I'm the CEO and Executive director of House of Grace International.

basically what we are is we're a nonprofit five oh

one c three that goes around feeding, clothing and educating
anybody in need. So we provide food clothes to anybody
that shows up to any of our distributions, no questions asked.
And then what we do is we find people who
we are able to educate in ways of either job
training for younger individuals to get into plumbing, electrical air
conditioning kind of careers like that. But we're also expanding

to provide education for immigrants moving to the country. We
want to provide English training, you know, training on how
to make money and save money, how to become an American.
It's basically our idea that we're trying to spread to
some other people.

Speaker 2 (02:00):
Now I'm going to go out on a lemon. Guess
that there's some philanthropic interest on your behalf. Obviously, I
know there are a lot of people that like to
make donations because it's tax deductible, but it's also the
proper thing to do, just like tiding is when you
go to a church, when you know you're giving up
yourself and of your time. Obviously, the Lord looks upon
people in a favorable manner for that. And I know

you're going out and doing a lot of different things
in the community. Can you share with the listening audience
as well as our network different ways that they could
contribute to your organization.

Speaker 3 (02:29):
Well, we're always open to accepting any food. So anybody
who happens to go out and decides to go to
Public's or Walmart and buys their weekly groceries, if they
all wanted to chuck in an extra five ten dollars,
buy some extra cans, extra loaf of bread, and bring
it by and drop it off with one of our people.
We have a few people out in the field who
have their homes open to us where they allow us
to store small amounts of food such as that, or

if you want to donate directly through our website. Financially,
we're in desperate need. We're looking currently to finance a
new truck for ourselves at Use Truck, but for us,
it'll be new to allow us to expand our operations.
As of right now, we're currently at one distribution per week,
but we're hoping to expand to six or seven per week,
depending on the amount of trucks we can get. Food

really doesn't become a problem for us. We have a
lot of big partnerships with the pomp Beach County Food
Bank and some other organizations like that, who are able
to give us thirty to forty pounds of food per
day to hand out to people. Our only problem is
storing it somewhere and in transporting it. So any listeners

Geographically, can you touch on the areas that you cover.

So currently our main areas are we're up in Mangonia
Park near forty fifth Street, and we're also mostly servicing
Lakeworth Beach and Lantana area. Those areas have a larger
population for some people that we're really trying to help out.
And we've done a lot of good work in that
area so far, and we're hoping to expand We've done
a good amount of work in the Fort Lauderdale region
in Broward County as well, so we cross county borders.

You know, if anybody's listening out there in any different
locations and you think, hey, my community's really in need,
I know hundreds of people out here who could benefit
from free food and stuff like that, feel free to
email me and we'll get something set up.

Yeah, hats off and kudos to you and your team
for doing the next right thing. I mean, the right
thing is a lot of times the hard thing to do.
And obviously the hard truth is there are a lot
of people out there right now who are in a
position where they could use your services. Obviously, there's a
lot of people that are proud people and they don't
like to be looked down upon or they feel slighted

if they're in a position where they're needing someone's help,
which I encourage people to you know, false pride is
just something that people don't need but unfortunately it's in
a little bit of it's in all of us. My
dad used to say, you know, in the worst of us,
there's a little bit of good, and the best of
us there's a little bit of bad, so you know,
and human beings will be human beings. But I just
think it's amazing what you and your team are doing

to have an initiative and a goal like you have
for the twenty twenty five calendar year. For us, it's
exciting to be able to partner with you to help
get the message out to people, knowing that you know
there's ways to reach people, you know, and I know
you and I have talked about it and kicked some
ideas around in the past about collaborating into a particular
event where we could set up a drive point for

that particular event and get people to come out on
that particular day to do things. And I'd kind of
like to find a way to do that on the
twenty eighth of next month from three to seven, to
find out if there's a way for people that are
going to be at the expo in the event here
at iHeartRadio can drop stuff off prior to or during
the event. However, but we'll kick that idea around off

air and figure out a way to come up with that.
And I know we've got a couple of minutes left.
There's probably some stuff you want to share with the
listening audience about what you've got going on schedule wise,

