of financial stability, wealth and abundance. On today's deep dive,
we are joined by the nomadic entrepreneur Von Dabney. If

you missed our previous episode, Von spoke about what started
his passion for creating a van conversion company called Unoma House. Hi, Van,
and thanks for coming back to the show. Thank you
for having me back. Von. So I have to caveat
this and tell everyone in our audience that I'm obsessed
with van life and what you've done with Unoma House.

I managed to get my hands on a nineteen seven
converted m vintage camper that doubles as my office a
k a. The she Shed, and I love it. So
I'm really excited to share with our audience everything that
you were building with your van conversion company on my house. UM,
and I want to dive in by asking, can you
(01:04):
tell us how much does it cost to build out
a converted van? Sure, that's a great question. I feel
like a lot of people ask that, UM. In terms
of cost, generally, if you're talking about a full build,
you're looking at maybe seventy d K without the van,
with the van AD maybe fifty or sixty depending on
what kind of van you have or you get, and

then for weekenders anywhere from thirty five to fifty k,
just depending on what kind of features you want. UM
and and not all van conversion companies will charge that,
but we strive to give everyone quality UM to create
the familiar things that you are used to in your home.
So yeah, and I get that, because here's the thing.
(01:46):
I think you know, your offerings run the gamut of
you have a shower, a bathroom, a stove, or you
can just have you know, the bare necessities of essentials.
And but what you're really creating is it a replacement
for living in a home or is it a little
bit of both can absolutely be replaced living in a home.
I haven't had anyone come to me yet saying, hey,

this is going to be my life. I want you
to make this my home. I've had people ask me
to do full conversions. Because what the other side of
this is is a mobile real estate opportunity. So you
get you have a van, we converted, you get it back,
you can take it camping, but when you're not using it,
you can actually rent it out and make money yourself.
So there's yeah, yeah, wow, Okay, So back up. Now
(02:34):
I've come to you, I've told you my wish list.
How long does it take to build this out? For
weekenders usually two to three months. For full conversion builds
around four to five, four or five months. And remind
me you've been doing van life, living primarily in your
converted van for how long. I've been in my converted
delivery truck for about three years? Three years and you
(02:58):
do everything from cooking dinner to showering, everything in here,
all of it. I have a heater. Behind me is
my Murphy bed that folds out. I have bench storage,
I have a music closet in here, full kitchen like
five ft long countertop with stove and sinc. I'm good,
all right, von? So how many square feet is this?
My truck is square feet usable square footage? I would

say about a third of that, so maybe, like I
don't know, forty square feet. Okay. This is so incredible
to me because you know, I feel like there's been
this renaissance of people moving into smaller spaces and you know,
trying to combine a different sort of lifestyle being able
to travel, but also you know, live and work in
these tiny spaces, and also optimizing for the fact that

