a lot, Bill, and you're at the show six h
one six. That's amazing. I mean, if you think about it,

you know I knew when he was show one. Actually
I knew when you were at show, probably way before that. Yeah,
that is correct, Well that's exactly right. And on that note,
one of the things I think about, and it could
be a series of ten, maybe more shows. But the
power of words, the power of yes when someone says yes.
As we talked about it on our six hundredth show,

one person said yes to get this started. Another person
said yes the show was born. But going back two
years I've known you now thirteen fourteen years, going back
to when one of your associates at the time said, well,
do you want to be on a show that Chris
Kelso's on way back the Price of Business? You said

yes to that, and I said, oh, I can't wait. Right,
got there I started working towards getting a show and
then have had several shows since, including this one being
the primary one. But there you are. You said yes.
The power of yes is fantastic, Like when someone gets
the keys to their new home.

Speaker 4 (02:25):
That's the best yes you can possibly imagine right there. No,
it's you know, we go way back and it's a
lot of fun, and I love to celebrate obviously your
six hundred series of shows right now. But the power yes,
I think is very important because one of the things
we talk about all the time is so many individuals
out there, independent what they do, are always hesitant to
take a jump right, that leap of faith, as we

tell everybody, and sometimes that yes is the leap of
faith that somebody needs to take to absolutely change their life.
I'm going to give an example. This weekend, I was
in Galiston and I was talking to some of your
guests here and I left a key behind, right, And
so by leaving the key behind, I couldn't get into
certain things in the venue that I was planning on
getting into, so I had to improvise. And what I

ended up improvising is realizing that I found a place
to able to take my truck on the beach and
had more fun than I've ever had in my life,
all because I said yes to doing something different. So
I love that power of yes.

Speaker 3 (03:16):
As you talk about right, it changes lives and it's
the intersection. And even those yes and nose are so
powerful words. They are the intersections that guide our course
and even put us in serendipitous situations. That said, let's
talk money. You provide money to people for the last
twenty five plus years, twenty seven I forget the number.

Speaker 4 (03:34):
That is correct, twenty five place, why by twenty six years?

Speaker 3 (03:36):
Now there you go. It's close. So let's tell people
what you do. The company is called Rate. That is
correct you're doing and how you can help people.

Speaker 4 (03:42):
So I am with Rate formally known as Guaranteed Rate.
We changed our name last year. Been in the business
well over twenty five years. Letters right, too many letters
right there. People were actually not be able to spell guaranteed,
which is why we actually just reduced down the rate. Yes,
that is correct, but but you know we're the we're
the only given day, we're the largest of the second largest
retail lender in the nation. Uh, there's not a product service,
we don't have but really are. Our claim to fame

is to make mortgages simple, easy and fast so that
individuals get into their home, enjoy what they're what they
want to do, which is living in their home, get
one of the best rates and products out there. But
more importantly, we built an incredible team. We have an
incredible team here in Houston. We have originators like Tory
Jacobi are on our team. We have Chris bonnen Is
on our team. I'm there. We've got, you know, some

great Spanish speakers as well, Mandy Martinez down on the
south side of towns, Mac Blankinship, Adam A Moud I
mean show last week we had Mac Okay, so yeah,
we had Mac as well, and so, you know, just
an incredible group of originators, probably the largest group of
originators of top originators are going to find in one
single area. And so big shout outs to all the team.

Well there you are here. Your people are moving into
Houston still in droves. I'm hearing.

Speaker 4 (04:49):
Oh yeah.

Speaker 3 (04:50):
So as they as they tune into the show, they
hear this show, they know you from your social media.
Tell them about your company. What what are some of
the things that people don't realize because maybe they are
first time buyers, or maybe they haven't purchased a home five, seven,
ten years, what should they know about getting a mortgage
from your company?

Speaker 5 (05:08):
Right?

Speaker 3 (05:08):
And more importantly, the one and only Chris so.

Speaker 4 (05:12):
Well, I would say the very first thing is don't
be afraid to engage in the process.

Speaker 3 (05:15):
Right.

Speaker 4 (05:15):
So many people don't or forget a lot of times
that the greatest growth of wealth in our the history
of the nation has been through real estate. Right. So
number one is, never assume if you're a first time
home buyer or a ten time home buyer want to
buy an investment property, it's always a good time to buy.

Speaker 3 (05:30):
Right.

Speaker 4 (05:30):
Sometimes individuals will say, well now a good time to buy.
I hear this is changing, or I hear the war
and I ran, or here's something's going on. The reality
is is the market is always a great market. Here
in Houston. We are blessed to be in Houston. We
have individuals that are moving in NonStop. We have a
great amount of inventory, we have great financing right now,
and the average rates we're seeing still today are in
the fives and that means it's a good, solid market.

