I mean it tells you the sky isfalling but the real estate
market is still moving.
Is there some softening of it?
Yes, but guess what, it's stillmoving.
We're averaging some 126single-family homes a month
selling in Henderson County.
Transylvania County isaveraging some 30 homes a month

selling.
Buncombe County is averagingsome 200-plus homes a month
selling.
Again, it's all relative andwe'll dive into those numbers.

I can say that every time Ifind myself away from the Blue
Ridge Mountains and I return,it's just a wonderful sensation.
It feels like home.
You know, you see the mountains, you see the sky here, and it
just gives you a sense ofserenity, a sense of peace.
There's no other place I'drather be than here.

I totally agree.
I mean, the mountains arecalling, as the famous poet said
, but we've had the privilegeand opportunity to serve so many
people throughout the years.
I mean you and I.
The conversation we have withclients, I mean, and recently
and well, not just recently,this has been just the case I
mean we're working with localpeople that are, you know,

changing their life, in thesense of some people are
downsizing, some people areupsizing, and then you and I
have had the opportunity to helppeople relocating here from all
over the country.

Yeah, it's been an honor to be able to serve the
community in this way and, likeyou said, we have worked with
people that are looking atdownsizing there's so many
motivators, right but it's sointeresting because I've had the
opportunity to also work withpeople that, like you said,
they're relocatinginternationally right, they've
moved here from another country,they're looking for a home this
is they're going to be theirnew home for their family and

they're looking for guidance,they're looking for help, and
this is where I feel like I'mreally doing a great service to
the community because I'm, youknow, with the help of you, our
brokerage, and like everybodythat we partner with, we can put
these new clients in touch withprofessionals that can help
them make those big lifedecisions right.
We can help them get financing.

We can get them in touch withthe right people, the right
professionals that will helpthem zero in on the home that
they want for their family.

Well, and you mentioned that's a great segue I
mean the attorneys we work with.
The lenders we work with ourrelationships with surveyors,
appraisers, home inspectors,septic inspections, wells, I
mean you name it.
I mean our contractors we workwith.
I mean it's a collaboration andit's truly a team effort

ultimately to help our clientswith that decision.
Again, are they selling andthen buying, or then they're
buying and then selling?
I mean there's so many factorsthat go into play.

Speaker 2 (05:17):
Yeah, absolutely, and it really does give a whole new
meaning to the expression.
It takes a village rightBecause in this sense it's the
full sense of the expressionright.
It takes the entire village tomake this happen for somebody
and earning these clients' trustis paramount.
Reputation is everything withthese kinds of conversations and
to them to have found somebodylike us, who they feel like they

can trust and rely on, itreally means the world to me.
To have that feeling, you knowit's an honor.

Speaker 1 (05:44):
Well, you're right, feel like they can trust and
rely on, is.
It really means the world to meto have that, that feeling.
You know it's an honor, well,it's in your right.
The word of mouth and that, andwe're so grateful for our radio
show listeners that call in uh,for people that walk into the
office.
But I mean you specificallybecause of your incredible uh,
care and candor with yourclients.
I mean you specifically inaddition to our team.
But I I mean I can't I don'teven know if I can count how

many but clients of yours thathave had such a great experience
with you.
They then tell their otherclients and and you know it's,
it's, it's just wild to methey're like well, and this is a
real, real conversation Clientsare like well, we're already
working with somebody else.
Well, guess what, when thatcontract expires or has
terminated, for whatever reason,you've gotten that phone call

(06:27):
where they're like, hey, wecouldn't get the job done.
And they're like we'd like tohire you.

Speaker 2 (06:32):
Yeah, it's interesting that you say that I
have run into that situation acouple of times and I feel
really proud and happy to saythat I was able to make it
happen for them.
Proud and happy to say that Iwas able to make it happen for
them.
You know, like they struggledto have success elsewhere and
they came to us and said, well,look, this is where we've failed
, right, this is where we feellike we don't have a choice or

(06:53):
like maybe we don't know whatchoices we have.
Can you help us, can you justguide us to our home?
And we did it and I'm reallyproud of us as a brokerage
because we made people veryhappy with that.

