want to be at the pool, you go to the
beach and later on the.

but her daughter, Jada just graduated from Spelman College. So
shout out to Monika Johnson and Jada Blair Johnson. She
is a scientist, biologist and she's going into stem cell research.

Let's talk about the soapboxes. So I am, of course
attorney Ursula Woods and today's soapboxes. Just really just to
remind you that tomorrow is not promised. Tomorrow's not promise.
You have a mother, you have a father, you have
a loved one, make sure you embrace them. I talk
about this frequently. It's just something that is on my

heart because so oftentimes when you have the one that
you love, you just take advantage of it, like, oh
my god, my mom is calling me again. Well, for
those of us who've lost our mother, we've lost our father,
we have Mother's Day that just passed, right. We also
have Father's Day that's coming up as well. So when
you have these holidays that are coming up, conscious that

not everybody is starting from the same starting point, meaning
that not everybody has their mother, not everybody has their father.
So just be conscious of those things when you are
wishing to everyone happy Mother's Day. So you may want
to give a little extra love to those that do
not have their mother, who do not have their father.
So I just want to share that and then to
(14:21):
just say make sure you connect with your own loved ones,
to make sure that you are showing them the love
and appreciation while they are alive. And that also includes
our friends. Our friendships have to be fostered and catered
to if they're going through a tough time. Now, it's
not the time for you to be selfish and focused
on yourself. Maybe think outside of yourself and think what
is your friend needing. So in order to foster these relationships,

it just has to be on the forefront of your mind.
And that's the reason why I'm bringing it up in
a soapbox. And today I'd like to introduce one of
my friends of the show and also one of my colleagues,

everything is fresh with you. Today Bev was talking about
the importance of getting away sometimes. What do you like
to do to take a break and balance out all
your hectic, crazy life.

I love to travel, and I think in particularly, it
was great last week to just go and you know,
be around great friends, right retreat, relax our homegirl quad
Web from merrit to medicine, Okay, quadwa web birthday was
last Tuesday, so I went to Atlanta to support her.

So because you all are really good friends, very well
trying to name drop, but she is really good.

Friends and so what did y'all went to dinner?

We had a fabulous birthday party for Tuesday night. Of course,
she's filming now for the show, so we had some
sets for that. We did a little shopping, lots of
spicy eating.

Oh wait, you do do you? Okay, you said spicy eat?
So does that mean you don't like spice or you?
I love spicy?

She loves extra spicy, do too. We did a lot
of cooking in her fabulous kitchen. You know she has
her own cookbook, swim a lot.
Speaker 5 (16:40):
Well, I didn't know she had her own cookbook. Okay,
shout out to Quad for having a cookbook. What do
you know the name of her cookbooking Cooking with Quad.
So and she had some good recipes and the beautiful
recipes in there.

So make sure you put your hands on.

That book, you know what. We should buy some and
give them away as as gifts you know when people
come in. Yeah, that will be nice.

