TL sounds beautiful. So first of all, Carmen, let's tell
people about TL Global because your company is a third
party owner financing company and some people may not know
what that is. So let's tell them what that is
and about your company.
Speaker 6 (01:33):
Awesome. So, too Global is a company that can help
anybody who is in a situation that cannot qualify for
a tradition alone. For example, anybody who has whose self employee,
they don't have an IM number for nationals, people who
are moving relocating and they can't qualify for a traditional alone.

With our program, as long as they have a minimum
of fifteen to twenty percent down, they can purchase any property,
even new construction.
Speaker 3 (02:05):
So then this is an alternative if someone's out there
and might need help or might not qualify with quote
a regular lender. Thus the third party aspect correct. So
let's tell people calming your role with the company.

Well, my role with.

A company right now is an owner financing specialist. But
I learned about TEO Global about eight years ago when
my parents couldn't qualify for a traditional loan. Our agent
found out about the company. She scheduled meeting with us
with TiO Global then and we met with one of
the owner financing specialists and he was able to walk

us through the process. They got a preapproval day the
same day that we met with the owner financing specialist
and we were shopping for homes. It was too good
to be truth until we move into the home. Now
it's been about eight years they were able to refinance.
The home has double more than double the value. They

purchase it in Cyprus. And about four years ago, I
reach out to the owner of the company, Miss til Laurie,
and ask if if there was a position for me,
and she said no, but you can come in and
learn about the program. So I learned. I learned everything.

I'm still learning and now my passion is educating home
buyers and sharing the good news to realtors that it's
it's not just that no when people can't qualify, a
lot of people do have the financials, but they can't
qualify through a tradition alone.
Speaker 3 (03:43):
It's nice to have an alternative for those that run
into a challenge in this case, so my tie. I've
known you for years, have seen you for years. Let's
tell people your role with the company global.
Speaker 4 (03:56):
Yeah, I'm also one of the owner of Finance Specialists
with TL clob Well. I've been with them since they
first started out forming the company back in twenty sixteen
and being with them every since. My role is owner
of finance, own of finance Specialists. I sit down with client.
You know, we work with realtas of course, to print

the client that cannot qualify through traditional mortgage, whether they
sells employee, business, owner, international item. Basically there's no documentation needed.
We just needed out payment, but we need to meet
with them in person. So my role is to sit
down to make sure the client understand the program, the
process from A to Z, and when we're done with

that process, we send them back to the agents and
the realta will show them homes and we put the
contract together. And you know, we we watched the process
from A to Z until the client get the key
to move into the home.
Speaker 3 (04:52):
And also through the years, as I've seen you at
various real estate events, maybe your role has changed, but
it sounds like when I first met you. Part of
your role is in the marketing where you attend and
host a lot of real estate events at very like
Stewart Title and other places. You're still doing that to create.
Speaker 4 (05:11):
A business, Yeah, heavily doing that. Our company also have
a website for the clients to look at Google. We
have a very good marketing team to market our program.
We're also individuals, you know, independent, you know, working with.
Speaker 8 (05:27):
TL Global, So I go out there.

I work with Kevin Davison has been a great you
know connection with his title company.
Speaker 5 (05:36):
Uh.

We prin a lot of value to our view tools
because not everybody can go through the checkbox to qualify
to traditional mortgage and so we just keep going out
there networking. My job.
Speaker 8 (05:49):
It's a love, you know.

I love to go out there meeting with agents and
talking with them about the programs. So you know, on
top of everything else, this is just another option for
them to make an additional income.
Speaker 3 (06:00):
And do you find instances where people aren't even aware
that there's this alternative.
Speaker 4 (06:06):
From time to time I meet with the agent, they
don't even have no idea that's an alternative. So this
is a good program for every agent. Need to learn
and and you know and use it, leverage.
Speaker 3 (06:19):
It and as far as geography, your geographic footprint, so
to speak. You're helping people here in all the Houston area,
like maybe even the Woodlands, Paarland, all these places.
Speaker 4 (06:31):
We are program do business all over Texas, so it
doesn't matter. And again you know, just like you know
common mention. We can do resell home new bills, any
new bills we can work with. We work with multiple builders,
so you know, home buyers they want to buy a
new home, there's no problems as long as they have
(06:53):
the doubt payment, there's no issues through the years fix,
no p payment, penalty, no balloon, We got our so
they take title, we put them under no services and
so no services will help build theocratics so they can
be able to be financing.
Speaker 3 (07:08):
So the type of property is not a problem, no
matter what it is. What if someone wants to buy
acreage somewhere maybe out west or something here.
Speaker 4 (07:18):
As long as just has the properties, then we can
do it. But we don't do rowlin. We don't do
mobile home or condos.
Speaker 3 (07:26):
But if I want to buy a ranch, is that okay?
Speaker 4 (07:29):
That should be fine?

