Memorial Day weekend, I would like to first start off
with Memorial Day because you know, so often people forget
about what is Memorial Day and they think it's something
that we've had around forever in a day, and it's
really not Memorial Day. Yes, they started doing something back

in the Civil War days. It was called Decoration Day,
and that was when flowers were placed on the graves
of the fallen soldiers and stuff. That began back in
eighteen sixty eight at Arlington National Cemetery. What a lot
of people don't realize is it really wasn't until nineteen

seventy one that Congress officially designated it as a federal holiday,
calling it Memorial Day. Now. The thing is a lot
of times people will think soldiers and veterans that they
see for Memorial Day, and that's not what Memorial Day

(04:10):
is about. Memorial Day is to honor the fallen soldiers,
those soldiers who gave their life for our country. And
so rather than thanking the vets and everybody, really what
it's about is take a moment to honor the dead,

say a prayer for them and their families, because this
is something that's been going on since our country was formed,
and honestly, it's not something that's going to go away.
As long as we want to stay a free nation,
there will be wars to fight. So that's honor the

dead with Memorial Day. With that being said, if you

Hey, Jim? How you doing? I got a question about
uh attic ventilation?

Okay?

UH have a set house is about seventeen fifty square foot. Uh.
He used to have rigims on it. We did a
remodel a few years back. And I mean I used
to have gable vented so I'm sorry. Okay, did a
remodel a few years back, and now it has ridge
of its and uh smart Saudi soft face and the

soft it is all the soft it is ventilated.

Okay.

Speaker 7 (05:59):
Uh, but it seemed like the addicts a whole lot
hotter than it used to be because gable events really move,
you know, air really blew through there a lot. Yeah,
So is it okay to use some kind of addict
metilations with the ridge vent?

Speaker 2 (06:15):
No? And the reason for it?

Speaker 4 (06:20):
Yeah.

Speaker 2 (06:20):
The reason for it is the air will move path
of least resistance. So if you put any type of
fan up there that starts drawing air out of the attic,
it's going to be closest to the ridge vence, that's
going to be path of lease resistance. So it's really
not going to be moving the air from the softa

(06:42):
fence up. I will tell you that the ridge vents
are traditionally the best way to do your ventilation. Uh.
So the first thing I would check would be that
the opening is there that should be there. Every once
in a while, some some roofer will screw up and

(07:04):
not cut the hole big enough, or not cut the
hole at all. He just puts the darn vent up there,
and and it's doing absolutely nothing when if they didn't
cut the opening at the top.

Speaker 7 (07:18):
It's got it's probably got about three inch opening on
each side of the ridge. Okay, in the ridgements that
I think what might be happening is, uh, several years
ago we got in the attic and they live blew

(07:39):
it in.

Speaker 2 (07:44):
And honestly, if you can fan in that's not that
would not fix that problem either, So I would recommend it. Yeah,
you're gonna have to send somebody up there with like
a leaf brake to pull some of that insulation back
so that the air is able to move from the
soft it up.

Speaker 7 (08:05):
I guess if I guess another option is I wanted
to to put put gable vents back in.

Speaker 2 (08:12):
You could, but even with gable vents, the ridge vents help. Now,
I tell you what, there is an easier way to
clear if that's blown in insulation is to take take
a leaf blower, you know, like we use for blowing
off the driveway and stuff. And sure and just go
along your your soft events and blow up into it

(08:34):
that that uh, blown in insulation is light enough, it'll
blow up out of the way.

Well, I'll think I'll think I'll try that before we try.

To say else, save yourself some money.

was one other thing I wanted to make sure we
talked about today, because you know, with this ber Memorial Day,
people traditionally look at this as the beginning of summer.
And uh, it's the time of year where people start
going on vacation. And I get this question every year.

(09:36):
This one came from David, and he says, water shut
off during extended travel. I will be away from home
for two weeks. Should I shut water off to my house?
If yes, what do I do with the water heater?

Speaker 7 (09:50):
I e.