All right. So Mss Valencia and I have gotten together
to gate today, guys, and so what we're going to
talk about is the ability to be able to purchase
a home even if you're facing financial difficulty in terms
of bankruptcy. Okay, a lot of times people do not
realize that you can steal file bankruptcy even I'm sorry
(17:23):
that you can still purchase a home even if you're
in bankruptcy. You can purchase a home even if you're
in bankruptcy. So let me break that down. First off,
let's talk about what is bankruptcy. You have a Chapter
seven and you have Chapter thirteen, and when you're considering
purchasing a home, the rules are different for both. So
that's the reason why I want to make that distinction
that let's talk about both of them, all right. So
(17:46):
under a chapter seven bankruptcy, that's what we consider a
straight bankruptcy, So that will stop any foreclosure repossession, stops
foreclosure immediately, gives you the breathing room to be able
to start again. A Chapter there seven bankruptcy can eliminate
all the debt when it comes to irs, when it
comes to old credit cards, when it comes to new
(18:08):
credit cards, when it comes to payday loans, quick cash repossession,
you name it, it wipes it out. It even can wipe
out student loans under special circumstances. Under special circumstances, it
can wipe out student loans. That's a Chapter seven straight bankruptcy.
A lot of people do not like to talk about
Chapter seven bankruptcy because as attorneys, they want you to
(18:31):
go into a chapter thirteen wage earner. Now, a chapter
seven is what I would consider the gold standard of bankruptcy.
So that is to me, the one that we would
try to see if you qualify for first, because then
you can become completely debt free. And so if that's possible,
why not be debt free? Right? So chapter seven bankruptcy
(18:52):
is our first line when we're looking at becoming debt free.
The second is a chapter thirteen wage earner. A Chapter
thirteen wage earner is the type of bankruptcy that you
take all of your payments. We go in, we say, hey,
instead of paying back ten thousand, we're only gonna pay
a thousand, and so we'll ask for ten cents on
a dollar, and so it reduces your monthly payment on
(19:14):
your debt that you have to pay every month, which
means that now you have more money for yourself. Get it.
So chapter seven completely bankrupt You can now save all
of your money for your personal issues or your personal support,
you know, housing, utilities, gas, that type of thing. Under
a chapter thirteen wage earner. That is a repayment plan
(19:35):
in which we take all of your payments, we divide
them out over the next three to five years, and
we make those payments, if not weekly, but monthly. So
those are your two options when it comes to bankruptcy.
And I like both of them, but just depend upon
your situation. One may one may work out more than
the other. The key is to know which one is
(19:55):
the difference, right, So you have to ask yourself, are
you facing a garnishment? Okay, if someone taking money out
of your paycheck, did you realize Melyncia, I don't know
if you realize this. I know you don't have these
problems because you're so fabulous, but if you get if
someone sues you for non payment of a debt, they
(20:15):
can file a lawsuit against you, and when they file
that lawsuit, the judge can rule that you're guilty. Yes
you do. Oh you know this payday loan company X
amount of dollars. They can then take that judgment. Because
once they rule that you are guilty you do owe
this money. They can take that judgment, they can take
(20:35):
it to your employer, and they can take up to
twenty five percent, wow, twenty five percent of your income.
So you have to stop that. You have to go
in and say, no, I do not want twenty five
percent of my income being taken. We barely can live
out the income that we have now, let alone having
to add on top of that. So what is the key.
(20:57):
The key then is to file bankruptcy to get rid
of that particular debt. Now that's the nitty gritty of it.
But Valencia, what if people are in bankruptcy, they file bankruptcy.
We told them what it is. Let's start with chapter thirteen.
They've been in that chapter thirteen bankruptcy for a year
and they've made their payments on time to me every month,
(21:18):
and they're like, Ursula, I want to buy a house.
Is that possible if you're in bankruptcy? Can you buy
a house? And I say, well, you know, I'm gonna
give you the Valencia, so talk to me. What they
can do? Guess what, Yes, what you can You can
hurt it here. First, you can buy a house. You
can bankrupt house.
Speaker 10 (21:39):
So you know, everybody needs a start again, a second chance,
and you can absolutely purchase you a home while in bankruptcy.
Speaker 5 (21:50):
Uh huh.
Speaker 10 (21:51):
You have to have been at least in the bankruptcy
one year, one year, and as long as you get
approval from your trustee, we can go and start shopping
for a home, and then I can get you financed
with some great lenders banks.
Speaker 5 (22:07):
All right, certain, So let's break down one thing. When
Valencia is saying you have to get approval from the
trust see what that means is you're going to have
to have a conversation with your bankruptcy attorney and then
we get approval from your trustee for you to be
able to purchase a home, which we should be able
to do because if you financially qualify, which Valencia's going
(22:29):
to tell you about, she has some connections to be
able to make that happen. So that part is going
to be easy. That's just about talking to your attorney.
But I would also encourage you to call me if
you need to file bankruptcy because of course I'm a
real estate attorney as well as bankruptcy, so I understand
the urgency and getting these type of things done. All right, So, Valencia,
so they have to be in the bankruptcy for at
(22:51):
least one year. One year.
Speaker 10 (22:53):
As long as you've gotten that approval, we can go
into the process of getting you pre qualified for long
through a lender. And that's usually with a broker lender
when you're in that bankruptcy, but it can happen. I
have a couple right now they are in bankruptcy and
(23:13):
have qualified.
Speaker 5 (23:14):
For four hundred thousand dollars only.
Speaker 10 (23:16):
Really they're getting ready to move into their beautiful home
with a pool in the backyard. So don't feel discouraged.
You can still buy a home and I can absolutely help.
Speaker 5 (23:28):
So that's under a Chapter thirteen. So just to explain again,
so under a chapter thirteen way journer, we can get
you approved to be able to foul, to be able
to purchase a home even if you're in bankrupt So
if you are in a chapter thirteen way journer, you
can purchase a home. You have to be in it
for at least a year. Make sure that you're making
those payments on time, and the lender will use alternative
(23:52):
means of credit, meaning that if you have a phone bill,
and if you have MLGNW, which for those Memphis City residents,
you know what that is outside of Memphis, that is
our utility company. So you want to make sure that
you're making your phone bill payments on time, making your
utility payments on time, because that will count towards your
credit to see what you are eligible for and what
(24:13):
you're not. So just be conscious of that. Now, what
if they found a Chapter seven bankruptcy? Oh oh, I'm sorry,
that's all right, hold us all, okay, we're gonna break.
We're gonna come back with the seven. Yes, so y'all

