Jim Man? I am doing great. Uh, you know, it's
a it's a it's a wonderful day. And got a
lot of things going. And one of the things I've
got going is I need to get my wife in
there to pick out a door for our house. You
you uh, you did a door from for the townhouse,
but now I need one for my my regular house

(03:53):
and it'll be a double door. But I I I
don't need to bring her in, do I?

Speaker 2 (04:01):
You don't necessarily have to, you know, we can share
with you a bunch of pictures and so forth. However
it is, it's always a good idea if if you
can go by the showroom, or she can, so she
can pick out her glass and pick out her stained color.
Those those are important features, you know, for your front door.

(04:23):
So there's so many selections and textures of glass and
stained colors to choose from. It's always a good idea
to do it. And if you can't make it, we
you know, we can share stuff with you either through
our website or through email, photos and fourth which which

we can do.

And any kind of what to choose from. I mean
in your showroom you got over I think it was
like one hundred and eighty something doors, yes.

Sir, So there's you know, so let's talk about glass.
So you can get textured glass, you can get decorative glass,
you can get divided lights or not. So there's all
these things to look at and choose to kind of
coordinate with your with the rest of your house. So

there's there's a lot to see. There's more that goes
into it than meets the eye, and.

Speaker 7 (05:27):
Just from past experience when you did the other door
for me at the townhouse. I mean, uh, even once
everything is picked out, your install guys come out and
verify all the measurements and stuff.

Speaker 2 (05:42):
Yeah, we do a pre what's called a pre measure
or a side inspection before anything any money or any
orders exchange hands. You know, we'll go out there and
make an assessment. See what size of frame you need,
See what size of your trend is needed, what kind
of you know, what size threshold you need. All those

(06:04):
things are important to make sure you get a good fit.
And we don't want any surprises on installation to day.
So we will go and get all those necessary measurements
ahead of time so that we are prepared for installation day.

Speaker 7 (06:23):
So let's talk about choices indoors, because like in my
case on this particular house, it's going to be a
double door. Uh it's a six foot wide and you
got a lot of different types of doors. It's not
just necessarily a wooden door. I mean, if somebody wants

(06:47):
iron doors or whatever, you've got them.

Speaker 2 (06:50):
Yeah, we could do an iron door, we can do fiberglass.
So we assess your situation uh, you know, is your
does your house, does your front door face west east
snorts other? Is it exposed to the weather a lot
or maybe not? Do you have you know, an adequate overhang.
So we assess it and give you our professional recommendation

(07:11):
of what you what type of door you should get,
and then you go into the selection process of Hey,
if I'm a double door, do you want both doors
to operate? Do you want one door to operate and
one knot? Top you know, we we can we can
make all those changes to the door so that it
functions how you want it to function, and we can

(07:33):
show you all the all those things in our showroom.

Now. The other thing is we always say it's southern
front doors, but you do a lot more than just
the front door.

Yep.

We can do patio doors, side doors, back doors, demand
door to your garage. So yeah, if it's a patio
door to the back, for example, or if it's a
man door to the side of the house, we could
do that. And then you know, a lot of folks
like easy access, and we could do we could do
electronic hardware if needed, so that you have easy access.

You know, keyless entry are both key and electronic, we
could do that. So there's a lot of options in
there to choose from and select and again you know,
we can show you all that. But the patio doors,
for example, we have a lot of people that you
know that their patio door, their back door is exposed

(08:34):
to the weather. So we you know, we will recommend
a fiberglass door or an iron door to fit that need.

blocks from there, and it's kind of in between Cyprus

The doors are beautiful. I went through your shop and
you're manufacturing there for the wooden doors and stuff, and
I don't think most people realize just how much detail
you guys put into getting those doors made and ready.

Yeah, our shop has a we have custom capabilities on
wood doors. We can make special sizes, we could do cutdowns.
We can make your sidelight like some sometims have a
door and just one sidelight to the side or a
side window, for example, and we can make your door
to have a matching sidelight. And we can even make

(10:19):
that sidelight operable so that you can open that sidelight
when you're gonna bring in, say a refrigerator or a
bedroom set or something in some furniture of some sort
and you need a wider opening, but you don't you know,
you're not going to use that sidelight every day, but
we could make it operable so that when you do

need that wide opening, it's there for you and it's
easy access in and out.

