I don't think
he I don't think he reallyunderstands it when it's a VA
loan, it's not like real loan.
SPEAKER_03 (37:08):
Yeah, you need a
short sell specialist that's a
realtor.
There are there are realtorsthat do short sales, and then
there's others that are justtraditional realtors.
Um I can I can text you over aphone number for a gentleman
that that I would recommend thatyou could reach out to.
Um his name's Matthew Potter.
But um you need somebody thatspecializes in short sales
(37:32):
because they'll walk you throughhow that process would work.
SPEAKER_05 (37:36):
Yeah, that's that's
where we're at right now with my
realtor that I do have.
He he's ready to speed stuff upbecause he thinks everything
here is going out of hand andit's saying you know, I'll be
put out on the streets or then.
So Right.
Well, I mean if I move faster tocall somebody else, but yeah,
that process will be faster.
How about a process?
SPEAKER_03 (37:58):
Right.
Well, regardless, the uh theforeclosure or the the short
sale foreclosure, either one ofthose you're gonna be moving
out.
Um, and neither one of themyou're gonna walk away with cash
in your pocket.
Um so that that's kind of thereality of of what you're
looking for.
SPEAKER_05 (38:15):
I think that's what
I think that's why he's having
me calling all these people too, because of cash offer, cash
offer.
It don't mean I'm gonna get acash offer.
SPEAKER_03 (38:23):
Yeah, well, the
reason why is because there's no
there's no spread there for thepeople to give you a cash offer
to do anything.
SPEAKER_05 (38:31):
I don't I don't
think he understands that or
know that or that yeah, butyeah.
SPEAKER_03 (38:38):
Well, I apologize
that I I can't be a solution for
you, but I I definitely thinkyou you need to go that short
sell route, okay?
SPEAKER_05 (38:45):
Thank you.
SPEAKER_03 (38:46):
You're welcome, bye
bye.
You're welcome.
Bye-bye.
SPEAKER_16 (38:53):
That's a tough one.
SPEAKER_03 (38:55):
Yeah, that's the
highest fold is 400.
I mean, the the comps were 325,400, 330, 395.
SPEAKER_16 (39:05):
So there's no
equity.
SPEAKER_03 (39:07):
Yeah, she owes she
bought it for 369.
She says she owes somewhere inthe 360s.
It needs all new flooring.
She said walls, which I'massuming like holes in the
walls, paint.
SPEAKER_16 (39:18):
Yeah, yeah.
I mean, okay, yeah, that's atough one.
SPEAKER_03 (39:23):
Yeah.
I mean, there's there's nothingthere.
She needs to do a short style, which she went through a
divorce, she lost her job.
SPEAKER_16 (39:33):
Yeah, it's tough all
around.
SPEAKER_08 (39:37):
I'm sorry, the
person you were trying to reach
has a voicemail box that has notbeen set up yet.
Please try your call againlater.
SPEAKER_16 (39:44):
What?
Those are for RJ to call.
Right?
SPEAKER_03 (39:48):
Could you hear the
seller?
Could you guys hear the seller?
Some people were saying theaudio is pretty bad.
SPEAKER_16 (39:53):
They were the you
were okay.
They were low.
SPEAKER_08 (39:56):
Sorry, the person
you were trying to reach has a
voicemail box.
SPEAKER_16 (39:59):
They were you were
she was a little soft, but I
think she was just soft spokenin general.
SPEAKER_03 (40:06):
I'm gonna try to
change my microphone one more
time just to see.
SPEAKER_16 (40:12):
People are saying to
turn up your gain.
SPEAKER_03 (40:14):
I I did.
SPEAKER_16 (40:16):
Okay.
SPEAKER_21 (40:17):
I test, test, test.
How about that?
SPEAKER_16 (40:23):
Sounds the same to
me.
To me, it's not bad now.
It's better.
And this is not good at all, right?
No.
No, that's super loud andechoey.
SPEAKER_18 (40:47):
Hello?
Hello.
I can hear him chewing gum.
SPEAKER_21 (40:58):
Why is everybody
saying it's good all of a
sudden?
SPEAKER_03 (41:08):
I didn't do
anything.
SPEAKER_16 (41:09):
There's like a
delay.
There's like a del There's likea delay in the comments.
Oh.
Come on, what is going on?
He answers and then nothing.
SPEAKER_03 (41:23):
I'm sorry, Jerry.
SPEAKER_16 (41:24):
Everybody says that
this is better.
I don't know how that happened.
Loud.
It's just not clear.
Keep it on that one then.
I'll turn my volume down becauseyou're Yeah, is this does this
work for you guys?
Okay.
Yeah.
(41:46):
Wait a minute.
Now turn your settings down.
SPEAKER_03 (41:56):
I I don't even know.
Loud was some echo.
Well, hopefully the echo isgone.
We don't need this anymorebecause I'm not even using it.
SPEAKER_08 (42:03):
Please leave your
message for three one two five.
SPEAKER_16 (42:07):
I'll turn my so
everyone's saying that I should
turn my volume down a little, sookay, I'll turn it down.
That is so upsetting for me.
Yeah, RJ, what's harder?
Wholesaling or YouTubing aboutwholesaling?
YouTubeing about wholesaling forsure.
SPEAKER_03 (42:34):
Way, way harder.
SPEAKER_17 (42:47):
Oh, I didn't even
look at where this was at before
I called it.
Hi, if you record your name andreason for calling, I'll see if
this person is available.
Jerry Norton.
SPEAKER_03 (43:01):
People want to know
if it's a new mic.
It's the mic I've been using forfive years.
SPEAKER_16 (43:12):
See, I think it
sounds horrible.
It's loud, but it just doesn'tsound very good.
It's like it's coming throughyour speakers on your computer.
SPEAKER_17 (43:23):
It's coming through
the webcam.
Yeah.
Sorry, this person is notavailable.
If you would like to leave anedition.
SPEAKER_16 (43:35):
Did you double dial
those stupid AI or whatever

No.
I don't think so.
SPEAKER_03 (43:54):
You know, when I
thought about how I wanted the
first forty-four minutes oftoday's live to go, I definitely
wanted it to go.
SPEAKER_10 (44:00):
where my microphone
broke and then I called it short
so if you could have if youcould have picked the worst your
call cannot be completed at thistime if you could have picked
the worst thing to happen thatwould be it's hi Kevin this is
(44:33):
Jerry Norton how are you um goodgood hello yeah can you hear me
yeah good I'm calling you aboutyour property on Creekview
Street understand you're lookingto sell that yeah yes I am okay
I grew up not far from there inRichmond oh yeah right on the
(44:55):
street there yep I see that'swhich way we're heading out that
way oh you're heading toRichmond well we're gonna move
try to find a piece of propertyout that far yeah I grew up uh
almost in Memphis it was off ofBauman Road right there at the
end dirt road nowhere it's atmiddle of nowhere yeah good time
that's the way that's where youwant to be the middle of nowhere
(45:18):
can't see your neighbors if youcan't see your neighbors you're
doing something right that'sright yeah what's got you
selling this house um actuallyum I've got a also I have a
condominium in in my which I'mgonna spend the most my uh
(45:39):
benters there house is too bigfor just me and like I said I've
had some medical issues okaythat I can't finish the house
the way I wanted it to be so Ihave I gotta get rid of are you
living in Myrtle Beach part-timethen or um yeah well that's
where our our goal is I did lastyear I was down there for four
(46:02):
months yeah and then I came backand like I said uh I just it
it's just too much for me.
Because it's 1700 square feet ohagain that yeah and I you know I
don't have a you know my sonlives here but just me and him
in the house is pretty you knowit's just too big for both of us
(46:24):
like I said would just buy apiece of property he can do
something out there and I'lljust uh come back and forth when
need be okay and it sounds likeyou started doing some work but
didn't finish is that what youwere saying oh yeah yeah a
little while we started paintingbut what I wanted to do like I
(46:44):
said I wanted to redo mybathroom up in the master
bedroom it never came because Ihad uh uh open heart surgery and
then I had uh bypass surgery andI was in a major car accident
was just screwed up last fouryears three years four years so
yeah sounds like you've had atough go right so I just like I
(47:07):
said it's too much for me tokeep up with so I just want to
get rid of it okay well what areyou hoping to get for it I'd
love to see if I could help youout I'm gonna look for if I had
to do a cash offer I'm lookingfor around 300 300 cash would
get it done yep why is that themagic number give my son enough
(47:31):
to what he needs to do with whatwe're looking to buy okay so
looking for around 10 acres soyou take that do you owe
anything on it on my house yes Ido okay so what what do you
think if you if you sold it for300 what would you be walking
with in cash probably close to130 maybe around 100 okay I
(47:59):
think I might have a tax lien onit I'm not sure but I you know
walk away with a hundredthousand that's what I'm looking
to put and buy him his piece ofokay so let me look here I'm
looking at I'm looking at somevalues there as an investor if I
(48:20):
buy it what do you think I'dhave to spend to fix it up
twenty thousand if that ifyou're if you're if you if you
if you're the person doing allthe work shouldn't cost you much
enough you redo the bathroom noI'm not you know no i'm i'm I'm
(48:42):
only good at talking on thephone I'm not good at swinging a
hammer I feel you but yeah likeI said if you get if you fix it
up it's worth 340.
SPEAKER_16 (48:54):
Yeah I'm looking at
two comps you're looking to make
yeah I'm looking at two comps inyour neighborhood one for 350
one for 347 they look fairlycomparable um but my house is
worth about 337 where are yougetting that number um I had a
(49:14):
guy a gentleman came out offeredme 285 for it about six months
ago yeah but I didn't want tomake I didn't make I again I can
sit here and take a loan out fixit up myself have somebody do it
like you're gonna do and get my340 350 if I wanted to but I
(49:38):
don't want to if again these arethe options me talking to you to
see what's available well howthat works if not I've got a
realtor a good friend of mineshe's a realtor she you know
she'll put you know that thatmight be added you know that
might be the route to go andhere's why as a flipper I try to
(50:02):
be all into the project at 70 ofwhat I can resell it for so if
that number's 340 I need to beall in at 238 with cash that'll
never happen here yeah no waythat's that's way see that's the
problem here you guys want tomake all the money well you
(50:24):
don't want 235 you're making youput 30 into it you're making 75
000 well i wish i wish that washow it worked but it's not a
wish that is the way it works noit's not what do you mean well i
do this for a living i'll i'llexplain it to you it's not just
subtract your sale price minusyour cost you got carrying cost
(50:46):
you got insurance you gotfinancing you got agent
commissions you got closing feestwice when one when you buy it
one when you sell it that's workto make a hundred thousand so
that's what you need to make onmy own is have uh a hundred
thousand and whatever for you tomake money i'd make i'd make
fifty at that number right and iwon't make either i won't even i
(51:10):
and i make 50 on a 350 nahthat's all thank you i'll fix it
up myself and do it there you goi mean you got those are your
choices right right you sell itfor you sell it at a discount
don't do the work walk away fromit or do the work and you get
all the money but i don't mindselling it at a discount and not
that big of a discount you'relooking at that's almost a
(51:33):
hundred and a hundred and seventhousand more than what it's
really worth that's how it works70 of the after repair value
it's when people are greedy andwant to try to make this money
you might have some ignorantpeople out there but I'm not
gonna sell for something likethat I apologize you know I'm
just saying yeah no way seethat's the problem everybody's
(51:56):
out to take advantage ofsomething well you know I don't
see if that makes all the moneyyou want try to find somebody
that'll sell you a home at areal good discount and don't
tell me you're only making$50because I hold hold on hold on
family construction businessI've got family in the tile
business I know how you knownever mind I don't even want to
(52:19):
sit here and go go ahead youwant to hear you want to hear
yourself talk so you're right gofor it no I don't want to hear
myself talk so how can one guynot even seeing my house offer
me 285 I explained to you whycome up and say to me that it's
only worth 235 and when the guycame over here I only had a few
(52:41):
problems one was the floor thatI just replaced and one was the
front porch with the stepseverything else was minor then
wanted to give me 285 then sellit to that guy well I was I
should have yeah you should haveme back if he calls me back I
probably will again I I just sohappen to answer your phone call
(53:04):
just to see what it was about.
SPEAKER_10 (53:06):
Okay and like
everything out there says on all
these they all try to lowballyou and again that's what's
happening but it's okay it's allright all right good luck to you

