I'm gonna start though, with Michael Atkinson from Guardian roof Systems,
because our weather is causing us some problems with roof leaks,
isn't it, Michael.

Yes, it is.

It has been a wet few months.

Speaker 7 (03:35):
Well, and you know, a roof leak's not a problem
unless it's raining and nobody knows it's there. Nobody sees
it until it starts raining, and then all of a sudden, uh,
people start seeing wet spots in the sheet rock and
stuff like that, and then everybody wants it fixed immediately.

Speaker 9 (03:56):
Right and you're trying to get the work done in
between continue rain for weeks on end.

Speaker 7 (04:02):
Are you telling me you don't want to strip the
roof and put a new one on while it's.

Speaker 9 (04:05):
Raining, You definitely do not. You would have known the
local weather right now. Trust your roofers intuition on it.
Because they're watching the weather closer than the weather man.

Speaker 7 (04:16):
It seems like, oh, that ain't no joke, you know
the weather Wow, the weather guys. No, they just got
to throw something out there. They're just practicing anyways, So.

Speaker 2 (04:28):
This is true. You know.

Speaker 9 (04:29):
The biggest thing the homeowner can do, though, is to
try to be proactive on stuff.

Speaker 2 (04:32):
You know, roofs do.

Speaker 9 (04:33):
Require maintenance, and once you find a leak inside the house,
it's kind of too late. You know, have have your
roof checked every once in a while, and when people
are going to come out and do an inspection, let
them let them do some maintenance under a roof ahead
of time. That way you stopped it before the leak happens.

Speaker 7 (04:45):
Well, and that's something a lot of people really don't
realize is you know, they we put a roof up
and we think that roof is there forever until something
happens and we got to replace it. And that's really
not the case because there are you've got penetrations for
for pipes, you've got you know, the different vents for
the attic to exhaust the heat and things like that,

(05:08):
and all of that stuff, skylights, all of that is
subject to need and some maintenance work to keep it
working properly correct.

Speaker 9 (05:17):
I mean when you look at certain kind of penetrations,
splashing details, even your ridge caps that go along the
top of the top of the shingles, there are certain
areas that you're going to have exposed neil heads and
over time, you know, you typically when you put a
new roof on, it's got cloking over there. There's a
good ceiling on it, but that ceilin's not going to
last as long as the shingles. You know, you put
a brand new roof on, you may be looking at eight, ten,
maybe twelve years before that ceiling breaks off, and now

you have an exposed neil head that over time could
cause a leak. And so regular maintenance is not something
that's major expenses and major work that needs to be done,
but there is general maintenance that needs to happen on
these roofs, and if you don't, usually we get that
phone call after you see a water spot, like you said,
on the ceiling, and now you're not just fixing the roof,
you're fixing interior stuff as well, painting sheet rock. You know,

the list goes on depending on how major that leak becomes.

Speaker 7 (06:02):
So we're also back into hurricane season, and you know,
one of the big things if somebody's putting a new
roof on at this you know, and really whether a
hurricane season or not in our area, if somebody's putting
on a new roof, they ought to be looking at
these fortified roofs, shouldn't.

Speaker 9 (06:20):
They one hundred percent look fortified is a great system.

Speaker 2 (06:24):
You know.

Speaker 9 (06:24):
What they've done is they've basically adopted the Texas windstorm
installation codes and then they've kind of increased it a
little bit more. And the whole goal is to keep
water out outside of your building. You know, water mitigation
is one of the most expensive things that can happen
when the water gets inside your home because of all
the things that it damages. Fortified helps helps seal the
deck to where water if water does get underneath your roof,

(06:45):
if singles get blown off, then it allows it to
flow off the roof still and not get inside the home,
which is why so many people are starting to look
at the fortified system.

Speaker 7 (06:55):
Are you familiar at all with the government grants that
are out there right now on fortified roofs.

Speaker 9 (07:04):
I have not seen they talk about it in Houston
or in Texas for that matter. Louisiana is doing it
pretty heavily right now, but I have not seen a
whole lot on it in Texas yet. I know that
they are talking about starting to do grants. They may
already be doing it in certain markets, but that is
something that should be coming down the line here pretty soon.

