ply with over the top of it has been full
of junk.

And what do I need to do to replace or
to close off that window? It does look a look
out on a nothing part of my house.

I mean, there's nothing you can't see.

Now, I'm gonna be scaring the neighbors when you're showering,
is what you're saying.

Well, what I mean is I could put a I
could just I was thinking I would just put a
panel in there of some kind and just in the
window slots.

It's brick, sure, okay, and nobody ever.

See that, So I'm not as worried about that as
I am filling up that hole in the ground.
Speaker 9 (03:32):
Okay. Actually filling up the hole in the ground is
going to be fairly simple. You'll take out the old
tub and you're going to get down to where it's
just concrete down there, and in some cases under the
sunken tub is going to be concrete anyways, and in fact,
in most cases, so you get everything down to the

concrete and you fill it in with concrete to floor level.
It really is that simple.

That's a lot of concrete.

Your foundation won't know the difference.
Speaker 11 (04:12):
Okay, is there anything that I can put in there
to take up some of the space before the concrete
over the top of it like that, I mean rip
rap or something that would be if it's.
Speaker 9 (04:25):
Filled solid with concrete, Yes you could, but truthfully, concrete
is not all that expensive. I would just fill it
with concrete and be done. Because when you put other
materials like rip rap or dirt or anything like that
in there, remember that's a low spot. It can take on.
(04:47):
It could take on moisture that can get in there
because concrete is porous, where if you fill it with concrete,
you really won't have to worry about any moisture that
would get in there because it's not an enough to
cause any type of you know issues, mold and stuff
like that. But if you have rip wrap in there
(05:12):
and then there's air pockets and stuff, you can just
run into issues and you know, you're you're talking the
size of a tub a yard. If you're having a
concrete truck bring it a yard of concrete is like
one hundred and forty bucks, and so it's just not
that expensive. Now, granted you're not going to get a

concrete truck to come out for one yard at one
hundred and forty. They're going to charge you a minimum
of like eight hundred dollars. But if I was doing it,
I would just be using the bags that i'd get it,
you know, the bottom door. Yeah, so I was planning
to do it, and.

I guess i'd just mix them right outside that window
and and.
Speaker 9 (05:56):
Yep, yeah, you don't. Yeah, and you can fill in
the bottomn portion with dry you don't even have to
mix it. Wait till you get it up to you know,
six twelve inches, then start mixing. There we go.

So I don't have so I could just start dumping
bags in there until like, sure, what's the top?

Yeah, okay, Now on the window, because you mentioned the
window that's there, you know what, you might want to
take a look at doing on that because it will
be problematic for you to just leave that existing window there,
but you may want to take that out and look
at using the glass block window in there.

I thought of that. I'm not sure I want to
not sure I want to bother with it.

Yeah, I'm.

Technically I could.

Probably leave the window in there, put a piece of
uh siding over the over the outside of it, and
dry wall over the inside.

Good night. Well, I'm not wororried about the outside as
much as I am the inside, because unless you put
like a tubs round kit or something around it, uh,
it will leak into the walls. Yeah, it's not. It's
the window itself is not the way it sits right now,
is not going to be water tight from the inside.

Oh no, I would be retiling over that hole.

I'm a carpenter and I've used to dealing with four
y eight sheets of stuff? Does anybody make a product like, ah,
that's like cultured marble, that's you know, I could buy
in sheets and cut up with a table saw and
use that for my tubs.

Or go or to floor and de core.

Yeah.

And they have huge tile pieces that are like five
foot by seven foot long type stuff where yes, you
could do the whole wall that way.

Was that wood?

Was sheet rock or yeah? Sheet rock okay? And the
wood structure has all been redone. It's just a matter

And as you say you're on the east side, can

Hey, Jim, I have a question for you regarding a
I have a brick fountain adjacent to a pool and
a pool we've had to put in. It's kind of
about eight foot wide, I'd say two and a half
three foot high, a bit of a U shape, so
you can sit in the pool with three little fountains
that come down. It's raw brick, and I'm getting a
lot of you know, green mildew mold kind of in

the corners and in a few spots. The Weton forget
has been great to make.

But I was wondering, is there any kind of a
perhaps coating I can put on the brick that would
you know, maybe you make it less porous, less prone
to grow stuff.

