as we continue to bring you great information. And I'm
excited about my guests this afternoon because I am going
(01:10):
to learn some things about this group and Patriot Bank
that I don't know. So I am so proud to
welcome in from Patriot Bank, mister Keith Barger, who's the
founding member of the management team Chairman of Patriot Bank.
Also Miss Michelle Kyle chaunderstand wears many many hats. Executive
(01:35):
vice president, part of the senior leadership team. Jessica Hart,
vice president and direction, Director of Compliance. And let me
say good afternoon to you ladies and gentlemen. Y'all doing hid.
Speaker 6 (01:54):
Having us?
Speaker 2 (01:55):
You know what I've seen the name, don't know much
much about it, Keith, So tell our listeners about Patriot.
Speaker 6 (02:04):
Banstm'am, well, thank you first for having us out today,
and we're very excited to be on your show. And
just to say a little bit about Patriot Bank. I
always like to start out by saying, Patrio Bank's a
local community bank. We're a bank that we started here
in the Memphis area back in two thousand and one,
as you mentioned, as part of our founding management team
when we started the bank, and you know, Patriot Bank
(02:24):
has always just been focused on our community. So we
started actually out in the Millington area out the military base.
That's where we had our first branches, and through the years,
we just basically put branches out in Tipton County as
well as in Memphis. We have a location in Raleigh,
locations in Arlington, as well as locations out in Carterville.
So we basically serve the local community, you know. And
(02:47):
the thing that I'd like to focus on is we're
just at our core, we're just helping people with their
basic banking products that they're needing, including mortgages and different
products of that nature. So we're very proud of our
customers and the people that we're serving here in the
Memphis area.
Speaker 2 (03:00):
So a Patriot It's always been a community bank.
Speaker 6 (03:06):
Yes, ma'am. We're always a community bank. And people off
again ask what does that really mean to be a
community bank, And for us, what it means is that,
you know, Patriot Bank, we live here, we worship here,
and we play here. I mean, our people are from Memphis.
With so many other different banks, what you find is
that their regional banks are national banks. And for our team,
we're all here from our senior leadership all the way down.
(03:28):
You know. We again, we're living in this community and
we're invested in this community. I feel like more than
any other bank because we are a community bank and
we're focused on our community and the needs of our community.
Speaker 2 (03:39):
And again, Keith, you're saying that you are founded in
two thousand and one, y'all still kind of a baby hunk.
Speaker 6 (03:47):
We are in the banking world.
Speaker 2 (03:49):
That is, there's a little truth.
Speaker 6 (03:50):
To that, yes, ma'am. So banks oftentimes you look at
some of the national banks, they're obviously much older. But
Patriar Bank, we started the bank with the idea of
helping people in our community and we saw that as
a need. And what we realize is that a lot
of the banks that were serving in our community, again
be in some of the bigger regional banks, they just
(04:11):
weren't providing the local customer service that a lot of
our people were needing, you know. And when you need
to come in and talk to someone about a mortgage,
or you need to talk to someone about a small
business loan, you want to be able to go into
that local branch or that location and be able to
speak to someone that can share with you and tell
you what you need to do. And for so many
other organizations today, you don't necessarily get that at the
(04:33):
local level. And so you know, if you need a
decision made about a loan, it's going to happen here locally.
If you need to talk to senior management, it's going
to happen, you know. And so what we did is
we made sure that we were acsessible. And one thing
that I'm very proud of our team is we are
always here to listen to our customers and their needs.
Speaker 2 (04:50):
Okay, I am so glad you said that Patriot is
a bank, because when I see the name, I always
thought it was just a credit.
Speaker 6 (05:01):
Union, yes, ma'am. And we're not a credit union, we're
actually our banks, So very good question. Yeah, but yeah,
so you know, credit unions have a little bit different
mission than banks in general, kind of have some general
ideas about serving the community as well. We always kind
of joke that there are our friendly competition. But so
we obviously have some good credit unions in the market.
But as a bank, you know, in a community bank, again,
(05:24):
we're more focused in on our customers. We're more focused
in on the people that are needing that expertise at
a local level.
Speaker 2 (05:31):
So go back again, Keith, So Patriot is in it's
a community bank. So is it all across the city
or in just different parts of our county.
Speaker 6 (05:41):
Yes, ma'am. So we actually have locations throughout the area.
If you basically start up in the Tipton County market,
we have locations in Covington, South Tipton. We have locations
in Millington, We have location over in the Rawley Spring
area of Memphis. We have locations over in Arlington, Mark.
These are all different communities throughout Shelby County, Tipton County.
(06:04):
We have locations in Carville. So currently right now those
are the branches that we have and serving the local
area good.