Speaker 1 (07:04):
Well, and you've done it on more than one occasion,
you're being very humble, but Imean it's amazing.
Again, that's a true testamentto, again, our repeat, our
referral clients.
I mean, that's where ourbusiness has been built on the
referrals and, again, takingcare of our clients.
And in some cases we'veactually gone through the entire

(07:27):
process with a buyer or aseller and we provide them with
the information, the clarity andguess what?
In some cases it's in theirbest interest that they don't
buy or sell.
And those clients have ended upbeing some of our biggest
advocates.
They're like you guys wentthrough that entire process with
us and we ended up not evenbuying something, but you didn't

(07:49):
.
I mean, we offered them thefull support and clarity and
information and guidance and wewalked through the whole process
and then again in the end theysaid if they hadn't had that
experience, they wouldn't haveknown that they needed and
wanted to stay where they were.
And again that happens andthat's so funny.
Some of our biggest advocatesare people that ended up
deciding to stay where they'reat and they've told you and I
and they're like listen, if weever do sell, we're going to
come back to you guys, but it'sjust they made those decisions.

(08:11):
You and I also find youmentioned catalysts for reasons
why people are buying or selling, and let's dive into that
conversation because everybodythey're like oh, again the news
is like, well, no one's buyinghouses because of the interest
rates or no one's buying housesbecause how expensive homes are.
That's not true.
I mean, we've actually had morehomes sell year to date in

(08:34):
Henderson County, just by alittle bit than we did the
previous time period last year.
But you and I hear aboutpeople's life stories and
there's catalysts for peoplethat are going to buy or sell,
no matter what the economy is,no matter what the interest
rates are.
It's just life happens.

Speaker 2 (08:50):
Well, yeah, and I love that you're talking about
that because it's 100% true,right?
I think it's very easy to feela little gloomy or downtrodden
when we see what some of thethings we see in the news that
essentially it's all gloom anddoom about real estate.
But the truth is that realestate is life driven.
Life happens.

(09:11):
People's lives evolve.
They have families, they getpets, they find a need to travel
to a different state.
There's an infinite number ofmotivators, sometimes even
within town.
There's an infinite number ofmotivators, sometimes even
within town.
You know like they want to becloser to like the Acosta Trail,
or they want to be closer tolike more convenient amenities,
or they want to step away fromthe busyness and go to like Crab

(09:31):
Creek and find a more secludedprivate place.
And if you look at the stats,right, like you said, we have
the most number of homes listedthat we've seen in a while, but
oh sorry, the most number ofhomes transactions that have
happened monthly in a while.
But was, oh sorry, the mostnumber of homes transactions
that have happened monthly in awhile.
But also the number of listedhomes we have right now is
probably the highest we've seenin quite some time too right In
a few years.

Speaker 1 (09:52):
I mean, yeah, I mean we have in the 500s right now,
but it is relative to what itwas we had.
I mean we have about a four anda half month supply.

Speaker 2 (09:59):
Yeah.

Speaker 1 (09:59):
And for context, for our listeners.
I mean, I got my license in2005, and in the previous peak
of the market, it's so funny tolook back on and then again talk
about the sky falling, whichpeople were like, oh, in 2011,
when, I mean, prices were down.
But the thing to put things inthe context, we had in some
cases, a two-year supply ofinventory.

Speaker 3 (10:23):
Oh, wow.

Speaker 1 (10:23):
I mean, and in some of the higher price points is a
three-year supply of inventory.
Oh wow, I mean, and some of thehigher price points is a
three-year supply.
I mean like talk about abuyer's market.

Speaker 2 (10:31):
Yeah.

Speaker 1 (10:31):
And we're talking right now.
We have a four-and-a-half-monthsupply.
Again, it's all relative andagain, the market's always
cyclical.
But back to your point aboutlife is happening, therefore
real estate's happening, and thechoices.
Back to your point about lifeis happening, therefore real
estate's happening, and thechoices.
The interesting thing is themarket's the market, the
interest rates are the interestrates, and so, okay, the silver
lining for buyers right now isyou have more options and we are

(10:57):
seeing sellers come off alittle bit on their prices.
In most cases, it's not themultiple offer scenario where
buyers were having to come in$20,000, $30,000, $40,000,
$50,000 over, and so pick yourpoison.
Do you want to pay $50,000 overasking price and have a lower
interest rate, or do you want tohave more negotiating room?

(11:18):
And yeah, you're paying ahigher interest rate.
But again, it just is what itis.

Speaker 2 (11:24):
Yeah, and that's a very good market shift that
you're talking about there,because we are starting to see a
change in that.
It's becoming a much morefavorable market for buyers, and
I know that everybody lovestalking about it in terms of
like is it a buyer's market, isit a seller's market?
I always feel like it's a veryreductionist way to look at

(11:50):
things because it doesn't reallyspeak about the nuances in the
middle.
Right, there's so muchhappening in between the terms
buyer's market, seller's market,but the truth of the matter is
like buyers have more optionsnow, and that's a good thing.
You know that's a good thingfor the market.