A masonry sealer would possibly help sank a jam a
masonry sealer, okay. And you can get that at like
white Cap or any place that sells masonry supplies. But
basically it'll be a product that you can just spray on.

It soaks into the brick and help seal up the
pores from taking on moisture.

And it has a clear coating.

go in to get stuff. Uh, just be prepared that
sometimes you may have to describe a little bit what
you're looking for, but those guys are really great to

that kind of stuff, White Cap is isn't is a
great place. Another place that we probably don't talk about
as much is Granger. Uh. Now I do find Granger
to be on some things, a little on the high side,
but dang, they carried virtually everything and anything that you're

nineteen sixty four, and on the bathtub wall has tile
four inch tile, and I have a line of where
the cocking had chipped off, and it's no longer there anymore.
And I'm worried about water getting back behind the tower.

And so how would what would you recommend? Would you
recommend tube cocking that comes.

Should I buy a five pound bag of cocking and
mix it or what's your recommendation?

Is it the cocking or the mortar that you're worried
about some mortar. Okay, you know typically what color mortar
is it?

It's off white white.

Okay. They actually make a white mortar that's already mixed
that you can get it in just a tub so
that you don't have to mix it if you don't
want to. Uh. So I would take a look at that. Now,
if it's just in the corners, then you could get away.

It goes all it's on the in between the bottom
tie and the second tie goes all the way to
the link to the bathtub.

Okay, yeah, then yeah, the mortar is what the is
what you're gonna want to get. Uh you know, I
I'm saying mortar. It's not mortar, it's grout. I'm sorry. Yeah,
I've been I was talking about bricks earlier on something
else and that's mortar. But no, this is this is grout.

But uh, if you'll go over to floor and decre
they'll have some that's pre mixed that you could use. Yeah,
and it's white like that.

Very well? First of all, I just want to let
you know once you had helped me over my foundation
twenty years ago or so, and you're very honest. I
didn't need any any work or any but anyway, this
time I'm calling you about my acy. I wanted to

replace it. I wanted to replace it. Can I replace
the coil upstairs? Without the heater.

You can, yes, is your coil got a leak in it?

Well, it's twenty twenty three years old, maybe twenty four, Okay,
so everything is going out like free and wise and
everything everything changes, yep. And I saw the other day
he has some rush spot where the water h drain
needs to go out. So I think it's time for

me to replace it.

Sooner or later, I have to do it exactly now.
You can replace the coil and not have to replace
the whole air handler up there. But truthfully, when it
gets to be really over twenty years that way, yes,
it's not worth the money to do that because the
ok the coil is so expensive on its own, and

you may not be able to get it being that old,
but it's expensive enough on its own that it pays
to just replace the whole unit.

and it has h you know, the coil you know
he used to do. He used to make it smaller
to uh fight the humidity.

house and service the unit. Okay, I think that's that

I carry multiple lines at the US American Standard is
one of the lines we carry, and you know they
got from the single speed all the way up to
the variable speed. Great systems. They work very well, last
a long time. Uh. And then the other systems that
we carry, we do a lot of the Dyson systems.

They dyke and they do they do extremely well also,
but Dyke and.

It's the one that is part of the units outside
and the other one comes to the world.

It depends on the system that you buy from either
one of them, but in general, yes, American Standard is
considered more of a Cadillac type system and does cost
a little bit more, okay.

And the warranty work, I mean the warranty is which
one has a better warranty?

Actually they both offer very good warranties on the compressor.
American Standard offers up to a ten year warranty on it.
Speaker 18 (29:53):

washing them. I've heard of ultrasonic cleaning for like jewelry
and small items like that, but never truthfully, never on
a shutter basis like that, something large like that. So uh,
I would have to, I guess have a little more information.

