I'm trying to figure out do I need to turn

My question is about the process. I've realized that the
lentil above my windows, I guess facing that under the
brick huh outside has started to rest in places. And

(03:54):
I want to know your advice on what's the best procedure.

Speaker 11 (03:59):

I watched a few ideos I have to admit on
where somebody did I guess a grinder and then they
did a spray. I guess Rust six inhibitors and so
I want your advice on that, like the procedure, the step,

(04:22):
the best way to do that, and if you had
advice on a professional to do that, because I have.

Speaker 12 (04:30):
A number of windows, well, what I typically, what I
typically recommend is you got to clean up as much
rust as you can.

Speaker 8 (04:44):
A wire brush does a great job of that, whether
you put it on a grinder or just use a
wire brush that you hold in your hand to scrape
it off. Clean it up as much as you can.
Then I put a rust inhibitor on it. You know,
there's some of these paints that you can paint on
there that it supposedly turns it into steel again or

(05:07):
a hard surface that works great. Rustolium makes some good
ones for that, and beyond that, then you can just
paint it black if you want, and that protects it
for a long time. Eventually rust will come back, but
we're talking years and years.

Speaker 10 (05:29):
Okay, the rustolium that's a brush on that you're recommending.

Speaker 8 (05:34):
They do have brush on products, but they also have
spray products. I typically find it easier to use the
brush on something like that because I don't want to
have to tape and cover everything, you know.

Speaker 10 (05:49):
Right, that was my thoughts on it too. Yeah, okay,
do you is there anybody that you recommend soul do
that professionally?

Speaker 8 (06:04):
Typically the people who would do it professionally would be
regular painters, and so uh oh, let me think for
a second. Here you can try Rudi's and his number

gun safe. It's about five hundred pounds empty, so maybe
seven hundred pounds by the time I put everything in it.
Moving up to a house that was built in the
year two thousand with a poured concrete slab.

So where I'd like to put.

The safe is in the den at the very corner.

Of the slab.

Is that a bad thing to put a heavy object
like that on the corner of a slam?

Oh?

I don't think you should put it there. I think
you should let me come pick it. Up and move
it to my house where I can keep it, and
you can just leave everything in it. Don't worry about it.
I'll take care of it for you, all right. I
tasted you. You are totally fine putting it in that corner.
The five hundred pounds. Your foundation won't even realize it's there.

Okay, okay, thanks for that. That makes me sleep easier.
And then one other quick question. I called you a
few weeks ago about moving to this house. Got a
large island in the kitchen without any power, so I
asked you about having a remote extension cord come down
so that we can plug in.

We talked about and yeah.

So okay, you said to go to the electric supply company,
but you couldn't think of the name. So it's Grangers.

Speaker 8 (08:28):
Yeah, Grangers.

do a little looking at stuff, and there are some
some things available. But because this is going to be
in a living space where you're going to see it,

I'm living the life bro. I've had a question about
the ready seal. Okay, have you ever and can you
apply the ready seal to a fairly newly poured concrete patio.

Speaker 8 (10:43):
Well, it's not made for patio, it's made for wood.

Speaker 14 (10:48):
Okay, because I did see I looked it up and
it said it will penetrate plastic and concrete, yeah, other things.

Speaker 15 (10:59):
So U.

Speaker 8 (11:00):
But what happens is if you put it on concrete,
it'll stain it, it will absorb in it. Because it
is an oil based product. Cor I've not seen it
being used over an entire concrete like that. They do make.

(11:20):
They do make concrete sealers that you can put on
the concrete.

Speaker 6 (11:23):
Yeah, I know.

Speaker 14 (11:24):
I was just wondering if the ready seal would work
with that too.

Speaker 8 (11:29):
But yeah, what will happen is, well, they make clear
sealers that you can put on as well.

Speaker 14 (11:37):
That's true.

Speaker 8 (11:38):
And that way because it will happen with the ready
seal is it's going to look really blotchy, okay on
concrete because it's not going to soak in evenly everywhere,
and so it'll just look real blotchy. It's gonna be
oily on the surface, and then as time goes on,

(11:59):
it just would look even worse. It won't peel, it
would keep you from absorbing moisture. But it's not the
right product for that application.

them in. Not the way it should be done. But look,
if you happen to be one of those people that

today than it looks like it's going to be tomorrow,
but nonetheless lovely.