Speaker 2 (09:50):
Vacation mode or off or turn down temperature if it matters.
I did repipe to pecks about three years ago. Well,
here's the deal. If you're going on vacation for an
extended period of time, shut the water off to the house. Now,
I will tell you that the city's water valve does

(10:11):
not always shut off completely, but it's usually just a
drip or trickle that comes through. So if you do
have a valve where the water goes into the house,
shut that off as well. And it's not that big
a deal to turn the water back on when you
get home. So if you're going to be gone for

(10:34):
you know, I don't do it myself when I'm leaving
for just a weekend or something like that. But if
you're gonna be gone a week or two weeks or more,
shut it down. Don't take the chances. As far as
the water heater, look, a water heater amounts to twenty
percent of your energy bills. Now, if it's electric, it's

(10:54):
twenty percent. If you have if it's gas and electric
combination type house, well then you add the two together
and you'll find that it's about twenty percent. So yes,
you want to shut it off when you're gone. Now,
if it's electric, just go to the breaker box, shut
the water heater breaker off, and you're done it. Once

(11:17):
you come home, you turn the water back on. It
doesn't take long to have hot water to take a
shower and everything. If it's gas, go to where the
valve is on the water heater. There'll be a red knob.
You can turn it to that vacation mode or turn
it way down. You can turn it off if you want.
If you still have a pilot light, don't turn the

(11:38):
pilot light off. If Most of the newer ones though,
are electronic ignition, so that's not an issue. But yeah,
let's shut that stuff down so it's not using a
lot of energy. If you have a tankless water heater,
you don't have to do anything because that one is
only on if you're running water, and so if you're

(12:01):
not running water, you got zero reason to have to
mess with it. So hopefully that'll help you out with it.
And look, go have the vacation, shut that water off,
and don't have to worry about it. We're gonna take

Uh.

Look, I know the weather's bad out there, and this weather, well,
this roofing question kind of plays into what the weather's
doing today. So William out of Deer Park says, I
remember you advertising a company that would install a metal
roof directly over the asphalt roof a while back. Do

(16:50):
you still support and where can I get in touch? Thanks? Well,
the only roofing company I've ever talked about is Guardian
roof Systems, and you can get in touch with them

And probably what you heard us talking about was the

fact that yes, you can go over shingles with a
metal roof. Now, I always recommend take the old roof
off and here's why. When you go over an existing roof,
you got another layer going through to get down to

(17:31):
a good solid surface the plywood typically, and when we
get storms that come in with a lot of wind, well,
if it gets up underneath that metal, it's going to
have space between the metal and those shingles. Granted it's
just a little space because the shingles are not nice
and flat and flush, and once that wind gets underneath there,

(17:55):
it can start peeling the roof up. That becomes an issue.
For a more durable solid roof, you're always better off
to go down to the original decking and not have
to worry about the wind getting underneath it. In our
area here, I love these fortified roofs that they're doing. Now,

(18:21):
that's where the plywood is attached more securely. The joints
on the plywood are taped up with a ceilant. The
felt paper goes down, it's secured more than traditionally, and
then your roof goes on top of that. Whether it's
a shingle roof a metal roof, it doesn't matter. That

(18:44):
secured down better as well. And then so if something
does start peeling off, you've got the next layer of security,
which is a felt and if that comes off, you've
got the joints on the plywood that are secured. And
what this does is it keeps water from going into

(19:04):
the home. That's what destroys everything is moisture getting in.
That kills your insulation, it kills the sheet rock, it
gets down and ruins your floors, ruins your furniture. You
just don't want that, and so that's what these fortified
roofs do. But as far as a metal shingle, a
metal roof going over asphalt shingles, you absolutely can do it.

(19:29):
I just don't recommend it. The other thing to keep
in mind, as asphalt shingles age, they do deteriorate, they
dry out, they start to curl up. That can become
an issue underneath a metal roof as well. And that's
whether you're putting on one that's a sheet metal up there,

(19:49):
or you're putting on one that looks like an asphalt shingle.
So it's really not a matter of can you do it, it's
a matter of should you do it. Hopefully that'll help
you out with it. But again just give Guardian Roof

you can reinsulate your home in Like in my house

built in seventy three, I had R eleven in the walls,
and to retrofit it with foam. It just made a
huge difference. I don't feel the air drafts anymore. I
killed a lot of the noise from outside, and my
R value went up enough you actually see a pretty
good drop in your energy bills. I mean, it's a

great way to do it. And I didn't have to
tear any walls out to do it.

