sat there and watched it on television before I went
and got something to eat last night, and that is
just the coolest thing. And I found it funny. You know,
they kept talking about how many years it's been since
we've gone to the Moon, and how so many people

don't remember it. Well, fifty three years, you can probably
figure that anybody under the age I'll be generous here,
anybody fifty five or younger never saw it that they
can remember, probably, But you know, it just brings back

all kinds of memories back to when we went to
the Moon the last time, and I just thought it
was coolest heck, making that trip again. I can't wait
to see the next steps taking place. And once again,
the timing that NASA has on everything is just unbelievable.

Hi, Thanks for taking my call. I have a backyard
patio that is covered with an overhang, uh, solid wood overhang,
and the patio floor is flagstone.

Speaker 9 (04:48):
Uh huh.

Speaker 10 (04:49):
But and then there's a lot of shaded trees around
that soul. Throughout the year, I'm having to go out
there with my powerwasher and powerwash all all this mold
that keeps going on this flagstone. And I'm wondering if
you know of a product that I could put on

(05:09):
the flagstone after I've cleaned it off and it's fully
dried to prevent that mold from coming back so often?

Speaker 9 (05:17):
And how often are you having to do this?

Speaker 10 (05:21):
I well, if I'm not lazy, two to three times
a year.

Speaker 5 (05:26):
Wow.

Speaker 10 (05:29):
Yeah. The flagstone patio is kind of concave. It kind
of goes down slightly from the base of the house
and then the same as it comes off the grass
in the yard. So there's like a little confluence I
would say, in the.

Speaker 11 (05:48):
Middle of it.

Speaker 10 (05:49):
Yeah, that's where the water runs down after a rain
and it just it just gets real nasty.

Speaker 5 (05:57):
Yeah.

Speaker 9 (05:58):
Yeah. On as long as it's holding water like that,
it's going to continue to happen. Okay, because the water
is what's promoting that growth. You could put a sealer
on it, and you can get one at Florin Decor,

(06:23):
but the water, if it's sitting on that surface like that,
it's going to promote that growth. The bigger thing to
do would probably be to deal with the drainage of
it to keep the water from standing. And I think
you'd have far better luck doing it that way.

Okay, Well, that's a big ticket item right now. But
I appreciate your time and the information that you gave me.

How much low is it in the middle?

Speaker 10 (06:58):
Golly, I don't know.

It.

If you put a chair on it, maybe half an
inch maybe an inch, oh okay, And it's low enough
to it's low enough to hold water.

Speaker 12 (07:12):
And if it holds water.

Speaker 10 (07:13):
Like on a rainy day to day, then when it
stops raining, I'll go out there and I'll sweep it
off the patio. Otherwise it'll just sit, it'll just stand there.

Speaker 9 (07:25):
And your your mortar lines. Do you have mortar between
the uh flagstone? Yes? How how sick are those how wide.

Speaker 10 (07:36):
I don't know how sick they probably I'm going to
say about an inch thick, because I can tell when
I look at the edge of the flagstone, h at
the lawn grass level. Uh huh, And the space between
each flagstone is probably. Oh, it varies from half an
inch to inch and a half in some places. It's uh,

(07:59):
there's no there's no continuity to it.

Speaker 13 (08:02):
It's right, it's like a.

Speaker 9 (08:04):
So here's what I would do. I would use the
mortar lines. Uh. You know, if you if you were
holding an inch and a half of water, this would
be very difficult. But if you're only holding a half inch,
use the mortar lines, and you can use a a
circular saw with an abrasive blade to follow those lines

(08:27):
and just cut a trench to take the water out
of that low spot back off into a flower bed
or the grass area or something that allows the water
to exit. It doesn't have to do it rapidly.

Speaker 14 (08:43):
Uh.

Speaker 9 (08:44):
And that that will help to keep it dryer and
won't cost you hardly anything to do.

