because I mean it's a lot of times when you

to a couple of different folks on our team, and
you know, it's I think it's good to you know,

have you know, know what's going on in our lives.
Like Brad, me and you were, we're constantly on the
sports fields.

Well that's about to say, a very good chance, you know,
call me, hey you. I mean I'll talk to you,
but I may you may hear some whistles and some
screaming and yelling at kids in the background. But yeah,
I mean it's you know, it's life. Man. We've all
got it going on. We're all in this together.

I mean, we've got We've got basketball tournament this uh
this weekend, had flag football yesterday. I mean, there's it's
just always something going on, and I love it. I
absolutely love it. You're coaching, you're coaching the fourth grade
football team.

Yep, yep. We had our first playoff game this past week.
We we won that game. So we have a semi
final game coming up and hopefully we maybe we can
get through that this last year we got kicked out,
we got beat in the semi. So this year we're
trying to get over that hump.

Okay, so who we playing this week.

Speaker 3 (02:11):
Will be at Trustful.

Okay, so then who are the other two teams that
are playing?

And so then we'll put whoever wins our game.

We're the only we're only six eighteen left, so hanging

there like a difference in Like, I guess it's school count, right.

do it because I mean, because it's the whole communities
and so it is you know, you do have a
number of difference obviously when you start talking about the
different communities of you know, when you start talking about
your Hoover's, Vestavia's Trustfuls, some of those are just they're
just you know, they're just bigger and more kids. But uh,
we've got a great group of kids. I mean, we're

we're very lucky they're there. It's a it is a
is a great group and just so much fun to
be around. And they're all pretty locked in and all
have their little funny person. But they come to work
every day and they they we have a great time,
but they're not goofing off and stuff. And that's when
you get when you get twenty fourth graders on one
team and you're trying, you know, because I tell you

about most other sportfo and flag, basketball, whatever else, baseball
at this age your biggest rosters like eight people. Yeah,
eight and maybe baseball you maybe you get to eleven
because there's ten on the field and you got one
sub right you started putting you know, forty, I mean
twenty together and and start and start and give them
helmets and shoulder pads. But no, it's uh, it's the highlight.

That's good though. Fun they're being so good for you.

Yeah, that makes it easy.

So it's a tough part of coaching. But yeah, that
and the other parents, you know, and and then and
then we got to be coaches in the real estate world,
and uh so it's it's you know, if we can
deal with a bunch of third, first, third, fourth graders,
we can take great care of you.

I had I had so much fun the other day
at your office meeting with the first time home buyer
and a couple they had just gotten married, you know,
but that talk about the coaching, like we just you know,
we just sat and say, hey, what what are your goal?
What is your goals? Like what do you what do
you wanting to accomplish? Like do y'all just are y'all
just doing this because you think it's the next step?
Is there a plan? Like? Well, you know, and we

just kind of talked through like different options they had,
like whether we're looking at a month or six months
or a year, but just just walking them through it
and kind of coaching, but also like hearing their feedback
and just kind of getting their understanding that that those
those those are so much fun sometime just being able
to just have that dialogue and get that face to
face and I look forward to it. So that's another thing.
I mean, if you if you want to meet face
to face over please ask because that we get a

houses this afternoon. Actually we've got three that we're gonna

dressed up like witches. They're own bicycles or different stuff,
and they're riding through and they're trying to throw candy

they got on the bicycle or something or no. No, no,
definitely no drinking and biking. But it's it's it's pretty funny.

it's a fun thing that they do, and the kids
have a great time lining up sidewalks and getting candy

an agent a friend of mine this past week, and

the two eighty area, And do you know how many people,

she said, came to our open house. It was priced
at three seventy five, which is a good price off
the highway to Edy area. Do you know how many
people they have at their open house?

I'm thinking it must have been really high for I
play in the game play you're asking me this, So
I'm gonna guess really high that they screw this up.
But seventy eight seventy eight, Wow, that's a lot of people, John,
I gotta guess how this one too?

That's amazing, right, that went to an open house. Now,
I will say I've had we had this like really
incredible property in Vestavia that was super unique. It was

we had I think one hundred and fifty people coming
through our open house.

I think, well, like a husband and wife she count
as one because they're one buyer essentially.

Let's just say they went pretty quick. But anyways, like
some so you never know. Sometimes you're gonna get like
a ton of traffic out of open house and there's
days I'm twiddling my thumbs and I'm like, is anybody
even gonna show up?