And that's that's where we are.

We are specialists in that as trying to save people money,
not just by a large city bill, but you know,
we're remodelings. If they're trying to tear the walls down,
they're they're putting a big chunk of money just to
chair the walls and then resheet all kids. You know,
when we come out here, when we come out there
and reinsulate it, usually a house, a normal average house,

will take us a day to finish doing the insulation itself.

Now your house.

Being seventy three, uh, you know, like, I'm glad you
had insulation because usually houses before built before nineteen eighties
they have no insulation whatsoever.

Uh So when we go out there and then our insulation,
it will actually be.

Speaker 9 (25:30):
Five are The R value is five point one per inch.
So let's say in your case, let's say if you
have a two bout six or two by four. If
you have two bout six, simple math if Yeah, if
it's a two bout six, it's simple math R thirty.
If it's a two by four, it's our twenty. Now
that's a significant difference, yep, going from our eleven to

R thirty r R twenty.

Speaker 2 (25:53):
Yeah. And in the reduction of the noise and the
ceiling of the air gaps, I mean, all of that
adds up to just a no brainer to get this done.

Speaker 9 (26:05):
Oh definitely. The thing is, like, what is sound. Sound
is the vibration when.

Speaker 5 (26:11):
You have hollow walls or there's a.

Speaker 9 (26:14):
Gap between you know, like the insulation and the sheep
rock and whatnot. And it will it will transfer through
with our insulation, with the injection foam. It goes in
and it solidifies and it prevents from like it prevents
from the noise from coming in.

Speaker 2 (26:31):
Right yeah. Well yeah, and like I said, being a
no brainer. You know, my son lives down the street
from me, and he liked what happened with my house
so well. He had his done as well. And where
really made a difference on his house was he had
one side that had no trees and stuff, and it
was the west side. The sun would bake that side

(26:53):
of the house. They struggled to keep the bedrooms at
a reasonable temperature during the day, and this cleared that
problem them up.

Oh yeah, Uh.

Speaker 9 (27:03):
The thing is like with the with the injection film.
It like right now the climate is changing a lot,
and you know it. Well, one day it's cold, one
day is hot, and then you can feel the cold
coming through the walls or the sometimes you feel the
breeze coming through. When you do the insulation and the
air seals it, you won't feel that. You don't feel

(27:27):
the draft coming through.

Uh.

The same thing with the within the summer, you know
you're losing energy, You're losing your A C. That's how
your AC is running all the time, which turns into
high electric electricity as and whenever.

You we put that on there, it will it will.

It will maintain the temperature inside the inside your home.

Speaker 5 (27:50):
Kind of like the I cooler. Yeah, you know, kind
of like the cooler.

Well, if somebody needs to get their home insulate, and
we're talking the walls now, and you don't want to
tear out all the sheet rock and you don't want

they actually do all the finished work, putting the glass
in and the trimwork and all that stuff in their shop.

I'm doing wonderful. I appreciate you tying in and taking
that call with me there, because I mean, that was
totally coincidental. She had sent me an email about thirty
minutes ago, and I knew I was going to be
having you on, so I was going to use her
email to ask you a question, but she happened to

(35:09):
call in and that worked out great.

Speaker 5 (35:11):
It worked out perfectly.

Speaker 2 (35:14):
So new homes, I mean, yes they can. You can
obviously run the pipes and have it ready to install.
But you can retrofit a home with the water software
and filtration systems and such as well.

Speaker 5 (35:30):
Yeah you can. And I get that question all the time.
Some people wait too long, and they wait till after
the house and was built and they want to ask
if they can put in the garage, and sometimes there
has to be an outside installed. But if you catch
it early and you can do it before you can
get in the garage.

