and we're going to start with Liz Harrol. She is

of all, let's tell people about the credit union TDECU.

Yes, well, we are a little over seventy years old.
We are established in late Jackson, Texas with Dow Chemical employees,
and now it is open to the entire state of Texas,
so no longer with just employees, but we service everyone
in the state of Texas. As long as you worship
or bank in Texas, we are eligible to have you

as a member.

And the key thing here is everyone could could work
with your company, but also you're a credit union, so
there's going to be a little bit of a distinction.
We're going to hear about there. And the bottom line
is also about money and providing loans for people. Money
is the lifeblood and a real estate transaction among many
other things.

Yes, absolutely, I would say over twenty five years in
the business that I've been doing home lending to residential clients.
Credit Union is a great place to be for lending
and banking. So we provide lots of services that are
what I would call outside of the box and that
could really help you on your home ownership journey or

generational wealth by way of home ownership.

People also your title with the company, because you go
beyond just the Houston area, which is fascinating.

Yeah.

So VP of Mortgage, which means I lead the entire
origination staff, all of our loan officers. Some people call
them mortgage bankers, some people call them mortgage loan originators.
But yes, I lead all of the sales team and
we have a wonderful team here that helps our communities.

And that's a.

Great thing you know about all the individuals that are
on the team here in Houston. So should someone reach
out to you, you're able to connect them. But also
the beauty of living in Houston or in Texas. Houston's great,
but Texas has so many other great cities, and in
your role, you're getting to see the sampling of all
the activity, real estate and even otherwise even as things

are moving into the Great State.

Yes, Texas has definitely grown in residential housing and also
corporations over the last I would say five years. The
statistics keep going on those, meaning, you know, how many
home buyers do we have, how many people are coming
to Texas on a monthly basis or on an annual basis.

We are definitely still growing. Texas is known for our
land and our marketplace for jobs, and so as long
as those two things can continue to grow, residential housing
will still be a need.

Speaker 9 (04:16):
And again you're providing money with your organization. That brings
up the question. A lot of people think, well, I
can go various places for a loan. I can go
to a bank or a credit union. So let's tell
people the difference in case they don't know. What's the
difference between working with a credit union or a bank.

Speaker 10 (04:35):
Yes, absolutely, you hit it right on. So in the
world of lending, depending on your financial situation, you can
definitely go and find or buy money anywhere. Sometimes you
can get a mortgage loan just online and you never
have to talk with a human. But we at the
credit union actually are here for the member and we

have a consultative approach to everything that we do, including
mortgage lending. And so when you're thinking about buying a home,
or if you have already purchased twenty five of them,
the industry changes so rapidly that you really need a
trusted advisor to understand you as a member, understand your
financial situation, and also to help you provide a professional

recommendation on how to structure lending. Overall, I personally have
originated for over twenty years myself, and so my clients
over the years do repeat coming back to me no
matter where I am, because I have their best interest
at heart. I understand their financial situation or I get
to know it. I know their family, I know their generations,

(05:40):
and when providing a professional recommendation, it's not just for
our transaction now, but it's also for what they have
plans to do and to structure it accordingly and applicably.

Speaker 9 (05:50):
Well by using the word member, that makes you feel
like you're already part of the family. Oh, absolutely so
that would help in a transaction that's taking place now
and as you mentioned, perhaps years from now for the
next thing. But that certainly sounds like one of the
advantages or distinctions, but give us an idea of some
of the other distinctions with your organization.

Speaker 10 (06:13):
We offer many different types of lending, but we also
have in house lending. And what that means is is
we have different types of loans that have different qualifications
strictly just to our credit union and so number one,
for home lending, we have a no money down program.
And what I like about it is that we have

(06:35):
had several years of inflation. Right, so if you don't
fit in a standard sized box of guidelines for lending,
we can take a look at that on a case
by case basis. And we're here for the member, so
we look at everyone with a holistic view of what
they're wanting to do, or we can provide a plan
on how to get them there.

Speaker 9 (06:55):
So when we go back to the idea of being
a member, right, so theoretically I could be a member
before I have a loan for a home.

Speaker 10 (07:06):
Yes, yes, you can become a member by having an
account with US credit Cards, personal lending. We have all
of those great loan types or product types. If you're
not a member with us, that's perfectly okay. You would
actually become a member right before you close on your
property or your home loan, and we would help facilitate
that with you. We would also link you up with
someone in one of our credit union financial centers and

they would consult with you on how what account you
would get with us and how that would be more
advantageous for you and your financial journey, or what would
you like to have as far as accounts with us,
I actually have better accounts with us that have a
higher increased amount of lending or a higher increased amount
of interest to whether it's CDs, checking accounts, saving accounts,

share accounts, accounts for your children, different savings accounts that
can help you with growing and establishing credit. So great
way to be at a credit union, especially if you
are not really feeling like you have the value of
your financial institution or best interest at heart. But I
will say our interest rates are very competitive either with

lending on the personal side, residential side. We do have
commercial lending as well, but even for the CDs, we're
very competitive with the market and sometimes even better structures
on them. So we actually have an armed We own
our own insurance agency, and we also link up with
our financial institution for investing as well.