the stuff so we are back.

We are back. So Valencia, can you break down with us? Okay,
so under chapter thirteen and chapter seven, tell us how
can they become a home owner if you are in
a active bankruptcy. If you're in an active bankruptcy a
chapter seven or a chapter thirteen, you can purchase a home.
You can purchase a house. And we have Valencia gath Right,
a realtor with Keller Williams, explaining to us how that

process works.

So, just to reiterate, if you have a chapter thirteen,
as long as you get permission from your trustee, you
are able to purchase a home. You have to be
in the chapter thirteen for one year. We're good standing,
but you definitely can which one chapter thirteen one year
(27:05):
with good standings, and as long as you get permission
from your trustee, you indeed can buy the home of
your dreams. Now, if you're in chapter seven, you can
also buy a home, but it has to have been
discharged for at least one year. After one year of
(27:26):
a chapter seven you can purchase a home. The standard
waytime is two years, but if you had extenuating circumstances,
you definitely can still buy a house. So don't let that,
you know, make you feel like you can't be because
you can. And we even have lenders to who have
great programs for less than great credit, So don't let
(27:50):
that deter you either. You can also purchase a home
and get qualified with a credit score five hundred. Now
I don't want you to have five hundred, but you
can get qualified with a credit score five hundred for FAHA,
VA and USDA. Now v A and USDA both allow
(28:11):
zero down, so you can get a home with a
low credit score. With these programs.
Speaker 13 (28:21):
You purchase a home after one year right under a
Chapter thirteen after under a Chapter thirteen wage earner, you
can purchase a home while you're in the active Chapter
thirteen wage earner.
Speaker 5 (28:37):
Correct, that is correct.
Speaker 10 (28:40):
And then even for our clients that have less than
perfect credit, their programs out there for you as well.
So just don't you know, feel like you can't be
a homeowner, because you indeed can.

Yes, I do, So I have two listings right now.
One is actually in the Midtown area. It is on
Union Avenue, twenty five sixty eight Union Avenue. It is
a five bedroom, a three bath home and it's listed
right now for two hundred and ninety nine thousand dollars.

Wait, two hundred and ninety nine thousand, I get.

