many years, but you started as an agent, but now
you've had the brokers Kiannie Realty for quite a while.
Let's tell people about the company, your company, Kianni Realty.

So the Kiani Realty opened almost seven years ago. Now
we got extended beside Houston, in Austin and Dallas. We
have WOW and we have more than forty five agents
in Houston. We are growing, but still we would like
to keep a boutique to be able to attract people

like Mariam and give more attention to the agents that
they that we can see they can grow.

Well, let's give you just a quick word on this
market just in general. Keani the marketplace in the Houston area,
what would you say, how is it right now.
Speaker 4 (02:25):
Generally speaking, Bill, I have.

A great news. Market is growing, market is about to boom,
more jobs coming back to the market, more people are
buying and moving to Houston. I know we had such
a slow December and January, but the great news is
that they're still.
Speaker 4 (02:46):
Living to Houston. Yes, and what about Austin. You mentioned Austin.
Speaker 1 (02:50):
Austin. Still it's not there yet because after COVID the
prices went crazy up, so it had a little bit deep.
It's gonna get back up there, but not yet. But
Houston's gonna boom.
Speaker 5 (03:06):
And now top producer Merriam states, Merriam, let's tell people
with Keani Realty what you're doing more so geographically where
you've been spending most of your time here, I say
in the Atlanta it changes, but in the last ten transactions, Geographically,
where have you been helping buyers and sellers.

I've been helping them mostly in Houston Heights and Rice
Military Area, but I also expand to Katie Baytown across
Old Houston and Houston metropolitan area.

And we don't get to talk about the Heights too much.
But give us a quick word on what's happening in
the Houston Heights and then for those listening outside of
Houston's a very popular area. It seems like it's one
of the areas that continues to appreciate what's happening in
the Heights.

In the Heights, you have everything. You have entertainments, and
you have the historic district. People get in love with
those houses. You can have new instructions and you have
the historic houses. At the same time, there are so
many fun places to be around and bicycles. You can
ride your bicycle, They have trails and it's just a

community that people really like to be around and you know,
walk their dogs. So everyone loves Heights and we get
lots of interest for Houston Heights.

Here it's close to the city as well as far
as the real estate activity right now, what's happening.
Speaker 6 (04:27):
It's picking up, as we had a slower towards the
end of the year, but right now it's more picking
up towards you know, we're seeing lots of buyers out there,
especially if at open houses, you see the trend of
how many peoples they stop by and you know, try
to see those houses. I get the vibe that the

summer is going to pick up as we're receiving so
many relocations. As Kiani mentioned, so many jobs are coming
to Houston and we have so many relocating you know,
people to Houston area and they love heights.
Speaker 4 (05:00):
We'll give us a word.

Because there are so many real estate professionals here in
Houston that are active, there's something that a lot that
aren't active as well. But to be in any brokerage
and be the top, give us a word. If you're
talking to someone that's brand new to real estate, what
are the things you think that you're doing that have
proven to be so successful that you could be the
top producer.
Speaker 6 (05:23):
I think being a trusted advisor for people around you
and going and finding and providing solution to people's concerns
is the number one advice that I would give to
real estate agents. Finding the dots and you know, piecing

the puzzles together, providing a tailored approach for each client
and each you know, each of the clients that you
have is going to, you know, help you a lot
in terms of you know, and the feeling that you
have you're helping out people. It's amazing and you know,
things just fall through as you continue doing.
Speaker 5 (06:05):
That and right now are you helping more buyers or
more sellers.
Speaker 6 (06:09):
I'm the seller site and focusing on the new construction,
working with you builders and investors.
Speaker 5 (06:15):
And Kianni give us an idea other than the top
producer right here? Mary, and what what's happening with some
of the other agents right now? Because you have a
whole team and they're all doing really well.
Speaker 1 (06:25):
They are all doing pretty good. And the great part
about Mariam and other producers, they are so helpful. They
help each other out. They know that there are plentificials
in that ocean. They don't need to fight over each
other's leads or finding clients. I freaking love Kiani Realty atmosphere.

Like they are helping each other no matter what. So
that's why they know that we can grow all together.