We're talking with Liz Harrold. She is with Texas Doll
Employment Credit Union also known as t DCU. Knowing what
you know being in the profession for many decades now, Liz,
let's tell people just generally speaking, maybe they're in another
state listening to the show, but I would imagine the
same bullet point supply here in Texas, in Houston and beyond.

But what are some of the things things we should
look for the person or family look for in a lender.

Speaker 10 (09:04):
Someone who actually talk to you. They'll take the time
to understand your needs, understand what your financial portfolio looks like.
And also partners with local real estate agents and builders,
and so that's something that we actually do. We have
our real estate agents and brokers that we partner with.
We also have a few builders that we partner with
as well, so we have an idea of what's the

inventory that's able to be graphs in the area. And
then of course those real estate agents work with us
as well, and so if you're working with a realtor,
then they also will refer you to us as well
because they know that we'll take care of you and
the member as they go through their home ownership journey
or if they're just like you said, relocating, that's a

big thing. That's a lot of planning. You're still having
to do your job as you're relocating your family and so.
Over the years, having a lot of people come to
Houston area for work, it's a great opportunity to reach
out and establish relationship, even with a complementary consultation, just
to have a conversation about timing, what's needed, what should

you prepare, how long does a prequalification last, those types
of things so that they can better align with your project.

Also, you're doing some work at the hmb A Houston

on their board of directors. We highly support the industry
as well as the people that work into the industry,
and we do a lot of connectivity activities and we

Well, it's good to see you. Real estate is always
great and now we have a real.

Estate professional with us right now. Kathy, Let's tell people
a little bit about your company.

Speaker 5 (11:40):
Realm Realm is a single loaned company. We have five
offices in the Houston area. I think they're about a
thousand agents.

Speaker 6 (11:48):
It's a lot, it's a lot.

Speaker 9 (11:49):
Of course, there's a lot of the agents in the
Houston area. As far as what you're doing helping buyers
and sellers get people an idea geographically, maybe the last
twenty or so transaction where you've been in the Houston area.

Well, it's funny because I live on the west side.
I live in Fulsher I've lived and worked in Katie
for twenty five years before I moved to Fullsher, so
I like to stay on that west side. The last
three transactions I've done are in Conro, So if I
can jump on ninety nine and get from sugar Land
all the way up into the Woodlands and Conroe area,

i am. I'm happy to do that. I also can
go into about six'. Ten But i'm one hundred percent.
Referral so if someone calls me and they wants and
they need, me THEN i go Where i'm wanted and.

Needed, yeah we could do twenty Shows kathy on The
beauty of ninety nine and how it helps us, all
not just in the real estate, profession but how it
helps us do our daily lives every.

Day it has really connected so many. Things you, know
it used to be it would take me forever to
get out, there and NOW i can get out to

sellers right, now But i'm usually half and, half WHICH i.

Half and let's talk about recently in The Wall Street
journal and other, Publications Houston chronicle and, such they're talking
About follsher just skyrocketing to be one of the most popular,
areas not just In texas but in The United.

CRAZY i moved out there thirteen years ago and there
was nothing out. There it was you, know you were
living out in the. Country and now it is. Booming
we're trying to keep up with the. Infrastructure there's a
little traffic out, there but it's a great place to
live and everybody has figured it.

Speaker 9 (13:48):
Out, well give us an. Idea as someone that lives,
THERE i have a few ideas why it's so popular in,
things but as a resident in the area, there what
is it About fullsher that has such an attraction in
such a.

Speaker 5 (14:00):
CHARM i, think, well it's got the small town. Charm
BUT i really do think that it's kind of the New.
Katie you, know everybody moved out To katie what thirty
forty years, ago and they ran out of. Room so
then people started moving To Fullsher and now that people
have moved To, fullsher the schools have have come with.
It so you've got great, schools you've got great, communities

a lot of master planning, communities cross creeks out, There
fullbrook is out, There Weston, lakes AND i just think
that it's kind of like the New.

Speaker 9 (14:33):
Katie, well one of the THINGS i am on The
facebook page where the, police.

The Fullsher, police they're so. Fun they are.

Speaker 9 (14:41):
Fantastic they've been on the, show The, captain The, Mayor
don and all those. Guys BUT i think they have
fun with putting a lot of alligator pictures On.

