have a question for you before we get started. Okay,
whose hair brain idea was it to do this TV
thing while we're while we're doing a live show like this,
so we're always trying. I wanted to wait until we
were on the air to ask you that, because well.

Yeah, you couldn't have picked better timing to have upper
respiratory infection. Makes you know on the Dallas Show there
was a Vicks Vapo cool, you know, and I'm like,
I never even paying attention to those ads, and now
it's like, oh, yeah, I'll see it. I understand that now.
But uh, you know, we're always trying to take things

(04:40):
to the next level. Do you know with the TV
show we're filming in fact, just what a couple of
weeks ago, we filmed a great segment with Jesse over
Southern front Doors, getting your new front door at your townhouse,
and it looked great. I remember looking at that door
when we were over there filming his original A TV episode,

going I like that door, You're like, and you were like,
if I ever had a new door put in, that
would be the door.

And sure, enough.

We didn't talk about it, but that was the door
that you ended up putting in at your house.

I see things, I like things. They make arrangements and
they did a great job.

But you know, aside from those things that we do
on the TV show that airs on channel fifty five
at two pm, which is would be right now.

Speaker 10 (05:26):
Hey, So.

We were wanting to take things to the next level.
We have a lot of people when we do these
events that have things to show, they have illustrations, and
we're trying this out for the first time. We have
our whole crew and it's not just two people, you know,
with their phones. We're talking what I'm counting light five camera. Yeah,
you're lit up like a Christmas tree with all these
lights on you, and it looks really good. But you

this is a live show. This is not a recorded show,
which we'll just say KTRH is one of the exceptions,

face it. You know KTRH is a rare exception to that,
with some great with Gardenline, great shows on and of
course this show. But we want to take it to
the next level. We want our audience to be able
to see what we are doing all the time. And

so we're going to start doing more of this. Because
it worked out great for the first two hours. We'll
try to get through the next one. But people can

you read those off too. But let's talk real quick
about last week. He did a special with Dust. Yes
did very well. Yes did very well, and we were
very excited to see a lot of people are going
to have that cleaning done for fifty nine dollars. Which
that deal's done. And one of the things I like

(07:13):
about what you do is you don't come back and
do it again and keep doing it and keep doing it.
You just when we do something, it's done. And you
guys took a lot of I think the people at
your office were a little overwhelmed with how many phone
calls they got.

Speaker 10 (07:31):
Yes, we ended up finishing returning calls on Monday. Oh
my gosh. Now you didn't tell me that. I did
not because I wasn't aware of that, because I had
asked them to stay and make sure to call everybody
back that night. Well, they had more response than was
expected and so they ended up finishing it on Monday.

(07:51):
How many people did you have in the office up?
I had three people taking calls.

Speaker 11 (07:56):
In the office, Okay, and they were and they couldn't
keep up. That sounds good, no, But it was a
great deal.

Speaker 10 (08:02):
It was. It was a really good deal. I offer
it once a year. It's for first time customers of
our HVAC department. Uh, And it's just an opportunity for
us to go out and show what we can do.
I mean, And as you're aware, I sometimes get a
little hard headed with you on this as well. I'm

(08:24):
not a big believer in specials, and I don't have
our sponsors do. We don't do a lot of specials
with sponsors either, because I'm one who believes in you
tell people what you can do, what you can do
it for, and that's the way it is. And if
there's going to be a special, it's got to be

(08:44):
a true special. And so that was a true special
last week. So the people who were able to take
advantage of it, they're they're getting they're getting a really
good deal. Well, it's kind of funny.

Speaker 11 (08:56):
You can't call it a special if you do it
all the time, and a lot of people do. But
you listen to the radio and you hear all the
call today for twenty percent off, and then next it
ends at the end of March. Well we're at the
end of March. Then April it's twenty five percent off,
and you're making them feel stupid.

Speaker 10 (09:12):
For there are companies who think they got to put
out a new deal every month in order to keep
a special coming. And yep, me and my brother and
my dad had the same attitude. You price it with
what you can do it for, do it right, and
honor your warranties and stuff on it. You don't have

(09:33):
to run the gimmicks.

Speaker 11 (09:34):
Well that's what attracted me to even talking to you,
because we met a long time ago, and that's what
prompted me. Five years ago. Yes, and I had just
started at a radio station in Dallas, and I think
Kenny was working a booth at a home show just
like this, and I talked to him, and I think
he's like, I'll just pawn this off.

Speaker 10 (09:53):
Funny thing because I was home sick.

