Well, what I'm calling in about today is to take
advantage of your fifty nine dollars AC checkup.

Okay, well let me go over that with you. Then
for the fifty nine dollars, and I'll be honest with you.
I mean, everybody knows you can't come out for fifty
nine dollars and do all this stuff it's a lost leader.
But we're gonna come out and take the outside unit apart,
clean all the coils, clean the dirt and debris out

from on the base of it and everything. Check the capacitors,
get everything back up to snuff. We're going to go
inside and pull the blower wheel. Clean all that, make
sure there's no oil leaks, get all the dust off
because that thing is running year round, and you know
it takes a while. I mean a lot of times

people think you're gonna get your system tuned up in
twenty thirty minutes. No, this takes us a couple hours
to do it right. It's fifty nine dollars. It's only

the ceiling in the bathroom above the shower. It's it's
not a shower, it's a bath with a shower. Does
I'm going to drop the whole ceiling down and replace it.

rock or what's up there on the ceiling. I haven't
cut into it yet.

It's a hall bath for us. We've got a two
bath house. And basically what I want to do is
pull that ceiling down and I'm going to replace it.
I just didn't know if it's if it's du rock
or if it's just regar ol sheet rock.

Yeah, no, it's just just a green rock. Am moisture
resistant sheet rock is all.

find an ac contractor that I'm happy with. I just
it's so hard to find an ac contractor that the
texts are not on commission, or that they're just trying
to make money. So but I know for a fact,

I've got a clog in my uh in my drain
pin because I can see it coming through the overfall
on the side of the house.

once we got it cleaned out, we do have a

considering buying a refurbished nineteen fifteen built peer and beam house.

What would be the concerns with this property versus slab construction.
It's had foundation issues that have been addressed, but during
the walkthrough, a few sheet rock cracks evident. What type
of overall inspection would you recommend and do you have
any preferred contractors? Well, obviously the preferred contractor is going

(10:41):
to be DUS Foundation Repair. But here's the thing. If
you're buying a home built in the early nineteen hundreds,
it's gonna move, You're gonna get cracks periodically. It does
take a little bit of of adjustments usually every it's

(11:03):
not unusual to have to do a little bit of
adjustment every five to seven years. And it's much less
expensive to repair on a block and base home like
this than it is on a concrete slab. Everything is accessible,

(11:25):
so there are some differences and benefits. So here's the
big difference is newer construction is going back to the
peer and being block and base houses, and the main
reason they're doing that is it gets them up off
the flood waters elevation wise, and so the cost of

(11:47):
getting it elevated is much less. And now with the
floodplains and stuff, they're not allowed to bring dirt in
and raise the lot, so they raise the foundations. This way.
It is less expensive to repair, but you do end
up doing it periodically. If you keep it adjusted, keep
the soil moisture constant around the structure, you're typically doing

just fine. I had I personally would have zero problem
buying an old home like this, So hopefully that.

Well, my problem is a well. It was built probably
in the early nineteen sixties and it's got a big
holding tank and it services two houses. Okay, we recently
had a deep of you know, dive into the quality
of the water. So so send a s apple to

A and M and they came back and said that
it had this, this, and this, and remember Selenium was
one of them. But they also said the water should
not be consumed, that it was you know, bad for
your help, and they said plants and animals. So we're
thinking about what we can do to put it on

both houses at least actually a whole house. So if
we have a garden, we can water the garden with
you know water that's not fat that our garden when
we tried to have just failed and it did not
do anything at all. Someone had said a whole house
osmosis reverse osposis would be the answer. Do you agree

with that? And how big of it or is there
any particular criteria for having something like that?