Speaker 2 (06:11):
And so Patriot is only in this city, county and
other counties. Is it any other state.
Speaker 6 (06:20):
No, ma'am. That's the thing that Yes, when I say
we're local, we are as local as it gets. So
we're right here in Memphis, Tennessee, and we serve the
Memphis area and so that's where we've been the entire time.
That's again where our people are from. That's where we
again live, work, pray, play and worship. And so when
(06:40):
you talk to someone from Patriot Bank, you're talking to
someone here in this community that lives with you and
understands the needs of our community.
Speaker 2 (06:47):
I'm so glad that you clarify that because some people
may think that you may be in another state, but
you're strictly local.
Speaker 6 (06:53):
We are, yes, ma'am. We are local as you can get.
So we're all from the local community here.
Speaker 2 (06:58):
Good, good, thank thank you. I want to bring in
Michelle Michelle who is the executive vice president and director
of Community Lending. So what does those things in community lending? Michelle?
Speaker 4 (07:12):
Absolutely, you know, we have a mission to serve our
entire community, and the director of Community Lending make sure
that we're touching all parts of the community. So we
are focused obviously on our branch locations, but other parts
of Memphis as well where there may be a need
where we don't have a branch, and so we have
to be creative in educating folks in communities where we
(07:34):
don't have a branch about our products and services and
some of the things that we provide to assist them
and help them meet their needs.
Speaker 2 (07:41):
Is Patriot Bank thinking about you've been here since two
thousand and one, getting in some of those communities that
you have not reached, and some of our low come
communities in the city and the county.
Speaker 4 (08:00):
Or we do a lot of outreach in some of
the lower income areas and in other communities other parts
of Memphis where you know there are challenges, and so
we have products and services that are dedicated to those communities,
dedicated to specific census tracts to assist folks, particularly with
(08:20):
things like home improvement loans for people that own their
own home, low interest home improvement loans, I would say,
as well as some downpayment assistance programs for folks. And
then we engage with a lot of community partners that
are doing good work in these communities. So we'll partner
with some nonprofit organizations around town to walk together and
(08:42):
support folks.
Speaker 2 (08:43):
So not only you're able to lend people money, but
as you said, or as Keith said earlier, it's a bank,
so you can have a savings or checkings account just
like any of these banks around here.
Speaker 4 (08:57):
That's exactly right. Any product and service that you would
typically access from any financial institution, so checking savings, loans,
you know, car loans, personal loans, mortgage loans, home equity loans,
credit cards, you know all.
Speaker 2 (09:12):
The things, and just reach out, yes, come yes and
get more information.
Speaker 4 (09:21):
Absolutely, you can reach us on our website, you can
call us. We participate in a lot of community events
where we typically have a booth or a table set up.
And so I'd say we participate in gosh, multiple event
events throughout the city, some large, some small. We participate
in some homeowner ship you know fairs, home buyer education courses.
(09:46):
We are a sponsor. I have been a sponsor of
Sister Strut in the past. Oh yeah, and so that's
a big day for us. Our crew loves it, and
so we just try to position ourselves where we can
take ourselves to to the people if they can't make
it to us.
Speaker 2 (10:00):
Okay, And and by the way, Michelle, give out and
we'll give it again at the end of the show.
Speaker 4 (10:06):
The website absolutely, so. The website for Patriot Bank is
www dot Patriot dashbank dot com. So you do have
to put that dash in there.
Speaker 2 (10:18):
Okay, say it one more time for our listeners.
Speaker 4 (10:20):
Www dot Patriot dash bank dot com.
Speaker 2 (10:27):
So you all are in the market, Michelle. And I'm
glad you said partnership. Someone's listening out there, I mean,
and they need a partnership. They are welcome to call
Patriot to get information. Absolutely, because I know you may
not partner with everybody, but it depends. It doesn't hurt
to call you all.
Speaker 4 (10:46):
That's absolutely right. We partner with organizations that serve folks
that are, you know, trying to buy a home. We
help folks that are, you know, trying to start small businesses.
So any sort of need that you have or financial
questions that you have, we certainly would be able to
help you.
Speaker 2 (11:05):
I love it. I love it. Let's bring in Jessica Hart.
Jessa is the vice president, director of Compliance and Fair
Lending Officer. Sir, and I'm going to get to what
you do with When I saw fair lending, officer, what
does that mean just because is it saying that you're
(11:28):
fair with all clients or let's talk about that.
Speaker 5 (11:31):
Yeah, thank you, Bell, that's a great question. And so
fair lending and now it's really more fair banking. It's
making sure that everybody has an opportunity and access to
whether that's home ownership or having that checking savings account.