Speaker 7 (07:24):
Well, then I would definitely tell people to call you, guys,
because I know you keep on top of what's going
on in the roofing industry in Texas and in the
Houston area in particular, and so you stay in the know,
and that's one of those things that could really help
people that are needing to put a new roof on

(07:45):
to Some of these grants are pretty good as far
as paying money to get it done.

Speaker 9 (07:51):
Well one hundred percent Jim. And one thing to think about.
You know, when it comes time to replace your roof,
you're going to expose it down to the deck, right,
you can't do a fortified system after roof is installed.
So if there's things that you want to change, change
on the taping, the seams of the decking, or upgraded systems,
upgraded ventilation, really that's the time to do it right.
So you want to hire a contractor that really knows

(08:12):
these kind of things, especially if you're in a windstorm area.
For instance, we had a big hell storm that came
through April thirtieth, May first, in the middle of the night,
and so they came through Pairland Friends with all Brazoria
County Exuit all the way out to Fort Being County. Well,
there's a lot of contracts that come down here that
do work like that. Well, the windstorm code changed April first.
They've adopted new codes that actually kind of started mirroring

(08:33):
more the fortified system with a double layer of felt
or taking the seams of the decking. And that's a
requirement to get a WPI eight. And so you want
to make sure that you're hiring a contract that really
does follow the codes, knows when things change, because once
it goes into effect April first, April second, you can
install it the way you've always done it, and that
could sell a windstorm code means that means the homewner
doesn't get a WPI. You're actually building an outside of code.

Speaker 6 (08:54):
So it is.

Speaker 9 (08:55):
Important to make sure that you're hiring someone that really
knows and follows this kind of stuff and really look
at the system that you're putting on. It's not just
shingles and nails, right, It's an entire system, and there's
different grades of what.

Speaker 10 (09:05):
You can do.

Speaker 9 (09:05):
It doesn't mean you have to, you know, break the
bank and go all the bells and whistles on something,
but sometimes just newer technology is not that much more extensive,
and little changes can make a big difference on how
that roof's goun to perform over the years to come.

Speaker 7 (09:17):
Well. It can also make a difference on insurance costs
as well.

Speaker 9 (09:22):
Absolutely, there's discounts that are available based on different systems
that you do, different kind of shingles that you use.
I mean sometimes you'll see up to a fifteen to
twenty percent discount on your hometer's insurance and that'll last
the life of the shingle, so that maybe the next
twenty to twenty five years you're going to see the
discount on your hometer's insurance where it pays it over
time and you get that better quality system on your house.

Speaker 7 (09:42):
So let's talk about the different types of roofs, because
I mean, you know, in the old days, all we
had to us was the three tab and then they
came out with an architectural shingle. But nowadays there, I mean,
you got the architectural, you've got the metal roofs, You've
got metal shingles look like wood shingles. You can't just

(10:04):
got a realm of roofs out there, and a three
tab is pretty much going away.

Speaker 9 (10:12):
Breetabs are pretty non existent now. A lot of manufacturers
have gone away from even using three tab. Most of
them that still make a three tabs shameless only used
for ridge cap, which in my opinion, you know you're
putting a thirty or limited lifetime type shingle on there
and then taking a ridge cap and putting a lesser
quality system on then you're really not getting the same
life out of that roof. You're not building the components
to last the same amount of time. Right, So you're right, Jem.

(10:35):
Shingles look shingles are not meant to last forever. They
are a cheaper system, but they can be very good systems.

Speaker 2 (10:40):
Right.

Speaker 9 (10:40):
So you look at metal, you look at tile, you
look at synthetic options. There's a lot of upgrades that
you can do that can get a little more expensive.
But just in the shingle realm, there's a lot of
different levels that you can do. You can look at
a limited lifetime shingle, which is your old school thirty
year shingle. Then you've got forty and fifty year shingles
that are heavier. Nowadays, you find these impact resistant shingles
that have a different kind of asphalt that's use reinforce fiberglass.

(11:03):
These things will actually hold up better to win, hold
up better to hell. And so there's little things that
you can do just inside of a composition shingle that
is better than the quality that you're used to seeing.

Speaker 7 (11:14):
Yeah, I will tell you I put a hail resistant
shingle on my house that I have in Dallas, and
I got a heck of a discount on my insurance
by doing that. Because Dallas is prone to hail, and
we're getting more and more hail storms in Houston as well.
But it my neighbors that have houses in the Dallas

(11:36):
area around me have had to get new roofs since
I put this hail resistant on, and I tell you
it makes a night and day difference.

