Well. Today we have a kindof a fun topic our our friend
Sean Prieble from the AM. I'llgive him a shout out over here in
the FM came up with a greatarticle from bank Rate and it's talking about
home improvements people can make that yieldthe highest return on their investment. And
I guess it should be shocking becausewe talk to you every week, but

four out of the top five Homermodel projects that yield the rois I mentioned
our exterior enhancements, believe it ornot, So I want to dive actually,
before we dive into what those highyielding projects are, I did want
to point out a few of theones that people seem to like to do,
but they do not provide a returnon their investment. When they go

to sell their home our, lavishlighting fixtures seems to be a staple in
some people's homes, converting bedrooms intoa closet, making highly personal customizations,
bright in bold pink colors, whichI want to touch on that with you
in a second here, or anextremely high end kitchen. So those are

five of the items people do intheir homes that do not bring them a
return on their investment when they selltheir home. Now, when we talk
in terms of exterior remodeling and thingslike that, you mentioned sometimes how bright
and bold that's in right now?Right, Yeah, I would definitely say,
you know, dark, bold colorsare definitely in when it comes to

the exterior side of things for us. Okay, so yeah, I think
we'll have That's a weight remains tobe seen whether that's going to produce,
you know, high volumes of youknow, curb appeal and sale. Yeah.
No, I mean, I justI like to throw those out there
because some people are like, ohmy god, I have to have that
amazing light fixture, or even youknow, I have to have that awesome

high end kitchen. Well, whenyou go to resell your home, you
may not you know, make thatmoney back, recoup it. Now if
you're going to stay in your homeforever. I mean, that's your choice,
right, you want to fully customizeit, go that route. But
I want to flip now into thehighlights of this article when it comes to
the exterior projects people take on whenthey want to remodel portions of their home.

So a steel front door one hundredpoint nine percent return on investments when
you go to resell your home.Now, that's great to talk about with
you and what you guys do,Josh, because you guys do doors and
a few of those options include steel, right, Oh, absolutely, we
have all different kinds of options whenit comes to you know, your entry
doors, and steel is a highlypopular one. Yeah. And now obviously

steel is highly popular, but youguys have so many different options people can
choose from as well. Yeah,I think the most popular is probably fiberglass.
I see why steel comes into playhere because you know, of the
steel has an excellent, you know, price point. So when it comes
to that ROI you're not spending aton of money on that entry door to

get to to literally change that entrywayinto a completely different look and and you
know, enhanced curb appeal. Andthat's what I think we're kind of looking
for here. Yeah, and newsiding right very highly in this article as
well about those times exterior projects peoplecan do and then get their money back
when they go to sell their home. And really, uh, fiber cment
signing was a great option as wellas vinyl siding options that you can do

at Legacy Exteriors. Yeah, wedo. We do both of these and
more obviously. So I think whenit comes to, you know, renovating
that siding, you know, vinylis always going to be the most popular
option, I would say, becausefrom that price point, vinyl is going
to be considerably in you know,less expensive than say a fiber cement or

an LP smart side. But it'sit's going to depend on you know,
like me and Sean talked about thismorning, it depends on a lot of
different things on an ROI standpoint,So you know, the size of home,
type of home, neighborhood. It'sin a lot of things like that
are going to come into play andmaybe be a determining factor on what is

the best product for that ROI onyour home talk with Josh Gotwitz, owner

great article out there from bank Ratesright now, touching on different remodel projects
people do in their home ants,whether they kind of recruit that investment when

got burns when I bought my house. I thought I had to good and
that wasn't the case. So doyou see that. Do you get a
lot of calls from people out therewho are maybe prospective home buyers and they
want to know about the roof.Yeah, whether it's perspective home buyer,
seller or the realers themselves, they'recalling us to do a you know,

an inspection because you know, whetherit's the seller or the buyer, the
roof is seems to be a bigfactor on that house and meaning making sure
that it's a functioning, got life, you know, all those good things
because when it comes to homes andhome buying and home purchases, for most

of us, our home is ourbiggest investment. Yeah, and you know
what's protecting that investment, you're rough, So they want to make sure that
that roof is sound, is goingto last, not need a replacement.
All those things. Yeah, andagain we've talked about roofs today, we've
talked about side and we've talked aboutdoors. All of those things, according
to this article, can recoup youyour investment that you put into tech on

those Homer Model projects such as youmay choose to do with legacy exteriors.
But I want to remind everybody aswell, Josh, you guys do more
than that stuff. You do windowsas well, you do gutters, you
do three season, four season,all season, life room, sunrooms,
pergolas as well. If it's onthe exterior of your home, legacy exteriors
can take care of it for people. And again, four out of the

investment are exterior enhancement. So justkeep that in mind when people are out
there exploring projects, because maybe theywere on the road quite a bit here
as we kind of wrapped up theholiday season here as we count down to

they were on the road, they'relike, oh, I want that,

or I want that. How coolwould that look at my home. Absolutely.
Yeah, I mean, you know, pinterest driving around new neighborhoods going
up with new ideas and new products. However, it is that you see
something that might look good on yourhome or want to talk about it,
more than likely we do it.Yeah, so's it's probably worth sitting down

and going over that project that youmight want to have done well. Yeah,
and I mean I would think rightnow would be a good time to
kind of sit down and discuss thosefuture projects, because maybe you don't have
all of that's money upfront right now, budgets money was tied was allocated to
gifts during the holiday season, butat least explore those projects you may want

to do now, maybe start savingup or maybe looking at financing, which
you guys have a lot of optionsas well. Josh, Yeah, I
think you know the best time,you know, if you're thinking of a
project for next year, then definitelystart talking about it right now. And
there's a few reasons for that.One. Hopefully we can avoid some price
increases that will come up next yearin the spring that will are naturally inevitable,

but a lot of different factors comeinto play. You can get on
the you know, the skeed earlierand that sort of stuff. But yeah,
we offer a year and a halfno interest, so free money.