we don't need all these possessions. So where do you
put your stuff? Do you have a storage unit somewhere
or have you sort of you know, abandoned a lot
of the junk and clutter that we take with us
in life. I actually didn't have much before this lifestyle.
And the things that are not in this truck that
I do have in storage include art books and a
(04:08):
few tools. Other than that, everything that I own and
need is in this truck. Wow. Incredible, incredible. Okay, So
what are some of the things that people should consider
before deciding they want to leave their apartment and convert
to a van. I think some of the things that
people need to consider before they do this, before they
jump into van life is number one, rent a van.
(04:30):
Rent a van for a week, maybe even three or
four days, to get a feel for it. See if
you like that. Secondly, if you do like it, take
a look at what your minimalism is right, because minimalism
is not across the board, it's not universal. Like you
said before, you don't know where you would put your shoes,
your your minimalism include your shoes. So there's that, and
(04:55):
your job is to find a space that fits your minimalism.
And if the man can do that, then I say
jump right in. And there's so many resources in terms
of tapping into the Instagram community, tapping into some of
the r V communities. But there's people like myself who
are willing to help. I have a club on Clubhouse
where I get on there and I just talk to
(05:16):
people about what they're doing, what they're struggling with. Um,
it's an international community. There's like ten tho people in there.
So yeah, okay, So what are some of the biggest hurdles.
I mean, I feel like sometimes if I lose WiFi,
I can't work, I lose my mind, etcetera. Um, how
do you, you know, combat those questions that I think
a lot of people will have, like what if I
(05:37):
don't have WiFi? Yeah, so I think the biggest hurdles
are I mean, WiFi is easy though. You just get
a hot spot and if you want, if let's say,
hey I use I watch movies all the time, I'm
gonna run out of data. What you do is go
to that same service provider and you get a SIM card,
you buy another SIM card, pay for another line. Now
(05:58):
you have forty gigs instead of twenty per month. So WiFi,
I feel like it's that's easily solved. The next thing
I feel is water consumption. So how long would you
say it takes you to take a shower? Um? Yeah,
it depends on if it's a hair wash day, you
know how, ladies. Okay, so let's say twenty minutes. Okay,
(06:22):
so let's say ten. Let's say ten. So the typical
pump we use is around three gallons per minute, right,
so a ten minute shower uses thirty gallons of water,
and you really only need two minutes of water to
actually you know again maybe for for you for your hair,
but two minutes you you wet your body, you pause
(06:43):
the shower, wash up, and then you rinse off. But
current shower systems aren't made to be paused. It takes
a lot to get your right or you want that heat.
And so I think people underestimate the water usage that
they're using. All of a sudden, they took one shower
and they have no more water. And you really need
to be conscious of these things. But it's just it's
(07:04):
a small learning curve. There's really there's really no challenges
in terms of nothing that could be overcome except for
maybe parking. Okay, so let's talk about parking. How does
parking work? How do you find a safe place? How
do you sort of find a community of people that
are like minded, that are you know, surrounding you. Are
you kind of a solo a solo home. It's kind
(07:27):
of a mixture of both. Sometimes just solo. Sometimes you
find a community. Um, I like industrial places, places that
are quiet, they don't have a lot of foot traffic.
Um I never park in neighborhoods, and I do pull
the community and ask them, hey, you know where, at
least when I first started this, where do you guys park? What?
(07:48):
What do you what do you look for? A lot
of people in California park by the beach because it's
easy and it's a beautiful view you wake up. So
it kind of just depends on where you're at. Obviously,
if you're in New York City, it's gonna be a
lot harder than if you were in Los Angeles or
Newport Beach or you know. It's it's just depending on
(08:08):
your environment, and it takes a little bit of hunting
to find the perfect spot. Okay, My next question with
no rent, no electricity bill, like, what are other things
that you need to think about in terms of, you know,
quality of living, Like how do you balance all these things?
I mean they're actually I guess there's way less to balance. Yeah,
(08:30):
there's a I mean there's a lot less to to
balance in terms of living and living costs and living expenses, um.
In terms of saving money. I don't think I would
have been able to start and know my house if
I didn't do this, because that any extra money that
I have is going back into the company. Right self funded, bootstrapped.
(08:54):
We have a couple of grants, but this is like
this is it? So I need to put that money
back in. But also it this lifestyle affords more time
and money to invest in myself and other people. So
if someone needs help from me or they need consultation
for me, I don't need to sweat it if I
put two or three hours of time into that person
(09:14):
or a week into that person, because I don't have
anything do on the first of the month, I don't
have to worry about making that rent. I can help
that person and invest in that person. Okay, So now
back to because I'm sure everyone's gonna ask how do
you date and say, come back to my mini home.
You know someone told me one time, so wait, when
(09:35):
you take them out on the day, are you actually
taking them home at the same time, I thought that