That sounds good. Well, krmen, tell us about how long
you've been with the company. Four years, so you're an expert,
but what are some of the things that you that
you've learned in four years as far as this particular
aspect of providing finding a place for people to have
money to buy these various properties.
Speaker 6 (07:47):
Well, it is such a life changing for people, even
people that have money, people that have their own businesses,
and sometimes they already know or because they been told
so many times that they can't qualify when we meet
with them and.
Speaker 8 (08:04):
We go over everything.
Speaker 6 (08:06):
What I love about the company is that everything is
full disclosure. Once they move forward with the company, they're
going to know exactly how the program works and how
the lifestyle changes. It's amazing. And you mentioned a ranch.
We were able to help a family business owners who
purchase a ranch about three months ago.
Speaker 3 (08:28):
So there you go, and my tie when you've been
with the company the longest. But let's tell people, how
did you get together with till in the early days there?
How did you find out about this?
Speaker 4 (08:38):
Well, I Tilla and I have been friends before she
introduced me into her program. So you know, I used
to be in Drew Steak just investing in Drew Stake
back in two thousand and eight. But a lot of
properties listen and being be fixed a flipball. I did
it all. So I got some expel with that. And

when I went in to tell with a social group
of friends and she said that I need someone like
you to come and work with me. So, you know,
one day we just took a lunch together and that
was history.
Speaker 3 (09:15):
Every time I see you must be happy because you're
always smiling every time I've seen you through the years.
So that's a good sign.
Speaker 4 (09:22):
I can tell you, Bill, this is my passion that
to see someone who never got rejected multiple times, could
not get into the home lisas for many years. It's
a choice to to It's a choice to bring them
into the home that they you know, many time they
say they they they they hear knows and then when

they come to us, you know, every time we give
them the key, it's a choice.

You know.

So as far as the marketplace right now here are
two thousand twenty six, were almost at the halfway point,
no doubt about that. So how's the market right now?
And how do you see it play out here? As
as the year unfolds.
Speaker 4 (10:09):
I come, you know, it's been so wonderful for me
for almost ten years. You know, rustec has been everybody
got affected by you know, the market right now. But
I'm so blessed because I work with some client in
the past and they're coming back repeatedly buy multiple homes
from us. Most of them are business owner, a sales employee.
(10:31):
They don't want, you know, other people to know where
they live. They don't want to show their tech returns.
So this program has worked perfectly for them. So, you know,
repeated clients. So right now we're working with the client
that bought a home early this year. He coming back
and buy one point two seven million dollars and putting
down thirty five percent.
Speaker 3 (10:52):
So what are some of the other things we should know, Carmen.
Speaker 6 (10:54):
Some of other things that I am so passionate nowadays
making sure that agents know about about us because the
market has affected a lot a lot of agents, and
just having an alternative program that can help any buyer
that has the down payment will definitely change the family

and the agent.
Speaker 3 (11:20):
And then how many people in the company do with
what you both do? Would you say earlier about eight
five oh?
Speaker 4 (11:27):
No, finance especially It's just like me in common, but
in the company is about thirty.
Speaker 3 (11:31):
So five of you do. And I want to say
that languages are no barrier either, because just between YouTube,
let's tell people the languages you speak.
Speaker 6 (11:40):
I speak Spanish and English.
Speaker 3 (11:42):
And then my time. So there we're covering the Vietnamese,
which is a big deal here in the Houston area,
so you're covering that. And who knows what the what
the other three people do as far as having the
ability to help people in their own language. Fascinating. Thank you,