Speaker 3 (05:53):
Nice that is correct.

Speaker 4 (05:54):
I mean the average indust rates is still in the fives,
and so when you have instrates in the fives, the
biggest thing is engage in the process. You know, we
only do a soft poll when we pull somebody's credit also,
so we don't do a hard pull. We walk them
through the entire process. We have a really cool AI
engine on the back end as well that allows us
to really delve into what the client wants to see
when it comes to financing. I mean, one of the

(06:15):
things people talk about is affordability, right, affordability, But affordability
what it means for one person might be different from
another person. Ultimately, it's lifestyle. You know what lifestyle I'm
not looking at doing. So one of the things when
you do an application with us is we're going to
really engage in that conversation. Where are you today? Where
do you want to be five years, ten years, twenty
years from now? You know what's going to get you there?
And what financial products do we have that can take

(06:36):
you to that direction? And we have sometimes individual to say, well,
guess what, I can't prove my income, Great, I have
a bank Steamer loan, you know, Or I'm a first
time home buyer. Great, We've got some first time home
buyer products for you or you know, I'm a veteran,
I love VIA loans as you know, big shout out
to all our veterans. VA loans are the absolute best
products to get a veteran into out there, and so
a lot of times just getting engaged and understanding what's

(06:57):
available to you. And the fact is is no matter
what walk life you're in, or no matter what type
of income you might be able to prove or disprove,
there's a product for you out there.

Speaker 3 (07:05):
So if a first time home buyer individual or couple
is listening Chris and they say, man, how can I
get ready? What should they do? A couple of bullet points.

Speaker 4 (07:14):
A couple bullet points. Number one is do an application,
so you see where you stand credit wise, right. And
the reason why I say that is is because you
might think that your credit score is too low to qualify,
but it might be absolutely fine to qualify from a
mortgage perspective. One of the things we're gonna do also,
we're going to take a look at that profile associated
with where they currently stand and give them an idea.
You need to pay off this item, or you need

(07:36):
to improve on this item or if you need to
get you credit up, you need to do the following.
Sometimes individuals don't realize is it's not the volume of
credit that you owe, it's your monthly obligations that we
look at as well. So sometimes individuals, I mean I
told by all the time, what's going to impact your
credit more a twenty thousand dollars credit card that you're
using two thousand dollars on or a five hundred dollars
credit card that you're using four hundred dollars on. The

(07:57):
average individual sit there and say, well that too, one
thousand dollars one, I owe more to it. But the
reality is the four hundred dollars one is what's impacting
your credit worse right, because you're using a larger percentage
of your available credit. So we go through things like that.
Let's go ahead and see we have to do, and
see we have to do gets you qualified. Let's go
over your income as well. It might be that you
are a salaried employee and you're absolutely fine, but it
could be you're an hourly employee and you had the

(08:18):
job for less than a year and you use your overtime.
To qualify, we need to look at things like that
as well, so we look at the entire picture. So
in order to get ready, the three things I would
say is number one, do an application. Number two, be
open to looking at where you currently stand. And the
number three is put together a credit plan in place,
either to buy today or to buy in the future.
But if you're making an application, obviously you're going to

(08:39):
be buying at some point in time, So we have
to have a plan in place to get you into
that home and to make it comfortable for you. Because
the end of the day you pay the mortgage payments,
I don't pay them, so we need to make that
affordability and that monthly payment is something you're going to
work with.

Speaker 3 (08:50):
And you mentioned a nice number as far as average,
and of course it could change from today. As we're
recording the show till I mean, we see so many
events that it's like what the stock mark went that
far down then it went back. I mean, yeah, all
these crazy things, so anything could happen. We're living in
a world that's so exciting, so many things are happening.
But as far as the number, that nice number number five,

(09:11):
I think that's pretty good from a standpoint of being
realistic in terms of getting a rate even up to six.
Are you seeing people rushing to get these loans?

Speaker 4 (09:21):
So here here's what happens. I mean, I think at
the end of the day, a home purchase is a
lifestyle change, right at the end of the day, has
nothing to do with rate. At the end of the day,
it's a lifestyle. You're even getting married, you're getting divorced,
you're having kids, you're moving up, you're moving down, You're
doing something associated with property, right, and so that's the
biggest reason why individuals are engaged in buying a home.
But I would say the following. If you look at this,

(09:42):
we had an acceleration in twenty and twenty and twenty
one in which rates went down into the threes. And
so the average home buyer right now is aged thirty
three years old, right, And so you go back five years,
that average home buyer was twenty nine years old, maybe
twenty eight years old. So the only thing they had
in their mind and when they started thinking about home
buying was what took place in twenty twenty, which was