(58:07):

looks like you had uh filled outa form on my website about
needing to sell that propertystill looking to sell awesome
how much are you looking to getfor it 80 8000 all right well
tell me a little bit about whatyou got going on reason I'm
(58:30):
sorry I gotta do I'm gonna moveI'll take care of okay that's
the reason I'm sorry uh I havethe also said beside my one
eight and you guys don't see itmight be no shot today tomorrow.
SPEAKER_03 (58:49):
I got sand pictures
inside my house and I told me so
I'm gonna say okay what'simportant about eighty well I
got seventy five title too I gotwe can't five numbers and
appraised for a hundred and tensix so it's appraised at 110 at
(59:16):
current market value.
SPEAKER_11 (59:18):
Yeah that's what's
remote for me okay pass have
some hope so I was realty orhave some home or I don't have
any more okay yeah and F and Jappraised at 9024 2024 okay
(59:39):
would it be worth more if therewas uh a remodel done to it does
it need worse if you spend timeon it might be 125 and put their
(01:00:01):
fours in and remote bathroom andand teach a cat out and call it
spend eight thousand he wasgonna spend eight thousand and
then list it for what I don'tknow how you tell we had a
(01:00:24):
seriously plan.
SPEAKER_03 (01:00:29):
He got sixty days
okay seven or six contract for
sixty days going on a dollarhouse fixing sell the house I
get my eight and get some painbalance oh he's gonna do an
ovation gotcha did he actuallycall it a novation he's he he
(01:00:55):
said they do that a lot for alot of people like my house is
on contract for sixty days yourteam makes my six days they get
the money and they get the houseyou know so I'm surprised he's
willing to put work into it mostof the time when people do
innovations they don't want toput work in the property they
(01:01:17):
just want to turn around andhustle I tell you my yes for
what I did they plot those upeach window side gutters
interest stores new hot watertank new generator system is
going to be plums I mean I spenta lot of money on that house
(01:01:38):
okay I mean I think I pay 53 forthe house 54 I think 53 I'm
putting in twenty four twentydollars since I had since I had
okay and so I'm gonna I'm gonnahave to 75 24 something I'm
gonna put 24 on it and then youknow I'll figure out how to sell
(01:02:02):
for eighty I'll be happy youknow right I'll 57 on 57 on it
right now well I guess myquestion is is what value is he
bringing to you what what whatproblem is he solving for you so
no problem for me right becauseI mean you could just turn
(01:02:25):
around and listen yeah but Ijust took one right now and I'll
be announced yeah you don't wantto deal with the realtors and
the showings and whatnot yeahbasically so what happens if
what happens if he comes backand he says hey I'll do the 80
(01:02:47):
we're gonna do the novation yousign that 60 day contract and
then it does it sell in the 60days I get my 80 it doesn't
matter I'm guaranteed my 80 nono you're not getting your 80 he
he's gonna wait on it to sell onthe MLS if he's doing a novation
that's what he he's waiting onan owner occupant to buy it and
(01:03:09):
you're gonna get nothing he'sgonna ask you for more time or
just terminate and you're gonnago your separate ways that's why
I said I'm surprised he would bewilling to put any money into it
if they if that's what he'sdoing if it's called a novation
and that's why he that's theonly reason why you would want
60 days because I was going totell you I mean if that's the
(01:03:34):
case then I mean I'll come inand do it at 80 if that's what
you want to do.
If you just want me to go managethe realtors deal with all that
but if if like you said he's notsolving a problem I mean my
question to you is why wouldn'tyou just go hire the realtor and
get all your money that youcould get because I'd be taking
care I got thousands three daysa week and I'll take care of my
(01:03:56):
mom another time.
SPEAKER_11 (01:03:58):
So I I just don't
have time I don't want to my
mom's getting wrong right nowand she's traveling working care
of stuff so I'm right and mydisability and my sister works
my brother works I'm gettingthat free time to do it.
You know what I'm saying?
SPEAKER_04 (01:04:14):
Yep.
SPEAKER_11 (01:04:15):
Now my sister did
not work she comes here I get to
build my house and I get I gottaget some more shit up sounds
right back to my mom's housethan I spend more days with her.
SPEAKER_03 (01:04:27):
So you know that's
that's the whole key thing right
so say say I go say I wanted todo the same thing that this guy
wants to do and and we do thisnovation and I go list it but we
don't get any offers I mean whatwhat would happen then?
(01:04:49):
According to him in a contractaccording to him what he's in
the contract is I'm guaranteedmy 80 grand and at the end of 60
days I think it shouldguaranteed your 80 as long as a
buyer comes in and buys it forwhatever price he accepts he
just said that's it in 60 daysyou want it to be on the sale do
(01:05:10):
I get my money he's yes I get my6000 yeah but I haven't seen the
contract I haven't read thecontract you know what I'm
saying so well be very carefulbecause when you go to do this
you're gonna be signing eitherpower of attorney or an attorney
(01:05:32):
in fact and he's probably gonnabury it inside of that contract.
So be very careful before you gosign something where he's gonna
go list it on the MLS becausethat kind of removes you from
the equation a little bit.
Yeah he has to pay you theeighty but it doesn't mean he
has to accept the offers thatcome in he can kind of hold out
(01:05:55):
and wait on the number that hewants to get now there's a time
frame On that, it would be that60 days.
That's a pretty fast turnaround,to be honest with you, for a
novation.
More often not, they want moretime.
That's why I'm curious.
I mean, did he use the wordnovation?
SPEAKER_11 (01:06:12):
No, I no, he didn't.
He just said that uh he asked mewhat maybe down the house
because it was me out separatedback and before that, but good.
You know, and that's what Iwould do.
Don't die for me.
And I can be honest here.
unknown (01:06:27):
Yeah.
SPEAKER_11 (01:06:28):
He said that's 75.
But he said he's keeping A, he'slike giving 60 votes.
SPEAKER_03 (01:06:39):
I just don't see the
those numbers don't really work
from the investor standpoint forme.
I mean, if we're looking at thehouse could be worth 125.
I don't see a 125 sold in the inthe past.
SPEAKER_11 (01:07:04):
Well, what's first
tree?
So for 98,000.
And it had a print new roof onit.
And then you're trying to getthousands of work.
SPEAKER_03 (01:07:18):
You're trying to get
how much for it?
Right.
SPEAKER_11 (01:07:24):
And it has your own
print new roof on it.
Yeah, that's cost by 20, 18 to25 years on it.
SPEAKER_03 (01:07:33):
Yeah, so I'm not for
sure.
I'm looking at the the pictureson Zillow of your property.
I think when you when you musthave purchased it.
Does this still look like this?
Or yeah, I know you said you put20 into a picture.
SPEAKER_11 (01:07:47):
Oh no, no, no.
Is it yellow looking?
SPEAKER_03 (01:07:51):
Yeah, yeah.
unknown (01:07:52):
Yeah, no, no, it's not
yellow anymore.
It's like a blue looking housenow.
SPEAKER_11 (01:07:57):
It's got another
side, new windows, new store,
new codes.
Some of the tree and the truckare going for the front and a
back, uh, homework hang, newsending system, new uh yeah.
SPEAKER_03 (01:08:19):
Kitchen cabinets are
the same.
SPEAKER_11 (01:08:22):
Yep.
SPEAKER_03 (01:08:23):
Okay.
Yeah, I mean, I think if thisguy comes in and he could be
anywhere close to that pricepoint, um I would be pretty
skeptical about the the strategyitself.
I would just ask him, are youdoing innovation?
If you are, what are you gonnalist it for?
(01:08:44):
What happens if you don't get anoffer in 60 days?
SPEAKER_11 (01:08:53):
I'll give my 80 no
matter what.
SPEAKER_03 (01:08:56):
Yeah, I mean, I
would I wouldn't want to see uh
want to see that in writing.
I mean, because that's just nothow the majority ofnovations
work.
So um most people that offerguarantees, there's some out
there.
Because otherwise, why would heneed the 60 days?
SPEAKER_11 (01:09:17):
Well, uh down the
six days, so time train by so
that means time to be muchthat's yeah, for my house, my
mom's house about clean to setmuch house again, but that's not
yeah, that's another house andtake care of that time to tell
(01:09:41):
that again.
Yeah, yeah, that's it uh yeah, first thirty days.
That's no uh I can't go time.
But yeah, I said about the timehow much more the money.
(01:10:05):
He said I give you sixteen daysand you're guaranteed.
SPEAKER_03 (01:10:11):
Well, I think if
that's the case, then that's a
hell of an offer for you, and Idefinitely think you should take
it.
I I didn't I could not compete.
SPEAKER_11 (01:10:22):
Uh that's a picture
of his other house, and I told
him I would have a couple days.
SPEAKER_04 (01:10:27):
Okay.
All right.
SPEAKER_03 (01:10:29):
Well, um Yeah, I I
mean I can't compete with that,
so I I would have to be out onthis.
SPEAKER_11 (01:10:38):
I told him there's
another guy to stay off of 75 on
it, and I told him no numberthat's what I got in the number
175.
So he offered eight.
So um I'll take it, you know.
(01:11:01):
I didn't know I I didn't knowI'm set down a contract, not for
50 pounds, maybe.
SPEAKER_04 (01:11:05):
Yeah, I would here's
a question.
SPEAKER_11 (01:11:06):
Yeah, but he has 60
days and he opens up my house,
what happens?
I mean, according to him, I getmy 80 grand.
SPEAKER_03 (01:11:16):
Uh I would um I if
it's innovation, then that's
definitely not how it's gonnawork.
If it's just that he needed hewas gonna give me the 60 days
and he's gonna buy a cash, thenfantastic.
But if the plan is to list it onthe MLS, I would definitely ask
some uh more serious questionsabout what his plans are.
So all right, man.
(01:11:37):
Well, best of luck with that, and uh hope it goes through for
you, okay?
SPEAKER_20 (01:11:41):
Thank you, sir.
SPEAKER_03 (01:11:42):
All right, bye-bye.
Oh, Jerry.
I'm so mad at myself.
SPEAKER_04 (01:11:50):
Why?
SPEAKER_03 (01:11:54):
Because I didn't ask
the right question at the
beginning.
I asked if it was a novation.
He said yes.
I didn't ask the follow-upquestion.
Now I'm questioning myself, orI'm questioning him.
I don't think it was actually anovation.
And because of that, I alreadywent down that route.
There was no way that I couldturn that call around.
If I called him that myself, Iwould choose chew myself out.
(01:12:16):
I didn't ask the rightquestions.
SPEAKER_16 (01:12:18):
I don't know that I
would have gotten it he answered
so certain, like you said, isthis did is this a novation?
He said yes.
You said, did he say novation?
And then and then he later hesaid no, but he said yes, I
thought.
I I thought he basically saidyes.
SPEAKER_03 (01:12:33):
And so I mean, why
would you say yes if you don't
know what that is?
I don't know.
I don't I don't know.
It was weird, but it threw me itthrew me down a path where at
that point, because my thoughtswere well, if you're willing to
do a novation at 80, um, then wecould explore doing that.
SPEAKER_16 (01:12:56):
Yeah.
But he was he was the rightcandidate because you said,
listen, this is just gonna belisted, and he's like, I don't
want to do it, I don't want todo it.
All right, right.
What what problem is he solving?
SPEAKER_03 (01:13:09):
He's not solving a
problem, but then he came back
and he was like, because I don'twant to do it.
Okay, so there is a problem, youdon't want to deal with this,
you have dialysis, you're takingcare of the mom.
He was a perfect candidate forinnovation, yeah.
But but then I startquestioning, I don't know that
it is, and and in his mind, he'sstuck on this.
(01:13:30):
The other guy guaranteed um thatthe 80k after 60 days.
SPEAKER_16 (01:13:38):
I don't believe
that.
No, uh, that might just be whathe's taking away from it, but
that's probably not what's inhis contract.
I agree, which was what you weretrying to tell him.
SPEAKER_03 (01:13:50):
So I'm I'm mad at
myself.
The next call is gonna be one ofmy greatest calls of all time.
SPEAKER_16 (01:13:57):
All right.
Well, I'm gonna call this uhwhat is this financial hardship?
SPEAKER_00 (01:14:03):
Can't take the call
right now.
Would you please leave yourgame?
SPEAKER_16 (01:14:06):
I really want this
one because that's like my
backyard.
I don't have two bad calls in arow.
No.
SPEAKER_00 (01:14:14):
Sorry, I can't take
the call right now.
SPEAKER_03 (01:14:16):
Would you please
leave your it's like when Tom
Brady had a bad game.
If you were next on theschedule, you were absolutely
screwed.
You just you knew he was hanging40 on you.
SPEAKER_16 (01:14:30):
Just out with a
vengeance.
Uh one second, I'm texting thislady.
SPEAKER_04 (01:14:48):
All right, let's
see.
SPEAKER_16 (01:14:55):
All right, here we
go.
It's not it's not um Augusttwenty-eighth yet, is it?
SPEAKER_03 (01:15:04):
Uh, it is not, so
ribbit normal style.
So fair game.
Fair game, Missouri.
SPEAKER_16 (01:15:16):
We gotta go on a
Missouri like binge, RJ.
On August 28th, 27th.
SPEAKER_00 (01:15:25):
You're trying to
reach.
Please say who you are and whyyou're calling.
SPEAKER_16 (01:15:29):
Jerry Norton calling
about your house for sale on
Joan Court.
SPEAKER_09 (01:15:36):
Thank you.
Please hold while I connect you.
SPEAKER_16 (01:15:42):
We need to get every
single seller in Missouri in the
next four weeks.
Yes, hi.
My name's Jerry.
How are you?
SPEAKER_06 (01:15:56):
Good.
How are you?
SPEAKER_16 (01:15:57):
Good.
This is Julie, right?
SPEAKER_06 (01:16:00):
Yes, it is.
SPEAKER_16 (01:16:01):
Okay, hi Julie.
I'm calling about your propertythere on Joan Court.
I think you're looking to sellthat.
SPEAKER_06 (01:16:07):
Um, yes, I am.
SPEAKER_16 (01:16:08):
Okay, great.
Love to see if I could help youout here.
Maybe tell me a little bit aboutwhat you got going on.
Do you have a price in mind thatyou'd like to get for it?
SPEAKER_06 (01:16:18):
Uh yes.
So I had a realtor come out andlook at it to list it.
Okay.
I have not listed it with heryet.
She wants to list it for like$329.
I am all in at$135.
And as long as I clear$75, I'mgood.
So if you want to make the extraon it, fine.
I found another house to flip, basically.
SPEAKER_16 (01:16:38):
Are you an investor?
SPEAKER_06 (01:16:41):
No, no, no.
We bought this house to live init.
Then after we bought it, it'sjust me and my husband are like,
this is a lot of room for justthe two of us.
SPEAKER_16 (01:16:48):
So okay.
SPEAKER_06 (01:16:49):
We want to find a
smaller house for us.
Yeah.
SPEAKER_16 (01:16:52):
Okay, so tell me
that number again.
You said you said 135 was whatyou have into it.
Is that right?
SPEAKER_06 (01:16:59):
Yes.
So we bought it as aforeclosure, uh, put new
flooring, new walls, um, centralair unit, furnace, uh, hot water
heater, well holding tank, kitchen counters and cabinets,
basically everything inside isnew.
SPEAKER_16 (01:17:17):
Okay.
And from on top of the 135, whatyou put into it, you want how
much did you say you wanted out?
SPEAKER_06 (01:17:26):
75.
SPEAKER_16 (01:17:28):
Okay.
So that would put you right at210.
So if you got 210 cash, you'dlet it go.
SPEAKER_12 (01:17:40):
I would.
SPEAKER_16 (01:17:43):
Pardon?
Yes, I would.
Oh, okay.
Sorry, you cut out there.
So 210, you'd let it go.
And you're saying that the agentcame out and said as is like in
its current state, or wherewould work need to be done to
get the 329 number?
SPEAKER_06 (01:18:00):
Um, the trim needs
to be finished in the bedroom
upstairs.
It's there, it just has to benailed on the wall.
SPEAKER_19 (01:18:06):
Okay.
SPEAKER_06 (01:18:09):
And then the back
room that we use is just a like
a family area.
She said that could be turnedinto a four-bedroom and listed
for more.
But I I'm like, as it is, is$329.
That's what she said.
SPEAKER_16 (01:18:26):
Um let me see here.
Online it's showing it.
Let me make sure I'm looking atthe right thing.
9434.
Why is it saying foreclosure?
Are you are you you're notbehind, are you on payments?
SPEAKER_06 (01:18:40):
No, we bought it as
a foreclosure.
So when it pops up, it has lastyear's stuff on there.
SPEAKER_16 (01:18:46):
Okay, okay, that
makes sense.
All right.
Um, so what would you estimate Iwould need to spend to finish
fixing it up?
SPEAKER_06 (01:18:58):
Oh my goodness.
Um it depends if you like thefinishes that are in here.
We kind of went with the cottageyou feel to match the outside of
the house, which it would lookfunny if you put like modern
everything inside this house, the way it's structured.
So I'm thinking if you made theback room a four made this a
(01:19:20):
four-bedroom and just added thehalf bath upstairs, uh, you
might spend maybe ten.
SPEAKER_16 (01:19:28):
Yeah.
unknown (01:19:29):
Okay.
SPEAKER_06 (01:19:30):
Because all you have
to see in the bathtub, all you'd
have to do is put a door inbasically.
To make it a bedroom, becauseit's already got a walk-in
closet.
SPEAKER_16 (01:19:41):
And where what are
what's the closest major metro
that you drive to from here?
St.
Louis?
Yeah, St.
Louis.
What do you what would you say?
It's about an hour away.
SPEAKER_06 (01:19:55):
Uh 47 minutes to an
hour.
SPEAKER_16 (01:19:58):
Okay.
So it's not bad.
SPEAKER_06 (01:20:00):
We no, we're kind of
like in a unique area.
So if you just run the zip code, you're gonna get everything in
town.
We're in a gated lake community.
SPEAKER_16 (01:20:10):
So and you're on an
acre, it looks like.
SPEAKER_06 (01:20:13):
So yeah, a little
just a little over an acre.
SPEAKER_16 (01:20:19):
I mean, all these
numbers match up with where I
need to be as an investor.
SPEAKER_01 (01:20:24):
Uh-huh.
SPEAKER_16 (01:20:28):
So if I sent you a
contract for 210, we'd have a
deal.
SPEAKER_06 (01:20:34):
Yes.
SPEAKER_16 (01:20:35):
Okay.
SPEAKER_06 (01:20:36):
As long as we're
closing before the let's see.
I want to try to get this dumpside of the other house on.
What's the fastest you can closeon it?
That's the thing, because I wantto buy another house I already
found.
SPEAKER_16 (01:20:48):
Okay.
Well, so I need a few days tojust get eyes on it.
I gotta send someone out therejust to do a quick walkthrough.
Is it it's vacant right now, right?
SPEAKER_06 (01:20:58):
No, we live here.
SPEAKER_16 (01:20:59):
Oh, you're living
there.
Okay, so then we'll just have toschedule that.
I'll do my walkthrough.
I usually just need a coupledays after that.
I can typically close in acouple weeks.
SPEAKER_06 (01:21:10):
Okay, that would
work.
SPEAKER_16 (01:21:11):
Would that work for
you?
SPEAKER_06 (01:21:12):
Because that way I
could yeah, that could that way
I could still purchase the otherhouse.
SPEAKER_16 (01:21:17):
This is significant.
Let's make the closing dateAugust 27th.
Or sooner.
Or sooner.
SPEAKER_06 (01:21:24):
From my other
lender, I was gonna say from my
other lender by the 15th.
SPEAKER_16 (01:21:30):
Oh, okay.
We can do that too.
Well, that's a Saturday.
SPEAKER_06 (01:21:34):
Yeah.