It's so nice to hear three voices. First of all, Jony,

you apparently are the leader of Diamond G Realty. Let's
tell people about the company.
Speaker 10 (13:54):
Yes, technically I am the leader, but we all work
as a group. Diamond G real Tea was originally formed
off of a nonprofit that my husband and I own,
and when us girls got together, we decided to run
with Diamond G real Ty. We liked the branding and
it works great with our real estate.
Speaker 3 (14:14):
And let's tell people geographically speaking, you are in what
part of the Houston area.
Speaker 10 (14:19):
Uh, primarily Galveston County and Brazoria County is what we work.
We're located in Santa Fe. So everything right around us works.
Speaker 3 (14:28):
And let's tell people. For those that are outside listening
on the internet, maybe they're in another state, we're Santa Fe, Texas.
Speaker 8 (14:35):
Santa Fe, Santa.

Fe, Texas, not New.

Mexico or apparently any others, because.

There's a lot of places named Santa Fe. On that note,
so in the meantime, Stephanie, let's tell people, generally speaking,
how's the market in the Santa Fe, Texas area.
Speaker 7 (14:51):
It's actually doing pretty well.
Speaker 11 (14:52):
It's become a very popular area just simply because we
do have some land that's out there and more people
are wanting to you have houses with land, or we
also have raw land as well that people are wanting
to build.
Speaker 3 (15:05):
And on that note, of those that are because I
know that there's trends in certain times where some people
are like, oh, man, I really need to get away
quote or retire or whatever, or have a farm or
ranch in these things. But as far as those kinds
of properties where we might have at least an acre
or more or something like that, is there a lot
of selection right now for someone that does want that.
(15:28):
Maybe they're right here in a high rise and they say,
I want to go to Santa Fe.
Speaker 7 (15:31):
There is there is a lot of different acres.
Speaker 11 (15:32):
There's half an acre acres, we have some we have
for sell up to six acres out there, So it
is really depends on how much land you want to
take care of.
Speaker 3 (15:40):
So and then what if somebody, let's say, we might
want just maybe two acres, that's a reasonable how maybe
a twenty five hundred square foot home, a little bit
of elbow room two acres? Is that possible?
Speaker 7 (15:52):
It is possible. There's a lot out there.
Speaker 11 (15:54):
Like I said, there's it ranges, So there is two
acres out there for people that are wanting that. And
it's close to Leak City forty five, So you're still
out in a rural area where you have quiet, but
you're also able to hit forty five within fifteen minutes,
and you know you can go in hinto the city.

And I'm glad you mentioned that because that kind of
put paints the picture of where it is as far
as Houston. So correct me if I'm wrong. You could
have that acreage lifestyle to maybe more, but yet you
can be close to the big city and even.
Speaker 11 (16:25):
Galveston plus Galveston that's right about twenty minutes from Galveston.
Speaker 3 (16:31):
Sounds like it's strategically located.
Speaker 7 (16:33):
It is, and it's becoming very popular.
Speaker 8 (16:35):
We love it. We all live there, so we do.

We all live in Santa Fe.

Okay. So then business wise, when you're how much of
the business that you do as Diamond g is it
fifty percent that's in that Santa Fe area or do
you go outside of that? How often you go outside
of it? Maybe it's a better way.
Speaker 8 (16:53):
To outside of it A lot.
Speaker 10 (16:55):
We have a lot of land for sale and we
get buyers. Sorry, we we have a lot of land
for sell and we have buyers. But we do a
lot like in Friends with League City Albin even up
into uh like grow Sharon Manvil area.
Speaker 3 (17:10):
And then I didn't I mentioned, but now we're going
to get to talk to the one and only low
Kaiser High Low. Hi, No one's ever said that, right, never,
So let's tell people low your role with the company.
Speaker 12 (17:25):
Is, I'm a realtor. I've been my whole I've spent
my whole real estate career for the last two years
with Diamond G Realty with these ladies, and I also
am you know, the volunteer. Let's make a TikTok, let
me video everything you're doing, right.
Speaker 3 (17:43):
And you came into the studio with it. Yeah, you
came in here with a camera and a tripod and.
Speaker 12 (17:48):
You're yeah, because because it matters, you know, people. One
of the things that we hear all the time from
people is that they love how authentic we are. And
so our social media is a big part of what
we do, making sure that we're documenting and showing people
what we're doing and who we are. And what you
see is what you get one hundred percent of the
time with all three of us.
Speaker 3 (18:08):
And I'm glad you mentioned social media. So when you're
as far as let's say you're listing at home, but
what are some of the things that you're doing for
that seller in terms of social media? And is that
kind of where your specialty.
Speaker 12 (18:18):
Is or I honestly all three of us have a
really strong social media presence. I don't think anybody is
doing anything more than anybody else. At this point, all
of our listings have professional photos. The majority of our
listings get professional videos. Lately, you get all three of
us in the videos.
Speaker 3 (18:38):
So it's a bonus.
Speaker 12 (18:39):
It is it is they're promoted all over social media.
We bump the ads on social media also to make
sure we're extending our reach, and because we are really
paying attention to what search engines are telling us. You know,
we're really in tune with what's grabbing attention and making
sure that we're tagging the right people, the right looks,