Speaker 9 (11:47):
Well, look, I mean, you know, you have different things
that you look at. You have a homeowner's insurn. If
something gets damaged on there and it's caused by a storm,
then typically the insurances will come out and pay for it.
You're still paying a deductible, which these days are getting
higher and higher.

Speaker 7 (11:59):
Oh yeah, right.

Speaker 9 (12:00):
What I look at is if you put it twenty
system on, you don't want to deal with the construction.
You don't want to deal with the extra expense. We've
put some classic four impact rated shingles on Impairland over
the last few years. This helstorm that came through damage
so a ton of roofs out here, and we went
back and looked at some of the ones we've done
over the last couple of years and there's no damage
on them. That means that home owner does not have
to worry about replacing that roof because they did an
upgrade when it put the roof on.

I'm doing fine. Thanks. I'm looking for a house with
my wife and kiddos in the southeast side of the town,
and we've got two houses. One has just one AC
condenser and spray foam insulation up inside the attic an
AC deck blowing cool air into the attic, and the
other one looks more conventional a little older, got two
AC condensers. They're both about the same size house. And

(16:44):
my question is is it the spray foam insulation in
the attic which is allowing that great big house do
forthesta squiffy to get away with just one condenser.

Speaker 7 (16:56):
If the walls and the attic and everything is spray foamed. Yes,
probably is. I would in that situation, though, I would
really look at having an AC guy look at it
and do a load calculation on that house to make
sure that that one is big enough. Four thousand square
foot's pretty good sized house for one unit.

Speaker 12 (17:20):
Yeah, the house was built just in fifteen sixteens. I'm
assuming it's meeting a lot of new insallation requirements, but
it really surprised me that's only got the one.

Speaker 7 (17:30):
Yeah. Now, I will give you just a little caution here,
if the walls are foamed, the attic is all foam,
and everything is sealed, and it's a sealed unit in foam, Yes,
you don't need quite as much air conditioning. But the
downside is if the air conditioning starts acting up at all,

(17:53):
that house can start to sweat and grow mold and
mildews and stuff. They are a lot more susceptible to
it than a house that has foam in the walls
and breatheable insulation in the attic. Uh. Just just because
of the turn of outside fresh air.

Speaker 12 (18:11):
Okay, So if we bought that house and then went
on a vacation for a month or something, we would
want to leave the AFP on at some temperature to
avoid buldgo.

Speaker 7 (18:22):
Otherwise, it's just like closing an igloo lice chest out
in your backyard in the sun. You know what that
smells like when you open it. That's what your house
is smell like.

built in the seventies and we've had an addition put
on that we're gonna have to insulate. But I was
wondering should I have the old blown in insulation removed
or just have more blown in on top of the

old insulation recommendation?

Yeah, yeah, if you had rodents get into it or
out wet and stuff like that, then you know, then
I recommend taking it out. But in general, when you
have blown in insulation in an attic, you can figure
about every ten years you got to add more to
bring it back up to where it should be.

Yeah.

I'm starting to see the the wood, you know, the joyst,
so I know it's time to add some more. But
I was just curious about removing the old stuff if
that was a viable option.

Speaker 7 (20:12):
I mean, you can do it if you want, but
there's no reason to.

Yeah, I don't want to because I know it costs
a lot more money.

And then my other question is do you have somebody
recommend to blow in do good attic work, because I
know if you don't do it right and you see
a lost of breathing of the attic, you can do
a lot of so you.

have anybody for attic insulation. Uh, but I will tell

we use all the time. And I just don't remember

Gerald out of Sweeney says, mold showing up on ceiling
around vent above the commode and shower stall in the
most used bathroom. Can you suggest anyone in our area

(24:31):
we could contact to assess the situation. The house is
fourteen years old, two thousand square foot and well insulated
with blown in insulation. We have not seen mold anywhere
else in the house. We are in an area that
is subject to relatively high humidity at times thanks well.