Speaker 11 (09:55):
You were home sick, and he said, I'll just pawn
this off with my brother. He handles all of that.
But you have this policy that you don't meet with everybody,
but if something sounds interesting and intriguing, you will, you know,
just see what the opportunity absolutely And then we sat
down and talked, and then the first thing that came
out of your mouth was, well, we have it's not

(10:15):
a problem, but it's a challenge because we're not the
cheapest when it comes to foundation repair because we don't
cut corners. We're not the company that goes in and
just puts like four peers in and I don't know
if it's fixed or not, but who cares because and
then you talk to me about what a warranty was about.
A warranty is not about the warranty. It's about and
it is, but it's about the company being in business

(10:38):
to honor the warranty.

Speaker 10 (10:39):
Well, and at that time we were talking strictly foundation repair,
you and I with what we were looking at marketing,
and the thing is a third of the companies. We're
going out of business every year and opening under new names. Right,
they would throw out these ridiculous warranties and ridiculous pricing

(11:03):
to where they couldn't honor warranties. They go out of business,
they open up under a new business, and they do
the same thing again, and homeowners are stuck holding the bag.

Speaker 11 (11:14):
Right, And that was one of the things that you
guys did very well. I mean, no, no, no, but
that's what you're working because let's face the facts, you
and I hardly ever get to spend any time on
the radio because I'm out there running around getting things done,
and we're never able to do this. Like half the

(11:38):
time that we do this show, I don't even know
what you're doing out here because I'm talking to sponsors, We're,
you know, talking to the radio station a little bit,
We're talking to this person that person, and we rarely
get to spend time on the radio. And then during
the week, people don't realize you are a real contractor
you're not a guy that you know just does this

(11:58):
and then just plays around during the word and this is
your only job, right, You are a real contract.

Speaker 10 (12:03):
This This is not my job. This is what I
have fun to do right and I know what that
music means. That means you gotta stop talking to it.
I gotta take a break and take care of some

out to tom Ball and read welcome to Texas Home Improvement.
How can I help you?

Hey, Yeah, this is right.

Speaker 5 (15:58):
I've got eight very old old house out north of
Tomball and a couple of questions on it. This old
house is built in eighteen ninety four and basically I
do need some foundation work from time to time. And
I kind of wonder if I need to be on

(16:18):
a schedule on it because it's a period beam. Oh yeah,
And some guys came out and they did a lot
of work. They put a big beam up underneath it,
and you know, all kinds of stuff. And then the
other day I.

Speaker 12 (16:33):
Looked and I could see I can put.

Speaker 5 (16:35):
My fingers in between, you know, the the beam appears
they put up underneath and the way. So I don't
know if I need to just have somebody come out
every down then to reassess it. And does I think
these things just move around, don't you?

Speaker 10 (16:58):
You know, everything on a here and beam is typically
sitting on the surface, so as the moisture changes, it'll
tend to move up and down. And it's not unusual
for those have to have to be adjusted like every
you know, if the weather cycles are drastic, it'd be
every three years, but five years is pretty pretty common

(17:20):
that you got to just do minor adjustments. And what
happens is people don't do the minor adjustments and they
let it build up and say you go ten years
or twelve years, now becomes more of a major adjustment.
And what a lot of times people fail to Remember
is that it's wood and as it as it's flexing

(17:44):
and you're getting these high and low spots, that gets
into the wood. Now it takes time to get that
back out of the woods. It's not just an instant
pick it up and level it. So the more frequent
you make the adjustments, the less the adjustments will affect
things and u and actually it's it's quite inexpensive foundation

(18:08):
wise to do that type of repair on a frequent basis.

Speaker 5 (18:14):
All right, so that's probably whenever they did a lot
of major work, they'll probably houses just kind of settled then,
So I mean bill adjustment.

Speaker 10 (18:27):
Yeah, especially if you had a lot of major work done,
boards replaced and things like that. Now everything's settling back
into place. And I will tell you due West that
you know, we typically have a period of six months
where there's absolutely no charge to come back and make
those adjustments, and then it goes into an hourly charge

(18:50):
to make adjustments because you know there's going to have
to be some adjustments made and the contractor doesn't know
when it needs to happen. The homeowner needs to hall
because it all depends on Hey, were you water in
the yard, did you have trees around the house. Uh
was there a lot of rain that hit your particular

(19:10):
area of town. Things like that make a difference.

Speaker 5 (19:14):
Right, Okay, second question, Uh, it's an insulation issue.

Speaker 12 (19:22):
Uh.