So what we're looking for is we've just recently got
a few contracts with a few large organizations, and we're
looking for any churches or any locations that want to
open up their parking lots and let us use them
for food distribution. So our method, as I hope all
of you will one day see and be able to
be a part of, is that we do a drive
through distribution methods. So anybody who has large parking lots,
we'd love to have you open up to us and

let us just kind of show up there. We partner
with the pom Beach County Sheriff's Office, so they come
with us to our events. They help out, they distribute,
they volunteer. We also partner with a lot of healthcare
professionals that come out and give out some business cards
and help some of these people get registered to get
the proper healthcare and proper treatments they need. At our events,
there's always a slew of different characters, from healthcare professionals

to teachers, to doctors, to all these different people that
come out.

And you never know.

When you show up as a volunteer, you might find
yourself a job, and if you show up in need,
you might find yourself just the supplies and resources you're

who specializes in Medicare coverage. Now that the annual enrollment

season is over. What are you up to, Melissa?

Speaker 5 (08:39):
After the annual enrollment period ends, we enter a period
called the Open Enrollment Period. This is a special election
period that gives Medicare Advantage beneficiaries the ability to make
one plan change between January first and March thirty first.
This election period only applies to Medicare Advantage beneficiaries. Part

(09:00):
D recipients cannot make any plan changes during this time.
During the OEP, I like to check up on my
clients and make sure they're happy with their coverage. We
can make changes and put them in a plan they
may prefer if they are unhappy. I also continue to
host my monthly Medicare seminar, and I have regular hours
at CBS Pharmacy and Jupiter and Royal Palm Beach during

this time of year. I mostly work with clients who
are new to Medicare due to age, retirement, or disability,
but I'm still available to help those who are over
sixty five or already enrolled in Medicare select coverage for
twenty twenty five. In fact, just last week, I helped
two clients change their current coverage to a give back plan.
Helping them get more money back on their Social Security
check each month.

Speaker 2 (09:42):
That sounds too good to be true. You can explain
what a give back plan is.

Speaker 5 (09:46):
Some Medicare advantage carriers offer value added benefits to their plans.
Some of the more popular benefits include OTC or over
the counter allowances, gym memberships, and give backs. Give Backs
are also known as Part B reduction plans. They essentially
give you money back each month on your Social Security check,
hence the name. These plans reduce the cost of your

(10:07):
Part B premium by a set amount, which varies from
plan to plan. The give back amounts ranged from a
few dollars to upwards of one hundred and seventy four.
So instead of having to pay one hundred and eighty
five dollars a month, someone on a give back plan
may only have to pay eleven dollars a month for
their Part B premium. This is because their plan reduces
that premium by one hundred and seventy four dollars. This

(10:28):
is a very popular benefit and a great option for
seniors who are living on a budget.

Speaker 2 (10:33):
You mentioned some other benefits. Can you elaborate on those?

Speaker 5 (10:36):
Of course, so we just went over the give back benefit,
which reduces the cost of your part B premium. Next,
there is the OTC benefit. This is a set amount
you receive either monthly or quarterly that can be used
to purchase over the counter pharmacy items. You may receive
twenty five dollars or more monthly or quarterly to spend
towards things like vitamins, hygiene products, and other pharmacy items.

(10:57):
Most plans that offer this benefit have a mail order
catalog that you must use, but some plans have a
prepaid debit card they give you to use in person
at a CBS or other participating pharmacy. There's also Silver
Sneakers or renew Active. This is a free gym membership
benefit that can be used at participating gyms throughout your area.
Gyms like La Fitness, Planet, Fitness and you Fit tend

(11:18):
to be in the Silver Sneakers or Review renew Active networks. Generally,
you just show your member idcard to the gym and
they set you up with a free membership. Sometimes these
benefits come with time restrictions or class restrictions, so if
you're making a decision based on these benefits, make sure
to ask your agent if there are any limitation. Most
plans also offer a meal benefit. If you're hospitalized, you