(24:54):
Typically when the register starts getting mold that way, it's
because it's getting warm air and cold air that are
mixing right there at the register, and so the register
will tend to sweat and start growing some mold. Some
of the things that you can try is actually keeping

(25:15):
the bathroom door open when nobody's in the bathroom. Obviously,
when you're in there you want to close it, but
keeping the door open will help circulate the air better.
The other thing is to verify that there is insulation
around the penetrations through the ceiling for the duckwork, whether
it's coming in or going out, because otherwise, again you

(25:38):
got cold air and hot air mixing and it'll tend
to give you some problems. Now, if you already have
the door open and you have verified that your insulation
is around it, and you're still having the issue, then
I would recommend let's get an HVAC person out to
check it and see what's going on, what's causing the problem. Uh.

(26:03):
If you do want to address the mold. UH, you know,
if you're concerned because you are saying it's around the event,
it sounds like it's getting onto the sheet rock and stuff. UH,
then I would tell you to call Woodlands Water Restoration.
Their number is two eight one five seven six eighty

four fifty nine and they can come out test the
mold and see what's going on, so that you know
if you've got an issue of something to deal with there.
So hopefully that'll help you out with that. Got a

Hey, Jim, good afternoon. Great question. I have a rental property.
I had an AC put in in twenty eighteen and
I stayed in it for probably three or four years
after that, never had any AC problems. Now, the AC
ducks are sweating pretty bad. Last year I had to
replace some ducks that were far enough away from the

(27:21):
AC unit, but I did not realize that the rest
of the ducks that were against the unit were also sweating. Anyway,
I had an AC guy come out. He told me
the ducks and the rest of the house were undersized
and that was causing the sweating, plus the fact that
my renters were keeping the thermostat down to seventy degrees. Yep,

(27:45):
the house does have old windows in it. It has
the old windows that was built with. It was built
in nineteen eighty. Anyway, we're trying to look for a solution.
I'm not sharing how much longer I'm going to keep
the house, but I'm trying to look for some solution
to stop the sweating. Put a band aid on it somehow.

(28:06):
This is a two story house, so the ducks are
between the roof and the top ceiling and the second
floor and the lower ceiling. So you'd have to gut
the house or put some of the ducks in.

Well, I I anyway, And how old ducks did you
say it is?

The ducks were put in when the house was built
in eighty. Ok The area from the ac to the
ducks that we could get to was replaced in twenty eighteen. Okay,

Two questions. First off, if there's a patch to stop
stop it from leaking from sweating. Also, would newer windows
help this situation, because I do have old windows in.

Changing out the windows is not going to help this situation.
I don't believe it may make it where they don't
turn the thermostatus cold, so I guess in the long run, yeah,
it could possibly make a difference for that, but honestly,
I wouldn't dump the money into that trying to fix
this situation. Seventy is not an unreasonable temperature to be

able to set the thermostat. I know a lot of
HVAC guys to try to tell you that now the
system's only designed to go fifteen degrees below ambient temperatures
and all that stuff. You know what, here in Houston, Texas,
if all of our acs were only going down fifteen
degrees from what the temperature is outside, we all be
sweating our butts off in the house.

Exactly. And you can't ask a renter to you know,
not to put it what they're playing for it, you know.

Speaker 7 (29:53):
Yeah, And I mean my house was built in seventy
three and I turned my thermostat down to I'm gonna
say this out in public sometimes sixty nine degrees seventy
degrees at night, and I don't have that problem now, Yeah,
you've got it. Your duck work is up in the attic,

and the duckwork has changed over the years. They the
codes have changed to where they have a little more
insulation on them and stuff like that. But your duck
work from the from the eighties, is it gray in
color or is it the silver already?

two one two five eight seven four. When we left,
I was talking with Terry about some sweating duck work,
and Terry, here's the deal. If the duck work that's
up in the attic is gray plastic on the outside,

(35:17):
that's the older duck work, and that stuff is deteriorating,
falling apart, and that's what's causing the sweating because it's
allowing heat to get to the duct inside that the
cold air is blowing through. The whole purpose of the
insulation on the duck work is to separate the cold

(35:38):
air that's running through the duck and the hot air
that's in the attic. And as that gray plastic deteriorates
and peels off, the stuff starts to sweat, and it'll
sweat really bad at times. So I'm betting because this
is from the eighties, that's probably what you've got, because

(36:00):
there's somewhere along the late eighties or early nineties that
they went to the duckwork that has the silver lining
on it and that has a little higher R value
and it doesn't deteriorate and split open like that gray
stuff does. And if that's the case. If that's the case,

(36:22):
then you've got no choice but to replace it. Now,
is it sweating? Because you said this is a two
story house, are you having this sweating issue between the floors,
because normally, even if that doesn't have insulation on it,
it's usually not a problem. It's usually only a problem
when it's in the hot attic.