Speaker 10 (08:52):
Okay, Yeah, that will that's helpful. Yeah, all right, well
I'll give that some consideration then, and thank you for

A little bit. Thank you, ma'am. You take care bye,
but and again seven one three two one two five
eight seven four. And look, you can do that same thing,
whether it's got flagstone on it, whether you've got even
just regular concrete. If you don't mind having the line cut,

(09:26):
you can cut a line across that just allows the
water to trickle out of there. Uh, I get it.
The stuff can move over time. And sometimes it's poured
with a low spot like that. In the industry, it's
called a bird bath. Uh, it's got to be addressed somehow. Now,

(09:48):
if you've got new concrete and it's got a low
spot like that, you sometimes you just plane have to
redo the concrete. But when you're talking about flagstone like this,
you can a lot of times just follow those grout lines,
take it on out and your problem is solved. Got

I'll tell you what I'm going to jump into a

quick email question. Uh, this came from T and he says,
got a stucco chimney doesn't match the front of the
stucco house. HOA says it has to match. Okay, So
you got a choice. You can redo the stucco to match,
or you paint it. And probably the reason it doesn't

(10:54):
match is, even if they were done at the same time,
the chimney is being beat on by the sun, probably
more than the front of the house, and so it
has faded stucco. Real stucco is supposed to be painted
periodically anyways, So let's paint it. There's a product out
there that I would tell you to take a look at,

(11:19):
and it's Rhino Shield. It's it's not a paint, it's
a coating. It's got elasticity to it, It breathes, it
does beautiful on stucco and a lot of other materials.
But that would I think take care of this where
the h away is happy, you're happy, and you did
one of the maintenance items, and that Rhino shield comes

(11:41):
with a twenty five year warranty, so you wouldn't have
to worry about it. Happening again anytime soon, So I
think that would get you taken care of. Got a

three two one two five eight seven four. We're gonna
head out to sugar Land and Mike, this is Jim.
How can I help you?

Hi, Jam, thanks for taking my call.

Speaker 9 (16:01):
My pleasure.

Speaker 15 (16:02):
I have I have a two story home built in
the mid seventies. It's on a slab and I haven't had,
you know, significant settling issues to where I've needed foundation repair.
But I've got on one corner where the slab actually.

Speaker 14 (16:27):
Is.

Speaker 15 (16:28):
I see exposed about six inches of slab and then
their slab below grade. But this corner is up a
little bit, not elevated more than it should be. But
there is a crack that runs from the bottom of
the brick top of that where the slab is exposed

(16:49):
right at the corner, and it runs kind of diagonally,
so you can see the crack on both sides of
the corner, kind of going down at an angle. It's
about a half an inch will Yeah, was wondering the
best way to deal with that crack, because of course
I don't want water intrusion and things like that to

(17:10):
worsen it. To where I have a problem with that corner.

Speaker 9 (17:16):
Is that reaching back about six inches in each direction
from the corner.

Speaker 15 (17:24):
At the top it's close to the corner, maybe an
inch back from the very corner and then at the
bottom part where it goes to agonally, it's probably about
four inches back.

Speaker 9 (17:36):
Okay, this is nothing to lose any sleepover. You'll find
it on almost all homes. What happens is the concrete
when it's poured is exposed on two sides, so it
tends to dry faster there, and then there's no reinforcement
that goes out to the corner, and when the concrete

(17:59):
gets that, it dries quick there. It's it's a weak
spot between where it dries slower and dries quick. It
tends to crack and can fall off. It's strictly a
cosmetic thing, so you don't have to worry about that.
But you can literally pull that piece off, put some
epoxy on it, and put it back on and glue

(18:20):
it into place.

Speaker 15 (18:23):
Okay, I don't know if if it's all the way
through the slab to where I could do that, you
know it might stop. I'd have to probably if it's
a little bit below.

Speaker 9 (18:34):
If it's a half inch stick. If it's a half
inch stick, I can guarantee you it's all the way through.

Speaker 15 (18:40):
Okay, all right, So just pull it off an he
pocks yet, and then put.

Speaker 3 (18:45):
It back on.

Speaker 9 (18:46):
Yeah, and since yours goes down into the dirt, because
a lot of them don't go down into the dirt
or don't go very far. Uh, just dig it up
to where you get to the bottom where that piece is.
And my guess is you're not going to go down
very far, probably just a few inches and it's gonna stop,
and you'll find that that piece is just literally sitting there.

(19:07):
You can just grab it with your hand, pull it
off and clean it up, put the POxy on it,
and you're done.

something you got to worry about.