SPEAKER_16 (01:21:51):
From what?
SPEAKER_06 (01:21:54):
From the lender that
I use right now.
SPEAKER_16 (01:21:56):
Oh no, they'll do
when they do title, they'll
they'll make sure all that'shang on to that because they
might want to see it if it'snot.

SPEAKER_06 (01:22:06):

SPEAKER_06 (01:22:21):
Yep, as long as you

leave the appliances except for
the washer and dryer.
SPEAKER_16 (01:22:52):
Okay, that's fine.
And then are you gonna leaveanything behind, like any
belongings or debris oranything?
SPEAKER_15 (01:23:01):
No.
SPEAKER_16 (01:23:01):
Okay, so like broom
swept clean.
SPEAKER_06 (01:23:05):
Yes.
SPEAKER_16 (01:23:06):
Okay, that's it.
I got everything I need.
I'm gonna send this to you rightnow.
SPEAKER_06 (01:23:11):
No, wait one second.
The 210, does that include theclosing costs?
SPEAKER_16 (01:23:15):
Yeah, I'll cover
closing costs.
SPEAKER_06 (01:23:18):
Okay.
SPEAKER_16 (01:23:18):
Yep.
The only thing that it would notinclude would be if you have any
liens or back taxes or anythinglike that.
SPEAKER_06 (01:23:25):
Yeah, no, no, no,
no, I don't know why else.
SPEAKER_16 (01:23:28):
Yep, that's it.
Okay, and then I'll once I sendthat, I'll text you.
And then once you sign that andwe're under contract, then I'll
reach back out to you toschedule that walkthrough, and
then we'll go from there.
SPEAKER_06 (01:23:43):

SPEAKER_16 (01:23:44):