(10:04):
an ear really, it was an unrealistic rate for us
to be at right there, and so the average rates
really when you're sitting at average rates in the fives.
You're a healthy market. That means there's a good balance
in the system. That means that the financial market's going good.
That means it's a good the mortgage backed securities market. Also,
those MBSs are trading at a good rate right there.
It also generally means that you had a good balanced

(10:26):
market in the market today. If you look at where
har numbers are today, as far as balancing, we have
about four and a half months almost five months of inventory,
right that's a good balance market. That means that no
one side is bigger than the other. It's not a
seller's market and it's not a buyer's market in some
places it is, in other places it's not. But reality
is it's a balanced market. So that's really what you

(10:47):
want to have, right You want to have those balancing
effects that take place. Obviously, in twenty twenty we had
a different balancing effect. It was uneven from a certain
side right there. And then in twenty twenty three and
twenty four we had an unbalancing as well where rates
went extremely high. And so we're at that little sweet spot.
We have seen a lot of people come in. We
have had as a company more closings in our first

(11:09):
three months of this year than what we did in
the years three years prior. Okay, and so that just
goes to show how strong the market is. We are
getting more applications, more closings, We have more individuals taking
advantage now, and I think what we're starting to see
is individuals saying, you know what, We're not going to
go back down there again. That was a one time effect,
and so I need to get engaged in the market.
I need to get engaged in the market right now.

(11:29):
It's balanced because if it keeps going down and rates
go down, let's say to a five percent not point,
you're going to have a high prices back going back
into the multi yeah you yeah, you have a lot
of multi offers going on right now, but you're going
to end up having that acceleration again. So get in
right now while you possibly can.

Speaker 3 (11:47):

Well, it's good to see you, and let's tell people,
first of all, Houston is so big, so far, so wide.
Let's tell people geographically where you're spending most of your time, Shauna.

Speaker 7 (13:05):
I am in northeast Houston. I cater to.

Speaker 6 (13:09):
Task Ceda, Humble Kingwood all the way to k Magnolia
and those surrounding areas Conroe, so you're.

Speaker 3 (13:20):
Pretty much covering the north. We'll say very yeah. And
when someone's here in the show, let's say, certainly Houston
people know the various areas. But if you're outside of
Houston listening on the internet, let's tell them a little
bit about when you say the a task Asita, Kingwood area,
geographically where that is and kind of paint a picture
of what it's like to be in that area that

(13:41):
lots of trees and stuff.

Speaker 4 (13:43):
That.

Speaker 6 (13:43):
Absolutely, we have lots of trees, we have Lake Houston,
we can boat. We're about twenty minutes from the airport,
push In and Continental, and yeah, we're starting to really
boom out there. So uh, we've got a lot of
new instruction.

Speaker 3 (14:00):
Well that's kind of nice. I think I think a
long time ago, maybe probably still a lot of people
that worked with the airport, pilots and so forth, they
made their home. You're probably serving them for their real
estate needs every now and then.

Speaker 6 (14:13):
Absolutely, you know, when my parents moved out here in
the early nineties, they got transferred here from Colorado because
of Continental airlines. So that particular area where we are
in in Atascasita is a lot of transplants coming out
of other states.

Speaker 7 (14:30):
So we got a lot of Colorado people, we.

Speaker 6 (14:32):
Got Pittsburgh, We've got all kinds of you know, diversity
in Atascaseda an all area.

Speaker 3 (14:39):
Like a lot of people like myself maybe twenty years ago,
covering if you're in some kind of any kind of
field technology and doing a job where you have to travel.
Being near intercontinental airport is a nice feature. As we're
positioned Houston in the center of the country, you can
go either way in two hours and hit Seattle, Rode
all that stuff.

Speaker 6 (14:58):
Absolutely, nine is a lot, you know, it's a great
traveling freeway. So you can get to Houston really quick.
For me from a Tasca see that it takes forty
five minutes maybe depending on traffic, and to get there.

Speaker 3 (15:13):
And there you are. You're helping buyers and sellers right now, Shauna,
you are working with more buyers or more sellers. How's
that work.

Speaker 7 (15:19):
You know, right now I have more sellers.

Speaker 6 (15:22):
The buyers are coming out, and the homes are starting
to move. So I am starting to see some movement
with some buyers coming.

Speaker 3 (15:30):
In and then with sellers. I think as far as
the selling real estate or listening to property, that has
a lot of complexities to it, especially right now some area,
some homes are easier to sell than others. How do
you coach that seller when if you sit down with
me and I want to sell my home and I'm
not well, Sean, I don't know how long is it
going to take? How should we probably give us an idea?

(15:51):
If someone hasn't been through the process lately, what are
you doing?

Speaker 6 (15:54):
You know, we really pride ourselves on our team to
have a game plan and to go step by step
with a plan and get our plan together.