Now. You can also if if that piece is lost
or crumbled up or something like that, you can form
it and put some non shrink groud into it and
things like that to build it back up. But if
nothing was there, it's not hurting anything either. So got

Jillian had sent in an email about a glass roof repair.
My mother in law has an old screen in porch
on her deck that has glass ceilings. Last year a

(20:18):
tree branch fell through the glass, breaking it. It was
safety glass, so not much damage. Over the past couple
of years it has gotten worse and we have been
unable to find anybody who can repair it. Most say
the glass isn't made anymore and they would need a
whole new roof section. Do you have any ideas or guidance. Well,

(20:44):
what you're going to find is if you remember back
the old Wendy's restaurants where they had the glass fronts
and it had that curvature at the top and then
continued on. That company who built those did a lot
of them on residentidential as well.

Speaker 13 (21:01):
Well.

Speaker 9 (21:01):
When Wendy's stopped using that type of construction, they lost
a big chunk of their business and basically they went
out of business. And so the parts and stuff are
not available any longer, and you're going to find that
those parts are typically problematic. Anyways, I would recommend you

(21:23):
take the glass part off put a regular roof there
and then you can, you know, just have your screen
wall or glass wall or whatever you want to have,
but the roof part. Let's put a regular roof up
there and not have to worry about this happening again.

Yeah, sir, my daughter's got a house Pierre and Bean
fourteen hundred square foot, gotta simu. We'll basically wall around
all four sides vince probably every eight feet, and she's
got a sub floor that's way for board and fallen
through all over the house. How would you recommend that

(23:51):
that product be? What would you go back with I
know everything's got to be demoed, but how would you
go back with it? To do with this issue? There
is no ben there is no exhaust land under the house.
But like I said, it's been it on all the
four sides.

Speaker 9 (24:09):
How old the house is it.

Speaker 16 (24:12):
She bought it used. I'm gonna guess that it's a
recent remodel before she purchased it. I would say it's
probably twelve to fifteen years old.

Speaker 9 (24:23):
Okay, maybe I'm guessing at that. Okay, I just want
to make sure it wasn't something that was like built
in the forties or eighties.

Speaker 13 (24:32):
No, fifty something that type package deal, gotcha. Okay, I'm
not sure that that.

Speaker 9 (24:39):
So the issue is going to be it probably just
doesn't have proper ventilation under it. Uh So, I think
the first thing I would do is deal with the
ventilation and the humidity that's under it. Secondary when you
replace the decking, go back with a plywood not a

(25:02):
not a particle type board.

Speaker 16 (25:05):
And yeah, order or the.

Speaker 9 (25:10):
Eight Well, I mean, if you can spring for the
eight inchin and eighth, go with it.

Speaker 13 (25:15):
Uh.

Speaker 9 (25:16):
If if you're gonna put carpet on it, you don't
need the echine an eighth, But if you're gonna put
any type of hard flooring on it, you would want
the inchine an eighth.

Speaker 16 (25:26):
Yeah, she's probably gonna go back with the LBT. She'd
like to go with like a ceramic pile, but I
don't think that's probably the best application.

Speaker 9 (25:35):
Yeah, they then go with the echine in eighth. Uh,
but again you got to get that ventilation taken care of.
And the other thing is you're gonna have to check
and see if the floor joists were affected as well.

Speaker 13 (25:48):
Correct.

Speaker 9 (25:49):
Uh a chance, Yeah, chances are good the floor choices
will still be okay, but just double check them. No
insulation unless you go back with a spray foam closed cell.
But I typically recommend no insulation on these type of constructions.

Speaker 16 (26:12):
And no vapor barrier bottom or top.

Speaker 9 (26:16):
Not on the floor itself. Now, if you cannot control
the humidity level underneath there, then you'll have to put
a barrier on top of the soil so that you're
not getting all that moisture coming up. But you know,
I know they're selling the heck out of those things now.
But if you think back all the decades that went

(26:38):
that we never had moisture barriers down, vapor barriers, we
don't need them now either. If we deal with the
ventilation properly. They make us. They make it exactly That's
what I was going to say. They make a system

(26:59):
that actually goes into the vent holes and you would
put it on one side to suck the air across
the home. It'll have a temperature and a humidist stat
on it that you can set up where you need
it and just let that take care of it.

Speaker 16 (27:17):
Yeah, her services on one end of the house, and
I'd be a short run and pull that off right there.

Speaker 9 (27:24):
And look, if you need help get in the right system,
if you'll call my office and talk to Nick. He's
my manager in Houston. He can tell you what we
use and be able to tell you where you can
get it and everything.

Speaker 16 (27:42):
And it's a basic demo on that is going to
go up as close as they can get to the
wallplate and that because there's no getting out from under
the wallplay correct.

Speaker 9 (27:54):
You getting the air?

