he's also a real estate mogul, longtime fan favorite of
the Real Housewives of Beverly Hills, and he has his

own series on Netflix called Buying Beverly Hills, which inspires
budding entrepreneurs and self starters of all different backgrounds and
strategies to find success for work. He also has a
new book coming out called The deal Maker available April eleventh,
and lots of other friends chaps. So we are going
to ask him all the business related stuff, but then

also the all the juice that we want to hear
as well. So I have my real estate questions all
written out right here because I have a real estate license,
so I need to know what's going on in this market.
But I do need to know before we even bring
him in, because I do see him here in the
waiting area. Are you going to ask the question that

I saw you on Instagram already. Well, Ricio, the real
reason we want you on the pod today's we have

a very special question for you. Are you taking ozepe
twice a day? Oh? Twice a day? Oh a big change? Yeah,
congratulations on your neok the dealmaker. We're super excited about that. Um, Teddy,

where are you? I actually I am with your partner. Um.
I just saw Santiago and his family and kids were
all in part of the arta. Oh my god, how fun.
That's so exciting. I can't believe I'm not there, so
John almost it is so amazing here. And he was

telling me about all the new homes that they're building
here in the Rosewood and yeah, so I saw him
and I was like, I know that guy, Like, oh yeah,
so it was exciting to see him. You want it. Well,
before we start grilling you, oh, which is obviously going
to happen, it's talking about the Dealmaker. Give us a

little history. That's your book out. That's on April eleventh, yep,
comes up tomorrow. I mean the history is it just
you know, it's about you know, life lessons, insights through
stories that I've been you know, I've experienced throughout my life, um,
you know, starting from when I was a childhood and
things that have guided you know, that have shaped me.

But it's not a you know, it's not a kind
of succeed book or you know, three Steps to success
or five steps to be the best salesman on the
planet or anything like that. It's more of like a
bunch of storytelling lessons that I learned and that hopefully
I can you know, the readers will will learn, you know,
something from that, you know, from their own experiences, be

(03:45):
able to take on my experiences, but learned for theirs.
What inspired you to write the book? I think it's
just over the years, you know, it's I've been wanting
to and you know, I mean I have a company
now with seventy five eighty offices and two thousand sales people,
and I'm constantly teaching and you know, and and and
advising and consulting, and you know, I don't like to

(04:06):
consult again through like here's what you need to do.
I like to like advise through again you know, my
experiences and storytelling and then have that have that be
something that you know that that's now you um and
obviously you know, being now on two television shows and
having an audience, I think it's the right timing, um
in order to get you know, the book out there

(04:27):
and you know, to make sure people read it. And
for a lot of people, they you know, start in
business with some sort of family and then, as we
all know, working with family is difficult. You know you
used to work with your brother in law, Rick Hilton.
What would you say for somebody who starts off with

(04:47):
family then has to make that change because ultimately you
need to grow what was like your biggest learning curve
there like that I can go out and do this
on my own, but how do we salvage any of it. Yeah,
I mean I think that, you know, you have to
have respect for each other on the family, and you
have to like respect each other's opinions and and and not.

(05:08):
You know, just because there's somebody's family doesn't mean you
get to like, you know, bost them around, right. Um.
You know, with me, with my kids, like they're adults,
Like they have their own opinions, they have their own thoughts,
Like I need to advise them and teach them and
consult them, but I certainly can't tell them what to do,
otherwise they won't want to work for me, they'll want
to leave. Um, you know, with me with Rick, you know,
it was just circumstances. You know, the story that I

(05:31):
tell in the book. Um, you know, lessons that learned.
You know that that sometimes the door needs to close
in order for another one to open. And sometimes you
need a circumstance in your life to happen in order
for you to take a risk and do something else
and do something better, right, Um, you know, and and
and you know with with with Rick, I mean that's
kind of what happened, right Like and I you know,
you'll have to read the story. I'm not going to