SPEAKER_16 (01:23:48):
All right, talk to
you.
Bye.
SPEAKER_06 (01:23:49):
Bye.
SPEAKER_16 (01:23:51):
Why can't they all
be like that, RJ?
SPEAKER_03 (01:23:54):
You know, I was
gonna congratulate you, but that
was gonna be the next one that Iwas gonna call.
And uh, I'm really mad at youright now.
SPEAKER_16 (01:24:03):
I mean, that was a
that was a handout to one of us,
either you or me.
That was a handout.
That was just yeah, it was afreebie from the gods, the
wholesaling gods.
SPEAKER_03 (01:24:15):
Thank God every now
and then lead solo goes and gets
those good leads to give us.
SPEAKER_16 (01:24:21):
Paid RJ, pay paid
actors, paid actors.
That's right.
SPEAKER_03 (01:24:27):
It's all scripted,
guys.
It's all scripted.
Definitely not Julie in St.
Louis, Missouri, that has ahouse that she needs to sell.
Right.
Um man, that was uh that wasbeautiful.
Um what what are you gonna do?
SPEAKER_16 (01:24:38):
Are you gonna
wholesale that one or are you
gonna wholesale it?
I think so.
It sounds pretty clean.
Yeah, that sounds pretty clean.
SPEAKER_03 (01:24:46):
So you know, the
fact that people are calling you
Batman and I'm Robin is is uhupsetting me.
I wondered if you were offendedby that.
I you know, I wanted to name myson Batman Batman Bates.
SPEAKER_16 (01:25:01):
I mean, you gotta
that's your that's your boy
Danny.
I didn't I didn't put him up tothat.
Put that up on the screen, RJ.
Come on.
Could you imagine if if my kid'sname was Batman?
Oh, they'd be the coolest kidever.
That's what I'm saying.
I RJ, they'd be suspended likeevery week because they'd get in
fights at school all day.
Yeah.
SPEAKER_20 (01:25:20):
I got to hold one.
SPEAKER_03 (01:25:22):
No, well, it's not
the body language, it's that I
got a new chair.
Um, recently bought me a newrecliner, it's got a massager,
it's uh it's got it's got airconditioning run in it right
now.
My my ass is being cooled as Isit here.
SPEAKER_16 (01:25:42):
Uh, all right.
So hold on.
So why do they why do they wantyou comfy?
You don't want to be comfy whileyou're calling.
You you don't?
Is that what my problem is?
You gotta like stand up and likeslap yourself in the face and
stuff.
SPEAKER_03 (01:25:55):
Okay, well, let's
get to this.
SPEAKER_16 (01:26:00):
RJ, what do they
call that when you do one of
those?
Uh um or I order taker.
Order taker, order take, yeah.
Order taker.
So Steve Transit.
You're just an order taker.
Yeah, I didn't know the I didn'tknow the story behind that.
That's what that means.
Your call has been forwarded tovoice absolutely unexpected
(01:26:20):
unacceptable here, Daniel.
Gotta answer.
Danny, notice RJ's not puttingup the Batman and Batman and
Robin um low image.
I don't have a hat.
I mean, I mean, I would havebeen offended if I was if I was
(01:26:40):
Robin.
SPEAKER_14 (01:26:47):
Your call has been
forwarded to voicemail.
SPEAKER_03 (01:26:51):
Someone grew up with
a kid named Batman.
That's amazing.
SPEAKER_16 (01:26:56):
Coolest parents
ever.
For real.
SPEAKER_18 (01:27:35):
You know, RJ, while
you're calling, I think.
SPEAKER_16 (01:27:43):
No, no way.
I thought about I thought aboutjust seeing if I could get it
any lower, like, you know, heyYeah, but you there was no
reason to do that.
No, and you you risk screwing itup.
Like she's like, someone else iscoming to look at it, like why?
SPEAKER_03 (01:28:01):
Now imagine it's
August 28th.
Oh my gosh.
You have to wholetail it, right?
You have to.
I don't know what else you do.
I mean, you're just you're justright.
Oh you know, Jerry, I feel likeyou didn't.
(01:28:25):
I don't I don't think you markedany of the ones that you called
that didn't answer off.
Well, you normally do it for me.
I think you sabotaged me today.
You messed with my microphone, you stole the good lead.
SPEAKER_16 (01:28:38):
It's because you're
off because of your mic issue.
You're you're sort of like,yeah, yeah, you're you're a
little out of sorts.
SPEAKER_03 (01:28:45):
That's why I'm
telling my gift, look good, feel
good, play good, you know?
Yeah.
(01:29:20):
Wow.
Danny Force is nothing but cowjokes now in the chat.
I know.
SPEAKER_16 (01:29:25):
Someone take the
internet away from that guy.
It's so bad.
You know what?
I'm starting to realize, I'mlike, is this how I sound?
Telling cow jokes?
SPEAKER_03 (01:29:40):
No, no, no, no, no.
You sound way worse.
Because you actually deliverthem.
Like he's just writing them.
SPEAKER_19 (01:29:57):
Hello.
SPEAKER_03 (01:29:58):
Hi, it's Richard
there.
SPEAKER_19 (01:30:00):
This is Richard.
SPEAKER_03 (01:30:01):
Hey Richard, this is
RJ Bates going about your
property there on Fuller Street.
Looked like you had uh filledout a form on my website about
needing to sell that property.
Is that correct?
SPEAKER_11 (01:30:11):
I would like to.
SPEAKER_03 (01:30:13):
Excellent.
How much were you looking to getfor it?
145.
All right.
Well tell me a little bit aboutwhat you got going on.
SPEAKER_14 (01:30:22):
Well, it's been
mostly reliable outside, float
glass for you, windows, uh,Anderson front door, store door
band, garage door band, getready to have a new first eight
pump band, and so three bedroom, two bathroom, uh full baths,
(01:30:51):
garage?
SPEAKER_03 (01:30:55):
Well, it sounds like
it's a beautiful little house
there.
Why would you want to sell it?
You looking for more?
SPEAKER_21 (01:31:05):
You need a bigger
one?
SPEAKER_14 (01:31:06):
I would like more
yard.
SPEAKER_21 (01:31:08):
More yard, okay.
SPEAKER_14 (01:31:10):
Yeah, I have a yard
that's kind of small.
SPEAKER_03 (01:31:14):
Gotcha.
Well, why not just uh list withthe realtor?
Uh takes a lot longer, but yeah, but they they're gonna get you a
lot more money.
Not as much as I'm gonna want.
Yeah, I mean, I this is uh Igotta make money.
(01:31:36):
So normally I want them uh notfixed up, not nice, but I'll buy
them nice.
I mean, you make my job easier, yeah.
But uh, I gotta buy it at adiscount so I can turn around
and I can make money with it oneway or another.
Otherwise, I I wouldn't be aninvestor, I'd just be a spender.
Yeah, I gotta I gotta make moneyone way or another.
(01:31:56):
So um I mean 145.
How'd you come up with thatnumber?
SPEAKER_14 (01:32:03):
Um it's uh red pen
plus yellow pricing plus 15.
SPEAKER_03 (01:32:14):
So you just kind of
took the average there?
SPEAKER_19 (01:32:17):
Yeah.
SPEAKER_03 (01:32:29):
Yeah, I would say uh
the only fear when you just take
those uh those websitealgorithms there, it's uh they
don't know anything about yourproperty, they just know where
it exists, the size of it, andjust kind of come up with a
number.
Yeah, um yeah, because like forexample, uh you got a property
(01:32:52):
right down the street that wasoh, what is that 24 square feet
smaller than you, six yearsolder, it sold for 160,000.
Did you know that?
SPEAKER_19 (01:33:05):
Well, yeah.
SPEAKER_03 (01:33:08):
So see, if you're
gonna go to the full retail
market, I mean that's why youhire a realtor right there.
They would have told you wecould list this for 160.
And uh then you know you'regonna pay about seven percent
there, and you're gonna walkaway with about uh, I don't
know, four grand more than whatyou would want right now.
(01:33:32):
Um I mean, quite frankly, ifyou're if you don't have any
underlying motivation to sellthis for a discount, then you
don't need to be talking to guyslike me.
You're just trying to upgradeand get get your money, then you
need to listen on Mbless and goget it.
I think this could easily sellin the the high 150s, low 160s.
SPEAKER_14 (01:33:51):
Okay.
All right, well, appreciatethree bucks.
SPEAKER_03 (01:33:55):
Absolutely.
Have a good one.
Bye bye.
Well, yes, three of advicetoday.
I am so glad that I don't havechildren and bills and things
that I need to make money onthese calls today.
I'm just gonna offer novationadvice, listing advice, and
(01:34:17):
short cell advice.
I'm 0 for 3 over here, Jerry.
Free consulting day.
Yes.
Will you please call number 33,which is gonna be the next one I
call, so it can also be a laydown?
SPEAKER_16 (01:34:33):
Too late.
I already dialed the cuz becauseyou know where you know where
Jasper, Texas is.
I hope.
SPEAKER_03 (01:34:40):
I I have done a deal
in Jasper, neck, Texas.
Are you calling that one?
Yeah.
Oh, it's a divorce.
Oh man, how did I miss that?
SPEAKER_18 (01:34:50):
And it's ASAP.
Hello?
Hello?
What happened?
SPEAKER_17 (01:35:06):
Try that again.
Hi, if you record your name andreason for calling, I'll see if
this person is available.
SPEAKER_16 (01:35:14):
Jerry Norton calling
about your house on Pearl Street
to make a cash offer.
SPEAKER_17 (01:35:23):
Thanks, Jerry
Norton.
Please stay on the line.
SPEAKER_16 (01:35:33):
Yeah, hi Madison.
How are you?
Good, thank you.
Good, good.
Yeah, Con about your house thereon Pearl Street.
Understand you're looking tosell that?
Yes.
Good.
All right.
Love to see if I can help youout.
I'm pulling it up right now.
What do you want for this?
SPEAKER_07 (01:35:51):
I'm not sure.
Never been this before, but I'mready to sell it and leave down.
It's too much work for a singlemom.
SPEAKER_16 (01:35:59):
Okay.
You're living in the home now.
SPEAKER_07 (01:36:03):
Yeah.
I'm ready.
SPEAKER_16 (01:36:06):
Well, where are you
hoping to go?
SPEAKER_07 (01:36:10):
Um, I'm gonna get an
RV and travel.
SPEAKER_16 (01:36:14):
Wow.
As a single mom.
SPEAKER_07 (01:36:18):
Well, I've been
doing it 16 years with my
ex-husband off the home.
He left us, and now it's justnot I'm I'm struggling today,
even from the low yard.
So I'm gonna get rid of it andshoot around RV parks where they
do everything for you.
Well, sorry to it sounds likesomething new and crazy, but
(01:36:38):
I've been doing it 16 years inthis home.
I've only had it four years.
Um I'm gonna move into like havea home base, but it's just not
the same anymore.
SPEAKER_16 (01:36:49):
Gotcha.
Yeah, well, sorry you're goingthrough all that hardship.
That doesn't sound fun.
SPEAKER_12 (01:36:55):
No worries.
SPEAKER_16 (01:36:57):
Do uh does uh does
the ex-husband have to
participate in the sale?
Like if you sell it?
SPEAKER_07 (01:37:02):
No.
SPEAKER_16 (01:37:03):
Okay.
SPEAKER_07 (01:37:04):
No, it's just it's
all mine.
It's my home and in my name, paid for no mortgage.
SPEAKER_16 (01:37:10):
Okay.
Well, what's the magic number?
If you could get cash in yourpocket in a couple weeks and
walk away, I mean, surely yougot a walk away number.
SPEAKER_07 (01:37:22):
Um we had an
appraise for getting it refined,
uh, giving a home finance loanto fix on it one time, and um
the guess there was like 77,000,70, 77, something thousand.
Um maybe like 70 of them moreimprovements than the finstant
(01:37:43):
half acre property.
So um we did new windows, newdoors, new locks.
Um there's three sheds on theproperty, a chicken tube on the
property.
Um anyway.
So I guess maybe bottom number70.
I don't know, I've never donethis.
SPEAKER_16 (01:38:04):
Okay.
Yeah.
I mean, I want to get you asmuch as I can.
I mean, obviously, I'm payingcash covering the closing fees
as is.
You know, you can you can leaveanything you want behind.
I'll take care of all of that.
My job is to just make it reallyeasy and convenient for you so
you can move on with life, youknow.
Um but I just gotta make surethe the numbers make sense.
(01:38:26):
That's all.
So I'm I'm taking I'm taking alook right now at like your
neighborhood.
Um, just give me one secondhere.
Uh if we could work out a deal, how soon would you want to
close?
SPEAKER_05 (01:38:40):
Soon as possible.
SPEAKER_16 (01:38:42):
Like in a couple
weeks?
That'd be you you could be readyto to hit the RV in a couple
weeks?
unknown (01:38:48):