And so part of my job is to make sure,
for one that we're following all the state and federal regulations,
but also if there is an instance where a loan
application is denied or checking account inquiries denied, just taking
(11:55):
that second look to make sure that if someone is
eligible for that particular product or service, that they're getting
that same access, that same treatment, no matter race, gender,
no matter what. So, as you mentioned, absolutely servicing all
of our customers no matter you know, where they live,
what they look like. And so that's more it's evolving
(12:16):
more into fair banking at this point.
Speaker 2 (12:18):
So someone is looking to become a homeowner, they can
they can call and and say, for instance, Jessica, they've
been turned down by a lot of banks. You're going
to be fair and try to get the information because
I know you can't help everybody, but talk about that.
Speaker 5 (12:38):
Yeah, absolutely, because we realize that people have challenges, whether
it's credit, whether it's you know, having enough money for
a down payment. And so while we may not be
able to grant that loan, what I love about Patriot
Bank is that a lender will sit down with you
and say, BEV, your credit score is here. These are
the things that you can do to improve that score.
While you don't have the down payment available today, let
(12:58):
us tell you about these programs that are available to
assist you.
Speaker 7 (13:01):
With the down payment.
Speaker 5 (13:02):
And so I love the fact that Patriot Bank walks
alongside you. It's not that we just you know, talk
to you one day and then you don't hear from
us anymore. We walk alongside you throughout that whole process.
Speaker 7 (13:12):
Oh good good.
Speaker 2 (13:13):
And when we talk about and i'd get Keith in
here on this, we talk about down payment assistance. And
you have a home ownership.
Speaker 6 (13:22):
Grant, we do, so the bank actually offers a down
payment assistance program. This is a program the bank came
up with several years ago. And kind of going back
to what Jessica Michelle are talking about, this program just
basically came out of having conversations with a lot of
the local nonprofits, realtors and others who were telling us that, hey,
there's a lot of people that want to be homeowners,
(13:44):
and what we consistently see is the challenges the fact
that they have a good job, they have the income,
but oftentimes the one thing that was missing was they
maybe didn't have the money for the down payment. So
they would go out and they would find a home
and maybe that was the last thing that they needed
to figure out. And so what we did is we
came over with what we call our Patriot Plus down
(14:04):
Payment Assistance program, and that's a program that will provide
up to ten thousand dollars in down payment and closing
cost assistance to help you be able to buy a home.
And it can be used for down payment or closing costs.
And so this is a program that has helped many
many people in our community become sometimes first time home buyers,
(14:25):
but even some people that are just move up buyers
or other times just trying to obviously get a home,
but still need that little bit of assistance in order
to buy home. And so this has been just a
great program where obviously want people to be able to
utilize it. It's a good example too, where you asked
earlier about like connecting with a bang. This is where
like one of our mortgage loan officers would sit down
(14:47):
with a person, talk with them, kind of figure out
what's going on. And then you know, if the loan
officer is hearing, hey, I think I can buy home,
but this is that one thing that I'm missing, Can
you guys help me, then we can begin to talk
to them about down payment assistance. And so that's what
our program's out there for, and it's just in response
to kind of the needs that we were seeing in
(15:07):
our community.
Speaker 2 (15:08):
So, Keith, you're saying, is I want to be clear,
some of our listeners be calling me so it's a
grant not a loan, but is it alone?
Speaker 6 (15:17):
No, Yes, ma'am, you're correct. It is a grant and
there is a difference there, and I'm glad you're pointing
that out.
Speaker 2 (15:23):
Yeah.
Speaker 6 (15:24):
So a lot of programs will provide down payment assistance
in the form of a loan, and it could be
a loan that you have to pay back, or it
could be forgivable. There can be different terms of that.
Ours is an actual grant program. So what that means
is that when we give you the money at the
time of closing, let's say you get the ten thousand dollars,
that there's no obligation to repay it. If you sell
(15:45):
your house, you don't have to give us the money back.
So it is a legitimate grant that is given to
you for the for the entire purpose of benefiting you
and buying a home.
Speaker 2 (15:54):
Okay, now I want to be a clear again. So
does it also coincide with a loan? They come to
Patriot to get a Yes, so they get the loan,
and then one of your your staffers say, well, we
have this grant too. Does it work like that?
Speaker 6 (16:12):
So basically here's kind of how it works for the customers.
So a customer comes in and let's say they go
to our Raleigh branch and they're talking to one of
our mortgage loan officers, right, and the loan officers talking
to them, and it looks like everything is going great,
and they all of a sudden realize that the down
payment's going to maybe be a challenge for the barer.