You know you've spent thousands of dollars putting in a
new fence, putting in a pergla, putting in all this
beautiful wood, and you didn't put anything on it to
protect it. You need to take a look at some
ready seal. Now ready seal is a stain and sealer

so that the wood doesn't take on moisture, keeps it

from cracking keeps it from splitting, and it doesn't gray.

got I've had fences that were sixteen years old that

So jumping into an email here, Jack sends me an

email about a brown substance coming out of the holes
appearing in the texture. He says, I have brown spot
along the ceiling and wall corner. When I wipe it off,
there's a small hole there. House is five years old,
and he sent me some pictures along with it. And

(17:27):
I hate to tell you this, Jack, but you not
only have some holes, you had tracks and trails in
the sheet rock. It's just looking at the pictures, it
sure looks like you've got a termite problem. And some
of the termites, like the fromotionen urmites, they are bad.

(17:47):
They are fast, they tear stuff up. Well, what they
do on the sheet rock is they get behind the
paint in the paper that's on top of the drywall
material and they eat that paper. And that's you know
which you when you start seeing the trails. Uh, the
little holes is where they pop out. We won't even

(18:09):
discuss what the little brown stuff is that you're seeing
that you wipe off.

Speaker 2 (18:13):
Uh.

Speaker 7 (18:13):
But yeah, looking at looking at the pictures you sent,
I do believe you've got a termite issue and you
need to get a hold of somebody sooner than later
and get that addressed again. If you got a question

shower seat in AC drain leak. Hey Jim, I have

(18:56):
a one story peer andbeam rental house with built in
shower in center of house. Shower certramic tiled, all six sided.
Built in seat has cracked tile and a seat would
support damaged AC closet on opposite side. Has drainline, dead

(19:18):
end under house, some floor beams damage. Suggestion for order
of repairs and methods due to occupied house with two dogs.
Thanks for your help. We'll try to call on Saturday.
Well we're gonna jump into this one before you get
a chance to call. But if you'd like to call,

(19:39):
hey be more than happy to talk with you. But
I can tell you if you're gonna start repairing this damage,
the first thing I would look at is repairing anything
foundation related, because you've got to get that foundation back
up to speed before you st are putting goodwood after

(20:02):
bad on top of it. And once you start, oh yeah,
you sent some pictures with and that ac is dumping
straight down on some of the floor joists, You've got
no room for crawling around under there at all. So
you know your choices are going to be to cut

(20:23):
through the floor in order to have access to stuff,
or put some what we call half tunnels underneath the home.
And what that does is it digs underneath for access. Now,
on a house like this, you know typically you're supposed
to have eighteen inches of clearance, but what happens is

(20:45):
home settle over the years down into the ground and
we no longer have that eighteen inches. I would look
and see if it can be lifted up to give
you that eighteen inches again, because in the long run,
it'll save you a lot of money having to do
other repairs later, but you got to replace the floors

(21:07):
first and work your way up. Just like if you
were building a new home, you'd start with the foundation
and work your way up. So get the floors joiced,
all that stuff done, then you'll probably have to dismantle
that bench and get that rebuilt and add tile back

(21:27):
to match everything and seal it up, and that would
be the order I would do it in As far
as having pets in the house, doing the work underneath
will not be an issue at all. Sometimes you know
they're wondering what the heck's going on, but most of
the time they're fine. The shower, I can guarantee you
when that work is being done, you're going to be

(21:49):
without that shower for a couple of days. But during
the work underneath, no, you should still have the shower working.
You're going to have some plumbing work to do as
well to get that shower uh drain working right for
the HVAC. And talking about HVAC, Hey, if you're having
an air conditioning problem, you need a company you can trust.

(22:10):
Call my company do West air Conditioning. We'll come out.
We'll take care of all your air conditioning needs. Whether
you need uh repairs done, you need just routine maintenance,
or you need a new system. It doesn't matter. When

there on Belt Wait eight. So it's quick and easy
to get to. Uh, it's if you if you're coming
from somewhere, you'll exit Spencer and you're able to turn
and get into it pretty quick and easy. That way anyways,

with some pictures as well, and he says failed vapor
barrier behind siding. Vapor barrier behind siding appears to be
plastic and is cracked and breaking up. Recent crack in
hardy plank siding allowed water to enter wall then damaged
sheet rock. How does this need to be addressed? Well,

(25:18):
I looked at the pictures and yes, that appears to
be plastic. And you do not use plastic in Texas
as a vapor barrier because it's not a vapor barrier,
it is a moisture barrier. The difference is a moisture
barrier doesn't let water through, it doesn't let vapors through it.