Speaker 3 (16:06):
And that's a good thing.

Speaker 6 (16:07):
And it's a good thing because people just like, hey,
just come on over, let's list my house. Well, there's
a lot of components to go with that. Let's see
where do you how much money do you need to
get out of your home? Where are you going if
you sell your house today? Do you have a plan?
If we get it on the March. Are you going
to be able to move forward with that? So there's

(16:30):
a lot of questions we have to ask the sellers
prior to just getting your home on MLS.

Speaker 3 (16:37):
And that's one of the intriguing things to me. Every
time I think about saying, well, I've lived in this house.
I like my house, but there's some things I'd like
to change. And if I sold, where do I go
in the meantime? That's kind of tricky. How do you
what are the thoughts there and how do you especially
if it's a family with more than a husband, wife
and even a few kids.

Speaker 6 (16:56):
I mean, well, I think the first thing is what
do you want out of this? Like when I'm asking you,
what is how many people are in your family?

Speaker 7 (17:05):
Where are you downsizing? Are re upsizing?

Speaker 6 (17:08):
You know, there's all those questions our kids starting to
go to college, are you looking for a second home?
Or you know, what are you looking for out of
the transaction or the process.

Speaker 3 (17:23):
And then as far as buyers, when you're working with
a buyer now or in the last couple of weeks,
are they from the Houston area? Most mote I know
it changes, but primarily in the last ten fifteen transactions.
Are the buyers coming from Houston and they want to
move to a different place or they want to upsize downsize,
or are they coming from other states and cities? What

(17:43):
are you seeing?

Speaker 6 (17:44):
I'm getting a little bit of both right now. I
have a few relocations and a lot of my clients
are older, so they are downsizing. So my sellers are
wanting to downsize, looking at new construction.

Speaker 3 (18:00):
Tired of fixing up their old house like me.

Speaker 6 (18:02):
Right exactly, they're tired of mowing. There are you know,
different situations there.

Speaker 3 (18:06):
So that's pretty pretty interesting. And also as far as
you're out there now today you're on the radio, millions
of people are listening Shawna. Can you imagine it's making
me nervous. No, it's not because there's not really millions listening,
but in my mind there are. That that's said, from
a marketing standpoint, what do you do outside of being
here today to get the word out about Shawna Spore?

Speaker 6 (18:30):
Well, it's all It's all about being visible. We take
pride in doing a lot of social media, We do
a lot of events, We network with great partners.

Speaker 7 (18:42):
It's really easy to.

Speaker 6 (18:46):
Get your name out there when you have great partnerships
with lenders, title people, you name it. You know, when
you have those type of connections and a great team,
you know, I got great team leads that keep us
out in front of everybody and brings us new.

Speaker 7 (19:05):
New things to bring to the table for our clients.

Speaker 3 (19:07):
That's awesome. Guys like Jeremy with Stuart Tyler, he's pretty awesome.

Speaker 6 (19:10):
Autly, he's right down the street from us, so he
is he's our guy.

Speaker 3 (19:15):
That is that is super. So as you look here,
we are I can't believe the year it's not quite
half over, but we're hitting that gonna soon hit the
half way point. And what are the do you see
any trends out there? Do you see the market activity
getting hotter, colder? What is it like right now up there,
primarily again Northeast Houston, if we'll call it.

Speaker 7 (19:38):
Yeah, I'm starting to see some movement there.

Speaker 6 (19:40):
For a while, like last month there wasn't but as
you know the previous segment with Chris Kelso, but the
interest rates are coming down, so we're starting to see
some buyers come out. The one thing I do tell
buyers is, you know, you can't compare yourself to your mom.
You can't compare yourself to somebody else's buying process. Every

(20:02):
individual is different, and so just getting that out to
people like we have several programs, you know that we
can fit every buyer, So we say, yes, let's try
to figure out where we can fit you, whether it's
owner financing VA, conventional f h A, or other types

(20:23):
of financing.

Speaker 3 (20:24):
We're talking with Shauna Spoor with got keys and also
as far as going back to the seller, SHAWNA for
a second, are you seeing any sellers that are leaving Houston?
Maybe for a job or maybe for I don't know,
maybe because it's too hot.

Speaker 7 (20:38):
Sometimes I personally have not. You have not, I have not.

Speaker 3 (20:42):
We're holding it.

Speaker 6 (20:42):
We're holding we're holding them hostage as know they are.
I have not experienced that, so but mine are all
interesting moving to other areas.

Speaker 3 (20:54):
And then if someone let again go to the buyer
that's from outside of Houston, when you run into this
person or family, how do they find out about you
and or your got keysh real estate, I have.

Speaker 6 (21:06):
A lot of referral partnerships, So during twenty twenty, I've
made some real good contacts with some realtors in California, Vegas,
Arizona is where a lot of mine came out in
twenty twenty. So I've just have some good referral partners.