Speaker 2 (36:43):
That's what I think it is. I don't see any
sweating on any of the vents downstairs, but there's two vents.
I have a very tall ceiling in that thing, it's
almost seventeen feet. Yeah, they're sweating in both of those vents.
The two bedrooms that are upstairs and the bathroom upstairs
do not sweat. But one of them is the longest

(37:05):
run from the AC unit, and it's up in the attic.

Speaker 15 (37:09):
Uh.

Speaker 2 (37:10):
For some odd reason, it goes right by the one
in the living room and it does not sweat. Just
basically the two that are in the living room now
where they the attic. It's got like two separate atticts, right, Okay,
the attic that the AC unit is actually in. Those
ducks that tie into the into the unit are sweating

(37:31):
pretty bad, which I did not see that last year.

Speaker 7 (37:34):
Yeah, uh, it was. The register's sweating is different though
than the duckwork sweating.

Speaker 2 (37:43):
Uh.

If the registrars are sweating, that's usually an indict, but
it can be related. That's usually an indication that the
insulation has come off from around the boot that goes
through the sheet rock. So that's letting the coldar and
hot air mix, and so you're kind of driving it
even more so. I bet you got the old gray

duck that's just falling apart on you.

Speaker 2 (38:09):
If you take a diffuser off and look up into
the duck. Can you tell that?

Speaker 7 (38:14):
No, you have to look in the attic.

Okay, so you got to look on the outside, Okay, yeah,
outside of the duck.

Okay, yep, oh okay.

Well, like I said, I was thinking about selling the
house before. I'm not sure what to do now with.

You know, replacing the duck is not the end of
the world. And it's a whole lot cheaper than replacement windows,
to be honest with you. So if you were looking
at that, and again you're not talking about having to
replace the ducks that are in between the floors, so

it's really just the ones that are in hot at
the parts itself.

Yeah, yeah, yeah, that that that huge ceiling roof area,
it's uh, it's probably it looks like two by six
is spanning that. This is a really good stand. And
you can tell by the way that that roof sinks
in at the top that you know, it's probably the
undersized georist in there, and so they can't get a

whole bunch of ducks, you know, or big duck in there,
and it is hot up there. Yeah, like I said,
last year, I had to replace one of the ducks
that went to the uh to the living room. Yeah,
and we actually tore out we tore out all that
that duck as far as we could reach back into
it anyway. There, that's my way. I've got the second

want to get a second AC guy who really knows
this stuff well out there to look at it, Uh,

when I was installing installing the first two or three,

and there's some other areas that I can get to,

my ac in it, you know, just kind of space
them out evenly around the house. Am I Is that
as important as just maybe just getting them in there.

Somewhere well where they're at does make a huge difference
if because if your attic is broken up into sections,
each section has to have its own ventilation otherwise.

That No, this is all one section. Yeah, it's all
it's this house is all one section.

Uh, but you can tell that there are certain areas
was like I said, on the backside at close to
the ac yet it actually all that whole area for

so there's no, it doesn't God, it doesn't go in there.
Now on the opposite side, it's the opposite I have
plenty of room and I installed three dents in there.
But now I'm trying to spread it out on the
opposite side of the.

have an intake for it to work properly. So uh yeah,
where you can't get your hand, that's that's not gonna

that you can't get so be it that. I mean,
I get it that can happen. Yeah, but it doesn't
take much of an area for that air to be
able to move through for the air to be flowing.
So uh, just because you can't necessarily see it, it
may still be able to go.

uh at the drip tube coming out beside the solf.
But over there on the side of the house it's muddiest.
Heck over there, Uh, I noticed when the condition is
running it it's a lot fast driven drip yep. And

then when you shut off it's a little slower. I've
put a two out with a bucket out there this
morning and in about forty five minutes it was full.

Yep. Well you got one or two things. Uh. Did
it used to drip over there or is that something new?