Speaker 2 (35:48):
Now, we just had on the TV show a segment
that aired at two o'clock showing totally by coincidence showing
the installation on a new construction and h they it
looks so simple. I mean, with it pre h I'm

(36:10):
not going to say pre wired, pre plumbed.

Speaker 7 (36:13):
That way it was.

Speaker 5 (36:13):
So that was the perfect example of.

Speaker 2 (36:15):
The yeah yeah, And would it taken an hour and
a half to hook a system up then.

Speaker 5 (36:22):
Yeah, well in that instance it did, but normally about
an hour an hour and a half. I mean, the
biggest thing is you want to make sure that primer
and the glue is a will to have a good
time to set right before you do the installs and
stuff like that. So that's the biggest pulled up on
a lot of those jobs.

Speaker 2 (36:41):
You know, the part that I think, uh, I think
most people realize they need something, what they don't realize
is what they need. So how do you help them
make that decision?

Speaker 5 (36:54):
Well, for instance, the thing that just called in, she
says she was on city water. City water's totally different
than dealing with private wells, and it all comes down
to going out to the property and doing the water test.
You know, we can get made all day what you
might need, but you really don't know until you get

(37:15):
the water test and exactly within your water.

Speaker 2 (37:21):
And then everything is just designed around what the water
test showed.

Speaker 7 (37:26):
Yep, yes, sir.

Speaker 5 (37:27):
Water test water results will let us know what's in
your water and what we're trying to get rid of.
And it also depends on what customer's goals are at
that time too.

Speaker 2 (37:38):
What would be some difference in goals.

Speaker 5 (37:41):
Some people don't mind chlorine in the water. Some people
just want to remove hardness, some people want to remove both.
People want to have better drinking water at all fauses,
some people want to have better water at just one faucet.
So every situation is different, but most right now, everyone's
trying to do is get rid of the tory at
the calcium magines out of the water right now.

Yep, yep, yeah. I hate the chlorine and water. It
just it's like drinking from a swimming pool. Yeah. Yeah,
So if somebody needs to have their water tested and

Foundation watering system as described in your online video. I've
discovered they have a leaking anti siphon valve. I need
to replace it. But I have also found out that
they are not rated for constant pressure, which is what
you would have to have to leave the system in place.
Do you have any recommendation for the situation. Well, the

anti siphon should not be an issue because it goes
on after the timer, and what that means is it's
not pressured all the time. So you put your time,
you put your WYS on, you put your timer on
one of the whys, then you can have your anti siphon,
uh and all the stuff on after it. But because

of the timer turning on and off, the water flow,
you're you're protecting that anti siphon from backing up into
the house. And really that's what it's about. So if
yours is leaking, just go get another one. They're not
that expensive. You can find a brass one. They work great,
but the plastic ones will get the job done as well.

recommend to take the pool out, and here's why. It
has value to your home, and realistically, the cost of
removing the swimming pool is often right in line with

the cost to redo it and get it back up
to good working order. The issue with removing is a
lot of cities have changed codes. It used to be
you'd go punch a hole in the bottom, fill it
with dirt, and you were done. That's in most cases
not the case anymore. Some cities want all the concrete removed,

others just want the top three feet Now. Some of
them will let you dump it in the bottom of
the pool, but in any case, it has become very
expensive getting rid of swimming so I typically recommend redo
it and hire a service to keep it clean. If

going to jump into an interview that I had with
Justin from Citadel. We're going to start by visiting with
Justin from Citadel Security Services and Justin, how are you

How about yourself, Well, I'm doing great. I didn't have
anybody break in last night.

Speaker 4 (50:34):
Well you know, that's always a good day to start.
Good way to start the day. Anyways.

Speaker 2 (50:40):
Uh, and I guess I'm gonna let me start with
a story here first. Now, I've known Justin actually for
a long time because he worked at another company that
I have done business with for decades at this point.
And uh, then he went off and has started his
own business a few years ago. And about well, last

(51:07):
week one day, it's been about a week and a
half ago, I guess, yes, my alarm system went off
at the office. Police were dispatched, I being a good text,
and I grabbed a gun and headed to the office myself,
and we ended up running some thieves off. And we

(51:28):
know we ran them off, and it was the police
who did it, not me because they beat me there, obviously,
But they had stuff out of one of my trailers
that we used for your thing. They had tools already
taken out, and when they took off, they ended up
leaving the tools behind. So that was a good thing.
Problem is, I had no notification that there was an

(51:53):
issue until these guys had already rummaged through everything and
they happened to go into a building. Now that that
set off the alarm, and even at that it was delayed.
So I was pretty upset with an old alarm system.
So I called Justin. Well, actually I didn't call Justin.