(05:52):
spill the beans here. Um, you got to read the book. Um,
but you know, that's kind of what happened. And it's
sad because he has such a great company. But had
what happened not happened, I probably never would have had
the courage to go off on my own and have
you know, and and and gone and open up the agency,
you know, which, in hindsight, you know, probably the best
thing that ever happened to me. Um. And so, uh,

(06:15):
being respectful with the family is critical. Yeah, do you
have a good relationship with him? Now? We do. We
have a very good relationship. Now, you know, I don't
see him that often, but every time we do, we're
always you know, we have We're very cordial and we
have a good relationship. Thank god. Yea, hopefully it stays
that way. But speaking of working with family, and Beverly

(06:39):
Hills was just renewed for season two. That is so exciting. Congrega,
which one of your daughters do you think is most
similar to you in business and most similar to Kyle?
Oh my god, Well that's like so easy. Well, first
of all, yeah, super exciting. Season two. It's official. We

(07:00):
start filming and that's gonna be so much fun. Lots
of real estate born, lots of drama, um, a lot
of you know, really fun stuff. I can't wait to,
you know, dig deeper with my daughters, um in in
you know, and some of the stuff that we're already
digging deeper in right now in terms of like the
whole succession and what that looks like and all those vibes, um,

(07:21):
you know, and uh, oh my god in business? Who's
the most similar to me? My daughter? I mean, there's
no question Alexia is the most similar to me, just
like in general and life, you know, and talks exactly
like fine, all right. That's when I've watched the first TIS,
I'm like, oh my god, she is Kyle. I mean,
this is a little bit unfair because I'm sitting here

(07:41):
doing this, you know, with this with you, and you're
like Kyle's best friend, so like there's nothing you can
talk to me. You can say, thank you? Tara. How
did how did the show come about? Was it something
that you pitch to the network? Did Netflix come to you? Um?
Did you pitch it to Bravo? How did that work?

(08:03):
I mean I don't even remember anymore. Quite honestly, this
has been going on for We've been trying to do
this thing so for like four or five years now,
UM and UM, you know, COVID got in the way,
and then it didn't get in the way, and then
you know, but I was so excited to have Netflix
pick it up. UM and you know they're you know,
it's a it's an international company one hundred and ninety

(08:25):
countries plus or minus. I think, you know whatever that is, UM,
And it's just such a great platform. And I just
you know, I just I just love it. UM. I
love working with them. They're amazing people to work for
and with. UM the production company is great. And yeah,
so you know, now we you know, we were on
two uh networks on Netflix and I'm Bravo, which is great.

(08:47):
I know a lot of fans were bummed that Kyle
was not on season one of Buying Beverly Hills. Are
we going to be seeing her film season two of
Buying Beverly Hills or are we not sing her? I
think you're going to see a lot more of Kyle
on season two and Buying Beverly Hills, So that is
the plan. I was surprised here recently that Kyle actually

(09:11):
has her real estate license. You guys went and took
the test around the same time. Now, I've had my
real estate license for like eighteen nineteen years. I don't
practice because I have other things going on, but I
never let my license expire because you never know what
the future holds for you. Right now I have i'd
hung at agent ink. But do you have an office
in Orange County. We're going to change your license. Your

(09:32):
license is officially hanging now at the agency. Okay, I
do think, I do think there's a time where I
really want to get back into it because, like you,
I love the real estate porn. I'm on the MLS
every single day, Like I just love it. And I
have a lot of friends in Orange County. They're a
real estate agents. It's so much fun. And yeah, we'd
love to have you on board, and I think you

(09:53):
definitely belong. You know, it's part of the agency family,
whether you practice or you don't practice. But that way
you and Kyle can both have your license is hanging
at the same spot, and you never know what day
you might want to do a deal. I know, back
to your kids, I know my dad's really hard on
me when it comes to work stuff. And his one
rule for me has always been, like, listen, there's no