Speaker 16 (27:55):
No, now getting the plywood out from on the wall plight?

Speaker 9 (28:02):
Yeah, that that happen. That is correct. Uh, well, on
the into on the exterior walls, it's extremely difficult. On
the interior walls. We've been able to pick them up,
support them, put the plywood under and but it's a
real pain.

Speaker 16 (28:19):
Oh yeah, interesting, Okay, Well, I appreciate your help. I
answered the confirmed a lot of what I was thinking about,
answered several good questions as well.

Speaker 9 (28:28):
I appreciate you all right, you take care, thank you too,
And if you got a question seven one three, two,
one two five eight seven fors the number to call
and look. Even in the cities, the building techniques have
been changing. Yes, if you go into track home neighborhoods,

(28:53):
they're still putting slabs down left and right. But when
you're getting into a lot of homes now, now they
are going in with block and base, pure and beam
because they've got to get the elevations higher. They're not
allowed to bring dirt in because of FEMA rules and
flood rules, but you got to get the floor elevation higher.

(29:13):
So they're doing a lot of block and based, peer
and beam homes. And let's be real, you can do
architecture with these that you can't do with a slab,
So there are some benefits as well. The big thing
is they gotta have the right ventilation under them, and
far too often the ventilation is shortcut and the humidity

(29:37):
levels just get too high. Some of the newer building codes,
when they're building them new is requiring insulation under it,
and cities listen up. You're screwing the homeowners when you're
requiring them to put fiberglass insulation in the crawl space

(29:57):
is holding moisture on the wood. It's these homes out.
Take that stuff out and it just let the the
air breathe underneath there. If you're going to require an insulation,
closed cell spray poam only and it only needs an

(30:19):
inch or two that seals it. But it also doesn't
absorb moisture. If you use an open cell phone, it's
still gonna hold moisture against the wood. That's the reason
I'm very specific closed cell phoam only, So keep that

an email from Fred and he says, I have one
toilet that squeaks when the other toilets are flushed. It
also squeaks when some faucets are used. Does this mean

that I have a water pressure problem in the house?
Is it just the toilet mechanism needs to be replaced
or do I have some other problems? If so, what
resolution would you recommend? Thanks? Well, it is a water
pressure issue, because what's happening is when a toilet is

(34:57):
flushed or a faucet is turned on, it's changing the
pressure in the pipe. And it sounds like what's happening
is when that pressure lightens up, just the hair the
valve is letting water squeak by literally squeak by the valve.
And when that happens, that's the noise that you're hearing. So, yes,

(35:20):
I do think it's probably just the mechanisms inside the tank.
Change that out and it'll probably fix the problem. Now,
it could be down in the shut off valve below
the toilet, but I don't think so. I think it's
going to be in the toilet tank itself. Shouldn't be
that big a deal to change it out. You're only

(35:42):
talking I don't know, fifteen twenty five dollars somewhere in
that range for the mechanisms to replace it, and those
have to be replaced periodically anyways, because they do wear
out and start getting weak. So I'm betting that's all
it is. You can get it taken care of and
then not have to worry about it any longer. So

hopefully that helps you out with that one again, if

this morning and they were talking about and graduation is
coming up in May, and people are looking at colleges

and college students are trying to decide if they want

because they just make the assumption always that everybody's got

to go to college, and you know what, you don't.
And I would encourage parents to hold this talk with
your kids. If they don't want to go to college,
don't force them. They don't know what they want to do.
Tell them, to get a job for a while first
and figure out what they want to do, because just

a college degree nowadays it doesn't cut it anymore. And
there are other things you can do that just don't
require a college degree. Become a plumber, an electrician, a welder,
you know, hvac. These guys all make good money. I

mean thirty thirty five bucks an hour. That's good money,
and you're not spending one hundred thousand dollars on an
education to do it. You're making money right away. The
other thing is these guys, if they are smart and
can go into management and run a division, have people

(37:50):
underneath them and stuff like that. I've got guys working
for me that make one hundred and fifty two hundred
thousand a year running different divisions of my company. Because
they are good at air conditioning, plumbing, you know, the
foundation repair, things like that, and they're able to manage people.

(38:12):
They can get their own business as well if they
want to. Now, I will tell you, running your own
business is way different than working for somebody else. You
got a whole different set of headaches. Despite what you hear,
it's not all gravy running your own business. But that
we'll go into that story later, but look, I would

(38:35):
truly encourage you that let them explore other things other
than just college. I know a lot of people who
went to college. They do absolutely nothing with their degree,
and some of them are actually in the trades now.