Well, there's a lot in what you just said. I mean,
there are filtration systems and stuff to take out a
lot of chemicals. Now, whether they take out that particular
one you mentioned, To be honest with you, I'm not
one hundred percent sure. But if you'll call the folks

on a regular basis and they would be able to

answer all these questions for you. As far as what
type of filtration system the reverse osmosis. I know they
do all these things, but I'm not versed well enough
with the filtration stuff to know what chemicals they can

but I had other minerals and stuff right, But they
did definitely recommend not drinking it or water or you know,

mean that can be extremely harmful. And be honest with you,
a lot of people think just because they have well water,
they got great water. It hasn't gone through the city
stuff and all that. It does not mean you have
great water. It needs to be tested and verified and

Hey, Jim called you actually two three years ago about
a fletch plate on an expansion on a house, and
I've actually called about the same house again. So okay,
the foundation question, and we had.

Speaker 7 (24:43):
Oh I can't do foundation questions. I don't know anything
about foundation repair.

Speaker 14 (24:48):
I figured as much. We uh So we bought the house.
The house was moved to the property in nineteen ninety six,
put on a foundation of wall up here and beam
and and it's a thirty two by sixty shotgun house, right,
one of those old longhouse styles. And the center beams

(25:12):
are every eight feet. So the foundation wall was originally
a concrete block, and after what thirty plus years, the
foundation wall has separated from the dirt. So essentially the
whole house now sitting on the main beams and not
the foundation wall. Does that makes sense?

Speaker 7 (25:35):
Not really?

Speaker 14 (25:36):
Oh so the foundation wall around the edge of the house, right.

Speaker 7 (25:41):
Yeah, so the dirt You got a gap between the
dirt and the wall now.

Speaker 14 (25:46):
Yes, sir, yep, But the house doesn't settle. The interior
columns every four feet keep the house up. So the
question I have for you is it an issue?

Speaker 7 (25:58):
It is? I mean, it's not that the outside wall
perimeter beam is not sitting on dirt still. But what
that's telling me is that the soil is dried out
and it's shrinking. As it shrinks, it pulls away. Now, yes, sir,
the deeper down that dryness goes, the more likely you
are you're gonna have some settlement that's going to have

(26:20):
to be addressed. But if you'll put soker hoses around
that and start watering, you're going to see that that
gap between the soil and that block wall there is
going to start closing up. That means moisture is getting
back into the soil, it's expanding, and it'll help stabilize it.

Speaker 14 (26:39):
So that gap is somewhere between six and twelve inches
in some places.

Speaker 2 (26:43):
I measured it twelve inch.

Speaker 14 (26:45):
A product maybe like a spray foam. I was watching
some of the videos about how they raised the garages
up and the driveways up. Can you add a product
in there?

Speaker 7 (26:54):
I would not recommend doing that until after you've watered
at least six months every day. Oh okay, be and
here's why you put that product in there. And we
get into a rainy season. Now you got a wedge
and As that soil expands, it'll push things into directions

(27:14):
you don't want it going.

Speaker 14 (27:17):
Ah, yes, I see what you're saying, because it will
swell at some point.

Speaker 2 (27:21):
Yep, yep.

Speaker 14 (27:24):
Okay, So start the soaker host process every day, really
get a wet get that clay going.

Yep. And when I tell people, is water it twice
a day, fifteen minutes each time, and over over time
you'll see that that will start closing up those gaps.

Okay, awesome, yep, I'll start doing that in six months.

start watering. We are in a drought. We are already behind.
You know. Typically I tell you water year round because
in the winter months you're playing catch up and getting
ready for next summer. This winter we've had very little rain.
We've been going backwards, and if we get into a
dry summer as well, it's gonna be Katie bar the doors.

Things are going to move fast. And drastically, So get
the soaker hoses out, start watering. If you don't want
to do it yourself, and set it up, call due West.
We have a professional drip irrigation system that we can
install that you know, meets all the licensing requirements for
irrigators and everything. And yes, we have people on staff

to do that. So but don't let it go. I'm
telling you it's going to be a problem for a

I have a one uh one room in my house office.

We had a water leakage.

We fixed the water leakage, and when we was a
water leakage, we removed some of the insulations of the
attic and uh, it's.

Been six months, it's completely dry.