(10:15):
getting emotional in business. What is the one piece of
advice that like you give to your girls, Like all right,
this is what makes me most proud. And this is
like this is a hard note for me. Is it laziness?
Is it doing your homework or like what is that you? Yeah,
great question, teddy. You know. To me, it's all about

(10:36):
having knowledge of what you're trying to sell and what
you're trying, you know, to to work on, like tremendous knowledge,
like being the most knowledgeable person in the room on
your product. Um, you know in real estate, you know
what areas, what you know what what price per square foots?
Where you know where does the sunset? What you know
everything about the property, schools, etcetera, etcetera. But more of

(10:58):
the knowledge, it's having confidence. You know, we're gonna have confidence.
You have to have knowledge because if you don't have
that knowledge, you're not going to have the confidence. But
having confidence in yourself and then willing to take some risks,
I think is just you know, one of the most
important traits in any business. I do have one real
estate question for you. Yes, this is a fight within
my house. Okay, So the real estate market has been

(11:19):
crazy for the past few years. During the pandemic, we
saw properties almost double in price, interest rates went down,
and property cells were basically sign unsane. Now the market
seems to have like maybe leveled off, it hasn't drastically dropped.
What is happening in the future. Is it a good
time to buy an investment property? And should you hold off?

(11:40):
What's going to happen Because my husband's like, it's gonna crash,
It's gonna crash. I'm like, I don't know if it is. Yeah,
I don't know. Prices are going to crash as much
as people are thinking. I mean, there's definitely a slowdown
in transactions. But what that will do is that will increase,
you know, supply, and one supply gets increase, then uh,

(12:01):
you know, now you can actually go out and find
the house that you love and want and not be
in a battle and like battling like a maniac over
you know, the same house with thirty six different people. Um,
you know, from the perspective of being the right time,
I think, Look, it's your house, right so anytime that
you know you you want to make it a commitment

(12:23):
to your life. It's the right time. Keep in mind
that the interest rate, you know, the mortgage rates, even
though they're high, they've started to drop a little bit
right now. I don't know, will level see the two
you know, the two sub three sub three interest rates again,
that was a unique time moment in time that you
know should never happen again, like you know, so, um,
you know, if we can stabilize interest rates in the

(12:45):
four to five percent, I think that would be awesome. Um.
I think that you're not married to your interest rate,
you're only dating it. So you know, keep in mind
that you can go and find your property by it,
and then you can refinance and go down to a
lower interest rate. Like it's not like if you find
the property of your dreams and the one that you want,
it's always the right time to buy it. And I
can tell you that no matter what time in history

(13:08):
you've bought, over a period of ten years, on any graph,
the prices of real estate have never, ever, ever in
history been lower ten years after any moment in time
that you buy. Even if you buy it, the highest
peak two thousand and seven, two seventeen, twenty seventeen was
above two thousand and seven before the huge drop. Okay,

(13:29):
that's the one that we all remember, but nobody, no
matter what, it's always been that way perfect. And last
question in regards to real estate, because then, of course,
you know, we're gonna have to get into a little
bit of from bly Hills, which is, what do you
think your greatest quality is other than confidence that has
led you from you know, I remember hearing stories that

(13:51):
you were in I think the clothing industry, and then
Kyle kind of said, they'll get your real estate license
and let's go. And you've just kind of been moving
up and up and up. What do you think is
that secret sauce for you? So? I mean that's you know,
while you have to get the book and read the book,
but there's not one secret sauce, Teddy. It's a little

(14:12):
bit of everything. Um. But if I were to just
point one thing out into the ability to read a
room and the ability to listen most real estate most
salespeople like to talk a lot because they're they're there.
They they they want to show off their knowledge, they
want to show off that they know what they're talking about.
They get nervous in a room of just listening and
nobody talking, so they're selling. They're talking like you know,