Five bedrooms for all my cheering and guess what else
you're gonna get? What there's an actual guest house in
the back.

this to you all. So the reason why that touches
my heart and I had to just go and insert myself.
Don't be mad, be is I interrupted? But I love
to see neighborhoods that allow for income generating property. You understand.

talk about something that's near and dear in my heart
when it comes to insurance. But Sonja, for my sisters
and brothers that are out there, they're in the house,

payoff is more than that, it is three fifty it's
four hundred thousand. Can they get that house sold? And
if sold, what are in the world can they do?

it's called a short sale. And let me explain to
you what a short sale is. It's basically, you're selling
your home for a lot less than what you actually
owe your mortgage company. With the short sale, the bank

on them zero. At the same time, the bank will

give you what it's calling incentive of money to actually
move out the property. So when you do a short sale,
you're walking away on the creditor's zero dollars. And I
have investors in my back pocket that will actually buy
these at a fast paced So if you're in that situation,

that is because we are getting back to community. The
environment and the climate in which we're in within our country.
This is not the season for being that solo person
that is out there trying to figure it out and
doing what Bob did. Now is the season is for
you to tap into those experienced professionals, especially that are

within your community, to be able to tap into because
you know that they have your best interests at heart.
We're gonna set that sales price and we're gonna get
it sold. It may seem like it's out of your reach,
but you have people who do believe in your dream
also believing in you, and they will seal that deal.
So now we're getting back to community. So thank you
for sharing. I'm glad that the community worked and we

have even per Passion was here to continue that legacy
of being successful getting houses listed so and properly insurance.

This is great segue to my question. Yes, sir, the
President administration has stated that it is going to go
after those with student loans and that they're going to
garnish their wages, their income taxes, whatever. I won't go
onto the political side because I don't. He ain't my president,

he is a president, So I just leave it back.
But my question in that case, I'm sure you've heard
of that and what they're deciding to do to these people.
After Biden was was trying to do his team, I
think it was the right thing, which would be the
best form of bankruptcy for those folks. They can they
declare bankruptcy on their student loans.
Speaker 18 (44:53):
You can't.
Speaker 5 (44:54):
You can bankrupt student loans, and the guidelines have shifted
some under the Biden administration as well as Trump administration.
I am taking that. I am spearheading that right now
where we are beginning to file for bankrupt I'm sorry,
we are beginning to file bankruptcy on student loans. I
(45:14):
started to do a massive advertisement regarding that. But I'm
trying to test the waters to see how the Department
of Justice is going to rule on the cases that
I'm putting forth, and I am trying to make sure
that I put forth very strong cases. Let me just
share something right there. Recently, I had someone to come
into my office and ask me to do something that
was illegal. I declined, obviously, and then that person went
(45:37):
on to say, well, Ursula, only you know deals in
cases that are very clean. You absolutely right, I do.
I'm not going to jail for anybody, for you, my mom,
and my dadd ignor any of my children, and I
would encourage you to do the same, refrain from going
to prison. So if you want to come to me
and ask me to do something illegal, I would ask
you to think that thought again and go to someone
(45:58):
who will It won't be me. I have two black
men that I'm trying to raise and I definitely need
my freedom to do so. So I appreciate all of
the business, but I do ask that we keep it clean,
we keep it cute, and we keep it classy. But
back to your point, absolutely so, under both administrations, you
do have the option of being able to foul your
student loans under bankruptcy. Even though Trump is being aggressive

this time around, prior to he was, but I'm trying it.