So the loan officer can kind of begin to talk
through the fact that Okay, you qualify for an FHA loan,
(16:34):
you qualify for a conventional loan, maybe your veteran in
qualify for a VA loan. There's numerous types of first
mortgage programs that they may qualify for, and once they
identify that they'll qualify for one of those first mortgage programs,
then that allows them then to be qualified also for
a grant. So they work side by side, so the
you know, in order to get the grant, you have
(16:56):
to make sure that you're qualifying for a first mortgage program.
So they work hand in hand to make sure that
when you're ready to buy, that we've got the right
program for you as far as the right mortgage program.
And then we're also going to give you the down
payment assistance and the down payment assist program that we offer.
Like I said, it's up to ten thousand dollars. It's
for anybody that's going to be buying in a what's
(17:18):
called a majority minority census track. And so so I
do want to go ahead and point that out as well,
and in our community, you know, and I think we
have the number down here. I think there's over one
hundred and fifty eight majority minority census tracks just in
Shelby and Tipton County, Okay. So there's a lot of
areas that qualify for the grand and so that's one
(17:40):
of the other things we'll talk to a potential customer
about is like, where do you plan to buy? Let's
make sure you're also going to be eligible.
Speaker 2 (17:47):
So yes, ma'am, wow, because I want to be clear
because they'll say, well, we hear it on bel Joe.
Let me go ahead and get this time right. Yes,
we have to be buying a home.
Speaker 6 (17:57):
Yes, ma'am, you have to be buying a home. And
what we're going to do is we're gonna walk you
through all this. As Michelle said, we're gonna come alongside you.
And so the first thing we're gonna do is we're
gonna qualify you for a mortgage program. And Patriot Bank,
you know, I feel like that's one of our specialties
is mortgage lending. We have a lot of great loan
officers and they know how to work with the customers,
(18:17):
review their credit, talk about their jobs, you know, and
make sure that they're going to qualify for a mortgage program.
And then if they're also needing that extra help, we're
gonna obviously talk to them about our down payment assistance program.
Speaker 2 (18:28):
I love that, Yes, ma'am, I haven't heard another bank
doing that.
Speaker 6 (18:31):
There are some other banks, the variations of it. I
don't know that there any of them are just exactly
like ours, but there are, you know's, There's also programs
through the state of Tennessee and as well as the
city of Memphis has some down payment assistants. So there
are some other programs out there, but I do feel
like ours is unique in the way it can help people.
Speaker 2 (18:49):
Sounds good if you've just tuned in this afternoon, we
are talking with the folks from Patriot Bank. Mister Keith
Barger is here, Michelle Couch, Jessica Hart is here. If
you have a question or two you've never heard of
Patrick Bank, well, you can get your questions in five
three five nine three four two is our number one
(19:10):
eight hundred five zero three nine three four two one
eight three three five three five nine three four two
will get you in to us. You're listening to w
d I a way The Bev Johnson Chill returns after
these messages.
Speaker 1 (19:29):
The Bev Johnson Show.
Speaker 2 (20:28):
You're listening to The Bev Johnson Show. Here's Bev Johnson,
and we're talking with our friends from Patriot Bank. Keith
Barger is here, Michelle Couch, Jessica Hard. We are going
to our phone lines to talk to you. Hi, David.
Speaker 3 (20:45):
Hey Bell, thanks for having the guests on today.
Speaker 5 (20:49):
Well, thank you, thank you, you're welcome.
Speaker 3 (20:53):
Hello guest.
Speaker 4 (20:54):
Oh, good afternoon.
Speaker 3 (20:57):
Yeah it is afternoon afternoon, brother, Yeah, that heat, that heat.
But any case, y'all came over. I had a couple
of questions and I'd be out of here first and
foremost because I have forgotten what defines a community bank
asset size wise? Can you share with me that? Please?
Speaker 7 (21:19):
And a list audience say the question.
Speaker 2 (21:22):
Again, David, so I can make sure they get it.
Speaker 3 (21:25):
What defines Okay, ask the questions you find what defines
a community bank asset wise, because I have forgotten what
that size is? That they can share with me in
the listing audience what that is?
Speaker 7 (21:39):
Sure?
Speaker 6 (21:39):
And that's a really good question. You know, there's different
standards for what people will sometimes classify a community bank.
You know, there's not just a universal standard as far
as like necessarily a government standard, but generally speaking, I
would say that for most banks that are under one
billion dollars in size, they're generally considered a community bank.
(22:00):
You will see some banks that are over one billion
dollars that will sometimes still call themselves community banks, and
that may be more in line of maybe where their
locations are if they're may be in a singular market,
which is another very common characteristic of a community bank.