Speaker 5 (19:22):
These old houses. Uh, they were built what they called
balloon construction. I don't know if you're familiar with that term. Uh.
Basically they do not have a still plate, so the
air can run straight up through the walls and into
the ada.

Speaker 10 (19:41):
Okay.

Speaker 5 (19:42):
And it's it's a summerhouse, you know in uh, you know,
Houston area, So it was great the summertime, but it's
horrible in the winter. So I've talked to some different
insulation companies and they're saying, well, you just take some
foam goes underneath the house because there's no there's no

(20:03):
insulation at all on the floors, and and you can
you know, the board on the floor. There's no tarfay,
there's no nothing, and it's go straight down to dirt
after that. So, right, but they're saying to just spray
foam insulation and seal everything up. And I've talked to
other people and they say, if you do that, you're

(20:23):
going to destroy your house. So I'm not sure. I
mean there's really no insulation in the walls, right because
of the way the house is built.

Speaker 10 (20:35):
And that's built kind of like skin venting, so that
the cool air comes up, goes into that wall cavity
up and out the attic and it works very well.
But you can fill that entire wall cavity with with
the foam insulation. Like you hear me talk about USA insulation.

(20:57):
That stops the air draft. But what it'll also do
it won't let it build sweat inside that wall either,
because now you have regular insulation in there, and that
would drastically increase the energy efficiency of that home.

Speaker 5 (21:14):
Okay, yeah, because it has electric heat and my electric
wheels in the winter like seven hundred dollars a month.

Speaker 10 (21:22):
So I was gonna say, don't you like those six
hundred dollars electric bills?

Speaker 5 (21:27):
Ye? So yeah, like I said, I need to do
something about that because it will you know, it just kills.

Speaker 10 (21:33):

was wondering if I should fill that up or like
other people say, is you'll suddenly the mold is the
attack the wood.

All right. I think what we'll do is we'll jump
into an email question and close that one down, open
that one and Brian, I'll let you read that.

You got somebody, let's see Charlie and Mansfield. I have
a shed that was moved a few years ago and
they did not install many footings and there's no vapor barrier.
The shed has been has been settling and sloping what
seems to be two or three inches. Another thing to

(24:22):
note is the overhanging was added later. The attached to
the building and was concrete under the curved walls. I
plan to use the building for at least five more
years and would like to protect my investment spending no
more than it's worth.

Speaker 10 (24:39):
Please advise. Okay, Well, typically a shed's not going to
have a vapor barrier under it because it's it's elevated
and it is a shed, so you know, typically they're
not going to put a shed under it. As far
as leveling it. You know the runner board that you

(25:00):
see underneath the four by sixes, that is typically what
everything sits on. And depending on the size of the shed,
you're gonna see those base pads underneath. You can set
jacks next to them if if it's high enough off
the ground that you can set the the jack on

(25:20):
some three quarter inch plywood two by two squares two
foot by two foot squares of plywood. Then put a
one by six or one by eight or one by twelve,
one by two by eight, two by twelve something like
that on top of the plywood. You can set your
jack on that and pick it up. If it's not

(25:43):
enough room to put a jack, then you got to
dig down next to your your pad and put your
two foot by two foot piece of plywood into the
dirt under and get your space that way to set
jacks and pick it up. Now, obviously you can hire
somebody to come out and level it for you that way,

(26:04):
or you can do it yourself. I will tell you
if you do try to do it yourself, be very
careful because shed's typically you know, if this is like
a ten x twelve shed, you got four jacks under it.
You can start jacking this thing up, and if it
becomes a little unstable, it will literally fall and you

(26:27):
can hurt yourself with it. So you've got to be
very careful as you pick it up. Use cribbing underneath
that four by six so that if it does happen
to slip, it's not falling all the way to the ground,
and you darn sure don't want to be underneath that
thing if it starts happening. So, but leveling a shed

(26:50):
really isn't that expensive, and it's something that does have
to happen over time, depending on what keeping it. I mean,
while you're keeping in there is your lawn mower and
a few garden tools. It doesn't weigh much. It's not
gonna move that much. You start keeping you know, three

(27:11):
hundred gallons of paint and all the lawn chemicals and
all this heavy stuff. It moves faster because it puts
more weight onto the soil.

Speaker 11 (27:22):
So I will say when you try to level a shed,
it makes me appreciate more what you guys do. Oh yeah,
I can't level a shed, and you're leveling water towers, homes,
big things like that. That's a whole new skill level.