(25:38):
A vapor barrier will stop the rain from going through,
but it does allow air and vapor to get through. Well,
the issue with using plastic in Texas is it can
sweat behind it and cause all kinds of damage and stuff.

(25:59):
That way. Now, the other issue that I see though
with looking at your pictures, it is typically recommended behind
siding to put like plywood or zip board or you know,
something of structure behind there. Because what you have is

(26:22):
a cement type siding on there looks like it could
be a Hardy or some off brand, but it does
say yet this is Hardy plank. So you typically don't
want to put Hardy straight onto the studs like I'm
seeing in the pictures here, and the plastic that's back
there has probably heated up over the years, it has

(26:45):
deteriorate it. It's basically falling apart. And you're not going
to like my answer for the fix because there is
really only one. You're don't have to take the siding
off and do the job right, which will mean put
plywood or like I said, a zip board or whatever,

(27:06):
and then put your vapor barrier you can. Hardy does
make their own Hearty wrap. If you want to put
that on, then you put your siding on over that
and that will fix the problem. The reason you're getting
moisture in is you're getting water in through your siding

(27:27):
and there's nothing behind it to stop it, and so
it's able to get the insulation wet. Once the insulation
gets wet, that transfers into the sheet rock and the
next thing you know, you got an issue going. So
that's gonna be My recommendation is take it off and
do it right. Now. The big question everybody's always got

(27:51):
is well can they reuse it if they're careful taking
it off. Yes, that siding should be able to be reused,
but it all depends on how careful they can be
removing it. Again. If you got a question, seven one

Send's in a question, I need to have my fence replaced.
Most of the contractors want to use Japanese seed. Am
I going to be disappointed if I use it? The
second question I have is if I go from a

(28:35):
six foot wooden fence to an eight foot fence, do
I need my neighbor's permission even if I'm paying for
the whole replacement. I have renters on two sides of
my home, which makes it more difficult to get permission. Thanks,
all right, The Japanese seater is still seed, but it

(28:58):
does have a little bit different quark to it. Unlike
the western seed that doesn't warp and twist and all
that kind of stuff. Japanese seed will, and that's why
it's cheaper. So what you got to look at it.
You've had multiple bids because you said most of the

(29:19):
contractors want to use it. Look at the pricing. It
should be less expensive if you're using it. Is it
a big problem? No, What I would tell you is
the crossrails that they nail the fence pickets to make
sure they have at minimum three of them if you
go six foot. If you do end up going to

(29:41):
eight foot, then you got to have at least four
so that it's nail tight where it's not going to
warp or twist or anything like that much much like
you have to do with treated boards, because the treated
pickets will tend to warp and twist the Japanese seater,
though it doesn't do it as bad as the you
treated boards too. As far as going from six foot

(30:05):
to eight foot, that is typically not an issue that
you have to take up with your neighbors. If you're
buying the fence, you do what you want. But who
you do have to take it up with is Hia's
and city building codes because most of the cities require
a permit for a fence, and some cities have height

(30:27):
restrictions on them, and if they do, you got to
check and see if they're going to allow an eight
foot and a lot of hoa's have a policy against
going that high as well. But if you don't have
to deal with that, yeah, you darn sure don't have
to ask a neighbor who's not going to pay for
part of it. Because it is your fence, it is
on yours. I'm going to make the assumption it's on

(30:49):
your property, and therefore you can do what you want,
but you do have to get that answer. As far
as HIA and building codes. Hey, we're gonna take it

water's not the same as it used to be. You know,
a lot of the well water has mineral deposits and
iron in it. The city water supplies have way too
much chemicals in it. You need to call Southern Water Solutions,
let them come out test the water, and they will
design a filtration system, a water softener, reverse osmosis, whatever

(33:48):
is needed to make that water the way it should
be so you can actually drink it, actually wash clothes
in it and have the clothes come out cleaner than
when it went in and in it. Quite honestly, in
some situations, that can be a problem again. Southern Water

week and John says, I have water accumulating into light
fixtures without any rain. I seem to attract water in
a light fixture in the bedroom which is not close
to an air duct, and one in the dining room
which is not close to an air duct. And I