I'm calling at the suggestion of my dad, So hello
to him, if he's listening. I have a foundation question
for you. Okay, So I live in northeast Auston. Obviously,
we're on expansive clay. It's a single story house about
two thousand square feet and it's a monolithic concrete poor
and we need some work done, and we've had a

(17:24):
couple different options show up. It looks like we might
need about seventeen piers on the front part of the house.
And we've got two quotes that we're looking at. One
is for thirteen K for driven steel piers and another
is twenty two K for helical And I've just been
doing some research trying to figure out which one is
the better one to go with. My mind would say

(17:46):
possibly trying to use a helical would be better, but
another source says that that's overdoing it. So what do
you think which one's better?

Speaker 8 (17:56):
Well, I do several different repair techniques pre cast concrete piles,
steel piles, helicals and all that, and it really depends
on the soil itself as far as what you use
and what your foundation is. You gave me what the

(18:16):
you know, there's all monolithic and everything. Have you got
a decent beam around it? And I asked that because
I've done some workout in that area and I've gotten
into some of them that have no beams, it's just
a flat concrete pore.

Speaker 17 (18:31):
That's a good question. I think I'd probably have to
look into that.

Speaker 8 (18:35):
Okay, the if in Flugerville, you know you got the
black gumble clay soils, So if you're in that area
with the black gumble clay, a pre cast concrete pile
works great. It's far less expensive, does a beautiful job

(18:55):
of leveling, and if it's driven properly, we'll last forever
it's there to stay. A helical pier is screwed into
the ground, and much like a drilled peer, it'll transfer
the load from the surface to the bottom of that helical.
Now where you run into an issue is the helical

(19:20):
peers are typically a lot more expensive and don't come
with as good a warranty. They do eventually tend to
move a little bit with the moisture changes, especially if
we get into a super severe drought, and they've got

(19:42):
to be drilled deep enough normally to do a helical.
If somebody's trying to sell you one of these without
doing this, you're going to want a soils test done
to know exactly how deep it's going to go. Then
they when they're putting them in the ground, they're torquing
it to a certain pressure before they stop. If I've
got one starting actually Monday, that we're doing, uh, And

(20:07):
it takes quite a bit of equipment to do those,
but they do hold up well. It is a good system.
And if you had a little bit of rock in
that soil, well, then I would tell you to look
at the helical or look at a steel pile so
again it's back to it depends on the soils and
what your foundation is. But normally in Flavorville, you're you're

(20:31):
looking at pre cast concrete.

Speaker 17 (20:34):
Okay, that's we have looked deeply into this soll. We
actually had to dig about three feet down recently, and
there is rock in it, and it is different kinds
of layers, and we still have a bunch of that
soil in our backyard. So if we needed to see it,
it's there, then.

Speaker 8 (20:50):
You then you should be looking at either a steel
pile or a helical one or the other.

Speaker 17 (20:56):
Okay, awesome. And then we've been asking several of our neighbors.
Obviously we'd love to not have to deal with this again.
A lot of people have to have had people have
to come back to their home to do adjustments. What
do you think of is that normal or should like?
Our thought is, obviously we'd love to never have to
deal with this again.

Speaker 16 (21:16):
But what do you have to say.

Speaker 8 (21:19):
No, it's not normal. I can tell you if they're
done right, there's typically not a failure where you got
to come back. That's not to say something can't happen.
I mean with my company, we run way under two
percent failure. It's usually usually it's less than one percent,
So it takes a lot to make sure you do

(21:42):
them right, but it is possible.

And then do you have any recommendations for depths or
PSI that should be applied to either one of.

Speaker 8 (21:52):
Those techniques, not without knowing the exact areas in looking
at the soils there.

be able to jump right in. So I had an
email question come in from Ed in Spring, and he says,
our HOA generally prohibits painting of brick unless it's seriously

(24:02):
damaged or if work has been done and it was
impossible to match the brick. About half of the homes
are Mexican brick, and the homes range from about forty
five to sixty years old. The deed restrictions do not
specifically prohibit painting brick, but the ACC has a right

(24:26):
to deny it. Unfortunately, most people paint without approval and
figure it is easier to get forgiveness once they are done.
The decisions have been made by the ACC and I
agree with them, but there seems to be a fad

(24:46):
to paint brick right now. I think just last weekend
you were making a similar statement that brick should not
be painted since it seals the brick and blocks moisture
on the inside. Are breathable coatings and I would like
to recommend a breathable, transparent coating that can help prevent