and keeping everything moving. It helps our sellers tremendously.
Speaker 3 (19:05):
So, as far as going back to the idea of
the seller, what social media platform or platforms do you
think work the best to get the exposure for the home.
Let's say you do all these pictures, maybe even have
a drone or something like that, right one, Which platform
or platforms do you like the most?
Speaker 12 (19:21):
Low I personally am a fan of Facebook, Instagram and TikTok,
but I also think it matters what audience you're playing to,
and sometimes you know, if we're specifically targeting a fifty
five and up community. That's going to be a really
heavy Facebook push and probably not so much on TikTok,
But our first time home buyers tend to trend age
(19:43):
wise a little bit younger, and so we do the
silly dances and we maybe focus on the more people
aspect of the home and not so much the scrolling
the photos. They'll get to that after the fact.
Speaker 3 (19:58):
That's good. You're actually thinking about what's going to be
happening and who you're addressing, right, Oh.
Speaker 8 (20:03):
Absolutely, yeah, we have to.
Speaker 10 (20:06):
We want to make sure that everybody you know that
our sellers are getting the best and that we're getting
it out there.
Speaker 8 (20:11):
And we don't want anything sitting obviously.
Speaker 10 (20:13):
So you know, whether it's Meller's, definitely, all of our socials,
we always go in and usually do extra video. Outside
of the professional side, we like to just kind of
do our spin because that's just who we are, and
so we just try to get it all out.
Speaker 3 (20:32):
So it sounds like you, especially when you put your
minds together, it sounds like the result is creativity in
a way that you're helping buyers and sellers in a
magnificent way. Every day right, Stephanie. Absolutely, you knew I
was going to say.
Speaker 10 (20:48):
So, you know, Stephanie, our dancing realter, dancing relter.
Speaker 3 (20:55):
I already made a note. I have it right here.
As Jonie said, I have you as the dancing realtor.
So you have some explaining to do. Tell us about that.

I just love to dance. It's in my blood. So
it's just something I put out there. You're pretty much
gonna get me raw. I don't fix myself up every day.
I'm not one of those agents. My hair is in
a bun I got workout clothes on, and I tend
to just you know what, people are gonna watch me
how I am. They don't like it, they can scroll
on and I'm just gonna find some funky music and

I'm gonna go to town.
Speaker 3 (21:26):
So when you're dancing, is there one kind of dance
that you do or is just a happy dance or
it's pretty much.
Speaker 11 (21:31):
A happy dance whatever I kind of feel. So it's
just in the home. I mean, I just love music,
so I just love myself. And just because the more
authentic you are, I think more people attract to that. Absolutely, yeah,
you're just gonna get me how I am.
Speaker 3 (21:47):
And actually music is such an important thing in so
many ways as it helps us deal with life. I agree,
it elevates the mood, it changes the mood, and it
also helps sell real estate as up it does. What
about I also in my research, you know, we have
a team of people that do research around each and
every one of our guests. The other thing, bodybuilder, come

on something about I saw you looked like heavy duty weight.
Speaker 5 (22:15):
I do.
Speaker 11 (22:16):
I do lift weight me and actually me and Jonny
actually go to Yes, we go.
Speaker 7 (22:21):
We go for at least four days a week.

Every morning.

After I drop off.

out of us. So my baby's fix going to be

are a first responder's spouse.

Yes, I am in military and you've been in the military. No,
my husband. I'm a military and.

We certainly appreciate his service. Also, you have a situation too,
some kind of military mom, isn't it.