Is like in Patriot Bank situation, we're located here in
the Memphis area. So our primary area that we're servicing
(22:22):
is the Memphis what they call metropolitan Statistical Area, which
for us pretty much covers Shelby County, Tipton County, and
Fayette County. Is our primary area that we're servicing. So
so as far as your question goes, I hope that
gives you a little bit of an answer kind of
what maybe an industry standard would be for what a
community bank will be as far as their assets.
Speaker 3 (22:42):
Oh absolutely, thank you. I'm sorry, sir, I didn't get
your name in your position there. I came in a
little bit late.
Speaker 6 (22:47):
Yes, no, yeah, absolutely, And my name is Keith Barger.
I'm the chairman of Patriot Bank. I'm also the CEO
of our mortgage division.
Speaker 3 (22:55):
Okay, great, you said, Keith.
Speaker 2 (22:59):
Yes, Keith.
Speaker 3 (23:00):
Yes, okay, sorry about that, Keith. Are you familiar with
a fintech by the name of Lindenstry.
Speaker 6 (23:09):
I'm not familiar with them. Is that a company here
in the Memphis area?
Speaker 3 (23:14):
No, No, No, he's out of I think he's located
in La now. But you are penn graduate every chance.
I think it would be good for your bank to
partner with them because banks have age as the listening
autists may not be aware of very stringent requirements A
lot of time bank boards. It relates to loans, etcetera,
(23:36):
et cetera. Business loans we speaking of in this case,
and Lindenstry does a lot of deployment of those accests,
even SBA loans that you may turn down things of
that nature. So it may be a great idea to
partner with them and beb I'm gonna send you the
link to Lendustry and everything to the CEO, which I've
(23:57):
had a short relationship with, and I think it's a
great opportunity for our community bank. When you have good
you have people who are right at the borderline that
you can approve if you have somebody that possibly can
improve them for their small businesses. Et cetera. So maybe
you already have those types of people in your in
(24:18):
your in your file. Maybe not, but I think I've
seen lindustry grow to do over ten bings in deployment
and it's pretty down.
Speaker 2 (24:27):
There.
Speaker 3 (24:27):
Got to one other thing, what is your specialty as
a bank as far as business lending the business verticals
that you perhaps are very very good at. And I
hang up and listen to that answer there.
Speaker 2 (24:43):
All right, Thank you, David, thank you, welcome, go on, Keith.
Speaker 6 (24:46):
You So the question was basically what does the bank
specialize in? And I would say there's I mean, again,
as a community bank, I think there's a couple of
things that we specialize in in this market. One is
just mortgage lending in general. We have a very strong
mortgage lending program, have pretty much since the time that
we started the bank. As it relates to our customers
that are maybe self employed or own their own businesses,
(25:09):
we are very focused in on basically mom and pop businesses.
That's another area that we do focus in on, and
we have a lot of our customers are small business
owners and we have a lot of experience with our staff,
especially our lenders. Our customer service reps about working with
small businesses. So I feel like we have a very
good understanding of the unique needs of small businesses, and
(25:30):
we also have products that pretty much cater to those
needs as well. So good question, Thank you.
Speaker 2 (25:35):
Thank you, David. Let me turn over to Jessica, because
you all have a home improvement credit program, and I know, Jessica,
a lot of people need home improvements, but they don't
have the money. Talk to me about that.
Speaker 5 (25:49):
Yeah, absolutely, Bell, thank you for that. If you have
not noticed it is hot outside, someone may need an
air conditioning unit. You may need to do some landscaping,
You may need new appliances. Patriot has a home improvement
program that is a loan, a low interest loan up
to seventy five hundred dollars at a fixed rate of
one percent. I will say that again, a fixed rate
(26:11):
of one percent percent is ma'am. If it's admortized over
seven years and that payment comes out to roughly ninety
two dollars and fifty three cents a month, and you
can take that seventy five hundred dollars to improve your
home however you need necessary. You may have to build
a handicap ramp for a disabled loved one. Again we
(26:32):
mentioned landscaping obviously with the heat, maybe neat roof repair,
and so those same areas that Keith mentioned earlier, the
majority minority census tracks. This program is available in those
areas as well, and we've had numerous customers take advantage
of it because in this rate environment, you don't find
one percent anywhere but Patriot Bank, and so you can
take those funds and make improvements to your home. Maybe
(26:54):
you're thinking about selling your home next year and you
need to make some you know, paint or make some
improvements so you can put it on the market. And
so while you may already own a home, this program
is available to help you improve your home.
Speaker 2 (27:07):
One of the things I like that I'm looking so
you tell me, I'm thinking about if I came to Patriot,
I said, I need some money because I got this
big tree. I want out of mind yacht because it's
it's killing me.