(11:41):
can call your insurance carrier and request free meals be
sent to you. This benefit generally includes two meals a
day for a week or sometimes longer. These meals are
generally pre prepared and just have to be heated up,
making it a lot easier to focus on getting better
post hospitalization. A lot of plans also include a chiropractor
or acupuncture benid, which is a newer offering. Some carriers

(12:02):
allow you to self refer to these services, but other
carriers may require your doctor's prior authorization. Your agent should
be able to explain the restrictions on this benefit when
they go over a plan with you. Some carriers also
have rewards and incentives programs for completing preventative and preventative
healthcare tasks, like getting your annual wellness visitor your flu shot.
You can gift cards and other prizes for reporting these

(12:24):
events through a web account that you have to set up.
This information can be found in your summary of benefits,
but your agents should also be able to explain how
these rewards work. There are other benefits available that very
planned a plan. Most HMO plans offer a few, if
not all, of these benefits I mentioned. PPO plans tend
to have less of these benefits included, although there are
a few PPO plans available with benefits like these. One

(12:47):
benefit you may find on some PPO plans is out
of state coverage. HMO plans do not offer that benefit.

Speaker 2 (12:54):
Okay, wow, before we get confused, what is an HMO
or PPO? Can you elaborate on that.

Speaker 5 (13:00):
HMO stands for Health Maintenance Organization. It's a type of
health insurance plan that limits coverage to doctors and hospitals
within its network. HMO plans generally have lower out of
pocket costs. You're required to get referrals from your primary
doctor to see a specialty doctor on an HMO plan.
An HMO plan will never cover out of network costs
except in emergency situations. Being on an HMO plan can

be risky due to the strict nature of their network.
PPO stands for perverb provider organization. They offer coverage through
a network of selected healthcare providers like hospitals and doctors.
Similar to an h However, and this is a big however,
they also have added network benefits. It usually costs more
to see an AD a network provider on a PPO plan,

(13:46):
but at least you have some coverage. A good example
would be office visits a specialty doctor. Office visit may
cost you twenty to forty dollars in network, but could
be fifty to eighty dollars if that doctor's out of
your plans network. You must ask network and at a
network doctor if they accept billing from your carrier, to
determine whether or not you can use your auded network benefits. Generally,

(14:07):
you learn about these benefits and costs by going over
a summary of benefits with an agent like me. I
do have one PPO plan that I sell that offers
the same costs for provider or service, whether it's in
or added network. It's one of my most popular plans.

Speaker 2 (14:22):
Does all Medicare coverage work that way with networks?

Speaker 5 (14:26):
No Medicare advantage has networks associated with its coverage because
they are HMO and PPO style private health plans. Original
Medicare and Medicare Supplements offer the nationwide Medicare network. With
Original Medicare or Medicare Supplement, you can see any provider
in the USA that accepts Medicare. You are not restricted
to your carrier's network. You only need to ask the

(14:47):
doctor if they accept Medicare. Some offices get confused and
may tell you they don't accept your supplement. They are wrong.
The way supplemental coverage works is different. Medicare acts as
your primary, giving you access to the nation wide Medicare network.
Medicare then sends the portion of the bill that it
doesn't cover to your supplement and tells your supplement to
pay the rest. This is, of course, after you meet

(15:09):
your part be deductible. A Medicare supplement gives you nationwide coverage.

Speaker 2 (15:13):
So if I'm the kind of guy who wants to
go to the best hospital in the United States, even
if it means traveling out of state, I can do
that with a Medicare supplement and be covered.