(52:13):
I called Citadel and asked about getting some help on something,
and they recognized the name, and Justin called me back
and has hooked me up with some trailers while we're
going to put in a new security system. But Justin,
I got to tell you that those portable trailers you
got out there right now, My god, those cameras are good.

Speaker 5 (52:36):
I appreciate that.

Speaker 4 (52:38):
Yeah, we uh, obviously, you know, we rolled a few
trailers out there that way.

Speaker 5 (52:42):
You had some coverage in.

Speaker 4 (52:43):
The during while we designed the new system. Right, but
we came out and we took a look, of course,
and you know, I found a few different things that
we can definitely improve on.

Speaker 6 (52:54):
Uh.

Speaker 4 (52:54):
So we have three different systems right now. Right, we
have our burglar system that most homes and businesses have.
We have your camera system, and then we had some
monitored image sensors that are just taking pictures and sending
them to the monitoring company. The problem is all of
those guys are working independently. They're not talking to one another,

(53:15):
that nothing is being proactively monitored or deterring them before
they get in. Police were called once they were in
the property, right, So what we're trying, what we're going
to design is a system that everything talks together. The
goal is to deter them before they even enter the property.

(53:35):
We're going to be monitoring the fence lines doing active
deterrence talk down. So when person is detected near the
fence line or near the property boundary, we're going to
have some loudspeakers come down and say you're in a
restricted area, you need to leave. Law enforcement will be notified.

Speaker 2 (53:52):
Can you say if you need to leave immediately or
the fifty cows going to blow your head off.

Speaker 4 (53:58):
We can definitely upload custom audio. We should definitely be
selective in what we choose, of course, yes, but but yeah, absolutely.
And to your statement about you didn't get an alert
until you know the cops called you and after they
broke and breached into the facility, right, that's gonna change.

(54:19):
So you'll get an alert once they're near the fence line.
The monitoring company will get an alert and then we'll
have a live person. It's gonna connect into the cameras
and see what's going on to the dispatched law enforcement.

Speaker 2 (54:34):
And in case anybody can't tell, I hate a thief.
They work hard enough, Why in God's name can't they
get a regular job and earn money a legal way.
They break into stuff, they steal things, they get pennies
for it, and there they had to work all night
to do that stuff, where they could have had a

(54:54):
regular job and earned a lot more money. But that's
that's a different story. So what you're going to help
me with then is to keep that from having to
be a worry any longer. And I mean the systems
you were talking about to follow the fence lines and
different things like that. It's just going to be an
amazing way to watch everything. And I'm getting the quality

(55:17):
of the stuff your camp work is. I've got some
that we're doing at the office right now, and while
I've been sitting here doing the show, I'm able to
look and see how they're progressing with that project. And
one of the things I found extremely cool that I

(55:38):
by accident, because I've not seen video before that I
was able to zoom into and the quality didn't dissipate.
It was amazing.

Speaker 4 (55:49):
Yeah, yes, yeah, So that's called as a you know,
digital zoom. So basically we're we're taking an image that's
watching a big area and we're able to zoom into
it and get some more detail. Right. And I know
those concrete guys are probably hating it over there because
the speaker's going off and it's saying, hey, you're trashpassion
when they're in particular areas, but they know they're being watched.

Speaker 2 (56:17):
Yeah, yeah, there's not a lot of question if they're
being watched at this point.

Speaker 5 (56:23):
Right, yep, exactly.