I was wondering is it okay to spray foam the
bottom of part instead of a ceiling that normally people
do it? Can you instead of putting the insulation? Can
you put those memory or some sort of foam ceilant.

Speaker 7 (29:48):
You can, But what kind of installation do you have
up there?

Speaker 11 (29:52):
Now we had the regular typical insallation, the Art thirteen thing,
but you know, because it was wet, we removed it completely,
So there's nothing.

Speaker 7 (29:59):
There right now, right, But that's just above the one room,
right or did you remove it from the poladdic?

No, no, just the one room and that room is
in a corner, so it's kind of only from the
other area in the house, so that room is completely separate.
So it's just thinking that if we see better, you know,
insulation to have a spade spray phone.

Speaker 7 (30:20):
Yeah, I mean you can put a spray phone. I
don't recommend it because our thirteen is our thirteen. R
forty nine is our forty nine, and the spray foam
is a lot more expensive than going back with a
fiberglass bat type insulation for the same energy efficiency, So
there's there's not a reason to spend the extra money.

So what the what the what do you recommend still

either take my little plane or I ride Von Lane
bus a lot. If you've never used that bus going
back and forth between Houston and Dallas and San Antonio

and Austin and all these places, you got to take
a look at it, and it's almost as fast as flying,
especially with the lines they're having nowadays. But regardless, the
bus was completely full because of the lines at TSA.
And I don't understand. I think there's got to be
something more going on to this TSA stuff than what

we are being told. And I'm and I know this
is non political show, and I don't think what I'm
saying is a political thing. But somebody has to explain
to me why we can't think outside the box a
little bit on these TSA employees. It would seem to
me it'd be so simple to every month or every

other week or twice a month, whatever it is, rather
than them going without a paycheck, some other organization lends
them the money because we all know once they secure
the budget, these guys are going to get paid their
back pay. But we can't expect them to keep working
with no money coming in, because how many of us

could afford to take a month or two months or
three months without having a check come in. Now, when
a disaster happens, we got the SBA out there loaning
money to everybody, We got FEMA out there loaning money
to everybody. Why can't they step in and lend the
money with an agreement that when they get that bulk

check it comes back in. Or why can't the airlines
get together and start funding the TSA stuff instead of
it being the government's responsibility. Somebody ought to be able
to step in and do this. To me, it looks
like it's so simple. I just don't follow why there

is such an issue. But I think somebody's just not
trying to get this cleared up. They're using it as
a political pawn that isn't doing anyone any good. I mean,
even the tourist areas and stuff you would think would
be willing to help to make this better. And ultimately,

I mean even the military could come in and help.
Granted they're not trained to be looking at those security
machines and all that stuff, but they darn sure could
be checking IDs and scanning, you know, putting it on
that little computer that tells them if it's real or not.
That's not taking a whole lot of skill in that level.

counters there and stuff. So there are ways that this
should be able to be cleaned up instead of having
three and four hour lines. Anyways, that's just my two

and not not all over.

a stain uh to be used on a wood cabinet
for the kitchen, okay, and I'm just wondering the stain
is at ass drying water based. I don't know which

is what's stained to use, so I'm going to ask
for advice and then compare it with It's a superior
color control on the stain rise one hour and one
coat coverage, easy water cleanup. Yeah, now ready seal, because
we already put it outside for the fence, but I

know this cabinet is going inside in the kitchen so.

A lot of people think that you can't use Ready
Seal on cabinets and stuff inside, but you absolutely can.

if you want to put a finished clearcoat on top
of it, you know, so you have a shine or something,
I would not use the Ready seal then. But if
all you want to do is put a protectant on

that cabinet, Ready seal is perfect.

No, it's oil based.

Yeah, that damn Ready seal is oil based yep. And
that needs it to be more protective and of things,
uh like dirt, food foiling on it and all that.

Now, could you help me compare wood stain if you
put it on the cabinet. I mean, I've dealt with
h I mean water. Let's see, fast running water based.
I'm sorry. That seems like it's not much of a protectant,
is it.