(38:57):
They didn't need to go to college to go into
the trade aids. So working with your hands is not
a bad way to make a living. Let me tell you,
I've done it my whole life. And yes, I am
an owner of a business, and I guess I will
address that a little bit. If you're going to own
a business, you gotta have some thick skin, and you've

(39:21):
got to be able to withstand a lot of pressure
because there is always something that you're having to deal with.
And if you enjoy working with your tools and running
the job and all that stuff, bluntly, ownership is probably
not for you because you don't get to do those

(39:44):
things as the owner. Typically, if you build your business
to any size, you're too busy managing what other people
are doing. Now, it's great that you can solve their
problems when they're on a project, and that comes from experience,
and so I still encourage that. I'm just saying if
You've got the skill set though to withstand the pressure
and stuff. Uh, why not look at being an owner.

You'll you'll you'll love it if you can take the
pressures of running a business. It's not the same as
working for somebody else. And you know, I've talked about
the fact that I'm learning to fly and this kind
of plays into the pressures of other things. I've brought

I was having issues with a brand new HVAC system.
My system was cycling often on, way too often. Anyway,

took care of the issue for me, And I just
want to give kudos to the guy. His name is
Michael Cavassos. He found what the problem was. While the
system was cycling on and off, he found the issue

wires being crossed up. Plus I was having issues with
the system being very very noisy, and he found that issue.
So I just want to give kudos out to the guy.

Oh my pleasure. You know a lot of people think
that just because our water is coming from a municipal
water supply that everything is hunk a Dorian. They don't
need to worry about it. And oh, water ain't what
it used to be, is it.

Speaker 3 (52:22):
No, it's not. No, it's not Houston water. And the
surrounding area contains a lot of calcium magnetium in the
water right now, which causes that white residue and spots
and build up on fixtures and make your water taste
chalky and also damage your appliances over time. And then
of course, the city's even chemicals like chlorine and chlorines

(52:46):
right now to treat their water, which can cause a
strong taste and bad smell and also create disinfection byproducts
that affect the taste as well.

Speaker 9 (52:57):
You know, I find that the water that has not
been treated, like you use soap to wash your hands,
it it just never feels like it got clean, and
that the hands are kind of dry when I try
to rub them together, even even with soap and water
on them. It's just it's just different. I mean, it's weird, but.

So it's definitely the combination between the coloring.

Speaker 9 (53:25):
Yeah, and that's what it feels like is a swimming pool.
It's over chlorinated. You know, just been shocked right right?

you test the water, but what does that mean?

Now so often people think that you know where the
water is coming in the house. Let's say it's on
the front left corner of the house and their garage
is on the right side. And in their minds they think, well,
I've got to have it on the front left corner.
But you can redirect the aligne over and then back

to where the water goes in the house, can't you.

Speaker 3 (55:26):
If it's on the opposite side. If your water is
coming in on the opposite side of your house in
your garage, there are certain occasions where we can get
it over to your garage. But not every job is
allowed to be able to do that. Just every job
is different.

Speaker 5 (55:39):
So it just depends, right, And.

Speaker 9 (55:42):
What are the options if we don't put it in the.

Speaker 3 (55:45):
Garage, If you don't put in the garage. It will
be installed outside. You know, all fifty percent of our
installs are outside. They come with tank covers, they come
with valve covers. We actually install with a nice border
and around it with pavers to sit on top of,
so we don't just go and pop it right on

(56:06):
your grass. It's professionally installed when it's outside, and we
also have covers to ensure the UV light stuff isn't
beating up the system through time.

Speaker 9 (56:18):
And then let's talk about the difference between water softeners
and carbon conditioning and reverse saucemosis systems because a lot
of people don't really know what all the differences are
and what the benefits are.

Speaker 13 (56:35):
Right.

Speaker 3 (56:35):
The main difference is the water softener is going to
remove hard minerals in your water, which is basically your
calcium and your magnesium to physically soften that water. The
carbon conditioner will remove the contaminants like chlorine, a little
bit of sediment, and chemicals like coorine or core meines
that the city using to improve the taste and odor.
But the carbon condition will not remove the hardness minerals.