Facebook we have a lot of, alligators baby.

Alligators and if you're listening outside Of, houston yeah there's
a few, alligators or even In katie Where i'm, at
there's a few in the in the streams and.

Stuff but did you see the one the other day
where they showed they had a picture of the police
station right and they said they were running out of
room because they you, know don't like to relocate. Them
so and they had pictures of like forty alligators in the,
gym in the, bathroom on people's. Desks it was all
ai but it was. Hysterical they were just alligators.

Everywhere alligator.

Overdose so but, no they they picture them and there
are alt and they seem to have fun with.

Them. Yeah they they end up on people's front, porches
in their, garages in their, backyards and the police go
and take them. Away they probably just move them down the,
street but they take them.

Away they might be bringing them To. Katie who.

Relocation people Know, katie they Know Sinco. Ranch if they're
coming from other, states they've been told you need to
move To katie And Sinco. Ranch then once they get,
here people i think start to tell them about Fullsher
so it's kind of moving that. Way But katie is still,
very very. Popular it's just it's you're going to have

to unless you go on the north, side you're gonna
end up buying Resiling katie because there's just no not
much more room to.

Build.

Speaker 9 (16:32):
WELL i almost live In, katie and the established neighborhoods
are great with the trees and all, that, yes but the,
homes it's a perfect area for people that are doing
roofing and.

Remodeling it's a.

Crazy especially if you're going Down South. Fry those homes
are you, know those are, great great homes to buy right.
Now they are close enough to ten traffic's not, bad
and you can remodel them and make them your perfect.

Home so, well now That i'm thinking about as we say,
this that may be one of the other attractions Of.
FULLSHURE a lot of the construction is, new so if
someone doesn't want to mess around with remodeling in that right's.

Speaker 5 (17:11):
FUTURE a lot of the homes In katie are from
the eighties, nineties and they're going to need they're going
to need some work most of.

Speaker 9 (17:19):
Them let's tell people as far as helping the, sellers
these things give us a case. Study if you would
pick a, city Maybe katie or something. Else as you're helping,
sellers how are you coaching them right now to sell the?
Home what's the market? Like and IF i want to
sell my, home say Mab katie or. Whatever IF i
want to sell my, home how long is it going
to be sitting on the. Market if it's an, idea it.

Depends, YES i know real estate is. Local and WHEN
i say, LOCAL i don't Mean. Katie when you're looking At,
katie you could be looking out Toward, brookshire which is new,
construction or you could be looking closer in To highway.
Six so those areas are totally. Different if you are
in an area that's newer and you're going to be
fighting new, construction you are going to have to have

your home move in. Ready it is going to have
to be almost perfect because if there's a new construction
home that is for sale a mile or two from,
you they're going to be giving you closing. Costs they
have special incentives with their. Lenders you're getting a brand new.
Home with, warranties they're going to give you down payment,

(18:22):
assistance they're going to buy your interest right. Down so
if you have, resale you're going to have to compete
with that and your house could be sitting thirty to sixty.
Days if you're in an older area Like Nottingham country
Or Kelly, wood they might sell faster just because people
want to be, there and you might not have to
do as much because people know if they buy an

older home that that's what they're going to be looking.

So i'm selling their bigger home and they're moving into
something newer or.

kathy what are some of the things that you're seeing
were at the halfway point almost of the. Year, well
what's your sense as to what's going to?

Unfold is it? Brisk is it GONNA.

Know the honest, ANSWER i don't.

Summer summer should be super. Busy we had a great
start To may and it kind of slowed.

things are moving really. Fast if you go out to
some of the newer neighborhoods with new, construction they're moving really.
Fast some of the older neighborhoods that are not as.
Close there's certain areas that have specific highlights to, them

and if you're in an older neighborhood that doesn't have
those special, things your house is gonna sit and.

Woodlands WHEN i think of The, WOODLANDS i think that
it's kind of like and correct me If i'm. Wrong
it's kind of Like katie because they have a lot
of older, homes, right not a lot of new. Construction
kind of similar To.

Katie, yes but again they've got their areas that are Like.
Fulshure so you go out To, willis you go, out
if you go out To conroe and go Towards cut And,
shoot for, example there are neighborhoods just popping up just
like you. See and then the other way if you're
going out Toward, Magnolia, Tomball, Hockley Waller county is. Booming

so it just depends on where you.

Different you learn something every single time because this business changes.
Constantly we have new, laws we have new, forms and
you just have different people with different. THINGS i just
sold one that had an abandoned mobile home on, it
AND i was working with my client to try and

find somebody who would come get the mobile. Home every
transaction is.

