love the sunshine. I'm sure you do too. You goin
to get out and get some of those projects done
around the home. Thanks for joining me. Joining me now
is Dave Beckett. He is the local franchise owner for
a company called roof Restore And Dave, welcome that home
with Gary Sullivan.

Good to be with you today.

So tell us all a little bit about roof for Restore.

Speaker 3 (00:28):
So, in a nutshell, roof Restore is a biooil based
spray that is a plot to asphalt shingle roofs that
reinvigorates the asphalt in the shingles, puts pliability back in
and you know, almost brings it back to new And

(00:51):
so what I would say is that it's not a
new technology. The Jennifers out of the product goes back
over twenty years. It was originally used on asphalt roads
and highways by the US and Canadian Departments of Transportation,
and about seven and a half years ago the manufacturer

(01:12):
reformulated the product specifically for roof or for a use
on asphalt shingle roofs, and so it's a much less
costly alternative to a replacement. We're usually no more than
about twenty percent of the costs versus what it would
cost to replace and put.

Speaker 2 (01:29):
A new roof on.

Speaker 1 (01:30):
So if I go out and I buy a roof
and I have one installed, I mean, you know, it's
a I don't know what the lifespan they you know,
maybe it's warranted for thirty years and maybe you get
twenty five years out of it. Can you kind of
before we extend the life or rejuvenate a roof, can you,
can you tell me a little bit about how a

(01:53):
roof fails.

Speaker 4 (01:56):
Well, So what happens is the the compound in the
asphalt shingles starts to deteriorate over time, mainly from exposure
to you know, the normal element sun, when rain, et cetera.

Speaker 3 (02:14):
And that's why you get to a certain point with
the roof, regardless of how long the warranty is. And
I'll make a comment about warranties here in a minute,
but what it does, the shingles actually start to UH.
The asphalt and the shingles start to deteriorate, and that's
what causes the granule loss and the brittleness UH in

(02:37):
in the shingles. So the you know, one thing to
keep in mind is that there are different, uh, different
lengths proposed lifespans for roofs. You've got different you know,
two main types of roofs. You've got, uh, you've got
dimensional roofs, and then you've got three tab dimensionals. A
much more expensive shingle lasts a lot longer. The interesting

(03:00):
thing is if you read one of the largest shingle
manufacturers warranty, it becomes fairly clear that about after ten
years you're almost on your own if you need a
roof replacement, just because of some of the limitations. They
start to exclude the actual tear off, which obviously there's
a cost for that. They don't include the you know,

(03:22):
the removal of the shingles. So there's a lot of
fine print in the shingle manufacturer's warranties that most folks
are not aware of.

Speaker 1 (03:32):
Seems like a lot of people are just washing their
hands of roofs period. I mean, insurance companies are telling people, hey,
you got to get a clean your roof, you got
to replace your roof if there's hail damage. We can't
pay full amounts on that. And the warranties have always
been that way, David's as you know, in terms of

(03:57):
you know, you know, if it's not ventilated right, you're
roof's not covered. If it's you know, installed wrong, it's
not covered. If it's put on top of existing roofing,
it's not covered. So we know that, and we all
want our roofs to last for as long as we
possibly can. So let's go through. And I guess it's

(04:19):
safe to say the warranty on a roof, even if
it was everything was perfect and copeyesthetic, if you get
a thirty year roof warranty, it really you're gonna have
rufers start talking about replacement at least at twenty five years.
Is that not true?

Speaker 3 (04:37):
Well, actually, I would shorten that time span. I'm starting
to hear from a lot of folks that are telling
me they have a roof that's not even twenty years
old and they've got rufer saying you really need to
replace this.

Speaker 2 (04:51):
I would.

Speaker 3 (04:52):
You know, there's a lot of issues going on in
the insurance industry with homeowners, probably too much for this
call today, right, but that to say, what I have
found with my experience in the last year plus is
that the different insurance companies all have different ways that
they're handling roof claims. As you mentioned, some are sending

(05:12):
out cancelation letters prior to renewal. Others are not sending
out cancelations, but they'll put an actual cash value slashed
depreciation schedule in, so you have to deal with that.
I did find one insurance company kind of a neat
product they're offering where you could actually do a deductible
buyback specifically for the roof. They partnered with Lloyd's on that.

(05:35):
But yeah, it's pretty pretty interesting. But you know what,
we took a lot of times people say, well, when
is it too soon to think about this? And I
always say, well, don't wait until it's twenty seven years
old and you're looking for hail Mary and you probably
do really do need a replacement, because we will not

(05:58):
offer our five year gear if we can't if it's
not a good candidate.

Speaker 2 (06:03):
For a treatment.