And one of the markets that I think, I mean,
you know about all the markets, especially with having a
team that you do, but let's talk about the market
that you're really familiar with is the Uptown market. Is
it just a fascinating place a to live in and
with the restaurants and all that, I think it's one
of the best places in town in the Houston area.
Speaker 1 (07:11):
Uptown Houston, Oh my God, Bill, It's fascinating is the word.
Because this morning that when I was going to my office,
I was seeing people walking between offices going to restaurant,
grabbing breakfast. I was like, oh my god, this is
the Houston that I like to see, no matter how cold,
how hot it is, just because there are so many

restaurants and commercials next to each other. Is in Uptown
they are just walking, biking.
Speaker 7 (07:39):
I love it.

And of course business is growing, real estate is really
doing good. So many new high rises. For example, Hanover
Tanglewood is building on Post Oak literally less than a
mile from the Hanover Post soak, we are going to
have a Post Hanover Tanglewood.

Well.

One of the things that I think is very unique
about the Uptown area when I lived there for the
fifteen years I did, is I love the atmosphere because
you had residential you have multi million dollar homes, town homes.
But also the landscape is you have mid rises, so
you have the business, the high rise, the Tanglewood area.

It's a.
Speaker 5 (08:20):
Very unique blend as far as just to look at
it and drive and walk through it.
Speaker 1 (08:25):
So true, so true. I couldn't agree more so.
Speaker 5 (08:27):
People are when they as far as relocation. So when
they reach out to you Keani Realty, they say, Hey,
I want to live in Houston. How often are you
helping people that are say out of the state.

Pretty often actually, to be honest with you, because we
do have a deal with different medical like hospity dolls
and stuff that they are trying to relocate. So we
helped them out and we literally tailored based on what
they want. We don't push them specific to a specific
neighborhood because we think it's good for them. We are

going to hear them out. They're going to let us
know are what they have in mind? Are they family,
are they single? What is their hobby or what is
their preferences? Based on that, we are going to give
them different areas.

And as far as leading a team of real estate
professionals like you do, what are we see all the
great stuff, the things that look easy on TV and
so forth. Everyone's driving around in a luxury car selling
fifteen million dollar homes all the time. Rights, that's real,
but the reality is it's not as easy as it
looks on TV. And when you lead the team in

terms of yes, they're successful a lot, but when they
have a challenge what are some of the challenges that
you run into with real estate professionals?
Speaker 1 (09:45):
Bill, To be honest with you, nowadays, I literally don't
even see that side anymore. I dressed up after a
while for you because I usually face challenges because I
don't take clients anymore like their exception that I do
make if there are friends or old clients. But now
I literally just respond to the challenges that my agents
(10:08):
go through. So my every day I have to solve
an issue.
Speaker 5 (10:13):
So there is there one issue that seems to be
a recurring issue that you're saying. I've heard that before,
and here's the answer.
Speaker 1 (10:22):
They're all different. There's no one size fit all, just.
Speaker 4 (10:25):
Like every real estate transaction.
Speaker 5 (10:27):
Is differctly, Mariam, give us an idea a day in
the life of Merriam States as you're out there. Every
day is different. I know that, But give us an
idea of what you might do.
Speaker 6 (10:38):
Say on a Tuesday, I would start early morning, you know,
but responding to all of my clients, emailing, you know,
conversations that I would have with my clients and most
of the business stuff really until noonish, and then after
noon will be my office time, in showing time, that's
(10:59):
you know, most of the time that people trying to
you know, go see places and you know, take tours
or I would you know, meet up with my clients,
you know, investors, you know builders, really you know the
category that you know that day specifically I have and
then you know, I go to a gym and I
have dinner and I go to sleep early.
Speaker 4 (11:20):
See that. Do you get up early?
Speaker 6 (11:22):
Yes?

I get I do you like me?

And whatever early is that? Sometimes I go to sleep.

So now also I saw on your Facebook page that
you had some commercial things that you're doing. I thought
I saw a warehouse space.

So if you're hitting a lot of the sectors of
the market, right right.