Speaker 5 (15:22):
YEP. As of twenty twenty two, ninety eight percent of
medical providers in this country except Medicare, all ninety eight
percent of them will also accept your supplement. If you're
going to the best of the best, you should know
that specialty clinics such as Mayo or Cleveland Clinic are
generally allowed to charge an excess fifteen percent over the
approved Medicare costs. A plan g Medicare supplement will cover

(15:44):
this excess fifteen percent, leaving you with no bills after
meeting your deductible. This makes the Plan G my favorite
of the supplements available, but I have a lot of
clients who go with a Plan END for better affordability.
The monthly premium for a Plan G in Florida can
be between two hundred and three hundred dollars a month
for someone new to Medicare, but a Plan N is
typically fifty to one hundred dollars less. Plan N does

(16:06):
not pick up the access fifteen percent that specialty clinics charge,
but it does pick up the party deductible in copays
as well as the Part B co insurance. Another way
that Plan G and Plan N differ is that Plan
N has a twenty dollars copay to see a doctor.
Plan G and Plan N are the two most popular
Medicare supplements that I.

Speaker 2 (16:24):
Sell now, Also, is there anything else you sell that
you'd like to talk about?

Speaker 5 (16:29):
Another great product I offer are hospital indemni plans. These
are plans that pay you a set amount of money
should you be hospitalized. I sell a few different version
of these plans, but many of them come with optional riders.
Or add ons that cover other services such as MRI,
outpatient surgery, office visits, and more. You can sign up
for an indemni plan any time of the year. I

(16:51):
strongly recommend my Medicare Advantage clients carry this extra insurance.
Medicare Advantage plans have a lot of at of pocket costs.
I like to design an indemnity plan to complement your
Medicare Advantage coverage. I do this by researching all your
out of pocket costs and then designing the benefits to
reimburse you the exact costs or even more for them.
For instance, a plan may have a three hundred dollars

(17:13):
copay for every day that you're hospitalized up to the
first five days. I would design an indemnity pan to
pay three hundred dollars or more a day for the
five days you're hospitalized. This would essentially reimburse you for
the out of pocket expenses associated with your plan.

Megan, how did you get into doing what you do?

Speaker 6 (20:28):
I started working for a special district. Under so special
districts our government entities. They typically go under the governor
of that state, so they don't fall under the city
or the county. I worked for them. We didn't have
enough funding for our capital improvement plan also called a
CAP or a SIP plan, and we had to find

(20:50):
the funding, and so I started really lobbying and getting
appropriations from from the governor Governor Destantas and from there
it still wasn't enough to cover the capital improvement project
we were looking to fund, so naturally we went trying
to pursue grants and I ended up being very successful,

(21:13):
so successful getting grants that other municipalities asked for my
health and so I helped other municipalities and government entities
in the area to write their grants and to help
with with getting appropriations for them, and then from there
I started Gasco and everything just fell in line. We

(21:35):
started doing other municipalities, and we started doing other states,
for Florida, California, Texas, and Pennsylvania. And then we got
in writing for profit grants, so Small Business Innovative Research
also called SBIR grants, and then moved into the nonprofit
sector and started writing grants for them. So we've been

(21:59):
doing it for about eight years now, but of course
I started long before that, and it's hard to find
somebody in the industry that has been doing it for
so long. So we also teach classes and do workshops
to help not just grant writers but nonprofits or other
entities write their own grants.

Speaker 2 (22:19):
That's very interesting. I know that there's a lot of
people in our network that are going to be excited
about the fact you're going to be coming out to
some of the upcoming events. We're hoping to have you
out on Friday the thirty first at Lakeworth Towers, and
then I'd love to have you at the Valentine's Day
home show and the Point and Maul on Friday, excuse me,
Saturday the eighth and Sunday, the ninth of February, and
then we have a big event that we're doing obviously

here at iHeartRadio on the twenty eighth of February from
three pm to seven pm. We're doing the nextpo here
and have some other dates. I think I've forwarded you
the calendar of events. And obviously we want to make

there anything that you can't do for individuals? Go ahead.

