SPEAKER_12 (00:04):
What's going on,
everybody?
Welcome to the special Tuesdaylive with myself, RJ Bates III,
and Mr.
Jerry Norton.
What's going on, Jerry?
Not much.
How are you doing, RJ?
Pretty good, man.
Excited for today.
Rocking some property leads.
We're gonna be working the Metroleads.
(00:25):
So hopefully we can get somegood deals.
How's the farm life?
Good, busy.
Are you more busy being a farmerthan a real estate investor, or
a real estate investor overfarmer?
SPEAKER_17 (00:42):
Some days I don't
know.
SPEAKER_12 (00:47):
Jerry was just
telling me a story.
He's got a house that his team'sdispoing, and uh buyer showed up
and the lockbox is uh empty andthe keys are gone.
That's always fun.
SPEAKER_17 (01:01):
Why?
Just why?
Come on.
So now I tell every buyer I say, hey, listen, I'm not there.
It's a lot of work for me to getit, you know, access.
I got a lockbox, I got a key.
Please put the key back in thelockbox and lock it up, turn the
lights off, please.
Oh, yeah, yeah, yeah.
Of course, of course.
(01:21):
Sure enough.
SPEAKER_12 (01:23):
So now what do you
do?
Do you just like reverseengineer and start calling all
the previous buyers?
SPEAKER_17 (01:28):
Yeah, dreaming them
out.
I think you know you got mykeys?
Yeah.
The one that's the one that'smost interested in be like, hey,
by the way, can I have my keyback, jerk?
SPEAKER_12 (01:41):
Your your EMD is now
10,000 hard, not five.
SPEAKER_17 (01:46):
Well, it's funny
because it's you know when
they're hot, like it's youalways know when you have a good
deal, but everyone's jumping allover it.
And so uh this buyer that wentout there, they're like, uh
they're the one that told me,hey, keys missing.
And they're like, but you know,we were able to look in the
windows.
I think we're good to go.
You know, I'm like, yeah, I betyou are.
SPEAKER_12 (02:12):
So property leads
provided us with some metro
leads today.
These are$75 leads.
Uh normally Jerry likes to startoff with the tired landlord.
I'm I'm curious.
Are are we getting rid of this?
Are we are we moving away fromthe tired landlord life?
(02:33):
Um, well, no.
Not necessarily, but I don't seeany on here.
Do you?
We do not have any tiredlandlords.
Ha ha, they're forcing you tomove away from it.
SPEAKER_17 (02:46):
Did you tell them
that, RJ?
SPEAKER_12 (02:47):
Not to put any I did
not tell them that.
SPEAKER_17 (02:52):
Okay.
Well, I guess we're gonna gowith uh 22.
SPEAKER_12 (03:01):
Just going straight
to titanium 22 right there.
Yeah, you go.
Why'd you pick emergencyreasons, the cosmetic updates?
Was it because it's Ohio or whatwas the deal?
SPEAKER_17 (03:14):
Just it said
emergency and ASAP.
Yeah.
If you guys don't know, theygive us some detail here.
We get we get obviously firstname, last name, address, you
know, we get phone number,email.
Um, they provide like some bedbath stuff, and then what RJ and
(03:36):
I look at is repairs.
I think there's a drop-down menuwhen they fill these forms out,
so it's typically what likecosmetic needs work, remodel.
What are some of the other ones?
Uh full gut needs everything.
Yeah.
And then reason for selling.
Yeah, full guts are great.
Reason for selling, usually it'slike the one the one I don't
(03:58):
like is relocating.
I hate that one.
I shouldn't say I hate it, butit's not the best reason.
Uh sell without an agent, foreclosure, divorce, emergency
reasons is one of them.
Inheritance.
What else are there?
I think those are the majorityof them.
Yeah.
But there's one that says theydon't say tired landlord, but
(04:18):
what do they say?
They say something along thoselines.
What do they say?
SPEAKER_12 (04:22):
Vagant house, uh
non-compliant tenant or
something.
SPEAKER_17 (04:30):
That's not the yeah.
And then they have a time tosell.
SPEAKER_12 (04:33):
Non-performing
tenant.
That's what it is.
SPEAKER_17 (04:37):
Okay.
And then they have a time frameto sell, which is like 30 days,
60 days ASAP, no time frame, whatever.
So what the strategy here is, isyou're trying to, I mean, you're
trying to identify highmotivation.
You don't know for sure.
Sometimes they'll they'll saythings that don't really seem
like there's much motivation, then you end up finding out
there is.
I think at the end of the day,you just call them.
(04:59):
But when you're when you'respending money and you're buying
these, do they allow you RJ?
I can't remember.
Do they allow property?
SPEAKER_12 (05:06):
This this is just
whatever you get, you get.
Okay.
So on these, I mean, we can bepicky because we have a list.
Right.
Yeah.
Timing-wise.
SPEAKER_17 (05:18):
And just so
everybody knows, the way the
show works is um RJ and I bothknow there's contracts in this
list of 35 or 41.
The goal here is that I find allthe highly motivated ones and
get contracts, and RJ gets likeall the answering services and
like the retail buyers, retailsellers.
SPEAKER_12 (05:39):
That's how that
works.
That's why I always let you gofirst.
All right.
You're gonna you chose this.
Yeah, yeah.
SPEAKER_04 (06:05):
So I can tell them
they have to do a short sell.
SPEAKER_17 (06:10):
And the and uh, by
the way, that they they missed
payments for 18 months in theauctions on Friday, right?
Hello, hello, yeah.
Hi, is this Jessica?
SPEAKER_08 (06:23):
Yes, it is.
SPEAKER_17 (06:24):
Hi, Jessica.
I'm calling about your propertyon Charles Avenue.
Yes, sir.
How are you?
Good, good.
Understand you're looking tosell that.
Yes, sir.
Awesome.
Well, love to take a look at it,see if I can help you out here.
Tell me a little bit aboutwhat's going on.
Do you have a price in mindyou're hoping to get?
SPEAKER_08 (06:46):
Um, ninety thousand
dollars.
Okay, it's a four, it's afour-bedroom, two-bath house.
Okay, a full attic, fullbasement.
SPEAKER_15 (07:00):
Okay.
SPEAKER_17 (07:02):
What um what's got
you thinking of 90?
What what why do you need 90?
SPEAKER_08 (07:10):
Well, it we bought
bought it for 50.
Okay, and we put we put we didthe driveway, we did some
painting, we did a lot of stuffin here.
SPEAKER_17 (07:24):
How long ago did you
buy it?
SPEAKER_08 (07:27):
Two years ago.
SPEAKER_17 (07:30):
Okay, and what's got
you wanting to sell now?
SPEAKER_08 (07:36):
Emergency and stuff.
SPEAKER_17 (07:39):
Okay, you have a
place to go though, like if we
close on it, you'll be able tomove out by the close date,
yeah.
Okay, and if we could agree on anumber there, if we let I don't
know if we can, I gotta take alook, but if we could, are you
prepared to sign an agreementand move forward?
SPEAKER_13 (07:59):
Yes, okay.
SPEAKER_17 (08:01):
So you'd like to get
90 for this.
Um all right.
Tell me a little bit about thecondition.
You said you did some work onit, but if I were to buy it as
an investor, what I what would Ineed to spend money on to fix
it?
SPEAKER_08 (08:26):
My husband knows
more than I do.
SPEAKER_15 (08:30):
Okay.
SPEAKER_08 (08:31):
But he said the
basement has to be sealed.
And uh there's gutters thatneeds to be done because now
they're I don't know whatthey're doing, but yeah.
SPEAKER_15 (08:47):
Okay.
SPEAKER_08 (08:50):
That's that's the
main thing.
SPEAKER_17 (08:54):
Those are the main
things.
So what about like what aboutlike roof and windows?
SPEAKER_08 (09:01):
Oh they're they're
new windows and stuff.
Roof is half slate and halfslate and half single but it
don't leave, it don't leavenothing.
SPEAKER_17 (09:16):
Okay.
Well, um, and you're a two-story18, 1700 square feet,
four-bedroom, two-bath.
Is that right?
SPEAKER_02 (09:28):
Yes.
SPEAKER_17 (09:29):
Do you have a
garage?
No, no garage.
Okay.
I'm just looking at some numbershere, seeing what makes sense.
SPEAKER_09 (09:38):
Oh, that you're
fine.
SPEAKER_17 (09:41):
Is 90 the best you
could do if I'm all cash and I
can cover all the closing fees,no commissions, close when you
want?
SPEAKER_08 (09:51):
I mean, like, what
do you mean?
SPEAKER_17 (09:55):
Can you do better
than the 90?
SPEAKER_08 (10:01):
SPEAKER_17 (10:04):
Okay.
Yeah, I was hoping to get it fora little bit lower than that.
I'm just looking at some somesales in your area for other
homes that are similar.
SPEAKER_08 (10:20):
What about like what
would you prefer?
Let's ask that.
SPEAKER_17 (10:27):
Okay, yeah.
Give me one second here.
I'm just running some numbers.
I would probably need to be ifI'm all cash.
Well, let me ask you this.
SPEAKER_08 (10:47):
How soon do you want
to close as fast as possible?
SPEAKER_17 (10:53):
Okay, is is like
three weeks?
Is that enough time?
Yeah, that's not too soon, andyou could you could be packed up
by then.
SPEAKER_08 (11:03):
I've already started
packing.
SPEAKER_17 (11:05):
Okay, you you're
committed.
SPEAKER_08 (11:07):
Yeah, that's good.
SPEAKER_17 (11:09):
Okay.
Are you gonna leave it clean ofanything or are you gonna be
leaving stuff behind?
SPEAKER_08 (11:16):
Oh, I'm gonna be
cleaning it.
SPEAKER_17 (11:19):
You won't be, or you
will be?
SPEAKER_08 (11:21):
Oh, I will be
cleaning it.
SPEAKER_17 (11:23):
Yeah, so you'll
leave it like broom swept clean
when you're done when you leave.
SPEAKER_08 (11:26):
Oh, yeah, yeah,
yeah.
SPEAKER_17 (11:28):
There's no like
leftover furniture.
SPEAKER_08 (11:30):
I'm not that
ignorant, no, like some people
here are in mourn.
SPEAKER_17 (11:35):
Well, it's okay.
I mean, I have I have somepeople that'll leave me, you
know, 10 dumpsters to empty, andit's fine, but I just need to
know.
SPEAKER_08 (11:44):
All right, maybe a
garbage bag that I forgot to
throw in the bag.
Yeah.
Yeah, we ain't like that.
SPEAKER_17 (11:53):
As long as it's only
one garbage bag, not two garbage
bags, then we're okay.
I'm just kidding.
Uh, I mean, we're not far off.
I think if I could get a littlebit lower, then I think we could
put a deal together and I couldI could close out in you know
probably three weeks.
That'd give me enough time to beready.
But I do need to be closer tolike 70.
SPEAKER_08 (12:18):
Okay, you can't uh
is it possible you could do 75,
or is 70 the best you could do?
SPEAKER_17 (12:26):
What if we cut the
difference?
72.5.
Okay.
Can we do that?
Yeah, okay.
72.5.
And I don't know what the dateis in three weeks, but we'll
just I'll look at a date, youknow, probably like around the
(12:46):
end of the month or something.
If that works for you.
So here's what needs to happennext.
I'm gonna put together anagreement.
I'm gonna email it to you.
Once you initial and sign thatright on your email, then we'll
have a contract in place.
In my contract, I'll have a fewdays' due diligence.
I'll just need to coordinate myguide to get out there and do a
(13:06):
quick walkthrough.
And we'll do that in the nextcouple of days.
And then as long as everythingchecks out, then I'll open
escrow with a title company,I'll put down earnest money, and
then we'll move to that closinga couple weeks later.
Pretty simple.
Any questions?
(13:27):
Okay.
Uh let me let me confirm I'vegot the right email.
Uh, let's see here.
SPEAKER_05 (13:36):
Is it okay?
SPEAKER_17 (13:43):
I've got that.
I'll send that over.
I'll shoot you a text to thisnumber once I send it so you can
look for it in your email.
That sound good?
SPEAKER_08 (13:52):
That sounds great.
SPEAKER_17 (13:53):
Who who's on who's
on title?
Is it is it you and yourhusband?
SPEAKER_08 (13:57):
Yeah.
SPEAKER_17 (13:58):
What's his name?
SPEAKER_08 (14:00):
Christian.
SPEAKER_17 (14:01):
So Jessica and
Christian, right?
SPEAKER_08 (14:03):
Yes, sir.
SPEAKER_17 (14:04):
Great.
I'll put you both on theagreement and I think that's it.
I think we've got everything.
Okay.
All right.
Thank you very much.
I'll be in touch.
All right, thank you.
Okay, talk to you soon.
Bye.
That's a good way to start thelive, RJ.
SPEAKER_12 (14:22):
I I love the fact
that the chat was blown up with
so many questions, as if likethis doesn't happen every single
time we go live with propertyleads.
It's kind of how it is withproperty.
Well, what are the questions?
I wasn't even looking.
They were like, wow, that was soeasy.
Why aren't my property leadslike this?
What leads are these?
Is this a cash or novation deal?
I'm like, it's cash.
(14:44):
Yeah.
We rarely do novations.
This is definitely a cash boy.
It's a wholesale deal.
SPEAKER_17 (14:52):
I mean, yeah, I've
got a I've got a smaller comp
for 145 in the in this on thesame street, like night, like a
nice one.
SPEAKER_12 (15:01):
And it's smaller
than our subject property.
SPEAKER_17 (15:04):
Yeah, yeah, it's
1,300 square feet, and we are
17.
Uh yeah.
Another one.
Yeah, so I like it.
Good deal.
I think that's a good deal.
SPEAKER_12 (15:15):
So Tyler Osborne
asked, I don't know if you saw
this or not, but he asked at thebeginning, he said, Hey, lock me
up on an Ohio deal so I candispo it during the live.
Oh, and then go.
And then you went and locked itup.
So he said he's got a couplebuyers in Warren.
So if you want to shoot thatover to him, let's see if we can
(15:37):
get it dispoed in inside thelive.
I'm gonna text him right now theaddress.
I love it.
All right.
I'm gonna call this uhforeclosure in uh North
Carolina.
SPEAKER_17 (15:51):
And hey, I want
everybody to note here, RJ said
he would not have called thatlead.
SPEAKER_12 (15:56):
I would not have.
That was not the one that Iwould have picked.
That's awesome.
Uh Anthony, we just did a run ofthe numbers right there.
He said he had an ARV or a comp,a smaller comp at 145.
So assuming our additional 300something square foot increases
(16:19):
the value from there.
And what'd you get it at?
72 something?
725, yeah.
725.
I think it's a 1400 square footproperty, probably needs 40
something, thousand.
SPEAKER_17 (16:31):
It's 1700, 1717.
Okay.
SPEAKER_15 (16:35):
Yeah.
SPEAKER_05 (16:42):
If you regret your
name and reason for calling,
I'll see if this person isavailable.
SPEAKER_12 (16:47):

Christie's way.
SPEAKER_05 (16:56):

Please stay on the line.
SPEAKER_00 (17:22):

please reply.
SPEAKER_12 (17:26):

you needed to sell thatproperty.
If you could give me a call backat 817-915-6860.
SPEAKER_04 (17:39):
Thanks.
SPEAKER_12 (17:46):
Someone emailed you
a deal that they they really
want you to check out.
SPEAKER_17 (17:55):
Well, it won't be
right now.
SPEAKER_01 (18:38):
I'm sorry, the
person you were trying to reach
has a voicemail box that has notbeen set up yet.
Please try your call againlater.
SPEAKER_12 (18:45):
How do you not have
a voicemail set up?
Don't they like just come set upon your phone?
Doesn't it say like, hey, thisphone number is not available?
SPEAKER_11 (18:59):
I don't know.
SPEAKER_12 (19:02):
All right.
You had good luck with emergencyreasons.
I'm gonna try it.
SPEAKER_24 (19:19):
Hi, this is Callie
with French and Quality Cleaning
Service.
I am unable to take your call atthe time.
Please leave your name, number, and a brief message, and I will
return your call.
SPEAKER_05 (19:43):
Hi.
SPEAKER_02 (20:05):
Your call has been
forwarded to voice.
SPEAKER_06 (20:09):
Your call has.
SPEAKER_12 (20:38):
Hey, is Champagne
there?
SPEAKER_07 (20:40):
Who's this?
SPEAKER_12 (20:41):
This is RJ Bates
going about your property on uh
Gum Street.
Looked like you had uh filledout a form on my website about
needing to sell that property.
SPEAKER_07 (20:50):
Uh yeah, yeah.
SPEAKER_12 (20:52):
Excellent.
You you're still looking to sellit, correct?
Yes.
Alrighty.
How much are you looking to getfor it?
SPEAKER_19 (21:00):
Um 25,000.
SPEAKER_12 (21:04):
25,000.
All right.
Well, tell me a little bit aboutwhat you got going on there.
SPEAKER_07 (21:08):
Um body body gutted
out completely, which was a good
thing.
Uh you know, first-timehomeowner.
Um going into the project.
Um ran uh all new water bonds,um, all new electricity, uh
(21:32):
walls, insulation, with thekitchen and the dining room.
Um it was originally a twobedroom, one bath.
We turned it into a threebedroom, two bath, there's a
bath up and down.
And there's a half a basement.
Um It was a project meant to belived in, but things happened
(22:05):
along the way the last few yearsto where I'm not investing no
money.
I'm leaving the state of Indiananext year, and I just want to
sell and park ways with it.
I've never lived in the home dueto the fact that construction
never got finished.
Um let's see.
(22:26):
Overall, the house is probablyabout 75% done when I say that.
So the live room's fully done, the entryway is fully done, the
laundry room is fully done.
Um dining room's fully done.
(22:48):
Both bathrooms need little Nixonthe so the bathroom downstairs,
it just needs a lot of likescrewing down.
Like it's completely done, butlike the like the faucet and
stuff, like it needs to beconnected, and uh how the shower
(23:09):
is down there, it it needs to besecured.
Now the master bathroomupstairs, same with the faucets.
Um one of the walls needs to befinished, and a window needs to
be replaced.
All three bedrooms upstairs arecompletely done.
(23:32):
Um kept the original hardwoodfloors upstairs and downstairs.
We just put carpet upstairs uhfor the warmth.
Um trying to think.
The kitchen, kitchen-wise, theonly appliance in there is the
flats, the flats uh stove top, which is the island.
(23:56):
All the cabins are up but onebecause didn't know where to put
the last one at.
It was kind of awkward umbecause where the refrigerator
has to go.
So yeah, there's no AC orfurnace.
(24:17):
No, there is a furnace, andthere's yeah, there's a furnace
in the basement.
There's not an AC outside.
That's what that is.
Um, let's see, what else?
The roof when we had itexpected.
It's a good roof, but someoneelse wasn't buying it.
I they probably want to replaceit.