Speaker 5 (27:20):
Yes, absolutely can use it to remove a tree, we've
to repair fences, put up a new fence. Anything that
improves your home and your your property, you can use
those fall The.
Speaker 2 (27:31):
Reason I'm looking surprised is because usually when you hear
about home improvement they only will take care of the
ruth or ac or you know, hva C. You know
that only those things. They I've never heard one say
well we'll repair your friend fence or we'll help you
take that tree down.
Speaker 5 (27:52):
Right, absolutely, And I think that's part of patriots, you know, strength,
is that because we are in this community, we know
that our neighbors and shall be in Tippy County. You
think about all the storms we've had, all the right
we know that because we're here, and so we realize
that those funds you may not need, you know, specifically
a roof right now. It may be the tree, it
may be the driveway, it may be you know again,
(28:13):
all those things. And so when this program was designed,
it was designed with our neighbors in mind, because we
know what our community needs.
Speaker 2 (28:20):
Right Okay, I'm looking at my email. They wanted to know,
good quat, I've been thinking about this. In this home improvement,
could you have a deck build or are screened in
your patio?
Speaker 5 (28:35):
Yes, ma'am, Absolutely, yes, ma'am. The only thing that we
require is a statement saying that I'm gonna use these
funds to improve my home.
Speaker 7 (28:43):
We're not, you know, and.
Speaker 2 (28:46):
Said okay, no, you said you're gonna fix your roof,
but you in here putting get into some new appliances.
Speaker 5 (28:52):
Right, No, man, we have people have used it to
repair their bathroom, the flooring, you know, maybe you need,
you know, a new commode, maybe you need to pain,
whatever you need to do to improve your home.
Speaker 7 (29:02):
Yes, ma'am, and I'll jump in Bev and Ad please.
Speaker 4 (29:05):
You know, one thing I want to point out is
this is for folks that own their home and live
in their home.
Speaker 2 (29:10):
Okay, So I'm glad you said that.
Speaker 4 (29:12):
So we do set the money aside for those that
are trying to make improvements and not for investors that
are coming in to try to buy up a property
and improve for rental property. So these are for owner
occupied homeowners.
Speaker 2 (29:26):
Now let me ask this question. So someone wants a
home improvement on, they're going to have to go through
the steps filling out the paperwork, and it's still based
on whether they are approved, right.
Speaker 5 (29:37):
And so one of the other perks of this program
is that it has a relaxed underwriting criteria. Your credits
minimum credit score is only five point eighty.
Speaker 7 (29:46):
That's not bad.
Speaker 5 (29:47):
And again, part of my job is to review those applications.
Because even though this program with the relaxed underwriting standards
will even go up to fifty percent on the debt
to income ratio up to one hundred and twenty five
percent loan to value. Even when if with that, we
have had applicants not be eligible to qualify for that loan,
but we have been able to sit down with them
(30:09):
and say, you don't qualify.
Speaker 7 (30:10):
Now, these are the things that you can do that
in three.
Speaker 5 (30:13):
Six months, nine months, come back and let us see again.
So again it's that walking alongside you process.
Speaker 2 (30:20):
And again you must be a home owned.
Speaker 5 (30:23):
Yes, it is for your You must own the home.
So I can't get it, you know, for my rental property.
I can't go get it for you know, a family
member's home. You have to own your home.
Speaker 7 (30:32):
It is for Oh that was great information.
Speaker 2 (30:34):
I love that. I love that, and thank you emailer
for that trade. Thank you so much for that. I
like that. I want to get Michelle in here, because again,
earlier you talked about community partnership. Let's talk about those
partners in the partnership that Patriot works with.
Speaker 4 (30:51):
Sure, we work with a lot of great community partners
in Memphis, and one of the things that I'm really excited,
that we're really excited about is a partnership that we
have with the Works and a new Lincoln Park neighborhood
that's being built in South Memphis. And so we partner
with the Works to provide a very low interest construction
loan for them to build out this new neighborhood. We've
(31:15):
heard it's the first residential new construction in South Memphis
in more than fifty years in a neighborhood format, and
so it will ultimately have fourteen single family homes and
eight duplexes. The first phase is about to come out
of the ground. All the dirt work's been done, and
the curbs have been put in and all the infrastructure,
(31:35):
and so we're about to start going vertical. And the
initial phase will consist of five single family homes and
four duplexes. And I would imagine if there isn't already
an application to buy these loans or information to purchase
these loans from the Works on their website, there will
be soon because these homes will be available for sale.
Speaker 2 (31:58):
What's so completed and with the and these homes are
in South Memphis, yes, ma'am, and the Lincoln Park and
I'm thinking, so it's where where Lincoln Junior High. Yes,
my sister attended.