Speaker 7 (54:22):
Well, it's not made to be a protectant. That's made
to stain the wood and then you put a clear
coat finish over it. And that's the reading. I was
being specific on that when I was talking about it,
because Ready steel, if you tried to put a regular
water based clearcoat over it. It's going to peel off
because Ready Seal is oil.

Based, so you're you're recommending an oil based for the cabinet.
I am for the protection. Yes, and Ready Seal is great.

Yeah, oh yeah, it works wonderfully.

hallway and one. To find out what are the best
type of insulation in the doors and the cost effectiveness.
I looked up home people and they got so many

different kinds of seems like doors near that.

So you are you wanting them for insulation or.

For sound sound sound insulation?

There you go. Okay. They actually make doors interior doors
specifically for sound deadening. They're usually used in commercial app implications.
But to give you an idea, they're usually going to
be a lot heavier. They're solid type doors rather than
the hollow core that most interior doors and residential are

made of and so I mean that's what you're going
to be looking for.

Speaker 5 (56:22):
Well, the next question that is, what about they call them? Uh, well,
they've got installation inside the outer outer part of the doors,
the venetar in other words, some kind of uh looks
like cardboard or something like that. Inside the doors are
insulating material.

Speaker 7 (56:43):
Yeah, are you talking about the corrugated stuff yeah, uh
huh yeah, that's usually in there just to make the
door stiffer, so that, you know, because the door panel
itself is usually know eighth inch or so thick, and
if you'd push on it, it'd be very flexible. So
they put that cardboard in there to where when you

push the door has no flexibility. It just makes it
more rigid. But that's not going to kill the sound.

So are you recommending solid wood doors? Throughout?

Speaker 7 (57:18):
Solid wood doors would be very good for sound?

Yes, any other options.

Doors that are filled with foam?

I've got a quick question about some hvacs about a
new property about nine months ago. Both of the units
that were installed were carriers. They are much louder than
I was accustomed to. The installer that the builder used
came out and told me that they put on soft starts.
I have had it confirmed that they've fell on hard starts,

which I know that needs to be addressed. Not great
for the compressors on a new unit. But that being said,
my question is this, I had two trains at my
old house and these two carrier units. Are they ever
going to be as quiet as a normal unit? What
if the normal operating decibel range be And have you

(58:55):
had any experience with the insulation that goes over those
compressors and try to dampen the noise because these things
sound like like there's a generator running outside.

Yes, no, maybe, And sometimes let's take get one question
at a time. Uh, are they ever going to be
as quiet? Probably not because if they're if they're all,
are they single speed or variable?

Speaker 2 (59:23):
They're single?

Yeah, And so what you're hearing is what you're hearing.
Now there is on carrier units the ability to move
some jumpers the wiring around a little bit and slow
the fan motor down, which will make it quieter, but
it's it's going to be limited on how how much

slower it can be. And you know how quiet it
would be. You know, it's so And is the motor
what you're hearing or is it the wind blowing that
you're hearing?

Speaker 2 (59:57):
It's the motor that I'm hearing.

Speaker 7 (59:58):
Okay, So yeah, that that's going to be one thing.
What were your other questions on it?

Speaker 2 (01:00:08):
I guess the other questions were have you had will
a soft start dampen the noise substantially or is that
just you know, throwing band aids at a much larger
issue that's not going.

I don't think the soft start is going to do
anything for the sound. The soft the soft start traditionally
just helps the system to start up, especially if you
got a generator. Uh So, now it's not going to
do anything on the noise.

Okay. So I've also seen like, you know, sound dampening
material that you can put over the outside unit. I
mean it doesn't go over the entire unit. You take
it apart. You put it over the compressor and the
section in the middle, and that is supposed to offer
some sound dampening as well.