But we are also trying to get them approved for
Chapter seven complete bankruptcy. That is a much more difficult process.

a few of my clients to see how lean it
will be at the Department of Justice.

to you because I want to talk a little bit.
I want you to clarify regarding short sales, when should
someone call you? And then I have an insurance question,
so when should someone call it they're facing a short
sale type of situation.
Speaker 14 (48:26):
Basically, you want to call me before the property goes
into foreclosure. You do not want to wait until basing
you letters stating hey, your property is going to be
sold within a week or two weeks. I need to
try to go ahead and tackle the short sale before
it goes to short sale. So I'm the person who
(48:47):
you want to call before the last result and I
can get it done.
Speaker 7 (48:52):
You just need to call me.
Speaker 14 (48:53):
It's a process that is not an overnight process. It's
gonna take some time, but in the long run it
would be worth it.
Speaker 5 (48:59):
So if I've missed two payments, I'm heading towards my third.
And just so as you all know, most foreclosures occur
after the third misspayment, that's not guaranteed. I'm just sharing
on average just after that third where they will begin.
So if they're on their they miss their second payment,
they don't see a way out. The miracle is just
not within their vision. So that's the time to go

realtor and they can get it listed. And so so
let's just pivot really quick. I wanted to know about
a car. So because money of you know, if you're hurt,
call Attorney Earth. If you're hurting an accident, give us

I wanted to talk about insurance, all right, So what
is I have three questions? What is the state minimum
coverage for most of us? What in the world is
liability coverage? And why should people have more than the
state minimum? Are just liability?

So the minimum state requirements for Tennessee it's twenty five
thousand dollars. They cover bollily injury, fifty thousand dollars, which
is the baller injury, which is the max incident, and
then twenty five thousand dollars for your property damage that
means your car or.
Speaker 5 (50:57):
So my car is an eighty thousand dollar car that
twenty five thousand.
Speaker 7 (51:01):
Would not cover.
Speaker 14 (51:02):
So you want to call me as an expert insurance
agent where I would actually give you the coverage that
meets your needs because a lot of people have insurance
and really don't know exactly what they have. So if
you're riding around in one hundred thousand dollar bians, you
would not want a policy that only covers twenty.
Speaker 7 (51:21):
Five thousand dollars.
Speaker 5 (51:21):
Oh amen, amen, because if not. Guys, if you're in
a car accident and you have that state minimum of
twenty five and you hit a car that's eighty thousand
let's say, let's just say one hundred thousand dollar car
or a fifty thousand dollars car, then guess who is
going to have to cover that gap? You? And then
you may say, well, I don't have it. They can't
take it for me. That's not true. They can garnish
(51:44):
your wages with a judgment, and that garnishment they'll take
up to twenty five percent. Twenty five percent of your
income will go to pay back that debt. So it's
very important. Look, if you need state minimum, then you call.
You can definitely get that they have that for you.
But if you can afford a little bit more, then
that's also a possibility as well. Sanja, I had someone
(52:05):
come in, a young man, he has five siblings, no kids,
but he was like, why do I need life insurance?
Because I was trying to talk to my life insurance.
I said, well, because I don't know if you all
even know this, but one of the reasons why people
end up being bankrupt is because you have that one
sister and her and her husband are well to do.
They have a dollar above the rent. You know, they
(52:28):
have great jobs. And then everybody is hitting them, meaning
asking for money for funerals. And then so as a
result they have to pay for the funeral expensive you
have to do eight ten thousand, three times in a row.
That's all your savings is kind of gone. So what
about life insurance policies? Do y'all cover that as well?
We do.
Speaker 14 (52:47):
All insurance need life insurance. It's one of the ones
we do as well. So if you are without insurance,
you need to be covered, and all state will actually
cover you because you are in good hate state.
Speaker 5 (53:01):

and sometimes you know, when you write policies twenty thirty
years ago, you think your police hole is gonna there
outlive you. But I had a policyholder that passed away
and she is the owner of three insurance policies. And
(53:44):
I contacked the insurance company that I wrote it with
and they told me that I have the family didn't
need to have a state type thing. You need to
go to probate court. So I'm trying to find out
do they have to go to probate court and need
an attorney.