Yep.
SPEAKER_07 (01:38:48):
I already own the
RV.
SPEAKER_16 (01:38:51):
Um where are you
gonna go?
Where are you gonna go first?
SPEAKER_07 (01:38:56):
My couch in there
from the living room and and
sell them out.
SPEAKER_16 (01:39:01):
Where would you go
first?
Because it's hot in Texas rightnow.
SPEAKER_07 (01:39:04):
Oh, yeah, it's super
hot.
Um, so we're going to visit afriend in Maine.
SPEAKER_16 (01:39:10):
Oh, that's nice
right now.
SPEAKER_07 (01:39:14):
Yeah, she's uh she
has actually put in her two
weeks notice to quit her job orI think August 6th.
So we're thinking about it, youknow, ads started popping up on
Facebook and the phone readsyour mind and yeah, and I've
been seeing I'm you know, justtype in the information and see
what happens.
SPEAKER_16 (01:39:37):
Oh, are you kidding?
Just dropped your oh what?
SPEAKER_17 (01:39:50):
Hi, if you record
your name and reason for
calling, it's Jerry.
SPEAKER_16 (01:39:56):
I I dropped you on
accident.
Oh, there you are.
Sorry about that.
I don't know what happened.
I lost you there.
Um, yeah, I don't so I did an RVtrip with with uh with my wife
and kids years ago, and we didit full time for a year, and uh
was such an awesome experience.
(01:40:16):
Like we homeschooled our kidsand it was it was great.
SPEAKER_07 (01:40:21):
Yeah, um thank you
for homeschooling one thing too.
SPEAKER_16 (01:40:27):
Well, I'm taking a
I'm taking a look here.
I mean, I see I see a range ofproperties, but I don't think
we're that far off at thatnumber.
Um, do you think you could do alittle bit better?
If you could do a little bitbetter, I think I could I could
get it done.
SPEAKER_07 (01:40:42):
What's the counter
offer?
I'm not gonna do guessingnumbers.
Just tell me what you can offer.
SPEAKER_16 (01:40:48):
If we could be at
60.
Yeah, if we could be at 60, Ican get this done in two weeks.
SPEAKER_07 (01:40:56):
Okay, let me think
on it.
Um, I paid 69 for it plus theclosing costs and all that
stuff.
So um and that's done in threeminutes.
So let me think about that.
Um not what I was thinking, butum the number I can reach you
at.
I mean there will be time tothink.
SPEAKER_16 (01:41:13):
Yeah, what's 70 is
the number to 70 is the number
to not think?
SPEAKER_07 (01:41:18):
Meaning if I agreed
to 70 and I sent you I paid 70
for it and I put 20,000 inrenovations into it.
So I mean, like I know you Iknow the point that you have to
buy it and resell it and takeyour time and all the things I
have to understand and get allthat.
So someone said, Let me thinkabout it, because I I paid 70
for it.
(01:41:39):
Yeah, and so um the reservationsI can understand as a wash.
I've lived here for four years,I can run it off in my head as I
just rented the place.
So let me think about it for alittle bit.
SPEAKER_16 (01:41:49):
Yeah, it's just
we're close.
So I I know how this goes.
Usually when someone says let methink about it, then I can't get
a hold of them again and allthat.
I mean it maybe I come up toyour 70 and we just get it done.
So it's it's not bad.
I mean, it's that's an okaydeal.
I think I can make that work.
SPEAKER_07 (01:42:06):
But but I can make
70 work, I'll just take it as a
wash and get out of this place.
70 is great.
Talk to someone.
Um, I I don't I will think about60, but uh it's just uh um let's
you know I've never the firstnumber I've heard, so I
appreciate your honesty andtelling me what you think and
everything.
So yeah, I appreciate that.
SPEAKER_16 (01:42:28):
Yeah, let's let's go
ahead and do the 70.
I'd love to help you out and getthis done.
I I think I can make that work,uh, especially since you're
telling me that you've you knowyou've made some improvements on
it.
It looks like a nice littlehouse.
I think I think I can make thiswork.
The way what I'd have to dothough is I'd have to send you
over an agreement in your email, and then you sign that, then
(01:42:49):
we're under contract.
I need a couple days of duediligence where I'll send my guy
out.
We'll just do a quickwalkthrough.
Uh I'll schedule that with you,and then we just walk it, make
sure you know everything's okay, nothing's fallen down, you know.
And then after that, we weschedule the closing and we
close in a couple weeks afterthat.
SPEAKER_07 (01:43:07):
Okay, great.
Um, my email is MRS.
SPEAKER_16 (01:43:21):
Okay, I got that.
All right.
Well, in about five minutes, I'mgonna send that to you.
So keep an eye out for it.
I'll text you when I send it soyou can check your email.
SPEAKER_07 (01:43:29):
Okay, do you need
like a picture or me to scan the
deed or anything like that?
SPEAKER_16 (01:43:33):
No, no, because what
we'll do is we'll no, we'll when
we go to when we do the closingand we open escrow, they call
it, with the title company, they'll they'll sort of they'll
look all that up and if theyneed anything, they'll let you
know.
SPEAKER_07 (01:43:45):
But uh use when
you're local in my town.
Do you know if that'd be thesame people y'all using?
Because they already have allthat information, I would
assume.
SPEAKER_16 (01:43:53):
Yeah, but all the
title companies can look it up.
It's pretty easy to get.
SPEAKER_07 (01:43:56):
Oh, okay.
Yeah, yeah.
SPEAKER_16 (01:43:58):
But we'll do it,
we'll do it close by.
That way it's easy for you to doit.
The closing and everything.
SPEAKER_07 (01:44:04):
Um entering
everything's all on these days,
so just already done.
Okay, thank you.
Um, I gotta get back to mytwo-year-old and um I'll be
waiting for that.
Thank you.
I appreciate it.
SPEAKER_16 (01:44:13):
Thanks, Madison.
Talk to you soon.
70 was a deal.
I just I just didn't want tofeel over-eager.
You know what I mean?
Why'd you take so long to buyher house?
She's got things to do, Jerry.
I gotta go to my two-year-old.
SPEAKER_03 (01:44:31):
Are you gonna buy my
house or not?
Yeah, okay, yeah.
I've gotta go take care of thetwo-year-old.
I'm like, send that contractover.
All right, well, I'm getting mymy butt kicked right now, so
we're gonna have to pull out awhale here.
(01:45:24):
Yeah, I'll try this is RJ Batescalling about your property
there on Truth Drive.
Looks like you have filled out aform on my website about needing
to sell that property.
If you could give me a call backat eight one seven, nine one
five, six eight, six zero.
Thank you.
SPEAKER_16 (01:46:13):
Hey, Dad.
Hello?
SPEAKER_03 (01:46:17):
Hey, is this uh Mr.
Cummings?
Mr.
Cummings, this is RJ Batescalling you back.
Uh yes, absolutely, I will callyou back.
What'd he say?
He's in the hospital with thedoctor right now.
(01:46:39):
That's motivation.
He's also getting a divorce.
Is what he put on when it rainsit pours.
Tough goal of things rightthere.
SPEAKER_04 (01:46:56):
All right.
SPEAKER_03 (01:48:12):
I was so looking
forward to that.
We got a tired landlord leave.
Are you calling it?
Yeah, I double dialed it thefirst time.
It didn't ring, and so they haddo not disturb on.
So I double dialed it.
No answer.
SPEAKER_16 (01:48:30):
I thought I thought
for sure.
You wanted to call a tiredlandlord?
SPEAKER_03 (01:48:34):
I I absolutely I
wanted uh to pull a Kansas City
Shuffle on you right there.
Can anybody tell me what theKansas City Shuffle movie that's
from?
SPEAKER_16 (01:48:58):
Kansas City Shuffle.
SPEAKER_03 (01:49:18):
Lucky number seven.
So Danny Forrest got it right, but he looked it up.
So that doesn't count.
SPEAKER_16 (01:49:26):
He had the he had
the X X out of his uh cow joke
tabs.
Yeah.
SPEAKER_03 (01:49:38):
So how does it feel
to have two two contracts in an
hour and forty-nine minutes?
That's good.
I'm asking you, how does itfeel?
Oh, it feels fantastic.
Yeah.
I wouldn't know today.
SPEAKER_16 (01:50:03):
I tell you what that
feels like.
RJ, quick tip here.
I'm crushing it with the ladies.
Maybe call some female names.
Catherine.
SPEAKER_19 (01:50:15):
There you go.
SPEAKER_16 (01:50:16):
Catherine.
SPEAKER_03 (01:50:18):
Yeah.
That is true.
I if I had to purely go basedoff of uh gender, I would
totally prefer to talk to afemale seller.
SPEAKER_16 (01:50:30):
Mine were just like
logical, right to the point,
understood a discount, didn'tcry and whine about it.
SPEAKER_03 (01:50:38):
Is this the owner of
uh Gainesville Avenue 436?
SPEAKER_11 (01:50:42):
Yes, I'm up there.
What's going on?
SPEAKER_03 (01:50:47):
Uh well somebody
filled out a form on my website
saying that uh that y'all wereinterested in selling the
property, and it was this phonenumber that was given to.
SPEAKER_11 (01:50:56):
Yeah, I'm having the
folks to sell the property.
Someone in it right now, butthey'd be out uh last of August.
SPEAKER_03 (01:51:04):
Okay.
How much were you guys uh askingfor it?
SPEAKER_11 (01:51:08):
Uh probably probably
about 80,000.
SPEAKER_03 (01:51:11):
80?
SPEAKER_11 (01:51:12):
Yes, sir.
SPEAKER_03 (01:51:13):
Okay.
And you said somebody's in itright now.
What do you mean by that?
SPEAKER_11 (01:51:20):
But they move it
down, and they can become about
the last of August.
SPEAKER_03 (01:51:24):
Okay.
So tenants have been there, howlong have they been uh renting
it for?
SPEAKER_11 (01:51:29):
Uh maybe about 10
years or so.
Uh they've got stuff holdingsick, so they're going to an
affordable living place.
SPEAKER_03 (01:51:38):
Okay.
Have you uh have you seen theproperty in the past 10 years or
recently?
SPEAKER_11 (01:51:45):
Yeah, we see it in
the front uh collect rent from
it.
SPEAKER_03 (01:51:50):
Oh, okay.
Man, you are uh you're a veryactive landlord.
I I never go see my rentalproperties like that.
SPEAKER_11 (01:51:58):
Oh no, I these 3435
houses three years ago, we sold
all of those, uh being anotherguy.
But uh I know some folks uh havea system where they
automatically uh checking upwhen they check an account.
Well, we had houses 10-15 yearsago, so we always picked up the
(01:52:20):
money.
SPEAKER_03 (01:52:21):
Gotcha.
I understand.
Um, well, just taking a look, Imean I'm uh I'm also an
investor, kind of like you guys.
So walk me through.
If I if I were to give you 80,um kind of boy, how do I how do
I make uh make this a solidinvestment for me?
How do those numbers make how dothose numbers make sense for me?
SPEAKER_11 (01:52:46):
Uh the house is like
the house is a free house, is
appraised for eighty righteighty thousand right now.
Uh the houses in an area onwhich that was a website, but
when you check your comps on thehouses in an area, they go on
between a hundred and a hundredand twenty thousand in a
(01:53:08):
million.
Uh so only reason we said roundeighty because we sell it as is.
SPEAKER_03 (01:53:18):
Okay, when you say
as is, how much work do you
think it's gonna need?
SPEAKER_11 (01:53:22):
I don't think it
needs no work.
The only thing I can see what weusually do if I had to buy a
house, I'll put a new turnedition and heat system in,
which the one in there worked, but it's old.
Uh just put a new roof on itmaybe three years ago.
Uh um wait someone.
(01:53:44):
A three, hold on one minute, sir.
SPEAKER_04 (01:53:46):
Okay.
SPEAKER_21 (01:54:31):
Yes, sir.
unknown (01:54:33):
Yeah.
SPEAKER_11 (01:54:33):
Uh on a on the same
house myself is an investment.
I would change air uh uh airconditioning unit in the eating
system with a brand new work inthere.
unknown (01:54:47):
Okay, uh, just put a
new proof on it, maybe three
years ago.
And outside, everything lookokay.
If you have to fit it on theinvestor, how much you want to
put in the house, and there'snothing wrong with the house.
SPEAKER_03 (01:55:04):
How like how long
ago was it like painted and
floorings, flooring replaced andthings like that?
SPEAKER_11 (01:55:12):
Uh it got salmon
paint, it got salted on it, so
it don't need painting unlessyou the plant will change the