And it's one of the reasons I like it when
people call because I'm able to ask questions and get

Thanks for taking my call. Jim, I've got a whole
house water softener system that for the last couple of days,
it seems like it's constantly running. Is that probably an
easy fix like a gasket leak or what.
Speaker 9 (38:32):
Well? It depends on what kind of softener it is,
because you know, some of them just measure the gallons
going through it and then that would be a gasket type.
Others are electronic and if the electronic board got stuck
on something, that would be something different. So do you
have an electronic display?
Speaker 5 (38:53):
No?
Speaker 9 (38:54):
Okay, so yes, it very well could be then that
it is just a gasket. So the first thing I
would do on that type of situation. Almost all of
them have shut off valves that you can bypass the
softener and start with that valve. It's typically on top
of the tank and it just rotates a typically a
(39:19):
quarter turn to shut things off and just bypass all
the softener tanks. And I would do that first, and
then you can shut everything off in the house and
you'll know if it's bypassing that particular valve or not.
Speaker 6 (39:40):
So I got three valves, one at the top and
then it splits off to one on the right and
one on the left.
Speaker 16 (39:49):
Yeah, so would it be the very top valve, yes, sir, okay,
I'll give that try, and then.
Speaker 9 (39:57):
If that shuts off, you can turn that one back
on and then start messing with the other two doing
the same thing, and you'll be able to trace it
down where it's bypassing, because it's going to be in
something along those lines that's bypassing.

that off, it shuts.

East units that I replaced about two years ago for
the first time.

Home is about call it five thousand square sheets and
been getting a lot of quotes to have the air condition,
I mean the air duck's cleaned out, and I'm hearing
mixed reviews that that's kind of a myth that.
Speaker 10 (45:37):
Really don't need to be done.
Speaker 3 (45:38):
Wanted to hear your take and kind of get an
idea of what is a an appropriate price because of
the prices have been across the board.
Speaker 9 (45:46):
Okay, so you know a lot of places will recommend
air duck cleaning simply because they make good money off
of it, and unless something has happened to put dirt
and stuff in your duck, typically not a reason to
do it. The air that blows through there is typically
filtered air. And if you have flex stucks, a lot
(46:09):
of times you can't clean it because it'll tear up
the inside of it. They start with a cleaning and
the next thing you know, they're telling you, well, sorry,
but it tore it up and now we got to
put new duck work in. If you got the old
metal duck work, then the duck cleaning is fine, but
the flex stuck just doesn't do well with it. And
I hate to do this to you. I'm gonna put
(46:30):
you on hold because I got to take a break
for news, traffic and weather, and we can continue on

Ah, very good. I think answer my question on that
next one ahead is uh. It kind of goes into
my overall question I was going to have is that,
you know, when the house is about twenty years old,
trying to do some preventive maintenance, you know, with your
extensive background, wanted to see what you kind of recommended
from a preventative mate and standpoint for houses twenty years
(50:03):
With that, I've already had the roof completed, but the
guys have noticed and cracks in the gables and the
at the top of my two story where where the
not the brick but kind of the stone is And
I wanted to find out if that's something I really
need to have you know, you know, treated and take
(50:26):
care of, or if that's just another I would say,
just you know, cracking the house that that comes comes
with the old age. But the bigger question is outside
of the gables, what other improvements that you recommend to
be proactive on a twenty year old home.
Speaker 9 (50:43):
On a twenty year old home, you know, obviously you
do start getting some cracking like that, so people start worrying, Oh,
I'm gonna have bugs coming in, I'm gonna have water
coming in the brick, the rock, all that stuff is
of an ear and so it really doesn't allow things
(51:03):
to come inside. You don't have to lose a lot
of sleep over that. Should it be handled at some point, absolutely,
but let's look at what caused it, because it's usually
not an age thing. It's usually something has shifted around
a little bit. Doesn't mean there's a foundation problem, but
that something has shifted. So it's always good if you
can check that you are at the age because normally
(51:27):
eighteen to twenty years is when people start seeing foundation
movement because of trees that were planted around the house.
And at that point, root barriers can help eliminate that
type of movement and correct any problems that may have
started with the foundation. But now we get into some
(51:48):
of the other stuff that you got to take a
look at. That's usually when your faucets are going to
start going bad. You're going to and it's not just
like the kitchen faucet or bathroom sink. You're gonna find
that the faucets for the shower and tub and things
like that will start going bad as well, So you're
(52:09):
gonna have to do some replacements on some of that stuff.
The porcelain, even in the toilet, starts showing not showing where,
but showing where to a degree in that it won't
flush everything down like it used to, and so you
(52:29):
know a lot of times we start end up having
to replace toilets and things like that at that type
of age. Now, the bigger thing that's more expensive stuff
that you're going to start getting into is the windows,
because at that age it has builder's grade double pane windows,
and they may start fogging up. That means the seal
(52:52):
is broke. And if the seal broke and it's fogging up,
the only fix for that is to replace the windows.
So that's going to be some of the big items
that you're going to have to be dealing with on it.
Beyond that, it's just routine cleaning and maintenance and keeping
(53:13):
stuff painted so you don't get wood rocked, and other
issues along that line. So hopefully that helps you out
with all that stuff. Got a question, but it'll go ahead, Tim.
Speaker 3 (53:25):
Yeah, I'm just going to say, and how about the
pool about you know, fifteen years old, even recommended that
gets resurfaced, kind of almost going back to the.
Speaker 10 (53:38):
Air ducts.
Speaker 3 (53:39):
I didn't know if that's just another myth that it
needs to be done if it's not really showing any sign.
Speaker 9 (53:46):
No, No, the swimming pool, you don't have to resurface
it until it's it's actually showing wear and tear, and
you'll definitely be able to tell when that happens. Is
it a white marsite finish or or the pebblestones.
Speaker 3 (54:06):
I don't even know if it's either one of those.
It has not the pebble finish, but it's not white.
It's kind of a bluish pebble tech or not pebble tech.
Maybe it's pebble tech, but I mean they're definitely not
pebbles on the bottom.
Speaker 10 (54:19):
It's a blue.
Speaker 9 (54:22):
Okay. So as long as and typically the ones that
are like that last longer. The Mars site is the
ones that people always talk about fifteen to twenty year lifespan,
and you end up redoing it and in those you
know you have to do it because you can't keep
it clean any longer. It starts wearing through down to
(54:42):
the concrete. It's got to be replaced on the type
that you're talking about, it's going to be the same thing.
When you can see that you're wearing through it and stuff,
that's when it's time to replace it. Or it's holding
algae so much. And the reason some people last longer
than others. If you maintained the chlorine levels right and
(55:03):
all that stuff, you don't have the LGA causing damage
that pools that were left go for months at a
time do uh. So you know people say, oh, I
don't want to spend that much on chemicals, so they
skip it. Well, pay now or pay later, because if
you don't keep the chemicals right, you end up paying
to refinish the pool. And so if you've kept that up,
(55:27):
it's not unusual to get thirty years or more before
you got to refinish it.