So I recently started leasing commercial properties representing both sides.
I feel like commercial real estate is whole and outer world,
which interests me a lot. And I'll be focusing on
that this coming year. We have conversation with Keani that
you know, how we can start moving into that era.

It's coming year, you know, twenty twenty six will be
the commercial year.

with McKinley home Builders. Tyson, welcome to the show.

Thanks Bill, thank you for having me.
Speaker 5 (13:42):
Well, first of all, let's tell people your company is
McKinley home Builders, but also there's a development company, So
let's tell people about what you're doing with the with
the companies.
Speaker 8 (13:51):
Okay, absolutely, I'm here on several different capacities. I manage
the sales for our humbuilder division as well as our
development division. So currently we own a development in Cleveland,
Texas called Grand Oaks Reserve. It's a golf course community,
so we also own the golf course as well. And
then we have our homebuilder division, which builds kind of
(14:15):
more of a luxury style of home inside the community.
And then we also have commercial property that we sell
for retail spaces in front of the community. And we
also have several different commercial properties throughout the Houston Metroplex
as well.
Speaker 4 (14:33):
Sounds like a lot's going on.
Speaker 8 (14:35):
It is, but that's what keeps it fun.
Speaker 4 (14:36):

And then when you mentioned Cleveland, let's tell people because
one of the things. That's a recurring theme in Houston
and on this particular show, is that we talk about
how things are expanding every direction. And for those listing
outside of Houston, the direction you're referring to when we
talk about Cleveland, that's northeast of the city.
Speaker 8 (14:56):
Correct, And that's a great point. The fact is is
Houston is building up and it's quickly building out. The
fifty nine corridor is the last little slice of the
pie that hasn't been overdeveloped yet. So we moved into
the Cleveland area to try and get out there first
(15:17):
so we can get ourselves established. The one great thing
about the Cleveland area is it truly gives you a
small town feel, but you're still close enough to the
city that you can go do you know everything entertainment wise.
Speaker 5 (15:33):
In fact, I had recently driven through the Cleveland area
and it does have after you leave Kingwood, it seems
like it just has an't like you're saying, a nice
feel to it.
Speaker 8 (15:44):
Yeah, exactly it. You know, it's like I said, it's
a small town. And the one thing that I've noticed,
and I've been out there for going on nine years now,
and people that live there, they either don't leave or
if they do leave, they come right back, and that's
(16:04):
something that tells me a lot about what they feel
about their area.
Speaker 5 (16:09):
Well, and you also mentioned some things that people love
golf courses. You have the small town feel. You're talking
about golf courses, and whether you're a golfer or not,
it's always nice to be near or live on the
golf course. I mean, I love that.
Speaker 8 (16:24):
Feel absolutely absolutely. We have a professionally designed golf course
by Mike Newso, he came in and designed it for us.
It's it's a wonderful course, gets wonderful reviews. Which we
also have a clubhouse and facilities that you can rent
for large parties and we can have it catered and