But never, never no leaks, nopuddles, no nothing since I've
(24:41):
owned it for the last fouryears, and the first two years
being in there, like going fullthrottle with uh uh with redoing
it all.
Never had an issue with no leaksor anything like that, no holes.
Um trying to think.
We replaced a lot of the oldwindows downstairs because
(25:01):
majority of them were beingreplaced in the process before
the people that I purchased itfrom.
Um let's see, front porch, thewalk-up's been completely uh
done.
I'm trying to think.
The backyard is just a big openbackyard.
(25:21):
No fence, no garage, but there'slike uh where you can put like a
garage or because it's a two, uhit's like a carport in the back
with just a slab of concretebasically.
And yeah, that's about it to thehouse.
Hold on.
(25:41):
But yeah, that's that's thehouse on gone.
SPEAKER_12 (25:45):
Okay.
How much would you anticipatedollar and cents wise is
remaining on the the rehab?
SPEAKER_07 (25:55):
Oh um I say about a
good 20 to 30, just depending on
what that person wants to dowith it, because I know the your
biggest purchases are gonna bethat AC.
SPEAKER_10 (26:15):
Right.
SPEAKER_07 (26:17):
And uh whatever the
person does kitchen-wise,
everyone has their own thingwhen it comes to kitchen.
Kitchens, bathrooms.
I already know those are bigvocal sell points.
Oh, there is a working fireplacein there that we rehabbed, it's
still in there.
Um yeah, I say about 20 to30,000.
SPEAKER_12 (26:41):
Okay.
You had this listed um Octoberof last year, didn't you?
SPEAKER_07 (26:48):
Yeah.
SPEAKER_12 (26:48):
What happened there?
SPEAKER_07 (26:51):
Um, it was just a
lot of just I wouldn't say
negative feedback.
It was well, that last year Iwas asking weight.
I was asking double for what Iam now.
So I honestly think that's whatit was, too.
Like I said, first-timehomeowner, um, just bit off more
(27:12):
than what I could chew at thetime.
Uh, two years moving two yearslater, um uh with one of my my
original contractor guy, heended up passing away.
So after dealing with anotherperson, that was uh a major
headache.
And it was more or less like whocan I trust, who can I not
(27:36):
trust, type of situation.
Um then I just let it sitbecause I I had some emergencies
come up.
So I just the overhaul with meputting any more money into it,
it just became a headache twoyears later, and finding someone
that I can like actually trustlike I did in the beginning,
(27:58):
where I had a guy go in thereand it was he was getting stuff
done basically.
It was never an issue, anythinglike that.
Um but yeah, last year I reallyjust felt like it was just I
priced it high.
I priced it, I think, like 60 or70,000, and everyone that came
and looked at it, it was more orless, well, we would have to
(28:20):
spend money for this and spendmoney for that, and and that
makes it go this, and then Idon't know nothing about the
market, never said I did.
I was just looking at it as Idon't know, uh like I did my
basic research where myproperty's at right now in the
(28:40):
up and coming area, and was justreally comparing it to other
properties around the area uhbeing sold and bought,
especially with the conditionthat it was in at uh the
condition it was at uh that itwas in and everything, and
comparing against that whatother properties were
conditioned at and stuff, and Iwas just like that's just what I
(29:03):
had set it at.
I was really just basicallytrying to reestablish the money
I put in into it.
And then, like I said, it likeit wasn't negative feedback,
it's more or less of a processwith people.
Well, you know, we can do it,like people kind of like want
(29:23):
the like third party, like Icould put this much down.
No, I don't want to do none ofthat.
Like I just want to wash myhands with it.
Like that's what people justfailed to realize, like I don't
want to do none of that.
I just wanted to wash my hands.
So it's been like you said, Ilisted it back in October, and
here we are almost a year later, and I'm just comfortable taking
(29:47):
what I feel like is fair.
SPEAKER_05 (29:49):
Okay.
SPEAKER_07 (29:50):
So, so like that's a
fair number for that for the big
big old house that I have, whatI've done for it, what I've done
to it at that, and running thenumbers of what needs to be
finished in there, I feel likethat it's a win-win situation
for me.
Plus, I feel like putting at theprice that I have, it should go
(30:15):
quicker now.
SPEAKER_12 (30:17):
Right.
SPEAKER_07 (30:18):
It shouldn't be, it
shouldn't be no, well, no, no,
no, no, no.
I'm not doing no more of thatbecause it with the house was at
100% just a straight move, and Iknow what that, I know what that
potential market can be.
I've done a lot of research andreading, so I'm just like, I'm
cutting myself in the throat, but I'm really not because I'm
I'm I'm able to leave with whatI want and I'm able to move and
(30:43):
leave comfortably, knowing thatit's a great house.
Like I know it can be awonderful house for a family,
and I just hate the fact that itliterally just sits there
unoccupied, and someone else cantake over the project and
potentially put a family in itbecause, like I said, it's a
great block, it's a greatneighborhood, it's a beautiful
(31:05):
home once it's overall donebecause that I just paid off
more than what I can chew, andthat's just what the situation
is.
SPEAKER_12 (31:14):
Yeah, I'm looking at
the pictures.
Funny enough, I have pictures ofwhen you bought it, and I have
pictures of when you listed itlast September.
I have to commend you.
You took on a whale of aproject.
I mean, this thing was gnarly.
(31:35):
I mean, this is the kind ofstuff that I tell homeowners
like, I don't know.
I mean this thing was down tothe studs.
I mean, you're so that basementliterally looks like things of
uh nightmares are made of.
I mean, you got the sun comingin through the floor beams, and
(31:55):
just golly, these pictures werescary.
But you turned it into somethingfairly decent.
I mean, I I can totally seewhere you are in the project
where it's like, yeah, we'vedone a lot, but there's still
like a lot that still needs tobe done, too.
Um some of the pictures, like Idon't quite know what I'm
(32:18):
looking at.
You know, I'm I'm sure if I wasin the house, I would understand
it better just because of likethe angle the picture was taken.
But I mean, I see the newfloors, the paint, the new
doors.
Um it looks like you replacedall the windows, the the kitchen
cabinets.
I mean, all that was new, right?
SPEAKER_07 (32:37):
Yes, all brand new.
Yeah.
SPEAKER_12 (32:40):
Yeah, so I see the
new plumbing.
But it's like just the drywall.
I see the the repairs that needto be.
It's it's like we call it bluetape.
When it's like you gotta go bluetape the contractor and be like,
yeah, you're close, but you'renot done.
There's still things that needto be finished.
Uh that's kind of where theproject is.
(33:02):
So this is unique because Inormally don't get to see all
the different angles of whatwhere a property is sitting.
Now, you said somewhere in thelike the$30,000 to$40,000 range,
that's what you think kind of inin the rehab that's needed.
Or 20 to 30.
SPEAKER_07 (33:20):
20 to 30, because
like I said, you know, everyone,
everyone's vision's different,and everyone buys, you know,
like when I was spending mymoney grabbing everything, I was
paying whole wholesale until itgot to like like woods and beans
and stuff like that.
My contractor, since he he didcon he worked contracting.
(33:42):
So with him pay with him paying, and we just paid him the
difference because he was ableto get you know his sell uh uh a
sell and everything beingcontracted to uh where he was
working at in Kentucky.
So certain things I was able toget at.
So that's why I say I say 20 to30, due to the fact that
everyone's vision is different.
(34:04):
Everyone buys and and has youknow what they want color-wise,
you know, that's why I say that.
SPEAKER_12 (34:10):
Um now I'm I'm
looking at sold properties in
the area, but I'm just curious, did you know how much the house
was gonna be worth once it wasfixed up and finished?
SPEAKER_07 (34:23):
So when I so when I
started the project before,
because I know in those photosthat I have posted to, like,
like I said, I was just over itat that point in time because I
I rent another home inEvansville, like literally down
the street from my from myproperty.
And I used that as a storagesoap, like the whole downstairs
(34:43):
completely cleaned out andeverything.
Because I know when I postedthose photos, my kids were like,
Mom, there's stuff.
I I don't care.
I want to sell it.
So I was in that, I was in thatmind break.
So so um uh darn brain fart.
SPEAKER_12 (35:00):
What do you what do
you think what do you think it's
worth fixed up?
SPEAKER_07 (35:03):
Uh oh, so and when
we so when we got the walls and
everything, when we did, when wedid the plumbing and stuff, when
it got to, I get I I felt likefirst, second phase, kind of
crap, like I said, new person, new, new to the whole situation.
I got an appraisal and the guyhad let me know, like once it
(35:24):
was completely finished, becauseof the area, all the other big
words he kept throwing at me.
I'm just like, uh-huh-uh-huh.
He was like, the house wouldhave been worth anywhere between
one to 100 to 120,000.
I was like, okay, cool.
Because people always think thatall you have a war, no, I bought
this free, free everything.
(35:44):
There's no mortgage, there'snone of that crap on there.
Like, I came into a really goodsteal with the with the couple
and everything, paid, switchedtitle, switched names and
everything, and then got luckyon my first contractor, and we
just kind of went ham on it.
And then year two, we fell up toa hiccup because he got sick,
(36:07):
passed away, got anothercontractor.
That was a nightmare.
Year year three, like I said, Iwas in and out of uh state of
Indiana with uh a lot of familyemergencies, and then year four,
I was just like, skip this, I'mdone, and I'll put another damn
(36:31):
dollar in here, I'm just gonnasell it.
So when I did my first round oftrying to get my feet wet in
this whole little song cycle, post it on Zillow.
Okay, cool.
That was a that was like I said,it was never no bad feedback.
It was just more or less what Iimpressed it for, what had to be
done.
And it was just a lot, it wasreally overwhelming.
(36:54):
Um, because it just seemed likeit was uh every other day
meeting someone or meetingpeople multiple times a day, and
it it was just like okay, thisis becoming another headache.
It was a little bit discouragingbecause I just felt like okay,
I'm never gonna get rid of thisdamn house.
SPEAKER_12 (37:12):
Right.
SPEAKER_07 (37:13):
So I spoke to some
and smoke to an advisor, and
they're just like, you know, youjust need maybe you just come
down.
They're like, either you fixwhat needs to be fixed, or you
come down on your number.
He said, Right now, it's the oneof your two options, unless
you're gonna sit there and waitfor it on the market for the
number that I wanted, and you'regonna have to wait.
(37:36):
And I was like, you know, I'mjust gonna take some time, take
this crap off the market, andjust wait.
So re-compact, and I'm justlike, I'm just gonna go lower
with the number because you knowwhat?
I ain't putting another dollarin it, and I'm done with it.
Like, yeah, so understood.
SPEAKER_12 (37:54):
All right.
25,000 is is your your askingprice.
unknown (38:04):
Yes.
SPEAKER_12 (38:05):
Do you have any
wiggle in that?
I'm not gonna ask for a lot, butI need a little.
Did you know 22 is my favoritenumber?
SPEAKER_06 (38:26):
I figure we can meet
maybe meet and a half.
SPEAKER_12 (38:31):
22 is my favorite
number.
I'm just so it's such myfavorite number that uh my
company is called titaniuminvestments.
SPEAKER_24 (38:43):
Okay.
SPEAKER_12 (38:44):
And titanium is the
22nd element.
SPEAKER_24 (38:48):
Oh, yeah, it is.
It is.
SPEAKER_12 (38:51):
So I've got this
like um it's like my kryptonite.
I mean, when be when sellers askme for twenty-two thousand, I
pretty much always give it tothem.
So um, we can do twenty-twothousand.
unknown (39:06):
Okay.
SPEAKER_12 (39:08):
How how quickly do
you want this done?
SPEAKER_07 (39:12):
I want it done as
fast as you can possibly.
SPEAKER_12 (39:17):
Right.
I want my twenty-two grand.
SPEAKER_07 (39:22):
I am definitely I
just it's it's just I'm to the
point where, like I say, youknow, I'm a mom, you know, I
seen I seen the vision.
That's what it was.
I was very optimistic.
Covid was a blessing.
I uh I had my own business and Isaved up, found this, found this
(39:42):
house, and I was just like, Iknow what I can do with this,
like, you know, and then Ithought I was gonna stay in in
Evansville, um, you know, forGod knows how long.
So that was really what the pushwas like instead of sitting here
doing a mortgage, I just want tobuy a house.
So when I seen it, seen thevision, and now that I know I'm
(40:06):
leaving, and I'm just like, Ijust get mad because I'm like,
the house is just sitting and itcould be turned into a home for
somebody.
Like, you know, and I justthat's what the whole push for
was.
But as far as me investinganymore in it, oh no, I'm good.
SPEAKER_20 (40:26):
I know better for
this time.
SPEAKER_07 (40:29):
I I know better for
next time.
Like, I'm not bad at myself byany means because I will tell
you, it was fun being hands-ondoing a lot of the projects and
like the work that goes into.
I'm like, oh yeah, this isnothing like on damn TV.
Oh no, absolutely not.
Right.
But you get like so, yes, likeit was a fun project.
(40:51):
I can sit here and say that II've learned a lot, like, so as
far as it just sitting andwasting, that's what makes me
mad.
Because I'm like, so it cansomeone else can get a hold of
it, do what they have to do toit, and put a family in it.
SPEAKER_12 (41:07):
So you want to know
something real funny?
Since you brought it up.
I actually was on one of thosehouse flipping shows on TV.
It's not.
And it was funny because I I wason an episode and it was it was
(41:31):
a house that was full of cat peeand poop everywhere.
SPEAKER_04 (41:35):
Oh, Jesus.
SPEAKER_12 (41:36):
And I mean, it made
us physically ill.
I mean, we got a lot ofrespiratory issues from it, but
you only get 45 minutes of airtime, and so it took us like a
month, five weeks to like fullyflip the house and get it on the
market, but then they had toconvince or condense five weeks
(41:58):
of filming down to 45 minutes, and so you watch it and you're
like, well, that's kind of whathappened.
I mean, there was like a momentwhere me and my partner were at
the house till three o'clock inthe morning, like rehabbing it.
And that ended up being like a37-second uh fast-forward time
(42:20):
lapse where I was like, that wasthat was like 15 hours of my
life, and you justfast-forwarded it.
I don't think you're quiteshowing people um how how crazy
this was.
Yeah.
So uh, do you have access toyour email?
SPEAKER_06 (42:38):
Yes, I do.
SPEAKER_12 (42:39):
Alright, go ahead
and uh pull that open for me.
You should have a contract.
RJV.
Yes, ma'am.
(43:58):
Rehab.
At$50,000, contract price atseller$22,000,$10,000
assignment.
Sign that to buyer at$32,000.
It gives them$42,000 on profit.
SPEAKER_02 (44:15):
Did you get the
signature back?
SPEAKER_12 (44:22):
Yes, ma'am.
Sure did.
Alright, so here's what's gonnahappen.
Um you will probably get a callbecause it's not five o'clock
yet.
Um my team is gonna contact youuh just to kind of introduce
themselves.
(44:43):
Um I will tell them about thepictures that I have, uh, but
we're probably gonna want to goback out there.
Is there a lockbox or somethingon the property in order for us
to access the interior?
SPEAKER_07 (44:57):
Yes, I am texting my
son now because I purchased one
last year when I was dealingwith all this.
That it was easier since then ifyou always pull it out and have
people like watching my tea.
Okay, cool.
I'm gonna get a lockbox and thisis how we're gonna go about
this.
So I am texting my son now forthe code.
Actually, I okay.
SPEAKER_12 (45:19):
So it'll probably be
10 to 30 minutes before they
call you, if it even if it'sthat quick.
I don't know what what they'reworking on right now.
So it'll either be thisafternoon, this evening, or in
the morning.
They'll contact you, they'll getsome information from you, and
then from there we'll send thecontract over to the title
(45:40):
company.
The title company will bereaching out to you, and uh,
we'll get this process started.
I've got the closing date setfor on or before September 4th.
unknown (45:50):
Okay.
SPEAKER_12 (45:51):
So we'll we'll try
to get it done as quickly as
possible for you, but appreciatethe conversation there,
Champaign.
And let's uh hope for a supersmooth transaction.
22,000.
All right.
SPEAKER_06 (46:02):
2,000.
Thank you.
SPEAKER_12 (46:04):
You too.
Bye-bye.
Um, that was in um Evansville,Indiana.
SPEAKER_17 (46:13):
You were writing the
contract while she was giving
you the blow-by-blow uh repairlist, weren't you?
Correct.
Yes, yes, yeah.
I had the contract ready.
SPEAKER_12 (46:22):
Detailed analysis of
like what it needed, and what's
un highly unfortunate for her isI was literally staring at the
pictures of what it looked likewhen she bought it, and then the
pictures of what she listed itfor.
So I already had the full detailof everything that it looks like
today.
We don't even have to do reconon that.
We already have photos.
(46:42):
That's awesome.
Good job.
Two for two.
SPEAKER_17 (46:48):
Okay.
Uh, I I love how how you get itin front of them and back on the
call.
It's awesome.
SPEAKER_12 (46:56):
Yeah, that's um it's
one of the things that I kind of
got away from a little bit onthe lives because I I felt like
sometimes they would we losepeople, and uh that's my worry
when you're taking extra time,right?
So I've really tried toprioritize like let's get them
talking.
I write the contract whilethey're talking, and then it's
(47:19):
like a smooth transition rightthere.
SPEAKER_17 (47:22):
Yeah, that's nice.
I mean, that's really how youwant to do it.
I mean, when I when I'm doingthis not live, I don't hang up
the phone until I got it back.
SPEAKER_12 (47:29):
Oh, yeah, for sure.
Every every single time.
And right there, it wasn't like, hey, are you gonna be available
to sign it?
Like I didn't ask.
I mean, we we just went throughthe whole process.
SPEAKER_15 (47:40):
That's awesome.
SPEAKER_12 (47:41):
And I loved it.
She had zero questions about thecontract whatsoever.
Yeah.
SPEAKER_17 (47:46):
She pretended like
she read through it for a
minute.
I know.
All right, I'm gonna calltwenty-three.
(48:18):
Yes, hi Sharon.
This is Jerry Norton.
How are you today?
SPEAKER_09 (48:22):
All right, good.
SPEAKER_17 (48:24):
Connie about your
property on Felix Hardison Road.
SPEAKER_08 (48:27):
Yes.
SPEAKER_17 (48:28):
Okay, understand
you're looking to sell that
property, is that right?
SPEAKER_08 (48:32):
Yes.
SPEAKER_17 (48:33):
Great, love to see
if I can help you out here.
What are you hoping to get?
SPEAKER_08 (48:38):
Well, it was on the
market for 175.
175 or 176.
But um, I shouldn't write themoff because I I didn't have the
double wide up here no more.
SPEAKER_15 (48:50):
Okay.
SPEAKER_08 (48:51):
So I'm expecting to
get um like a hundred a hundred
thousand for it.
SPEAKER_17 (48:57):
Okay, so walk me
through the land and all the
property.
So explain to me what's going onhere.
SPEAKER_08 (49:04):
I said the land and
all the properties.