Speaker 3 (06:04):
Okay, And so I suggest to people that really start
thinking about a treatment, a rejuvenation treatment twelve fifteen years
in on a roof, because we can do the application
up to three times, thereby extending for fifteen you know,
each with a five year guarantees.

Speaker 1 (06:22):
All right, well, let's go through that process, because I
get a lot of calls on this DAVE and you know,
people are they're curious, you know, they're curious, A does
this work?

Speaker 3 (06:37):
Be?

Speaker 1 (06:37):
What's it due? How's it done? So let's start the process.
Let's just say, let's say I got a thirty year roof.
I'm at I don't know, say year twenty, you know,
eighteen twenty, and you know, so it's got eighteen or
twenty years aware and nobody's knocking on my door trying

(06:59):
to sell me a roof yet, but I know it's coming.
It's like a freight train coming down the track. There's
an alternative to not replacing that roof. You call roof
restore and you do what.

Speaker 3 (07:15):
So we do a couple of things. We first do
an inspection, We go out and meet with the homeowner.
We use we actually use.

Speaker 2 (07:27):
A drone.

Speaker 3 (07:30):
Instead of it's you know, instead of getting.

Speaker 2 (07:31):
Up on the roof.

Speaker 3 (07:32):
But what we'll do is we'll take the drone up.
We'll take videos and pictures and a couple of things
we look for. And I don't want to fail to
mention that when we do a treatment, we actually include
a minor tune up that's included in what we charge
the homeowner. So we're looking for things like nail tops,

(07:54):
we're looking for any loose shingles, We're looking for perhaps
any loose flash. We are looking for any kind of
freight or broken pipe and chimney collars. And so we then,
you know, as I said, we take pictures and videos,
we point those repair needs out to the homeowner, and

(08:15):
then the thing that we have to do is we
you know, we take a look at the actual roof.
We want to make sure that it's still in decent
structural shape, that it hasn't had majority granule loss. And
we can tell when we go out whether or not
a roof could be treated or not. And like I said,

(08:35):
if we can't treat it, I won't. But about eighty
five percent of the time we can actually treat a
roof and get at least five more years use out
of it.

Speaker 2 (08:47):
And then you know, we.

Speaker 3 (08:48):
We we've got a measurement tool and I'll plug in
the address and it says, you know, one two three
Main Street, the square footage of the roof is two thousand,
you know, three hundred and thirty feet, And so we uh,
you know, we multiply that by our cost per square
foot and put a proposal together, send it out to
the perspective customer, and then if they decide to engage

(09:09):
with us, we then would schedule time and go out
and do the tune up and the rejuvenation spreak.

Speaker 1 (09:17):
So okay, So what's that due to the color of
the roof or is it clear you say it's a
five year application.

Speaker 3 (09:25):
Correct, Yes, it's not a it's not a coloring agent
per se. But if you were to look at a
roof pre treatment and a roof after treatment, and I
do want to make a caveat on the after treatment
because we always advise our customers of this, it will
you will definitely see a change in color after the treatment,

(09:50):
almost close to what it looked like when.

Speaker 2 (09:52):
The roof was new.

Speaker 1 (09:54):
It's like seling it.

Speaker 3 (09:55):
Don't go as far as saying it'll look brand new.
That is not that's that's false pretense. But if you
look at before and after pictures of a lot of
the jobs we've done, you can see a distinct difference
between pre treatment and post treatment. And the one thing
that I always caution homeowners against is after we put

(10:15):
the spray application on. There can be some streaking that
you think, oh my gosh, what's going on here, And
the reality of it is, after about three or four
good steady rainfalls, any of that streaking that may have
been a result of us applying the treatment will even

(10:36):
itself out, and the treatment itself will actually emulsify the
asphalt and the shingles, and you will have a roof
that looks very consistent from shingle to shingle.

Speaker 1 (10:48):
Okay, So yeah, and it's kind of like, quite honestly,
if you had stamp concrete and it's all bleached out
and you put a seiler on there, it kind of
does rejuvenate, kind of rejuice, so it kind of looks good.
So it does enhance it. Now, so before you apply this,
you clean the roof and everything. What happens if it

(11:09):
has mold or mildew and fungus streaks on there, that's.

Speaker 3 (11:14):
A great question depending upon how much the roof may
have some mold or fungus.

Speaker 2 (11:23):
If it's a very minimal amount.

Speaker 3 (11:25):
Our product will actually it will actually clean that during
the application of the treatment. But on many occasions, what
you'll find is, and I run into this all the time.
You may find a small section of the roof that
has been shaded and has algae and moss build up.
On those jobs, we highly recommend a soft wash before

(11:47):
we actually do the application, where we will go in
and we will use a chemical.