Different, well but as you, mentioned, now that just designed
that people look to the real to know. Everything, right
you have to have a tool. Belt with all these,
tools we're going to get rid of a. MOLE i don't, know, right.

later every transaction was good until it. Wasn't even with

an investment situation got. Scammed all the. Things lived IN
la for years suit a landlord and friends would always
come to me and ask me like real estate, things
And i'm, like you know, what, girl get your. License
AND i literally had some people from my previous years
in oil and gas BECAUSE i was a credit analyst
in the oil and gas industry for a while just
saying To, heay in between all of these entertainment things you're,

doing get your real estate.

License you can always help.

People BECAUSE i was helping and talking to people anyway
about real, estate whether it was In houston or In Los.
Angeles so DURING covid or the you, know pandemic, panorama
all the things that people call, IT i went, ahead
got licensed and got to.

Work it sounds like you have a little bit of
fun with it along the.

Way oh always if it's.

that's the truth for, me AND i think that is

Two people were buying these twenty years ago for ninety thousand.
Dollars they're now selling for two, fifty you, know to sixty.

policy and just as life, happens it truly is for
a relatively small amount of, money really is a, nice
if you, will safety blanket because at some, point if
you're in a, situation it provides an extra layer of
protection if you exhaust the liability element of your home,

policy or if you exhaust the liability element of your auto,
policy or if you, exhaust for, example the liability element
of your motorcraft or watercraft. Policy then that's where it
comes into, play and it provides that additional umbrella or
additional coverage to safeguard your personal, assets you, know your

potentially future. Earnings so it really is an excellent piece
of coverage to.

Have in some, case it's the forgotten, policy it really.

Is and but you, know let's say you're in an
automobile Accident heaven, forbid and you caused, it and between
damages to multiple vehicles and some injuries to, folks the

your auto policy liability limit is five hundred. Thousand so

Have the, umbrella then there's a good, chance depending upon your,
coverage that the umbrella can pick up that. Difference if you,

for a relatively small, investment it really is a solid
cover to have because you don't you don't know what's
going to. HAPPEN i have an acquaintance that had had

an accident about a year and a half, ago and
it was their. Fault the person that that was the
other vehicle in the in the accident had some medical
issues that my acquaintances auto the liability portion of their
auto insurance, covered and so they thought everything was, done
and about a year intwo a year or so after the,

accident they had another they had a lawsuit filed against
them for additional medical, damages and.

They had already.

Speaker 12 (37:41):
Used all of the liability limits in their. Auto, unfortunately
they have an umbrella, policy so now that whatever ends up,
happening their umbrella policy will be able to. Cover but
if they had, not that potentially would be an out
of their. Pocket so it just just really reinforces the
fact that it does fill those gaps that can have.

Happened you, know if there's a you, know somebody were
to slip and fall and get hurt at your, house
or if you have a pool or a trampoline and
a child would be visiting and they were to get.

Hurt you have a pet that bites.

Somebody you, know all those things could come into play
and being able to have that extra coverage is really.

the Other but the other area that many times people
don't think about is it can defend you in the

that's really active on social, media they may be saying some,
things or doing some, things or commenting some things that
somebody could find offensive and there could be an issue

they don't mind sharing their, opinions, yes and they're very

direct about those, opinions AND i think there are times
when they've probably crossed the. Line and if somebody finds
that and they file that suit against somebody for libel or,
slander having that additional coverage could be. Helpful so with
all that's happening with social, media both professionally and, personally,
again having that umbrella coverage can really be.

Advantageous and if you go in the courtroom and you
find out and the tay is the, judge that probably
wouldn't be good.

EITHER i don't.

Know, well you better be prepared because because she had you,

Accounts what DO i have in? Cash and see these
AT T D e C. U and you take all

that and you put it together and then you get that,
idea and then you sit down with your insurance advisor
and talk about based upon this value plus what your
projected income be going, forward then that could be what
we take a look at to set what that liability
limit ought to, be what that coverage limit ought to
be for your umbrella liability.

up a hospital going somewhere, in development there are homes

apartment growth you know those people actually need to purchase
a home sooner. Or later and so that's a great
pipeline to start.

design center unless, you ask so what incentives are? You
offering are you? Offering this are you? Offering that and
that's where a realtor can, help you not only just with,

that we're talking about a lot of new growth out

of the price of, your home so that along the

job they. Can do everybody has, good intentions and it'd
be nice to have somebody just to overlook, your, work
which of course people don't like people overlooking.

and within three years foundation issues and her and her
husband had to fight with their builder to get those

repair because even though it had a ten year foundation
warranty they didn't want to pay, for it and, you
know so it's just those little things that realtor can
help guide. You with and also the complimentary financial a,
financial overlook, you know for looking for, a house like
that's the. Main thing like my in, My heart i'm
all about, finances wealth because finances.
