update rates have been pretty flat over the past week
two weeks. Everything's kind of hinged on wait and see
what's gonna be preer post tariff. You know, I'm telling people,
you know, we're you'll under seven percent of the thirty

of your fix. We're kind of floating upper upper sixes.
Just kind of depends on different criterias and lot amounts.
And that doesn't mean you can't get something in the
low fives, doesn't mean you'm not going to something closer
to eight, depending on the property crew scores, investment property,
primary residence, all those little things go into it. But
race have been settling pretty flat, the national average in
that high sixes. Again, it's it's it's a lot of

waiting on this job reports that are coming up to
see if it's softening, which we feel like it may be,
but it could be picking up with tariffs and stuff
not coming over from imports. So there's a lot of
there's a lot of a lot of balls in the
air that are holding this market hostage right now with
stocks and bonds. So so we're gonna keep monitoring it.
And I know y'all get tired of hearing me say
the same thing. But it's it's it's always, it's always

of in that you're little in your world since since
since you were here the last time.

Well, I believe I got my my full license. I
was on a temporary license in first of November, okay,
and I ended up you know, completing everything and I'm
now officially have my full license. Had a contract last
year right before the new year started, and I actually
have two under contract right now.

Speaker 1 (23:30):
That's awesome.

Speaker 2 (23:32):
Some really good buyers. But even like stuff that I'm seeing,
like that Hoover Homewood area is selling r it's awesome.
It's awesome, But honestly, a market that doesn't really get
talked about a lot is the Hayden area. I had
a house out there. I would like to say place
it on the market, you know, couple couple of days
we were had ten.

Speaker 1 (23:53):
It's a great My wife's actually from there and so
we used to go up there some and she actually
when I when I met her, had her first house,
her house was up there. Like it's it is a
beauty full area and great, great place to be. Well,