Now for individuals affected during disasters, we actually help those
individuals for free. I just met with the CFO of
the State of Florida their office recently, because there's so
many different funding opportunities out there for individuals, especially in Florida,

(23:39):
affected by disasters to help rebuild their home, not just
to rebuild, to harden their home. There's a lot of
funding out there, and a lot of the times one entity,
let's say the Governor's office or because the CFO works
for the governor, didn't realize that the Department of Emergency
Management also has additional funding out there. So we do

(24:00):
help those individuals for free. That's part of our just
initiative and helping the community. But there's also ways that
we can help for profit businesses and other entities harden
their infrastructure, especially during a disaster. There's no one that
we exclude, obviously, individuals. We don't give individuals grants. You

(24:21):
have to have a business, an LLC and nonprofit something,
but we do help them in the event of a
disaster for free. So there's nothing we typically exclude. We
just kind of vet all of our potential clients to
see if we can help them. Sometimes if they just
have a marketing firm. There's not many grants out there

(24:42):
available for things like that, but we don't turn away
anyone and we will help you get the funding that
you need, even if it's not through us.

Speaker 2 (24:53):
That's very important, very very important. What would you say
would be one of the biggest misconceptions that people may
have a preconceived notion about what you do, because a
lot of people are like that. They look at things
like you hear certain ads on the radio, anything from
being in debt to the irs to wanting to lower

(25:15):
your mortgage payment. Whatever. It may be, standard things, but
a lot of people they hear it, they're familiar with it,
but they don't know the INDs, the outs, they don't
know how it actually works. What would you say? What
would be one of the things you would have to
overcome when you're dealing with people.

Speaker 6 (25:31):
Unfortunately, there's a ton of scams out there.

Speaker 2 (25:34):
And I thought you were going to go there.

Speaker 6 (25:36):
Yes, yes, we get a lot of people who, hey,
we've been scammed. Somebody said that they can help us
get money through this or they can get us grant funding.
A lot of people like to say grant funding because
they like to say free money. There's no such thing
as free and people do need to understand that in
a grant, you do have to be compliant with whatever

(25:57):
the project or the initiative that you said you were
going to do, and that you follow through with that
you do pay back a grant if you do not
meet those qualifications. So anybody saying that hey, I can
get you free money and after I get it for you,
that's it. You don't have to do anything else that's
not true. And anyone promising that kind of a free

(26:19):
money and out there that is a scam. So you
need to make sure that you're using even if it's
not an actual grant firm with reviews online.

I appreciate the introduction. I am Advocacy Chair for Florida State.
We're in a medical association, so all the opportunities that
we have coming up, I'm going to be at most
of those events I have. Tallahassee is our biggest outreach
of the year. This is a way to bring public
awareness to legislation and to the opportunities that acupuncture has

(31:03):
for Florida residents. They are able to find an acupuncturist
and get help even before they are having a serious
malfunction in their body. They can get support and benefit
from it. So a lot of times people will will
realize there's something going on, but maybe their lab work
is still good. Maybe they aren't having a significant change

(31:26):
where it shows up that their primary care appointment, but
they are persisting in something's not quite right in my system.
I know my body, this is what's going on with it.
Something's not quite right. Who else could I go to?
And acupuncturists would be a great resource for those people
when they're kind of in between. They haven't gotten enough
going on to show a red flag for Western medicine

(31:47):
or our modern primary care. But they have something enough
owry that an acupuncturist would be able to hopefully avert
a crisis and help them help them with some daily
some daily activities, nutrition, and therapy to to do better
so that they hopefully don't end up having a worsening

(32:09):
of condition that will end up with them having a
lot more quality time in primary care and possibly long
term consequences. So it is a good adjunct to use
with your with your regular physicians. If you already are
seeing primary care, you should be. You should also have,
you know, any other modalities that you need to support

(32:31):
your health. Sometimes people are in between offices and they
have something come up and they feel like their only
choices are going to be the walking clinic, And sometimes
we do refer people to the walking clinic. If they
can't get into their primary care, we'll refer them to
the emergency room. But a lot of times there's a
lot of things that you can do for yourself every
day that are going to avert a crisis and improve things,

(32:54):
and acupuncturists can send you in the right direction when
you kind of feel like you haven't quite found direction,
but we always refer out to other healthcare providers. A
lot of people will call and they will say, well,
I don't want to do this or I don't want
to do that. That's fine, but there's a time and
place for both modern medicine and ancient medicine, and they

(33:17):
work fabulously well together as an integrative therapy to provide
you with a well rounded treatment plan that's based on
us an individual.