Yeah, my son, he's located in Colorado Springs. He's been
there just over a year.
Speaker 3 (23:14):
Air Force Army, Colorado in the Army. How long has
he been in the Army?
Speaker 8 (23:21):
It was a year in March.

And does he know you're on the radio today? Hi

You know, he's in the field, so he won't be
able to hear it for a little while.

Media, still in a state, I am probably with my husband
and our kids. My husband is dubbed the Diamond g
has been because you know, when you need the grass
mode at the.

Office, or oh he helps out, oh.
Speaker 12 (24:17):
He died anything he told us no yet We've come
up with some pretty crazy requests and we haven't told
us no yet.

So yet, not yet. Now what's his name, Casey? He's

He's playing golf right now.

And then we have two kids. My son is thirteen
and my daughter just turned ten.

then Stephanie, how long you've been together with the Diamond G.

We've been with Diamond G though Diamond G just started
a year ago. Over a year ago.

Okay, we've all been together four years. That's when we
all first met.

I think that's an advantage for buyers and sellers to
have this kind of harmony between the three of you,
as you're able to help them maybe in a better
way and share ideas.
Speaker 10 (25:10):
And of course people think that we are sisters, or
if not sisters, they think we've known each other like
our whole life.
Speaker 8 (25:18):
So when we tell them we've only known.
Speaker 10 (25:20):
Each other for like a few years, they're always shocked. Yep,
but we do. We just vibe. We all bounce off
each other. Our personalities work very well together. It makes
life so much easier.

Okay, So for those again, I want to address the
people that are outside of Houston, and even those in
Houston that maybe just only know their area, Like if
they live here in Uptown and they never you know,
they just go around the city and things like that.
Paint a picture and you kind of start at there, Stephanie,
where you said there's land and stuff. But if someone's
never been to Santa Fe, Texas south of Houston, right,

paint a picture of what the drawing, what the key
drawers are there for the area where people say, man,
I love Santa Fe because whatever.
Speaker 12 (26:07):
I think, people love Santa Fe because it's that small
town feel.
Speaker 5 (26:14):
I know.
Speaker 12 (26:15):
You know, I grew up in Deer Park, which when
I was in Deer Park had a very small town feel.
I go back now and it looks nothing like it did.
But Santa Fe is that small town feel. All all
of our kids know each other, we have. Everybody knows,
you know, if you see a teacher or somebody in

the grocery store, you know. I think it's very community oriented.
We're twenty minutes north of the island on a good
traffic day.
Speaker 3 (26:46):
Say five minutes, so only thirty minutes to get the
Gallas from Santa Fe.
Speaker 5 (26:52):
It is that appointment.

It's probably less than that.

Really, Yep, straight down to that. We're a little bit
of costal and a little bit of country, and I
think Santa Fe has done a good job and is
working to preserve that that feeling. Yeah, there is a
lot of I think the majority of the acreage that
you see listed in Santa Fe right now is going
to be right around two acres, two to five acres,
(27:19):
And that's because that's what people want, you know, just enough.
We have just a few subdivisions. There are people that
live that want to live that neighborly field. But you know,
it's what maybe sixty homes, little small, one off yeah neighborhoods.
Other than that, it's like driving down the back robe,
(27:41):
which is nice when you come off of forty five.
If you sit in forty five traffic all day long,
you're just surrounded by people. It's nice to like drive
past the cows.
Speaker 11 (27:51):
I mean, we only have one high school, yeah, and
one junior high, three elementaries.
Speaker 12 (27:57):
And one of those elementaries is pretty new.
Speaker 3 (28:00):
It correct me if I'm wrong. But it sounds like
it could also be a place if someone wants to
if they want to have.

A horse on the property, yes, or chickens FFA. All
of that is real big in our town. We have
the Galveston County Fair right down the road. We have
a lot of kids who are big and showing animals.

Yeah, a lot of great stuff. We're talking with Stephanie Hall,

the company you help buyers and sellers. But what's the
ratio right now? More buyers more sellers.

Fifty If it varies, I definitely have more of the sellers.
Stephanie's got quite a bit of buyers. Low has a
lot of buyers. We also deal with investors and dabble
in commercial.

