Thanks Bell. Good to be here again. I don't know
how many times I've been here, but it's good to
be here.

It's funny as the show intro is running, Carter, I'm thinking,
how many times is it? Because here we are, our
approaching show number six hundred, but you were on one,
I believe, on one of our the top first fifty shows.

Speaker 4 (01:15):
I would say the first one. I think this is
my fourth time. You didn't invite me to be on
the five hundred.

Speaker 3 (01:21):
Oh we didn't.

No, but and that was a special show. But that's okay.

Speaker 3 (01:25):
But you're here now, and we're glad about that. In
your company, you're in real estate. Let's tell people because
there are so many. We just had someone say there's
about forty thousand plus license realtors or something like that
in Houston. Now you've been in real estate over thirty
plus years.

Speaker 4 (01:42):
That's right, thirty this is my thirty fourth year. Interesting
point that you make. We have about forty five thousand agents,
I think now in Houston. When I started, we had
eight thousand, nineteen hundred and ninety three. And I said,
eight thousand agents. That's crazy. The only good news is

there were no licensed attorneys in Harris County than there
were licensed agents. I don't think that's the same anymore.
With forty approximately forty five thousand.

Speaker 3 (02:13):
Well and The thing is, as that number is large,
and of course we're the fourth largest city, but there's
so many people that just sometimes get real estate licenses
just to have them. And out of the forty plus thousand,
there are a certain amount that are doing production of
any significance. And that could mean whatever you want it
to be. But you are in that top realm. That's

(02:35):
the important part here because you've seen some things. You've
been through the good, the bad, and everything else. So
bring us up to date.

Speaker 4 (02:43):

Let's tell people, in case they don't know you, the
area that you're working the most and have the most
knowledge about. Let's tell them what you're doing.

Speaker 4 (02:51):
So, as I said, I've been in the business thirty
four years. I grew up in the industry with my
sweet mother, who is also a broker and Maxine Breed
and started with her and was her kind of her
boy for a while, and then kind of broke off
of my own, started my business and and and grew it.

(03:14):
And I primarily worked the Memorial Spring Branch area, been
active in that area. It was actually a trustee for
the Spring Branch Independent School District for many years. And
I voted for you, by the way too God bless you,
God bless you.

Remember the sign I put a sign that on.

Speaker 4 (03:32):
Yeah, I think we even brought a sign up here
for a show or something like that or somebody did.
That was fun. It was really great until it wasn't
so well.

Speaker 3 (03:43):
And that's one of the trademarks I think of great
real estate professionals wherever they are, whatever city, and that
is connecting to the community. I mean, we could do
several shows just on how a real estate professional, how
a real estate professional team connects with the community. And
that's one of the things. You got involved in the
local politics, and that gives you insight into what's happening

(04:04):
and then also how to help your buyers and sellers.

Speaker 4 (04:06):
Yeah, absolutely, I think. Well, I got involved with the
school district because I grew up in the area and
had a great childhood, and I said, you know, I
want to give back. My parents kind of taught me
to do that. Wanted to give back, So I got
involved with school district early and just got on the foundation,
the Spring Mrinch Education Foundation, which is a great foundation
helping out teachers and kids through raising money and different programs.

(04:31):
And then I said, well, someone said, hey, it's time
for you to run, and so I ran and served
for two terms. And it's a great school district. I've
always said it's the closest school district, the best school district,
the closest to town. So there's a lot of school
districts out there, and a lot of good school districts,

(04:53):
but it's the closest one town that's the best.

Speaker 3 (04:55):
Well, as I'm thinking about the area, it's also energy corridor.
You're out there as well. I don't know if they
still call it town and country, but I do. And
we see so much commercial stuff crop. It's a lot
of restaurants are cropping up all over the area that
you're in. But there's so many great things in terms
of real estate. Are you helping more buyers or sellers

(05:18):
right now? And let's say this, we'll call it the
Memorial Area for right now, Yeah.

Speaker 4 (05:21):
I think that we're probably helping a little bit more
on the seller side. We're always working with a buyer
looking inventories are still a little bit short, and typically
in the Memorial Area if they're on the upper end
and not what i'd say is about three million and up.

(05:43):
Over in the villages, they might be sitting a little
bit longer, not a lot longer, but maybe a little longer.
But man, if they're out in the West Memorial area
and it's a nice home, it's gone. It's you market
a little bit and you prepare it for the market,

(06:05):
and that markets it's very strong.