Speaker 4 (56:25):
And really one of the neat things that we have
about the trailers is it's a way for you, you
guys or whoever right to see what the systems are
capable of before you put your dollar behind it. Right.
It gives you an opportunity to see what they're doing,
how we do things before you take the investment, because
I mean, well, let's face it, Jim, right, security systems

(56:46):
aren't cheap, right not, but we want them to do
what they're supposed to do in the events something happens, exactly,
So making sure that you get the quality, you get
the system that you need, and if you get an
opportunity to play with it ahead of time, makes the
decision a lot easier.

Speaker 2 (57:06):
Well. And honestly, the thing I like about what you're
putting together for me, it's not retro. In other words,
it's not just tell me, hey, somebody broke in and
took your stuff. This is proactive, stopping them before they
ever come in.

Speaker 4 (57:24):
Well, and on top of that, and that's one of
the biggest differentiators, right between a proactive system versus a
reactive system. Your traditional systems, they're reactive, it's after the
door has been broken, it's after they're in the building. Proactive,
it's before they get into the fence line.

Speaker 5 (57:40):
Right.

Speaker 4 (57:40):
But on top of that, because there's that layer of
AI that's in there, we're able to do license plate
detection recognition, so we can build a list of what
vehicles are supposed to be in and out of there.

Speaker 5 (57:52):
Do we have speeding forklifts? You know in the yard?

Speaker 4 (57:57):
Is there a truck that's sitting idle in a particular
area for two long and the list goes on and on.
But this is how we can create alerts from the
system to benefit the business and more than just trespassers, right.

Speaker 2 (58:11):
Well, And and that license plate thing I mean of
embellish or on the story here a little bit, because
we had a truck that pulled in our yard that
day and my guys saw them sitting out there and
wondered who it was, why they were there, And as
my guys tried tried to approach them, they took off

(58:33):
out of our fenced yard. They had no business being
there to begin with. Now, if we'd have had your
system at that time and captured that license plate, the
police would have had somebody to go talk to.

Speaker 5 (58:48):
At a minimum, right, yeah, exactly.

Speaker 4 (58:50):
And so what and how we're able to do that
is not from just license plates, but from acted not
active returns, but.

Speaker 5 (58:58):
PTZ so pan tilt doom.

Speaker 4 (59:00):
So we don't need a camera watching the gate all
day every day and that's all it does. We want
it to be able to do other things, right, right,
So what we can do is set up a camera
that when motion is detected by your gate or a gate,
it spins around, zooms in and follows that vehicle through
the property or the person through the property, so that

now your camera is watching more than just one particular area.
It's following the emotion activity within the thebility.

is at. And I will give the Pasadena Police Department
all the kudos. Those guys when they're called, they are
on it on a dime. I mean they're fast to
get to the scene. In some other cities it can

take twenty minutes plus. And if you don't have a
good system that's proactive, your whole place can be cleaned
out before they ever get there. And so it's one
of the reasons I'm really liking the system that we're
talking about putting in.

Yeah. Absolutely, and it's really excuse it's one of the
major differentiators right again, with most systems being reactive. Proactive
is the way of the future and prevents things before
they occur. That's the whole point, right, you get notified,
we prevent it from happening. If we're lucky, we're able

to grab enough video to be able to prosecute the thieves.
It's a win win for everybody. Maybe not them, but
definitely for us.

make sure to touch on is we are not an

your system is different than the one that we installed
two weeks ago, which is different from the one we
installed two months ago. Right, It's all based upon that
customer's need. We have some folks that are looking to
do PPE detection, you know, so personal protective equipment, so hard.

Hats, gloves, things like that. Weapons.

If you think, like for churches, our houses of worship
and schools and things of that nature, being able to
detect if a weapon has been drawn or is in
the vicinity, it really changes the way how the security
systems and camera systems work and helps to take the
worry out of the security protocol for every different facility overall.

we're doing at my place, a place of business of residents,

Hey, welcome back to Texas Home Improvement. Seven one three,
two one two five eight seven four Again, any home
improvement question you have seven one three two one two
five eight seven four, and I'll see what I can
do to help you out here on Texas Home Improvement.
And let's see, we'll jump into an email question here.