We match gutters in your mind wasting money or a necessity.

In Texas, gutters are not a necessity, but if you
have patios under it, doorways, gutters are great if you
water is not running away, because you know, we're pretty
flat here. If the water's not draining away, sometimes you
need gutters just to drain the water away. If the
(56:13):
water is coming off the roof and cutting plants up
or creating trenches, you know, from hitting the grass and stuff,
then you need gutters. But gutters are way over recommended
and way overused. If the water comes off and it
drains away from the foundation five to ten feet with
no problem, you don't need gutters. Did that get you?

Yeah?
Speaker 3 (56:42):
I think I think you cut off for a second
there on the gutter quaite. I guess I'm less concerned
about the the plants, but more the water that's coming
off the top roof to hit the second roof. If
you feel that gutters are necessary to protect the roof
from water damage of just of falling water.
Speaker 9 (57:03):
You mean it's cutting in like cutting the shingles or something.
Speaker 3 (57:07):
That's right, you know, Yeah, coming off the top on
top and then it hits like the next level.
Speaker 9 (57:11):
Sure, if it's a short drop, it's not going to
cause a problem. If you're dropping it, you know, ten
twelve feet, Yeah, it can start knocking the rock off
the shingles in short cycle the life span of the shingles.
Speaker 5 (57:25):
Uh.

But you'll see that if that's happening, and in a
twenty year old house. I mean, if you haven't had
an issue with it yet, you're probably not gonna That's.

I believe it's an inn of your product put on them.
I was looking at treads, Okay, those are the ones

I'm seeing. Are they're actually made of rubber? I looked
on Amazon and I also looked on home Depot. I
mean do they just lay there? Because I don't see
any thing that says install or screw them down or
you know, anything like that. I mean, what do you
suggest for a tread over a wooden step and.

You just want to get something for slipping correct?

Okay, So they make a couple of different types that
you can look at. They make a metal strip that
can go down that has grooves in it. It'd be
a metal plate that would screw down into the wood.
But they also make just the adhesive type that it
would be black and have yeah, that has the granules
on it. They're made for outdoor use like that, so

they last a long time as far as a place
that down, yes, ma'am, yep.