Speaker 3 (06:08):
And that's interesting. We hear the saying all real estate
is local, and that could mean several things, but to me,
it means that each market kind of stands on its own.
And while we might be hearing in another side of
town where it's well, buyers have more choices, they're taking
they're taking their time. It sounds like the Memorial areas
is pretty solid.

Speaker 4 (06:28):
You're exactly right, the Memorial area. That's right. You don't
have time to ponder over it much. You go out
to the outskirts and we still help folks. We do
some relocation work and we still help people out looking
in KDI, sci Fair, sugar Land, so and so forth,
and those markets aren't quite as strong as the closer

(06:50):
end markets. That buyer may have some more negotiating room.

Speaker 3 (06:54):
And not only that, the Memorial part of town. And
let's give people if someone's listening, you know they're too
in on the internet. Give them an idea of the
key drivers of the Memorial area and where it is geographically.
I mean, I guess we could just say it's west
of the center of the city, but there's some more
attractions that bring people there.

Speaker 4 (07:14):
So I think probably the biggest attraction to Memorial or
the schools people want to All the time, we get
people moving from the heights, young families. Yeah, they bought
the heights. They want to live that lifestyle, and then
they start getting kids. Those kids get to be school
age and they go, hey, I want to get in

some good schools. And we get those a lot, all
through Memorial and the Memorial Villages. And basically it's inside
the loop, not exactly, but Moral Villages inside the loop
and you have larger lots and then outside And when
I say outside the loop, I meant outside the Beltway,

inside the Beltway.

Speaker 3 (07:56):
There's a lot of loops for those of this thing. Again,
if you're out there in Indiana, we have several loops
six' Ten beltway ninety right the PLANET C SO i.

Speaker 4 (08:06):
Met The beltway and The Memorial villages is it's pretty.
Strong larger, lots awesome community to be in zoned To
Memorial High, school and then you've Got West, memorial which
is outside of The. Beltway typically those are all zoned
To Stratford High, school another very strong high, school great elementary,

(08:27):
schools AND i think that's the biggest draw out. There of,
course the energy. Corridor there's a lot of energy companies
out that, way so people want to be in there
because it's close to their.

Speaker 3 (08:40):
Work you. Know AS i drive through The memorial area
that we're speaking, of it's also the tree lined. Streets
height live. THERE i Think i'm NOTING I i think
you sold my. HOME i Wish i've hung on To
of all the homes that would have been the one
gone to that's a whole nother story in. Itself but,
YEAH i still frequent the, area drive through, it marvel

at the newness and the upgrading and all. That but
tree lined streets are so nice and people are and
also a heightened sense of police presence AS i, see you,
know just recently the last two, DAYS i see a
lot of police cars. There they're keeping. Watch.

Speaker 4 (09:20):
Yeah of course inside The memorial villages you have The
Memorial Village Police, department and everybody's afraid of. Them they
don't want to speed through there any. Outsiders and then
of course we have constant patrol through most Of West
Houston West.

Carter let's tell people about you were mentioning before we,
started something about real estate investment.

Speaker 4 (09:49):
Center, yes let me tell you about The Texas Real
Estate Investment. Center so we have a the Real Texas
Real Estate Investment. Center is that fifty two nine Five
Hollister Road AND i have that with my friend and,
Partner Russell, simmons and we are a collaboration center for.

Investors anything to do with investing in real, estate this
is a place for. You so anything to do with
anything to do with investing in real, estate this is
the place for. You we have everything from, wholesalers, flippers title, companies,

attorneys insurance we could use an, insurance what? Else we
have hard money, lenders real estate. Offices we have a
real estate office. There they've they've taken a large space
and we're looking to fill it. Up we have we're
growing and so a lot of the people there do

classes to to train people to be better investors or
to be, investors and some of them are beginner. Classes
some of them are more. Advanced but it's a great
opportunity to be an investor and come to classes learn.
It and LIKE i, said it's a collaboration. CENTER i

have to tell you a quick. Story all the, time
somebody is across the hall and goes to somebody over
from the other side of the hall and, says, HEY
i need a survey to the survey company and, says,
well thank. You and then they they, say Well i've
got this, property and then they might sell them that
property as an, investment and so things like that happen

all the.