Speaker 2 (11:52):
That will remove the algae.

Speaker 3 (11:54):
Growth, rinse that off, and then we would apply the
roof rejuvenation treatment.

Speaker 1 (12:03):
So once it's clean and the application is applied, what
I know, you can't tell me what the secret sauce is.
But what's a secret sauce?

Speaker 2 (12:13):
Well, it's interesting.

Speaker 3 (12:15):
I often, actually not often, but usually as I'm talking
to people about this and they're trying to, I think,
in their mind verify the legitimacy of this product, this product,
because quite frankly, you know, I always have to deal
with the new issue. I mean, undoubtedly every conversation I have,

(12:37):
someone says, well, this is new, this is new, and
I said, no, it's not, and I go through the
whole background of the twenty years ago and seven and
a half years ago. The other thing I do is
I have an eight page document that was a lab
simulation performed by the manufacturer that did a fifteen hundred

(12:59):
hour in a three hundred hour.

Speaker 2 (13:03):
Lab test.

Speaker 3 (13:05):
The fifteen hundred hours equates to about five years of
the life.

Speaker 2 (13:10):
Of a roof.

Speaker 3 (13:11):
Three thousand hours equates to about ten years. And what
that report clearly demonstrates is that the product is effective
in bringing the roof back to new protecting.

Speaker 2 (13:25):
It from when sun rain.

Speaker 3 (13:28):
I don't have the I think, off the top of
my head, I think it even reduces a fire hazard
by like upwards of forty percent. So I've got a
document that I often share with people to show them
that we actually put this product through significant testing and
we came out with great results.

Speaker 1 (13:47):
So does this product increase the granular adhesion fairly? Now?
Stop it? No?

Speaker 2 (13:56):
Okay, Now what.

Speaker 3 (13:58):
It does is it stops the grand loss. There is
another product in the market that I've referred to some
people too. It's kind of like a last ditch hell Mary,
between being able to do the rejuvenation treatment and actually
needing a new roof. Their product actually has granules in
the in the application when they create arm ours does not.

(14:21):
It's just simply restoring and stopping the granule loss when
we apply the treatment.

Speaker 1 (14:28):
Well, that makes sense. Then when you're talking about you know,
stay ahead of it. Don't let it lose what it has.
Keep what you got. It's kind of like losing your hair.
You know, we're going to stop. That's that's great. So okay,
so you clean it, you apply it. It looks good. The

(14:53):
shingle itself has been refortified or I don't know how
you explain that, but the flexibilities improved.

Speaker 3 (15:02):
That's fair.

Speaker 2 (15:03):
That's a fair comment.

Speaker 1 (15:05):
Yeah, so we're kind of not only is it a
tune up, is kind of a rejuvenation then.

Speaker 2 (15:11):
Right, it's exactly what it is.

Speaker 3 (15:13):
Yeah, and I know that in talking to I mean,
you know, allegedly there are plus or minus five hundred
roofing companies in Greater Cincinnati. Well, I've gotten to know
a lot of them since I started the franchise. But
you know, I always ask, hey, what would you charge
someone just to go out and do that tune up
those minor repairs which we include in our treatment costs.

(15:37):
And you know, people are telling me the starting point
on just that is two fifty en up. So there's
a real value in us making sure we do that
repair work because that is just as important as the
actual application.

Speaker 2 (15:50):
Of the spray.

Speaker 1 (15:51):
Well, even when you're talking about the boots around pipes.
I mean, you know your roof might be thirty year warranty,
that boot's gonna last year about ten, right, yes, And that's.

Speaker 3 (16:00):
Where we always have to make sure that we're checking
for those and we either call or replace those because
that's quite frankly, that's what leads to leaks and your
roof into the house and then you've got drywall issues,
et cetera.

Speaker 1 (16:15):
Yeah, yeah, Dave Beckett is my guess. He is with
a company locally here in the Cincinnati area called roof
of Store. Dave, we're going to take a quick break.
We're going to come back and talk about repeated applications
cost of course, everybody wants to know that, and how
do we get a hold of roof for Store. That's

the talk station. Well, continuing our conversation. Dave Beckett is
my guess. He is with r roof for a Store.
Easy for me to say roof for Store, and which
is exactly what it does. It tune ups and rejuvenates
your existing roof, shingled roof and so Dave, you do

(16:59):
this before it starts failing. You do it as preventive maintenance.
It lasts five years, and then you can do another
treatment and another. I mean, how many treatments can you do?