Speaker 10 (27:37):
It's definitely did. I will tell you one of my
favorite projects before I jump into this next call. Here
at the tank farms, the big round storage tanks they
had the old style ones had floating tops on them,
and they when they start going on a level, the

(28:02):
tank will misshape and the top won't float. And so
we went in and underpinned around one of those tanks,
picked it up. We actually we've done a few of them.
But and uh, as you level it up, the tank
goes back level and the top starts floating again. Interesting
how the different things you get to as to work on. Anyways, Uh,

(28:25):
let's see, we're going to jump into our call here
seven one three two one two five eight seven four. Chris,
This is Jim. How can I help you?

Speaker 13 (28:35):
Hey, Jim, I ain't got a question for you. So
I have a customer and remodel in her kitchen for her.
And she lives in a condomin um and several few
months back she heard a loud popping sound and uh,
actually was a little part of last year actually, and
she didn't know what it was. She opened up one
of her kitchen cabinets, uh sometime later, and there's this

(28:58):
giant steel cable up stuck up through the bottom of
her kitchen cabinet. And I do handyman stuff for her,
and she said, what is this? And I said, I
have no idea, but I think that might be a
tenin for the slab. And she had she had her
part and say, okay, So the question is this. I

(29:19):
I got it basically cut out, cut it out, and
just patched the concrete so that we can put new
cabins over it. There's not nothing I can do. But
the question is what caused that to happen? Because it
seemed like there was maybe a half inch of concrete
above where that tenin came up out of the out
of the slab. And what's your recourse? I mean, is

(29:39):
there how old a structure was it? I want to
say was built in the early eighties, maybe nineteen eighty,
nineteen eighty four, somewhere there. It's it's in the Clear
Lake area. And I know that a lot. I mean
I've worked in a lot of houses in there, and
a lot of them are not built to code. I
mean before yeah Houston took over.

Speaker 10 (30:01):
Uh Yeah, being as old as it is, there would
be no recourse of going back after anybody at this
point for it. Uh. The things that can cause something
like that is if the cable was stretched tight to
begin with, has had some foundation movement that can change

(30:26):
the stretching of the cable to put more tension under it.
And then at the ends the brackets that hold it
in place. If one of those popped, that whole cable
all the way through there can pop. And it just
happened that that concrete was thin where that section was.
That's where it came up from the slab. Uh. Literally,

(30:46):
if that happens in in say a living room, it
can take your foot off.

Speaker 9 (30:51):
Yeah.

Speaker 10 (30:53):
I mean, I'm gonna put you on hold because that
music meant I need to take a break, So let
me put your put on hold for just a minute. Look,

water you deserve. Let's face it, the water we're getting
nowadays just isn't that good anymore, and it's getting worse

(31:13):

really not great not to have one in there. Okay,
it is patched up already, so I guess I would say.

Leave it alone, right, okay, because I mean it was
because it's it's a condominium, so you've got multiple units.
Uh yeah, you know, but but each you know, each
person owns their own unit, and if they've got a
homeowners association or something like that, and so.

It typically in a condom animation, it typically an e
condom minium like that. Actually, the homeowners association would have
been responsible for repairing that cable, uh and the foundation,
because they're typically the ones who are in charge of
all that.

Speaker 13 (36:21):
Okay, and she went, she took it to them and
they're like, oh shed they were really interested, but they
didn't know what They didn't know what it was and
what to do about it. And yeah, and I remember, uh,
she sent me the picture of it and I couldn't imagine.
But what was amazing was the force at which it
popped up out of the slab. Oh yeah, cheap cabinet

(36:42):
based cabinet and you know, particle board, but it it
like sliced right through the bottom play to that cabinet.
I was like, oh, Leiah, And she's because she heard
a loud pop and you know, in late in the evening,
just boom, but she didn't know what it was. Yeah,
and until she opened the cabinet door sometimes time later,
and so anyway, but yeah, it's I mean, I I

(37:05):
cut the I cut the cable. I cut the cable
off below the slab because I said, well, you know,
I don't know that you could pull it back. And
and she she called she called the original builder of
the buildings that she somehow got a hold of them.
I forgot the name. It's one of the big builders.
And they brushed her off and said it's too old.

(37:26):
You know, you're on your own. And so anyway, I
just I wanted to confirm if that's what it was.
And I knew that, I knew that you owned you
West and you would know, and I just keep meaning,
It's like I got to call Jim Dutton an ask, so,
so that's what it is.

I ripped the wrong page because I was going, okay,
here it is. I would have uh paints a wood cabinet,
so we we's written down right there.