One of the things I think about, too is far,
especially in a place like Santa Fe which is not
the center of Houston. Great place, But how do people
ever find you from other states to where they is
that part of your social media where that you find
them from social media? Or what? How do they find you? Joni?

It's probably more referral based.

Actually, I think most of my out of towners have
been referral based.

Usually somebody they know, family friends.

I've helped a military family because there was a lady
that I knew that I supported with her like T
shirt cells and stuff like that, and she just liked
my personality. So she passed me along to this military
family and I helped them move when he retired. And
relationships are everything.

Because I was wondering about Santa Fe. I mean just
the other day, I'm thinking, you know what's going on
down there? Now? We have some insight.
Speaker 13 (32:23):
Home in the Santa Fe Indians?
Speaker 3 (32:26):
Is that? Have you been there recently?
Speaker 5 (32:28):
I have.
Speaker 13 (32:28):
I drove through there a couple of weeks ago.
Speaker 3 (32:30):
You didn't get pulled over by Stephanie's husband.
Speaker 13 (32:34):
I did, but I did, but I dropped Stephanie's name
and I got out of the ticket.
Speaker 3 (32:38):
Yeah, that sounds good. Well. In the meantime, insurance is
always what people love, even in Santa Fe and everywhere else, but.
Speaker 13 (32:45):
It's especially popular in Santa Fe. We just did research.
Many of your research team helped us out, and they
found out that the number one topic in Santa Fe
outside of the Indians baseball team was insurance. So I
thought today we talk a little bit about some trends
that we're seeing in the industry so that folks can
kind of know what to expects they evaluate their personal insurance.
(33:08):
So the first trend is that we still are seeing
some increases in premiums, but they're not as much as
they were, so they've started to slow a little bit.
The greatest increases are still going to be in the
home insurance area, depending upon where you live, anywhere from
four to sixteen percent increase. Obviously, there's a regional aspect
(33:29):
that can truly affect it, so we're going to see
higher premiums and coastal areas, we're going to see higher
premiums in places that have wildfires. So again, if there's
some natural disaster concerns or weather concerns, we're going to
see a little bit higher premiums. When it comes to auto,
we're still seeing some increases, but not as much in
(33:50):
that four to seven percent area. But again that's also
there can be some regional aspects to that roofs are
always going to be an issues going forward. That the
older the roof is the less desirable from a coverage perspective.
So just keep that in mind as you're evaluating homes
and evaluating insurance companies. As the older the roof, the
(34:11):
more difficult it could be to provide coverage or the
premium could be could be higher. I guess the second
trend that we're seeing is because we've seen those increases
in premiums that we're seeing that people are shopping that
every year, people are taking a look at other options.
The study was done last year that showed about fifty
to fifty five percent of the folks shopped their home
(34:34):
and auto insurance, so looking for in many cases it's
a better premium. But also it's important when you're shopping
to take a look at coverage as well, and you
can always if you can begin with coverage and know
what you want and what you need, you can always
adjust it. If you begin with price, then you may
(34:54):
not have a feeling for what that coverage might be.
So it's always better to begin with coverage and then
if we need to ad us for price, we can
do that. But at least then we know what we
do when we don't have so we always recommend even
if you're priced sensitive and you're concerned about the premium,
we can always we always still aught to begin with
with coverage. We're seeing artificial intelligence have an effect in
(35:16):
the industry with things like chatbots, so insurance companies are
able to respond twenty four to seven. Now you may
not be talking to a live person, but you're we're
talking to a chatbot that's been programmed to handle insurance questions.
So you're seeing that. You can also see sometimes faster
responses on claims because of the artificial intelligence and use
(35:41):
of the chat box. I'm kind of connected to that
is you're seeing more and more, especially when it comes
to the auto insurance, a push for telematics. So a
telematic is either a device placed in the car or
many times now it's an app on your phone. And
if you're willing to share some information about yourself and
(36:01):
how you drive, you can save some money on your
auto insurance because it's going to take a look at things.
What are your driving habits, are you on the phone?
Speaker 3 (36:09):
Do you speed?
Speaker 13 (36:10):
What are your breaking patterns? Things like that, and if
you are a safer driver and a defensive driver, and
you're willing to use that telematox, you can save some
significant money on your premium. So we always talk with
our clients about it. At least consider that because it
is a way to save some money. We're seeing some