Speaker 3 (21:23):
You grew up in Denver, so what about Denver? Do
you have any contacts there? You still go back?

Speaker 6 (21:28):
I do, but I haven't really had anybody come from
Denver to Texas.

Speaker 3 (21:33):
But you went to You contacted people in California.

Speaker 6 (21:36):
Just from other realtors contacting, you know, being on a
certain agent groups.

Speaker 3 (21:41):
Interesting more southern or northern California.

Speaker 7 (21:44):
Southern.

Speaker 3 (21:45):
That's one of my I was just there. That's why
I asked one of my favorite places.

Speaker 7 (21:48):
And it was more for work.

Speaker 3 (21:50):
Yeah, we're back then, Laguna Beach, all those beautiful places.
Well out there, Yeah it is pretty nice, isn't it
is really pretty. Let's forget the show. Let's go, let's

can have a house. Everybody you can have a house.

Well here we are. Let's tell people in viral Gen
and where are you helping people with the company.

Speaker 8 (23:21):
So, envira Gen started off as a spur off of
our inspection company. We start off as an engineering company
in Texas City and Galveston, and then it kind of
spurred off, let's add some environmental stuff, and now we're
a full blown environmental consulting remediation. We have our own
in house laboratory. We're one of the only few in
the city. We've branched out. We've done projects with Harvey

(23:46):
and the American Cancer Society, the American Society Research, the NIH.
We did some grants under Harris County, Brazoria County, and
so now we do lead, asbestos, mold, soil sample phase
one phase to pretty much oil water, whatever you need tested,
we kind of do.

Speaker 3 (24:04):
When I hear the word led an environment in an
environmental or residential context, the first thing that surprises me,
surprises me is that even a thing still or is
that from a long time ago kind of sort of
like I'm thinking about asbestos that's way back there.

Speaker 4 (24:19):
Yeah, so it's still an issue.

Speaker 8 (24:21):
It So it's one of the things was we wanted
to add that to one of our government contract repertoires.
So we went back about a year ago and started
the process of becoming lead licensed in the state of
Texas in order to add it to like our service
based industry. There's a new component out there called an
XRF it's about a thirty thousand dollars like atomic absorption

(24:44):
spectroscopy instrument and allows you to kind of quick set lead.

Speaker 4 (24:49):
What we found.

Speaker 8 (24:50):
Is is that nobody really tests for it in Texas,
so it is kind of a way of a pass
and yeah, a nidge for you is it's kind of
a niche. And what we found is that it's a
lot more prominent in some of these other homes as
we've kind of taken off, and it's a lot higher
concentrations than what we thought. It just doesn't seem to
be anything that we do around here, but it has

(25:13):
the same lethal and potent toxicity as it would, let's
say in the northeast.

Speaker 4 (25:16):
I'll give you an example we did for a buyer
not two weeks ago.

Speaker 8 (25:21):
He was animate about getting a lead based paint done,
and we did a window sell analysis that came back
as a fifteen hundred threshold. Our fifteen hundred was the
analysis from the lab, and it's really anything over one
hundred is considered abatement. So and granted we were able
to say, hey, you know, here's the information. You know,

(25:41):
if your kids get in here and start eating paint
chips as a kid, as Tommy Boy would say, that's
what we ended up finding and passing along. One of
the greatest things I love about lead analysis for buyers
and real estate agents out there is in Texas, you know,
everybody hands them a lead adendum and it kind of
lets you get you know, it notifies this.

Speaker 3 (26:01):
Just one of the many forms, yeah, one of the.

Speaker 8 (26:03):
Many hundreds in that hard download list. But the state
allows you to do a fourteen day mandatory out if
a lead hazard is found on a property. So one
of the things we've been trying to educate, especially in Galveston,
is you can get a lead check or lead screen.
Our company will do it. We'll do it as part
of our inspection company. And let's say you find a

(26:26):
hazard and you have some issues negotiating something else. You
now have a way to terminate your contract with zero
money lost in earnest, zero money lost in your option fees.
It's kind of a freebie to get out of the
contract because in reality, you can find chip pain in
a nineteen seventy seven home anywhere.

Speaker 4 (26:43):
It's just a matter of you know, how do you
want to draft it up for your buyer.

Speaker 3 (26:47):
Well, it's interesting, you're kind of reading my mind because
when I think of old homes right away, I think
of contaminants, lead based or otherwise. I was going to
ask you about is that more prominent in Galveston, And
then I could even think of the heights it has
some old homes, and then there are other pockets but
outside of lead would be safe to say, Charles, if
someone has any environmental concern, let be it mold again,

(27:11):
lead asbestos, maybe there are other things out there. Is
that when they call your company and envirogen.