(14:33):
bond and on and on like you. In order to
be a great salesman person, you also have to you
actually have to like take a step back, listen, read
the room, understand your audience. And the faster you can
get to that moment um, the faster you can create
you know, um, matchmaking, which is what I call sales.
Sales is all about matchmaking. Once you made that match, um,

(14:56):
now you can go on and um and make a
great say else. So I think my greatest ability is, uh,
is the ability to read a room and to read
people super fast and super effect effectively. I just have
one shady question for you, real estate, and then we
can other than Lady Gaga, Michael Jackson, Michael Jordan, and

(15:17):
Prince And you've sold houses to famous people, I'm sure
a ton of them. Is there any famous person that
you would never sell a house to? Again? Do not
want to work with them? Oh? Man, that's a great question.
I don't know if that one's ever been asked of me. Um, no,
I no, I do not have anybody like that. So,

(15:40):
you know, I was so difficult to work with. You're
like go pound sand I don't want to do with you.
You know what, though, even the difficult ones are kind
of fun. And you know, yes, I've had so many
difficult people that work that I've worked with in the past,
and they have been but even conquering them, um, that challenge,
that win, like, that's that's just that's fun. You know,

(16:02):
that can be probably even more fun and more you know,
um than than than uh than not just having everything
be easy. I mean if life it's if life's always easy,
then it's not that fun, right, Like, you gotta have
some challenge. The commission on a celebrity's house is pretty
big usually speaking. Yeah, um um, we know that Kyle

(16:26):
is in the midst of filming Beverly Hills. Um, are
you guys in any of the drama this season, because
of course we're seeing rumblings because of that one point.
I know everyone's probably asked me that one paparazzi photo
and I was actually with her at that moment, So
what's your fault? It's your fault. Yeah. Yeah, So so
the question is in a little bit, are you getting divorced.

(16:49):
We're not getting divorced. Were you wearing her? Were you
wearing her ringed, is that what happened? She just forgot
to like she gave it to you and you were
trying it on or something like that. I was actually
wearing it as a choe because the diamond is so
small that I was like, you better to upgrade this
because it's just embarrassing. I think that's what it was
all about, right, you guys want to figure out. Yeah,
it kind of sucks. I mean, that's so dumb, and

(17:12):
that's one stupid story that came out there, and you know,
and then the girls all like I guess, you know,
decided to talk about it on the Housewives, and so
now it's a storyline. So there's definitely some stories out there,
and you know, Kyle and I address it and we'll
take it from there. I mean, it is what it is.
How do you deal with it on the show when

(17:34):
it's absolutely not true and it's just slandering you your relationship?
And do you ignore it or do you address it?
Do you fight it? Likes? So we addressed it. We
addressed it. It was addressed by the girls. They brought
it up. They really brought it up to Kyle, like,
which is kind of bitchy. And super mean because particularly
the girls, they actually know what's going on and they

(17:57):
know exactly what it's all about. Um, you know, they
they all have had, you know, a photograph like that taken.
They know that story's BS and for them to bring
it on and bring it, you know, make it more real,
bring it to the show. Um. And when I you know,
when I say make it more real, I mean it's
like make it more like, you know, relevant, right, like,
particularly when they know it's not relevant. Um, just kind

(18:17):
of suck. So we did address it, and it is
what it is. And I think it's look in order
to be on these shows, you've got to grow some
thick skin. Um you you girls know that as good
as all of us. But yeah, I mean, you know whatever,
I don't know what to tell you, Like, I don't
expect her to wear her ring next time she's out

(18:39):
with you, Teddy. You know you guys are working out
coming from the yoga Leston like and like it is,
well maybe maybe maybe maybe the ring was too big.
Kyle has lost weight recently and people are up in
arms about her weight loss. She looks great, are you

(19:08):
and Pek as close as they show it on the
show or are you guys like but like it makes
it seem like you guys are thinking, think a see
if you also got a little heat last year. We're
laughing at Garcela's son, Like, are you guys just always
having fun to kind of pretend you're away from the
cameras or what's the set for child's relationship? Pekue and