Time relationships are, formed opportunities are seized, upon you're meeting new.
People it sounds like absolutely it's a, great great opportunity
if someone wants to learn more or can what do

Start, well we started It march of twenty, twenty and
if you'll, remember that was the height of the, pandemic
so or the start of the, pandemic and so we
had a little rough spell getting through there for a.

While but now we're make a great.

Headway one of the THINGS i think about AS i
talk to people, here AS i look, around this city
has so many. Pluses but as you've been in real
estate for so, long your business, entrepreneur you're, buying helping
buyers and, sellers of, course but you doing other. STUFF i,
mean is there ever going to be a, Point, carter
to where there's where opportunity falls? Flat In, Houston? Texas it.

DOESN'T i, mean this city just has so many things
from an opportunity standpoint for every category of.

Speaker 4 (13:22):
Business, ABSOLUTELY i think there's always going to be opportunities to.
Buy you, know you've heard the old adage when's the
best time to buy real? Estate it was thirty years,
ago was the best. Time the second best is.

Today and you're helping buyers and, Sellers, Carter let's tell

well here you are real, estate and let's tell.

People you're in a. Place and everyone here In houston
knows About, paarland but people outside may. Not so you're
in a little city Called. Pearland let's tell people about
what's going on in real estate In, Paarland.

Speaker 5 (14:53):
Yes, sir primarily based out of The pearland. Area we're
just about ten or fifteen minutes south Of. Houston great little,
area constantly, growing kind of divided in between two, Sides
East pairland And West. Pairland great. Schools would a lot
of draw a lot of people coming in for the.

Speaker 3 (15:09):
Schools and that's the other thing About houston when we
think about it being The houston has a Center, pairland
would you say it's like almost directly south Of, houston
maybe a little bit, southeast AM i? Right, yeah so that's.
Correct so right, now one of the things as far
as growth Of, paarland what are the things that draw
people to this? Part and about how far is It

tommy to the center Of, houston center Of.

Speaker 5 (15:32):
Houston that's definitely a million dollar. Questions it's depending on
traffic during the. Day some days we can get here
ten fifteen, minutes other days about thirty thirty five minutes or.
So apparently definitely a growing. Area you, know the, schools
we got a lot of, development a lot of new
businesses coming into the.

Speaker 3 (15:46):
Area, well when people think about when they move To,
pearland like you're helping buyers and sellers, right that's, correct.
Sir so like when you're helping a buyer that's, saying, Hey,
TOMMY i need some help finding a place In. Pairland
what are usually the DRY i, mean, say other than,
schools but what else brings them To? Paarland and are
any of them coming from other states and other other.

Speaker 5 (16:07):
Cities, yes they're absolutely definitely seeing a lot of out
of state. Buyers you, know here in The houston, area
we've got a big petrochemical and oil industry and in
the medical field as, well SO i do have a
lot of out of, state out of state clients coming
for those new jobs down. Here when someone's looking At,
paarland you, know we've got a wide range of different
properties we, offer you, know from our typical subdivision style
properties to more rural something with on you, know a

little bit of acreage farm and ranch style stuff or
sub division.

Speaker 4 (16:34):
Homes so we.

Speaker 5 (16:35):
Definitely have a good. Selection so it's all depending you,
know finding out what your clients wants and needs are
and then kind of point them in the right.

Speaker 3 (16:42):
Direction is parentlyand in one of the places that people
go sometimes if they do want an acre or two
without spending millions of.

Speaker 5 (16:48):
Dollars we definitely do have some nice niche communities on,
acreage a couple of the on the, older older side of,
town larger. Lots, typically if we want a little bit,
larger we're gonna go a little further, south Maybe, Manvil
Alvin rosharon. Area but there are those nice niche communities in.

Speaker 3 (17:04):
There and also our business development Superstar britney told us
that you have a distinction. Here recently With Keller, williams
you achieved a certain. Award let's tell people about.

Speaker 5 (17:14):
That, yes, sir we just annually had our annual awards
For Keller Williams preferred and Pair land and was able
to achieve top individual agent out of our. Office got
a huge office and definitely a lot of, competition and you,
know it's kind of one of the big THINGS i
like About Keller williams is that even though we're all,
competing we're all pushing each other to be. Better that
everybody wants to see everybody. Succeed that's WHAT i love
about the real estate.