Have you had any Is that where you're hearing the
noises on the outside unit not inside the house?

darn thing's a freight train.

bedroom town home. About six months ago, the boys were
up on the roof and I have some wires I
don't know why, but they're right near that are loose

around my AC. But it's never caused a problem. And
all of a sudden, the AC went freezing. I usually

summer and it's comfortable for me, so it was freezing.

what you call it. They read it like on the
underbelly of the AC which is in my vanity area,
and then they read it with a three different of

also said he, I have a hole in the AC
probably the coils. Does that sound? And I just want

darn thing's not shutting off. It's staying cold. It's not
able to go on and off at like the seventy

Right, And it's a new thermostat and it works fine.
It works fine for the heat. And there's also the
blower works too. But when they tested the A state,
it only reads sixty two or sixty four and it's
freezing in here.

Yeah, I mean it's because the thermostat's not wired properly.
The thermostat is not what wired up properly. Oh really,
it's turning the air on and leaving it on. I'm
surprised that the system's not free on you. But it's
going to be a minor fix more than likely. It's

just when they wired that thermostat in they got one
of the wires off. So the heating system is working fine,
the blower motors working fine, but the one is tooking
up the AC portion to go on and off isn't
wired properly and that's why it's not shutting down like
it should.

Speaker 9 (01:13:27):
Well, when I first had this problem, it was another thermostat.
It was the same problem. It wouldn't and then it
wouldn't get any higher than sixty two or sixty four.
So they brought me another thermostat. You took it right
out of the box and put it right on the wall.

But if the same guy's doing it, and he's following
the wires of the way it was hooked up before,
if the original one was wrong, so is this one?

Speaker 9 (01:13:51):
Oh so it's not, So what would I I fee?
I'll be talking to the district manager on Monday, and
I just wanted to sound like I knew what I
was talking about. So it's not wired up.

That's what it sounds like to me. It's just it's
just you know, apartment complexes typically have their own people
doing the work, and they are not they are not
licensed h va C text typically. Yeah, their their knowledge
is very limited, and this is gonna be one of

two things. It's either miss wired, which I think that's
what it's going to be, or.

Sensor isn't working properly, But then the heating system wouldn't
be working properly as well. So that's why I'm thinking.
There's there's multiple wires that go out and different wires
are used, whether it's gas heat or electric heat, whether
it's a heat pump versus a standard system. And if

they missed and hooked one of the wrong wires up, yes,
everything seems like it's gonna work just fine, but it doesn't,
and so it needs somebody who's got a skill set
that these guys probably just don't have.

The heat works fine now, but that doesn't matter, right Nope, Okay,
so I'll tell them that the thermostat has been miswired
and he has none. And they're really nice guys, they're
really nice. May I ask one other, quick quick question? Sure, okay,

don't like him for uh unclogging a pipe, but for
what you've got going on, they will typically down through
and help clean it out and get rid of the

but it'll buy you some time.

We're talking about building a new house and the builder
we're talking to really like spray pome insulation. I don't
have a lot of experience with it. I think I
would prefer traditional fiberglass insulation. But I'm just curious about
your thoughts around that.

Speaker 7 (01:18:12):
I love spray foam insulation in the walls, but in
my attic, I want fiberglass insulation or some breathable type
of insulation like that, mostly because you know, whether it's
fiberglass or foam, R thirty nine is our thirty nine
inch for inch, foam insulation has the highest R value available,

(01:18:35):
and in the walls you got limited space, so it
makes sense to use the foam, and it seals all
the air gaps. You know, it does all the stuff
that you want it to do. But when you totally
encapsulate a house, now you're dependent on the HVAC system
to bring in fresh air from outside, and there's a
little motor that has to come on that draws the

(01:18:57):
air and stuff that opens up a flapper, and anytime
there's a mechanical issue, the house can start sweating inside.
It gets molds and mildews.

Uh.

And it's not any more energy efficient than if you
had put fiberglass in the attic.

Okay, And talking to the builder or he was advocating
the spray phone on this in the on the ceiling

Yeah, and your AC system is going to be in
this cool space, so it's going to work more energy efficiently.
He's full of full of it. It's it doesn't work
that way.