whole car.
It don't need painting, and itgot a good uh wood, uh a towel
for the house, and uh I thinkmaybe one room have carpet.
And maybe uh I'm not sure howmuch wearing curve uh in a room,
(01:55:38):
they need the carpet change outof it, but other than that,
everything's good.
SPEAKER_03 (01:55:41):
Okay, but the front
facade is brick, right?
You're when you're talking aboutthe siding, you're talking about
the sides.
SPEAKER_11 (01:55:47):
Yes, the side.
The front is all brick.
All right.
SPEAKER_03 (01:55:57):
So probably to
maximize the value, I would I
would probably need to do somecosmetic updates if I were gonna
try to flip it.
SPEAKER_11 (01:56:06):
Oh, you would try to
flip it.
Yes, you'll do some cosmetic.
I'm talking about uh if you'renot trying to rent it out for
15, 1800 a month.
If you had to flip it, uh if youput your earning mission unit
in, and uh I'm trying to thinkof gun cook.
Anything else would be like justsay painting the cabinet instead
(01:56:29):
of replacing the cabinet, unlessyou want to invest that kind of
money in it, use it for we caninvest stuff where you can do as
it's possible, uh as in paintingit uh the cabinet because it's
the original cabinet, andthey'll make a whole new book in
the house and uh just cosmic.
unknown (01:56:50):
Yeah, pretty much.
SPEAKER_03 (01:56:53):
Okay, and so you're
saying that you think in its
current condition with a new airconditioner, I could get 1,500
in rent.
SPEAKER_11 (01:57:03):
Oh, uh you don't you
uh the people that uh uh you get
kids at that house, only reasonwe was getting a low rent
because we had some elderlyfolks there and they've been
there so long.
And we was getting around, Ithink, um around nine, nine
(01:57:23):
fifty, we was getting uh rentfor that.
But if you look at the cup ofwhat anything in that area right
there, uh you can easily get 15to 1800 for a three-bedroom
again and one bath.
And a lot of we didn't deal withsession eight folk anyway.
(01:57:44):
A lot of folks used to come tome about that getting rid, hey,
I got a$1,500 voucher.
Um, can you take session eight, you know?
So to each its own.
SPEAKER_03 (01:57:55):
Right.
I'm looking at the I'm lookingat what's available right now
just in that littleneighborhood.
SPEAKER_11 (01:58:02):
Looks like if you're
looking at the cover that
neighborhood, you got two housesup from us, they just uh rehab,
they that's uh 13 somethingthousand, I think.
Right right in the front of uson Ashburn, they just sold it to
uh I'm not sure 113, 115.
(01:58:23):
They got another house on um onthe chain, they missed it 100
and between 115 and 120,000.
Um so you got a lot of like Isaid, it depends if you get one
house to house the morning, anda lot of the houses I just told
you about may not even have adead.
(01:58:44):
And a lot of them may have ahundred square feet, just gotta
have a hundred square feet, anduh every time then you may run
into a house one car, don't havea car for the rod, but they
don't have a dead, we do have adead.
So if you deal with houses andoranges, uh it's a good
technique.
(01:59:04):
I'm gonna deal with investmentbecause like I said, a lot of
people uh if I was getting ahouse out with the houses we
had, 34, 35 houses we had, wedidn't get it to flip.
Uh we got it, we would buyhouses because old houses went
up.
And uh we kept tennis for 10,15, 20 years, everything.
(01:59:27):
You know, so we weren't flippinghouses.
So clipping, clipping andrenting out different things.
You know, and I tell them, youknow, uh because of house
everything is the houses we weresaying uh 1200 square feet or
(01:59:50):
sixty thousand, those samehouses cost 130 to 140,000.
And so I said if I had to getback in that meeting, I couldn't
get back in the meetings becausethe houses bought this to a
system.
We would buy a house for 15,60,000 cash.
But those same houses could workfor 120 to 140,000.
(02:00:12):
If I went there, pay that kindof money playing business
problem.
SPEAKER_03 (02:00:20):
Yeah, I mean, it's
all I mean, but dude, people
that are buying houses nowadaysare gonna say the same thing 20
years from now.
I was buying the houses for 120grand, now they're worth 250,
you know.
unknown (02:00:31):
Right, right.
SPEAKER_11 (02:00:32):
It wasn't our gold
uh deal with it.
It was uh something and thehouses we sold, if we had to say
the same, if we had to sell thesame houses today, we may just
say we uh we sold 35 houses, made 2.5 million.
Okay.
If we had to sell the same housetoday, we probably could make
(02:00:53):
five years.
Because we sold it as poll, thehouses market went crazy.
We sold it about it took aboutfive to six years ago.
The houses went crazy.
SPEAKER_04 (02:01:08):
Right.
SPEAKER_11 (02:01:08):
Um so if you had to
divide that into thirty four
thirty five thousand uh into twopoint five million, you probably
say, okay, now each house ofseventy thousand with uh uh C T
15 houses was worth maybebetween a hundred and twenty
hundred and twenty thousand, butwe sold it in a package.
(02:01:30):
We sold it was a whole packageunit.
So uh we just uh quick savingus.
SPEAKER_03 (02:01:36):
Gotcha.
So what's what's the reason whyyou're selling is this like the
last property left, or do youguys have multiple properties
that you're looking to sell?
SPEAKER_11 (02:01:46):
No, I got a friend
that buy a house and he didn't
say uh he won't sell this fund, but this my mom's house, and uh
she already she got anotherhouse, and so we've been rid of
this house now for the last 20years.
And uh only reason we never soldit because of the older people
that was in it, and we didn'twant to put them out, but then
(02:02:09):
when they decided to easily sellgoing to a nursery house, uh uh
assistant definitely she said, okay, let's go ahead and get rid
of it.
SPEAKER_03 (02:02:20):
Okay.
So I I like the property itself.
I do think just on on my side,to kind of give me a little bit
of room to navigate, I wouldlike a little bit of a better
price.
Um, are you guys negotiable atall off that 80,000?
SPEAKER_11 (02:02:41):
Well, uh dealing
with business, everything is
negotiable.
Everything is negotiable.
Um I'm in a situation like youwhen I bought out.
And then Kev, Kev, get the pricewe ask it.
Kevin, what you offer.
SPEAKER_03 (02:03:03):
I would I would
prefer to get it in the in the
60s.
SPEAKER_11 (02:03:07):
Okay.
Uh at this point, it's not the60s.
In other words, I got a niecedealing with investors too, and
right now she's dealing withseveral investors.
Uh, and she got uh she called metoday and asked me about around
75,000.
(02:03:28):
And I told her uh if she couldget it to 75,000, and we close
within seven to ten days, sowe'll we may go that route.
So it's it's uh she already gotthe investment slag up, but it's
nothing in the country at thispoint.
SPEAKER_03 (02:03:44):
So your niece has
another investor that offered
$75,000 today.
unknown (02:03:50):
Right, right.
SPEAKER_11 (02:03:52):
She's in the set in
the set around$75,000 as an
investor.
The one she got seven investors, but the one she told me about
saying, Hey, uh, I got somestuff on home.
I got he got penthouses, but hehas uh uh if we had waited until
(02:04:13):
the full of August, uh he wouldlike to get it.
And I told her, if that be thecase, we'll do a contract with
him and saying, okay, you didn'ttake ownership then, but it'd be
the end of the month before thepeople go out.
So uh she hadn't gotten back tome on that yet.
(02:04:33):
But she got but she that wasjust one of her investment
investors.
But she said she got uh sheworked for a real estate
company, but she got severalinvestors that die house without
going to uh without putting iton the market, so it's it's not
on the market.
SPEAKER_03 (02:04:50):
Right.
I mean that's that's what I amright.
Okay, yeah, I mean I I would Iwould need to get this somewhere
in the$65,000 range.
That's that's where I would needto be.
Um, I mean, if if the niece hasinvestors that she's calling and
(02:05:13):
and they're they're makingoffers and that's what you guys
want to do, then I meanobviously that's fantastic for
you guys.
But for me, just based off ofwhat I'm seeing, I would need to
be in the$65,000 reach.
SPEAKER_11 (02:05:26):
Okay, uh no problem.
I got your uh I got your numberon the phone.
If everything changed, I getyour call.
SPEAKER_03 (02:05:33):
Okay, when you say
if anything changes, what do you
mean by that?
SPEAKER_11 (02:05:37):
If anything changed,
and if the investment in the war
she got, if something don't gothrough and my mama decides to
go more, I give you a call.
SPEAKER_03 (02:05:50):
Okay, all right.
Thank you so much.
I don't know, Jerry.
What do you get?
What's your read on that?
SPEAKER_16 (02:06:01):
I didn't like the
the niece coming out there at
the end.
That guy's gonna be calling youback.
He doesn't that's not they'renot that's not a thing.
SPEAKER_03 (02:06:10):
The the niece coming
out, because you know, when I
asked him if he was negotiableon 80, he said it's like
anything in business.
Anything is negotiable.
So why wouldn't he say I guesshe was hoping I was gonna say 78
or 77 or 76?
I mean yeah, but only 5,000.
I mean, he had to know that Iwas gonna come in, and then all
(02:06:32):
of a sudden it's well, there's amy niece has these investors,
and she works for a real estatecompany, and I I don't know.
So honestly, to me, it soundslike the niece is wholesaling.
That's kind of how I ran intoit.
It's like the niece is ispreventing this from buyer, and
(02:06:52):
that's a tired landlord, right?
Uh well.
It was his mom's house.
Mom moved out.
Our mom is, I guess, in a placewhere she needs to sell this.
It's her last one, and there'speople living there now, they're
moving on, and so it's the lastone of her houses.
(02:07:14):
So I I mean the other thing is,is I'm looking at the Google
Street View, and it just doesn'tlook as good as some of the
other properties in the area.
And so when I'm talking aboutthe den and the additional
square footage and all that, Imean I don't know.
(02:07:37):
I felt like that one was gonnabe a tough one on my team, too.
SPEAKER_16 (02:07:43):
Those ones call you
back though, RJ, because the
vibe I got was he's he's gonnabe getting some offers and he's
telling everybody a highernumber, and those guys call
back.
I mean, they they do all thetime, right?
SPEAKER_03 (02:07:57):
I I honestly was uh
contemplating there at the end,
being like I don't know if Iwanted to do business with him,
just to be honest with you.
SPEAKER_16 (02:08:09):
But you're right, he
seemed like a BSer about
everything a little bit.
SPEAKER_03 (02:08:13):
Yeah.
He was accurate about hisnumbers, though.
I will say that.
He was hitting the 130s, theproperties that are listed
there, the rent rates.
The rent rate was a little high, but not too bad.
But hey, at least I've only gota conversation in.
Yeah, great call.
SPEAKER_16 (02:08:32):
I didn't try uh to
uh a life consultant office.
Free consulting, free appraisalservices.
RJ's RJ's appraisal services.
How can I help you?
I'm calling thirty-one, you knowwhy?
(02:08:58):
Because it's a woman.
SPEAKER_21 (02:09:01):
I mean, it it could
be a dude.
That's true, it could be.
SPEAKER_09 (02:09:08):
Your call has been
forwarded to voicemail.
SPEAKER_16 (02:09:12):
There's not very
many women left on the list.
I better call them all before RJdoes.
SPEAKER_09 (02:09:47):
Your call has been
forwarded to voicemail.
SPEAKER_16 (02:09:49):
Okay, no answer on
thirty-one.
I'm gonna leave Robert, Abraham, and Jimmy for you, okay?
I'm gonna try Donna.
SPEAKER_03 (02:09:57):
Oh, are you?
I really appreciate that.
You know, Donna is my mom'sname.