(57:00):
So water softener uses ionic exchange to replace that calcium, magnesium, sodium,
preventing that scale build up on your pipes and on
your appliances. Whereas carbon conditioners, they use activated carbon to
absorb the contaminants, and that's what's going to improve the
quality and the taste and the smell as well.

And what's the reverse osmosis to. Then?

Speaker 3 (57:26):
The reverse osmosis is going to remove your total DISSOLVET solids.
It's going to remove stuff like you know, odors, obviously,
heavy metals, fluoride, nitrates, pharmaceutical contaminants up to about ninety
seven percent of contaminants.

I've been in into houses and in and out of
houses in fifteen minutes. I've also sat there for an
hour and a half, so we can kind of tailor
to your needs. But we sit there and answer any
questions that you might have for us. So a typical preview, though,
could last anywhere from about thirty minutes to an.

Hour, okay. And then after we come to agreement and
we're going to have a system installed, what's our average timeline.

Speaker 3 (58:41):
Well, we're usually between three days to a week out.
And like I said, once we schedule you, we will
be there on the time at the time that we
say we're going to be there. In a normal install,
it's an average install takes about two and a half
three hours.

Speaker 9 (58:54):
Okay. So if somebody wants to call Southern Water Solutions

it's it's very hard. A ton of calcium magnesium build up,
and then the chemicals that the city is using to
treat the water with is what you try to want
to avoid putting inside your body as well.

Yeah, so how about well water. Can you guys help

Yeah, sir, we do well waters as well. That's a
totally different ball game. That's definitely requiring a water test
on every single job, every single call that we have
come in, we go out and we do a water
test because it could have you know, anything from calcium, magnesium,
to iron, to magnanes to Every private well is different,

so we definitely require a private water test to come
out there. It doesn't cost you anything, and then we
go from after the water test, that's where we go
from there.

went purchased an extra ten year part of the labor
warranty and two years.

And then I guess the reanit it's licking and everything else,
and they won't come out and fixt it. They said, oh,
you don't have the Uh.

never mentioned.

So you purchased the plan and they're telling you you
don't have it.

No.

I purchased a plan with them and they said that
every year I'm supposed to do the yearly maintenance.

They never mentioned, but of course it was in a
small print.

Summer and they called me and say, hey, would you
like to purchase this warranty you're supposed to if you
want your warranty to be continued, then you have to
do service plans.

Oh yeah, sure.

Nobody mentioned to me as I would love to purchase it.
And there was three hundred dollars for a monthly plan.
So when I signed up, and I said, yeah, you
know you weren't this active only if you purchased the plan,
and I did, and they came out and like, oh,
there's something wrong with the AC if we can't cover
that anymore, because you never can. You never called this
last year.

Okay, how old a system is it?

Two years old?

Call my office because and what brand is it?

A carrier?

is covered, especially the major parts, for a lot more
than three years.

So they when they came out, I guess to pull
up in a system and they did say that I
have a ten year warranty with many, you know, with
the company.

I guess there's a way to register or something.

So they did register that I have a warranty with them,
but they wouldn't fix it because they said I didn't
nobody came out last year, which I didn't know about it.
And when they mentioned to me and I did purchase
a three three hundred dollars plan. But now when they
came out like, oh no, since you didn't call us
last year, we cannot cover that.

It's like, you know, just like running around you know.

Yeah, that's why I say you need a different AC guy.
Just just give us a calumn. We'll come out and
take a look at it and see what's going on
and uh and we can check on the warranty and stuff.

they'd had us put the system in. Let me explain something.
You can have the absolute best air conditioning system in
the world. If it's not put in properly, it's not

going to work and it's not going to last. You
can have the cheapest air conditioning system in the world.
If it's put in properly, it'll last and it'll do
what it's designed to do. AC systems are very finicky.
They got to be done right in order to do
the job that they're designed to do, which is dehumidify

and cool the air. And I put dehumidify first because
if you don't dehumidify that air, it won't cool properly.
And that's where a lot of people miss it. So yeah,

Yeah, thanks Jim. And it seems like it's a season
for air conditioning questions and I have one.

Speaker 3 (01:11:13):
Yeah, the with our with our.

Speaker 11 (01:11:16):
Current ac company, the doing this pre summer inspection. The
last year, they mentioned a little bit of mold on
the on the air air cooler cooling coils, and uh.
And I just assumed that almost every house in Houston
might have that that risk and maybe that sort of thing.
But then the second year they mentioned it yet again,

(01:11:39):
and they're and they're trying to sell me a little
skeptical look that told me if I shouldn't be something
called an air scrubber that is rather expensive and uh,
and they are, and with several different options, all increasing
in price and more expensive ones, including a UV light.

