to just send some love to his family right now

he does have a huge family that cares about him

filed the lawsuit and another women who filed anonymously as

club had five floors and the top two were reserved

So we're excited for this, and we all kicked it
and decided that a great idea would be to actually
document the process of what it's like to invest in
real estate with a real person who's been doing the program.
So today we have Sadina here. Hey, Sadina, Hello, Hello,

thank you for having me to Dina give us some
insight as to when you guys first met, how you
knew you were ready to get started. I want to
know prior to this, had you done any investing at
OH just to get a little background and what mindset
you were in when you met Sam.

I had did some investing in the past. It doesn't
always go well, as we know, but what was different
is the experience that I was getting with you know,
everything that was coming in the package, handholding through the process.
When I joined, I'm not going to lie I was
skeptical because of other things that I've joined.
Speaker 2 (29:36):
Right, And that's fine because I think we've all been
burned yeah, in the past, and it can make us
really scared to try something to.
Speaker 12 (29:42):
Exactly, it's been phenomenal. My experience has been exactly what
he said. I have not had an experience where I
haven't been able to call one of the brothers and
get what I needed in.
Speaker 4 (29:54):
A timely fashion.
Speaker 1 (29:55):
You guys met six months ago.
Speaker 17 (29:57):
We did, and what has happened to you?
Speaker 3 (29:59):
Real estate?
Speaker 12 (30:00):
Well, since then, we've purchased more property. We purchased in
Saint Louis and Toledo. I'm looking to purchase a couple more.
Speaker 2 (30:08):
Right now, it's a Wealth Wednesday. We have Saem Abraham
and Stacy Tisdale here. We're all part of the Wealth
Wednesday's real estate club. And we have Sadina, who is
a member will be documenting her journey this month as
she closes on a home.

What made you pick those places?
Speaker 2 (30:22):
I'm just curious because a lot of times it is
hard for people to invest someplace else, like other than
where you are. So what made you say Saint Louis
and Toledo.
Speaker 12 (30:31):
When you make the world your playground, it's so much
more attainable for your goals.
Speaker 9 (30:37):
You could buy a property in New York City, or
you could buy a property where you get a higher
yield or higher return in a place like Saint Louis,
which is what she did. And I tell people all
the time it's a house hack. You can rent where
you want to live and go own property in places
that are can generate a better return to pay for
the lifestyle where you want to live.
Speaker 1 (30:51):
So I think that's a great investment strategy.
Speaker 17 (30:54):
How instrumental were you saying, We're trying to give people
a sense of what it's like when you join the
real estate club and what the process is like in
terms of helping her find those properties.
Speaker 9 (31:04):
Yeah, absolutely so. Being part of the club, we do
a lot of marketing for the group as well. So
one of the properties we actually present it to her,
and she jumped on it right away. Like I told,
she's an action taker. She ran the numbers, she analyzed,
She's like, this is great. It's going to spit out
amazing cash flow. And she's in the process of renovating
it right now. You know, we helped her along the
way from structuring the deal to closing, and I think
we even help you find a contractor right, So we
(31:26):
walked her through the entire process. The second deal, she
went out on her own and found it, used all
the tools that we gave her and helped.
Speaker 1 (31:32):
And found that deal. And that's the one in Saint Louis.
Speaker 9 (31:35):
I think one of the biggest advantages of being a
part of the club is you join a community and
you can work within the community to get most of
what you need done just with someone in the community.
Like you said, appraisers, contractors, you know, insurance agents, lenders
and if you went to get into wholesaling, other people
in the club want to buy, so you can have
your buyer's list right in the club, so and work
(31:55):
with each other to buy, to buy and sell deals.
It's a phenomenal group. And you want to go fast,
go alone, which you want to go far going to
group right, and a.

Team community aspect that is huge and that's one of

Going to get this young lady into a home by
the end of this month. So every Wednesday during Black
History Month, we're celebrating it and we're going to tell
you what their process is and by the end of
the month, we have challenged Sam to make her a homeowner.

What are you going to do?
Speaker 9 (33:10):
So her particular goal is to buy rental property. So
we found this particular asset in an area called Springfield, Ohio.
Midwest period one of my favorite places to buy rentals
because the rental income versus the purchase price that you're
going to buy in those areas.
Speaker 1 (33:23):
Are just phenomenal versus like in New York.
Speaker 9 (33:25):
Right, you might make three four percent in New York,
but you might make ten, twelve, thirteen percent in the Midwest.
Speaker 1 (33:30):
Again, where you invest doesn't have to be where you live.
And so we found this.
Speaker 3 (33:33):
Showing people these types of deals every week and.
Speaker 1 (33:36):
Every single week in the club, we show these type
of deals.
Speaker 2 (33:38):
And people can present deals too if they see And
maybe you want to partner with somebody, because I think
partnerships are important. Sometimes there's a deal that could be great,
but to like, I can't do this by myself.
Speaker 1 (33:47):
Absolutely, and this is a perfect example of that.
Speaker 9 (33:50):
So if you want to tell how the deals, the
deal's going to be structured and how we're utilizing the
group to make that work.
Speaker 4 (33:55):
You with Anthony.

Yeah, So Anthony is a new student that's joined the
community and his credit wasn't strong. So I'm bringing the
credit aspect to the table. He's bringing the funds and
it's a beautiful day. I don't have to put any
money into that's amazing.
Speaker 9 (34:11):
And they both get to eat off this deal, right,
and we talk to everyone individually, so we know everyone's
situation and we know where people have strengths and where
there's weaknesses, and we try to pair people to fill
the voids of the weaknesses so that they can attack
this business full force and you know, make it to
the promised land.
Speaker 2 (34:27):
Right now, it's a Wealth Wednesday. We have Saem Abraham
and Stacy Tisdale here. We're all part of the Wealth
Wednesday's Real Estate Club. And we have Sadina who is
a member will be documenting her journey this month as
she closes on a home. Now, let's talk about for
people who maybe have never done this process before. When
you talk about refinancing and getting the money, how does
that work.
Speaker 9 (34:46):
Yeah, so she's buying the house for eighty five thousand
right in Springful, Ohio. She's going to put approximately twenty
thousand dollars renovation to the property, So that's a one
hundred five thousand dollars total investment. This property is going
to be worth about one hundred and sixty thousand dollars
after those twenty thousand dollars investment, So that's an instant
appreciation of fifty five thousand dollars over there their entire investment.
(35:07):
So they can go to any bank in the country,
any lender in the country, and refinance seventy five percent
of that appraise value. Guess what, seventy five percent is
more than what they have invested into the property. So
they can not only take all their money out, probably
take some additional money as well and put in their
pocket tax free and own this property and cash.
Speaker 1 (35:25):
On it long term. And that's the best way to
own real estate.
Speaker 17 (35:28):

actually going to bring my lenders that I've worked with.