we have a restaurant on site. So it's it's a
wonderful experience. Well, what a.
Speaker 5 (16:48):
Company like yours McKinley home Builders mckimley McKinley home Development.
When you before you break ground or start working on
an area, what kind of studies are are done to know, Hey,
we're going to work in Cleveland, We're gonna we're gonna
build homes or work in developing Cleveland, Texas or wherever
it is. How much time is spent from that perspective
(17:12):
to to really get the facts into Really there's a
lot of speculation involved as well.
Speaker 8 (17:17):
There is there's a lot of speculation, a lot of risk,
but you also work with the city itself and they
have all of their studies. You work with their retail
development team about what's coming in and projections and so
on and so forth, and you know, you really kind
of put a bond and a trust in each other
(17:39):
between the city and the development company.
Speaker 5 (17:42):
Because and going back to the golf course aspect as
I'm thinking about it, whatever the the area has in
terms of natural beauty, access to highways and things like that,
doesn't hurt to put the golf course there.
Speaker 8 (17:55):
Either, exactly exactly. And it is a natural scape golf course,
which is really nice. So it you know, you feel
like you're out in nature as you're golfing.
Speaker 4 (18:06):
That sounds where you golfer.
Speaker 8 (18:08):
You know, I would love to say yes, but I'm
not very.
Speaker 4 (18:12):
Good at either.
Speaker 5 (18:13):
But I love I would mind sitting the back porch
and looking at the golfers right at my back.
Speaker 8 (18:19):
Door, exactly, And you know, and I don't mind driving
the golf cart around.
Speaker 4 (18:22):
That's exactly I told some of them.
Speaker 5 (18:25):
I was talking to someone, she goes, what do you golf?
I said, no, but I'll drive the cart YEP. So
I'm with you right there, Tyson. So in the meantime,
what are some of the other things that's going on
with with McKinley home Builders.
Speaker 8 (18:36):
So we have a very diverse lineup. We start roughly
at about sixteen hundred square feet and go all the
way up to about forty five hundred square feet, so
with thirty two different floor plans. The one great thing
and the one reason why I came to work for
this company is we got to start from the ground up.
(18:57):
And I've been in the industry over twenty years and
with different builders, and I've gotten to kind of see
what things work, what things don't work, what things customers like,
and then be able to kind of tailor the building
experience to what I've learned throughout the years.
Speaker 5 (19:15):
Well, I think one of the things, in addition that
you offer is those of us that have lived in
homes that have been built nineties, eighties, two thousand, something
nice about a brand new home. So one of the
things people can enjoy and the new home construction is
that it's new, right absolutely.
Speaker 8 (19:33):
It's just like a new car. New homes have warranties,
so there is definitely a huge peace of mind that
comes with buying a new home that you know you're
going to be covered for one, two, ten years to
where it's just it's an added layer piece of mind. Plus,
new homes have newest technologies, newest energy features, so you

know that you're getting the latest and greatest.
Speaker 5 (20:01):
Well, it sounds like you're focusing on Cleveland. Are there
other areas that we can find your homes currently?
Speaker 8 (20:07):
Right now? With us being such a small company, we
are focusing on the Cleveland area, but we also do
have a development that's ready to go in the willis
Conrow area, and then we have other areas that we're
looking at as well.
Speaker 5 (20:23):
So as far as the development part, when you, I
guess start slow, you work one area another area, But
I would imagine part of the developing eye that your
team must have is that you have.
Speaker 4 (20:38):
To always be looking.
Speaker 5 (20:40):
Absolutely as land is running out, maybe not as much
as in other places in the world, but I guess
there's land. That's what you're doing. You're looking for it.
Speaker 8 (20:49):
Yeah, absolutely, you know as a developer you're always looking
for new opportunities to move on to your next your
next project and Tyson.
Speaker 5 (21:00):
As far as marketing the homes and the developing, what
are y'all you're here today on the radio. Of course
people are listening, But what else does your company do
or that you do to promote interest?
Speaker 8 (21:11):
You know, with us being a small builder, we do
a lot of grassroots marketing. Then of course you have
your Facebook, Instagram. I'm looking at starting at TikTok. Maybe
Hope can help me with that.
Speaker 4 (21:23):
She knows a lot of things as far as getting
the word out.
Speaker 8 (21:26):
I know, I know she does, and you know, just
Internet and Google and you know, all of the normal platforms.
Speaker 5 (21:37):
As far as in terms of say, challenges in the
building of homes and getting people to the home, what
are some of the things that with your background in
home building, what are some of the things that you
do to address challenges or even with the warranty. If
I'm in one of the homes and you say the
warranty goes ten years, that's pretty nice right there.
Speaker 7 (21:59):
Yeah.
Speaker 8 (21:59):
Yeah, the the structural warranty, which is of course your
most important warranty, goes for ten years. You know, we
have a warranty process and then if somebody needs a
warranty done, they just submit a warranty and then we're
on it.
Speaker 4 (22:15):
So it's that easy.
Speaker 5 (22:16):
So in the meantime, as far as when you're not
working in with McKinley home Builders had a young wind.
As far as up there in the in the Cleveland area,
what else do you do?
Speaker 9 (22:28):
Go?