was brilliant. But dating, uh, you know, I just got
out of a recent relationship. But before that, I mean,
dating was fine. Listen. I always have a great story
to share and always entertaining, and nine times out oftend
(09:57):
a woman wants to see the truck, regardless if she's
interested or not. They just want to see it. And
you either have the woman that loves it the woman
that loves it and she can't date you though because
of lifestyle. Either way, I'm fine with it. I love
to share it and I feel like there's a little
educational journey regardless of their decision to date me or not.
(10:20):
Now know what this is like, Well, I'm sure it's
like the whole point of dating is finding someone who
wants to share the same lifestyle I do. So it's
the same problem. It's not forever. This is not gonna
be my forever home. But for now, you know, like
this has been it. Yeah, Well, It'll be interesting when
we check back in with you years from now and
(10:40):
you're in uh, you know, four square foot place in
Beverly Hills looking over this, and we'll be like interesting,
but more power to you. We're all for it. Yeah,
I love that, alright, Von, Are there any other resources
or communities that you can point us to for people
who are really looking to enter in the space. Maybe
they're not yet at the point where they can afford
(11:01):
to convert a van, but just communities where they can
sort of check out the lifestyle and other folks in involved. Yeah.
So in terms of resources, like I mentioned before, Instagram
is an amazing resource because the community is is so accessible. Um,
there's a few apps for van life. I don't I'm
(11:21):
not on them. I don't know them offrom the top
of my head, but there are some apps that you
can download. Uh, you really just need to search for
van life on Instagram. You can search for van life hashtags.
If you are black or brown, you can search for
black van life, Brown van life. I'm sure there's hashtags
out there if you want that picturement of of the community.
(11:42):
But honestly, reach me, reach out to me. I will
connect you with anyone I know. Um, I'm sure there's
some Reddit resources as well. I'm just not too tapped
into the Reddit. Most of my most of my information
comes from Instagram. Well I love it, okay, and I
would be missed if we didn't ask for a tour.
Can you show us your house? Yes? Absolutely, I'm gonna
(12:07):
pick up the computer real quick. All right, So I'm
just gonna start from the front. This is where you
first walk in. Don't mind the dishes. Over Here is
my bathroom and have a little skylight situation. Wore the shower, toilet.
(12:32):
Oh my gosh. And you built all of this from scratch.
You build everything out. Yeah, I built all of this
from scratch. Um, here's my wood floor, my kitchen, my burner, sink.
We have the living room, pardon the mess. Is my
microphone set up. This is my Murphy bed right here,
(12:54):
So basically this cool down. You have a bed right
here for size bed and I wanted a lot of space,
like sit down and have people in here. Yeah, so
I created the Murphy bed. I have two long benches.
Somebody can actually sleep on this one right here, but
there's storage underneath. Both have a heater. Have my little
(13:16):
skylight over here. It's my favorite plants. You gotta have
to plants. The art back here is like the garage area.
I have another space back there with my bike here. Yeah,
I have my music closet in here. Um, it's a
lot of space, a lot of space, and I and
(13:36):
I and I feel like I did a good job
kind of utilizing and maximizing everything in here. But yeah,
I'm in here every day. Wow. I mean that is
completely testimony to your the way your mind works as
an engineer, because I can't. It literally is like a
Rubik's cube or a Tetris problem trying to figure out
how you can fit all the things you love into
(13:57):
that kind of space. The job well done, that's really
in a ball. And when you build out, you know
you mentioned people having to understand like what's important to them.
So you have a music closet, you have a bike.
Do you build all of these customized vans too? Spec
So if I said, hey, where am I going to
put my shoes or you know, I want to make
sure I can work and maybe take meetings in there,
(14:18):
do you build all of them to customize spects for
each customer? Yes, so all of our vans. Currently, we
will start to produce kind of floor plans that are templatized,
but for now we are doing custom conversions. And so
in our quote request form, I asked people all the
questions including, hey, do you have any special talents or
(14:39):
anything we should know about, And once we get on
the phone, I talked to them. I asked them why
they're doing this, what they want out of this, and
what are some special things that they want to make
sure are in their conversions and we absolutely build those
in Wow. Well, this is incredible, Vaughan. Thank you so
much for sharing your story, like what you were building
and the vision that you have for you know, I'm
(15:00):
house is really incredible and I'm really excited that so
many people you will be able to create homes and
communities for so many people in the future. This is
really really cool. I just want to put this last
bit in there. One mission that we have is to
also build for the unhoused and disadvantaged citizen, so like
that is important to us as well. Oh wow, I
(15:21):
love that too, because I know you're based in l
A and you know, people have been talking about the
homeless population in l A and how we can help
serve the under home underserved in terms of housing. So
I love that you have, you know, the tangent of
building charity and putting charity on top of this for
you know, maybe those who are less fortunate. Yea, absolutely,
(15:44):