Speaker 4 (32:14):
Wow, so it's where the old Lincoln Junior High was
and then also Southside High School, which you know those
were torn down many years ago. And that's just a
piece of property that's been sitting vacant for a number
of years. And the Works was able to acquire the
property and plan the development, and Patriot was able to
walk alongside the Works to help with the construction financing
(32:35):
to make this opportunity available in South Memphis.
Speaker 2 (32:38):
Oh, that's fabulous.
Speaker 4 (32:39):
There.
Speaker 2 (32:40):
Tell me about some of the other partnerships. Well, now,
one you do and and my folks I have on
every month and I love them.
Speaker 4 (32:46):
Yes, United Housing, Yes, indeed, we're great partners with United Housing.
You know, obviously their home buyer education is a very
important part of what they do, and uh, you know,
we have clients that need home buyer education as well.
So we'll refer clients to United Housing for home buyer education,
and they'll have folks coming through their class that need
(33:07):
a mortgage loan, and so they'll refer clients back to
Patriot and to other banks. So it's a great relationship
to be partnering with them on So we've done business
with them for quite some time.
Speaker 2 (33:19):
Name some of the other partners that you all do
and tell us what you're doing.
Speaker 4 (33:22):
With sure, so al Sea Ball not too far from here.
Speaker 2 (33:26):
The folks on the show from Alseiae Ball.
Speaker 4 (33:28):
Yeah, if we work with Seth and the team, and
you know, they do a lot of programming in the neighborhood.
They are doing a lot of home repair for folks
that might be renting. They're actually acquiring some homes, renovating them,
putting renters in there at affordable rents, and then trying
to if someone you know, wants to change from renting
(33:49):
to purchasing. That is their ultimate goal. They want to preserve,
you know, and grow homership back in Alseiae Ball. So
we partner with them on their programming on some lending
situations and they're able to identify folks that can qualify
for our Patriot Bank mortgage and downpayment assistance. So it's
just a great working relationship. And then one of our
(34:11):
other partners is the Binghampton Community Land Trust, which the
Binghampton Community Land Trust was the first one in the
Memphis area and it is they are actually in the
process of building out. I believe it's three or four homes.
They acquired some land with a grant that they received
(34:31):
from a national organization and they are going to construct
homes that will be the land will be owned by
the land trust. The homeowner will own the home, and
there will be some subsidies set into the home that
allows it to transfer, you know, to keep it affordable
so someone can't own it and then sell it for
(34:56):
you know, double the money. It keeps it affordable in
the neighborhood for the next generation.
Speaker 2 (34:59):
That through one thing. I already like guys about Patriot
you all are in the community, Yes, I mean when
you know name that name those communities and a lot
of those areas you know it's poverty. But I'm so
glad that they know that you all are in those communities. Yes,
and you're reaching out to people and you're helping people. Wow. Wow.
(35:23):
I wanted to get Keith in because you know, you're
working with minorities and working with relators and I've had
these folks on Nay, what do you do with them?
Speaker 6 (35:35):
So they RAB is one of our partners that we
work with as well, a wonderful organization and obviously. You
know that's where like the Patrio Bank Mortgage works really
well because obviously the realtors that are part of nay Rab,
they're all realators as well. You know, they're out there,
they're the ones that are out here making things happen
in our community. They're helping people sell their home buy
(35:56):
their homes. And you know what we love about that
organization is that they have a heart for the community
just like we do. And we see that constantly with them.
We work with them just about weekly to try to
help people buy homes, and so that's a wonderful organization.
They're doing a lot of good work here and that's
the thing that Patriot's looking for. As partners, we can
(36:18):
walk alongside of that. We know we've got a shared
mission to help our community and make it better. And
that's definitely just like the organization's Michelle just mentioned. Those
are all wonderful organizations. Ny ReBs another one that we're
very proud to be associated with and feel like they're
doing wonderful work that compliments what we're trying to do
as well.
Speaker 2 (36:37):
I love that. I love that, and I know you
when we talked about people becoming homeowners and getting loans again, people,
somebody can come to Patriot to get a car loan.
Speaker 6 (36:48):
We offer car loans and I mean pretty much anything
that you would get at one of the big national
banks we also offer as well. And so we offer
all again basic checking accounts, savings accounts, if you need
to open a seat, if you need a home equity loan.
Obviously we've talked about mortgages, some small business loans, home
improvement loans, car loans if you're if you're trying to
(37:08):
buy a boat, and we'll talk to you about giving
you a boat loan. So, yes, ma'am, we have all
those programs and and would just obviously love to sit
down and talk with anybody that's listened to your program today.
And you know, the best thing for us is we
feel like we're boots on the ground bank, we're organization.