Spend a lot of time at the lakes. So being
up in Cleveland, you're really close to Lake Livingston and
close to Lake Conroe well, and actually not that far
from So.
Speaker 5 (22:38):
That's why I asked the question, because I forgot there
are not one, two, there's three lakes in that given
area there, So there's a lot of nature all those
things that you can do.
Speaker 8 (22:47):
Yeah, absolutely, a lot of kayaking, you know, a lot
of running.
Speaker 5 (22:52):
Is So Cleveland is closest to Lake Livingston, it is,
and then Conroe and then Conrode. Kaya do you kayak?
I Do's funny you mentioned I'm in the market for
a kayak. Actually, okay, I've never been on a kayak.
Speaker 4 (23:05):
What's it like?
Speaker 5 (23:05):
What would you say? Step one kayaking? What should you
do besides not tip over?
Speaker 8 (23:11):
I was going to say that's your first thing. Second thing,
don't drop your phone in the bottom of the lake.
Done that, No, So you know, I guess the biggest
thing is find a stable platform to get in and
out of your kayak. Once you're in, it's pretty easy.
Speaker 5 (23:28):
So, and do you like the kayak that is, there's
the inflatable kayak, there's the hard but forget that.
Speaker 4 (23:33):
You're already not in your head.
Speaker 5 (23:34):
No, okay, So but the other one is the plastic one,
I guess yeah. And then I saw one that is
if you don't have a truck or trailer, you could
put it together.
Speaker 8 (23:44):
Yeah. Absolutely, Yeah. Your standard kayak is ten feet long,
so it you do have to have a way to
transport it. And then they do have ones inflatable and
then ones that you can you can piece together. I've
never tried one of those, but.
Speaker 4 (24:00):
The inflatables kind of scare me. In case you hit something,
it might not be.
Speaker 8 (24:04):
Good exactly exactly. That's why I like something a little
bit more stable.
Speaker 5 (24:07):

I can put the kayak in the garage, tow it
out there when I want to hit one of the lakes.

Absolutely absolutely. In fact, we have a forty acre lake
on property as well.

What else do you want people to know.

Just the fact that you really want to look at
different areas in Houston when you're looking for a home.
You know, living out in the fifty nine corridor, you
get the peace in the quiet versus the chaos of
the city, which there's obviously there's a place for both.
But you know, for people that are looking to get
out of the city, definitely, you know, think of Cleveland

and giving us a try out there.

Get some nature right there. And you're not too far
from the airport either, the main airport.

Now I can get to the airport in twenty minutes.

they're on their own.

insurance on your own. But there.

I think there's always good news about aging when you
hit sixty five because then you have the opportunity to
be on Medicare. And here in the real estate community,
we know a lot of realtors sixty, they're getting close
to sixty five beyond they're still working. So today we

You know one of the things that they say, and
I'm no expert, you're the guy. Medicare is a real
good program. You can get your health insurance all lined up,
but it's tricky to navigate, like many things. Absolutely, so
let's tell people about first of all, what you're doing
to help people with their healthcare as they hit sixty five.
Speaker 7 (26:26):
Right, sure, Well, what we do is we like to
do in these analysis with everybody, find out what's going
to be your best option and what's going to be
your best choices. And we also counsel you on enrolling
and show you how to enroll in Medicare and soci
security when you're ready for soci security too, when you
should take your sociarity.
Speaker 5 (26:44):
So I forget, when does the first opportunity to get
social security.
Speaker 7 (26:50):
Well, it depends right now. Two, if you were born,
If you were born after nineteen fifty five, sixty seven
is your fuller term and age where you can get

So it's one of those things where it depends when
you're born.