tighter policy terms, especially when it comes to deductibles. So
(36:32):
we're seeing some increases in deductibles from time to time.
And then we're seeing percentage deductibles one to five percent
of the price of the home on things like wind
and hail and wildfire. So those are some of the
trends that we're seeing. And because of some of those changes,
I think there's some things that people ought to keep
in mind that you ought to start thinking about your
(36:57):
coverage ninety days before it renews. So it gives you
some time to look at other options. It gives you
a time to think about what's changed in our life.
You know, we've added drivers, we've taken drivers away, we're downsizing,
we're moving, we're adding on to the home. You know,
our children are getting older, we're retiring. Whatever it may be.
(37:19):
Gives you a chance to think about, Okay, what's going
to be coming up that could affect our coverage or
should affect our coverage, And then you've got a chance
to determine, all right, if I do need to save
some money or I want to save some money, what's
the best way to go about that, and what's that
going to mean? What's that going to mean in my coverage?
So understanding those kinds of things can be helpful, and
that's where working with an independent insurance broker like Stuart
(37:42):
Insurance can come into play because we can do that
shopping for you because we have those relationships with a
variety of insurance companies, So we can do that shopping
for you and help you figure out what makes the
most sense for you and your family at this point
in your life.
Speaker 3 (37:57):
And you mentioned driving situations. It's funny as I walked
through the neighborhood, we had a couple of things going
on there. John. We actually had Hale the other night,
and I'm talking about it was a good solid ten
minutes of Hale. I'm like, what is all that? No, Actually,
Hale was coming down and I'm thinking about, well, is
my roof okay exactly? And I also thought about, there's
(38:18):
a lot of people now I use my garage, so
I didn't worry about the car, but a lot of
people don't use their garage for their car. They have
it stuffed as a storage unit.
Speaker 13 (38:27):
It is, and I mean, and again that's where understanding
what that coverage is is important because the last thing
you want is to file acclaim and have it denied
because you didn't have the coverage. And you made the
assumption that all home insurance policy are the same or
all auto insurance policies are the same, and you can't
make that assumption because they're not. I mean, they're all
(38:48):
unique based upon who we are. You know, what our
experiences are, what our history is, where we live, and
what our needs are. So they're all unique. So you
can't make that assumption. And that's what we to see,
is it you know, it's either denied because you don't
have the coverage or it's denied because you didn't realize
how much or deductible was. So an example like that,
if somebody were to add some damage to their car
(39:11):
or their roof from that hailstorm that you talked about,
we would recommend that they would talk to their insurance
advisor first before they call the company, because their insurance
advisor can one, let you know, Hey, how much damage
do you think it's going to be? You know what
your deductible look like? Do you have that coverage? So
you know, keep you If you don't have the coverage,
there's no need to file the claim. And then also
(39:33):
how what's the best way to present your story to
have the claim accepted. So that's where that insurance advisor
can truly come into play.
Speaker 3 (39:41):
And it's great to have an insurance advisor at Stuart
Insurance for a variety of reasons you mentioned, but also
they know what's going on and when you call Stuart Insurance,
an actual human answers the phone and they're able to
help you right off the bat.
Speaker 13 (39:54):
Absolutely, so Amber during normal business hours, I'll get to

to your advisors and they'll work with you the way
that you want. So if to do things online up

and look to buy a home, or hey, I didn't
know that I could have an alternative source like TL

for my lending, so you know, things like that. It's
just that's why our guests have always been so great
as it truly is an educational, an educational show and
we're not just selling something.

Absolutely, and yet it also gives us an an insight
into all the dimensions and opportunities that are right here
in Houston, Texas. And answer the question as to why
people are moving here. Yeah, there's people moving out every
now and then, but we're still having a lot of
people coming into the state.

So well, it is such a dynamic area and you have,
you know, the benefits of if you want the witded areas,
you can go to Conroe and Willison, Montgomery County. You know,
we've got a lot of beautiful wooded areas here inside
the loop and want to be closer to the coast
twenty minutes away, You've got League City in Santa Fe
and Alvin and Texas City and Lamark, all those great

communities down towards Galston Island. So we just have a
whole lot of options, John, what else should we know? Well,
if you'd like to be properly insured, and all that
simply means is that you have an understanding of what
your coverage is, what you do and you don't have,