I got like uh a house and uh umwell, I'm standing in a tiny
house in a shed right now, andthen I got a ball.
It used to be a pool room, andthen that there's a uh a single
wire trailer we were tearingdown, but I'm gonna go, I'm
trying to sell it.
SPEAKER_17 (49:24):
Yeah, I'm looking at
some pictures on online and it's
showing that there's amanufactured home there.
Is that are you saying that'snot there?
SPEAKER_08 (49:34):
Not there no more.
SPEAKER_17 (49:35):
Okay, so not here no
more.
Okay, so that's been removed, and what is what is there still
then?
Just the vacant lot?
SPEAKER_08 (49:44):
No, just the houses
that you see on online, and I
got I'm staying in a shed in theback, like a little tiny house.
SPEAKER_17 (49:53):
What what house?
There's a house there as well.
SPEAKER_08 (49:56):
There I made it.
I made a shed into a tiny house.
SPEAKER_17 (50:00):
Okay, but but you
said there's also a house, no?
SPEAKER_08 (50:04):
Yeah, there's a
house, there's a house, a born,
and a and a single wire on theon the property.
But the single wire is beingsewed down, it's like it's it's
like it's being demolished.
Somebody took the siding off ofit.
SPEAKER_17 (50:19):
Is this not your
property?
SPEAKER_08 (50:21):
It's it's my
property.
I'm I am the administrator ofthe property.
SPEAKER_17 (50:25):
You're the
administrator, yes.
SPEAKER_08 (50:30):
Okay, and I'm trying
to sell it.
SPEAKER_17 (50:32):
Because this is my
notes say this is a foreclosure.
SPEAKER_08 (50:36):
No, it's not a
foreclosure.
SPEAKER_17 (50:38):
Okay, it's not a
foreclosure.
SPEAKER_08 (50:41):
Not that I know, I
ain't got no medicine with a
foreclosure.
SPEAKER_17 (50:44):
And how and so
you're the administrator, so
what what's what's happeninghere with this?
SPEAKER_08 (50:50):
I don't know, but
now I need to go talk to
somebody that you said it's aforeclosure.
Are you sure it's 3978 PhillipsHards a road?
SPEAKER_17 (50:58):
Yeah, I'm just
looking at my notes from when
you filled out the form on mywebsite.
SPEAKER_13 (51:04):
I said it was a
foreclosure.
SPEAKER_17 (51:06):
You must have,
because that's what the that's
what the form says that youfilled out.
SPEAKER_08 (51:11):
Oh no, I didn't,
it's not a foreclosure.
SPEAKER_17 (51:13):
Okay, okay, okay,
but again, I'm just trying to
get clear here.
SPEAKER_08 (51:19):
There's there's a my
brother passed.
Okay, and they left it left meas the administrator of the
land.
Okay.
SPEAKER_17 (51:28):
Gotcha.
And it has it gone through theprobate process already?
SPEAKER_13 (51:31):
Yes, yes.
SPEAKER_17 (51:33):
So if you so if you
can if you get a price that's
acceptable, you can close in acouple weeks or whatever.
SPEAKER_13 (51:39):
Yes, I call the
AFAP.
SPEAKER_17 (51:42):
Okay, and are you
the only decision maker?
SPEAKER_13 (51:45):
Yes.
SPEAKER_17 (51:46):
Are there other
siblings that you have to get on
board or no?
SPEAKER_09 (51:49):
No.
SPEAKER_17 (51:50):
Okay, so if we agree
on price, you can you can move
forward.
Yes, okay.
And so just so I understand, there's no longer the
manufactured home, but there'sstill an existing home and a
tiny home shed and a barn.
SPEAKER_08 (52:08):
Yes, okay, a great
barn, and and the house is
really it's like a four-bedroom,and and it needs some work done
to one room and a bathroom and akitchen.
That's it.
SPEAKER_17 (52:20):
Okay, so it's it's
in okay condition.
Yeah, okay, and you would moveout by closing.
You have somewhere to go.
SPEAKER_08 (52:30):
Yeah, I would try to
have somewhere to go.
I gotta do is move my shed.
SPEAKER_17 (52:35):
So you'd be taking
the shed with you.
SPEAKER_08 (52:38):
Yeah.
Well, you want to buy the shedtoo?
No, I'm taking the shed.
SPEAKER_17 (52:42):
I don't I don't
know.
I'm just trying to understandwhat you want to do.
Whatever you want to do.
SPEAKER_08 (52:47):
No, I'm taking the
shed.
Uh-huh.
It's gonna be a vacant, it'sgonna be a vacant lot, right?
Um, where the mobile home usedto be.
SPEAKER_17 (52:58):
Yeah, so maybe put
another one there because you
probably have the utility still, like the is this well in septic?
SPEAKER_08 (53:04):
Yes, okay.
It got it got it got one, two, three sectors on the name.
SPEAKER_17 (53:10):
Yeah.
Okay, well, you got a lot goingon there.
SPEAKER_09 (53:17):
Yes, and I'm trying
to get rid of it.
I'm I'm tired of it.
SPEAKER_17 (53:21):
Yeah.
And where are you coming up withthe 100,000 number?
SPEAKER_08 (53:28):
Well, uh, we had it
for, I think it was on the
monthly for 170, 175, or 176 orsomething like that.
That was with the mobile home.
So I'm trying to get like ahundred for it because I'm
trying to move and trying to,you know, buy a small piece of
lot and uh a little house.
SPEAKER_17 (53:49):
Yeah, what was your
feedback when you had it up for
sale?
SPEAKER_08 (53:54):
Well, I had a whole
lot of feedback when I had it up
for sale, but then the doublewide got token away.
And when the double wide gottook it off the market.
Yeah, I took it off the market.
SPEAKER_17 (54:09):
But why didn't it?
It did it so the double wide gottaken away before you could sell
it.
SPEAKER_08 (54:15):
It was yeah, it was
somewhere my my my my brother
and his fiance.
And when she found out how muchthe land was going for, she
wanted me to give her$15,000 forthe mobile home.
SPEAKER_17 (54:29):
Is that what you did
then?
You sold it to her?
SPEAKER_08 (54:31):
No, we went to court
for that.
I won, but she never gave me theleave, so she ended up getting
the mobile home and selling itherself.
SPEAKER_17 (54:39):
So she just pulled
it off the property.
SPEAKER_08 (54:41):
Yeah, I just let her
have it.
SPEAKER_17 (54:43):
Okay, yeah, because
it doesn't look like it was that
bad of a mobile home, you know.
It looked like it was in okaycondition.
SPEAKER_08 (54:51):
No, on the inside it
wasn't away with did they remove
that carport and everything?
Yeah, okay.
I still got a wood for thecarport in the back.
SPEAKER_17 (55:02):
And that barn is to
the left of the of where the
manufactured home used to be.
SPEAKER_08 (55:07):
Yes.
SPEAKER_17 (55:08):
Okay, and the shed
is to the right behind it a
little bit, or is that thehouse?
SPEAKER_08 (55:14):
That's the little
shed.
The house, the uh the the umhouses in front of the barn, and
I got a carport that uh my caris under.
Okay, I'm looking at that alsowith the land too.
SPEAKER_17 (55:26):
Okay, I'm looking at
the aerial.
SPEAKER_09 (55:31):
There's like a
carport, you can have like a
two-car garage or something witha carport.
I got a long one, my car is uhup under it.
SPEAKER_17 (55:44):
So where's where's
the where's the existing house
that's still there?
Tell me where that's at again.
SPEAKER_08 (55:50):
In front of the
barn.
SPEAKER_17 (55:52):
In front of the
barn, in front, it's a big white
house, yeah.
SPEAKER_08 (55:59):
And like right
across from the houses, it used
to be a uh finger wire, but it'slike demolished right now.
They took some deciding off.
SPEAKER_17 (56:08):
Okay, okay, and you
want a hundred.
Is is a hundred the best you cando?
Because I got a lot of things tofigure out here with this.
SPEAKER_08 (56:18):
That's how much I
want.
I mean, you can't do it.
I mean, I understand.
SPEAKER_17 (56:23):
Yeah, I'm just
wondering if you could if you
could work me a little betterdeal.
SPEAKER_09 (56:28):
Like what?
SPEAKER_17 (56:31):
I mean, I'd love to
be at 80 for this.
SPEAKER_09 (56:37):
How about 90?
SPEAKER_08 (56:42):
Um 90,000.
SPEAKER_17 (56:48):
Close when huh?
When would we close?
When do you want to close?
SPEAKER_08 (56:54):
Hopefully, in 30
days.
SPEAKER_17 (56:55):
Okay, so 30 days.
And what are you leaving me onthat property?
You're gonna take the shed, thetiny home shed, and that's it.
That's it.
SPEAKER_08 (57:06):
Okay, you have
everything up.
SPEAKER_17 (57:08):
Okay, I get
everything else.
Is there a lot of stuff leftover?
Like, is the barn full of stuffand all that?
SPEAKER_08 (57:15):
Well, there's some
like some cooking stuff I'm
gonna take.
Like they have some antiquestuff and um a saw grill and
stuff in there.
I want to take that.
SPEAKER_17 (57:24):
But like if I gotta
get you know, dumpsters out
there to to get rid of stuff, isthat is that something I need to
factor in?
SPEAKER_08 (57:32):
Okay, yeah, if you
want to, because I got stuff in
the house.
If I can just if I can get themoney to buy me a house, because
I think on the thing he saidthat y'all would get people
money like to buy a house oryeah, first month and stuff like
that.
That's what I'm trying to do.
I'm trying to buy a house and ashort, like a little a little
piece of land, not all thisland.
(57:53):
I can't take care of this landby myself.
Well, tell you what, and I needto pay out the debt that he has.
SPEAKER_17 (58:00):
What how much is
that?
SPEAKER_08 (58:02):
Like$700 something
dollars.
SPEAKER_17 (58:05):
Oh, so not much.
SPEAKER_08 (58:07):
No, well, they can
money that and the money that I
have, I have to pay out thetaxes, the back taxes that he
did not pay.
SPEAKER_17 (58:14):
Yeah, but they'll
pay that at closing out of the
proceeds.
SPEAKER_08 (58:18):
Oh, they will, yeah.
SPEAKER_17 (58:19):
So you don't have to
come up with that ahead of time.
SPEAKER_08 (58:21):
That would get so I
won't have to pay for their
taxes.
SPEAKER_17 (58:25):
But you're talking
the property taxes, yeah.
No, no, no, they would thatwould come out of your proceeds
at closing, they would take careof that.
SPEAKER_08 (58:34):
Well, that would
come out of the 90, the 94,
yeah, exactly.
SPEAKER_17 (58:42):
But do you are you
looking for some money, like
some cash to to do stuff beforeclosing?
SPEAKER_13 (58:49):
Yeah, I'll tell you
what, I do this all the time.
SPEAKER_17 (58:55):
If you can give me a
great deal, I'll release some
money to you early beforeclosing.
So here's how that would work.
I gotta make sure I've got cleartitle and I understand there's
no, you know, everything can gettaken care of.
SPEAKER_08 (59:14):
But once I've got
that, I could release a paper.
SPEAKER_17 (59:20):
Yeah, but if as long
as that's clear, as long as the
title tells me that's okay, thenlike a week or 10 days before
closing, I could release moneyto you early, then you get the
rest of the proceeds at closing.
That way, on closing day, you'realready situated, you've got
money to to pack and move, andand because you're gonna need to
(59:41):
you're gonna need to haul yourtiny home out of there and other
things.
SPEAKER_08 (59:44):
Yes, we don't have
money, and I got things in my
mom's house that I had thatdouble one.
SPEAKER_17 (59:49):
Yeah, you gotta haul
some stuff out of there and
clean things out of the barn andwhatever.
So here's what I would do if youcould give this to me at 80,
I'll release ten thousanddollars early before closing.
And then you'd get the rest ofthe money, so you'd get 10
(01:00:11):
early, and then the other 70 atclosing.
SPEAKER_13 (01:00:19):
Okay, can you give
me a day to think about this?
SPEAKER_17 (01:00:24):
Uh no.
SPEAKER_08 (01:00:25):
Can I call you that
tomorrow?
SPEAKER_17 (01:00:27):
No, we gotta decide
right now.
SPEAKER_08 (01:00:33):
If you give me
10,000, and now you're gonna
play with 80 instead of 90.
I think um 80 is good.
SPEAKER_17 (01:00:45):
Because then you'll
have 10 early.
Yeah, because otherwise you'resort of in a jam because you
don't get the money tillclosing, but yet you gotta be
moved out, you gotta haul yourtiny home, you gotta get all
your your stuff out of the outof the barn.
You know what I mean?
You're you're kind of it's gonnabe hard to do all that unless
you got some cash.
SPEAKER_09 (01:01:06):
Yeah, and I ain't
got no pay.
SPEAKER_17 (01:01:09):
And I'm and I'm
willing to give you 10,000 early
if if you if you'll give me abetter deal.
SPEAKER_08 (01:01:15):
We're gonna sign
papers on this.
SPEAKER_17 (01:01:18):
Yeah, I'll send you
an agreement right now, and as
long as you sign that, then wemove forward.
SPEAKER_13 (01:01:24):
Okay, all right.
Okay, all right.
SPEAKER_17 (01:01:28):
All right, I'm gonna
email that to you right now.
Let me confirm that I've got theright email, okay?
Is it uh at email.com.
Okay, so I'm gonna email that toyou right now.
I'll I'll put right in therethat what we just talked about,
(01:01:50):
the ten thousand dollars early.
Um, again, I just want to makesure I'm clear with you.
We'll do that about a week or 10days before closing.
That gives me enough time tomake sure titles all figured out
and there's no issues there.
You know, I got clear title outof that out of that 80,000
price, 10 you get early, theother 70 you'll get at closing,
(01:02:13):
and the 70 will be less any backtaxes or liens or anything like
that.
They'll take that out of theremaining 70.
SPEAKER_13 (01:02:19):
Yeah, yeah.
SPEAKER_17 (01:02:20):
So if it's 700 for
back taxes or whatever it is,
they'll they'll take care of itout of the proceeds.
Yeah, I'll cover all the otherclosing costs.
SPEAKER_08 (01:02:29):
Okay, all right.
I need to know how much it'sgonna be after all that.
Well, after you check all thatout, I want to see how much it's
gonna be.
SPEAKER_17 (01:02:38):
It'll be you all all
it'll be is if there's no other
liens, right, on the property.
SPEAKER_08 (01:02:44):
No, they know they
ain't no liens on the property.
Okay, so then it sounds like mymy brother has the money that we
owe, like for a truck that hedid not pay.
And I think this is the one Ithink they want like a thousand
for that or something.
SPEAKER_17 (01:02:57):
Well, if they put a
lien on the property, that would
have to get paid out of thoseproceeds.
SPEAKER_08 (01:03:01):
But if they well, we
don't there's no lien on the
property, okay.
SPEAKER_17 (01:03:04):
Then no, all that
you'd get the the 10 early and
then the 70 minus whatever theback taxes are,$700 or whatever.
SPEAKER_08 (01:03:14):
Okay, that's it.
Maybe you check it out first andthen just see and tell me if we
can go through with this or not.
SPEAKER_17 (01:03:22):
Um, well, once we
have an agreement, then we move
forward.
I'll I'll need a few days to dosome due diligence, but other
than that, there's there'snothing to figure out.
We that that's it.
SPEAKER_08 (01:03:34):
Okay.
SPEAKER_17 (01:03:34):
Because I cover all
the other costs.
SPEAKER_08 (01:03:36):
Yeah, if you can get
me out of this, I want to get
out of this.
I'm too young.
I don't know nothing about allthe stuff that's going on about
this property.
He left a whole lot of he letsome get.
And I mean, I just want to getout of here.
SPEAKER_17 (01:03:50):
Yeah.
Well, let's get you some moneyearly so you can get all that
done and and closed out, youknow, moved on by that 30-day
closing date.
So it'll be, you know, we'll setthe closing for this time next
month, like the 10th or 11th inSeptember.
That gives you a lot plenty oftime to get all that done,
plenty of time to get the moneyearly.
You know what I mean?
SPEAKER_20 (01:04:11):
Uh-huh.
SPEAKER_17 (01:04:14):
Does that sound like
sound like a plan?
SPEAKER_13 (01:04:16):
Yeah.
SPEAKER_17 (01:04:17):
Okay.
I'm gonna send this to you herein the next five minutes, and
then I'll text you when I sendit over so you can pull it up in
your email.
Sound good?
SPEAKER_13 (01:04:24):
Okay, okay.
SPEAKER_17 (01:04:26):
Okay, awesome.
Thank you, Sharon.
SPEAKER_13 (01:04:29):
Uh, thank you.
SPEAKER_17 (01:04:30):
Look forward to
working with you on this one.
SPEAKER_04 (01:04:38):
Three for three, he
says.
All right.
I see you.
SPEAKER_17 (01:04:48):
That one's hard to
get a head around, but uh, you
know, average homes in that areaare going for 250.
You're crazy.
SPEAKER_12 (01:04:58):
You're crazy.
You're gonna give this woman 10grand up front.
SPEAKER_15 (01:05:04):
Yeah.
SPEAKER_12 (01:05:06):
Why?
SPEAKER_16 (01:05:08):
Why, why did you why
did you feel like that was
necessary?
I do it all the time.
SPEAKER_17 (01:05:12):
I've got one right
now that that I contracted where
uh seller says, I gotta get 160.
I'm like, 160 is okay, but Iwant 140.
And they're like, nah, I can'tdo 140.
I said, I'll give you 10 grandearly before closing.
And they said, fine, I'll do140.
When someone needs, becausehere's the thing, she'll do the
better deal.
And I don't, I'll, I'm fine togive her the 10 because she's
(01:05:34):
not gonna not per, she's notgonna not close because she
wants the other 70.
And I get her out of there, Iget that trailer out of there, I
get the junk out of the barn.
How do I close this thing if allthat's got to get done and she
doesn't have money?
It just then I gotta do postoccupancy, and then she's still
there after closing.
I gotta hold back money.
I I don't know.
I found that the money early isthe easier way to do it.
SPEAKER_12 (01:05:58):
You're crazy.
I Ain't doing that, Jerry.
I've seen the the evil side ofhumanity.
I'm not giving them money untilwe we have transferred
ownership.
Well, I was gonna call this one.
Uh but but now you've appliedthe pressure.
(01:06:18):
Now I gotta keep this going.
SPEAKER_17 (01:06:21):
Yeah, you can't risk
it on a on an iffy one.
SPEAKER_12 (01:06:24):
Yeah, yeah.
This is relocating out ofMontana.
We gotta we gotta do something.
SPEAKER_17 (01:06:31):
Montana.
Oh, Montana's such a hard stateto like you're yeah, but it's
Billings.
SPEAKER_12 (01:06:38):
It's Billings.
SPEAKER_17 (01:06:39):
I mean okay.
That's good.
That's good.