So it sounds like one of the challenges that you
have as you help people is things change every year,
likely any kind of governmental situation or even real estate
things are always changing. Rights, so you stay on top
of it to help people every year.
Speaker 7 (27:26):
We get certified every year.
Speaker 5 (27:27):
So as far as what are some of the questions
people have right where they're getting close to sixty five
and they're saying, Oh, I got Medicare, why can't I
do it myself? Why do I need help from the
Medicare whisper in this case.
Speaker 7 (27:40):
Well, Medicare has got a lot of tricky dates to it.
One of the things about Medicare is you have an
open roma period which runs three months before your sixty
fifth birthday, the month of your sixty fifth birthday, and
three months after your sixty fifth birthday, you should enroll
in Medicare. If you're not covered by a group health plan,
(28:02):
you should en roll in Medicare. If you are covered
by a group health plan and it's not an HSA
or Health Saves account, you should probably go ahead and
row in Medicare Part A and then wait to roll
in Part B when you retire.
Speaker 4 (28:14):
See it already sounds complicated to me.
Speaker 7 (28:17):
It's definitely complicated.
Speaker 5 (28:18):
In fact, it sounds to me like one of those
deals where unless you have a job and it's just
totally clear, you make X dollars an hour. Let's say,
to make it even simpler, you pay your taxes, you
get it done. Maybe you do it yourself. But it's
like one of the things where if you have a
little bit more complicated life, you're a realtor or something,
(28:39):
your question is do you want to do the taxes
yourself or do you want to go to a professional.
In this case, it's like the same thing. I think
someone would rather go to someone that's been doing this
about thirty plus years.
Speaker 7 (28:50):
Thirty years and like say, to help you enroll in
Medicare and sociecurity. We don't charge anything for that is
our services are free. We get paid by the insurance
companies when you enroll in an insurance plan, but there's
no charge for our services. We do that for free
for all of our customers.
Speaker 4 (29:05):
So there you are.
Speaker 5 (29:05):
And I guess the good thing is many of us
are going to make it to sixty five and beyond,
so I think it's you know, getting older has disadvantages,
but in this case, it sounds like the Medicare is
kind of a good thing.
Speaker 7 (29:18):
Absolutely, Medicare. I tell everybody the same thing. It's probably
the best insurance you'll ever have.
Speaker 5 (29:24):
And as far as people that you're helping, you're here
in Houston, Texas where we're recording the show. I met
you on another radio show, The Price of Business, many
years ago. You're a regular guy on that. But as
far as where you're working, you're helping people in the
Houston area. But give us an idea of where else
do you go out out of state?
Speaker 4 (29:41):
At all?
Speaker 7 (29:42):
We do operate in about seventeen states, and we're adding
states all the time depending on the need of our clients.
Speaker 5 (29:50):
And as far as the complication, when someone works with
you again versus doing it themselves, what do they do
they call up? Let's theorize and say, Okay, I'm sixty
four and a half theoretically not quite that old yet, Mike,
But if I were getting sixty four and a half,
is that a good time to call you to get
prepared or when should we call you?
Speaker 7 (30:11):
That's the perfect time. Sixty four and a half is
when you really should start making your plans win and row,
making sure you don't get any penalties for later roment,
because there are penalties if you do in a row