(19:29):
I are really good friends, Teddy. Um, we're super tight.
You know, we laugh at each other, we're were we
talk all the time, we hang out he often. UM,
I mean that was kind of an unfortunate thing with that,
you know, with with with with laughing, UM, just totally
out of context for me. I mean, you know, quite honestly,
we were asked to talk about something that I wasn't

(19:50):
present and didn't witness it, and um, and when you
talk about something that you don't really know what you're
talking about, UM, you just have a reaction. And I,
you know, I didn't really know what the heck and
we were talking about, totally had the wrong reaction. And
I immediately again not the rehash things, but when you know,
texted Garcelle and called her and apologized profusely. UM, particularly

(20:12):
when I watched it I thought it kind of sucked. Um,
you know, even reflecting on that. But you know there's
again when you know, we're asked to do a lot
of things on television, you know that, and um and um,
you know we weren't. I just wasn't aware of what
we were, what we were even talking about. To be
quite honest with you, I didn't witness the event actually happened.
So it is what it is, absolutainly. No nothing bad there.

(20:35):
So Mauricio, I have to ask you this question. You
have been seen many trips with the Housewives with their
asthmen Ultimate Girls trip. What's going on there, buddy? Why
has were a rather cuts down, weener off than go
on a trip with the girls. Is it just coincidental
or is there a reason you tend to show up?

(20:57):
I mean, I don't know. I mean the Aspen thing,
like you know, to me, like we're all going to happen.
You know, it's my favorite place in the world. Um,
Like I plan on being there anyway, and that's just
the coincidence of me going there and Kyle's going with
it with the girls, Like I want to go ski
and I want to do my thing. I mean, I
was very I try to stay out of a way
and not film, but you know, like that's uh, you

(21:19):
know if every once in a while you just get
in you know, get in there. Well. But I was
just there skiing and having a good time. The Ultimate
Girls Trip. That was a total, um coincidence in terms
of just timing that worked out kind of fun and
you know for tuit us, for both of us. But
I was there opening up by my church and Cacos office.
Um we got them their their their space. UM. And

(21:41):
I actually had my opening and my trip planned long
before um the girls uh, the Ultimate Girls Trip had
going on, and it just happened to coincide that we
happened to be there at the same time. So that
was just kind of a coincidence. Coincidence. It sounds like
a coincidence then coincidence. But also I need to know,

(22:02):
did you hear any part of the Kathy breakdown to
Rena as it was actually happening and no, so no, no,
this is this is the floor. So this is my

(22:22):
old house. So it has three levels. Um, I was
on the master bedroom or the primary bedroom is on
the top level. Kathy was actually sleeping in the lowest level,
so three levels down. Um, and I went home early.
I was already asleep, and I'm a I'm a deep sleeper.
I don't wake up with the fire alarm. I don't
wake up with anything like when I'm asleep, I'm asleep,

(22:46):
um and um. And she was downstairs, and Renna was downstairs.
They were all on the lowest level, so through two
floors down and um, I didn't hear anything. I did.
I did come out later and saw Renna h super
di ressed, um, super stressed, um and and and distraught
and um and she you know, didn't share with me

(23:08):
everything that happened, but I did have a small conversation
as it was happening, um and and and definitely got
you know, kind of like the uh the moments, um
um reaction from from Renna at the time. Did you
think Renna was lying? I did not think Renna was lying.
She didn't look like she was lying at all. Um. Again,

(23:32):
I didn't hear it, so unfortunately I can't comment to it.
But Renna did not look like she was lying. And also, Okay,
so if you can go back to all of your
years on Beverly Hills, what is your favorite season you've
ever filmed, and your least favorite season you've ever filmed. Well,
I don't have a least favorite. Um, that's an easy one,