cow on here.

SPEAKER_03 (02:11:27):

tenants in it right now they'llbe out of the house in October
and that's why we're selling allright let's see when the tenants

SPEAKER_11 (02:18:52):
No it should be
pristine the house is only a
couple years old and in additionto can I call you right back on
it I I guess I can give you achance to play right back.
SPEAKER_21 (02:19:01):
Sure.
SPEAKER_10 (02:19:02):
Okay okay just that
was another RJ's free appraisal
services I think just uhexplicit words that's that's
what I'm going with explicitwords I mean when he answers the
phone I'm not one of thosedesperate motivated sellers I'm
(02:19:26):
just just looking at my optionsyep he's got a beautiful house
he's not lying it's fantasticlooking what is he doing talking
to you i i don't know want tosee what his options are he
(02:19:50):

us to only be able to close oneat 10 we have to have those
hello please leave your messagefor I'm surprised you didn't go
after that ohio one what are youkidding me yeah you're the one
(02:20:14):
that told me to call San AntonioI just all I said was I know
where that was you said youshould call the San Antonio one
and give him a free cycle yeahbecause I wanted you to call
(02:20:35):
that one and get the notmotivated seller so I could call
the motivated seller yeah allright then Cody said I know what
he's doing he's driving up likeaverage cost per lead yeah yeah
(02:20:57):
facts what's what state do youlike me yeah Missouri you want
Missouri huh I I mean you didsay we had to buy the entire
state yeah hello Missouri is theplace to go for the month of
(02:21:21):
August yes hello yes sir yeah hiAbraham I'm calling you about
your property on Sereno Driveokay I understand you're looking
to sell that yeah yeah I'mlooking at a couple of offers
already okay I haven't decidedjust yet I just put it up so you
just put it up for sale well nonot not for sale I'm just like
(02:21:44):
getting very uh offers and stufflike that to see what you guys
like actually different offersyeah what have you said no to so
far I haven't said no to not tonothing just yet but uh I'm
seeing a couple of differentoffers uh a big range from it so
we'll see from there what haveyou not said yes to for a price
(02:22:08):
to all of them from ranging from195 to ranging to 248 195 all
the way up to 248 yeah youdidn't and you didn't take the
248 you didn't take that offerno no one of my first offers
yeah I mean that's full that'sfull retail price well that
(02:22:29):
should be it's a it's a brain at304 right now my house okay how
current is that uh like lessthan a month ago okay I mean I'm
gonna tell you right now I'mprobably not your buyer because
you're shopping for the highestprice I'm not the I don't pay
the most but I do perform youknow I come through I'm cash I
close on time and I'm I'm thereal deal so but I gotta get a
(02:22:55):
deal you know I gotta make moneywith it so yeah yeah I mean and
good amount that arrange from itright a good amount uh how badly
can we close and uh are you likethe closing cost and stuff like
that you're gonna cover it stufflike that so what would you take
if it was cash close wheneveryou want you know two weeks if
(02:23:16):
you want um what else as is I'llpay all the closing fees super
fast super convenient what'swhat's that number need to be
well what do you what are youlooking at 210 what are you 210
I got a couple of two 10 to 15uh that's the average one I did
(02:23:36):
get a 225 can you go around 215to 20 I don't know here's what I
could do I like I like 210 if Igotta go above 210 I would ask
you to just give me some time toreally dial in the numbers
meaning I need due diligence Imay come back during the due
(02:23:58):
diligence and say no I can't doit or I may say yes I can do it
let's close but I would need youto commit to me with a contract
and then give me some time tosee if I can sharpen the pencil.
SPEAKER_16 (02:24:10):
You know what I
mean?
SPEAKER_03 (02:24:11):
Yeah yeah sure I
mean I I might do that as long
as we get a a good number aroundthat area and uh so I can show
my why you know what doesn'tmodel pretty much for people
yeah we really don't want tohave we really don't have to
sell it I'm just seeing if umaround that number that's doable
(02:24:32):
right and for everybody prettymuch everybody's gonna win so
that will help me out becauseI'm trying to relocate at the
same time okay so I really Ireally don't want to rent the
house myself or something likethat.
SPEAKER_16 (02:24:46):
When would you want
to close then the faster the
better but you could you'reyou're ready to move out into
your new place oh we're readyyeah okay is like like three
weeks is that enough time threeweeks is kind of pushing it yes
two weeks yeah two weeks will begood two weeks cash as is are
(02:25:11):
you gonna are you gonna leaveanything behind like are you
gonna leave it empty or how areyou gonna leave it?
SPEAKER_10 (02:25:15):
Leave it empty like
broom swept empty yes okay uh
I'll I'll cover the closing feesbut what's what's that number
have to be I really want to beat 210 you want me up a little
bit what's the what's the numberyou can live with like I said um
I want to say I'm I'm I'm I'mnot talking right now I'm
(02:25:41):
talking the not screw aroundnumber where you keep shopping
around but where we sign acontract today number um well I
will write 220 220 I can workaround yeah I can work around
215 something like that okay soyou could so you would take 215
or you or I'm not sure I'mfollowing taking two yeah I
(02:26:04):
don't mind taking two teams okayif you can do 215 I'll have a
contract in your inbox in fiveminutes okay and I'll pretend
that's on my wife what does thatmean?
SPEAKER_03 (02:26:17):
I'm present because
I'm I'm showing her everything
everything we do it's uh I thinkeverything like I'll show her
everything like it I don't justdo okay whatever on my what I
don't like to do and I'm justgonna shoot shoot straight with
you Abraham I don't like tospend the time to send contracts
and then I just get shoppedmeaning you call back everybody
else and say hey beat this onehey beat that one you know what
(02:26:40):
I mean I don't have time I don'thave time to be wasting so okay
so I'm gonna send this to youbut I'm gonna you're gonna see a
clause at the bottom of it thatsays it's good until what time
is it for you right now almostfive central yeah almost five it
my offer is gonna be good till 8p.m okay so if you if you want
(02:27:04):
to do it you read through thatit's pretty self-explanatory
then you just sign that in youremail and then we're we got a
deal and then I'm gonna have inthere a couple days due
diligence so I can send someoneout to do a walkthrough so I'll
just need to coordinate thatwith you once we're under
contract okay okay you you coverthe closing costs you cover
everything right yeah I'll coverthe closing costs the only thing
(02:27:25):
I don't cover is if you havelike back taxes or liens or
anything like that.
SPEAKER_16 (02:27:30):
Yeah yeah everything
should be covered are you on are
you current on your do you oweanything on this no I don't owe
anything but okay this prettymuch the market okay all right
then watch for that let meconfirm that I've got the right
email here is it uh okay so I'mgonna send that to you here in
(02:27:56):
the next few minutes okay okaysound good all right thank you
sir thank you that's how you doit RJ yeah this is just this is
just turning into an absoluteslog just i i am absolutely
(02:28:17):
getting dog walked on this liveright now i mean no one's
keeping track but if we were Ithink that's my think this is my
third contract rj I think it'sthree nothing right now this is
when in hockey when they pullthe goal you know I'm rubbing it
in because I know you would doit the same thing if it was if
the roles were reversed rightnow yeah it stings a little bit
(02:28:42):
more when I'm on the other sideof this is what it feels like to
be mortal i've i've never feltthis before yeah when you're
king of the hill right what whatis what is this feeling you know
um while you're calling the nextone i i tend to take like an an
(02:29:08):
aggressive approach whensomeone's like shopping around
but he's he seemed verymotivated but yet like dude
don't mess around here you knowbecause right very likely chance
he's got other offers and thenhe just makes everybody compete
with each other and stuff so Itried to avoid that happening
(02:30:57):
has been forwarded to voicemailthe person you're trying to I
love it I'm getting uh I'mgetting coached in the in the
chat right now.
SPEAKER_03 (02:31:11):
Oh yeah on how to
close better.
Yeah I mean they're just tryingto help out I guess hey is
(02:31:34):
Ronald there hey Ronald this isRJ Bates going about your
property there on uh Knox Roadlooks like you uh had filled out
a form on my website aboutneeding to sell that property is
that correct excellent how muchwere you looking to get for it
(02:32:00):
okay what do you mean what whathappened to it he's breaking up
(02:32:22):
real bad aren't head wide openschool house um okay I just want
(02:32:46):
to verify that I understand theaddress correctly it okay just
want to make sure normally theydon't have a number after the
the number so it's kind ofthrowing me thrown me off there
(02:33:10):
and that's a and that's a halfacre lot correct and that's a
half acre lot okay and the houseis roughly a thousand square
feet I've got an overhead viewof it online so I've got a I've
(02:33:46):
got a fairly decent idea of whatit looks like.
So it needs quite a bit of workyou're not you're not gonna be
moving back to it.
Do you owe anything on the prop?
Is there any specific dollaramount that you would need from
(02:34:07):
this transaction to kind of helpyou out in your situation right
now?
Okay, so fifteen thousand.
What would what would that helpout with?
(02:34:28):
I just was curious if there wasa specific reason why fifteen
was important to you as all.
SPEAKER_16 (02:34:33):
Um we can't hear the
cellar at all, okay.
SPEAKER_04 (02:34:59):
Okay, are you there?
Sorry about that.
SPEAKER_03 (02:35:04):
All right.
So you said the farmers might beinterested in it.
Good.
Has anybody made you an offeryet on it?
SPEAKER_04 (02:35:36):
So you how long ago
did you buy it?
SPEAKER_03 (02:35:48):
Nineteen eighty-five
and you said and you didn't pay
you look you bought it for lessthan fifteen thousand back then.
Trying to see if I can find anyother land out there that's
(02:36:11):
available for sale right now.
Not a whole lot of landavailable out there.
You wouldn't be interested in uhseller financing this, would
you?
You wouldn't be interested in uhseller financing this, would
(02:36:33):
you?
That means where you take thatfifteen thousand in payments
(02:37:00):
seems like find some uh houses.
How far away are you from uh Iguess it's pronounced Abingdon?
Seven miles.
(02:38:15):
So in reality, there's notthere's not really a possibility
of us salvaging the the propertyitself.
It's just pretty much landvalue, right?
Well, I mean if there's ifthere's raccoons living inside
the property, I mean theythey've probably done a
(02:38:35):
significant amount of damage toit, wouldn't you say?
Um I think I'm gonna need itfairly fairly cheap based off of
(02:38:58):
that.
Um not not trying to takeadvantage of you or anything
like that.
It's just kind of the the natureof where the property is located
and and the condition there.
Um I think I'm gonna need thissomewhere around 5,000.
SPEAKER_11 (02:39:18):
No, I can't do it.
I'm sorry.
SPEAKER_21 (02:39:23):
Why can't you do
that?
But why is it worth more?
SPEAKER_04 (02:39:37):
Well, I don't need
the stuff.
I mean, you can come get thestuff before we close.
Okay.
Have a good day.
All right.
Bye-bye.
SPEAKER_16 (02:39:55):
You gotta recap
that.
We didn't hear a word that guysaid.
Oh, you didn't hear anything?
SPEAKER_03 (02:40:02):
Nothing.
But I'm so done with today'slive, it's not even funny.
I actually got a motivatedseller.
I can't believe y'all didn'thear that.
He uh why didn't it comethrough?
Why why couldn't we hear him?
I didn't change anything, notnothing changed.
Um he got sick, his legs gotamputated.
(02:40:26):
Um while he was in the hospitalwith his legs amputed getting
amputated, raccoons took overthe property and and destroyed
the roof, and so the the houseright now is not livable, and so
all of his stuff is still insidethe property, but he can't live
inside of it because now he's atsome assistive living facility
(02:40:50):
with no legs, and so in 1984 hepaid$11,500 for this, and so he
wants$15,000 now because he paid$11,000 that long ago, so surely
it's worth more now.
And so I asked him what was thesignificance behind$15,000, and
(02:41:10):
he said, why?
I asked him why is thatimportant?
He said, Well, it's important tomy bank account so I can have
money.
Okay.
There are no there's nothing, there's no comps anywhere, okay?
But seven miles from him, there's a city that's where he's
(02:41:31):
living now.
There are some properties, so Iwas gonna just try to pick up
for five grand and do this as aland play because there's some
land going for 25 and 20 and 15grand.
SPEAKER_11 (02:41:45):
So that's what
you're asking about land.
SPEAKER_03 (02:41:48):
And at the end, he
said, I can't do that.
And I said, Why?
And he said, Because I want moremoney, and I said, but why is it
worth more money?
He said, because all my shit'sinside it.
I said, Oh, well, I don't wantyour stuff, you can come get it.
And then he was basically like,I don't have any fucking legs,
you asshole.
I'm not taking an offer, andyeah, and he he called me an
(02:42:10):
asshole and he hung up on me.
So that's how it ended.
What a fantastic call.
SPEAKER_16 (02:42:16):
I am I'm so happy
about today.
Okay, RJ, you got you gottastick it through three more.
There's three more on the list.
There's three more.
SPEAKER_03 (02:42:27):
Well, you're you're
up next.
Burn through them.
SPEAKER_16 (02:42:30):
There's only three
left, and then we have to call
it a day.
SPEAKER_03 (02:42:34):
There's four.
There's Jimmy, Robert, Rich, andKevin.
Okay, I'm calling I'm callingKevin.
SPEAKER_16 (02:42:41):
Why haven't we
called Kevin?
I know we should have we shouldhave called Kevin a long time
ago.
Emergency reasons.
SPEAKER_03 (02:42:53):
This dude texts me
at four o'clock in the morning.
I did get big mad.
I was like, bro, why are youtexting me at four o'clock in
the morning?
Just because I give my cellphone away on YouTube.
SPEAKER_16 (02:43:11):
Why did he call you
at four o'clock in the morning?
SPEAKER_03 (02:43:13):
I don't know.
SPEAKER_16 (02:43:15):
I don't even
remember.
SPEAKER_03 (02:43:18):
I think my response
was, you think you're gonna get
a positive response?
What'd you tell him?
They guess said don't text me atfour o'clock in the morning.
SPEAKER_04 (02:43:38):
All right.
SPEAKER_03 (02:43:44):
Jerry, you know
you're doing something right
when you talk to five sellersand you don't get a contract,
the people are asking if you'reokay.
Tori's like, RJ, what'shappening right now?
This isn't like you.
Are you okay?
I am I am not okay.
SPEAKER_21 (02:44:04):
This is abnormal.
SPEAKER_16 (02:44:07):
Hello, Rich.
Yeah.
Hi, Rich.
How are you today?
All right, good, good.
Calling you about your propertyon Parliament Street.
What about it?
I'm calling you to buy thathouse.
You're not gonna buy this house.
I just bought it.
(02:44:28):
I thought you wanted to sell it.
The one on Brandon Street.
I'm talking the one onParliament, West Parliament
Street.
I don't want to sell that one.
I want to sell the one onBrandon.
Oh, well, I'll buy that onethen.
SPEAKER_18 (02:44:47):
What's the address
on that one?
I found it.
SPEAKER_16 (02:45:03):
Alright, what do you
want for this one?
Two?
Two hundred?
Yep.
Okay.
Why is that the magic number?
SPEAKER_13 (02:45:15):
I don't want to go
no lower than that.
SPEAKER_16 (02:45:18):
And you you moved
out of this house into the other
one?
SPEAKER_13 (02:45:23):
Yeah.
SPEAKER_16 (02:45:23):
Okay.
Yeah, my team must have wrote itdown wrong or I got
misinformation.
I got the I got on my list thatyou wanted to sell the other
one, not this one.
So but I'm taking a look at itright now.