SPEAKER_12 (01:06:42):
Yeah, it's not like
middle nowhere, you know.
I mean, yeah.
So much of Montana's rural.
SPEAKER_02 (01:06:49):
Your call has been
forwarded to it's still hard.
SPEAKER_17 (01:06:52):
By the way, do you
remember last week that do you
remember last week that sellerthat was gonna shop my offer?
Remember, you were like okay, sohe signed at five, and um your
girl Beth wants it.
Nice, yeah.
SPEAKER_12 (01:07:09):
I I get 50% of the
dispo, right?
I shouldn't have told you.
Yeah, you do.
Uh so I also had another onesign or another one signed from
last week.
Remember the the one where hesigned with the wholesaler for
15,000 and I told him I neededit at five.
Oh yeah.
(01:07:30):
And he called me the next dayand he's like, Will you do six?
And I was like, We could try atsix, yeah, but I'm telling you,
I I don't even know if I wasgonna be able to move it at
five.
And so, full transparency, we'reunder contract.
Uh, we are trying to dispo it.
He wasn't lying, the mobile homewas in real rough shape.
SPEAKER_17 (01:07:52):
Yeah, and is that
the one where he said, Oh, by
the way, uh, there's a homicideout front?
SPEAKER_12 (01:07:58):
No.
Oh, okay.
That guy, that guy is giving myteam a hard time about getting
us pictures and access.
SPEAKER_17 (01:08:08):
Yeah, because
there's dead bodies on the
property.
SPEAKER_12 (01:08:10):
I I think there
might actually be an issue
there.
My I asked my team this morningbecause I was like, hey, I want
updates on the deals.
And uh apparently the last timewe talked to him, he said, fuck
off.
Wow.
So I tried calling him today tosee if I could get him to
answer.
(01:08:30):
Um, he didn't answer, so I'mjust gonna have to get a hold of
him.
He just kind of put us off.
Like, I'll get the first time hewas like, Yeah, yeah, of course.
I'll get those to you in acouple of days.
And it's like, but why would youdo them in a couple of days when
you live there?
Like just snap us the pictures.
I think there might be more tothat whole crime scene, dead
(01:08:55):
body.
SPEAKER_17 (01:08:56):
Yeah, that reminds
me.
Did I ever tell you mychopped-off head story?
You can retell it because I'msure people don't know the
story.
This is in Colorado.
Uh I'm I'm dispoying the deal.
The the buyer, the day ofclosing, the buyer does a final
(01:09:17):
walkthrough, and it's a hoarderhouse, and in the basement,
there's stuff everywhere.
There's a chest freezer in thebasement.
Cash buyer opens the chestfreezer.
There is a chopped-off head andhands, human head and hands in
the freezer.
It's a true story.
It was all over the so they callthe cops, cops come, they shut
(01:09:40):
the whole thing down, FBI, thewhole nine yards.
Turns out the widowed, thewidowed seller's son killed a
homeless person in town and isis like life imprisonment now
from like and and put the putthe head and hands in the
freezer.
In the basement.
(01:10:01):
That's insane.
I didn't know that.
So buyer backs out, buyer'slike, I'm not buying this house.
And uh, so I resell it to a newbuyer who didn't care that there
was you know that going on.
SPEAKER_12 (01:10:15):
That's crazy.
SPEAKER_17 (01:10:16):
All right, here we
go.
I want to so RJ, I want to do aYouTube video about it, and and
the title needs to be How to GetAhead.
SPEAKER_04 (01:10:22):
Recording your name
and reason for calling.
I'll see if this person isavailable.
SPEAKER_12 (01:10:26):
RJ Bates calling
about Whitewater Avenue.
SPEAKER_05 (01:10:34):
Thanks, Bates.
Please stay on the line.
SPEAKER_12 (01:10:39):
By the way, I
absolutely love Detroit to the
person asking about that.
SPEAKER_03 (01:10:43):
Hello?
SPEAKER_12 (01:10:44):
Hey, is Amanda
there?
SPEAKER_03 (01:10:46):
Um, who is this?
SPEAKER_12 (01:10:48):
This is RJ Bates
calling about your property
there on Whitewater Avenue.
Looked like you had uh filledout a form on my website about
needing to sell that property.
SPEAKER_03 (01:10:56):
Yeah, I was I was
just trying to figure something
out.
I'm just in a situation.
I'm just trying to see whatwould be beneficial.
I'm not um making any choicesright now, but um just trying to
figure things out.
SPEAKER_12 (01:11:08):
Okay.
What what are you trying tofigure out?
We would be purchasing the housefor cash and close on your
timeline.
SPEAKER_03 (01:11:16):
Yeah, um I just have
to figure out because I don't uh
I'm still making payments on it.
SPEAKER_12 (01:11:23):
Oh yeah, that's not
a problem.
You have a mortgage.
SPEAKER_03 (01:11:27):
Yes.
And um I'm I um I'm I'm in afinancial situation.
I don't live there.
Um, I do have a tenant on oneside, but the other side is not
does not have a tenant, but thatdoesn't have a kitchen at all or
anything.
So I'm trying to figure out whatuh my best my best interest
would be.
Like a um I'm just trying to getmy significant other out of
(01:11:48):
jail.
SPEAKER_12 (01:11:49):
Okay.
Well, let me one, the themortgage is not a problem
whatsoever because the mortgagegets paid off at closing with
the proceeds.
SPEAKER_03 (01:12:00):
What if there's a um
$25,000 equity loan out on it?
SPEAKER_12 (01:12:05):
That would also have
to get paid off at closing.
SPEAKER_03 (01:12:08):
Yep.
SPEAKER_12 (01:12:10):
Do you not think
that the property is worth that
much?
Is that why you're you're kindof hesitant?
SPEAKER_03 (01:12:14):
I'd probably say
it's around$160,000, and that's
probably I'd probably just breakeven with it.
And right now I just got sort ofa five-day eviction on this from
my property because our financeshe pays for everything on
maternity leave.
So right now my finances arekind of blocked away, and I'm
trying to figure out how to getto them, so I can't make any
decisions or anything beforethen.
SPEAKER_10 (01:12:37):
Okay.
SPEAKER_03 (01:12:39):
Because if I sell
the house, then I'll have no
place to go in five days if Ican't get a get on into our um
finances.
SPEAKER_12 (01:12:47):
Right.
So the situation is even nomatter what, there would be no
way to get the house closed thatfast in five days.
Um it would it would be thefastest, I mean, a week, but I
mean, even that would be kind ofreally moving.
So selling the house wouldn't bethe solution to the five-day
(01:13:11):
notice.
SPEAKER_03 (01:13:12):
Right.
SPEAKER_12 (01:13:13):
But it could be a
solution for other things going
on in your life.
Um so you owe roughly$160,000.
SPEAKER_03 (01:13:24):
Uh, I think I owe
$130,$130,000.
SPEAKER_12 (01:13:28):
Plus the$25,000.
SPEAKER_03 (01:13:30):
No, but I think
that's including the$25,000.
SPEAKER_12 (01:13:32):
Oh, okay.
So$130,000 is like a break-even.
How much money would you need, like net in your pocket to walk
away to make you kind of like, all right, this is putting me in
a good position?
SPEAKER_03 (01:13:45):
I don't know.
I really, I'm not sure.
Um, is it okay if I uh if wetalk a different uh distance a
little bit later?
I just have the eviction onthis, so my mind's kind of
wrestled right now.
Um is it would it be okay if Icontact you in a few days here
once everything settles down andI talk to my landlords and talk
to the tenants on the other sideof the property that I own?
SPEAKER_12 (01:14:05):
Um, sure.
SPEAKER_03 (01:14:06):
Okay, awesome.
Thank you.
I really appreciate it.
SPEAKER_12 (01:14:09):
All right.
SPEAKER_03 (01:14:10):
All right.
SPEAKER_12 (01:14:12):
If you've ever
wondered how people get into a
situation, it's you're literallyon the phone with the person
that could be a solution to allof your problems, and you say,
Let me go call all of myproblems, and then I'll call you
back, Mr.
Solution, in a couple of days.
SPEAKER_17 (01:14:31):
It's like, why did
you even start the process of
selling if you're not ready tohave that conversation?
SPEAKER_12 (01:14:38):
Dude, I was gonna
make a pretty good offer on that
property.
SPEAKER_17 (01:14:44):
That ended so
abruptly, it felt really weird.
SPEAKER_12 (01:14:47):
That should not have
ended like that.
I I was going, I mean, honestly, how much money do you need net
in your pocket?
She owes 130.
I mean, I haven't gotten to likefully comping yet because I
don't have a square foot of herproperty, but just in her
neighborhood, 390, 300, 425,500.
(01:15:11):
Yeah, she owes 130 and she's sheneeds money to avoid eviction,
and she's got a boyfriend injail.
I I should have pulled a Jerrythere and been like, no, you
can't call me back in threedays.
That's what I was just thinking.
You let me be your life coach, real quick.
(01:15:32):
Your life is shit right now, andyou need to talk to me.
Sometimes you have to do that.
I I think if I would how longwas I on the phone with her?
SPEAKER_16 (01:15:43):
Not long.
SPEAKER_12 (01:15:44):
I was on the phone
with her for three minutes and
50 seconds.
I think maybe if uh if we hadgone a little bit longer than
that.
Yeah, maybe.
Hell no, I ain't giving you thatlead, Hyro.
That's a good deal.
I bet you would call her rightnow.
SPEAKER_15 (01:16:04):
Yeah.
SPEAKER_12 (01:16:05):
I'm gonna call her.
Is that what he said?
Yeah, Hyro's like, I'll take thelead.
I bet you would call that whereshe owes 130.
I just told you the comps arethree to five hundred thousand.
SPEAKER_04 (01:16:19):
That's funny.
SPEAKER_17 (01:16:22):
Well, that's
definitely uh um stay on top of
and make happen that one.
SPEAKER_04 (01:16:28):
Right.
SPEAKER_12 (01:16:32):
Yeah.
Look at Randy's hey, look atRandy's comment, Jerry.
You should have.
If you accept my offer rightnow, which I haven't even
figured out what it is, I'llgive you ten thousand dollars.
SPEAKER_17 (01:16:49):
Yeah.
All right, I'm gonna try uhseven.
SPEAKER_12 (01:16:56):
Because I know you
know where Odessa, Texas is.
I do know.
My son has played hockey inOdessa, Texas.
SPEAKER_16 (01:17:03):
Okay.
SPEAKER_12 (01:17:04):
Do you know where
they play hockey in Odessa,
Texas?
Where?
In the rodeo barn.
They freeze, they put ice on topof the the rodeo.
That is only in Texas would theydo that.
SPEAKER_17 (01:17:20):
Because there's no
ice rinks, but there's
definitely rodeo rinks.
That's funny.
How do they keep it cold?
I wonder.
SPEAKER_12 (01:17:31):
I don't know.
Yep, the Eckner County Coliseum.
SPEAKER_22 (01:17:36):
I'm sorry, the
person you were trying to reach
has a voicemail box, but what?
SPEAKER_17 (01:17:41):
I don't get
voicemail today.
Yeah, what what is this?
Property leads, come on.
SPEAKER_04 (01:18:01):
How would you say
her first name?
SPEAKER_12 (01:18:04):
Uh, hold on, I'm
finding pictures of the rodeo
and then the hockey hockey ring.
SPEAKER_22 (01:18:19):
I'm sorry, the
person you were trying to reach
has a boy.
SPEAKER_12 (01:18:23):
So there's the
rodeo.
SPEAKER_17 (01:18:25):
Okay.
So obviously it's all enclosedand they got some good air
conditioning in there.
SPEAKER_12 (01:18:32):
There's when it be
there's when it becomes the
hockey rink.
Wow.
SPEAKER_04 (01:18:38):
Rodeo?
Hockey.
SPEAKER_12 (01:18:46):
Talk about getting
use out of your building.
SPEAKER_04 (01:18:49):
I I really do think
that it's only in Texas that we
have this.
SPEAKER_12 (01:18:58):
Oh, hey, we have a
buyer walking through my
contract in an hour.
That was fast.
SPEAKER_04 (01:19:06):
Yeah, when I
messaged my team, they said
consider that sold.
RJ, that's pretty cool.
SPEAKER_17 (01:19:16):
Man, tell them
they've got an hour and and a
half to get it done so we canhave it so it can happen on this
show.
SPEAKER_12 (01:19:24):
So we have it sold.
I think I think I told Danny togo for a$15,000 assignment and
anticipation to get 10.
SPEAKER_17 (01:19:35):
Yeah.
RJ, why why did you think aboutnumber 20 but then didn't do it?
SPEAKER_12 (01:19:43):
Um because I felt
the pressure of you getting
three for three.
So I called the highly motivatedwoman that needed to sell me her
house.
That then she said we need totalk in three days.
I made the right decision,Jerry.
SPEAKER_17 (01:20:00):
Yeah, she made the
wrong decision.
You made the right decision.
She was the right lead to call.
SPEAKER_12 (01:20:06):
She was the right.
My brain is frazzled because I'mgonna be homeless in five days.
I think I should wait three.
That actually happened.
SPEAKER_17 (01:20:28):
All right, I'm gonna
try I'm gonna try your billings
that you were gonna call I stilldon't know why you like this
(01:20:51):
one.
It says relocating within ninetydays.
SPEAKER_19 (01:21:06):
Would you call um
would you call twenty-six?
SPEAKER_04 (01:21:13):
Oh yes, absolutely.
I was going to call that one.
I'm gonna be mad at you if youclose it.
SPEAKER_19 (01:21:23):
Four one four five.
SPEAKER_17 (01:21:27):
Wait, that wasn't
the number.
No, that was I double dialed thelast one.
SPEAKER_12 (01:21:32):
Oh, okay.
SPEAKER_17 (01:21:35):
I'm gonna call your
Hawaii one.
SPEAKER_12 (01:21:40):
Uh okay, I like this
one.
Are you Joe Montana or MichaelJordan?
Me?
Yeah, they said it's likewatching Joe Montana and Michael
Jordan.
Which one do you want to be?
Oh.
Uh I mean, I'll take MichaelJordan.
No, wait, you're totally JoeMontana.
Why?
Joe Montana used to call hiswife from the sideline using the
(01:22:03):
phone when people thought he wastalking to his offensive
coordinator.
That's totally something cheesetastic that you would do.
Yeah, what's for dinner?
Like, after you throw your thirdtouchdown.
SPEAKER_21 (01:22:14):
Hi, that's Peggy.
SPEAKER_12 (01:22:15):
Hi, Peggy.
SPEAKER_21 (01:22:16):
Maybe I'm not
thinking I'll get back in.
SPEAKER_12 (01:22:18):
Like, hey, honey,
I'm coming home to make baby
number eight tonight.
You seeing me?
That's totally you, man.
SPEAKER_16 (01:22:28):
I'd be like, I threw
the ball that way.
SPEAKER_17 (01:22:42):
This this Hawaii
house has a Wyoming phone
number.
SPEAKER_12 (01:22:49):
You know, that's
kind of common that uh Hawaii, I
mean, they live all over theplace.
SPEAKER_21 (01:22:54):
Hi, this is Peggy.
SPEAKER_12 (01:22:56):
Please leave me in
there.
Yeah, that's Hawaii for you.
You've never heard that aboutJoe Montana?
SPEAKER_17 (01:23:05):
No, I didn't know
that.
SPEAKER_12 (01:23:07):
Yeah, there's videos
of him talking about it.
Where he's like, he would callhis wife right in the middle of
the game, being like, Youwatching me?
SPEAKER_17 (01:23:17):
Can you imagine like
you've played so many games that
it's it's not it's not even likeyou know, a big deal.
SPEAKER_12 (01:23:26):
Nowadays they would
like fine you there would be
cameras all over it.
I mean, they would read yourlips and be like, he's calling
his wife.
SPEAKER_17 (01:23:40):
Yeah, you could
never get away with that now.
I'm trying number eight.
Just because the last good one Ihad was in North Carolina.
I'm surprised you haven't donethat, Tennessee.
I thought about it.
Chucky, Tennessee.
Where's that at?
(01:24:01):
It's not far.
It's Kingsport, it's maybe anhour and a half or so.
Subscriber you are trying toreach is not available.
Let's try that one.
SPEAKER_12 (01:24:07):
Wow.
It's your your Tennesseegeography is way better than my
Texas geography.
SPEAKER_17 (01:24:12):
I looked it up.
That's the only reason why.
SPEAKER_18 (01:24:14):
Oh, okay.
That was impressive.
Chucky.
SPEAKER_17 (01:24:22):
There's Churchill,
Tennessee, too.
Hey, you know, I was thinkingabout trying to one-up you with
uh Buckies.
We invented um cracker barrel,so beat that.
SPEAKER_12 (01:24:36):
Wait, oh hold on.
Can you say we when you've beenthere for like uh two years?
SPEAKER_17 (01:24:47):
When I moved to
Puerto Rico, RJ, I did this, I
did this uh video and I said Isaid my island, my my island.
Oh my god.
Did you get chewed up?
I live here now, like my home.
I live here now, you know.
They did not like that.
I sit there.
SPEAKER_16 (01:25:04):
The comments chewed
you up on that one.
Oh man, they they roasted mealive.
SPEAKER_17 (01:25:12):
Apparently, if
you're a gringo, you cannot say
my island in Puerto Rico.
You can actually say Texas isyours.
You can you can claim it.
SPEAKER_12 (01:25:24):
Yes, I I actually
have been here my entire life.
SPEAKER_17 (01:25:27):
Yeah.
SPEAKER_12 (01:25:43):
All right.
Deep insight on the next onethat you're gonna call.
One, I already got Indianalocked up.
We're already gonna have awalkthrough on dispo.
But there's an Indiana lead.
There's a couple.
Which one?
It's in Muncie, which is whereBall State is.
(01:26:05):
Of course, you're a fan of BallState.
How could you not be?
David Letterman went to BallState, and the the seller, his
email is drummer.
He's a drummer.
Everyone loves to talk todrummers.
Yeah, they're always like thecoolest guy in the band.
You need to call Muncie.
(01:26:26):
Okay, I'm doing it.
Ask him if he knows DavidLetterman.
Just throw it out there.
SPEAKER_17 (01:26:31):
David Letterman.
SPEAKER_12 (01:26:32):
Yes.
Not many people know that.
Ball State.
They're the Cardinals, by theway.
SPEAKER_17 (01:26:39):
Okay, the Ball State
Cardinals.
Yes.
Maxion.
And you saw this guy's email, right?
Yeah.
He's a drummer.
Yeah.
That's where you're getting thatfrom.
SPEAKER_22 (01:27:03):
Please leave your
message for 765.
SPEAKER_17 (01:27:06):
Although his reason
for selling is about the dumbest
reason ever.
Well, he's a drummer.
SPEAKER_04 (01:27:13):
Yeah.
He's on drugs then.
I mean, I wouldn't say that.
SPEAKER_12 (01:27:24):
You just single
dialing that one?