(01:11:20):
Got to get down to this. Here we go. So
Frank sends in a email by the POxy floors and
someone to finish out some tongue and groove wood flooring.
So I think we're talking two different things here, because

(01:11:41):
you typically aren't going to use an epoxy floor on
top of wood floors. And the main reason you won't, uh,
especially if it's a block and base or peer and
beam home, you get moisture that will try to come
up from underneath, and the epoxy will seal everything so

(01:12:03):
no air can get through, which means the air conditioning
system cannot dry the wood. This is what's causing a
lot of issues with a lot of floors. The polyurethane
that we put on them. It puts a solid coat
over the top. You got moisture underneath from the crawl space.
You've got floors that literally sometimes are one hundred years old,

(01:12:25):
never had any issue with them, and now all of
a sudden we're having problems. Well, when you put that
epoxy coating over the top, or polyurethane or whatever's going
to seal it and seal all the joints in everything.
Air conditioning is no longer dehumidifying it. Now you'll say, well,

(01:12:49):
one hundred years ago it wasn't being dehumidified anyways. No,
it wasn't, but the whole thing was breathing. Now, what
we're doing is trapping the moisture underneath. So the humidity
level goes up in the crawl space and it starts
to cause the wood to cup and deteriorate. So you've

(01:13:10):
got to kind of look at what you're doing. And
I'm not saying you cannot seal these floors, but if
you're going to seal them, you've got to make sure
you've got proper ventilation underneath the home, and that in
a lot of cases will be at the very minimum fans,
which they have fans that are specifically designed to move

(01:13:31):
air out and they can come on when this humidity
levels hit a certain point. That may include encapsulating the
underneath the crawl space so that the dirt is no
longer visible when you go underneath. And why is that
a big deal. Well, the humidity levels, the moisture comes

(01:13:52):
up through the soil and we're going to have a
lot of this. Now. We have been in a drought
since basically twenty twenty one. It has been dry. We
are now in a wet cycle. Al Nino is coming back. Uh,
they're even talking super al Ninio now. They keep saying
it's going to be delayed till probably fall or winter.

(01:14:12):
But nonetheless we're seeing the effects already. And that's going
to add more moisture underneath stuff. And so we're going
to start seeing a lot of changes. If you built
a house from twenty twenty one till now, the soils
were dry, you're going to start seeing as the soils
take on moisture, edges are going to start coming up.

(01:14:35):
The middle is going to be down. This is one
of the reasons I tell you water, water, water the foundation.
You've got to keep the soil moisture content. Even well,
it's impossible to keep it dry all the time. And
now we're going to have where the soils were dry
and they're taken on moisture, they're going to swell so

(01:14:58):
and I'll give you an example. I didn't on my
house in Pasadena one time, and I had a tree
back there trees take tremendous moisture out of the soils,
and I didn't have time to wait a couple of
years for it to equalize after taking the tree out,
so I took and drilled holes in the ground. I

(01:15:19):
stuck some soaker hose type hoses down in it to
rapidly hydrate the soils, and I did this for a
few months before building. The soils will only absorb about
an eighth of an inch of water an hour these
black gumbo clay soils. Well, by injecting that moisture and
swelling that soil, I was able to put the addition on.

(01:15:41):
Then I was able to put a watering system around
to maintain that moisture level. I even put tile over
the joint between the addition and the original house and
never had it crack. It can be done, but it's
going outside the normal building techniques, and so you just

(01:16:07):
got to look, Okay, what's causing the problem. Well, one
of the things I had to do was tie the
old foundation in the new foundation together better. A lot
of times contractors will just pour the concrete up against it.
Sometimes they don't even put a beam. It won't work.
What I did was I dug down along the existing beam,

(01:16:28):
and then I dug back up underneath the existing beam
about six inches. I drilled holes into the existing beam,
a poxied rebar in there in criss crossing directions, one up,
one down, one up, one down. Then I was able
to pour the concrete that tied these two foundations together.