Speaker 8 (27:17):
They can so we are licensed to do everything essentially,
and not only that, but we have the certification. So
I just to give a background as I came from
healthcare US to practice pathology and clinical I did genetics,
I did a lot of mycology, and so when I
got into doing real estate and environmental inspections whatever, we
decided to kind of like tack it from a full

(27:39):
facet so we know what's clinically relevant from our history,
we know how it can impact. We see a lot
of lead paint in these older homes that people just
would never think of. The biggest thing about lead, as
best as you know you can create, your body will naturally.

Speaker 4 (27:56):
You know, expel it from its systems.

Speaker 8 (27:58):
You can get the mesasilioma tumor suppressor genes and all
that stuff. But lead is inherently almost a forever chemical,
and so once you get it in your system and
it binds, it becomes a neuro inhibitor, it becomes it
can do other metabolic processes that'll stop health wise, cortis
all increase. There's so many facets of it, and they

(28:19):
say that's why the Roman Empire fell was the the
idea of the population getting injected with it so over
time and their you know, their waterways and their baths
and grape pots and everything else.

Speaker 3 (28:29):
So yeah, not a pretty picture there. But also that's
kind of what you're saying. It reminds me of in
terms of respiratory protection. Silicosis. That's what they say when
sand breaks up in the fragments and gets in the lungs,
it attaches and you can't get it out. Therefore silicosis
again not good. Also disclaimer, I am not a doctor,

(28:50):
and nor is Charles as far as I know, So
just take this with a grain of sand. Yeah, there goes.
That's it. That's so I like that. So you own
two homes and they're yours or you're just working.

Speaker 4 (29:02):
On No, no, no, I have a couple of properties that.

Speaker 3 (29:04):
I have, so you rehab properties too or something.

Speaker 8 (29:07):
It's my brother does it more than I do. I've
got a few that I've kind of bought his investments.
I think it's time and I started kind of unloading them.
You know, I have I have a real estate company
as well. I had a wine bar that I'm trying
to launch a new winery, big heavy into the AI
push for real estate.

Speaker 3 (29:24):
Started before we recorded. That's on everybody's mind. So enlighten us.
Now at your home before we get to AI. I'm
pictured do you have a lab at your home? I'm
picturing beakers.

Speaker 4 (29:34):
And I have one in my smoke.

Speaker 3 (29:36):
Come okay, there you are like a Frankenstein thing going on.

Speaker 8 (29:39):
Oh it's not quite not like that, bubbling lab equipment
is expensive.

Speaker 3 (29:44):
Let's go back to AI. Meanwhile, yeah, AI, what's going on?
How do you do you use AI? And just pick
one of the businesses. One that's the most interesting.

Speaker 8 (29:54):
My parent company, Sepharis, pays for I was saying the
back end for Google Labs and there quantum computing systems
I pay. It's about two hundred and fifty dollars a
month in order to access this.

Speaker 3 (30:05):
This is a feature that Google has that people can
under contract.

Speaker 8 (30:10):
You got to contact their sales teams and get an
invite only it's kind of integrated into their workspace systems,
which a lot of the big broke which is using right,
we pretty much I stay. I spend probably four hours
a day doing some AI research or integration and stuff
because it's changing so rapidly. If we think the nineties

(30:30):
boom and tech was big, this is we're doubling it
every month and a half. I spend a lot of
time trying to integrate those of my companies, either by
CRM or applications or trying to chase.

Speaker 4 (30:44):
It down the graphics.

Speaker 8 (30:45):
It's it's gotten to the point now that I have
employees AI, employees, accountants, marketing directors, image consulting.

Speaker 3 (30:58):
What do you mean the employloyees are AI.

Speaker 4 (31:00):
Yeah, the employees are AI, and we don't call in sick.
They right, they don't.

Speaker 8 (31:05):
Call in sick, and they're free other than part of
that software platform. For so two fifty a month will run.

Speaker 3 (31:10):
Again the team.

Speaker 4 (31:11):
So I've got a team of about twenty and how.

Speaker 3 (31:13):
Do you how do you communicate with them.

Speaker 8 (31:15):
It's still for text or verbal you just kind of
you either like chat GBT people type it in, but
these are a little bit more advanced. You'll set them up,
You'll you'll draft what you want them to do, and
then you kind of talk back and forth where you say, well,
this is what I want you to do every day,
So like every morning. I've been on a big health
kick lately, So every morning, it's got my gym ready

(31:36):
to go.

Speaker 4 (31:36):
What do I need to do at the gym?

Speaker 8 (31:38):
It's got what's going up on social media for the
day for each company.

Speaker 4 (31:41):
What it's got.