(35:08):
have one air duct in the living room that produces
mold while the other one doesn't. And I get condensate
behind the microwave which is installed above the stove, that
drips down the backsplash. I need help to figure out
where this water is coming from. Well, you got condensation issue,

(35:35):
and you did send me some pictures of the light
fixtures and all that, And in looking at it, you
know you've got the outlet box in the ceiling and
then the led lights that you're using are just a
flat metal plate. And it looks like what's happening is
you got cold air in the living space, hot air

(35:59):
in the act attic that's coming down through that outlet
and getting on the back of that metal plate, and
the differential in the temperatures is causing it to condensate
and getting moisture there. And I would bet that around
that ductwork you got the same issue, not enough insulation.
And what most people don't realize is if you've got

(36:20):
blown in insulation fiberglass, cellulose, it doesn't matter. After years,
and usually it takes about every ten years, you've got
to add more insulation. Now, if you got the bat
insulation fiberglass batch, you know, the roll stuff, that's not
an issue. It's when you have the blown in it settles,

(36:45):
and as it settles, this kind of stuff starts to happen.
So that's going to be the first thing I would
check is what you got for insulation in the attic
and what it's going to take to add more insulation
and get this problem to stop. Uh. And I think
once you add the insulation, I think the problem will

(37:08):
go away for you.

Uh.

It's usually not too big an issue to get that
to stop. So now the ductwork one, Yeah, it's it's
gonna be a matter of the insulation around the boot,
which is metal again, is sweating, and it starts getting

(37:30):
that great the the fuser moist, and that's where it
starts growing the mold and mildey. So get get those
items addressed, and I think you'll be fine. Anyways, you

have a house on Lake Conroe. For the last month,
I've been running high humidity upstairs. I know this from
feeling it and a recent purchase of a humidity meter.

Four AC companies have given me four different diagnoses. I'm
still trying to resolve seventy percent humidity issues. My problem
is last Sunday I saw the landing of about half
of my stair steps have popped up off the stairs.
Is this due to the high humidity or do I

(38:58):
have a foundation problem? Thanks? In advance. Okay, you do
not have a foundation problem with that stepping up that way.
You have a humidity issue. And yes, as the humidity
issue gets worse, the wood will start to warp on

(39:20):
those stairs and that's going to have to be addressed.
Now a lot of times, if you can get that
humidity taken care of quick enough, it will tend to
lay down and you won't have to do any major repairs. Again,
you did send some pictures. I'm able to look at
the pictures and see that it's not warped too bad.
So I think if we can get it the humidity

(39:43):
under control, which is your air conditioning system's job. So
typically if you have over sixty five percent humidity, it's
because you're either keeping the thermostats set too high where
the AC is not running long enough in order to cycle,
or you got to problem with it one or the other,

(40:03):
or it's oversized where it's not running. But that would
have been something that would have been going on since
you had it put in. So my guess is if
you haven't changed what your settings are, that you you
have an issue that needs to be addressed. And it
could be that just the coolant levels are off and
just having coolant levels off can create the type of

(40:26):
issue that you're dealing with. Uh. I'm not sure what
all the AC company's been telling you on it, but

No, ma'am. You can go over what's there and you
could go in with fiberglass bats uh, you know the
roll type, and with that it wouldn't settle where you
got to do more insulation later. Once that's in there,
it's done. Or you can blow in that is going
to be less expensive, but you will in probably ten
years have to do it again.

Yeah. I did that before at another house I was at,
but I my husband and I did it and he's
recently deceased. So I'm trying to figure out a way
I can do it. So what I do the silver
part with that go up or down? If there's already
insulation there.

Well, if you put in insulation, it's going to have
paper on it. And yeah, or you can buy it,
or you can buy it without paper. And I would
recommend you get the stuff that does not have paper
on it and then you don't have to worry about it.

driveway and within probably a month and a half, it
started to gravel and pit, and so I called the
asphalt man. He came the other day and put a
sealer down on it. I don't think that he sealed

it before. When he came. He says that he did,
but I questioned that because this time it looks different
than it did the first time he laid it down.
And now he's telling me that the reason why that happened.
Why that graveling happened in the pitting was because the
sprinkler was hitting the asphalt and causing it to do that.

(50:32):
Is that true?