We're out in the community. And when I say we're out,
(37:28):
I mean we're literally sometimes subdivision to subdivision that we've
we've actually had everything from just housing fairs that we've
done as well as just credit improvement. We've gone into
a lot of the local churches to just have talk
about our home improvement, down payment assistance, program. So we
believe the best way to reach people is oftentimes one
(37:50):
on one, having those conversations, talking to them about what's
their specific needs and seeing if we have programs that
will help meet those needs.
Speaker 2 (37:57):
I love it. I love it. You all have given
us a wealth of information today. I've learned some things
about Patriot, but I didn't know. As I said earlier,
I thought, you know, credit Union, but I was wrong.
Let's turn over last words we'll get from each of
you all, and I will start with you, Jessica Hart.
(38:18):
Last words you'd like to say to our listeners this day?
Speaker 5 (38:21):
Yeah, last words I would first of all is like
thank the listeners for listening again. I would just invite
them to reach out. What we've learned throughout this process
is that a lot of people in our communities don't know,
and so you don't know until you ask someone. And
so regardless, if you have a negative idea about banks,
we want to you know, we want to kick that out.
We want to walk alongside you answer the questions. No
(38:42):
question is a dumb question, and so we're here to
serve the community and just invite you to contact us.
Speaker 2 (38:47):
Sounds good, and Michelle Couch.
Speaker 4 (38:50):
Sure, one thing I wanted to mention that we didn't
talk about, just real quickly. On our website, we have
a fantastic online financial education platform where if I mentioned
the website earlier today www dot Patriot Bank excuse me,
Patriot dash bank dot com. If you will go on
our website, you'll be able to find an online financial
(39:12):
uh literacy, financial you know, assistance tool and it walks
you through a series of i'll sort of things for
different ages, games for children and young adults, you know,
counts budgeting sessions, and you can use it on your telephone.
You can go on your phone, you can go on
the web on the internet and access it for free.
And it's a very nice resource and a tool that
(39:35):
may help your listeners.
Speaker 2 (39:36):
Is there, Michelle gave the website what about a telephone number?
Speaker 4 (39:40):
Telephone number is nine oh one for seven five three
two five two see one more time nine oh one
four seven five three two five two.
Speaker 2 (39:54):
And people can call that number and get more information.
Speaker 4 (39:57):
Absolutely, your call will be routed uh to the proper person.
And I like to as Jessica said, you know, we're
all very friendly and approachable and no question is a
dumb question. And I think that you'll feel very comfortable
working with our employees at Patriot Bank.
Speaker 2 (40:12):
I love it and last would not leave. We turn
up to Keith Barjer and Keith, once again, I want
you to tell our listeners that we know Patriots not everywhere,
but the locations that people can find your bank.
Speaker 6 (40:26):
Yes, ma'am, and I appreciate that again, so and thank
you for your listeners for taking time today to be
part of what we're sharing. So a couple of different
things that I point out. We do have locations throughout
the area. I'll start with our location that's in the
Rawling Springs area of Memphis. We also have locations in Arlington, Carryville, Millington,
the Rosemark area, which if you're familiar with Shelby County,
(40:46):
that's kind of North Shelby County, kind of between Arlington
and Millington. We have locations in South Tipton, which would
be around the Mumford Atoka area, as well as in
the Covington area. We have two locations there. And the
great thing is these locations all have mortgage personnel. We
have customer service reps. They can help meet all of
the banking needs that we've been discussing today. So we're
(41:07):
ready to have those conversations. One of the things that
we like to think of a Patriot Bank is that
we're your trusted local partner. And one thing that we've
talked about today is being a community bank. And part
of being a community bank means we're local and so
we want to be there. We want to walk alongside you,
try to help you with your needs based off of
what those needs are. And again, thank you for having
us today.
Speaker 2 (41:26):
You are so welcome and thank you for coming. And
I love the information. I learned something new. Thank you,
thank you, thank you, thank you, thank you, thank you.
And I like some of the loan at one percent.
I like that. Thank you all for being here. Patriot Bank.
We appreciate you.
Speaker 7 (41:45):
Thank you.
Speaker 2 (41:49):
I want to thank you callers. I want to thank
you listeners for joining us this day on the BEV
Johnson Show. We do, we really do appreciate you. So
until tomorrow, please be saved, keep a cool head, y'all,
and don't let anyone steal your joy. Until tomorrow, I'm
(42:10):
Bev Johnson, and y'all keep the faith.
Speaker 1 (42:16):
The abuse and opinions discussed on The Bev Johnson Show
are that of the
Speaker 6 (42:20):
Hosts and callers, and not those of the staff and
sponsors of wt I A
