Yeah, so I take a realscientific approach to this, and
I typically just like to betransparent with sellers, like
what my numbers are and how Icome to it.
So typically what I'll like todo is I just try to figure out
either what the current value isof the property, like it's as is
value, if it's in faircondition.
That's one way, and then I'lland then I'll base a percentage

off of that, or I'll or I'lllook and see if I can find like
what the fixed-up homes areselling for.
We call that after repair value.
That's usually like top of themarket because they're all fixed
up.
And and then as long as I can beinto the deal for a certain
percentage below that, thatleaves me room for cost,
commissions, closing, financing,and profit.

You know, if it pencils, then Imove forward and and can do it.
I don't think we're too far off,but I'm looking at a home that
looks very similar to yours.
It's a little bigger, it's 1800square feet on Saverton West.
Uh pretty nice looking home.
Just sold July 24th for 235.

You know, so it got price perfoot, it got 131 a foot.

So if I take 131 times your1560, that puts you at 204.
So where you're asking isprobably right where you could
get if you listed it, paidcommissions, cleaned it up, did
some things, you could you couldprobably get that 200 number.
But for me, I would need to be,I mean, that's what I would

resell it for, or I would putmoney into it and try to sell it
for more.
But I would need to be, youknow, quite a bit under that for
it to make sense for cash.

So if you're looking to, I mean,if you're just window shopping,
then I could tell you whereprobably most investors like me
would land.

be commissions, closing fees.
Usually a seller wantsconcessions, or you got to fix
up some things or whatever.
So if you just factor in 10% andyou sell it for 200, you know,

that's gonna put you right atthat um you know, 180 range is
what you would net.
So the question I would beasking is do I want to go
through all the brain damage tonet 180, or do I want to sell it
and be done, move out next weekor whenever you want?
Not no hassle, speed,convenience for 140.

So typical things need to bedone.
It does not have uh it's gotbaseboard heaters in it, it does
not have a furnace to people forus pour it out to make work.
Um and then it does not havecentral air either.

at, but if you want to add morestuff, it will have to be
updated.
Because I think that was ournext step is updating the box.
Then, like I said, it's gotpaneling through part of the
build part of the house.

So it's not horrible, but it'snot like gorgeous either.

Uh the bathroom may have to bere done by the time we fill it,

contract deed for.
We are actually gonna pay her$25,000 total for the place.
But it ended up being that shemissed uh 2018 taxes.

So somebody else owned theactual house, and we found that
out by getting taken over thehouse and getting served with
papers, and that's who we boughtit from.

So you you bought it from theperson that essentially got it
from a tax sale.

make sure I'm understanding and
checking all the boxes, yourideal scenario is kind of to
close on your timeline with whenyou find a property for you guys
to move to.

down payment once we figure outwhat it is and talking to the

And the guy was supposed to umhe paid off his his his place
and he was supposed to give usum give us our date to us, you
know, give us our date and giveus that and he never did.
We took him to court.
We have a court order stating ifwe own this place because we
took our money and money, andthat he was supposed to get the

service done and get our datedone.
And he still hasn't in a sensethat he doesn't we can do with
that type of thing.
And we looked for surveyors,there's not a lot around here,
but we do have a surveyor thatsaid they will let us pay them
um clothing.
So we could pay him out ofclothing, out of whatever money
we get for the place.

We can pay him that.
But we can't set up a time to doa surveyor anything unless we
have a clothing plan, you know,because then we have to ensure
something will go through sothat of course if something
happened and it didn't make theall of the$5,000.
So but he said he would do that.
So um it's it's a half an acre.

We do have a we do have a stateoff because the guy showed us
when we but it's just it's justthat situation.
So we're we like I said we havea court order, yes, we own it,
and um all of that.
And he can do the survey soon.
We have a uh like a close-indate with somebody and we know

that, and then surveys from alawyer that's the whatever we
call the survey you know, itdoesn't do anything.
Um and so we can do it that way.

And everything we were justwaiting on trying to get a
surveyor because at the firstthe first one was like over
7,000, but we want to do it foraround 5,000.
Um so that that's the situation.
So it's but because we didn'thave aid in hand at the time, uh
you know, a couple other peoplehad backed out, and then we've
been trying with our lawyer tofigure out the point that we get
it.

Um we finally have a surveyorthat says yes, they would do it
that way.
So by the time we actually dothe school close-ins, we would
have it um.

Our like home insurance givesyou an estimation of what they
say is worth that type of thing.
Um, which is over a little overa hundred thousand or whatever

But um, yeah, he we've donewe've done stuff to it since
we've moved here.

Well, we may end up
doing it at some point.
We just uh we wanted to be ableto we have to sell the place and
find we have to we live herenow, so we're looking for a

here a year and we just reallythought, okay, we made a
mistake, we want to go back toVermont.

And and we have about the familyin Vermont, my daughter's there,
my mother's there.
So we've just we just preferplaces there and we just thought
it would be easier to take outlike the middleman type of
thing, you know, all thesepeople in the pot.
And I looked into a deceable,can you tell yourself and yeah

And you always like yourselfthat you have to provide, but
you really don't.
I mean, it's like dealing withsomebody and um Yeah, and and I
mean we have a our lawyer anywayum was the one that did our
thing with in court for ourthing, but then he had said how,

you know, if there's some kindof deed we they do up, then they
can do up the date.
I mean serving them they can doa date for us.
Um that type of thing.
So we just we just have it, wewould just try and do it
ourselves.

So I I would tell you this.
I mean, you know, for us, thethese types of ads that you

for you know with with theeighty-five thousand dollar
purchase price um on how thatwould be something that an
investor could come in and andeither flip or make a rental or
something like that.

We had two or three
different investor type of
people like you call and and onewas gonna do it and made an
offer, and then they keptputting the offer down lower and
lower and lower, and then theybacked out.
And um we had we had anotherthat wanted to come and make an
offer, but because of the deepthing, there were ones that
said, Well, see if uh see if asurveyor would you know let you

pay X Lothing because sometimeswe will.
They're the ones that gave usthat idea.
So we had asked the one we hadtalked with.
And so yeah, we had we had a fewof them um you know, contact us.

Um we we first had
one for seventy-five thousand.

beautiful place and everything.

We're far, far out
from town, which most people a
lot of people want to do that.
But um just like to get a littlecloser to a town.

an hour, probably an hour beforethey'd get here.

being on like Facebookmarketplace and and you not
getting overwhelmed with theoffers that means you're not

we're investors.

mostly the people that have to

an idea, like say if we if we
wanted a wholesale property in asuper rural location, then one

But we would put it out and itwould be at a price point that

you know, within two to threedays, we're gonna have four,
five, six walk cars and offers,and those are not gonna be
wholesalers, those are gonna beflippers, landlords, we're we're
gonna have that those offersready to put non-refundable
earnest money down and moveforward in a in a quick

So if if we're not if you're notgetting that kind of action,
you're probably talking to a lotof wholesalers that are then,
which is what I am, right?
Um the only difference is yousaw my website and came to me
that they're gonna want to tryto beat you up on price and get

one where you got down all theway to 50,000.