when you're.
Speaker 4 (30:21):
Supposed to income tax. There you go just tax.
Speaker 7 (30:24):
That's correct.
Speaker 5 (30:25):
So then when we call you at sixty four and
a half, how do you make it easy for this
to be done to where we can not worry and say, hey,
we're going to be covered. We're on Medicare and we're
sixty five now, and we just keep on rolling.
Speaker 7 (30:40):
Well, what we do and I tell everybody the same thing.
You should everyone should set up where you're forty years
or older. You should go in and set up a
SOO security dot gov account at forty years old. I
tell everybody, dude a forty we're ready, be ready. And
not only that, it helps you track your earnings to
make sure they're posting your correct earnings for your so
surety benefits.
Speaker 4 (31:01):
Well, that makes me think that I bet a lot
of people don't do that. They don't and I already
think I know the reason, not that I know anything,
but the reason is probably you know, we have life
that we're living and.
Speaker 5 (31:14):
These these getting on Social Security. God dove got dove
is not dot dov is not a not a priority.
Speaker 4 (31:22):
I like, want to go out to dinner, I want
to do all these other things, right, that's right. So
that's why you're here.
Speaker 7 (31:28):
That's why I'm here. You bet, so you know when.
Speaker 5 (31:31):
We're talking about complexities and things like that, that you're
doing something that a lot of people may not want
to do. And that's how I look at my tax
guy when when I do my taxes every year, I'm thinking,
I don't want to What is it that you enjoy
about this part the complexities of insurance and health insurance
and medicare.
Speaker 7 (31:50):
Well, you always, I always like helping people, you know.
I try to do a needs analysis for everybody, and
we try to find the right the right time to
go with medicare, the right time, protect your society, what
plan to get on, what medicare plan to get on.
We try to tailor everything individually to teach univisual person.
And we also provide like value added services like helping
(32:11):
people with their prescriptions. If they have a high dollar
cost drug we have sources where we can help save
money on those drugs or sometimes even get them for free.
Speaker 5 (32:20):
And again, I'm not sixty four and a half. However,
I'm also thinking, but I am a single person. So
you're helping people that are single, which is one state
of affairs I would imagine. But what about when a
husband and wife are together and they're I don't know,
maybe one sixty five and the other one's sixty. Sure
you're helping couples too.
Speaker 7 (32:40):
You bet, absolutely, And we try to plan it out
for everybody, for the husband and the wife, and like say,
husband could have something totally different from the wife. It
really depends on their sitting needs, and.
Speaker 4 (32:50):
I would imagine there's a whole set.
Speaker 5 (32:51):
Of of protocols when it's two people.
Speaker 7 (32:57):
If this, then that absolutely absolutely both for so Surety
and Medicare, so.
Speaker 5 (33:03):
There are That's why you need help, you bet Mike.
Before we close the segment, what else do you want
people to know about this?
Speaker 7 (33:09):
Make sure that you understand the enrollment dates for Medicare.
Make sure you understand the penalties they could apply if
you don't do it when you're supposed to do it.
If you are working and you're going to retire, make
sure you contact us at least three to four months
before you retirement date so we can have everything in
place and it's seamless. When you get ready to retire
(33:31):
your Medicare and everything is in place and it's seamless.