Speaker 3 (17:15):
We can do up to three, up to three and
it's every five year. Yeah, it can be every five
and although I'm not that far down the road yet
here in Cincinnati, our franchise or who started us, say
seven half years ago, when the product was reformulated. As
I mentioned earlier, he started getting calls about four and

(17:39):
a half years after some of his first customers asking, Hey,
can I get on your schedule. I'm nearing five years?
Can you give me another, know, another application? So yeah,
the product is designed so that we can do it
up to three times, like I said earlier, with each
one getting a five year warranty. So yeah, we could

(18:01):
potentially extend by up to fifteen. But what I would
say with regard to how many times can we actually
do it, A lot of that does depend on how
old the roof is the first time we treat it.
And I've had roofs where they were getting to that
point where they were still in decent shape. But I

(18:25):
was able to do the rejuvenation treatment, and I told
the customer that, you know, you probably will have to
get a new roof, you know, in five, five or
six years. But then I've had other projects I've done, like,
for example, I did a real nice condo hoa project
in Blue Ash last summer. They were facing some pressure

(18:47):
from their insurance company. They had bids and for replacement.
We were able to rejuvenate. And I told the board
that I'm not trying to pressure you into moving forward
and making a decision, but I think if we and
get to this now, I like your chances or our
chances of being able to do it a second time
in five years, thereby extending for ten and giving them

(19:13):
a lot more time to reserve.

Speaker 2 (19:14):
For the roof.

Speaker 1 (19:16):
How does insurance companies look at this it?

Speaker 3 (19:21):
You know, it's it's not the way I wish they would.

Speaker 1 (19:25):
It's probably mixed it we I mean, just because of
the nature so new.

Speaker 3 (19:30):
Yeah, because what I do call I call on a
lot of insurance agents just to let them or make
them aware of the product itself. We've got some document
some documented case studies where a homeowner has received the
cancelation letter. UH, if they do not replace the roof,
and we have a what i'll call a playbook that

(19:52):
we can guide the agent and the homeowner through to
try to get that cancelation rescinded. And we have been
successful with four or five insurance companies of being able
to go out do the tune up treatment, the rejuvenation spray,
give them the five year warranty and thus getting the

(20:14):
cancelation rescented and they're able to renew their helmetar's policy.

Speaker 1 (20:17):
Yeah, so it's kind of a one on one deal.
I like that.

Speaker 2 (20:20):
That's good, it really is.

Speaker 1 (20:22):
Yeah, well they've got to be educated too. So who
is who is the number one customer? What's your average
customer look like? Anybody with a roof?

Speaker 3 (20:33):
Well, it's I mean the average size square footage of
a roof in the greater Cincinnati area. And I'm not sure,
I don't know how much as Deviate's probably pretty close
around the Midwest, but the average sized roof is around
let's say twenty eight hundred square feet done. We've done
roofs as small as a thousand square feet, and we've

(20:56):
done a couple that are in the forty five hundred
to five thousand square eat. We're also talking to all
of the large property managers around Greater Cincinnati about you know,
it's the same premise, same concept for rental properties. For
property managers or some of the bigger apartment complexes, the

(21:18):
same thing applies. We've got a couple of proposals on
the table as we speak, for a couple of apartment
complexes where the savings would be an excess of a
million dollars versus replacements.

Speaker 1 (21:32):
Sure, sure, so, okay, so it's priced by square footage?
Is that how you do it?

Speaker 3 (21:38):
That's correct?

Speaker 1 (21:39):
Okay?

Speaker 3 (21:40):
So yeah, our base price is about a dollar square foot. Okay,
So now sometimes it might be a little more if
we incur like a really stiff pee, a really steep pitch.
Sometimes we might put on what we call it like
a safety search charge, where we've got to use some
extra equipment with the person on the roof.

Speaker 2 (22:01):
But in general, I always.

Speaker 3 (22:03):
Tell people a dollar square foot dollars square foot.

Speaker 1 (22:06):
Yeah, you know what they always tell me, David, was
that easier? Everybody'd do it?

Speaker 2 (22:14):
Yeah?

Speaker 3 (22:14):
And I'm starting to use a starting point for a
new roof of about five dollars and fifty cents a squorthot. Okay,
and those numbers are a lot higher depending on some
of the You know, it's funny. I've talked a couple
of folks that had an insurance claim and I said,
just by chance, what was.

Speaker 2 (22:34):
Your claim and how big is your roof?

Speaker 3 (22:37):
And I have been absolutely astounded at some of the
moneies that have been paid out in insurance claims and.

Speaker 2 (22:45):
What a roof were made off of a replacement?

Speaker 1 (22:48):
Right, Well, they will quickly run out of time, and
I want to get all the information so that folks
can give you a call. But you know, it's just
like your car, if you do the maintenance, you'll extend
the life. And that's what you're trying to do it
roof Restores extend the life of the existing roof. If

People don't want to do anything about anything until they