Speaker 3 (17:35):
Industry and let's say that again because it sounds it's so,
nice top individual out of a big, group and The
Keller williams offices are, Sizable.

Speaker 5 (17:44):
Yes, SIR i believe the last TIME i looked, around
three hundred agents is what we had individual agents in the. Office,
CONGRATULATIONS i appreciate, It thank, you.

Speaker 3 (17:51):
Sir well give people an idea because a lot of
people that listen to the show are in the real estate.
World some of them are just getting started and things like.
That but what was it to be able to get
that distinction right in a group of competitive individuals at
a great. Company what do you think it was that
you did to achieve, That, TOMMY.

Speaker 5 (18:11):
I think a lot of it's my competitive, spirit you.
Know WHEN i was receiving the, award you, know last,
week started looking back and reflecting my first year in
real estate that went to the annual awards and seeing you,
know the veteran agent's names called over and over, again
AND i kind of set it to a goal to,
myself is like that's going to be me one. Day
so definitely great to achieve. IT i definitely couldn't do
without all my, clients my past, president future. Clients they

(18:33):
definitely are a big part of. That and then all
my family and friends for the continued.

Speaker 3 (18:36):
Support and right, now are you helping more buyers or
sellers or is it about fifty to.

Speaker 5 (18:42):
Fifty my business is pretty much fifty to fifty on
the buy siding the sell. Side they all present their own.
Challenges but that's WHAT i love about real estate is
that no transaction is the. Same you, know it's all
about learning your clients' needs and.

Speaker 3 (18:52):
Wants and as far as let's say the sellers that
you're helping right, now we'll assume at least the ones
in the Quote paarland, area those sellers that that you're
working with In, pairland what are their motivations to leave
or do they want another house In, pairland they want
to come into the, city or they moving out of.

Speaker 5 (19:08):
State definitely helping a wide range of. Clients you, know
some that are looking they're in there their first, home
first time home, buyers looking to maybe upgrade to something
a little bit, larger some that are moving for. Work
and then others that are investors that are you, know
kind of fixing flip type deals and getting those.

Speaker 3 (19:25):
Listed achieving this award At Keller, WILLIAMS i would imagine
and correct me If i'm. Wrong as far as getting
the word out About Tommy, pounds first of, all you
got a name people can. Remember that's pretty, awesome, Right
so you're getting the word. Out so you're doing some.
Marketing i'm going to imagine imagining that you're you're doing
some things on social. Media is that some of the

things that help.

You, yes, SIR i lean a lot on social media
for my. Advertising. Definitely i'm in a local car club
here In, houston and you, know kind of my passions
there are, family, cars real, estate AND i kind of
like to combine all of them. Together we do a
lot of promotion at the local car. Events we have
a few that we'll bring out, there let kids sit in,
it take, pictures and we do a lot of parades as.

(20:09):
Well one of the big events that we do every
year is The home for The Holidays Christmas parade down
In Alvin and where we'll get the kids in the
back of the truck and we'll bring a couple of
cars down, there throw, candy be stuffed. Animals the kids
always like that handing out candy. Canes we. DID i
mean that candy can be like. MONEY i, know we
found out the first. YEAR i THINK i bought about
fifty pounds of candy and we went through it before

(20:30):
we rounded the first corner with my son and my
daughter dumping bucket. Fulls so we kind of had to
regroup the second and third.

Speaker 3 (20:36):
Year, well you're connecting with the, community you, know like
we're talking about that's so, important but you're doing it through.
CARS a lot of there's different ways to connect through
ANIMAL a lot of the folsher police department uses the
canine forest right there to connect with. It but you're using.
CARS a lot of people love, Cars so let's tell
people about your passion with the cars and what kind
of cars do you do you have personally where you

(20:58):
bring them out for these various events and to connect
in the real estate. World oh, yeah we definitely have a.

Speaker 5 (21:03):
Few you, know we've got The exotic which got The
lamborghini in one of our.

Speaker 3 (21:08):
Slow Down did you Say? Lamborghini, yes, sir that's an eye,
catcher isn't.

Speaker 5 (21:12):
It it, is especially with that orange color as.

Speaker 3 (21:14):
Well so how do you work? That Like i'm gonna
guess if you listed my, property you can park The
lamborghini in front of it and say for sale or that.