Speaker 8 (31:42):
It gives me a market analysis of real estate, what
is the financial sector doing every day? What are the
long term projections doing every day? And it's just we're
and it's allowing you to code step by step by
integrating it into your company, and you're seeing it happen
so rapidly that to me it's even scary. I love
it because it helps me alleviate stress and reports, but

(32:06):
it also pretty amazing. It's pretty amazing, and I don't
think the general public really understands what's coming. It's changing
so many lives so rapidly in businesses and economics that
and this is a personal opinion that it'll make some
larger impacts. And you know, I have a think tank
where I sit around probably once a month to meet talking.
It's like AI and a coffee shop. And the things

(32:27):
that some of these programmers are doing and what we
talk about is pretty amazing.

Speaker 3 (32:31):
Well, it's amazing Charles at the time just flown by,
I mean, from lead based paint to AI as best.

and nothing could be better than insurance. And that's what
we like to talk about on this segment, what it is.

Speaker 9 (35:04):
And I thought it's been a while since we've talked
a little bit about just the types of coverages that
we provide our clients, so I thought that would be
a good a good segment for today. We have two
sides of the house, as our listeners probably know. We
have the business side where we help real estate businesses,
so real estate brokers, property management firms, independent title and
attorney agents on their business insurance products and policies. And

(35:29):
then on the personal line side, we help families and
individuals on their personal insurance everything from home.

Speaker 3 (35:35):
To motorcycle, so many things, so many things covering the
basis for people. But when we think about the basics
of insurance, it's so important. I think it seems like
the end of the year and the first part of
the next year is like when renewals seem to just abound.
In our insurance people's insurance world.

Speaker 9 (35:56):
It can be that way. I think it's usually going
to be around a significant life event. So on the
personal line side, it could be when we bought that house,
or we sold that house, or we moved. On the
business side, when did I start my business, Because that's
usually when somebody will, for example, acquire a professional liability policy,

(36:17):
so something that will help cover any risk around the
professional services that you provide. So somebody a client feels
like that you did not provide them the professional services
that you had promised or they expected, and they were
to file acclaim, that's where our professional liabilities are. In
aerors and emissions, a policy would come into play. So

(36:37):
that's one that we generally begin with with real estate businesses,
and then right after that we look at a general
liability policy and a cyber liability policy. So general liability
helps protect against bodily injury from folks that are visiting
either your facility or place where you're doing business, or
property damage if you damage somebody's property, so you were,

(36:59):
let's say stage being a home prior to an open house,
and you were to damage that home, the property damagement
damage element of that general liability policy would come into play.
And then if our clients would like, we can add
their business personal property within that same policy becomes a
business owner's policy and we can save them some money

(37:21):
on the premium and provide them some better coverage. So
if that's an option that we always have or have often,
So that's another aspect to take a look at. You know,
cyber liability comes into play when you've got potential data
breach or wirefraud, so you want to make sure you've
got that covered. Especially I mean for any real estate

(37:42):
business it's important to have, but especially for any of
those that handle any types of funds, that's really critical
critical to have. Or if you have a large staff
that many of them are off site, then that's also
a critical aspect because that's a greater risk. The more
people you have, the more people that are working remotely,

(38:03):
the less you're able to protect those systems and those communications.
That's where the cyberliability policy comes into play. Workers compensation,
you have a big team, it provides some coverage in
case one of your employees or a representative gets hurt
on the job.

Speaker 3 (38:18):
So that's always nice to have.

Speaker 9 (38:20):
An escrow security bond is a unique product that we've
helped create that can help if there's a a theft
of funds by an employee or a member of the team,
so we can do it there or just a security bond.
So there's some states that require it and it basically
provides a line of credit in case there's an action
against the company and funds are required. So those are

(38:43):
some basic business insurance plans that we have offered that
we have available for for real estate businesses that we
work with.

Speaker 3 (38:52):
And one of our guests, I won't mention names, but
I heard she had an open house where this is
a season. I don't know if I'm just my radars
up for some reason, but I'm hearing about more open houses.
Maybe it's springtime. I don't know. But this realtor had
a champagne open house, okay, with a piano player there.

(39:14):
It wasn't me, by the way, but it was a
good friend of mine playing the piano. Champagne, all dervs,
that kind of thing on a Saturday afternoon. And she
said that she got two offers on the house, or
my friend said they got two good offers on the house.
But my point being, when a realtor has an open house,
even if they don't go to the extent of having

(39:34):
entertainment and maybe all duvs and even an alcohol, that
the realtor needs to be covered or needs to be
mindful that while it's a good thing for marketing, they
have to also know that there are potential what's the
word we use here, risk, the risk ye, yeah, yeah.

