he bought us candy ms mac and cheese, fried chicken
meat Jazzmine meeks.

let's do some of these under the radar stories. First,
let's talk about I mean, I guess let's talk about
Donald Trump. Has been a lot of executive orders that
have been going on, literally hundreds, but one thing that
he just signed was an executive order on IVS on

an in vitro fertilization. Now, he did say that Americans
need reliable access to IVF and more affordable treatment options,
as the cost per cycle can range from twelve to
twenty five thousand dollars. Providing support, awareness, and access to
affordable fertility treatments can help these families navigate their path
to parenthood with hope and confidence. I was surprised that

he did this, but I do think that is a
positive change. More affordable, yes, because there's people that want
to have kids that have issues, right, and you know,
people might try it one time, be able or not
even you know that, and then you're like, this is
just too expensive. So what they want to do now
is to aggressively reduce out of pocket and health plan

costs for IVF treatment within ninety days. And it was
a talking point during the presidential campaign, and he did
say he strongly supported its availability. So yes, that's one
thing that I was like, Okay, we like that out
of now. Another thing he did, though, is he gave
America schools and universities two weeks to eliminate diversity initiatives

or risk losing federal money. He put out a memo
and said the Education Department gave an ultimatum stop using
racial preferences as a factor in admissions, financial aid, hiring,
or other area. Schools are being given fourteen days to
end any practice that treats students or workers differently because
of the race. So now, schools you know that want

diversity and that have been operating on selecting students for
diversity or similar euphemisms, is not selecting them based on race.
It's only according to merit, accomplishment and character. So not listen.
We've already seen the effects of this, and we also.

We also know how dangerous it is when there is
no diversity. The imagine going to a school and you
don't see people that look like you there at all.

between a rock and a hard place. They know that
what they're doing is not illegal, but they're worried that
if they do not comply then they won't get any

about standardized tests, they've proven that standardized tests can Like

certain people are taught things a certain way, doesn't mean
that you're smarter than somebody.

for schools now to not be diverse.

an artist myself, I as wonder do you think artists
are celebrated in this way for being emotional martyrs when

people can't like express these things themselves. I think there's
like a need for emotional intelligence and transparency lately, So
how can we do music continue to encourage people to
find this sort of vulnerability.

Boom to tell honesty in your music is always a plus,
it's always a win.

Yes, honesty is amazing and connection is amazing when people
find it that and they can relate to something, and
it's easier to relate to something when it's real. But
it's also the way you do it. Good music is

So excited about it because in this week, Yes, that's
a big deal.

It hasn't been working with Anthony because I also know,
you know, partnerships can be smooth. They can be, but
these are kind of quick ins and outs.
Speaker 1 (29:36):
Anthony has been great.

We've communicated very well, so we could definitely do another
deal together.
Speaker 3 (29:41):
Because I see this established and now you give him
five stars for anybody else that he might want to
work with, because those referrals and references are a big deal.
You want to know how what was it like to
work against passed around the club.
Speaker 14 (29:52):
So she's doing a JV and I tell people before
you go and partner with someone officially joint venture, that's
a one time partnership on one deal. It does well,
then you can make a formal partnership, set up an
LLC together, and you know go, you know, go all in.
But it's a great way to test the waters and
make sure everyone's doing their partner.

Yeah.

Right now it's a Wealth Wednesday. But my partner Stacy
Tisdale and Saam Ibrahim who is that partner in the
Wealth Wednesday real estate club, and we have Stadina in
the building. She'll be wrapping up this home purchase by
the end of the month.

speed on the property and their partnership.

Yes, so Statina and Anthony are buying a single family
home in Springfield, Ohio. They founded through the club, so
it was one of the properties that we presented to them.
And Anthony is branding real estate and you know he's
he was able to access some funds and his retirement
company he didn't know he could use, which we talked
about in the.
Speaker 13 (30:43):
Last It was crazy, so inane, you're four oh one
k go check out the club.
Speaker 14 (30:48):
He's using knowing money to buy the property. Stadena's bringing
her expertise now that she's done now a deal, and
she's bringing her credit and together they're going to do
a joint venture to buy this eight hundred square foot
two bedroom home in Springfold, Ohio. They're gonna do the
burd strategy where they're gonna buy it, renovate it, rented out,
and refinance it to keep the money properly long term
with very little money invested long term. And she's gone
(31:08):
through the contract process, negotiation process gotten, the appraisal was done,
the financings in order, and now she's going through the
checklist to get ready to close. What are some of
the things you have to do to prepare for closing funds?
Speaker 7 (31:20):
Make sure the funds are there, inaccessible insurance, like we've
talked about last week. We want to make sure if
something happens while we're doing any work that the contractors
are covered. So insurance is very important. And then you
know we signed just a bunch of paperwork.
Speaker 13 (31:36):
Insteading it in the club. They actually helped you find
the right insurance.
Speaker 7 (31:40):
Yes, yes, so they do have resources for insurance. Different
states have different rules and regulations, so yeah, definitely a
great resource in the insurance departments.
Speaker 2 (31:50):

We're getting everybody the best quotes, that's right, the best quotes,
the right type of policies to make sure they're covered,
all right.
Speaker 14 (31:56):
And so we can get to the closing table and
feel protected.

what do you estimates as far as how long it's
going to take to get the rehab done and how
much it's going to cost.

We have budgeted thirty thousand, I believe for the rehab
for this one from Limbers.
Speaker 4 (32:40):
So not out of my pocket, out of the lenders pocket. Okay,
love it.
Speaker 7 (32:45):
So yeah, we are probably about a month month and
a half.
Speaker 4 (32:49):
It'll be easy.
Speaker 1 (32:50):
So she's like, been there, done that.
Speaker 13 (32:52):
Yeah, So you sound like such a pro, but you
just started investing in met Sam in August.
Speaker 7 (32:57):
Yes, I did, knowing exactly what to do in certain situations,
getting on those phone calls and saying hey, like it
gives you that extra reinforcement, so you can have that confidence,
like you know, this is a piece of cake.
Speaker 14 (33:09):
Like she's down talking to herself. She's she's an action taker, right,
So you're an action taker, all right, and you implement
the stuff you learn. I mean, the sky's the limits
and that's exactly what she's she's doing right now.
Speaker 13 (33:20):
How are you all feeling within the club in terms
of having each other's back in the community and the loyalty.
Speaker 1 (33:26):
Man we love each other seriously.
Speaker 7 (33:29):
We now get on calls and we're like, hey, what's
going on, how are you doing?
Speaker 4 (33:32):
How is this going?
Speaker 7 (33:33):
Like you know, we know what each other working on,
and hey, like I need some help in this area,
Like hey, have you used this lender before? How do
you get a draw from? You know this particular Like
so we're we're community. We get on a call and
it's fun.
Speaker 3 (33:47):
That makes such a big difference because even thinking about,
like me doing the building I have in Detroit, how
hard it was for us to get a lender for
that because I didn't have any experience and so through
the process of like I gotta referral eventually from my
real estate attorney, but it was literally like down to
the wire and I was asking any and everybody.
Speaker 1 (34:05):
We would try it everywhere. It was not happening.
Speaker 3 (34:07):
So much easier when you have a group of people
that can be or lenders themselves, that are in the grads.