Speaker 1 (11:58):
It is.
And when you say nuances,you're right.
Specific neighborhoods,specific homes, with the
upgrades or the, you know it'snot this one size fits all for
the market and that's where Imean you and I and facilitate
and our team facilitates arespecific to your home and in the

(12:28):
path you, in, the clarity youprovide for sellers is like it's
going to be.
It's not just a phone call.
I mean, and typically we'redoing a two-step approach on
that.

Speaker 2 (12:37):
Yes, correct, yeah, and it really is.
I know it's kind of a cliche tosay like these conversations
are tailored to a client or acustomer, right, but these
meetings, these two-step listingappointments, it's essentially
what they are, right, we'retrying to figure out what is the
best possible scenario andstrategy for this specific home.

(12:58):
What are the seller's goals,what do they want out of this,
what do they need out of it andhow do we facilitate that so
that they they're whole whenthis transaction is done?
You know, and that's whatthey're coming to us, because
they they need that expertiseand that guidance from us well,
it's and it's a bigger picture.

Speaker 1 (13:15):
And sometimes when we're working with our clients,
of course a lot of them it'stheir primary home and so that
you know we talk about thebigger picture, there there's
tax implications.
There's whether you're payingcapital gains or not on your
sale of your primary home.
Maybe it's an investmentproperty you're working with.
Also, I know, ari, we havegiven you the king of the land

(13:41):
title in our team.
I mean the amount of land, rawland, that you're working with,
in addition to all the housesyou're selling, I mean, but
you've had an opportunity towork with and you have some
upcoming lands.
You know that's.
You know you work with landwhich is a unique animal too.

Speaker 2 (13:59):
Yeah, you know, I really like working with land.
My asthma doesn't like it, butI love being out there stomping
out on the woods.
It's a really unique experience, man, because being out one it
gives me an opportunity to beout in nature and I get to have
wonderful conversations withthese clients and they allow me
to preview their land and it'salmost like for work.

(14:20):
I'm hiking and enjoying allthese beautiful views for work.

I'm hiking and enjoying all these beautiful
views and enjoying.
We've gone through the woods,I've gone with you on some of
these appointments.

Speaker 2 (14:31):
But the land here is so beautiful, we're so rich in
land and there's just so muchopen space that our community
here has so much to offer inthat area.
And I think it's wonderful thata lot of people have decided to
open up their land property forothers to build their homes,
for their families to live thereand develop their lives there.

(14:51):
And so, yeah, I mean I've donea number of land deals.
I enjoy them a lot, I thinkthey're fantastic and they're
one of the more interestingdeals too, because there's so
many more variables to considerthan you would with a
residential transaction.
So it just keeps it.
You know, it really spicesthings up.
It keeps it super interesting.

Speaker 1 (15:11):
Oh, it's super.
Again, it's a different skillset than just houses.
I mean, whether we're talkingabout a half acre that we're
selling or whether we're talkingabout 50 acres again, you've
been working through all typesof scenarios of land.
Each land comes with its ownunique set of variables.
And back to your point.
It's usually a life-drivenevent.
By the owners it's like, hey,maybe we want to reallocate our

(15:36):
investment in this land intosomething else?
Maybe you want to.
You know again, there's so manyreasons why people are buying
and selling, whether it's theirhome, personal home, whether
it's a rental property, aninvestment property, whether
it's a commercial property,whether it's a raw land.
I mean, there's so manyvariables and I will say I love
real estate, for because of therelationships and the helping

(15:59):
and the advocating and it'ssuper challenging and it keeps
you on your toes.

Speaker 2 (16:06):
It's not easy.
I will say it's definitely noteasy.
It takes some seriousstrategizing.
It takes some seriousdedication to make these land
deals happen, because there's alot of interests on both sides
from the seller and the buyer.
There's a lot of fiduciary dutythat goes into helping buyers
and both sellers get these landdeals to get to the closing

(16:26):
table.
I think buyers need a lot ofhelp finding the confidence and
the information that's reallygoing to let them identify
whether they're looking at theprime piece of land that they
want, and a lot of times they'relost.
You know they come with a dreamand we see this all the time.
Right, people move to themountains saying this is my

(16:47):
dream, I want to buy land, Iwant to live off the land, I
want to build, I want a mountainview.