Speaker 13 (01:11:59):
Right.

Speaker 11 (01:11:59):
So I did a little research, and I find that
there's some dangers supposedly with some of the US light
things for ozone to production. And just to let you know,
I know you're talking about how the air conditioning used
to be working well and efficiently to be set up.
Right in the first place, we're being that inside air

(01:12:19):
is about fifty the humidity is about fifty percent right
around around now.

Speaker 13 (01:12:25):
So that's that's keeping of that.

Speaker 11 (01:12:27):
But anyway, we have we have two units, two zones
in attic. One of these has this little mold collection
and and the other one does not. And so that
some people just say, well, just clean your change your
filters more frequently in the summertime, and and some people say,
you know, just just clean them manually or whatever, which

(01:12:49):
I wouldn't know how to do. And and so I
just wanted to set your advice. If I'm just kind
of getting an upsil for something I don't really need,
or if it really does probably need a tension.

Speaker 9 (01:12:59):
Of some sort, well, it definitely does not need the lights. Now,
if you're growing mold in there that way, it's because
of moisture in there. So something may not be draining right,
something may be overpulling. Your humidity level sounds good. I
wouldn't be concerned with that humidity level at all. But

(01:13:21):
the UV lights bring a lot of money to air
conditioning companies. And I tell my guys all the time,
the only time we need to be selling a UV
light is if there is a reason for it. And
typically the reason for it is if you've got somebody
in the house who is susceptible to getting sick. It

(01:13:41):
kills the bacterias and things like that. And yes, it's
a good thing for that to put it in. Simply
because your coil is getting some mold on it. That's
not what it was originally designed for. That coil and
stuff needs to be cleaned up. Let's find out why
it's starting to grow the old correct that problem. You

(01:14:02):
don't need a UV liked.

Speaker 11 (01:14:05):
Right. What about this thing they're calling an air scrubber,
are you familiar with that?

Speaker 9 (01:14:11):
Yeah? A lot of times air scrubbers are nothing more
than a filtration system that they're trying to sell you. Okay,
what had they did? They tell you what they're trying
to do with this air scrubber, and it just.

Speaker 11 (01:14:26):
Said it would make the not create an environment for
the for the mold to grow. That's the main detail.
And after measuring something outside on the outside the unity,
they told me that this unit was not being as
efficient as as the other one, it probably is a

(01:14:49):
result of the mold on the coils.

Speaker 9 (01:14:51):
And and and it probably probably is because it takes
up space.

Speaker 3 (01:14:57):
And doesn't signific little Yeah.

Speaker 9 (01:14:59):
Yeah, it don't allow the proper airflow, but uh does
not justify just putting that in just to put it in.
Hang on once quick second.

Speaker 11 (01:15:11):
Yeah, it's not so any water in the pan under it,
and it's and I'm I'm I pour it's a good
idea of pouring vinegar down the little drain every I
always looking at every three months, So I'm going to
increase that frequency if.

Speaker 9 (01:15:27):
You think that, well, pour it down the drain. Is
to keep your pipe clean so that you know it
doesn't back up, right, but that the coils and everything
do need to be cleaned up to get rid of that.
And then, like I said, let's let's see what's causing
it to do it rather than just trying to put
something that's taking care of symptoms from.

Speaker 11 (01:15:47):
It, right right, Okay, Okay, Well, maybe like the last recommendation,
I should I should call your office and make an
appointment with your air conditioning people to have a Yeah.

Speaker 9 (01:15:59):
You can give us a call and we can take
a look at it and uh, you know, see see
what's going on with it? Right, But like I said,
your humidity level sounds good. Unless you got somebody sickly
in the house, there's not a reason to be pushing
a UV light. Yeah, U no, that was it.

Speaker 11 (01:16:18):
Yes, okay, that's why. Yeah, I'm really happy with the
with the equipment and and and like you talk about
a lot we used the I think we got a
two speed, not a variable speed. But the difference between
that and what we had before is just like night
and day.

Oh it is.

Yeah, it's quiet too.

And what brand do you got anyway?

We have trained?

with the American standards, but yeah.

Well I do. I do American Standard and I do Dyiking.
What a lot of people don't realize is American Standard
and train are made on the same assembly line. The
only the only difference in the two is the housing
on the outside. Other than that, they're other than that,

they're identical.