Speaker 7 (50:35):
Well, the word is coming to my mind I can't
use on the air. But no, that's not.

Speaker 13 (50:40):
Oh gosh, well I didn't think so because I water
have watered it always like that. Oh gosh, what do
I do? I guess there's nothing I can do except change.

Speaker 7 (50:55):
Nope, there is. You give him the option to fix
it again if he doesn't. How much did you.

Speaker 13 (51:02):
Have to spend two thousand dollars?

Speaker 7 (51:06):
Okay?

You can take it to small claims. Oh okay, that
doesn't cost you hardly anything and tip. And here's here's
the thing. You as an individual don't have to have
an attorney. As a business, they can't go in and
represent themselves. They have to have an attorney, and usually

that's going to be cheaper than trying to go in
there and fight you for him to come out and
finish it right.

Well, my question to him was, if my sprinkler can
do that, what.

About when it rains exactly?

And he said, well, for some reason it doesn't work
the same way. That's what That was what he said.

So don't change my watering practices. Just keep and if
it happens again, call them and go from there.

Now, I would not put water your your I would
adjust your sprinkler to where it's not going onto the asphalt,
because that is a waste of water. But beyond that, no,
it should not be the worst thing that putting the
water on there should do is where the water is
hitting it is going going to be a little bit

(52:28):
lighter in color, and it will start getting mineral deposits
on it, so it will stain and look different than
the rest of the asphalt. But it should not cause
the rocks to come loose.

Hey, Jim, I've got double paned windows that I put
in about seven years ago. Uh, one of my windows
is getting moisture inside. I know that it's weekend, so
I'm just curious if that one pocket can be replaced

(53:29):
or if the whole window has to be replaced.

Speaker 7 (53:32):
No, you normally can just replace that one glass pack. Uh,
and and replace go ahead, go ahead.

Speaker 14 (53:44):
I'm sorry.

Speaker 7 (53:46):
Well, I was saying, you know, the glass pack is
the two panes of glass, and then it's got a
seal around the outside. Their their vacuum sealed with ar
gone gas typically inside of them. Uh. And when they
start sweating stuff, it's because the seal broke. But usually
glass companies are able to make new ones. What I see,

(54:09):
you're on the east side. Where are you at? What
part town?

Speaker 14 (54:12):
I live in Jasin City?

Speaker 7 (54:14):
Okay? Over in Pasadena on Fairmont is Johnson Glass. Uh
huh they make new glass packs.

Speaker 14 (54:23):
For that, okay. Uh. The reason why I was calling
is because I had I had a sliding glass door
going to my patio in the backyard and weed eater
picked up a route and broke the outside glass. And
I called the manufacturer and they wanted eleven dollars just

(54:48):
for the glass yep. And I only paid like eight
hundred and fifty bucks for the whole door. Yeah, and
then it was another three hundred dollars to replace the
glass pack. And I'm just curious if it's cheaper just
by a new window and put in there or get

(55:09):
the pack replace.

Speaker 7 (55:12):
Well. The difference that you're going to be dealing with here, though,
is one, this is a replacement window. Correct, It wasn't
from new construction.

Speaker 14 (55:26):
No, it was a replacement window. You're correct my house. Okay.

Speaker 7 (55:30):
So normally replacement windows have at minimum tenure warranty, and
most of them have a lifetime warranty on those glass seals.
So if you know who the manufacturer is, you should
be able to call them up and get a replacement.
They will send you the glass stuff, the new frame.

(55:51):
A lot of times what they'll send is just the
whole frame, the glass with the frame on it that
you pull out of the frame that's mounted to the building,
slide the new one in and you're done.

Speaker 8 (56:04):
Okay.

Speaker 7 (56:04):
But if they don't, then you call Johnson Glass. They'll
come out and replace it. But typically what the manufacturer's
warranty covers is the replacement piece, but it doesn't cover
the labor to put it in. Well. Most of the time,
especially if you got the double hung. It's a matter
of pulling the clip. That piece of window frame pulls out,

you pop the new one in and you're done.

Jumped in my car and I heard you finishing up
a conversation about insulation and addicts. So I apologize if this
has ever done a question, But I'm wanting to replace
the insulation in my house. I have a two story
I'm kind of OCD. There's probably there may or may
not have been something living up there before about the house.