Speaker 2 (33:27):
That's very very important and very informative. It's got to
be rewarding to do the type of work that you do,
because I know that a lot of times, and we
only have a few minutes, but I know a lot
of times people it'll be there at their wits end.
They've tried everything else and then well I'm going to
try acupuncture, whereas they probably should have tried it first.
I know that I had bad knees, have had for

(33:49):
a number of years, and literally that was the only
thing that helped me on my right knee was to
actually go in and have an acupuncturist work on my
knee because't there was nothing I could because I don't
have a meniscus select in either knee and I've had
it in my ahl blown two different times. It was
really really tough, and obviously your organization is held in

(34:10):
high esteem. Memory shows me correct. I believe there's thirty
five thousand people statewide, is that right? That's correct?

Speaker 7 (34:18):
Yes, we have thirty five thousand people in Florida. There's
I'm sorry, three thousand, five hundred in Florida, thirty five
thousand nationwide and different places. How a, different acupuncture physicians
will practice different things. Some people like the bodywork between
am and massage and alignment kinds of things. Some people

(34:40):
like to use herbs, some people like to use nutrition.
We do use laboratory testing and imaging to see what's
going on with the patient as well, but it depends
on who you go to. They're what their particular niche is.
Mine's cardiopulmonary. So I love hearts and lungs and physical
medicine because what makes hearts and lungs work better is movement.

(35:03):
So I like to focus on things that are going
to be long term supporting your longevity and well being.
And I've seen it at work for people, so I
get encouraged. I will be speaking in London actually at
the International Traditional and Modern Medicine Conference in London in
March on the twelfth of March this year. Talking about

(35:23):
cardiac COPD. That's interesting and using Chinese medicine to help
along with your regular Western medicine treatment.

Speaker 2 (35:32):
Well, I'm excited about having you and your team out
at all the upcoming events. There's that signal from headquarters.

radio programs, Our board president John Kroll from Crow Reality.
Our motto as we roll with Kroll, John, I want
to get into it. We got about seven or eight minutes.

(37:23):
Let's talk about the seven dues and don'ts of buying
a home to help people avoid those common home buying
pitfalls with advice from an expert like yourself. You're as
well versed in this as anybody I know. Crow Reality's
been around seventy years. Boutique style, closely held family business
started by John's parents, Carl and Irenekroll, located at half

(37:46):
a block south of Westminster Academy, Cowbridge Prest Material Church
in the heart of Lauderdale by the Sea, right up
the street from the corner of Commercial and Federal, very
very affluent area Fort Lauderdale. In John's family also has
a location next to the old Key Limehouse in Lantana.
So they've been doing business here in South Florida for
a number of years. And John can tell you what

(38:07):
to do and what not to do, and he can
help you invest in real estate, which is one of
the only things that you can invest in. If you
do it properly, you won't have to worry about losing
your principle. Go ahead, John, Hey, Rob, it's been a while,
it has Yeah. One do is don't drive on ninety
five around four o'clock in the afternoon, right that's that's

(38:27):
a major major catastrophe. I did that yesterday afternoon, and
I said to myself, though, at least it's not seven
in the morning on the way to the radio station
on Saturday morning. But I agree with you. The traffic
has gotten worse, but in a positive note. You know,
we've got a new administration. It's January twenty twenty five
and the whole new agenda, and I know you're excited
about that. I am as well, and hoping to see

(38:49):
people prosper this year. I want to see people prosper. Yeah,
like common sense exactly.

Speaker 9 (38:56):
Yeah, there's things that people need to be aware of
before they start their home hunting. The first thing is
is that you know, people are excited, they have a
you know, they're stuff together with their job, they've got
some money saved up, and now they're looking to buy
a house. But the most important thing is to and

(39:18):
I tell people really before I even work with them,
is to get connected with a mortgage broker that they
feel comfortable with and get pre qualified to know exactly
what you can qualify for. A lot of people will
jump the gun, you know, tell the realtor. A lot
of realtors are new, they're an experience. That's another thing.