I'm gonna call him later.
All right.
SPEAKER_17 (01:27:29):
I'm just trying to
get some action here.
Let's go.
Some action?
How about 34?
SPEAKER_12 (01:27:35):
Um oh yeah, call it
Karen?
Absolutely.
SPEAKER_04 (01:27:40):
You can absolutely
call the Karen.
SPEAKER_12 (01:27:51):
For anyone that's
wondering what happened last
week, outside the fact that Ilocked up just a time.
About 38 seconds before we wentlive, Jerry says, Why is there
(01:28:12):
an echo all of a sudden?
And there was no way for me tohear Jerry without there being a
massive echo.
SPEAKER_23 (01:28:21):
Hello, we weren't
able to come to the phone and
just chat.
SPEAKER_12 (01:28:24):
Oh, she lives up to
her name, guaranteed.
Yeah.
Oh, I can just hear it.
SPEAKER_00 (01:28:30):
If you record your
name and reason for calling,
I'll see if this person is alittle bit more.
SPEAKER_17 (01:28:34):
Why would that be
different the second time?
Uh Jerry Norton calling aboutyour house for sale on 4th
Street.
SPEAKER_04 (01:28:42):
So the week prior,
we got a ton of compliments.
SPEAKER_12 (01:28:46):
Please stay on the
line.
About our humor, about ourchemistry together.
You and me?
Yeah, me and you.
And then the next week, I can'tlisten to you.
I had you so low.
Yes, hello.
SPEAKER_17 (01:28:59):
Is this uh Karen?
SPEAKER_23 (01:29:01):
Yes, yes, hi Karen.
I'm sorry, I was on the otherline, so I was trying to wrap up
with him, but to answer, but soyou had to so I'm sorry you had
to call back, but no worries.
All right, yes.
SPEAKER_17 (01:29:14):
I'm calling you
about your property there.
My name's Jerry.
SPEAKER_23 (01:29:18):
Uh-huh.
SPEAKER_17 (01:29:19):
And I understand
you're looking to sell that
house on Fourth Street.
SPEAKER_23 (01:29:22):
Yes, yes, I am.
Okay.
SPEAKER_17 (01:29:24):
Yes.
Great.
I'd love to see if I could helpyou out here.
Tell me what's going on.
SPEAKER_23 (01:29:29):
Well, um, I think it
was June.
It may have been July, but I'mpretty sure it was June.
I had a lady come to the doorand uh tell me that um uh serve
me foreclosure uh notices.
Oh what?
To serve you for what?
For for uh foreclosure notices.
SPEAKER_17 (01:29:47):
Oh foreclosure.
SPEAKER_23 (01:29:48):
Yeah, yes.
And I'm like, what the hell?
Yeah, I've been making paymentsevery month.
They take it out of my accountevery month.
SPEAKER_20 (01:29:56):
Yeah.
SPEAKER_23 (01:29:56):
Well, um so then
when I called the the place that
now has my mortgage, which Ididn't think I signed up for a
mortgage, I thought I signed upfor a uh uh you know a cash, you
know, to to combine your thingsinto one and uh and I wouldn't
have taken the extra money, thelittle bit of extra money they
(01:30:18):
gave me.
SPEAKER_17 (01:30:19):
You did a like a
consolidation loan?
SPEAKER_23 (01:30:21):
I I that's what I
thought it was, but come to find
out when signing on the daughterline, when I'm looking reading
through the paperwork, I'm like, wait a minute, this is mortgage,
I don't want a mortgage.
And they're like, Well, um kindof late in the game, and and so
and I I just and because I Idon't want to share this with my
(01:30:46):
children, I I can't takeeverything on my own.
So um, yeah, so I I I just didit.
I mean it's great.
They paid off my car and thisand that and the other, but I
still owe all that money.
SPEAKER_17 (01:30:59):
So how much was that
consolidation loan for?
SPEAKER_23 (01:31:03):
Okay, so I'm gonna
say 80,000, it's 79 something.
Okay.
I'm actually here at Walmartparking lot because my son had
to get medicine his some of hismedicine.
SPEAKER_20 (01:31:13):
Yeah.
SPEAKER_23 (01:31:14):
But um, so um I'm
not at home.
I can't grab paperwork.
SPEAKER_17 (01:31:18):
No, no, let's just
talk rough idea.
It doesn't have to be exact.
So about 80,000.
SPEAKER_23 (01:31:22):
Okay, yes.
SPEAKER_17 (01:31:23):
And and then how far
behind are you on like the
payments?
Are those?
SPEAKER_23 (01:31:29):
Well, I I haven't
made a payment since um uh I
guess since December.
I lost my job last October.
So that was my extra money.
So I and I I did I I don't knowwhy I've done this.
It maybe has to do with my age,but since I've been back here,
um well, no, not but since myhusband passed away, right after
(01:31:53):
we got back here.
SPEAKER_05 (01:31:54):
Yeah.
SPEAKER_23 (01:31:55):
Um, I just quit rec
recording things.
I I just wrote down what I whatI owed.
Uh I s and then anything afterthat was um, you know, I could
use to fix a house, but but overtime it it there's nothing after
there's nothing left.
And so I think I I just lookedat the amount and and just went,
(01:32:19):
oh, okay, okay.
unknown (01:32:20):
Yeah.
SPEAKER_23 (01:32:21):
You know, because
I've been fixing things you know
here and there, doing doingdifferent things.
I put new steps on the backporch on the back and just you
know certain things I could do.
But anyway.
SPEAKER_17 (01:32:32):
But do you know how
far behind they're telling you
are?
SPEAKER_23 (01:32:36):
They're they're
saying um that the last payment
they got was in December.
SPEAKER_17 (01:32:41):
Right.
But then so they accumulated allthose mispayments and like
penalties and things.
Did they tell you like whatyou're sure?
Is that 80,000?
Is that your payoff?
Like, would that pay it all off?
SPEAKER_23 (01:32:51):
Yes.
Okay, so that's the 79.
Um, I'm pretty sure that's whatthe paperwork says because um I
even called and asked them.
Yeah, but here's the thing I Ineed money to move.
SPEAKER_15 (01:33:04):
Yeah.
SPEAKER_23 (01:33:04):
Um, and now uh uh
I've been checking with uh we
only came out here in one umone, the biggest U-Haul they
make, and two cars filled withthings.
I had my car on a dolly, but umso because I knew we were moving
(01:33:24):
from a uh 3,000 square foothome, uh four bedroom to uh two
uh 1,000.
I say I think it's like 52.
Read the comment.
I didn't look at trying to findactually how what it is.
It's 1,000.
I think I say I put down 52.
I'm pretty sure that's aroundwhat it is.
Three bedroom, one bathroom thatyou know no shower, uh cloth
(01:33:47):
foot tub.
Um, yeah, needed needed a lot ofthings.
SPEAKER_17 (01:33:52):
Uh Karen, let me ask
you a question.
Um, okay.
Are you under an agreementalready with someone else to
sell this?
No.
Have you talked to anybody elseabout selling it?
SPEAKER_23 (01:34:03):
Yes, yes.
I've talked to three differentpeople.
SPEAKER_20 (01:34:06):
Yeah.
SPEAKER_23 (01:34:07):
But um no what
nobody am I under contract with.
Um, I've only heard back fromtwo.
SPEAKER_20 (01:34:14):
Okay.
SPEAKER_23 (01:34:15):
Um, and the the one
guy was someone I talked to uh
yesterday.
SPEAKER_20 (01:34:20):
Yes, Springfield.
SPEAKER_23 (01:34:21):
Called me back
today.
In fact, that's who I was on thephone with.
Um and so uh so yeah, uh, andbut I just had to tell him, you
know, from start to finish.
So it's not really okay.
But I do need money to moveback.
SPEAKER_17 (01:34:38):
What does that what
does that number look like?
Because whatever you sell itfor, they're gonna take they're
gonna take out the 80 and paythe bank off.
SPEAKER_13 (01:34:46):
Right.
SPEAKER_17 (01:34:47):
And then you're left
with whatever's left.
So what do you need in cash tolike move and start a new place
and all of that?
SPEAKER_23 (01:34:55):
Yeah, yeah.
Well, well, I'm not gonna worryabout the new place um uh
because um I I'm going up towell, I'm going up to Oregon,
but I actually need to find aplace in Washington, just
inside.
My son lives in a small town inNorth uh Hermistead, Oregon.
(01:35:16):
It's in the northeast corner, and they have no specialist.
My son that's with me here, whogoes everywhere with me, yeah
um, he's deaf, blind andautistic, or he's going, he's
going blind.
He has Usher syndrome, somethingthat if you're only happens to
people that were born deaf.
We found that out when he was19.
(01:35:39):
He's 39, gonna be 40 inSeptember.
I've never heard of that.
So yeah, yeah, no, I never heardof it either.
And uh he did have one friendthat he went to school with out
there in California at the deafschool, Fremont School for the
Deaf.
And then a friend, he met afriend back here through the um
the deaf blind meetings thatthey have in Jacksonville, where
(01:36:01):
they have the the um school forthe deaf school and the blind
school.
But um yeah, the the medical uhcenters are not, they're
excellent.
Doctor, I I can't say anythingbad about the doctors, but
providing interpreters is likepulling teeth back here.
(01:36:21):
And uh they want him to use thislittle bitty um uh what do you
call it?
I I'll say iPad.
I think it's called somethingelse.
But anyway, more or less like asmall iPad.
I said he can't see the personvery well.
You know, he and yeah, but theyyou know, he has to have a live
interpreter and he needs atactile interpreter because he
(01:36:45):
can't even see them.
I mean, you have to be right infront of him, and that's all he
can see is what's right in frontof him.
He lost his virtual vision.
SPEAKER_17 (01:36:53):
Are you needing to
take him with you out to
Colorado?
Is that what you're gonna do?
SPEAKER_23 (01:36:59):
To Oregon, Oregon or
Washington?
SPEAKER_17 (01:37:01):
Yes, oh yes, yeah,
oh yes, and you'd be you'd be
staying with your other sonthere?
SPEAKER_23 (01:37:06):
My yeah, my
youngest.
Your youngest, okay.
And yes, and why we're gonna doit.
SPEAKER_17 (01:37:10):
Who's helping you?
You said you're trying to dothis all alone.
Do you have somebody trusted, like a son or somebody that
helps you make all thesedecisions?
SPEAKER_23 (01:37:20):
Uh no, uh, because I
don't tell my children.
I haven't.
Well, I I I did say, well, myone son kind of knew and was
saying that I mean a little bitthe youngest, and he's like I
said, he told me to do theconsolidated.
He said that way, but I I don'tlike information.
(01:37:41):
So I have no one here to helpme.
SPEAKER_17 (01:37:43):
Yeah, let me ask you
a question, Karen.
How old are you?
SPEAKER_23 (01:37:46):
I'm 67.
I turned 67 in July.
SPEAKER_17 (01:37:50):
Yeah, I just want to
make sure, you know, I I buy a
lot of homes from, and I'll andI don't mean this
disrespectfully, but from elderelder elderly people.
Yeah, and I just want to makesure that um you're fully aware
of the decisions you're making, you're getting good counsel on
if those are the rightdecisions.
You know, like have you talkedwith your son about moving out
(01:38:11):
to him?
SPEAKER_23 (01:38:12):
Yes, I have.
SPEAKER_17 (01:38:13):
Okay, he's on board
with that.
SPEAKER_23 (01:38:15):
Well, uh, he said,
Oh, because I said, How long do
you need?
And he said, Oh, he started outwith six months.
And I said, uh, I don't know ifI can stay here six more months.
And he said, So he said, Well, you know, he told me he's
they're going on vacation inOctober.
I'm thinking that might be whenI'm going.
And and uh and uh but he's got afive-bedroom house.
(01:38:38):
They they do now, they did havean only child, but oops, so they
now they have two children, butthey still have a five-bedroom
house.
And he said from the get-go,when you come out here, mom,
well um, you know, you can youknow come and stay here until we
can find you a place.
You know, I want to make sureyou get a you know, a place
(01:38:58):
that's decent.
SPEAKER_17 (01:38:59):
And I would probably
um, you know, if we move
forward, Karen, and I and I helpyou buy your house, I would
probably get your son involved, just make sure that he's you
know fully on board with whatwe're doing, he's aware, he's
you know, yeah.
Uh just just to make sure that II don't ever I don't ever want
to I don't ever want someone tofeel like not not fully aware of
(01:39:21):
everything they're doing when itcomes to something like this,
you know what I mean?
SPEAKER_23 (01:39:25):
I I do and but I I I
do have signs of Alzheimer's.
Um so um because my oldest sonsaid, Mom, how are you getting
yourself in these predicaments?
Yeah, um that's my worry toobecause places are calling
there.
He said, You're an intelligentwoman, you know.
You I I don't understand becausehe's gotten a few calls, not
(01:39:48):
particularly for me, but he hefor my son, and um, and I don't
know why they're calling him,um, but but anyway, but but the
the big thing was um uh uh two Ithink it was in June, my
neighbors called uh the theycalled facilities on me because
(01:40:10):
um I was acting, um I wasn'tmyself.
They said she's happy andsmiling as she always does, but
the thing she's saying, she'ssaying that she lost her mind or
she can't find her mind.
And she's and uh when theambulance got there, my blood
sugar was 23.
(01:40:31):
Oh yes, very low.
I said to them when I got to thehospital, when I found that out,
I said, shouldn't I be in acoma?
And uh and the the the peoplefrom the uh ambulance, um I said
I said that one and they said,Well, I gotta tell you, how but
and they looked at each otherand said, You're the first
(01:40:52):
person that's gonna wake withthat that low of a blood sugar.
SPEAKER_17 (01:40:56):
Wow.
So yeah, yeah, you definitelyneed anybody.
You're de you definitely need toget some care and make sure
you're in, you know, you're in asafe place, and um sounds like
that that can be your son.
And you're and you're certainyou're certain you didn't talk
to a an Anthony about buyingyour house or sign anything with
Anthony.
SPEAKER_23 (01:41:15):
Um I Anthony, I I
that is one of the people I've
talked to, um but I haven'tsigned anything, and I haven't
heard back from him.
SPEAKER_17 (01:41:24):
Okay, so I think I'm
just making sure because uh I'm
I'm friends with him.
SPEAKER_23 (01:41:28):
Okay, I yeah, he so
I am yeah, I am talking to him,
and he he actually is the one umbecause I had a local guy come
and he offered me 31,000.
SPEAKER_17 (01:41:41):
But I've I've always
heard 31,000 in cash above your
80,000.
SPEAKER_23 (01:41:46):
No, no, it's 310.
30,000 total.
Yeah, he's the only yes, he'sthe only person that's come out
and looked at the house.
And I'm an honest person, so Itold him what works, what
doesn't work.
SPEAKER_17 (01:41:59):
I pointed out and
your your house is helped.
Is your house a three-bedroom,one bath, 1,600 square feet?
SPEAKER_23 (01:42:06):
No, not 16, just
over a thousand square feet.
Okay, just over a thousand.
It has a cloth foot tub.
I um hooked up a shower.
Anybody comes to look at,they're gonna laugh because it's
got there's a board going fromthe floor up to the ceiling, and
there's uh a shower, you know, pole attached to it.
(01:42:28):
I made a shower because after Ibroke my shoulders, I could no
longer climb in now the coffeetub.
So I had to do something.
So I made a shower.
SPEAKER_17 (01:42:40):
Um well, okay.
Well, so you so you can't sellit for 30,000.
Remember, you owe 80,000.
SPEAKER_23 (01:42:49):
Right, right.
SPEAKER_17 (01:42:51):
You realize that,
right?
SPEAKER_23 (01:42:52):
Exactly.
Yeah, yes, yeah.
What do you need?
SPEAKER_17 (01:42:57):
So here's the thing.
What what do you think you needin cash above the 80,000?
So so in your pocket, assumingthe 80,000 gets paid, what do
you need in cash to be able tomove, get you and your son out
there to your other son and allof that?
SPEAKER_23 (01:43:13):
Yeah, well, I'm
gonna have to get back to you on
that because um I I haven'ttried the local movers, the be,
but I think look be have moversis out of the question.
The only place I've caught, I'vecaught a couple of places, but
the main place was Mayflower, and but they gave me 15 to
20,000.
(01:43:34):
I said, Oh, I definitely can'tafford that.
And she said, Well, I'll giveyou 30 days and you try to get
rid of what you can.
I said, ma'am, nope, it doesn'tmatter.
I I cannot afford that.
So yeah, she said, and you won'thave to have a I said, yeah.
I think what I think Anthony'sthe only one that has um gone a
little further than listening towhat I you know about the house.
(01:43:57):
He's actually showed interest inum you know getting me the money
or or making sure that I get youknow moved and stuff like that.
SPEAKER_17 (01:44:09):
So um here's what I
think we should do, Karen.
I think I think I'd like to talkto your son.
Okay, and work with him ontrying to do this with you.
SPEAKER_23 (01:44:20):
Okay.
SPEAKER_17 (01:44:21):
So I'm gonna need to
get, is this your cell phone I
called you on?
SPEAKER_23 (01:44:25):
Yes, yes.
Okay, it's the only phone in thehouse, yeah.
SPEAKER_17 (01:44:28):
Okay, I'm gonna text
you at this number, and what I'd
like you to do is text me, textme your son's number.
I'm gonna give him a call, walkthrough him what's going on
here.
I mean, there's not gonna bemuch money left for this to make
sense after paying off the bank.
SPEAKER_05 (01:44:45):
Yeah.
SPEAKER_17 (01:44:46):
In fact, as I run
numbers, it it might just be
that and and maybe maybe a fewthousand dollars.
SPEAKER_23 (01:44:52):
Yeah.
Um, you know, if if it's thesame Anthony, we've talked about
five thousand.
I threw that out there, but youknow, because that's gas, food,
you know, and I know we can makeit here in three days, but but I
I do not want to.
I mean, there's some furniture Iwon't be taking, but I do not
(01:45:12):
want to start all over at 67,broke and no, no, you'll leave
everything there, and you'lljust I think you leave
everything there because you'renot gonna take stuff to your
son's house, you know, likeleave it all behind.
SPEAKER_17 (01:45:25):
Yeah, but you don't
need it.
Just get rid, just I'll get ridof it, just leave it there.
Seriously, yeah.
Well, why would you take it withyou?
SPEAKER_23 (01:45:34):
So that we have
something to sit on or sleep on,
or your son will give you abedroom.
SPEAKER_17 (01:45:40):
Yeah, but he's got a
five-bedroom house, he'll give
you a bedroom.
I'll talk to him, we'll figureit out.
Don't worry about it.
We'll figure that out.
SPEAKER_23 (01:45:46):
Okay, we're gonna
make this, we're gonna make this
fee.
SPEAKER_17 (01:45:48):
We're gonna figure
this out, we're gonna make this
easy for you, and we're gonnaget you out there to your son.