Yeah, we saw some of those at home depot.
Speaker 9 (01:03:05):
Yeah, they've got them. Granger carries those as well in
more of an industrial type size. So that would that's
really your two choices going down on the wooden treads
short of just not doing anything. Uh And honestly, if
you're putting the ready seal on there, m you you
(01:03:27):
may not need to do anything else because you're ready.

To get this is in This house is in the
hill country. So okay, you know they're going to get
a little colder it might be a little icier than
what we have here in Houston. So that's what I
was thinking of, because they go from a deck.

Okay, it's the hill.

Country, right, so yep, well a deck, it's actually it's
to the ground. The steps are to the ground because
of the hill that's on the back side of the house.
So you know, I was thinking we needed something there that.
Speaker 9 (01:03:59):
Yeah, well, if if it's up in the hill country. Uh,
once you start getting the ice layer, regardless of what
you put on those treads, it's going to ice over
as well, so you're still going to have to be careful,
but it will buy you a little bit of time
on it. So I personally would look at those metal
(01:04:21):
strips because typically that's going to be a little higher,
it'll drain off the water, be a little bit more
difficult for it to ice, and usually at one end, uh,
and it'd be the end you put towards the outside
of the tread, it'll have about a three quarter inch
wide strip that has that sandpaper like granule material already
(01:04:45):
in it as well.

So, uh, metal strips.

Yeah, it's just just a metal, non non skid strip.

Okay, So where's the where's the sandpaper on that bench.
You said metal strips, So it's that's just going to
go along the edge of the of the.

Uh, it goes on, it goes on top, and it's
usually about four or five inches wide.

I was looking at some of those pretty wounds that
they look like wrought iron, but there were a rubber
That's what I was seeing online.

Sure, and those those are are fine, but uh, because
of the rubber material they gotta you don't they just
kind of sit there and they have a very short
lifespan because our sun just beats the heck out of
that rubber.

Okay, Well that and I read on one of because
I'm a big user review reader, you know, I want
to see what people actually think of something, And somebody
said that within six months some of that rubber was
beginning to crumble away.

I guess that's what yep, Yeah, And that's basically what
I say. It's got a very short life span. Now
it's those treads that I'm talking about. Uh, you're normally
gonna you can find them at Granger. You can find
them at a safety supply store.

good afternoon. I love listening to your show. A huge fan.
Have a question. I have a home that was built
in seventy two. I believe the original plumbing is still
in the home. The home size is fifteen hundred square feet.
My bathtub faucet is leaking, and even when shutting off,
water is still leaking. I have tried turning off AC

and draining all faucets. I'm not sure why she's saying AC,
but it keeps running the bathroom fawcet like it's on NonStop.
I'm perplexed as all the hardware for the facet is
pretty newly replaced. Could you advise as to what you
may think this would be and why, Okay, I'm really

questioning if it was if the water fawcet's draining, you
would see the water running. If it's the ace rain,
that would be something that is tied into a vent
pipe or into a pea trap underneath a sink, so
(01:08:11):
you wouldn't see it, but you would hear it. And
I'm kind of wondering if that's not what we're talking
about here, just because you mentioned theac so honestly, I'm
not sure where to direct you on something like that.
If it is the faucet that's leaking, it has a
(01:08:31):
bad seat in it. It could have a bad O ring,
something along those lines. Could be a nickel and dime item,
but it's got to be changed out. So as much
water as you're talking about it very well sounds like
it's a bad seat in the valve itself that has
chewed up the rubber gasket at the end, and its
(01:08:54):
probably started as a slow leak and it's getting worse
over time, which tells me the seat, which is just
the part that everything pushes against to close the water off,
probably has a gouge in it, and if that's the case,
it would be replaced with that. We're going to take

Yeah, and uh, what I understand is there's a mini
split made nowadays. It doesn't require a line set. I
don't understand that, but any rate, I didn't know if
you'd heard anything about something like that or.

Possibly for a for a split. Yeah, a mini split
that doesn't require a line.

I have not heard of that, and I have an
ac company, so uh. The only way I could think
that's working is if if it's like a regular r
V type system where it's all built into one thing
and it mounts on the wall or whatever and has
a unit sticking out the back. Now, I will say,

you know r V systems the way they mount on
the roof mini splits do have ceiling mount units like that,
but it's still it still has a line set.