Speaker 5 (21:23):
Is one of the tactics that, DEFINITELY i know we
use them for the open, houses you, know because in
the open. House it's all about drawing attention to the
properties for my, clients, right bringing my clients more. Value
so you, know if someone sees a bunch of shiny
cars and stuff parked, outside you know we'll get in,
there start having a genuine conversation about cars and then
kind of introduce them to the.

Speaker 3 (21:40):
House so Orange, lamborghini you can't miss.

Speaker 4 (21:43):
It, no.

Speaker 3 (21:43):
Sir the kids love it too, well the kids love.
It adults and, again car, COLLECTORS i mean a lot
of us love, cars and there's just something about. It but,
also what other vehicles do you? USE i, mean that's the,
exotic but there's also other ones that have.

Speaker 4 (21:56):
Appealed.

Speaker 5 (21:57):
Yeah, No SO i started in the cars with the.
Classics my first car was a sixty Eight camaro actually
THAT i bought freshman year of high. School no motor,
transmission no rearinsent on center. Blocks that actually went to
my cousin's house and made a deal with a guy
on it and came home and told my mom about,
it and she wasn't too. Pleased you, Know i've had.
That that's cars that's going to stay with me. Forever
but you, know kind of in the world of real,
estate that everything goes back around that my client that

(22:19):
actually purchased that car back from years. Ago we did
a real estate deal together last, year.

Speaker 3 (22:24):
So i'm gonna, imagine you know how to fix a.
Car we've done it once or. Twice, yes, there so
if there's something wrong you can kind of troubleshoot it
to a certain. Degree, yes, sir what's the next time
you're going to use your? Cars and maybe people listening
are going to, say, HEY i want to see how this,
works or when's the next? Parade when's the next time
you're going to bring out these?

Speaker 5 (22:42):
Vehicles we tried to hit definitely as many as we.
Can the car group that we're part of Is Southwest,
exotics so they're big on social, media so definitely take
a look there and, see you, know where the next
events are at and do a lot of. Rallies and
then we just recently did a grand opening for one
of the guys in the club out in A cypress,
area so kind of did a road trip out. There
but you, know Every december Out alvin The home for

The holidays parade and then there's the various ones we'll
have them On friday nights In paarland and just a
lot of the local, stuff just to connect to people
and in be genuine about.

Speaker 3 (23:13):
Everything Southwest Exotic Car, Club, yes, sir sounds pretty exciting, Now,
Okay so just as we're talking, vehicles vehicles are so
important in our every getting from POINT a to, b
sounding real, estate our. Professions what's your normal? Car your regular?

Speaker 5 (23:26):
Car, oh that's definitely not not nearly as. Fancy that's my,
little a little. Equinox so as long as it, Rolls
i'm good with. It you, know we got the diesel
truck and stuff at the, house but you, know in
the market right, now definitely not feeding it diesel right.

Speaker 3 (23:39):
Now so and The lambeau just it's just waiting for
its next.

Speaker 5 (23:42):
Assignment it's waiting for the next, assignment waiting for my
son or daughter to. Come tell them to come pick
me up from school in.

Speaker 3 (23:47):
It and yeah that's kind of. Cool huh.

Speaker 5 (23:51):
Oh, yeah she gets a kick out of it anytime
THAT i can go pick them up from. School my,
daughter she's, Twelve so came and picked her up the
other day and all our friends and we were all Over.
TikTok so she felt like the talk of the.

Speaker 3 (24:01):
Town seeing that's another tool for the social media having something,
again whether it's a car and some kind of animal
or dog doing a trick or.

Speaker 5 (24:10):
Something, yeah oh, yeah so we'll use, it you, know
LIKE i, said picking them, up taking them home for,
school and then a lot of my clients as, well
their kids and. Stuff so definitely let them get in
and take.

Speaker 3 (24:19):
Pictures because, well so Now, tommy you've achieved the top
sales of as far as a single. Individual and they
have categories like there's teams and any real estate, broker
but your top. Individual so you've achieved that distinction at
a large Broker Keller Williams. Parreland but now you have
the pressure how do you do it again next? Year
or how do you?