SPEAKER_23 (01:45:53):
But sir, you don't
understand.
I don't want to be a burden tomy children.
SPEAKER_17 (01:45:57):
I know, I know.
SPEAKER_23 (01:45:58):
I I I don't want
this.
SPEAKER_17 (01:45:59):
You're not your mom.
Listen, yeah, you gave life tothese kids.
I would do anything for my mom,and I'll bet you your son would
too.
SPEAKER_23 (01:46:06):
Yeah, yeah, yeah.
My oldest son actually took meon the Alaskan cruise that my
husband's supposed to take meon.
SPEAKER_17 (01:46:14):
Yeah, but you got
but Karen, you gotta pay for
everything.
Karen, you you're at you're at apoint now where it's okay to ask
for help.
Like you gotta get your yougotta get your son involved and
have him helping you.
SPEAKER_23 (01:46:24):
They're both gonna
be mad at me.
Well, that's all right.
I guess I'll have to get overit.
SPEAKER_17 (01:46:28):
They'll get over it,
you know.
Yeah, they're not gonna be madat you.
Listen, I oh if you were my mom,I would do everything I can to
help take care of you becauseyou're my mom.
Yeah, that's how it works.
SPEAKER_23 (01:46:38):
Yeah, yeah.
And and and they are, you know, all my children are very they're
good, they have good hearts.
SPEAKER_17 (01:46:45):
They have yeah, you
know, but but let's get let's
let's get your son helping withthese decisions and and helping
plan all this and do all this, okay?
SPEAKER_23 (01:46:54):
Okay, well, what
what about Anthony?
You said you're friends.
I wouldn't oh don't worry aboutAnthony, yeah.
SPEAKER_17 (01:47:00):
Don't worry about
Anthony.
SPEAKER_23 (01:47:01):
Yeah, now tell me
his last name to make sure we
got the same Anthony or talkingabout.
SPEAKER_17 (01:47:07):
Alberti, was it?
Is it Alberti?
SPEAKER_23 (01:47:08):
Yes, yeah, Alberto,
yeah, I think yeah, I have it
written down, but Alberti, yeah.
Yeah, yeah, yeah.
Okay.
SPEAKER_17 (01:47:17):
Well, if you haven't
signed anything with Anthony,
now if you sign something withAnthony, then work with Anthony,
but if you haven't, then youknow.
SPEAKER_23 (01:47:26):
Oh, wait a minute,
wait a minute.
Let me, you know what?
I I think I may have.
SPEAKER_17 (01:47:31):
Yeah, you might
have.
SPEAKER_23 (01:47:32):
Yeah, you know what?
He he sent me something and hesaid he would look into you know
cash buyers.
Uh he's because he's the onethat asked me about the rental
thing.
Would it be could somebody moveright into it?
And I say, well, yeah, um, yeah, they I I think they could.
SPEAKER_17 (01:47:51):
Maybe I'll get a
hold of Anthony.
SPEAKER_23 (01:47:52):
But yeah, I think,
yeah, I think you're gonna have
to because I I I think he did,he did send me something, and I
did, you know.
Um, I was thinking I didn't.
SPEAKER_17 (01:48:04):
Karen, don't don't
sign anything right now until
you get someone like your son,you know, helping you, okay?
SPEAKER_23 (01:48:10):
Okay, okay.
Because okay.
SPEAKER_17 (01:48:13):
Because you don't
know what you're agreeing to,
and then you know, you got tomake all these decisions after
you sign things, and you know, people want to hold you
accountable to what you sign andall that.
You know what I mean?
SPEAKER_23 (01:48:23):
Yeah.
Well, he was very specific aboutyou know, signing, uh, you know,
if he could get me someone tobring in that money, if he
couldn't, then he said justwater it up and throw it away.
So, I mean, and of course, theretakes some trust because of
course I didn't read all thatstuff.
I mean, I I skimmed through itthe best I could.
I'm a speed reader, but to say Ifully read everything from top
(01:48:47):
to bottom would be a lie.
SPEAKER_15 (01:48:49):
Yeah.
SPEAKER_23 (01:48:50):
So and I don't guess
I try not to lie.
SPEAKER_17 (01:48:52):
Yes, well then, you
know, but we'll but we'll still
one way or another, we'll seewhat we can do to help you out,
okay?
Okay, okay.
All right, we're gonna be intouch, but don't okay, you're
gonna get other calls frompeople like me.
Yeah, write this down write thisdown.
Do not sign documents withanybody else other than Jerry
Norton.
SPEAKER_08 (01:49:13):
Okay, right.
SPEAKER_17 (01:49:16):
Because I'm not
gonna here's why.
I could I could probably sendyou something right now and
you'd probably sign it.
But that's not gonna be what'sbest for you.
What's best for you right now iswe get your son involved and we
we help you make really gooddecisions.
SPEAKER_23 (01:49:31):
Okay, what what is
your last name, Jerry?
SPEAKER_17 (01:49:33):
Norton.
Okay.
SPEAKER_23 (01:49:37):
All right, what's
your number?
SPEAKER_17 (01:49:38):
It's this number I
called you on.
SPEAKER_23 (01:49:40):
Okay.
SPEAKER_17 (01:49:41):
Yeah.
unknown (01:49:42):
Yep.
SPEAKER_23 (01:49:42):
That's the one you
were gonna send me.
Yeah, I'm gonna text you when wehang up.
SPEAKER_17 (01:49:46):
Yeah, we'll we'll
start.
We'll we'll text that if you cando text, right?
SPEAKER_23 (01:49:50):
Yeah, yeah, I do.
Um, I don't like to do tech, Idon't like long conversations in
tech.
Uh, but um yeah, we'll we'lltext.
SPEAKER_17 (01:50:00):
Because it's it's
fast that way.
And then um, but we're gonna thenext steps are gonna be I'm
gonna call you, I'm gonna callyour son and talk to him, and I
need you to be okay with thatbecause I'm gonna I I need to
explain to him what's happeningso he can help make good
decisions for you.
SPEAKER_23 (01:50:16):
Okay, okay.
You want his number right now?
No, I have I I think today andtomorrow are his days off.
Okay.
Otherwise, um he wouldn't availbolt.
SPEAKER_17 (01:50:27):
So no, we'll call
him right, we'll call him right
away, but but um we'll get we'llget this stuff figured out,
okay?
SPEAKER_23 (01:50:37):
Okay, I I do have a
dog too that that I need to take
with me.
SPEAKER_17 (01:50:42):
We can yeah, we'll
take the dog.
Well, okay, we'll figure out allthese things.
SPEAKER_23 (01:50:47):
Okay, because yeah,
she's she's literally my
emotional support.
I mean, you know, I I don't haveher legalized or anything like
that.
She needed me and I needed herbecause yeah, she we both her
former owner was very cruel toher, and but at the end he
killed himself and she laid withthe body for four days.
So she's very, very traumatized.
(01:51:09):
The reason I have her is becauseum other fosters couldn't deal
with her, and I'm only fosteringbecause my friends, my friend's
wife started the foster program.
It's wild, women in love withdogs, it's all woman run.
SPEAKER_17 (01:51:26):
But uh anyway, I
know that's the issue right
there, but we'll figure it outbecause if you're moving in with
your son, we gotta make surethat he's okay with that.
But we'll figure all this out, okay?
Yeah, okay, all right, allright, Karen.
SPEAKER_23 (01:51:38):
Oh, are you gonna
call me a certain time tomorrow?
SPEAKER_17 (01:51:41):
Yes, I'm gonna start
texting and calling you, but
we're gonna we're gonna get ahold of your son and we're gonna
start making some decisions.
Okay, okay, okay, all right, hang in there.
All right, talk to you soon.
Okay, bye bye.
All righty, bye, guys.
Don't contract crazy old ladiesthat don't remember one thing
from the next.
I mean, what do you you justdon't?
SPEAKER_12 (01:52:03):
Hey, Jerry, she sent
me a picture during that call.
SPEAKER_18 (01:52:13):
It's all coming
back, dude.
SPEAKER_16 (01:52:17):
I I'm gonna ask you
one more time, Karen.
Does Anthony Alberti does thatmean anything to you?
I think I might have signedsomething.
Wait a minute, wait a minute.
Maybe did you say Anthony?
SPEAKER_12 (01:52:30):
Yeah, wait.
You're gonna call Anthony.
You're gonna talk to Anthony.
We have issues.
Uh thank you, thank you forthat, Danny Force.
That was good.
I totally stole that one fromyou.
Um man.
SPEAKER_17 (01:52:48):
That's 930 square
feet right on right in her
neighborhood for 135, sold for135.
So, I mean, there's there's ifthere's not much room on this
for an investor, you know what Imean?
SPEAKER_12 (01:53:03):
Yeah, I think
Anthony and Cassie were working
together on this the other dayto see if there's a way to make
it into like a sub two and arental play, and and Cassie was
looking at it, and the P ITI wastoo high.
Like they've already tried towork this.
I mean, she's just in a roughspot, but again, because she did
(01:53:25):
what you said, she went andsigned something without knowing
it, but she also got eightythousand dollars.
What happened to the eightythousand dollars?
SPEAKER_17 (01:53:35):
Oh my gosh.
Well, it was a consolidationloan, so it probably that's
right.
Yeah, she went and paid off allof her.
She probably didn't see much ofit.
Yeah, geez.
And they rolled the war, theyrolled the home, they rolled the
home into the loan, of course.
Right.
And she's yeah, so but guys, Imean, here's the thing.
(01:53:57):
Like when you're when you'rehearing information like that, I
mean, I just put the brakes onand I'm like, okay, I gotta get
somebody involved in this thatthat can make help make
decisions because she clearly isnot knowing what she's doing
from one moment to the next.
That's a tough one.
SPEAKER_04 (01:54:14):
Yeah.
SPEAKER_17 (01:54:18):
All right.
So someone's like, do anovation, do this, and do that.
I mean, guys, she's gonna sheprobably forgot what we just did
for the past 20 minutes.
Right.
(01:54:38):
She was a very sweet Karen, though.
SPEAKER_12 (01:54:41):
She was.
Kind of.
She kind of forgot everybody andstabbed you in the back.
I mean, is that like a rite ofpassage when you get older?
You just do whatever you wantand just be like, I have
Alzheimer's.
SPEAKER_17 (01:55:00):
Dude, we we went on
an appointment, RJ.
Literally an hour and a half.
Signing the contract.
SPEAKER_01 (01:55:06):
Please leave your
message.
SPEAKER_17 (01:55:09):
Signing the
contract, the dispo guy shows up
from the contract she previouslysigned while we're signing the
contract.
And we're like, what are youdoing?
Why are you signing with us?
You already signed with this guyhere.
The dispo guy's here to takepictures.
What are you doing?
Like, are you kidding me?
Oh, well, I was just getting abackup offer.
(01:55:30):
I'm like, oh my god.
SPEAKER_12 (01:55:31):
A backup offer.
Oh my goodness.
SPEAKER_17 (01:55:33):
Yeah, like contracts
are just, you know, like stack
them up, you know, just get abunch of them.
SPEAKER_12 (01:55:44):
I will say, Jerry,
though, I mean, our education
system, we do 12 years ofhistory.
Nothing about contracts, realestate, daily things.
I mean, yeah, you're nevertaught how to actually do this.
(01:56:05):
How interest works, you know, you know, lifestyle.
I'm not saying anything negativeabout learning about the history
of our country and world and allthat, but there are things that
could be a little bit morepractical to day-to-day life.
And there are times where Ithink there's really shady
(01:56:25):
people out there that lied to usabout, oh, I didn't know any
better.
But I think there's also somevery ignorant people out there
that are just like, yeah, I justthought I could just keep
signing until someone gave memoney.
SPEAKER_15 (01:56:36):
Yeah.
SPEAKER_17 (01:56:41):
But I'll tell you
what, RJ, I have very little
patience for wholesalers thatare ignorant, doing dumb stuff
out of ignorance, not out of notout of malice, but just out of
ignorance.
SPEAKER_12 (01:56:55):
Because me and you
have 10,000 videos.
There's just no excuse.
Hello.
SPEAKER_04 (01:57:06):
Hello.
SPEAKER_12 (01:57:09):
It's weird.
Never rain.
SPEAKER_02 (01:57:12):
Your call has been
forwarded to.
SPEAKER_12 (01:57:22):
I will have to say,
I I do gotta get I have to give
Anthony some credit there onthat.
She did compliment him there atthe end as like he was the only
one that really took the time tounderstand what she needed.
SPEAKER_17 (01:57:35):
Um what did you
contract it for, RJ?
Like, what's the is it?
I think it was five that 85,000.
SPEAKER_12 (01:57:42):
Yeah, five grand in
your pocket to move and and 80
to but I think he even told herlike we're gonna have to explore
creative options, and that'swhen he was talking about the
sub two.
I think the reason why she wassaying that is because uh
Anthony had already told her, like, I don't think even the
(01:58:03):
creative is going to work, and Idon't think she liked that, so
she's gonna just tell you, like,no, I haven't signed with
anybody.
SPEAKER_17 (01:58:14):
Do you think she's
just filling out forms on the
internet like every night?
SPEAKER_12 (01:58:20):
Hey, is Wes there?
Okay, hey Wes, this is RJ Batescalling about your property
there on uh Hickory Hills.
Looked like you had uh filledout a form on my website saying
you need to sell that property.
Is that correct?
All right, how much you lookingto get for it?
SPEAKER_02 (01:58:41):
At least 300.
SPEAKER_12 (01:58:45):
At least 300, all
right.
SPEAKER_02 (01:58:47):
Yeah.
SPEAKER_12 (01:58:48):
Well, tell me a
little bit about what you got
going on.
SPEAKER_04 (01:58:53):
I'm sorry, three
bedroom, one half bath, fifteen
hundred square feet, uhfinished, fifteen hundred
unfinished, but it's not a it'snot a traditional basement.
The floors were walls werepainted.
Uh had a new roof put on in2018.
(01:59:21):
The HVAC was uh updated back inApril of this year.
It has a tri-level deck with apool, uh two-car detach garage,
which is about another sevenhundred fifty, eight hundred
(01:59:42):
feet square feet.
It sits on about two acres.
SPEAKER_12 (02:00:00):
Interesting.
Aha.
I'm looking at the wrongproperty.
That would be the reason why.
unknown (02:00:13):
Okay.
SPEAKER_12 (02:00:14):
Continue.
SPEAKER_04 (02:00:17):
Uh I mean it it
needs very little to be uh move
in ready.
Uh the only thing that I canthink of it really needs other
than you know, make a goodcleaning, it needs a couple of
uh of the uh miles.
(02:00:38):
It needs a couple of replaced, and we have those.
SPEAKER_12 (02:00:45):
Why are you looking
to sell it?
SPEAKER_04 (02:00:50):
Uh my wife and I
have inherited a property, and
uh it's closer to where my kidsgo to school at.
So we're we're gonna sell thatproperty, and we're currently
moving into this other property.
SPEAKER_12 (02:01:04):
Okay.
SPEAKER_04 (02:01:07):
Uh why not just list
it with a realtor?
Uh well, I'm trying to figureout which one makes more sense.
Uh dealing with the hassle ofactually putting it on the
market or uh letting some, youknow, letting somebody like you
guys have it that uh wants to dovery little to it and flip it
(02:01:32):
and make a little bit of cash.
SPEAKER_12 (02:01:35):
Yeah, so the that
that's really up to you and kind
of what's most important to you.
I mean, if you sell it to aninvestor, it's obviously going
to come at a discount um inorder for us to be able to make
profit off of it.
Um if convenience is not whatyou're after, and you're after
(02:01:59):
trying to get as much money aspossible, then listing with a
realtor is definitely the bestoption with you.
Um, there is a blend betweenthose two where if you wanted to
get more money, but you didn'twant to have to deal with the
hassle, then you could let uscome in and do that.
That's what's called thenovation, and we hire the
(02:02:19):
realtor, we deal with all ofthat.
That's something that we coulddo, and just kind of let you be
hands-off and just get yourmoney when you need it.
But um, it's all really justkind of up to you on what's most
important to you.
If it's, hey, we want to getclose to that$300,000 number,
that's probably only going to beachievable with you hiring a
realtor yourself.
SPEAKER_04 (02:02:45):
Well,$300,000 is
kind of the magic number.
Uh I'm not gonna highball you,you know, I'll let you chew me
down from there.
Uh$300,000 is is the magicnumber because there is still a
mortgage owning on it.
Uh along with a HELOC.
So we're looking to uh to getjust to get payoff on those.
SPEAKER_12 (02:03:15):
So how much do you
owe on it altogether?
SPEAKER_04 (02:03:19):
Two ninety-five.
SPEAKER_12 (02:03:21):
Two ninety-five.
Okay.
Three forty six.
And what is the livable squarefootage again?
Fifteen hundred?
unknown (02:03:41):
Yeah.
SPEAKER_12 (02:03:45):
I mean, just to be
honest with you, I think you've
gotta list with a realtor.
Because just looking like in apretty wide range, like your
competition on the market isthere's a 2,000 square foot
house that's on the market for$300,000.
(02:04:06):
There's$295,000, a$1,700 squarefoot house that's$330,000,$1,600
at$320,$1,600 at$340.
Like, and if you listed it, sayat the$330,$320 number, I mean,
you're gonna have commissionsand closing costs on that, plus
inspection items.
I mean, you're gonna be close tothat payoff.
(02:04:28):
Um, there's just not really anyroom for an investor to come in
and even on the Novation playwith you owing the$295, there's
really nothing that can be donethere.
I I really think just as like areal estate professional that
looks at deals all day long, like that is unless you're
wanting to bring money to thetable, that is like your only
(02:04:50):
play is listing with a realtor.
SPEAKER_04 (02:04:54):
I appreciate that,
honestly.
SPEAKER_12 (02:04:58):
Well, I hope that
works out for you.
Um, just because from aninvestor standpoint, I just
don't see.
I mean, obviously, this callmakes me no money.
So I and I'm in the business oftrying to make money, so I'm
just trying to tell you, like, honestly, this is to save
yourself some time and effort onthese on these types of calls, I
(02:05:18):
would definitely start reachingout to realtors.
SPEAKER_04 (02:05:21):
Okay.
All right, all right, best ofluck.
SPEAKER_12 (02:05:24):
Bye-bye.
That was that was a steamy pileof poo.
That was retail.
That was beyond retail.
He owes retail price.
SPEAKER_15 (02:05:47):
Yeah.
SPEAKER_12 (02:05:50):
Buddy, you're you're
going to be writing a check at
closing.
I hate to tell you this.
Yeah.
I'm actually not the one that'sgoing to tell him that.
The realtors that he's going tocall are going to be the one
that have to tell him that.
SPEAKER_17 (02:06:05):
Well, they'll tell
him let's list it for$399.9, and
then, you know.
Which one do I call, RJ?
SPEAKER_04 (02:06:16):
Two.
Kokomo.
SPEAKER_12 (02:06:24):
It's a man, we
started off so hot, three for
three, and now we're oh for ourlast three.