Looks like a nice house.
Why haven't you decided to listthis with a real estate agent?
I'm just wondering.
(02:45:44):
It is with a real estate agent.
Right now.
I'm not showing it.
Oh, I guess it is.
Okay.
Yeah, you're listed for 212.
Yeah.
Okay.
Well I started at 225.
And what's what's been thefeedback so far?
SPEAKER_13 (02:46:08):
Uh one person came
in and offered me 150, and
another people decided theydidn't want to take a chance on
their not being able to affordit, and that was it.
Nobody's looked at it.
SPEAKER_16 (02:46:21):
Yeah.
Okay.
Well, I can tell you why.
I mean, I'm an investor, so I'dbe cash, but I'd have to get it
at a pretty steep discount offof where you're at.
Like if you want to dump thisthing and move on in life and
close in a couple weeks, as is,I paid the closing fees.
(02:46:41):
You know, you'd have to get ridof this agent.
I don't know if you can do that.
I don't know if you have alisting agreement with them, but
because right now you got to paythem commissions if you sell it.
Technically, we shouldn't betalking.
I should be talking to youragent because you you probably
signed a listing agreement forthem to sell it.
But you've been on Zillow for195 days with no sale.
(02:47:05):
I know.
And I'd probably be more likewhere those that other offer you
got for 150.
SPEAKER_13 (02:47:13):
Well, that's not
happening yet.
SPEAKER_16 (02:47:20):
Yeah, you I would I
would just keep dropping the
price then.
SPEAKER_13 (02:47:24):
Because I paid more
for the house when I bought it.
SPEAKER_16 (02:47:27):
When did you bought
it four years ago?
I know, but you bought it, youbought it the worst time you
possibly could have bought.
Not the worst time, but anybodywho bought a house in the last
couple years is gonna have areal hard time getting out of it
for what you paid for it.
Yeah.
Because you bought at the heightof the market, you know what I
mean?
SPEAKER_13 (02:47:47):
Yeah, all right.
Well, thank you.
Okay, good luck, sir.
SPEAKER_16 (02:47:54):
Darn it, I really
wanted to get four.
That was a weird one.
That was a weird one.
How did I get his wrong hisother address?
SPEAKER_03 (02:48:06):
You're the one that
filled out the form.
It's not really like our faultthat you gave us the wrong
address then.
Yeah, don't be mad at me.
Yeah, you never really kind ofcame around from that.
SPEAKER_04 (02:48:27):
Which one you
calling?
SPEAKER_16 (02:48:31):
Anthony.
Oh, you're going you like theyou like the cheapies, huh?
SPEAKER_03 (02:48:40):
No.
We never called Jimmy.
SPEAKER_16 (02:48:48):
No, because um I did
want to ask you where that was.
I think you asked me that one.
SPEAKER_03 (02:48:55):
Uh subscriber
commitment.
We we have called that.
I think we asked that city,Segin.
I think that was last week.
SPEAKER_16 (02:49:13):
You know, I try not
to remember where all the Texas
cities are because I've got theultimate Google map right here
with me.
Named RJ Bates.
You going for Robert?
SPEAKER_03 (02:49:30):
Yeah.
I guess if uh if this guydoesn't answer, I'm gonna call
Riley's lead.
SPEAKER_16 (02:49:39):
Oh, yeah.
I'll be a good leading.
That'll put you in a good mood,at least.
SPEAKER_03 (02:49:45):
Yeah, yeah.
So apparently this guy's goingto foreclosure, and uh he he
likes to cuss people out andtell you how stupid you are.
SPEAKER_16 (02:49:59):
Oh, this is gonna be
good.
You got the number?
SPEAKER_03 (02:50:06):
I don't know.
I'm a little worried.
I do get pretty sensitive andget on my fields.
SPEAKER_16 (02:50:10):
So do you know what
number he got?
What's the offer that triggershim and sets him off?
(02:50:33):
One sixty.
Yeah.
(02:50:59):
Well, I don't care what RJ saysabout lead Zolo, I think they're
fantastic.
SPEAKER_04 (02:51:11):
That's amazing.
SPEAKER_16 (02:51:19):
Oh, they added one
more.
Redemption RJ.
I know I just bought it.
Oh, you did?
SPEAKER_03 (02:51:30):
Oh, his his
voicemail got me.
SPEAKER_04 (02:51:32):
All right, one more.
SPEAKER_03 (02:51:44):
I'm gonna hear it
tomorrow during the call reviews
on the implementation call.
People want to be like, RJ, areyou sure you're qualified to
coach us on this?
We saw you talk to five peopleyesterday and not get a
contract.
SPEAKER_16 (02:52:03):
You know what you
should do?
You should have you should havethem do the call review for for
your uh all right, guys.
SPEAKER_03 (02:52:14):
Now y'all get the
roll reversal.
You guys call review me.
All right.
I guess I'm gonna give one morejust to see if we can at least
end on the same amount of uhconversations here.
SPEAKER_16 (02:52:30):
While you're doing
that though, guys, like that
this is just the day in thelife, right?
Like this is how it goessometimes.
SPEAKER_03 (02:52:41):
Don't sweetmouth me,
sir.
Who would say that?
The seller.
(02:53:30):
And that's why he wanted morefor the house, is because all
his stuff was in there.
SPEAKER_16 (02:53:36):
And he can't and he
can't get it himself because
he's got no legs, right?
Oh, I mean he's got a goodpoint.
SPEAKER_18 (02:53:43):
He's gonna have to
hire it out now.
All right, Sam, here you go.
SPEAKER_03 (02:53:51):
Sam was begging me
to call this leave.
Hey, is uh Robert there?
This is RJ Bates calling aboutyour property there on Dakota
Avenue.
You still looking to sell thatproperty?
I'm doing all right.
You still looking to sell thatproperty?
SPEAKER_20 (02:54:11):
Yeah, looking to
sell it, yeah.
SPEAKER_03 (02:54:13):
Awesome.
How much are you looking to getfor it?
unknown (02:54:16):
Well, I don't know what
we can get for it.
SPEAKER_11 (02:54:18):
Um I don't know.
I've had one or two borrowers, but not too much anyway for.
Um and uh if you look at solo, Iguess it's anywhere between
seven or something like that, and then high with one twenty
eight or one, something likethat.
(02:54:40):
But I mean anywhere around thebroader, so I need to sell it.
That's true.
But I wanted to close it upbefore thirty days.
(02:55:09):
Yeah, you know, yeah, what itis.
Um probably putting up brandwash and all the problems.
unknown (02:55:39):
Um power for fifty-two
days.
SPEAKER_03 (02:56:03):
Okay, so that was a
lot of information there, so I
just want to be clear.
You want to get this sold beforeAugust.
Um Zillow says it's 107, but youdon't have an asking price, you
just want me to make an offer.
SPEAKER_11 (02:56:23):
You can do whatever
you want.
Either to you or to somebodyelse.
I just need cash money.
And I need to be able to buy avehicle to move my wife.
(02:56:46):
And I'm something where I hadthree broken necks.
I don't need any more inwardinterest.
I just got out of jail.
Because they were jealous of mymulti-instrumental abilities.
That's the kind of mentality I'mtelling.
(02:57:22):
So why didn't I try to pull amask off the streamer's energy
because somebody paid me killedme in 2014?
And they murdered my friendstower instead.
So because they call and answerthe records, they cut our lights
off in 52 days.
So that's more information thanwhat you probably ever imagine
get, but that's exactly whatthey're doing to the soldiers
(02:57:44):
couple.
And I'm a veteran Army Corpsengineer scrubbed audio shopping
specialist with a 432 hertz tobalance human cells and restore
DNA.
And they're trying to kill meoff because the apartment's
going to get put out of businessas soon as they let my
application out.
(02:58:06):
We took them down because theywanted a lot of gown for six and
a half years.
So I've been stepping on thisstuff.
And the police think I've beenasked for my wife's or five.
(02:58:29):
So everybody wants to murder me.
In the name of Jesus, or in thename of Allah, or in the name of
Buddha, or in the name of AlGod, or the God holds that we
have Jesus with a cover whichone you want.
So my job was pulling the massabout the Kundalini genocidal
(02:58:50):
maniacs, world religions aredealing as war gods that
continued wars in every countryon earth.
Until the indigenous population, including the church, and just
so and I'm part shipwork andmostly Polish.
So, you know, trying to get homewhen I see 500 trees that they
(02:59:12):
just threw to the ground.
They stole my father's inventionin 1954.
They called me a heat andchopped me through trying to
murder me license.
So many times you have money.
All because my father had beenin this invention that they
stole and have to come up withtheir traps.
And their whole goal is todestroy the coming of America by
destroying the family unit.
(02:59:39):
Turn them into swingers forJesus Christ.
And Jesus Christ forgiveseverything.
unknown (02:59:52):
I guess it's the
brainwashing program of 1947.
SPEAKER_11 (02:59:56):
Flying technology,
the MK Ultra Bail, human social
experiments, byproducts ofsodomized Babylonian boys and
girls, codomized is a submissionto be a war modern for the next
generation of warlords, the nextgeneration of penis worship, the
next generation of arms dealersof world religions.
And so our job was to pull amask off that in 1971.
(03:00:18):
They scrapped my records and putme under this life called
television.
Pull a mask off.
Oh, you're kidding me.
I want telling the truth, nobodycan swap it because it's worth a
damn.
So because I want to tell theabsolute truth even about the
UFOs and the hypertechnologythat we've had for decades that
(03:00:42):
they kept hidden from humanity.
Because I want to pull the wholeass off the whole hands, they
want to murder me so you don'tknow the truth.
But the truth is you've beenbrainwashed the whole entire
planet Earth with 440 Hertzfrequency, causing your
neurotransmitters to be out ofbalance by eight degrees
distance, which allows all thisdisease in your cells, and
(03:01:04):
that's why you're dumped out by90% of your DNA.
So as soon as you balance yourcells back to 432 Hz, restores
90% of your DNA, and you're nolonger bound by your five senses
knowledge.
And you can tap into thespiritual knowledge of the great
I am that I am, and understandwhat's written in the stars
(03:01:25):
above your head, theconstellations where the past,
present, and the future are allrevealed in the stars above your
head.
And it's plainly written thatDraco is already dead.
And that happened when Christgot up from the dead.
So what he did, he poured hisspirit out there, poured his
spirit out of all mankind.
(03:01:46):
So that method was no more Jews,no more gentiles, no more
Hindu's, no more anybody.
We're all the same, made ofwater.
73% in your body, 30% in yourmind.
And yourself has like flasheswith each word you think, and
that's a movie in your mind, like elephant or hamburger, or
you know, watermelon, oranything.
(03:02:09):
So you have these images in yourmind, and that becomes tree,
grass, flower, rose, you know, and we can develop this language
and we accept these words astrue.
But we forgot about the mainfoundation of life, which is
number three, three, six, nine.
Three is the foundation of life, which is left there.
(03:02:34):
Everything is made of life.
Um is in the ground.
Oh, I think who's outside, John?
SPEAKER_20 (03:02:40):
I gotta go in my
garage.
SPEAKER_11 (03:02:43):
Huh?
I gotta go.
SPEAKER_16 (03:02:52):
Did he just hang up
after that sermon?
That's my day.
Wow.
Y'all that's my day.
Y'all can y'all can skip churchon Sunday because you just got
the sermon right there.
His wife said someone isoutside.
SPEAKER_03 (03:03:08):
I believe it was a
dog, and then they said lawyer,
and he hung up and said he hadto go.
SPEAKER_16 (03:03:16):
After all that, he
just hangs up.
Yeah.
Why'd you call that guy?
SPEAKER_03 (03:03:24):
Because my team said
you need to call this guy.
My my team, titaniuminvestments.
SPEAKER_16 (03:03:34):
Why are they trying
to make your bad day worse?
SPEAKER_03 (03:03:38):
I I think that this
was just how today was supposed
to go, Jerry.
They're back there laughingright now.
I know it.
This is this is what happenswhen when my team decides to
call me Robin.
They they neutered me like youneutered that that possum on the
internet.
(03:03:59):
They sent me in.
I had no mojo coming in asRobin.
Next Tuesday, I'm coming in asfucking Batman.
I'm wearing an entire Batmansuit the entire live.
Uh that was amazing.
I cannot believe he just hung upon me after all that.
(03:04:21):
He's like, gotta go.
Hangs up.
What?
Yeah.
His wife said somebody was inthe front yard.
SPEAKER_21 (03:04:29):
That was crazy.
SPEAKER_03 (03:04:32):
That man was just so
does that guy have a house to
sell?
He does in Flint, Michigan, where you're from.
SPEAKER_16 (03:04:39):
Oh, Flint.
Better buy that thing for fivegrand.
SPEAKER_03 (03:04:45):
I I mean, honestly,
there's the comps around it are
125, 110, 95, 95.
unknown (03:04:52):
All right.
SPEAKER_03 (03:04:57):
I was gonna offer
him 10.
SPEAKER_16 (03:05:01):
I should call him,
but I don't want to listen to
next Sunday sermon.
SPEAKER_03 (03:05:06):
I don't I don't
think that it would it would go
very well.
I don't know if we have enoughtime like to to let him do that
again.
How many times do you think he'sdone that?
SPEAKER_16 (03:05:18):
I mean, is he maybe
he's thinking I'm gonna convert
all these wholesalers to Jesus.
Well, I think he was sayingJesus was bad.
Oh, is that what he was saying?
It was hard to hear.
Whatever your audio problem is,your sellers were choppy and
hard to hear all day.
SPEAKER_03 (03:05:37):
Yeah, I'm gonna have
to figure this out.
I don't know what happened.
Nothing has changed from thelast.
I mean, I haven't changed anysettings.
I don't know.
It was uh it was a weird dayjust from the beginning, but uh
you had a great day, lead Zolohad a great day.
What'd you end with with three?
SPEAKER_21 (03:05:55):
Yeah, yeah, three
fantastic.
That one in uh Missouri is thebest.
SPEAKER_16 (03:06:07):
Yeah, that one.
Wow, that is like the the dream.
I mean, that's the call we alllive for, right?
Like, she's like, here it is.
I just want to get away.
I just want to get out of this, take the equity.
Absolutely, those are the bestever.
SPEAKER_03 (03:06:27):
Well, Jerry, are we
running this back next Tuesday?
Are you gonna be in town?
I believe so.
SPEAKER_16 (03:06:35):
Let's see how you
don't go out of town very often
anymore.
I'm trying not to.
We're gonna we're gonna do alittle trip to um Europe at the
end of August.
Uh then I got uh your things nottill October.
unknown (03:06:52):
Oh, yeah.
SPEAKER_16 (03:06:53):
What uh what part of
uh Europe are you going to?
We're gonna do the Netherlandsand Switzerland.
Oh nice.
Switzerland gorgeous.
Yeah, that's amazing.
How many done that trip?
We're only taking two of thekids.
We take them in groups.
(03:07:13):
So every year we try to do a bigtrip and we take like two, you
know, spend time, spend qualitytime for them.
SPEAKER_03 (03:07:21):
How do you have that
conversation?
Do you like sit them down andyou're like this year, these two
are our favorites?
SPEAKER_16 (03:07:28):
Exactly.
So I'm watching every day.
I got a whiteboard and I'mtallying up.
If you get too many strikes, then you you're off the list.
SPEAKER_03 (03:07:37):
Right.
You're not going to Switzerland.
You're you're out.
That's amazing.
You didn't chop the head of thesheep off correctly.
Dude, I cannot believe youposted that on Facebook.
That was incredible.
Were you nervous?
Were you nervous that like youwere gonna get shut down?
SPEAKER_16 (03:07:57):
I blurred it, but
yeah.
I mean, they already so did yousee my pigeon one where I
butchered the pigeon or the uhquail?
I I didn't watch it, no.
I pulled its head off.
So uh I was showing how tobutcher a quail with no tools,
no knife or anything.
(03:08:18):
You pull the head off, you snapthe legs off, you take your
finger and you gut it like this.
SPEAKER_18 (03:08:22):
Oh my god.
SPEAKER_03 (03:08:23):
Yeah.
You're not worried about thatgetting your like Facebook just
taken down and your Instagramjust taken down?
I mean, you don't really seeanything.
It's a tiny little bird, but Imaybe I should be worried.
I mean, you're kind ofmutilating animals.
I mean, it is to eat.
(03:08:44):
It is to eat.
Yeah.
Yeah.
Anyways.

Uh, but no, appreciate Lead Zoloand uh everything that they do
for the community.
Um, good batch of leads againtoday.

(03:09:26):
have been unbelievable.
SPEAKER_16 (03:09:27):
So were these uh
were these metro or which ones
were these?
SPEAKER_03 (03:09:31):

the marketplace leads that you