Speaker 9 (39:50):
So example, you're right, so if somebody were to damage
that piano, there's that Yeah, you've got that, or somebody
were at a trip and fall, So that's where thateral
liability coverage would come into play. And that's one of
the things when we're talking to real estate brokers about
their business is one of the questions we'll ask is
do you utilize open houses as a marketing tool, and

(40:12):
if so, at what frequency and the more that they
do so, the greater the opportunity for an issue. Therefore,
that's when we really work hard to recommend a general
liability policy or a business owner's policy.

Speaker 3 (40:25):
And as we say these words that, however, many people
are listening wherever they're listening, we were millions, I think,
is what you said earlier. It was it might have
it's growing every second I'm hearing. But that said, we
wouldn't remind people that if they are listening, I don't
know New Hampshire, Chicago, California. Stewart Insurance is there for
them with these various types of insurance that you're providing.

Speaker 9 (40:48):
Absolutely so we you know, we work with clients all
over the US for their helping them properly insure their businesses,
and we do the same thing for individuals and families
to make sure that they're properly insured. So obviously, being

our personalized clients with their home insurance. So what's the
best policy for that family or that individual at this

point in their life? So how do we get the
right policy for them based upon their current needs, and
then from there we'll work with them for their home insurance.

If we need to do a separate wind policy, we
can help them with that wind policy, watercraft, motorcycle, you know,
if they're renting, you know, if they decided to rent
versus buy, we can help with the renters insurance. If
they're buying the property and they want to use it
for investment, whether it be a short term or long
term investment, we've got some policies in place that we

(41:44):
can work with them and some companies that we work
with to make sure that those investment properties are properly ensured.
If it's going to be vacant for a while, or
if it's a vacation home, we've got some companies that
we can work with to build those vacant policies, vacant
home policies, or vacation home power policies. If a client
situation is such that they need greater liability coverage, coverage

(42:06):
that's beyond what their home insurance policy or their auto
policy provides, then we can write them an umbrella policy
that gives them some additional general liability coverage.

Speaker 3 (42:14):
Just describing that you and the team at Stewart Insurance

I mean, we work with our clients and we try
to work with them the way that they want to
work with So we communicate with our clients in a
variety of different ways. The ultimate goal, and that's both

that means is that they understand the coverage that they

do and don't have, and they're comfortable with that. So
it could be a very conservative policy or it could
be a very robust policy. Conservative coverage or robust coverage.
As long as they're comfortable with that coverage at that
point in their life or their businesses life, then in
our eyes are properly insured.

And that is the goal. Properly insured works with all
the other aspects financially in our lives, having the right portfolio,
building our credit score, all these financial things are should
be in balance. Properly ensured, just says it all.

Speaker 9 (43:11):
Well, it is, and you know everything changes. You know,
we got every week every week. You know, we talk
a lot about you know clients, uh, you know, moving
into new homes because they're downsizing, or because their families
getting larger because they're moving. We see that the same
thing affects your insurance. Have you, you know, on the
business side, has your revenues increased as the number of

(43:33):
staff that you have increased? Have you opened up additional
offices or you know the opposite, or have you shut
down offices? Do you have less revenue? All those effect
the type of coverage we ought to consider and potential
premium that you have. And the same thing on on
an individual side. If you're you know, downsizing, uh you know,
maybe you no longer need an umbrella policy, or maybe

(43:56):
you know you you've sold that boat, or you don't
have as many cars anymore, you don't drive anymore, so
you don't need auto insurance. So again, having that conversation
with your advisor every year can really make sure that
you truly are properly insured.

places we have opening, so it's wonderful. It's booming.

It's a dynamic area just like your team, just like

I mean again, and there's so many things but another
maybe a trivia thing that you've learned here in your
day to day dealings with it, Because I only honestly

I deal with chat once in a while. I'll put
something in like should I get married again? No, whatever
it is, I'll put that in. The answer is no.

real estate love Chat GPT.

GPT is the infancy of what is out there. So
there's more, There's way more, but it is probably the
bottom of the AI systems.

So then what what do you use that's more robust
or more so?

Speaker 8 (51:23):
I use Gemini's Ultra with the back end link for
their their their their quantum computing like gem Cloud based
is Gemini's Google. And the only reason I like that
one a lot is because of how integrated it is
with the rest of their systems. Now, for anything else
in terms of development, there's Claude that everybody's using can

(51:43):
do pretty much anything. However, there's a new platform. I
just learned about this last Thursday. Don't quote me on
the name it's cloud Claude and Marathon or Maverick, and
it is so advanced that some of these people believe
it's reached the singularity, which is basically sell Matrix. Well,
it's self not aware because it's always the program. Everybody

thinks it's like its own brain, but that's not how
the software works. But it can run on its own,
so it basically it has multi brain function. It can
do conditional logic, and it'll run like six months at
a time before it'll stop. Just complete conversation over and
over and over again. There's no stop input.