(39:41):
To make sure you get with an experienced realtor that
has been through some transactions and understands the business and
how it operates in the home buying process. So the
key is to make sure exactly what you can qualify for,
not exactly, but all park big thing is your credit

(40:03):
score is important. UH rates can be adjusted by your score.
If you have a high score, you're going to get
a better interest rate. Reserves in the in the bank,
have money in the bank. The lender is going to
ask you that there's a front end and the back end.
When the lender qualifies you, to make sure that you

(40:23):
can cover your your front and expense and your back
end expenses. So those are important to have an order.

Speaker 2 (40:32):
You know, a lot of people aren't aware of this,
and I've heard you touch upon it for years. Explain
to people when money is made in a real estate transaction.

Speaker 9 (40:40):
Always on the buy line is the most important thing.
Understanding location, neighborhoods. It's you know, sometimes you think, oh,
I'm over paying for an area, but in the long run,
you're not because you know the supplying demand. There's not much,
you know, especially in Florida, most of everything's been developed

(41:03):
on the east east of ninety five, there's nothing really,
there's no more lots. So there's a gentrification that happens
quite frequently in the areas. When Trump was in office
the first administration, he enacted the the program that helped

(41:24):
communities by property and get tax breaks, which was huge
for a lot of governmental areas, especially in Hollywood. They
did a lot of that development there and and really
improved the area. It helped a lot of people, and
it gave it took the handcuffs off of investors to

(41:47):
invest and save on tax you know, unnecessary taxes that
they were paying, you know, so that that really helped
out the economy. But on the point where were talking
about is the dos and don'ts when you're making sure
you're buying, make sure you get with a good agent.
That like I said earlier, is that they know what

(42:08):
they're doing, they have the understanding. Even some agents that
are starting out, they have a broker. Like for me
in my office, I'm always texting talking to my agents.
I tell them if they have any questions, you know,
to get in touch with me and to you know,
just don't wing it with somebody. Tell them, you know,

(42:31):
you'll find out if there's something that they don't know
or they need to have to verify something. It's always
the best policy to give their correct advice.

Speaker 2 (42:41):
That is true, that is true, you know, and you're
not making an impulse buy. You know, you're doing something
that's you know, your family's livelihood. You know, your home
or the equity in your home maybe used to purchase
additional investment real estate. It could be used to pay
for your children's educations. It could be used to increase

(43:02):
the income status for your family. So when you're doing
something like this, you want to make sure that you're
working with an organization like Crow Reality. That's one thing
I can say about John. If he looked up honesty
in the Dictionary or integrity, his picture would be there.
I've watched him work with people so many times that
weren't even worthy of the assistance. In my humble opinion,

(43:22):
that he was giving them and went above and beyond,
and you know, took money out of the deal to
help people complete the deal, which is ironic. You don't
see a lot of that in today's society.

Speaker 9 (43:32):
That's happened so much this year. Yeah, but it's it's
important because if you help somebody you're usingly going to
get too full from it.

Speaker 2 (43:42):
Yeah, they're gonna come back. They're going to.

Speaker 9 (43:43):
Refer somebody to you, and it always benefits. But it's
nice to see people get into a property and then
build equity and you know, they contact you, you know,
five ten years down the road and they want to
sell the home and they don't realize how much how
much money that they've saved and not paying rent and

(44:05):
you know building that equity, which is nice.

Speaker 2 (44:08):
Well, I'm hearing that music in the background, means we've
got about a minute left, John, any pros wisdom you
want to share with everyone that, I want you to

Well, the one thing is, I think it's going to
be a stable market in my opinion, from the forecast
of the the Feds. You know, they're keeping the interest
rates I think are going to stay around six percent.
I think they're running around seven right now. So I
think that should be right around at six percent, which
is still a good rate to have. And there's still

(44:41):
inventory limited and there's a lot of buyers still out
there looking, So you know. If you're looking to sell
your house, give us a call. We have people that
are looking and we work the Tri County areas all
the way up to Palm Beach, from down.