Y'all had one too, kind of north of Birmingham that
last year, I think Riley had That was maybe in
the high thirties or mid mid forties or somewhere in
that range. That was that was a really cool price
point on this.

You just never know. It's just it was out and trustful.

Yeah, I think that was one.

And we did have a bunch of people we had
like not offers on that yeahs and and so it's
always fun when we have that kind of you know,
action and reaction.

Is it considered in bad taste as a non realtor?

Right? Well, I mean I'm not even in the biz.

So you know, sometimes there's an open house, like in
my neighborhood, and I'm always curious if I were to
tour the house, and I know I have no intention
of buying the house. Is that in bad taste that
I toured? I'm not talking about I eat all the cookies,
but you know, just I want to kind of look around.

No, we call them nosy neighbors. Yeah, and no, I
think it's fine because I think you know, when you're
doing that, you're probably interested in what's going on in
the neighborhood. What's the value of homes, how does that
compare to you know, what your home looks like, and
what is truly the value of your home? Because I
mean at some point, like I mean, we've got we

send out emails to a lot of folks in our
database every other week and talking about home values, and
a lot of people love to track what their value
is on their house. It's just kind of like, you know,
if you ever go to Zillo and you get a estament,
you kind of what it's a just an estimate. And
so I think it's totally fine. And I've met some
great folks coming to our open houses and the future.

Speaker 3 (20:42):
Buyers people and they know and you know people, I
mean like it's just another set of eyeballs to go, oh,
that house is pretty cool, and you talk to somebody
the next day or two days later. Great house, a
great house over my neighborhood. If I know you all
said were looking before. I mean, it's and again it
gives you some ideas. You may say, ooh, you know that,
I like that, ooh that that house is worth more
than I thought mine was. Okay, they did paint and
did this thing. If I ever want to do that,

you know, it's yeah. I mean, I think that's just
being a good good in the community, just to get
out and go do it.

Speaker 1 (21:08):
In those conversations, I'll just say, hey, you know, this
is a great opportunity for you to pick your neighbor. Yeah,
you know, you know, if you've got any friends or family,
because I mean a lot of times, you know, people
want their friends to move nearby, or they want their
family to move nearby, and especially if they've got like
younger kids, you know, or or whatnot.

Speaker 2 (21:25):
I mean, we have a lot of friends for your kids.

Speaker 1 (21:28):
Yes, we have a lot of phone calls if people
like like grandparents want to move close by. So I
think it's a great opportunity to say, like, pick your neighbor.
But it's okay to be a nosy neighbor too, and
especially if they got some really good chocolate chip cookies.
It's okay to take time.

I'm going to say.

Yeah, and when you're when you're perusing, if you want
to say, hey, you're using a lender yet you know?

Or or hey, did you just have you sign a
buyer's agent your law? Because I can mow your law
for a hundred bucks a week.

You can give up some referrals too.

Yeah, you just never know, Like at an open house
it's gone to work, you just never know who's good
one to walk in, and so it could be a neighbor,
it could be somebody that's a super interested party, or
it could I mean, you just never know. It could
be I've even had former owners of homes come to
the house. They wanted to see what the person has
done to it.

Can I go completely off a little bit and tie
this together a little bit to that point of like
just never knowing who you're gonna talk to and who
you're gonna bump into. Okay, I like running too Alie's
Bargain Ben because it's close by the house and they've
got all kinds of I'm a Ali's fan, right, I've
got by the way, it's really I mean it anyways,
I'm not saying it's it's good though. You can get
a lot of good stuff.

But to your grocery shopping there.

But there's a lady. There's a lady that works with
the cashier, older lady, super sweet. I talked to her
all the time. When I go in there. She knows
me that Michelle had my wife, had gone there. One day.

She was like, she can tell you Brad or does
she call you baby?

She calls me honey, okay, And Michelle went in there
says this is my My husband comes through all the
time and it's like is he the tall one? You know?
And get to talking to their day. She used to
be in banking, tells me what she's worked in thinking before.
She worked from my dad directly back in two thousand
and five. From two thousand to two thousand and five
here in Birmingham worked from my dad in the downtown

But work for my dad, Wow from Dadston And I
was like, yes, ma'am. She's like, is he still doing good?
Is he still working? I said yes, ma'am and just
blew my mind is so wild that that's how it