Speaker 5 (24:39):
Exceed that's actually a big thing That i've been reflecting
on lately is that after having a big year like
we did last, year it's, like how can we top?
It Because i've got a very competitive nature and definitely
want to push for. More right what some people would
say is, IMPOSSIBLE i kind of think that's WHERE i
thrive AND i try to achieve those. Things SO i
definitely have some big goals both personal business for twenty

twenty six AND i think we're well underway and getting those.

all over and there are areas right outside The houston
area that we have just sometimes we don't always get
around to or think, about but they're thriving and they're
coming closer into the. City so those are some areas
THAT i work with as well as it within the

you're doing in your, Charge, natasha what are some of
the education. Topics is there a training thing or are they?
Classes give us an idea of maybe the name some

branch which is one of our affinity, partners and we
just had a class Two saturdays ago and it's Our
homes For houston and we do a home buyer education
and it's a free home buyer education course that's provided
powered by A Prosperity, bank and so myself and our wonderful,

Director Belinda, everett who is also the director of The
Housing committee for THE, naacp we do this class and
we bring in other affiliates and vendors from the industry
such as title, companies other, banks and we bring in
real estate brokers to help us teach this. Class now
we have one coming up In. April we just had

one In. March we also work with The Future Bankers
Leadership program At Texas Southern, university and we work with
other universities and their business departments will go out and
do a financial power hour for the. Kids as we,
know student loan debt is a huge thing In america,
today so we work with the students assisting them in

making sure that they understand what the ramifications are when
they get out of college and, yes they get a,
job but, yes you also have to pay back your student.
Loans my kids seem to not understand. That so these
are things that we feel are needed in the. Community
we also work with the churches and we go out
and we do financial education for them as. Well so

anyone where there's a need we do.

That that's interesting, too because WHEN i think about and
talk to, people especially here on the, show in various
mortgage companies and things like. THAT a lot of TIMES
i asked the question because WHEN i grew up a different, error,
certainly BUT i never had any education about, hey make
sure you keep your credit, score or here's the when

you know you're able to buy a house or when you're,
not or what you should be doing when you're getting
ready to build your financial portfolio or. Fortress but it.
Starts it should, start in my, opinion like right. Away
it should start in. School put down video game and
let me tell you about your credit.

Speaker 6 (31:14):
Score, absolutely and they're doing that In texas, now which
is why we go into the high schools quite a
bit where now they will implement some type of financial
education to the high, schoolers and that's definitely. Needed SO
i can't tell you how OFTEN i hear that same.
SENTIMENT i wish we had that when we were growing.
Up you know that we were not getting this financial,
education and that's imperative to success not only in, life

(31:39):
but also financially and part of home. Ownership and so
that's why we pair that with our home buying education
or your homeownership, journey ensuring they know the steps they
need to take that are key to being a successful.

Speaker 3 (31:54):
Homeowner what hits home when you're if you're speaking or
having a class or having someone else do a, class
these these. Opportunities what is is there a misconception or
what don't people know that they should know to where
you impart that knowledge and they're, like, oh, YEAH i
could really use. That what's a real valuable thing that some?

Speaker 6 (32:14):
PEOPLE i think the main thing is overcoming the, fear
the fear of thinking that they cannot own a home
or purchase a home because they're unsure of what their
credit looks like and they're not sure how to either
repair it and or understand whether or not their credit

(32:35):
is good enough for them to own a. Home if
that's not the that's one of the main, things as
well as understanding what it means getting their down, payment
having enough, money and ensuring that they have not only
enough to buy the, home because a lot of people
can do, that but what it takes to maintain. It

(32:56):
so WHEN i do a, CLASS i spoke on this
a weeks. Ago the main component is ensuring that once
you're in your home that you can maintain. It so
a lot of people don't realize you have your, mortgage
you have all of your, utilities all the things that
come along with owning a, home like, yes cutting your
yard or and or hiring a yard man will all

(33:20):
of those are additional expenses that a lot of folks
just don't factor. In so when you're living in an
apartment or you've been staying with mom and dad your entire,
life you don't have to pay those. Expenses and those
are things that need to be factored. In so once
you understand that full, MODEL i think you can be
successful and being a homeowner that will have some.

Speaker 3 (33:42):
LONGEVITY i would imagine some of your classes or educational
elements are helping renters realize they can buy a home
or guide them through the. Process is that?