To when you got to get to that compressor somehow.

Right, so unless the compressors right there with it, and
that's what that's what the rooftop mount units do on
a on an RV system, it's all built in one unit.
That way, I will tell you the mini split would
do a great job keeping an RV cool.
Speaker 25 (01:12:35):
But that and also the noise factor, because yes, rooftop
units are horrible with noise.

They are.

I was just hoping that you had some feedback that
I've never seen it. My dad had air conditioning company.
I've never seen any uh split system was too without

They're their Their lead into it was to mister Cool
and I've I've not been able to find anything but

Well, mister Cool is a system that you can buy
yourself and put it in.

It's not the greatest system in the world and the
biggest issue, but it does require a line set. The
biggest issue that you will run into is most AC
companies don't want to come out and do the work
on them.

I see, I see, well the all installed standard Minige splits.
Oh yeah, well I may get in touch with you then,
possibly this week and talk to you about it, because
I would like something these these units that I have
freeze up. And the problem is is the fury On,
which is now a lipritummy. Yes, put their UH sensor

for the U up in the return their pluntum instead
of having the center down on the wall with the thermostat.
And that's the stupidest thing that they've ever done, and
it doesn't it's very ineffective as far as maintaining your
room temperature.

Moving yeah, get it out of there.

Yeah yeah. You literally can install a different sensor for
it and and move it back into the living space
if you wanted to.

Yeah, good, good afternoon, Jim. I'm considering my wife and
aren't considering solar and there's a company contractor that installs
GAF solar shingles. What are your thoughts.
Speaker 9 (01:15:30):
They're fairly new, they've been It's something that they've been
working on for about twenty years because I've been following it.
They've been working on that out of Austin for a
long time. They don't produce as much electricity as the
panels do, but they dual purpose because it is your
(01:15:50):
roof and the solar panel. Are they trying to charge
you a lot for him or anything?
Speaker 6 (01:15:57):
I don't know yet. I haven't received the quote. That's
you know, that's what we're looking at our roofs of
what I think ten years old proxy and so this
would involved whole new roofs. Uh. They're an integrated system.
I have clients that have that system and they're happy
(01:16:21):
with it, and so I'm considered.
Speaker 9 (01:16:24):
I just want Yeah, where it really comes into play
is is, uh, you know places that won't allow solar
panels and all that kind of stuff. These these shingles
are still able to be put on. The shingles, from
my understanding, are very durable. They hold up quite well.
(01:16:45):
So as long as it makes cost the sense as
far as the amount of the electricity it produces for
the cost, I got no problem with them. Like I said,
I've been following it for a long time and I've
been waiting for once they perfect that that will take
over the solar panels on the roof, Because at that point,
(01:17:09):
solar panels will be fine for you know, out in
fields and yards and things like that, but up on
the roof, if you can do it with a shingle
that is cost effective and produces enough electricity to pay
for itself, I would see a lot more people making
that switch.

The way I look at it from a standpoint to
part to Caldy, if a shingle goes bad, it's a
whole lot easier to replace a shinglement it is to
a panel.
Speaker 7 (01:17:42):
Yeah.

Yes, And though because the way these are put together,
my understanding again is that it's a basically a shingle
that when they're installed they link to each other to
pass the power along to the collection point. Yes, so
it shouldn't be a whole lot different than replacing just

a regular shingle. And let's be real, how often do
we have to replace a shingle on a roof? Normally?
If it gets to the point where you're replacing a shingle,
you're replacing the roof.

Yeah, and I think my client paid about thirty five
thousand dollars, but they didn't pay the thirty five thousands.
They got rebates. Plus their roof was in disrepair.
Speaker 9 (01:18:32):
And you got covered.

It makes a lot of sense. Yep, it makes a
lot of sense for them.

Yeah, and that's what you have to look at, you know,
if you're having to do a roof anyways. Okay, so
it's gonna cost you, we'll just round it twenty grand
to do the roof, and for another twelve you can
turn it into a solar power that will produce enough
electricity to power let's just say half your how else

are three quarters? Man, it's a no brainer.

So I've gone a forty eight year old house with
the way the engineering was in my backyard about twenty
five years ago. They put a pool in three inches
higher than the flat foundation.