Okay, I can explain it's my house. He's not for
a good okay, So I have bear We went to
the store the other day with a handyman, and I
have their premium wood stain, and I have wood cabinets,
but they're old, so I was just going to sand
them down, which I've already partly done, and then put
this over it to make it look a little newer.

(39:17):
And the parlor matches fairly well, so it's there. It's
a fast drying water based wood stain. And then on
top of that to make it give a little shine,
we got their fast drying oil based polyurethane semi gloss okay,

(39:39):
to put on top of that. And he was just wondering,
you know, of course one is going to completely dry
before I put the second the polyurethane thing to give
it a little bit of a gloss that would be
completely dry already, don't.

Speaker 10 (39:54):
So would you have to make sure that those are
compatible with each other, because sometimes when you're gonna have
to look at the cans and see and see if
you can put it on over that, because some products
when you put it over an oil base over a
water base, yeah, it'll peel off. It won't stick.

Speaker 4 (40:17):
I'm gonna write this down. Look at cans and what
am I hold on the I forget what am I
I have to hand him into all this? What is
am I looking for?

It's it'll be in the instructions on the can as
far as where where you can use it.

And if you've got to make sure that it says
it's okay to apply it over that water based material, well.

You've got to look at the can and go through
in details to make sure that it is compatible. Because
when it'll tell you on there, it'll say do not
apply over water base or things like that. So always

containment my parents home. The upstairs bathroom had a leak

that was brown. Like a contractor plumber that we really trust,
opened up the sheet walls saw that there was water damage.

So to summarize my parents' u Missouri City homes, the
upstairs bathroom had a gasket leak. We noticed like two
dime sized mold circles on the wall. In trying to
mitigate how expensive professional mold remediation is. Called a contractor

(51:01):
and plumber that we really trust. He removed the sheet rock,
confirmed the leak was due to the gasket, scrubbed the wood,
then applied bleached and then there's a separate chemical that
I had researched that's called decon thirty that he sprayed

(51:22):
and then we let that be opened with the family
room sealed off in plastic for seven days. And then
my dad with a N ninety five then applied yesterday
some another chemical called mold Control just sprayed it. We
picked it up at Southland Hardware, and then my dad

(51:45):
was going to tomorrow use a moisture meter to make
sure that the moisture is however it's calibrated to say
that it's kind of the dry amount, and then we
were going to seal the sh sheet rock with that
same person we trust on Monday. My question to you
is does that sound like the appropriate process and what

(52:06):
else would you recommend that we're still able to do
to make sure that before we seal it up we
don't have a molds for or something that will grow again.

Speaker 10 (52:18):
Well, the first thing I will tell you is the
only way molds can grow is if it has moisture.
And so if you've got the moisture source taking care
of the leak, you should be all right. Right, it
sounds like you went through everything in order to kill
it off, get rid of it, and in order to

(52:40):
open it up. I'm assuming you took out all the
sheet rock that was wet and stuff correct correct, and
there was no insulation in there that's wet. So yeah,
I think you've done more than what needed to be done.
I don't think you should have any issues at all,
as long as you got the gas get sealed up.

Speaker 4 (52:58):
Now great?

Speaker 15 (53:01):
And then just to like and then is that moisture
meter the right way to check to make sure the
woods really dry or what's the way to make sure
it dried out?

Speaker 10 (53:11):
No moisture meter will tell you how much moisture is
in it, and that'll give you yes, that it's truly
dried out. So a question I have for you. Have
you had the air conditioning running the whole time?

Speaker 15 (53:24):
I think so, but nothing too crazy. I think the
house days that like seventy six or something. Do you
recommend turning that off for twenty four hours or something?

Speaker 10 (53:34):
No, because that will increase the moisture level and the
humidity level in the house by shutting the air off.
The air conditioner is a big d shumidifier.

Speaker 3 (53:44):
But I got it.

Speaker 10 (53:46):
I was asking because the vents would still be going
into that room. Was there a return air in that
room that you put all the plastic up going back
to the unit or is that another area of the house.

Speaker 15 (54:03):
I'm not the best at this question. There's one acy
vent in that family room. I know that, and okay,
there's the myself. The hole that is that has the
sheet rock move removed is about two point five feet
by two point five feet. It's a square, and event
the ac vent that in that room is about like

(54:25):
five six feet away from that on the on the wall,
and then my parents have left, like the door that
connects it to the kitchen closed, and then the one
that was opened to the hallway when you walk in,
they just they just kind of tape that up with
that drop cloth plastic.

Speaker 4 (54:41):
So I don't know if.

Speaker 15 (54:42):
That contributed to the humidity in that room and they
should remove that, or we just wanted to not have
mold bread.