So theoretically, if someone didn't do that, they could have
a lapse in coverage or penalties and penalties and they
can make life more difficult in the event that they
need healthcare. They'd be like, oh, I didn't know.

Absolutely.

If they're listening now, they know absolutely.
Speaker 7 (33:48):
We have that all the time where people forget to
do it or lose track of time and they end
up with a penalty when they didn't do what they're
supposed to do.

prize or anything hurricanes? Yes, there is a pri hurricane
season there. You know, you win the prize. I don't
like to know it's coming, but I I know.

Yeah, from June the first to November the thirtieth, this
hurricane season. So it's it's right around the corner, less
than a month away.
Speaker 5 (36:22):
Again, as the Coastguards say, simper paratus, be prepared, right.
Speaker 4 (36:26):
And that's what we're going to talk a little bit
about today, is how we can be prepared for hurricane season.
Our friends at Colorado State University their twenty twenty six
forecast came out and they're projecting thirteen named storms, six
of them hurricanes, and two what they call major hurricane.
So it's a category three or no throughout the US,
(36:46):
oh the K I just used to know, but throughout
the Gulf Coast, the Atlantic coast. So thirteen named storms,
six hurricanes, two majors. That's too many. So that's yes,
it is, but that's what they're actually actually a little
lower than norm but that's what they're projecting for for
twenty twenty six. Fascinating, So you know there are a
lot of things that we can do, little things really
(37:08):
to do to get ready so when it does, if
it occurs, you know we're prepared. So you know, things
like first aid kits and making sure that you know,
if you have medications that you take, you've got a
couple of weeks at least a couple of weeks worth
of those medications on hand. You know, batteries, flashlights, weather radios,
(37:29):
especially those that can be charged or battery powered. A
battery powered fan, especially here in Houston, if you lose
your power for more than a day or two, having
that battery powered fan could really be really be nice.
You know, a cell phone charger that you know that's
that's charged up as long along with your cell phone,
you'll make sure that your your car is either charged
(37:52):
or it's got plenty of games topped off. I like
to keep mine topped off, topped off. You know any
you know, if you've got a family, any games or
puzzles or books that you might want to have for
entertainment purposes. You know, what are the key phone numbers,
what are the key documents that you need to take
with you, so have those ready in a waterproof you know, envelope,
so those are ready to move if you had to.
(38:15):
They recommend a gallon of water per person per day
to go along with you know, nonperishable foods, so you've
got plenty to eat and drink. Cash, because you know,
if we've got power outages, there may be places that
are open, but they're not able to take credit cards,
so have some cash on hand. And then specialty items,
whether it be for an infant or your pet or
(38:37):
an elderly person, you know, whatever those special needs are
and special items are, you want to want to have those.
And then an evacuation plan. If we have to go,
where are we going and how are we going to
get there? And who's going with us? So those you know,
those are all relatively simple things. But if we start
gathering them now and getting prepared if a storm hits,
(38:59):
then we're ready to go. We're just trying to get
all that at the last minute. Man, I can't not remember.
I was in that boat literally, and I had to
think right away. I had two dogs I had to
leave my home Hurricane Harvey, and plastic bags, battery charger,
change the clothes, dog food, and a couple bottles of
water and a towel, I think is what I didn't
(39:21):
really plan properly, but at least I had that. But
you have to think of those things.
Speaker 5 (39:25):
And a side note on that is YouTube videos provide
so many prepping opportunities. You can get lost in these
YouTube the YouTube world, but there's a lot of good
ideas you can get on YouTube about different things like
that too.
Speaker 4 (39:37):
Well there are and there's some really great checklists that
are out there that you can just you know, and
then you've got you can have it all sectioned out
in your garage or someplace in your home where you
know whether it's at and it's ready and it's to go.
And I was, in fact, I was looking at some
of the Noah Weather radios today on Amazon and they're
(39:58):
all reasonably priced, so it's you know, it's not something
that would be overly expensive.
Speaker 5 (40:02):
Well, that's one of the great things I hope that
we bring to people as they listen to the show.
We make them think, we inspire them. But yeah, always
be ready. A lot of stuff could happen, not just
in Houston, I mean people listen outside of Houston, but
even beyond.
Speaker 4 (40:16):
Know we heavy listenerships all over the Gulf coast and
up through Maryland. So I'm absolutely. I just it's an
easy thing to do, but it's not an easy thing
to do when it's upon you. You know, when there
is a storm in the golf and then everybody's you know,
wanting to get the water and get the nonperishable foods
and also just do that the next time you're at
(40:36):
the grocery store and you're covered.
Speaker 7 (40:38):
Right.
Speaker 4 (40:38):
Yeah.
Speaker 5 (40:38):
I always like when you go to Costco or something
a couple of days before, they're buying water and toilet
Come on now, I mean you can have that ready
to go.
Speaker 4 (40:46):
I'm always I still have toilet paper. John from Covid Wrap,
I appreciate you sharing that. Yeah, I've got like two
packs that about four years secure or whatever it was.
So you were the guy that was hoarding everything. I was.
I was ahead of the pack, right. Okay, Well now
you're and you're already ready for hurricanes. I'm ready. Yeah, fantastic.
Well then, and I guess there would be one other
(41:06):
thing that you can do in preparation, and that's get
flood insurance. Yes, or if you have it, is it
the right amount of flood insurance for what your family's needs.
Are today and we'd be happy at Stuart Insurance to
have that conversation with a member of your team and
your family about that coverage. And you know, if you
don't have it, let's talk about some options. And if
(41:27):
you do, are the options that you currently have meeting
your family's needs.

And people already know this, but John, let's rebind them.
You can't get flood insurance a couple of days before
the storm. Let's yeah, I mean if people know it,
but just in case when Tropical Storm Bill is in
the Gulf of Mexico, you're not buying flood insurance.

There's how many days you have to wait thirty or what, well,
you'll have to wait thirty days once you acquire it,
So it's you know, now's the time to get it
before the season starts. And again it's it's it's going
to be based the premium is going to be based
on what your needs are and where you live. This
is the right time to go ahead and take care
of it before the season starts. Once again, as you say,
(42:09):
it's just part of being prepared absolutely well. If you'd
like to be properly insured, and that's one way of
being prepared is making sure that whether it be for
your real estate business or your family's personal insurance, that
you have the coverage that you need at this point
in your life or your business life or your personal life.