Okay, so everything runs towards the back of the house
inside straight into the adobe brick, which is cheap, old
Mexican brick, and it just pours through there and it
goes right into the house.

So what I've done is I've broken up the concrete
all the way up to the brick to the house,
and I need a concrete guy to kind of slope
it away from the house. And then I also need
to put in drainage. So I'm thinking about getting two
different contractors because I've tried to get some quotes from
some guys that do concrete and they say, yeah, I'll
do the drainage, and it's you know, you're looking at
(01:23:50):
about thirty grand man, it's like a lord. So I'm
thinking about just getting two different contractors, one for concrete
and then one for the drainage, and that's gonna take
a little coordination. So just wanted to get your thoughts
of what you think.

You're gonna need channel drains on that and typically you're
gonna want your concrete guy to do that, okay, because
if you've said it first and they're not used to
coming in doing the concrete up to the channel drain,
it won't work. They're gonna step on them, they're gonna
(01:24:28):
move them. It's just it becomes a hard time. And
you're in clear Lake, right, Yes, okay, call my office.
We do both the drain system and the concrete work, okay,
and just get a price from us. I mean thirty
grand for the drainage sounds extremely high to me.

Yep, that's what I thought. So well, I'm already using
you guys for air conditioners. So I'll go ahead and
call your office that division that does that, and have
you guys.

Okay, I noticed that the humidity was kind of high
in the house, and I was concerned with it, and
found out that I'd actually left the fan in the
on position instead of auto position on the AC.

And which led to constantly bringing in outside of air. Okay,
what is the purpose that I'm calling it makeup air.
Speaker 9 (01:26:07):
Duck because you have obviously, if you've got that, you've
got a foam filled house. And if you don't bring
in fresh air, you will have mold out the yin
yang in that house. It'll get what's called sick home syndrome. Uh,
it's just a nightmare to deal with. Those houses are
(01:26:30):
sealed up so tight that it needs that fresh air
coming in from outside.
Speaker 5 (01:26:36):
Yeah. But I was pulling it in all the time
for several days. Actually, I noticed it because the salt
shaker wouldn't shake salt out good because the humidity was
so high.
Speaker 10 (01:26:46):
Yeah.
Speaker 5 (01:26:48):
But when I switched it back to auto, where the
fan only ran when the AC ran, yeah, humidity went
back down. Yeah.
Speaker 9 (01:26:56):
Well, that'll happen even in a regular insulated house with
fiberglass insulation that's not sealed up like that. The the
on fan mode really isn't something to use a whole lot.
I'm not even sure why we included anymore. But I
(01:27:17):
will tell you when I used it was when uh,
you know, a couple of years ago, when we had
the uh snowmageddon, you know, all the ice and all
that stuff, and I would I had heat going in
my house, and when I did have power going, I
would use that to circulate the heat through the rest
(01:27:37):
of the house.

That makes sense.

That was that was the only thing I've ever found
it to be any good for.
Speaker 5 (01:27:45):
So just really to distribute the heat, even to keep
the entire house comfortable. Yes, because I was I was
thinking about closing that off.

No, you can't. You can't close the the that vent off.
You gotta you gotta keep that one going.
Speaker 5 (01:28:00):
That That was my question. There are several homes in
this neighborhood and one of my nose today they're replacing
all the duckwork everything, yep, And I'm wondering if that's
that's something there.
Speaker 9 (01:28:13):
There is a there is an electronic flapper valve in
there that when it goes bad, Uh, you it's just
like shutting the thing off because it can go bad
with it closed. You don't get the air flow and
you start getting into major repairs because of the moisture
that it allows to build so interesting. It's one of
(01:28:33):
the reasons I don't recommend a fully encapsulated foam. I
love foaming the walls, but I don't want to fully.

This is not foam in the ceilings.

It's just in the walls, but not on the roof deck.

Then I'm not sure why you have a fresh air
duck coming in because you shouldn't need it then. And
I hate to do it to you, but that music

a way, the best way to stain and seal any

outdoor wood, And it doesn't have to really be outdoor.
It can be any type of wood that you want
to protect. You can use ready seal. It soaks deep
down into the wood fibers, moisturizing the wood and sealing
it from taking on moisture in the future, and by
doing that, you keep the wood looking gorgeous for years

to come because it doesn't crack and split by having
moisture in and out of it. You want some ready Seal,