Speaker 5 (54:50):
So sure we did.

Speaker 10 (54:51):
But yeah, uh, the only thing I'm asking on the
AC is because if the AC sys them was running
and there was mold in the house, it would have
picked it up and circulated it around the house. Now,
from what you described to me, to be honest with you,

(55:12):
you went way overkilled for anything that most people would
have done. So I don't think they're going to have
any issues. But well you really need to do in
the long run just to make sure that everything is
okay is have a mold test done and you can

(55:35):
pick up even I'm not sure they still have it,
but I know they used to at Loew's and Home Depot.
They used to have a test hit where you've got
a Petrie dish that you would leave out, send it
in and they would give you test results. Otherwise, there
is a place in town it's Woodland's Water Restoration. They

(55:57):
can come and do a test for you and that
would tell you if if if you got to mold
in the house or not.

Speaker 15 (56:06):
Okay, So that's good to know for the future. And
then the ACY thing is also good to know. But
probably since we treated it well right when we opened
up the sheet rock. It's you know, like those.

Speaker 10 (56:20):
I don't think you're going to have any issues. I think, yeah,
I think I think one, your your issue is so
small that and once you stop the water, you stop
the mold anyway, so I think you should be just fine, okay.

Speaker 15 (56:35):
And then the way to make sure that the moisture
is out of there is just to use the moisture
meter like one that you can get from a hardware store.

Speaker 5 (56:43):

Hi, Jim. We have a house in Humble that was
built back in the seventies. In the past month or so,
a sinkhole has opened up in the sideyard. It's about
a foot across and several feet deep. And when I

first noticed it, it was only about six to eight
inches deep. So I said, oh, well, I can fill
that in, and I went and I got a bag
of gravel, and I went over and filled it in
with the bag of gravel and it has sunk down
another ten inches or so. It does not seem to

(57:47):
be associated with any plumbing or utilities that are going
into the house, and I was wondering who I should
talk to to have come out and look at it
and see what the next steps are.

Speaker 10 (58:03):
So is it on an easement by chance?

Speaker 12 (58:09):
What do you mean the easement?

Speaker 10 (58:11):
Well, almost all the lots have an easement where utilities
can run through, not just for your house, but like
it'll run either like across the backyard or something where
everybody's drain lines will run to at sewer lines or

(58:33):
water for storm brains and things like that.

Speaker 12 (58:37):
Well, I don't think so. I know where the sewer
line runs across in the backyard, and the various television
cables and things run across, and I have had I
called up and had the utilities come out and check

(59:01):
to see where they are, and none of them seemed
to be anywhere close.

Speaker 13 (59:06):
Right.

Speaker 10 (59:06):
The only one I would be concerned with would be
if there was a storm water line. That would be
like where the out in the road that where the
water drains off the road into the catch basin the
pipe that takes that water out.

Speaker 12 (59:25):
Yeah, I don't think that's anywhere close either.

Speaker 10 (59:29):
Okay, So if you don't have anything like that, you
can have a sinkhole started extremely rare, but as we've
been seeing on the news, the darn things are happening.

Speaker 12 (59:44):
Yeah. I was just thinking that, you know, the house
has been there since the seventies, and I would have
thought that most stuff that had settled would have already
settled by now.

Speaker 10 (59:56):
Yeah, it's not going to be just It's not going
to be just settlement. I mean, Uh, there's either got
to be a pipe down there that is taking away
the soil or or something like that for it to
be happening.

Speaker 12 (01:00:11):
So who should I call to have them come out
and look at this?

Speaker 10 (01:00:19):
And how deep did you say it is? Right now?

Speaker 12 (01:00:23):
It's a couple of feet deep?

Speaker 10 (01:00:26):
Okay? Are you are you in Humble Humble city limits? No? Okay,
so you're out in the county.

Speaker 12 (01:00:42):
Yeah, I'm out off of Kenswick in nineteen sixty.

Speaker 10 (01:00:47):
Okay, Because that makes it even harder, because if you're
in city limits, I would tell you to call the
uh storm brain people that have them come out and
double check, since you've already called utilities. But there's I
am sure that you're going to have a pipe down

there of some kind that has water go through it,
and it's gonna be either sewer water or storm water
that's taking soil away, because if.

Speaker 12 (01:01:21):
It was water, I know where the main sewer is,
and that's in the backyard nowhere closed.

Speaker 10 (01:01:28):
Yeah, and it's it's just running. Where is it at
in your yard?

Speaker 12 (01:01:38):
It's on the east side, about uh five feet away
from the house.