(01:02:36):
And so is it why I hear people go over
existing insulation? I was kind of wondering, what's up there
to be sucked out and pulled out and new insulation
put in?

Speaker 6 (01:02:49):
Uh?

Is that kind of And then the role that of
insulation is better than the blown in? Is that correct?

Speaker 7 (01:03:00):
It is? And the main reason it's better is blown
in will settle over time, and you have to add
more when you put the bats in. It's there, it
doesn't settle, You're done now. It does cost more to
do the bats than the blown in, so there is
a trade off.

Speaker 4 (01:03:16):
Sure, the people that install the bats that they usually
take out the old.

Speaker 7 (01:03:23):
For it only if you're paying for it. If they do,
and really most of the time there's not a reason.
But if there was something living up there that did
a lot of their business in your insulation, yeah, sometimes
you do want to take it out, but in general,
most of the time you don't need.

Speaker 4 (01:03:39):
To love it. The second thing, at our place of business,
it has wood studs. It's not metal. When it was built,
it was probably there's nothing in those walls. I'm needing
a sound barrier because you can hear from the conference
room to an office. And so what do you recommend.

(01:04:00):
I know that there's I've heard there's things that like
the blow in things in the wall, But yeah, what
do you recommend?

Speaker 7 (01:04:06):
You know, the quick and easiest thing would be to

understand thieves because they work so hard to break into places.

What might be causing this issue, Well, there's several things
that can cause it, but the biggest one is going
to be there's damage to that duck work. There's two
things that can happen. One, something got in to the

duck in through the insulation and move some of the
insulation routes, so the cold air is getting into the
insulation portion and with that hitting the outside barrier of
the duck work. Well, that outside gets cold, it's hot

(01:07:19):
in the attic, it's gonna sweat, it's gonna leak. The
other one, and this one is a big one and
one of the reasons I tell people all the time
duck cleaning is overdone. If there was damaged on the
inside of the duck work, because the way a flex

(01:07:40):
duck works is there's a small duck inside a larger
tube with insulation between the two, and when they run
cleaners through that to clean it out, if they damage
it now, it's blown the cold air into the insulation,
which gets out on that outer barrier and causes it

(01:08:02):
to sweat. And especially if it's on a long run
and you're seeing a lot of it, that that's almost
always an indication that uh, it's been damaged somehow and
getting air in there. So a lot of times it's
going to be a matter of having to replace it.
Now we'll tell you the older ducks and I'm going

back into the eighties that had the gray flex on
the outside instead of the mylar that they use now.
That would just plane, deteriorate and start unwrapping and cause
sweating issues. So take a look at what color of
your duct is. If it's the silver the mylar stuff,
then more likely there's damage inside that duck. If it's

the gray flex, it's just playing time to replace it.
It's lived its life and it's over with. So hopefully

says I have a house that was built in twenty twelve.
I happened to notice a small crack in the foundation
at the corner of the house. The lawn crew hit
another part of the foundation with the riding mower. Knocked
off a piece of the foundation. Is this something to

(01:11:17):
be concerned about. I have not noticed any foundation issues
inside the home. Thank you well. It's not a foundation
movement issue. But if pieces of the foundation in the
middle of the wall come off, yes there can be

(01:11:39):
an issue with the foundation, but it's not a movement issue. Now,
if it was on the corner, you're almost always going
to see some cracks near the corner, like about six
inches off the corner, and if they had hit bumped
into that, I could see that coming off because the
concrete is as on two sides when it dries, and

(01:12:03):
there's no reinforcement that goes out to the corner, so
it dries quicker and it's just a weak spot. They
tend to fall off. No big deal. You can epoxy
him back on, or you don't do whatever you need
to do. But that's, like I said, typically not an issue.