Speaker 6 (33:53):
Absolutely and so we work with them to see how
close they, are and believe it or, not a lot
of them are ready, now they just don't realize. It
so you've been paying a rent to, it whether it's
an apartment or a private, landlord for six months to a,
years some people ten and fifteen, years AND i, say
you could have bought two houses by, now and so

(34:13):
to that, extent we want them to know that if
you can pay, rent whether it's to a landlord or
to an apartment, complex you can have a, mortgage and
so we want to make sure they know that there
are resources out, there and that is a primary Reason
Prosperity bank created Our Community Outreach department so that the
community knows that we are more than just a community.

(34:33):
Bank we do well at, that but we also do
well at providing.

Mortgages so you're there if someone's listening and they, say,
hey that kind of fits My i've been. Renting Maybe
i'll call it a. Time but you could provide a, loan,
yes as these people are, qualified and you could the
various types of, loans various programs that might be things
that are there to.

Help, yes we.

Speaker 6 (34:54):
Provide we do all. Mortgages we also portfolio and do
our own. Mortgages we do all types of home, loans
and so we want the community to know that we're
there and if we aren't able to help, you we
can at least get you on your way and we
can provide resources and ways for you To if you
can't get your home, today you can certainly get it

in two to three months or a. Plan put your plan,
together your plan, ready absolutely and we're.

There so as you laid out the parts where there
are so many, things it reminds me of a. Story
but you laid out the parts that you have to
think of, everything the, insurance the person cutting the, grass
whether it's you or you're hiring somebody got a look
a whole. Picture but sometimes people, go, well what's my?
PAYMENT i could pay. That there's more to.

Speaker 6 (35:37):
It there's more to it than, that, absolutely and so you,
know we need to ensure they. Understand it's called.

Education we have to educate out there in that.

Time, yes that's Why i'm, here AND i love WHAT i.

Do, well it's kind of parallel to. This and this
goes back to a quick, story and THAT'S i knew
a realtor a long time, ago and she was so.
Excited she, goes, hey she got a ten thousand dollar. Commission,
SAYS i just made ten thousand. DOLLARS i, said, no you.
Didn't you made maybe, six but the rest you provided
for the. Taxes, YES i just.

MADE i love that and that's. It they don't get. It, oh,
YEAH i can handle the. MORTGAGE i can pay. That
and they think they're, ready and sometimes they, are but
there's more.

Speaker 3 (36:18):
To it, okay changing gears real quick going BECAUSE i know, You.
NATASHA i think this was so interesting going back to
several in your. Career one of the THINGS i always
got to kick out of that you told the story
was that you worked For Southwest. Airlines, yes, Okay And i'm,
thinking how Does natasha always smiling and always calm and
always working through? Things? Oh, bill you know What i'm

going to. Say you not only worked For Southwest, airlines
but you worked in the. Department it was the lost
luggage department where people didn't get their luggage and some
of them are like really, mad, yes and they get
you the claims.

Department. Yes and SO i was also a flight attendant
before and THEN i worked and lost, claims so that
had to be. Fun, Yes so when the luggage was
lost and then we had to file a, claim they
would get.

Interesting so this is this may help us all in.
Life but how do you de escalate a situation where
someone's like really? Mad or is this the third time

Date you empathize and, Listen that's simply. It you just.
Listen you have to listen and empathize with.

Speaker 3 (37:27):
Them words to lift by absolutely we can use that
and any keep it, simple, absolutely empathize and. Listen have
the smile come through the. Phone, yes you're smiling right.

Speaker 6 (37:36):
Now they can hear and feel that smile through the.
Phone put a little smiley face there so.

You don't want to, say, look you're, lucky we got
you here and you're luggage is. You don't do.

That, no put myself in their. POSITION i would be
a pretty upset and so would you if you lost
your luggage.

Exactly that's WHY i don't. Checkage in the, Meantime Natasha

everybody obody loves.

It everybody loves workers Con so if you're a real
estate business owner and you have, employees it at least
ought to be a, consideration and especially if you've got
employees that are out and, about then it definitely is
consideration because it does a couple of. Things it provides
an added value for your, team so and it's extra
benefit for, them but it's also a protection for the

(39:29):
owner in case you have any suits from within.

Speaker 3 (39:33):
WELL i think workers comp at least to, ME i
don't know much about. It, john you hear the term
as you're as you're out, there you hear the. Term
but what are the things people should know about? It
is it like only when there's an, accident or how
does that?