(25:06):
the moisture mildew on porous Mexican brick. Can you help
me with your argument not to paint brick and recommend
a couple of durable breathable coatings. Well, yes, take a
look at Rhinoshield. This is a coating that is a
breathable coating. It's gonna look like paint, but it has

(25:30):
lasticity to it. It goes on in layers and it breathes,
so if moisture does get behind in the brick, it's
able to evaporate through rather than blistering the paint off
of the brick. And that's really what happens with paint
because paint seals it and if there's any moisture ever

(25:51):
gets into the brick as the vapor is trying to escape,
it blisters the paint off. And that's the reason you
see painted brick not work so often. But with the
ready seal product, it will work because they've got products
they are designed for that. They got products for stucco,
for metal, for you know, wood siding, party siding, all

(26:11):
these different things. But it'll look good. Comes with a
twenty five year warranty. You don't have to worry about
it blistering off. So hopefully that'll that will help you out.
But yes, the product is Rhino Shield in Austin eight

But I've been out on many jobs with the Rhino
Shield product. It looks gorgeous. It will do the job

a branch hit an upstairs window and breaking the glass,
although it does not appear to have damaged the solar screens.
Is this something that can be repaired via a ladder

(27:39):
from the outside and can the non damaged solar screen
be removed and reinstalled successfully? Thanks so much for your
show and sharing all the great home improvement home maintenance information. Valerie. Well, Valerie, absolutely,
it can be done from the outside. In fact, when
you replace glass in windows, that is how it's done

(28:02):
is from the outside. And the uh, the fact that
the window broke and the screen is still there and
in good shape. Yes, the screen can be removed and replaced.
Johnson Glass on Fairmont is who you're looking for. I've

(28:25):
used there them quite a few times. They'll be able
to help you out with that. But and they do
go all over and if you hold on, let me
let me verify something here. Yeah, there we go. And

where you don't have to replace the whole window frame
and everything. So they can help you with a lot

and Daniel out of West Columbia says, good afternoon, Jim.
I have recently built a metal barn. I'm planning on
building a living quarters on one end. My question is
should I phone insulate the walls of the barn where
the living quarters will be roof is insulated or insulate

(29:59):
the walls with traditional insulation, leaving the gap between the
two walls. Thanks. Look, your insulation needs to be as
close to the living space as possible, So no, don't
just insulate the outside walls. And in this type of situation,
I definitely would not recommend using foam insulation. I always

(30:22):
recommend foam insulation in the walls of traditional homes simply
because you've got very limited space. An inch for inch,
the phone's going to give you the highest R value.
But in the case that you're talking about, you can
put twelve inches of fiberglass insulation in there, have a
high R value and do it for a whole lot

(30:45):
less money than trying to put foam insulation in there.
So that's what I would do with it. Got a question,
I got all open minds seven one three, two one

is about a two feet below the higher roof and
when the north wind blows the rain, it h comes
in on the lower part and then runs down the

rafter and drifts in the house.

Well, that's not good.

Speaker 6 (35:11):
And no, I was wondering what you recommend the best
way to sail that where the lower roof comes into
that siding.

Speaker 8 (35:21):
Does it have flashing up there that you can see?

Speaker 6 (35:25):
Yeah, it looks like I got inside the roof in
the attic and their pairs to be flashing.

Speaker 8 (35:31):
Okay, because normally the type of leak that you're describing
is going to be an issue with the flashing. And
there's two types of flashing that they typically like to use.
It's either going to be a rolled flashing where it's
a solid piece, or they use these sections that are

(35:51):
anywhere six eight twelve inches long and put them up
in pieces so that they can shift it around a
little bit. And when that when they use that, and
the ceiling that's above, like a black tar type ceilant
starts giving way, that's when you start getting these leaks.

(36:13):
So my guess is if you go on the outside, yeah,
right up in the where the where the flashing meets
the siding. If it's if it's done right, the siding
should be over the flashing.

Speaker 19 (36:30):
Right.

Speaker 8 (36:30):
If if the flashing is on the top of the siding,
that's more likely words leaking, and you'll you'll find a
gap somewhere that you can seal. If it is behind
the siding like it should be, then be looking where
the shingles stop and you'll probably see segments where there
is a hole in between the pieces. And that's where

you would have.

Right, Uh, what kind of sealing do you recommend?