To do that?
Speaker 5 (53:59):
Yeah, the answer is yes and yes. So that's where
Attorney Monika Johnson shout out to her. She is taking
the day off she had court today. But Attorney Monica
Johnson handles all of our wills in estate planning. We
can get that open so that the funds from the
insurance policies will go into the estate and then be
dispersed out. This would be minimal fees for the for
(54:22):
the heirs. A lot of times people believe that, oh,
Pobrey Courts is gonna take your money. No, that is
not the way it works. You know, you have three
or four hundred dollars for the court costs and then
of course you have your attorney fees. The court is
not going to take any percentage the family will get
all of their money minus any type of leans or
judgments that's against the estate if any. But yeah, definitely
(54:44):

main thing is that to go to the probate court to
just change you get the beneficial or a person to
be the person in the family that's paying to bring
you now to become the owners of.

Those policies, right, because the probate court has to establish
who the legal errors are right and the only way
because you can't make that determination because they could be
being less than truthful. So then and you don't want
any lawsuits from any extraneous airs, So then you go
through the probate process too, because now it's on the
judge to determine who are the heirs? And then now
(55:54):
the insurance company will pay out to who the rightful
errors are because obviously whoever was the recipient of the
policy has passed away as well, or either they didn't
name a beneficiary for some reason, so now you have
to go through the poor probate court to find out
who the airs are so that they can pay the
money out and not have to worry about either you
being sued or a New York life being sued.

a little nickname as being a bankruptcy capital, which we
are not. Alabama is the number one state when I
checked last, but we are in the top five. So
then as a result of that, lots of car lots

will give you a loan while you're in an active
chapter thirteen Chapter seven. Anybody but by the house. Mss
Gathwright was explaining that I think is after one year
for a chapter seven you can purchase a home, and
then while you're currently in a chapter thirteen, you can
purchase a home. And you can purchase a home with
its credit score as low as five hundred. Okay, so

yes that is possible.

Okay, so you can get a car.

Yep, you can get a car. You can get a house.
You want a car. A car doesn't even have any
of those restrictions. You get a car while you're actively
in a seven or thirteen, just got out yesterday, you
get a car today too. If you're in it, you
can get a car. If you're out of it, you
can get a car. Yeah, this possible. But not to
oversell bankruptcy. You will your interest rate that you pay

will be effected. Oh well, I mean you know it's
because it's credit based, Okay, but we just have to
be conscious with the type of car that we purchase.

the home buying process. What is the first step that

somebody should take. Should they call their lender or should
they call you. What's the first step.

Well, I'll always say it's a one stop shop. Just
start with me, Valencia Gathoine. I always say you've got
the right one, because once we're connected, then I start
the process for you. So I have different lenders who
can work with different credit scores, different types, different needs.

So I like to be able to position you with
the right contact. And we usually can get equalified with
two creditors so that we can see which one can
give you the best interest rate. So call me and
let's get you pre qualified. And I say that for
a particular reason. I have clients all the time who
want to go out and see houses, which is fine.

I love seeing beautiful houses, but we need to go
and see houses that you are qualified, not what somebody
else is qualified. We can't go to Germantown and we
don't have the Germantown money. We can't go to Carryville,
we don't have the Caryville money. You know, we have
to stay in our lane and stay in our category.
There are beautiful homes all across Memphis, Tennessee. So what

we'll do is get you pre qualified. Then we know
what you want to spend, what you want your monthly
note to be because you may want the big, beautiful house,
but you may not want to pay that note. So
let me get you connected with the right lenders. Then
once we get that a pre approval, it's time to

So we've talked about purchasing a home. The first step is,
of course, to reach out to you. Is there anything
else that you're Oh, I went to say this too
before I pivot to Valencia. One of the things that
Valencia said was is that when you're purchasing a home,