Speaker 10 (01:01:52):
And is that five feet from the side of the house.

Five feet from the side of the house?

Correct, okay, and pretty close to the fence line then.

Your sewer line may be in the back but I
will bet you there's an easement that runs up along
where that fence is. There's a pipe in there that's
got a hole in it.

Speaker 12 (01:02:23):
Okay, Who should I have, you know, call to have
them come out and look at it.

Speaker 10 (01:02:29):
Whoever handles the storm sewer pipes. You got storm water
pipes and you got sewer pipes, and whoever handles those
for your area is who you need a contact because
it's gonna be one of those two. And chances are
good it's not going to be the sewer. Chances are

(01:02:50):
real good it's going to be storm water.

Speaker 12 (01:02:53):
Storm sewer, Yeah, stormwater. The only thing left to check about.

Speaker 10 (01:02:58):
Yeah, And what happens is, you know, they got to
run the water somewhere and uh, they're they're able to
take it between the houses that way, and they use
concrete pipes and when the joints in the concrete pipe
starts leaking or something, it'll start letting water take soil
out and create these problems.

Speaker 12 (01:03:20):
Yeah, we had we had that problem with our regular
sewer in the backyard and had the and that all
dug up and and that was the problem with that.
But but that ye.

Is there anything I could put on there to kind
of lighten it up or to get it off all
completely to match the rest of the backyard?

Wow? Not seeing it, I can't say for sure, but
if it's something that was put on the surface, it
would be able to be grinded off using a concrete grinder.
But then that's gonna okay, that's gonna make your surface
real smooth. And what you would end up with then,
And I don't know if you want this or not,

but like the rocks that are into the concrete, when
you grind it down, it'll start showing those and polishment. Personally,
I love the look of it, but it may not
match everything else that you have.

you suggest to that, Is there a chemical to kind
of take it off? They just did a horrible job,

replace our HVAC systems. HVAC systems. We have a two
and a half ton for our upstairs and a three
ton for down and we've just like your what your

advertisements said. We've been told we need to replace them,
but we don't think so. But we still we got
twenty two years out of the out of the first
two and now we're only at like fourteen or excuse me,
fifteen years with the new ones that we put in sure.

And why are they telling you to replace them because
they're old or out of warranty? Yes, yeah, forget about
it pretty much.

Speaker 16 (01:13:11):
Yeah. And we've also been told that they've had leaks
when they didn't really have leaks. We got a second
opinion with another company, but sure, we've done business with
you before, you know, with our foundation and some plumbing.

(01:13:32):
And I want what I'd like to do is go
out forbid, but I want to put together a scope
of work and a maybe even a specification based on
what we have and what you know, the latest and
well the latest technology, and what do we need. Do

(01:13:53):
we need to just replace in kind with something new
or do we need to go uh, you know, to
like a dyking unit. That's what's being recommended by the
other company. And I'm familiar with units, you know, just
just enough to be dangerous, but well familiar with HVAC

(01:14:18):
systems a little bit.

So, so the systems you have have, have they kept
up with with the house? I mean it kept you comfortable.

Speaker 16 (01:14:28):
Yes, for the most part they have. I mean we
do have some issues here and there that you know,
it would be long winded to tell you on the
phone here now, but there are a little bit of issues,
but not too much. The biggest problem is we have
a you know, have an attached garage to the house,

(01:14:51):
and it's right below the master bedroom, and so we
have a lot of humidity. Oh yeah, In fact, I
heard you talking about sheet roight. We just had our
handyman come in and repair some sheet rock that you know,
had gotten mildewed around the door. Yeah, so we need

(01:15:12):
to try to figure out how to do humidify that
area potentially.

Speaker 10 (01:15:18):
One of one of the things I would tell you
is the more return airs that you can have going
back to your unit, the better it will be. And
so you know, it may be that you need to
put another return air in that master bedroom that goes
back to the AC unit. Uh, and that helps circulate

(01:15:38):
the air better, which would help control the humidity in
their better. Uh. The other thing I would tell you
is in my personal home, I went with variable speed.
Now I have a an American Standard in my home
and it works great because it ramps up and down.