We're only fifty percent.
That's horrible.
SPEAKER_04 (02:06:42):
These leads suck.
Hello, this CJ.
Please leave a mess.
SPEAKER_12 (02:07:02):
No tired landlords
today.
SPEAKER_04 (02:07:08):
Only there was.
SPEAKER_12 (02:07:13):
Oh, your next one
should be nine.
Hello.
SPEAKER_17 (02:07:15):
Yeah, hi, CJ.
Yeah.
Hi, CJ.
This is Jerry Norton calling youabout your property on 400
South.
SPEAKER_18 (02:07:23):
Yeah, let me call
you back.
I'm in the middle of something.
And uh, is this a good number toreach you at?
SPEAKER_17 (02:07:28):
Yeah, I'm a buyer
interested in buying it for
cash.
SPEAKER_18 (02:07:31):
Okay, very good.
Let me give you a shout back, and uh and I'm in the middle of
something.
It'll be a that'll be a couplehours here.
SPEAKER_17 (02:07:39):
So if I don't
answer, if I don't answer, text
me, okay?
SPEAKER_18 (02:07:43):
I'll do it.
Thank you.
SPEAKER_17 (02:07:44):
All right, bye.
SPEAKER_18 (02:07:45):
Bye.
SPEAKER_12 (02:07:48):
That doesn't matter.
Now what was the agreed rule?
Was it was it that that counts?
I think that was I think we namethat the Jerry Norton rule,
right?
The Jerry Norton made it a rulethat like if you speak to the
seller, it counts.
SPEAKER_17 (02:08:08):
If you confirm their
name and address and they do
want to sell, that counts.
SPEAKER_12 (02:08:16):
Number nine.
SPEAKER_17 (02:08:17):
Number nine, yeah.
SPEAKER_12 (02:08:20):
Where's that?
Come on, that's east Texas,baby.
SPEAKER_15 (02:08:25):
Okay.
SPEAKER_12 (02:08:29):
I used to think
growing up as a kid that East
Texas was like a place, it'snot, and then I just found out
that it was just the easternside of Texas, and just that's
what my family called it.
SPEAKER_17 (02:08:42):
But do people call
it that?
Because like here they call itEast Tennessee.
It's like East Tennessee, West,yeah.
SPEAKER_12 (02:08:48):
Yeah, we're in East
Texas, yeah.
SPEAKER_04 (02:08:55):
Quinlan.
SPEAKER_22 (02:09:06):
I'm sorry, the
person you were trying to reach
has a voicemail box that has notbeen set up yet.
Please try your call againlater.
Goodbye.
SPEAKER_12 (02:09:15):
That would have been
so funny if you had said that.
Couple hours.
I'm not gonna be live on YouTubeanymore.
SPEAKER_16 (02:09:21):
Yeah, I'll be long
past buying your property at
that point in time.
SPEAKER_12 (02:09:27):
I don't really do
this, I just do it for YouTube.
SPEAKER_17 (02:09:33):
So no, Michael,
okay.
SPEAKER_12 (02:09:36):
Uh where's San
Marcos?
That is uh that's where that'shome of Texas State.
That's in between uh San Antonioand Austin.
SPEAKER_17 (02:09:46):
All right, we're
gonna call that one.
You know, at this point, itreally doesn't matter what you
call because there's only somany left.
SPEAKER_12 (02:10:00):
I mean, sure, with
that mindset.
SPEAKER_17 (02:10:04):
Yeah, we're not
there's no superstition going on
here.
SPEAKER_00 (02:10:07):
Who matters to me
calling the person you are
calling is not available.
Please leave a message at thetone.
SPEAKER_17 (02:10:14):
I just mean they're
like all relocating and they're
all like no time frame.
SPEAKER_12 (02:10:19):
No, I I just came on
and while you were talking to
the Alztimers lady, I hid theones from you that have the like
good motivations.
Yeah, guys, there's no foul playthat goes on here at all.
That full gut emergency reasons.
(02:10:40):
I just hid that one.
SPEAKER_17 (02:10:41):
Yeah, we're we're
honest and transparent and
trustworthy with sellers, butnot with each other.
Not each other.
What about these SouthCarolinas?
A bunch of them.
SPEAKER_12 (02:10:55):
I've been I've been
saving them for you.
SPEAKER_17 (02:10:56):
Oh good, I like
those.
SPEAKER_12 (02:10:58):
Yeah.
You can tell them how close youare.
SPEAKER_20 (02:11:02):
Yeah.
SPEAKER_12 (02:11:40):
Now we have somebody
saying that they're under
contract with champagne.
Are you kidding?
My signed contract.
SPEAKER_14 (02:11:49):
Hi, you've what?
SPEAKER_17 (02:11:54):
That better not we
wait, that's when they're
walking, isn't it?
SPEAKER_12 (02:11:57):
Yeah, there's
literally a walk through going
on.
On dispo right now.
What are you gonna do aboutthat?
I I don't know who Mac two fiveseven nine five is.
Yes, it's Evansville.
SPEAKER_17 (02:12:22):
I mean at first I
was like, okay, there's a lot of
Karen's, and then Anthony justkept like, it's like, oh no,
it's do we have to add to theclosure's formula?
SPEAKER_12 (02:12:52):
Are you under
contract with someone currently?
SPEAKER_22 (02:12:56):
Please leave your
message for Kevin here.
SPEAKER_17 (02:13:00):
You know, um, I
think I'm gonna start asking
that question.
This has been recurring.
Like it's been a normal it neverit never used to be.
SPEAKER_04 (02:13:08):
It's a pretty normal
thing right now.
Which one do you which one didyou just call?
SPEAKER_17 (02:13:17):
Both those South
Carolinas, 11 and 12.
I'm trying the the next SouthCarolina.
SPEAKER_12 (02:13:34):
Um, we definitely
don't do this daily.
We definitely have teams that dothis for us.
SPEAKER_17 (02:13:43):
Yes, hi Barbara.
How are you?
I'm fine.
What was this?
This is Jerry Norton calling youabout your property on Ridge
Crest Road.
Yes, sir.
Great.
I understand you want to sellthis.
SPEAKER_08 (02:13:55):
Maybe.
SPEAKER_17 (02:13:57):
Maybe.
SPEAKER_08 (02:13:58):
Yeah, I'm trying to
find someplace else to go that's
closer to town.
SPEAKER_17 (02:14:03):
Uh-huh.
SPEAKER_08 (02:14:05):
And I've just got to
find out price ranges for both
places.
SPEAKER_17 (02:14:09):
Okay, so you need
the proceeds from selling this
house to buy the next house.
SPEAKER_08 (02:14:14):
Right.
SPEAKER_17 (02:14:15):
Are you are you
looking to purchase outright?
So, like take the cash and buycash or use financing.
SPEAKER_08 (02:14:22):
I'm hoping I have to
have any financing.
SPEAKER_17 (02:14:26):
Okay.
So do you owe anything on thishouse?
SPEAKER_08 (02:14:30):
About$47,000.
SPEAKER_17 (02:14:32):
$47,000.
And what are you wanting to getfor it?
SPEAKER_08 (02:14:40):
I have to clear at
least$130 to$140.
I mean, total was worth$225.
SPEAKER_17 (02:14:46):
Who told you that?
SPEAKER_08 (02:14:48):
Realtor last year.
SPEAKER_17 (02:14:50):
A realtor last year.
Okay.
Yeah, I mean, I wouldn't takethat at its face value.
SPEAKER_08 (02:15:02):
Has how dropped?
SPEAKER_17 (02:15:04):
Pardon?
SPEAKER_08 (02:15:06):
Has the price of the
house has dropped?
SPEAKER_17 (02:15:08):
Well, I mean, you're
a thousand square feet, right?
SPEAKER_08 (02:15:12):
Roundabout, yeah.
unknown (02:15:14):
Okay.
SPEAKER_17 (02:15:14):
Are you a
three-bedroom?
SPEAKER_08 (02:15:16):
Two bedroom and one
and a half bats.
SPEAKER_17 (02:15:18):
Yeah, so you're
two-bedroom, not a
three-bedroom, and you're only athousand sixty-four square feet.
Um, I'll tell you right now whatI think your house is worth.
SPEAKER_23 (02:15:30):
What you think it's
worth.
SPEAKER_17 (02:15:32):
Yeah, let me tell
you what I think.
Um, you know, because I'm aninvestor, so if I commit, I
gotta come up with money and putmy neck on the line.
A real estate agent will tellyou whatever you want to hear,
they'll list it for pie in thesky, and then when it doesn't
sell, they'll tell you to lowerthe price.
Because what do they care?
Right?
SPEAKER_08 (02:15:49):
Yeah, right.
I called it with cash offer itand go to a realtor when you
bought it.
Right.
SPEAKER_17 (02:15:56):
Yeah.
unknown (02:15:57):
Yeah.
SPEAKER_17 (02:15:57):
Tell me your numbers
again.
You you said you owe how much?
SPEAKER_08 (02:16:01):
40 something.
I'm not sure exactly how much.
SPEAKER_17 (02:16:04):
Okay, so you owe 40,
you owe 40 something, and you
want to walk with 125.
Is that what you said?
Yeah, at least that puts you atyou know, one 165 or so.
Okay.
Okay.
(02:16:27):
Let me let me see here what whatwe've got going on.
Um, so you're off of East ViewRoad.
SPEAKER_08 (02:16:38):
A nice neighborhood.
SPEAKER_17 (02:16:40):
Nice neighborhood?
SPEAKER_08 (02:16:42):
Yeah, it's a real
nice neighborhood.
SPEAKER_17 (02:16:48):
Okay, so here's uh
do you have a garage?
No, no garage.
Do you have a basement?
SPEAKER_08 (02:16:55):
No, I have a little
storage building in the
backyard.
SPEAKER_17 (02:16:59):
No garage, no
basement.
So that's gonna make adifference.
And um what size is your lot?
Because this looks like there'ssome you're a third of an acre.
SPEAKER_08 (02:17:12):
Yeah, about maybe a
little more.
SPEAKER_17 (02:17:14):
Okay.
So there's a there's a real nicehome that's a thousand square
feet, a three-bedroom, a one anda half bath.
Oh, you're one and a half.
So it's a three-bedroom, it'sthe same size, it's brick, and
it's got a big two-car garage,and it's it's pretty nice, you
know, in condition.
(02:17:35):
And it's sold for 284.
Yeah.
And it's on an acre.
SPEAKER_11 (02:17:42):
Yeah.
SPEAKER_17 (02:17:44):
So, you know, you're
gonna be you're gonna be way
under that because you're only atwo-bedroom, no garage, you're a
third the size land, not brick, and I'm assuming you need a
little bit of work done.
SPEAKER_08 (02:17:57):
Yeah, there's just
some floors that need to be
fixed.
Yeah, I borrowed$30,000 and hadeverything fixed, and my
daughter brought a dog overhere, had puppies, and I had to
go in the hospital for sixweeks, and the puppies just
charged the stuff up.
SPEAKER_17 (02:18:13):
Here's another one
that sold, it's it's 850 square
feet, so a little smaller.
It's also a two-bedroom, only aone-bath.
It sold for 247 here a couplemonths ago, and it's also on an
acre, but it's got no garageeither.
So, yeah, so you're probablylooking like you know, probably
(02:18:35):
in the low 200s, if you sold itwith a real estate agent like on
the open market.
Um, I'm you know, depending onthe condition, if your
condition's fair, right?
You're probably looking at the200 to 225 range, is where a
retail buyer would wouldprobably want to be.
SPEAKER_08 (02:18:52):
Yeah, it's got a
brand new retail rich.
Yeah, it's got new commands init, it's got a new walk-in
shower in it.
SPEAKER_17 (02:18:59):
Okay, yeah.
Yeah, it's a cute little house, nice little driveway going up to
it and everything.
But as an investor, if I'mpaying cash and I'm coming in
and you know, I'm gonna need toget a discount off of that
retail value for it to make anysense at all.
I could probably I couldprobably get you right where you
(02:19:19):
want to be, which is you pay offwhat you owe and you walk with
125 in your pocket.
SPEAKER_08 (02:19:28):
I'll see if I can
find something around that
frustration.
Yeah, I I think if you're well Idon't have to have I don't have
to have one bedroom and onebathroom, I'll have to have a
house to see you.
SPEAKER_17 (02:19:44):
Okay.
Yeah, and we can help you, wecan help you find something too.
We're pretty good at that aswell.
And we can make here's what wecan do.
If you'll go, if you'll go underagreement with me and we have a
contract in place, we can makethe closing date flexible.
That way you can line up yournext purchase and we can time
(02:20:04):
both things to happen, you know, right after each other.
Yeah, so I'll be flexible onwhen we close with you.
You'll know that you've got adeal put together and done.
You know, you've got cashcoming.
You can now go out, find yournext place.
And then once you have your nextplace, you tell me, hey, I'm
ready to, I found it, I'm readyto go.
(02:20:26):
Whatever the closing date is onthat, we'll make our closing
date before that.
That way you have the cash soyou can buy the next thing.
Does that make sense?
SPEAKER_08 (02:20:33):
Yeah, I sell it when
I'm selling.
SPEAKER_17 (02:20:36):
Yeah, so I'll work
with you that way and be
flexible and and make sureyou've got all that you know
figured out.
All right.
So um, let's go ahead and getthat in place then.
SPEAKER_08 (02:20:49):
I'm not willing to
file a contract today if that's
what you want.
No, I'm um why not?
I'm giving out I call um I can'treally think that in place.
Habitat that fixes houses fordirt feet.
(02:21:10):
And we don't have it fixedbefore I sold it, so I wouldn't
have to worry about somebodysaying, Well, I gotta have this
done, I gotta have that done.
SPEAKER_17 (02:21:17):
That's not how I
work.
SPEAKER_08 (02:21:18):
I it would be no
lamb.
SPEAKER_17 (02:21:22):
No, I I'm as is, so
you you don't have to do
anything, you don't have to payclosing fees, you don't have to
fix anything, it's all cash.
You can leave whatever you don'twant.
It's I make it really convenientfor you.
SPEAKER_08 (02:21:36):
Let me keep looking
and see if I can find anything
that's doable around 125.
I could borry again, but I don'twant to.
I'm 66 years old and I'm I'mtrying to get out of debt.
SPEAKER_17 (02:21:49):
Well, if you only
need a one bedroom, you're gonna
have a lot of options that with125 cash if you're willing to
go.
I mean, how far, how far outsideof this town are you willing to
go, Rock Hill?
SPEAKER_24 (02:22:03):
Uh neither Mark, New
York.
I'm not going any farther thanthat.
SPEAKER_15 (02:22:07):
Okay.
SPEAKER_08 (02:22:09):
And I've been
looking online.
I found a couple of my homes for150 for four bedrooms.
I don't have quite that big.
SPEAKER_13 (02:22:19):
Yeah.
SPEAKER_08 (02:22:20):
Not thousands is
it's selling them for 86, but
then you gotta get the land, andI don't know what a half-acred
costs right now.
SPEAKER_17 (02:22:27):
Well, here's the
problem, and here's why I'm
gonna be can I be your coach fora second?
You don't have to listen to me.
But can I can I give you someadvice?
Sure.
Okay.
You got to make one decision ata time.
You can't really go shopping foryour next deal if you don't have
something lined up on the houseyou have, and you can and you
(02:22:48):
know what cash you're gonna haveavailable.
Once that's done and you'vesolved that problem, now you can
go find your next property.
See if you don't solve, if youdon't solve the somebody trying
to buy my house right now.
SPEAKER_08 (02:23:02):
Some young boy was
willing to hand the cash.
SPEAKER_15 (02:23:05):
Okay.
SPEAKER_08 (02:23:06):
But I he was going
to have it.
He came in and went through thehouse and they still wants it.
But I told him, let me thinkabout it.
I didn't know if I really wantedto move.
SPEAKER_17 (02:23:15):
Yeah, it's just I
I'm I'm an investor who takes
action and I move.
And when people aren't committedto the process, then what
happens is a month goes by andyou're still in the same spot
you are today.
Like you really think that youngguy's gonna come through and
perform?
SPEAKER_08 (02:23:34):
Yeah, he doesn't
come back twice.
SPEAKER_17 (02:23:37):
Okay, and what did
he what is he telling you he'll
pay?
SPEAKER_08 (02:23:41):
He hasn't given you
an offer yet.
See what I mean?
SPEAKER_17 (02:23:44):
That's not that's
not how I operate.
I'm giving you a I'm giving youa concrete number and I'm making
it flexible so that you don'thave to close unless you find
your next property.
So what what's preventing youfrom moving forward right now?
SPEAKER_08 (02:24:05):
I got a lot of other
um things I gotta price into it.
So I'm basically just say, well,I don't have anybody to help me.
I'm gonna have to have somebodytake the house up and take me
where I need to go.
SPEAKER_17 (02:24:15):
What if we helped
you do all that?
SPEAKER_08 (02:24:19):
I'm on government
funding where I get um rides to
certain places.
This can't be, you know, wherethe bus won't be willing to come
take me to the store for twodollars and fifty cents.
I mean, it's it's a big jump.
SPEAKER_17 (02:24:35):
Yeah.
Do you have someone in yourfamily that can help you with
all that?
SPEAKER_08 (02:24:41):
No.
Okay.
I have a dog who lives in NewYork, but she's not willing to
help me do anything.
She wanted the house, and I toldher I'd probably won't sell it.
SPEAKER_17 (02:24:50):
Yeah.
SPEAKER_08 (02:24:50):
You don't even ask
her a phone anymore.
SPEAKER_17 (02:24:54):
Well, what if we
helped you with a moving
company?
We put stuff in storage, wehelped you move to the new
place.
I mean, all of that stuff is forus is easy.
We do that every day.
SPEAKER_08 (02:25:04):
Yeah, well, I don't
put nothing in storage because I
don't I won't have money to buystorage.
SPEAKER_17 (02:25:08):
Yeah, I just mean, I
just mean whatever whatever
you're thinking is an obstacleright now, help me understand,
and then I can help you solvethose problems.
SPEAKER_08 (02:25:19):
I'm not really 100%
sure right this minute, sir.
I was just looking around today.
SPEAKER_17 (02:25:24):
Okay.
All right.
Well, my recommendation would beyou know, don't fill out forms
on the internet unless you'rereally serious about going
forward because guys like me aregonna call, they're gonna give
you a cash offer, they're gonnawant to sign an agreement,
they're gonna send people out, they're gonna start solving
problems because that's what wedo.
SPEAKER_08 (02:25:40):
Right.
All right, thank you.
SPEAKER_17 (02:25:44):
All right, good
luck.
SPEAKER_12 (02:25:51):
Aggressive Jerry
today.
SPEAKER_17 (02:25:53):
Yeah, that was a
little aggressive.
Jerry's appraisal service is atits finest.
SPEAKER_12 (02:25:58):
I mean, you didn't
say any lies.