Speaker 7 (39:47):
Work so we've talked a lot about general, liability and
one of the parts of general liability is bodily. Injury,
well that helps if somebody that's visiting your property or
your office gets. Hurt workers compensation helps with your employ.
Ployees so If i'm working for a Bill, Napic. Inc
AND i get hurt on the, job and you have
a worker's compensation policy that can help offset the cost

(40:09):
of helping me with my, injury.

Speaker 3 (40:11):
So that the company would have to pay in this, case, well,
yes so the.

Speaker 7 (40:14):
Company if you didn't have, it then, yes the company
would potentially have to. Pay if you, did then you
could offset that exposure onto the insurance. Company so it
really helps a couple of. Ways medical expenses and then
potentially employee injury. Lawsuits so from a medical expense, perspective the.
Bills SO i get hurt And i've got medical bills
that can offset those medical bill, costs it can help

(40:37):
me with my ongoing, care so IF i had to have,
rehab and even in some cases it can help with death,
benefits so maybe some lost income or cover some of
the financial burdens of a. Funeral so from a medical
benefits perspective or employee benefits, perspective it helps with medical,
bills it can help with death, benefits and they can

(41:00):
up with ongoing. Care from an employee medical excuse me
from an employee injury lawsuit, perspective IF i got hurt
and felt like that it was negligence on the owner's,
fault or you put me in a hazardous situation AND
i filed suit against, you it would help with any potential.
Settlements it could help offset some of the legal. Fees

(41:22):
it could help with any judgments against the. Company so
it really does two things that provided an added value
for the, employees so it's another benefit if you, will
but it also protects the owner in case the employee.
Sues it really is, beneficial and especially if you have
a lot of employees or you have employees that are
out and, about so you, know if you're a property

(41:45):
management firm and you've got employees that.

Speaker 3 (41:47):
Are out on the property latter change in the light
bulb or some.

Speaker 7 (41:51):
Well, Hope, no if you're a property manager, firm you
hire somebody to do. That the property manager does not do.
That you start doing that and that affects your airs
of emissions. Policy will have another another discussion about. That,
yes but you would want to make sure that that
contractor had workers. Coverage but or let's say you do
you have a large brokerage and you have you, know

(42:12):
we'll talk About Caler williams preferred with Mister. Pounds they
have three hundred, agents so they've got a lot of
people out and about doing open houses and events and.
All so you, know having that workers compensation could help
offset any potential you, know exposure exposure. There so that's
really kind of what you want to look at is
the number of employees that you have and the types

(42:34):
of work that they, do because that's how they'll ultimately
build what that premium, is the cost of the insurance.
Is they're going to look at the type of work
that you. Do they're going to look if there's any claims,
History so do you have a history of issues with employee?
Injury and then the last thing they're going to look,
at is what your payroll.

Is outside of the real estate, world is this work's handed.
IN i used to work at a place where it
was a manufacturing. Company welding was going, on, grinding, cutting
and a lot of companies used to have. IT i
don't know about, now but they'd have the sign we've
gone three hundred and forty days without a workplace injury or.
Something so that was always part of the training of

(43:14):
the work crew is to make sure that they're, aware
be very. Careful we have all the safety, equipment we
have all the, provisions and of course workmen's comp no
and that's an element of.

Speaker 7 (43:23):
THAT i had the same experience on the energy side
and working for a major energy services, company and every
meeting there was a safety, moment and every meeting was
this is where the exit, is this is where we
need to. Go so every meeting had those safety. Moments
so you, know the workers compensation policy would be part
of that overall health and safety.

Program it doesn't have to be a manufacturing but every
company should have some kind of safety. Meeting it involved
if you're going out there in the, public like you're
saying open, houses that could be a nice even a
short meeting and element just to remind people big cat.

Exactly, SO i, mean one of the examples we talk
about when when we teach our real estate liability, classes
one of the questions is do you still take clients
in your? Car because you know people early in their,
career folks that have been in the business a, while
like Mister, bred they at some point he was probably
taking people out with him in the. Car we're seeing
less and less of that now just because of the.

Liability because if somebody were to be in the car
with you And heaven forbid, you or have an accident
and they were. Hurt, now as a, driver you've got some.

LIABILITY i guess a lot of times they just follow you.

Around, WELL i, MEAN i mean with With Google maps
And wave And uber and car share and car ride
and rental, cars there's really not any need to have