Speaker 1 (16:51):
I want the view, I want the creek.
Yeah, I want the log cabincreek.

Speaker 2 (16:54):
Yeah, I want the log cabin.

Speaker 1 (16:55):
And I always tell them, you know like, hey, it's
out there, we have to, we'regoing to have to turn some
stones to find it, uh, and whenyou know, but we'll find it and
you have and you do, and againthat's part of the the that's
another part of the dynamicwhich is so, again, it's.
It's, it's hard, it'schallenging, it's, it's
rewarding.
I mean, when I know you foundthose perfect properties for
people, and again, and then yougo under contract, then it's all

(17:19):
the things that happen withthat too.
Here's a quick just.
I want to give a quick snapshotabout the real estate market.
In the last seven days inHenderson County single-family
homes 45 new listings.
Now, this is a trend that'sbeen happening.
Price reductions 69 pricereductions in the last seven

(17:39):
days.
There's also been 38 excuse me,35 homes go under contract in
the last seven days and thenthere's been 38 homes closed.
Isn't that interesting?
Uh, 38, 35 homes under contractin the last seven days, 38
homes closed, 45 new listings.
Again, the market there's only585 active single-family homes

(18:04):
in the market.
There's been 1,512 sold in thelast 12 months.
That's 126 a month.
On average.
The average price is $537.
Again, just a snapshot.
But every county you know thisis, I'm going to put you on the
spot.
You want to get, you want toguess what the average price in
Transylvania County is.

Speaker 2 (18:21):
Transylvania.

Speaker 1 (18:23):
Yeah, I mean, this is where Brevard is.
This is a bit of a trivia.
I told you Henderson County is$537 right now, yeah Well this
might surprise you what theaverage price in Transylvania
County.

Speaker 2 (18:34):
Let's guesstimate $570.

Speaker 1 (18:37):
Okay, so that's a good guess You're over $100,000
off.

Speaker 2 (18:43):
Oh, my God.

Speaker 1 (18:43):
It's over.
$700,000 is the average$700,000?
Yeah, I know I was shocked too.
I've got to be honest.

Speaker 2 (18:50):
What on earth and?

Speaker 1 (18:52):
they don't have as many.
They only have some 200available homes available on the
market in Transylvania County.
They've had over 20 homes inthe $2 million range sell in the
last 12 months but they'reaveraging only some 30-some
homes a month selling inTransylvania County.
It's so interesting to me.
And then you look in Henderson.

(19:12):
County our average price is$537,000.
And also Buncombe County'saverage price is in the mid-6s.
But I've got to be honest, wework all of Western North
Carolina.
But I was pulling the numbersrecently and I was like, oh my
goodness, because I think to behonest, the last time I looked
it was in the high 6s.

(19:35):
But it had gone up into the 7s.
But again, every county isdifferent, every neighborhood is
different, all the differentareas that we work in, and
that's where we take a specificapproach to each person's
property, their land, their home, the situation, and again
that's where we take a veryspecific approach to the nuances
of your property.

(19:55):
So again, sorry to put you onthe spot there, but I was like,
wasn't that wild?

That's a very surprising piece of data.

Isn't it Again, again ?
So the market's the market, theinterest rates are the interest
rates, and so we're so grateful.

Yes, that's a very good distinction to make.
You look at it and it doesn'tlook like the traditional image
people have in their minds of acondo.
That looks like an apartmentcomplex with multi-level
buildings.
It's not like that at all.

It has a garage it has a garage.

It has a giant yard next to it.
Um, it has a little gate thatlets you go to the back
neighborhood and, like, there'swonderful homes back there that
you can walk around and, like,in the evening, everybody's
walking their dogs out there.
It's a really charming, likereally cute place to be in
hendersonville.
Um, again, like downtown iswalkable from there.
Um, and I just want to give thesellers credit for this, though

, because, like they really wentabove and beyond to renovate
this tastefully Like, everythingin this condo has been redone
New appliances, new carpet, newflooring new paint new bathroom
counters and there's continuityof style and design throughout.

When people hear about thesethings, they think, oh, that's a
bygone thing from the past,that doesn't happen anymore, but
it's happening here you know,in this community and this
neighborhood is amazing becauseit's surrounded by neighborhood,
by nature.
This home is like a really goodmix of privacy, charm,
convenience.
It's got two full kitchens.
It's got two full kitchens.

It is set up for a multi-generational home living
setup.

You can have your families over for the holidays.
You can kick them downstairswhen you're tired of them or you