Oh okay, So you recommend spray foam on the walls,
the exterior walls and the bad insulation in the.

Ceiling, correct, Okay, all right, thank you.

You bet, you take care, right, And that's not to
mention the fact that some of the insurance companies are
not wanting to insure these homes anymore that are fully encapsulated.
They don't want the insulation on the roof deck because
if there's a roof leak, it gets in that foam.
It holds against the wood. A lot of wood rot

very expensive, and when they do inspections on homes later,
they can't see that, and so some of them are
starting to eliminate that from the insurance policies. Anyways, you

a mobile home that is thirty by seventy five foot long, okay,
caught underneath the cross space. I set my infrared level
up and I measured from my level line to the
bottom of my eye. Being on one corner of it,

I had a six and a half. The short leg
I had five and a half, and on both long
legs I had four and three quarters. My questions are,
nothing is absolute, So what is permissible or what is
acceptable levelness over a seventy five foot span? And because

of the first six and a half indication and the
rest were lower. Have you ever heard of a foundation uphn.

Yes, Yeah, foundation can definitely heave, especially if there's a
water leak of some kind or drip, something dripping things
like that, a tree dies, it absolutely can come up.
Now those are the readings you're getting underneath. Do you

feel that much slope inside?

No, but I experienced a crack in my sheet rock, okay,
and it runs the short length of the trailer, you know, Yeah, uncharacteristically,
that's I wouldn't expect that I would have went the
link wise of it.

Well, any area can move, and especially if it's heave,
it's normally isolated and so that tends to cause odd
type cracks. So yeah, my recommendation would be you get
somebody who does a mobile home moving and they can
come out and level it real cheap and have it
done for you. Otherwise, set jacks and use either a

what's called a compu level, and that's an electronic device.
If you want to make one yourself, you can use
what's called the wall water level, which is a tube
with water in it and you can measure the high
and lows, and you you monitor the inside for doing
the leveling, not the underside, because that structure underneath has
give to it and you may not get the right

(01:27:17):
readings from underneath that you would get from the top.

Well, I figured that I being don't bend and that
you know, it's going to give me a more better
reading off the bottom.

Of that I beam than I would between the.

be done. Sure, over a seventy five foot span, a
half an inch is acceptable. I mean when your level

Nope, absolutely not. They weren't built zero to begin with.
And typically one percent is what's acceptable.

very refutable company out of Tomball, Texas. Okay that uh anyhow,
you probably know who it is. And uh my house
was built in nineteen ninety and they did the good
garage today but once and I knew that it was here.

But it's when they take the siding off or on
the on the dwelling the house itself. It has a
foam backing that's attacked.

That it was glued.

Speaker 15 (01:32:13):
I guess had a glued side that attaches to the siding,
and so all you have is the two before and insulation.

Speaker 2 (01:32:22):
Yep.

And so I'm just talking to the installers right now
and they're saying, well, we can either just put the
wrap up and put the hardy plank or we're going to.

Speaker 2 (01:32:33):
Have to put plywood.

Speaker 15 (01:32:35):
My question to you is what good is plywood going
to do?

Speaker 7 (01:32:41):
Hearty siding is not a structural sighting, and if you
don't put plywood up, it's going to have some waves
to it over time.

Speaker 15 (01:32:52):
Okay, that's the that's the main issue. That's it. Even
I mean, what what does the phone? I mean that's
not a structural either.

Speaker 7 (01:33:03):
No, but it was the phone. It was I'm sure right,
it was insulating, but it was enough to keep it
from having waves in it. Yeah. If if it was me,
anytime I put Hearty up, I'm gonna have plywood behind it.

Speaker 15 (01:33:21):
Well, they didn't good, they didn't good on the garage. Yeah,
and it didn't seem to bother on it.

Speaker 7 (01:33:27):
It's like this was but the tech technology, the experience
levels have changed over time. And so yeah, if I
was doing it now, I would definitely have that done,
and that music meant I'm completely out of time, so
I'm gonna have to let you go with that.