Why are you saying you want tosell your house?
And then it's like, well, Idon't know, maybe, and I do want
to, but my life's not gonna.
I don't know.
Those calls are are tough.
I I saw Noel say, I gotta getbetter at these conversations.
(02:26:21):
There's no way to navigatesomebody as indecisive.
SPEAKER_15 (02:26:24):
Yeah, or yeah, other
than honestly, yeah.
SPEAKER_12 (02:26:30):
Nip it in the butt
at the beginning.
SPEAKER_17 (02:26:37):
Yeah, I think we
should tell indecisive sellers
um hey, I think you should paymy lead my lead fee for this
one.
Right.
SPEAKER_12 (02:26:47):
I'm gonna send you.
Honestly, you should say it.
This cost me$75 to have thisconversation.
SPEAKER_17 (02:26:53):
Yeah, I'm gonna send
you$75.
SPEAKER_12 (02:26:55):
Can you tell me
right now on recording that you
did not want you do not want tosell your house?
I can get my$75 back.
SPEAKER_17 (02:27:07):
I'm gonna Venmo you
$75 when we hang up, okay.
But you know what, guys, playthe long game.
These things come full circle.
Yeah, we contracted a deal thisweek and I went back and looked.
(02:27:28):
The original the original umintake was May, like May 12th or
something, and we just signed.
SPEAKER_24 (02:27:42):
Hello, we are not
available.
SPEAKER_17 (02:27:45):
If you're ready to
say, if you're ready to sell,
this conversation is free.
If you're not, it's$75.
How do you want to proceed?
SPEAKER_04 (02:27:54):
That's fine.
SPEAKER_17 (02:27:56):
You tell me.
And you know what?
I was giving her exactly whatshe said she wanted, and I was
being flexible with her movedate.
Like, I'm giving you everythingyou want.
Right.
You said you wanted 125.
(02:28:26):
My favorite is when they say,Well, the agent said I could
sell it for, and then they givesome ridiculous number.
SPEAKER_02 (02:28:40):
Your call has been
full.
SPEAKER_04 (02:28:42):
All right, Jerry.
Thirty-eight.
How do you pronounce the name?
SPEAKER_17 (02:29:01):
I mean, I I would
probably mispronounce it as
winker.
SPEAKER_12 (02:29:10):
I knew you I knew
it.
SPEAKER_17 (02:29:15):
All right.
What was that street we calledon?
Um, oh Dildo.
SPEAKER_16 (02:29:21):
Yes.
Dildo Boulevard.
Good old Dildo Boulevard.
SPEAKER_06 (02:29:34):
Please make your
message.
SPEAKER_04 (02:29:36):
Oh, I thought he was
answering.
Winker McDermott.
McDermott.
Hi, is uh Wacker there?
SPEAKER_12 (02:29:55):
Hung up on me.
It's W A K-U-R.
How do you say it?
Wacker.
SPEAKER_04 (02:30:10):
What do you think it
really is?
Wakur?
SPEAKER_12 (02:30:17):
I mean, I don't
know.
He sounded like it just an oldwhite guy.
I mean, I don't know that theyget named Wacker.
This looks African to me.
It looks like Wakanda.
SPEAKER_17 (02:30:30):
W A K U R.
But his last name's McDermott.
McDermott.
He's got a white last name and afunky first name.
SPEAKER_12 (02:30:40):
Like, should I call
him back?
Yeah, call him back.
Mr.
McDermott?
Yeah, there you go.
Maybe I messed up with the firstname.
SPEAKER_04 (02:30:56):
Is this Mr.
McDermott?
SPEAKER_12 (02:31:01):
Yes, can you hear
me?
I don't know.
Can you hear me?
He can't hear me.
Or at least he's acting like hecan't hear me.
What a winker.
SPEAKER_16 (02:31:21):
Do I call him for a
fourth time?
SPEAKER_17 (02:31:23):
Yeah.
Yeah, but I don't think he hungup because you called him a
whacker.
Yeah, so we're gonna go backwith it again, right?
SPEAKER_04 (02:31:30):
Yeah whacker.
Hey, is this whacker?
unknown (02:31:36):
Mr.
SPEAKER_04 (02:31:36):
McDermott felt too
serious.
SPEAKER_17 (02:31:41):
Danny says he's a
whack job.
SPEAKER_12 (02:31:43):
Hello, can you hear
me?
SPEAKER_17 (02:31:45):
Yeah, I can hear you
now.
SPEAKER_12 (02:31:46):
Oh, okay.
Sorry about that.
Well, one, I thought you hung upon me because I mispronounced
your first name.
So then I called you Mr.
McDermott on the second time, but then you hung up on me on
that one.
So, but at least you said youcouldn't hear me.
SPEAKER_11 (02:31:58):
Yeah, I don't know
what the hell's going on.
SPEAKER_12 (02:32:01):
How do you say your
first name?
SPEAKER_11 (02:32:02):
Walker.
SPEAKER_12 (02:32:03):
Walker.
Okay.
I well, I said I said Wacker, soI was like, I'm just gonna go
with the best thing I couldpossibly do.
But you had uh you had filledout a form on my website saying
that you need to sell uh yourproperty there on Ingham Street.
Yes, that's correct.
All right, how much you lookingto get for it?
SPEAKER_11 (02:32:23):
At least about 150,
175.
unknown (02:32:26):
Okay.
SPEAKER_12 (02:32:27):
Well, tell me a
little bit about what you got
going on.
SPEAKER_11 (02:32:30):
Uh honestly, I'm
just trying to get rid of it.
My wife passed away, and then Ijust want to get rid of the
house.
SPEAKER_04 (02:32:36):
Oh man, I'm sorry to
hear that.
Thanks.
Um, okay.
SPEAKER_12 (02:32:43):
Let me what's uh
what's kind of the ideal
timeline there with thatsituation?
SPEAKER_11 (02:32:54):
I didn't really know
timeline at all, honestly.
It's just whenever you know youcan, but as soon as as soon as
possible, honestly.
unknown (02:33:01):
Okay.
SPEAKER_12 (02:33:08):
And in regards to
the the 150, 175, what's the
what's kind of the significancebehind that?
SPEAKER_11 (02:33:18):
I see that the house
price release by 188, 190.
So I was thinking about run inthat area.
SPEAKER_12 (02:33:24):
Okay.
Does the property itself needany work done to it?
SPEAKER_04 (02:33:30):
Um honestly, it's
just like um like paint and a
little bit of flooring, that'spretty much it.
Okay.
Do you owe anything on it?
SPEAKER_11 (02:33:46):
Uh 118, I believe.
unknown (02:33:49):
Okay.
SPEAKER_11 (02:33:51):
And I have like
eighty nine thousand in that
screw.
SPEAKER_12 (02:34:02):
Uh for what?
SPEAKER_10 (02:34:04):
My my parents gave
me the house, so they left some
money in there.
SPEAKER_12 (02:34:08):
Oh wow, that's
crazy.
I thought you were saying for mytaxes or something.
SPEAKER_20 (02:34:14):
I'm like, no, no,
no, no, no.
SPEAKER_12 (02:34:15):
I'm like, bro, why
you got 89,000 tied up with an
escrow?
That's I understand now.
Okay.
So let's see.
So your parents gave you thehouse, you owe a little bit on
it.
When you say you saw that itappraised for that, are you
(02:34:36):
talking about like tax SS value?
SPEAKER_10 (02:34:39):
Uh that's what they
just showed on L.
And also on my rocket mortgage.
SPEAKER_12 (02:34:44):
Okay.
Um, some sort of way that we caninvest into it to make money.
(02:35:08):
So I'm sure that's what I'mtrying to do right now is try to
figure that out while alsotrying to understand the best
situation for you.
So uh in regards to like thatasking price, you're kind of
just basing off of what you sawonline, but is there a specific
(02:35:28):
dollar amount that you'relooking to like net in your
pocket from the cell?
SPEAKER_04 (02:35:35):
Not particularly
though, like this this was my
first house, and I'm pretty newto all of this.
Okay.
SPEAKER_12 (02:35:48):
How old are you, if
you don't mind me asking?
SPEAKER_05 (02:35:51):
Twenty.
SPEAKER_12 (02:35:53):
You say
twenty-eight?
SPEAKER_04 (02:35:55):
Yes.
SPEAKER_12 (02:36:06):
How long how long
have you owned the property?
When was the last time likefloors were replaced and
kitchens and bathrooms and stufflike that?
SPEAKER_10 (02:36:21):
Uh just my parents
pretty much had it.
SPEAKER_12 (02:36:26):
So like right at
that five, six year mark?
Or longer than that?
SPEAKER_11 (02:36:33):
Probably a little
bit longer than that.
SPEAKER_12 (02:36:35):
Okay.
Are you in a position where youcould uh look something up
online with me so I could kindof have you look at it and tell
me what your prop property lookslike in comparison to this?
SPEAKER_10 (02:36:51):
Uh right up sort of
like in the middle of there.
You think we cannot pick uptomorrow morning by chance?
SPEAKER_12 (02:36:56):
Um, yeah, I only
need like five or less minutes,
honestly.
It's not gonna take me thatlong.
I just I kind of needed just ageneral idea.
It's the property right next toyou, 1246 Ingham.
That property sold, and I'mcurious if you have seen the
pictures online and what yourproperty looks like in
(02:37:19):
comparison to it.
SPEAKER_10 (02:37:21):
1246.
Is that the one across thestreet from me?
SPEAKER_12 (02:37:26):
Yeah, probably.
It sold last September.
SPEAKER_10 (02:37:29):
Yeah, that's my
buddy.
That's my buddy Clayton's uhproperty.
He doesn't hear B and B there.
SPEAKER_12 (02:37:34):
Right.
How similar is your property tothat?
SPEAKER_10 (02:37:39):
Uh he has a way
bigger backyard, but it's sort
of similar.
SPEAKER_12 (02:37:42):
I'm talking about
the finishes on the inside, like
the wood floors and like theupdated picture.
SPEAKER_10 (02:37:50):
There's uh hardwood
floors in the dining room and
also a living room.
Uh kitchen, kitchen and umhallways pretty much tile
upstairs.
Um I'm still finishing theflooring out there.
It's one of those snappingfreaking up with the flooring.
SPEAKER_12 (02:38:13):
So your house would
need some love to it in
comparison to that one.
In comparison, yes, but not muchin order to try to get that like
(02:38:45):
to use that as like my comp likethat's what I would be going
after, I would need to to comedown lower on the price.
Um what did you say you owedagain?
113 or something?
SPEAKER_11 (02:39:05):
Uh like 115, 118
left on there.
Oh jeez.
SPEAKER_12 (02:39:19):
I need it pretty
close to that number.
I mean, I could probably put alittle bit in your pocket, but
not not a significant amountabove that.
Because if it's 250, and thenI'm gonna have to put somewhere
in the 45,000,$50,000 range toget it up to that level.
(02:39:42):
And then I'm gonna have holdingand closing costs.
SPEAKER_04 (02:39:46):
I mean, I would
probably be down in that 120,
125 range.
120 or 25 range?
Yeah.
SPEAKER_10 (02:39:59):
Uh uh let me talk
things over.
I I do like the sound of that.
Let me talk things over with myparents.
Okay, because that's who I talkto about everything.
SPEAKER_12 (02:40:09):
Um when would you
want me to follow up with you?
SPEAKER_10 (02:40:13):
Uh can you buy
transform with me?
Um, this is Thursday or anytime?
SPEAKER_12 (02:40:18):
Thursday or Friday,
well, about right time.
SPEAKER_10 (02:40:22):
Uh at least about
three, four o'clock in the
afternoon, if possible.
SPEAKER_12 (02:40:25):
All right.
Three to four.
We'll do three to four onThursday.
SPEAKER_10 (02:40:31):
All right, that's
gonna be great.
SPEAKER_12 (02:40:33):
All right, thank
you.
Have a good night.
Thank you, man.
Bye-bye.
What a what a unique call.
Starts off we're we're jokingabout his name, and then all of
a sudden he's 28 years old andlost his wife.
SPEAKER_04 (02:40:56):
And you know what's
weird about that one is he
didn't really want to talk aboutit.
Oh, I think you're you're muted.
SPEAKER_12 (02:41:11):
Yeah, he seemed
walled off for sure.
Yeah.
It's like, okay, well, I'm notgonna, I'm not gonna press here.
Uh the I knew the number wasn'tright, but I knew it wasn't too
far off because literally thehouse across the street sold for
250,000 and completely rehabbed.
(02:41:34):
So it's like, all right, well,we're 250, but we're gonna need
about 50 in rehab.
So, you know, we really needthat to be contract priced to
our buyer in the 125.
Maybe we do 130, but he oweslike in the 115, 113 range or
something like that.
So it's real tough.
(02:41:55):
But he also unlocks 80 somethingthousand dollars that he has in
escrow that his parents justgave him.
SPEAKER_17 (02:42:01):
Have you ever heard
of that before?
No, is there like does somethingneed met to get that, or what
did he say about that?
SPEAKER_12 (02:42:09):
I think he was
saying it it gets unlocked when
he sells the house.
Why though?
I I don't know.
I wasn't gonna pry that much,you know.
It's like, yeah, but anyways, great showing by property leads.
Uh, we came out crushing itthree for three.
(02:42:32):
Um, we end up there with twosent by Jerry, one signed by me,
and then we each have a coupleof awkward follow-ups.
SPEAKER_17 (02:42:45):
Um this was more
typical of what our lives are
like today.
Yeah, you know, three, fourcontracts in two hours, two and
a half hours.
Yeah.
That's what it looks like forus.
SPEAKER_12 (02:42:59):
Let me look at the
the amount of connections.
We had one, two, three, four, five, six, seven, eight.
Is that right?
Three, four, five, six, seven.
Yeah, so eight conversations, three, three signed con or three
contracts.
(02:43:20):
That's that's fantastic.
Like, how could you ask forbetter?
I know, and and the thing thateverybody needs to understand is
this is on first dials.
I mean, yeah, there's no this isno follow-up, right?
In in real business, like, we'regoing to hammer all these leads
and follow up and get more fromthese because there are
(02:43:41):
definitely uh contracts in theseother leads.
Well, some we didn't even getto, but other ones, I mean, the
full gut needs everything, foreclosure, full gut needs
everything, emergency reasons,cosmetic emergency reasons.
I mean, these are highlymotivated um sellers.
(02:44:01):
So yeah, I love it.
SPEAKER_17 (02:44:04):
Yeah, great show,
though.
SPEAKER_12 (02:44:06):
Yes, thank you to
property leads.
Um, great stuff, Jerry.
I appreciate you being on hereagain.
We run back next week.
SPEAKER_17 (02:44:15):
RJ, I was looking
since we started going
consistent doing this, not everysingle week, but pretty pretty
week, pretty much weekly.
This is our 13th like episode orwhatever.
I mean, we've done a bunch inthe past over the years, but
like right as 13 pretty goodsaved.
SPEAKER_12 (02:44:32):
So so about three
months now.
I think we missed like twoweeks.
There was the one week that youwere gone for Jamil's wedding,
and then I think you went toMontana, didn't you?
SPEAKER_17 (02:44:43):
After that, I think
I was traveling that exact day,
yeah.
Right after that, yeah.
But other than that, we've beenpretty consistent.
SPEAKER_12 (02:44:49):
Yeah, we've been
consistent with it, it's been
really good.
Uh, shout out to all of the leadproviders as well for being
willing to provide us with leadsevery single Tuesday.
We kind of got them on arotation right now, but I think
they enjoy you know, showcasingthe product.
Um, so really appreciate them.
Thank you to Danny for gettingthis set up every single week.
(02:45:11):
Um, Danny also made the uhthumbnail today as a joke, and I
ran with it on my channel.
So um, yes, Jerry and I looklike uh we're part of Top Gun
today on the thumbnail, soyou've got to love that.
Yeah, uh, but I hope you guysenjoyed it.
Uh love, love seeing thecomments from you guys talking
about how much you really enjoythis, how much it moves the
(02:45:31):
needle.
I saw a lot of people in thechat today talking about how
they've gotten their firstsigned contract, they've just
closed and funded their firstdeal.
Um, so that's amazing.
Uh, do you track funded dealfrom the lives?
Yeah, normally we we give likeupdates on it.
Like Jerry was talking aboutlast week.
He closed and bunded one.
Um, it was literally like closeand funding the day of the live.
(02:45:54):
So normally we give updates onthat.
I gave an update on my mycontracts from last week at the
beginning of the show.
SPEAKER_17 (02:46:01):
So we kind of give
those updates, but it's not like
we're and you know, RJ, I wantto do a shout out to Titanium
University because I mean thatis the ultimate wholesaling
community.
Um, I mean, they've they've justhelped me tremendously.
Like, literally, uh Beth, who Ididn't know only through TU, um,
(02:46:23):
is buying that deal in whereverthat East St.
Louis, Illinois.
And um, you know, Danny textedme her number, you introduced
her to me, and I met themthrough the community.
And so, like, so many deals aregetting done through the TU
community because it's it's aplatform where everybody's in
there helping each other, learning, growing, doing deals.
SPEAKER_12 (02:46:42):
So, guys, there was
another deal that you got in
Houston a long time ago thatlike Taylor Ford, we got him to
go out to the property like thenext day.
Um, I know that there was anthere's been multiple times that
we've gotten stuff in Ohio wherewhere Tyler hopped on and tried
to help you out.
SPEAKER_17 (02:47:01):
So Tyler's been a
huge resource, yeah.
So it's been awesome.
SPEAKER_12 (02:47:05):
Yeah, it is it's a
lot of fun when we're able to
kind of connect those dotsinside the community.
Um, I don't, Jerry, you don'tknow this story, but Danny
Herman, who now is the generalmanager for Titanium
Investments, my wholesaleoperation.
The first interaction that I hadwith him on the wholesaling side
was I went live with propertyleads all by myself, and I get a
(02:47:30):
lead in South Dakota, and I knewhe was from South Dakota and he
had family there.
And so I call him on the liveand I'm like, hey, can your
family go take a look?
He's like, Absolutely, this isright in their wheelhouse.
And how the whole thing wentdown.
I was like, This is my guy.
Like, I've got to have him.
And so I was like, Hey, if Ioffered you a job, would you be
(02:47:53):
interested?
And he's like, the answer isyes.
Like, I, you know, whateveryou're willing to offer me, the
answer is yes.
And uh, he's he's the one thatimmediately is on top of that.
He's already got the walkthroughon the signed contract today.
Um, so it is it's an honor to beable to be involved with all
these people across the world,um, and and see like the love
(02:48:15):
from everybody in the chattoday.
So, yes, shout out to the TU uhcommunity.
Appreciate each and every one ofthem showing up and supporting
us.
And Jerry, can't wait to hangout with you here in a couple
months in uh Fort Worth.
Yeah, me too.
Awesome.
All right, guys, make show ussome love.
Make sure you like the video, and uh, we will see you next
(02:48:37):
Tuesday.
See ya.