(23:53):
just because it's always you know, um, but my favorite
season we filmed was probably season one. Um. It was
so new, it school, it was different. Um, yeah, you know,
Portune was a baby. The guys were a little bit
more involved at the time, which you know, we were
excited and wanted to. Nowadays you know, we probably don't
want to Tamera, as you said, and and yeah, so

(24:18):
I would say season one was probably my favorite. Well,
I can tell you my favorite seat scene I ever
filmed with you was we were at Camille's wedding, but
we weren't hanging out with Camille. We were at this
dinner and we took a more a do you remember right,
we did these little edibles, these little edibles, We took
little half edibles, and none of us could say any

(24:41):
work and duction coming to us and being like, guys,
somebody has to speak. So then Nursia started telling us stories.
But the stories made absolutely no sense. We were crying, laughing,
And that was honestly, like it wasn't like ten minutes
like they showed. It was like four hours of nobody,
nobody being able to complete a full sentence and watching

(25:04):
it back still to this day, I'm like, that was
a great night. I mean, that says terrible, but that
was a really great night. That every night in my house.
That's what it's like. Lucky you. That was a great night, Teddy.
You're absolutely right. That was one of the most epic
nights that we've had in terms of like just having

(25:25):
you know, not unfiltered fun altogether, everybody laughing. It was
just one of those great great moments. For sure. I
did even just tell the same story over and over.
But because if we know you have to go, if
you could pick one housewife from Beverly Hills to come
back and one never see again, who would they be?

(25:48):
Oh my god, not playing the kill because that's normally
a playing because Kyle's my friend, I'm not playing a Yeah,
thank you. I wouldn't and I wouldn't devanced with it.
I would have stayed. So yeah, yeah, So definitely to
cut back, it's you, Eddy, we need you back, we
miss you, and I miss hanging that with you guys

(26:08):
and ed with everybody. I just love that. Um and yeah,
you just brought so much. Um, and and for me,
I mean, I mean, you know the answer to who
I would never see again at this moment, you know,
it's it's you know, it's Lisa Ander Pump. Um. I
I just think what she did to Kayle was just
so mean and so not cool, and I just, you know,

(26:32):
not happy about that. Are you guys missing Lisa Renna? Well?
I love Renna. Um. You know, look, I don't think
very little with them, so you know, I've only had
a couple of scenes, you know, with Kyle, and I
don't know if they're missing her and her you know,
she brings so much, She's always brought so much. Um.
You know, Lisa Renna as a friend, you know for me.
Harry Hamlin's a friend for me. Um. You know, I

(26:53):
don't have any issues, I you know, with anybody, so
you know, to me, they're friends and um, you know,
I miss her, But I don't know, like you know,
I have no idea what you know, what the show
looks like in terms of like, you know, are they
missing you know that drama. I think she's going to
be back. In closing, I have one question for you,
as a father of four girls, did you ever think

(27:16):
one more, Kyle, Let's just have one more and try
for that boy. No, we did that with Porscha. That
was we did that already. We tried the one more
for the boy and it didn't work. And you know,
just so that you know that story is I don't
know if Kyle's told you this story, Teddy, but you know,

(27:37):
we were trying for a boy and we went for
science and we did multiple times where we did the spinning,
and I went to the doctor and uh, you know
and and and had you know, try try to spin
for a boy. Um, and it just didn't take. And
it didn't take. I think we tried three times, and
ultimately I just said to Kyle, I go, honey, let's
just have our last baby and let's let God decide.
And um, you know, literally had sex ones and out

(28:02):
came a girl. So there you go. So I always
meant I was meant to make girls. Yeah, okay, well,
well we agree, and let's cut to the chase decent
that the agency had deserves a diamond. I feel like
Kyle has an agency had on more than any other
and then all of us have it on and as
much as you have a Skyline hat on. Yeah, I mean,

(28:23):
let's give it. Let's at least give it a cuber zirconia.
Now it deserves the diamond. It deserves a diamond, Teddy,
it deserves a diamond. We need to diamond for sure.