(01:16:00):
It monitors humidity as well as temperature and adjust accordingly.
Dyiking and understand, I'm an American Standard and a Dyking dealer,
and Dykan has similar technology. It is less expensive than
American standard, works very well. But if I was putting

(01:16:24):
in a new system right now, I would be looking
at variable speed simply because they're quieter. They control temperature
and humidity better than a single speed type system does.
But let's go back to the original thing. An air
conditioning system, according to the manufacturers, will last anywhere from

(01:16:49):
fifteen to twenty years, and so often, just because the
system gets past the warranty period, a lot of contractors
will tell you, oh, it's it's out of warranty. You
don't want to put any money into fixing this one.
Just get a new one. Look if if you can

(01:17:09):
fix what you've got for I'm just throwing a round
number one thousand dollars and it's going to cost you
twenty thousand to put two new systems in. I'd be
fixing my system for one thousand dollars. But if I
had major issues where I was having to start looking
at replacing compressors and coils and all that stuff. Now

(01:17:31):
you're into repairs that are going to be three thousand,
four thousand, six thousand prices like that, that's when it's
time to be looking at replacing the system.

Speaker 16 (01:17:43):
Yeah. Well, the condensing units, so you're telling me that
they're corroding. You know, we've just had maintenance down on them, and.

Speaker 13 (01:17:54):
Yeah, I washed them.

Speaker 10 (01:17:55):
You know, when they say owing, they're probably talking about
the housing, the steel sheet metal, but the coil itself.

Speaker 16 (01:18:06):
I think the coils, the coils is I think what
they're referring to. It's a real chalky looking material on
the fins.

Speaker 10 (01:18:14):
Okay, the coils.

Speaker 16 (01:18:16):
Yeah, okay, so it's aluminum, right, So it's it is.

Speaker 10 (01:18:24):
Maybe it's oxidizing, and that's not unusual, to be honest
with you.

Yeah, well that's another thing they pointed out, saying that
just no telling how long it's gonna last.

Speaker 10 (01:18:38):
Well, well they are. They're one hundred percent correct on
that there is no telling. I mean, I could sit
here and tell you it looks fine and it's running,
and the darn thing quits two days from now. But uh,
on the on the same token, it's it's a new system.
Is a lot of money. I would love to say,

oh you a new system, don't get me wrong, but uh,
I don't like some of them premature either.

Well, what we paid for these units, uh, fifteen years ago,
it's a heck of a lot less than what they're
asking for now. But again, I'm not talking apples and apples.
I'm talking you know, apples and something else here. Now

(01:19:28):
it's a new technology. So you know, they were, you know,
just in around number seven thousand dollars apiece. Yeah, back
twenty eleven and twenty fourteen. Yeah, they were a couple
of years apart that.

Yeah, now they're they're.

Quoting a lot more than.

Speaker 10 (01:19:48):
That, Oh yeah, a lot more. And when they you
said they were quoting you, dyke, and were they quoting
the Dike and fit Yes, okay, and that it's a
good system.

Yeah, Well so.

Does a specification help? I mean, it certainly seems to
me as a customer, if I know what I'm getting
and writing. It's just a specification that how many it
calls out for all of the various things, the tonnage,
the seer rating. That way, we have a fourteen seer
and a sixteen sier unit and so on and so forth.

(01:20:35):
But at least you know you know exactly what you're
going to get. Yeah, And they talk about matching units,
matching the condenser to the evaperator.

Speaker 10 (01:20:48):
Right, and all the manufacturers require that. Now, I mean
a bootlegger can mix stuff that's not matched by the manufacturer,
but any reputable company is going to use their list.
They should do a load calculation to verify what you need.
Because if you added insulation, changed out the windows, did

(01:21:09):
any of that kind of stuff, it can change the
size unit that you need, and so all that needs
to go into it. But as far as putting together
a spec sheet, you can do that. You can have
a mechanical engineer do the load calculation and then you

(01:21:29):
pick what type of unit you want and you have
everybody bid that. But here's the bottom line on it.
You can have the world's best system and if it
wasn't installed properly, it ain't worth a dart. And you
can have the cheapest system that you can buy, but

(01:21:52):
if it was installed properly and everything hooked upright, it's
going to outperform that expensive system. So it really comes
down to here installers knowing what the heck they're doing.

Yeah, well, we certainly you brought up the return air
event there. There's been discussions about putting another one in
the four yer of the house. Yeah, before you get
to the master bedroom putting it there.

Speaker 10 (01:22:25):
Yeah, well I will tell you in my personal home,

because that does give you the ultimate control. And John,

they call the copper lines. The reason that they typically
want to replace them is that the gases aren't compatible
with each other, and so if you were going to

try and save the old lines, there's a major cleaning
step that has to be taken in and a lot
of times that if there's any residue left or anything
like that, it can mess up the unit. It's not
worth the risk, and that's the reason most ac tractors
are going to tell you replace the line rather than
try to reuse them.