Huh and uh those those versus Base Power company. And
I've conected a lot of information on on Base Power.
On April fourth, I sent you an email on your website.

I did, and I and I had, I had looked
into Base a lot more as well.

I was hoping you'd say that, yes, what.

Approach if it was my home now, I happen to
live in a co op, so their service wouldn't be
available to me. But if I was not in a
co op, I would jump all over that twenty nine
dollars a month one.

Really yep, So here's why I understand.

Speaker 9 (01:18:48):
Here's why. Uh there they become your electric provider. But
the battery backup is going to give you a good
run time without having to hook the generator up. I
don't want to hook the generator up just because my

(01:19:08):
power's out for an hour or two. And with the
twenty nine dollars one, you've got several hours before you
got to bother hooking a generator up to recharge the batteries.
The fees are fairly minimal, and the maintenance isn't yours, right,

(01:19:32):
So that would be And then I know the nineteen
dollars one works, and you know, if you're not worried
about it having to drag the generator within the first
two hours, then I would go with that one. But
you're going to make me be upfront and honest about everything.
I get a little bit lazy and don't want to

(01:19:53):
drag that generator.

Out well, And I wouldn't do it either for the
two hour time frame. I would only do it if
we had a hurricane or a freeze and it looked
like we were going to be out for you know, five, six, seven,
ten days or a week for two weeks. That's the
only time I would do it. But the other times

if that they're advertising says that something like ninety plus
percent of the power outages or two hours or.

Speaker 9 (01:20:24):
Less, yep.

Speaker 17 (01:20:25):
And the fifty kilowatt system, which is the twenty nine
dollars a month would cover that and then but you
do have to sign a three year contract, correct. But
then they also advertise that you get your power charge

to them, your normal power charge yep, and they can
give you if you're current rates. I check current rates
in our area. They're like fifteen to sixteen cents to
KILLO what hour.

Speaker 9 (01:20:59):
And I think they were running at least when I
looked at it, that's what they were running. So and
that's what I found is that they were within the
right range of the cost of the power and everything.
And so for twenty nine bucks to not have to

(01:21:19):
worry about the power outages and stuff, in my opinion,
it was well worth it, okay.

Speaker 17 (01:21:27):
And I probably will not look at whole home generators
like generak. I'll probably go in this direction. And they're
even saying at one point in time when I quoted
them that my power charge, and this is before the
most recent updates came through, my power charge was fourteen

point three and they said there would be eighteen or
eight point five. So that would be a huge thing
if that really came to pass.

Yep. And you know, I know it's a three year contract,
but most of the time when you truly look at
your electric bill. You're signing a three year contract anyways
for your electric fight.

Right, Well, my electric provider, mine's coming due next week,
and so last week, because I hadn't had a chance
to talk to you since we last spoke, I did
a month to month. So I've got a month now
that I can get them out and check and have
them qualify me and all that kind of stuff and

get this thing installed.

Yep, yeah, thats what I'll do, is.

I'll get it installed and in you know, three four
five months, after we've had a few couple hour power outages,
I'll give you a jingle back and give you a

Because they also say they maintain the system right, and
the system is there. They own it or the batteries too,
of them at the twenty nine dollars, and so they
maintain it for as long as you stay with them.
So I'm assuming after three years the energy usage costs
may not be as quite as attractive, but if they

maintain the batteries and upgrade them and do what has
to be done, then you have no maintenance exactly. Okay, sir, Well,

can you please recommend a rep petable qualified contractor to
convert an exterior gas post light to solar The gas

light was damaged and put out of commission by one
of Center Points contractors. We have had Center Point turn
off the gas to the home and property, but is
my understanding that the gas line to the post lamp
itself should be professionally capped off as well? What brand
of exterior solar lighting would you recommend for the existing

(01:28:32):
light fixture? Look, here's the deal. You're not going to
retrofit a gas light with a solar light very well.
What I would suggest is you remove the post and
everything for the gas light and just put in a
new one for the solar light because everything will hook
together better. And yes, the gas line does need to

(01:28:55):
be capped normally, the line will run back to where
the gas meter is and they can just undo it
put a plug in there. And that should take care
of that need as far as somebody who can do
all this. A plumber does the gas line, the hooking
up a solar light that way, you can use an
electrician if you want, but any handyman can do that

and save you a ton of money. Gotta take a