Speaker 8 (37:03):
Just a regular roofing sealant? Okay, they have it in
talking tubes, they have it in five gallon buckets, and
it really depends on how big a area. Is it
isolated to a kind of a smaller area or does
it spread out a lot.

Speaker 6 (37:20):
I think the area that's leaking is small, but once
it leaks in, it runs down the roof between the
raft and travels wherever it wants to.

Speaker 8 (37:33):
Yeah, and if that's the case, then you should be
able to just you can go even go to the
box stores, go into the roofing section and you'll see
some tubes of a roofing sealant that you can use
to seal that up.

Speaker 6 (37:47):
Okay, what do you recommend to clean the area with
before I put the ceiling home?

Speaker 8 (37:55):
Don't laugh, but just water?

Speaker 6 (37:59):
Okay?

Speaker 8 (38:01):
Okay, Now if you don't want if you can't find it, yeah,
if you can't, you got a mildew issue? You said
yes or okay on the outside when you go to
get that roofing tar, take a look at some wet
and forget or spray and be gone. Either one of

(38:27):
those products. They both. They both have some where you
can spray it onto siding and windows and different things
like that to take care of the mildew. And they
also have a product out now for the shingles to
clean the shingles. Well, I'm gonna tell you I've got
a place where I sprayed it on the siding and

(38:47):
it was looking bad up there, and it took it
probably about a month and a half two months, because
you just spray it on, you don't worry about it.
Every time I look at it, it's getting a little
bit better. It's been up there for about nine months now.
And you cannot tell that there was ever any mildew
or anything up there. It came out great, and.

Speaker 6 (39:12):
There was wedding, wedding beyond and what was the other one?

Speaker 8 (39:15):
What we wet and forget or spray and be gone.

Speaker 6 (39:20):
Okay.

Speaker 8 (39:22):
And and the last thing is if you don't want to,
if you know, if you can't find that leak or
don't want to mess with it yourself, give Guardian Roof

of that nature. It's not something you have to do yourself.

me how good a job that stuff does. You wouldn't
think just spraying it on and forgetting about it, because
when you spray it on, it doesn't look like it
did anything. And you look at it a week later
and it looks better. You look at it a month later,

it looks better, and from then forward you don't even
see where it's been. So it is it is well
worth taking a look at it, and it just looks
up to a water hose. You spray it up there
and that's it. So and the place I did, we
did the deciding and the screens and everything in order

to get all the mildew stuff off and it worked great.

a good time to set right before you do the

down to going out to the property and doing the water.

you really don't know until you get the water test
and see exactly what's in your.

in your water and what we're trying to get rid.
Of and it also depends on what customer's goals are

says mold smells around the bathtub. Area, okay so there's
a couple of things that can be causing. This one

(01:06:22):
is depending on the age of this. Thing but if
moisture has gone through the grout lines and gotten into
the sheet, rock it will cause mold smells as it's,
aging because that moisture then gets into the wood and
everything as, well and it just wreeks havoc with. It secondary,

(01:06:45):
spot and this is the more likely spot that it's coming,
from is going to be under the. Tub underneath the
bathtub is typically a twelve inch by twelve inch blockout
where it's, dirt and if there's any moisture getting into that,
dirt it'll give you that moldy. Smell and a lot

(01:07:07):
of times the waste and overflow that's the water overflow
that's up on the tub wall where when you fill
the tub two, full the water starts going. Out, WELL
i don't know, HOW i don't know, why but they
always tend to come loose over. Time and when they
start coming, loose if you fill that tub or you

take a shower in there and, stuff water can tend
to get in behind, it it drops down into that
dirt and it'll start giving you that musty. Smell so
there are some areas where it can come. From now
a lot of times if you go to the backside
of the tub where the faucets are and, everything you'll

find that there's a little panel that you can open
up and you can see inside to see if that
waste and overflows, loose see if there's dirt there and
if it's, wet and when you open that little, hatch
you would get a woof of of the moldy. Smell

so that can be taken care of if you need

will try to come, back and you've got to go
through several cycles of that before you finally kill them.
Off but the root barrier will just keep it from

have mastics available that have some elasticity to it in
order to go over cracks and. Stuff but for some
reason on new, construction AND i guess it's because it
does cost a dollar, more they elect not to use

a hairline crack in, it so does the.

a lot of people high and dry on. Money and
so if people had given him money upfront as a