(01:12:27):
But if it's in the middle of the wall and
they bumped it with the lawnmower and it came off, well,
that tells me that there is air gaps in there
or spalding taken place. And what that means is like
if the rebar was too close to the surface and
it was weak and they bumped into it, it chipped off. Yes,

(01:12:51):
that that can be a little bit of an issue.
So but I seriously doubt that that's going to be
too big of an issue. I think this is going
to end up being closer to the corner type thing.
So if it is spalding, though, that would mean that
the rebar that's in the beam is getting moisture to

(01:13:15):
it because it was too close to the surface, and
as it's rusting, it expands and chips that surface off.
And so when he bumped it with the lawnmower, it
just happened to bring it to light. It wasn't anything
that they did wrong other then they bumped it. But
that in itself should not have caused this. So the

(01:13:37):
repair on that would be a contractor comes in or
a homeowner. You start tapping on it with a hammer
to find all the hollow spots and you will definitely
hear the difference between the hollow spots and the solid concrete.
You'll chip off the hollow spots. Then you've got to

(01:13:57):
treat that rebar with a rusting hibbor to keep it
from rusting again, and they make some really good ones nowadays.
After that, you can skim code it and you'll just
use mortar to skim code it. I would put a
polymer in that mortar to minimize the moisture that can

(01:14:18):
go through the mortar and that'll last for years. Well
you ever have to do it again, absolutely, But is
it a structural issue. No, you don't have to worry
about that.

Left alone though, if you don't treat the rebar and
you just let it go many many years from now,
it can become an issue, but even then it's something
that can be addressed. So it's it's it's not really

on the room that I need too. Is that a

Absolutely? In fact, you know, in Europe they don't use
all the the central air systems we use. They're mostly
mini splits and it's catching on a lot here. I
have many splits in three rooms of my house. I
love them as far as you know how they can work.
You can put one outside unit you know, the compressor,

and have depending on the outside unit, you can run
up to I think it's up to sixteen now different
rooms off of that one. The main brands I would
tell you to take a look at would probably be
Dyiking and Mitsubishi and I. You know, those are just

the brands that I do a lot of mini split with.

There is the mini splits are less expensive typically to

You don't save anything on the electric bill. So when
you're talking with your contractor, make sure you're asking about

the efficiency of it.

you let's put a root barrier in and over the
years that the roots underneath there would decay and you know,

you'd be okay, but when the tree is that close,
it won't work that way, and it's going to continue
to go up. And I'll be honest with you, when
you change the concrete out, it's gonna still go up.

Right you will, but it will, it will come back.

No, I'm actually having the smear put on because they
make a mortar that they can put that they can
put on it. Uh, it's it's strengthened. It gives it
a look of stucco without having to go through all
the lab and all that kind of stuff. The only

downside is if you get movement in the brick veneer,
it will crack, just like the mortar lines would crack.
So you got to make sure everything is solid. But
quite frankly, if you've had stuccle put on, Yeah, if
you had stucco or anything else put on, you're gonna
have that same problem.

In West Houston, there is a contractor called mister Brick.
I'm not sure if he does the German schmear, but
talk to him and and uh. I have one in

lone star masonry repair on on my website. Uh in
in the Dallas market. If mister Brick doesn't do.

would anything else you put on.

About ten feet away from my house, I've got roots
that are heading toward it. The roots are probably two
or three inches in diameter at the base and out
closer to my foundation, obviously the less less than two inches.
When should I be worrying about a root cracking my
foundation and what should I do about it?

Speaker 7 (01:28:31):
Well, it's not that the root's going to crack your foundation.
What it's going to do is cause the soil to
dry out and settle, and you ought to is a
tree older than the house or was a tree put
in when the house was built?

Speaker 8 (01:28:47):
No tree is much older. It's probably you know, eighteen
inches in diameter at the base of the trunk.

Speaker 7 (01:28:53):
Okay, if that tree is older than the house, you
never want a root shield it because the foundation and
the soil under that foundation was used to that tree
being there, and it will cause upheaval if you ever
lose the tree or root shielded or anything. So basically,
just monitor it, watch it, and that's about all you

can do with it.

Heay, welcome back to Texas Home Improvement. Look real quick
on those root shields. If a tree is older than
the house, you always want to keep that tree healthy
and in good shape, because the soils were shrunken already
when the foundation was put in. You lose the tree,
the soils start taking on moisture, they swell. It'll lift

(01:32:53):
the foundation higher than it was built. Now, does that
mean you can't trim some of the roots.

No.

If you want to trim off some of the roots
on the surface, that will be fine because the roots
are in the top eighteen inches, so you'll be fine
by doing that. But you don't want to put a
complete root barrier in there and cause heaving of the foundation,
same as if the tree died. So just a little

(01:33:19):
bit of tidbit. If the tree was put in when
the house was built or later, root shield the heck
out of it. The root shields I recommend three feet
deep to keep the roots from just going under it
and causing a problem later. So little side note there again,