Well?

It was it was you know, it dripped, but not
like it's been doing now. This is new last year.
It was all woid and dry there. It just started
over the last few months.

Your primary drain for your HVAC system is plugged, and
so instead of going down through the sewer system like
it normally does, it's hitting the overflow pan and that's
what's dripping outside. You need to call your AC guy
and get the the line cleaned out because otherwise you're
gonna start having sheet rock damage.

Speaker 15 (52:44):
Okay, yeah, right now, I ain't gotten over blow upstairs
in the attic or not like that for that pan.
But but it's coming there is it's going to be
their vision right now. It looked like it was probably
about a half inch deep inside that pan.

Speaker 7 (52:57):
Yep, yep. And that that panch, that pan, it's your
safety net. There shouldn't be water in it. Once there's
water in it. Your primary drain is plugged.

Speaker 15 (53:06):
Okay, all right, Well my house is twenty two years old,
so I guess I got to get that taken care of.

Speaker 7 (53:13):
Yep, yep. You can give to West the call if
you'd like, or I mean, if you got an ac
guy that you use, you know, have him come out
and do it.

So right now, what I did I put a I
did droll the hole through my bugget there with a
garden hose. Who come to the catchment and I've got
it running out the three trying to get ground to

a lot of people need doors. I've had some calls
about uh, people with doors that get the sun beating
on them and they get damage and people who I have.

One lady call me uh earlier that she uh her
front door is hollow and she's wanting to replace it
with something that's solid because she just doesn't feel safe
with a hollow door. And I don't blame her. I mean,
hollow doors are not not the way to go with
a front door or your back door coming into the house.

(54:54):
But at southern front doors, you guys can handle all
of that kind of stuff.

Speaker 8 (55:00):
Yeah, you shouldn't have You shouldn't have a hollow door
on the exterior house period.

Speaker 7 (55:04):
Nope.

Speaker 8 (55:05):
So the hollow doors are are the only good use
for those there for some interior purposes. But but yeah,
we can take care of that, no problem. We assess
the situation not only from a look standpoint, but a
factionality standpoint. If if it's facing west, or if it's
facing east, or if it gets sun if you if

(55:27):
you have an overhang, if you don't have an overhang
and you need you need to go with fiberglass because
of because you get a little little rain on it
or it gets wet. So every situation is different, and
we try to bring our expertise to the table and
inform the customer not just sell them a door. We
can just sell them a door and and forget about it,

(55:50):
but we try to look at what the situation is
so that they're not having issues a few years down
the road.

Speaker 7 (55:58):
And really, up front, door should last a while. I mean,
it's not something we need to replace every two, three,
four years. It's it's something. Yes, they they're aware item
they do have to be replaced, but uh, you should
get decades, not just a few years.

Speaker 8 (56:16):
Absolutely, Yeah, you shouldn't be replacing your door in a
few years. You might need to refinish, depending on your situation.
If you're if you get a lot of sunlight, you
may need to, you know, refinish your door, but you
shouldn't be having to replace it. But if you're if
you do get if you don't have adequate overhang or
you know, in some cases there's homes that the door

(56:38):
is just on the side of a house and it's
there's there's no kind of protection from the rain. It's
there's no overhang. Uh, you want to put something that's
so in other words, I wouldn't recommend putting a wood
door in that situation. Yeah, because if it gets wet
a lot, you're gonna have some issue. So we try

(57:01):
to explain the customers those types of situations so that
you know, a few years down the road, they're not
having to replace their door again.

Speaker 7 (57:11):
So let's let's talk a little bit about energy energy
efficiency of doors. You know, wood doors versus the fiber
doors versus iron doors.

Speaker 8 (57:22):
Yeah, the most energy efficient is is a solid wood door.
You're going to get the most energy efficiency out of that.
The fiberglass doors and the iron doors are insulated and
they do a good job, but they're not gonna do
as well as a solid wood door. They're they're they're adequate,

(57:42):
they do good. Uh So, and so the very the
best is the woods. Number two would be the fiberglass
and number three would be the iron. Even though the
iron is insulated, iron does conduct uh, and it will
transfer heat and cold.

Speaker 7 (58:02):
Oh yeah.

So again it's it's give you an example. If it's
if it's really really hot outside and you run your