she's going to find a house for you as a
bankruptcy attorney. I just want to point out when you're
going out to look for houses, they're they not Valencia.
But the loan officer is going to tell you that
you can afford a house. Let's say you know five
hundred thousand, Okay, you can afford a house with a
house note of thirty five hundred. You can afford two
thousand dollars a month. But only you know what your
(01:11:09):
real budget is. Goy, I say this all the time.
Only you know that you have a a going out
to eat habit. Only you know that you have a
gambling habit. And you're always at the casino. You know, everybody,
just close your eyes, put your head down, don't look
to the left, no, the right. You know, but you know,
you know when you have that habit, you know that
(01:11:29):
your mama need you give your mama one hundred and
fifty dollars every month. You think you're gonna stop because
you oh you fancy now you got this two thousand
dollars a month. Note, Oh no, mama still need that
three hundred dollars. Now you want to take it down
to one fifty aunt that's supplemental income. So when you
know your budget, then stand firm in that. That's why
(01:11:49):
you want an agent like Valencia, like realists like Sundra,
who are respectors of the people, right, they understand your needs.
So make sure that you use your voice. And now
this I'm not gonna get on the soap bix, but
I just want to share something as people, men and women,
is very important for you to stand up for yourself.

And I don't mean it's some belligerent yeah, it is
what it is kind of way. What I mean is
it's okay to say, Sonda, no. Unfortunately, you can't continue
to step on my toes because when you do so,
it really hurts my feet. Now I understand it. Your
feet are beside is thirteen and you don't realize it,
but it hurts me, you know, So can you please

stop stepping on my feet?

Even having the voice to speak up for yourself does
things positively for you mentally and spiritually. It is said
that even if the person can't meet your need, the
fact that you voiced it gives rest for your spirit
because inside of you is a little child that never
got a chance to grow up. You know how they
always say you have your inner child, and so that
(01:12:56):
child that's inside of you need to know that Sandja
Hester is a that your inner child needs to know
that Valensay Gathright will take care of it. And that
starts with the Bev Johnson's the inner child speaking up.
You know what I mean? Bev Johnson now has to
speak up for the inner child. And I know it's
a little woo woo, but it's just to say, use
your voice to state what you need and what you

don't need, so then that way you will feel safe
inside of your own body. I don't know if you've
ever dated someone and being with someone and when you
leave that relationship, were like, Lord, I don't know up
from down, left from right, what just happened to me?
Because when you continue to compromise, when yon you're a
comfort level, it breaks you. Okay, y'all don't want to

believe Cassie. Y'all don't want to believe what happened to
anybody that comes on TV and share that they had
an issue. Y'all want to say everybody is a lie.
Y'all gotta believe somebody, now, is it? Sometimes a money
grab possibly, But what is it to you to put
your name or your mouth on another person who said
(01:14:04):
that they had horrific things that happen. Even if the
girl was manipulated and went forward with certain things because
she did acquiesce, it is okay for her to take
a step back and say I was manipulated by that.
You cannot tell me that every time you said yes
to something that it was a result of your own
willful act. Some of that was manipulation because people coerce
(01:14:25):
you and convince you. You know why, I know, because you
still got a what do you call it, a gym
membership that you don't use. You was convinced a buy
that gym membership and you've been at ten dollars every
month and you ain't been in the three years. But
it's still coming out. So a lot of us are
being manipulated and used. But it doesn't make it right.
So make sure that we speak up for ourselves some
kind of way. I did. Of soulboxing, that's okay, but

and the market is hot right now. But what I
can tell you, in this market, you're not having to
pay more for the homes than their worth. You know,
a couple of years ago there were multiple offers. There
are still some of those, but you're really able to
get in the home that you desire. And so I

always say to my clients is marry the home. Let's
go ahead and have a wedding. Let's marry that home,
and we'll just date that interest rate because you can
always refinance, and so there'll be a great time for
you to get the home of your dream at the
price that you want to buy it for. And then
(01:20:20):
later on, if you're needing to refinance it, we can
absolutely do that. And Attorney Woods has already told you
that when you do the right refinancing, you know, as
a courtesy, she's gonna waive the attorney fee. So what's
stopping you. Let's go ahead and get the houses that
we want. While everybody is, you know, not just going
(01:20:43):
after one home and that we're having to pay over
the price. We don't want to do that anymore because
in the end we have to make sure that happens