(01:16:50):
When I poured the new concrete, it basically was like
putting a cup around the existing beam and hide everything
together where I was able to put the tile over
that joint. So can it be done? Absolutely? Anyways, Uh,

(01:17:16):
if you're looking at doing any ceilings on wood floors,
you gotta deal with whatever moisture is underneath there, especially
on these older homes. It really makes a huge difference
on these older homes. So with that being said, you

(01:17:37):

You know, one of the things I just had recently
done to the house was I had southern front doors
come out and put a new door on, and it

(01:18:00):
is gorgeous. Now. I went with a wooden door that
they finished in their shop. It's got the glass with
like the teardrops on it so you can't see through it.
And then over the glass it has some wrought iron
with the Texas Star on it. Beautiful. I love it.

(01:18:20):
And you can take a look at doors like that

through and look at all the different options that you
have on the doors. Whether you want a wooden door
like I went with, an iron door, a fiberglass door,

it doesn't matter. They've got the doors that you're looking

seven four. So I got this email from Victor and
he says, looking for window replacements, window replacement would prefer
to get three quotes and references from other folks outside

(01:23:04):
Better Business Bureau. Okay, but here's a question I have
for you. Why do you want three quotes? And I
asked this on a lot of things because people tend
to do this. I want three quotes and I want references,
and you know I want all this information. If you're

(01:23:30):
getting three quotes. Normally, that means you're looking for the
cheapest guy you can get, and all the other information
becomes null and void, doesn't it. Now, I'm not going
to disagree with you wanting information outside the Better Business Bureau,
and I use the Better Business Bureau for information. But

(01:23:54):
I'm also, because I'm a contractor who is in the
Better Business Bureau, understand how it works. You can have
the worst company in the world, and as long as
they're answering their complaints, they can remain on the list
of the Better Business Bureau. Now good bad are indifferent

(01:24:17):
that that's just the way it operates. And and let
me tell you that's not the local chapter's decision. That's
the national chain of the Better Business Bureau. And you
know that's that's just the way they they operate. And
I find that almost insulting. And here's why. If you've

(01:24:41):
got a company that does I'm just going to use
round numbers, one million dollars a year and they work
on fifty customers. Again, I'm just using round numbers. You
got another company that does twenty million dollars a year
and they're working on a thousand customers, which one's likely

(01:25:05):
to have complaints and so that's where that comes from.
Where as long as they answer the complaints, but it
does need to be looked at. What kind of complaints
are we getting and if it becomes a rude team thing, hey,
it needs to be addressed. And the unfortunate thing is
they don't go far enough in that. But I'm going

(01:25:25):
back to the three quotes. When you are looking for
a contractor to do work around your home, you have
got to look at more than just the quote. You
can get a quote from a contractor who's only been
in business for two years, doesn't have an office, so

(01:25:46):
no overheads, maybe doesn't even have insurance. That is far
less than the guy who's been in business for twenty
five years, has an office, carries insurance and all that stuff.
You can't compare the quotes. So what do you need
to do well when you are looking at hiring a contractor,

(01:26:08):
look at their experience. How long have they been in
business under that name? And I'm very particular on that
because I hear a lot of ads in In fact, I
know of one company that advertises that he's got literally
he says twenty five years of experience. Well, I happen

(01:26:29):
to know he's he's operated under three different names for
that twenty five years. That doesn't work. You're looking for
somebody who's been in business a long time, and yes,
get that customer referral list. But when you call them,
do you think they're going to say, oh, yeah, they
do horrible work. No, that's not what they're going to say.

(01:26:51):
They're oh, yeah, they did great job, that the project
came out perfect. So you got to dig a little
deeper and start asking the questions, well, were they there
every day that they were supposed to be things like that,
because what you're looking for is were they trying to
run fifteen jobs and only had people enough for eight
so they were hopscotching from job to job. You don't

(01:27:14):
want that contractor, but you do want the guy who
does great work, stands behind their job, check with their suppliers,
are they paying their bills, things like that. Then you've
got a contractor you know you can trust, and yes,
you will probably spend a little bit more with them

(01:27:35):
if you get them. But you know what, when it's done,
you're not having to hire somebody else come in and
fix what they screwed up. And that's what typically happens
when you hire the cheapest guy you can get, you're
gonna have issues to deal with it. In the long run,
it ends up costing you the same. Anyways, my two
