(00:00):
Welcome to the Greater South Florida ChamberRadio Program with your host to board president
John Kroll of Kroll Realty. Goodmorning, Welcome back to the show.
It is Saturday, January twenty ninth, twenty twenty four. Were privileged to

(00:20):
be here at iHeartRadio in West PalmBeach, Florida, where we're now streaming
on the iHeart app Our next guestis corporate Trustee Ambassador Andy Garcia from Vital
Health and Wellness. They are adirect primary care facility. Their brick and
mortar, they're mobile, and they'realso save a beat LLC because they do
certification and CPR and certification and training. What I want for you to do,

(00:40):
Andy, I'd like to tay haveyou give you a couple of minutes
to go and introduce yourself, talkabout your background a little bit. I
want you to give the name ofyour company, how people can get a
hold of you. And then Ialso want to talk about the special rates
that you're offering small business owners andindividuals out there who are looking to have
coverage. I want to touch onthat. That's very key. We got
about seven or eight minutes. Let'sget right into that. This morning absolutely,

(01:02):
and thank you so much for havingme. My name is Andy Garciam
the owner and the lead provider ofivitle Health and Wannas Group. You can
find us online at www dot VitalhealthAndwannasgroup dot com, or you can call
or text us at seven eight sixfour seven five to two nine one for
all of your primary and preventative careneeds. So one of our newest projects
FROD is direct Primary Care Membership whichis rolling out now in July, and

(01:25):
that is a healthcare membership model forunlimited healthcare needs. Right so, you
pay one flat fee every month onan auto reineual basis, and you get
unlimited in person and telemedicine visits. You get annual comprehensive blood work. If
you're a female, you get yourannual paps you're included in there. You
get discounted rates on imaging, labs, medications, et cetera. So that

(01:47):
is one of the one of thebiggest things and we're working on right now.
So for those who have health insurancebut they don't have the accessibility of
care, or for those who don'thave insurance, they can also parttake in
our healthcare membership model. So regardlessof insurance status or not, You're more
than welcome to take part of ourprimary care membership, and you touch on
the fact of the differential in thepricing if it's brick and mortar or if

(02:12):
you're mobile, and go to peopleand then talk about some of the different
things that you offer, because fromag Z you do a lot of different
things, and I want people inthe listening audience just wanted to be aware
of that. Yeah. Absolutely,So we do anything that you could think
of being done in a primary careoffice, right. So, we do
primary and preventative care, school andemployer physicals. We do lab testing,
we do in house imaging. Wehave in house medication. So to put

(02:36):
it as simple as this, let'ssay that you pay our monthly membership and
you get sick once or twice amonth, or you just have a concern
that you want to talk to amedical provider about. You can come into
our office as many times as you'dlike, or we could do a telemedicine
call. Let's say during that appointment, ye're sick and we determine that you
need antibiotics. We can dispense theseantibiotics in house. If we need to

(02:57):
do a test text right for you. We can get that. So the
beauty of this thing is that wecould do that in our office or we
can also come to your house. So if we were to come to your
house or your place of employment,it would have a flat feet two hundred
and forty nine dollars and it wouldinclude the visit with the provider, all
of your vital signs, your physicalexamination, any testing that we do during

(03:19):
that visit such as strap, flu, covid, any rapid tests are included
in that fee. And if youneed additional testing or medications, we send
those in to the pharmacy, orwe could dispend it for a cash price
with our practice. So whether you'relooking to have a monthly accessibility or you
just want a one time visit, those are also options for you and ROB
four employers. So our rates rightnow are one hundred and twenty nine dollars

(03:44):
per person for individual rates, butfor employers it's ninety nine dollars per month
per employee and you get the samebenefits. No, that's amazing, and
you know a lot of people aren'taware of what a direct primary care facility
does. So obviously you've got yourprimary physician and you also have a number
of different specialists that are there aswell. Right, Yet, you work

(04:05):
with physical therapists, you work withcardiologists, you work with pediatrists to name
up. There's a number of nutritionists, correct, There like a number of
different things, dental vision, allof the above. Correct. Absolutely.
So what we've done is that we'veactually partnered up with some of the top
specialists around Miami, South Florida oreven Broward and West Palm area and in

(04:28):
order for us to facilitate the streamline. So the beauty of having a direct
primary care membership is that we tryto reduce as much as possible to need
for referrals because we're trying to preventdisease rather than having to treat it.
And of course we do treat chronicconditions as well, but we do have
same day or next day appointments inour office and also with our network of
specialists that we've been able to partnerup with to give our patients the care

(04:50):
that they need that would be outsideof our scope of practice. Yeah,
I've often heard you say this,Andy, I've heard a number of other
medical professionals say this. In yourbackground is just overwhelming. You're extremely intelligent,
you're well versed, and you knowyou have your medical degree. But
I think what was it five tenyears ago, I guess was when ancillary
medicine got really really prevalent where itbecame such a point, a focal point,

(05:13):
whether it was from a governmental standpoint, a legislative standpoint, or whether
the facilities caring for people correct, that'd be safe to say that, yeah,
absolutely, And I think that oneof the biggest things that you should
look for in any provider is somebodywho's compassionate, somebody who's willing to,
you know, go above and beyondto try and get the help that you
might need. And so that's whatI do here at Vital Health right this

(05:35):
is a single provider operation or medicaldirector. As an emergency room doctor,
I'm a decision associate here specializing infamily medicine and urgent care style medicine.
And so you know with my background, I did complete my degree here in
the US. I've been practicing infamily medicine and urgent care for the last
couple of years, and I've alsospecialized in pain management, urgent care,

(05:59):
and orthopedic surgery. So our mainfocus right now is to dive into the
wellness realm of medicine and make surethat our patients you know that we're testing
things like vitamin deficiencies and that we'redoing screening imaging that insurance doesn't necessarily cover.
So we work with any kind ofemployer. We work with our pot
Which I think would be important tonote is that eighteen years above we do

(06:24):
not see pediatric patients. We dowork with other pediatricians in our network that
we can refer to for pediatric care. Now touch a little bit about the
mobile certification with Save the Bat aswell for CPR. If you would for
anybody out there who may need tohave their employees or people within their organization
certified, go ahead, Yeah, absolutely, and that business is called Say

(06:47):
the Bat and you could reach aSarah three h five five four six,
two one seven one or at wwwdot saveabtcpr dot net. And we all
for medical and non medical certification trainingsfor employers, individuals, school teachers,
babysitters, or the common person whojust wants to know how to save a
life for the choking technique, etc. So, whether you want us to

(07:08):
come to your house, whether youwant us to come to your business,
or you want to come into oneof our offices. You are more than
welcome to do so. We offertrainings and first aid CPR abs for anybody
and everybody in the community. Thatis amazing. You know, we got
about a minute left. Andy. What I'd like for you to do is
give out all of your pertinent contactinformation. I know that you're one of
the sponsors for the healthfare we're doingon July tenth at the South County Civic

(07:31):
Center in del Ray, which isright there on Job Road near more Comedy
Gardens. I know you're going tobe doing some special stuff there. Can
you touch on that and then giveout your information before we sign off?
Yeah? Absolutely, We're going tobe doing three D twelve sup. So
anybody who comes by our booths andchecks us out and just has to talk,
We're going to be doing blood pressureand blood sugar readings completely free of

(07:53):
charge. And I just want toemphasize that nobody needs to pay anything to
get on a quick consultation with meto see if they're primary care is the
right thing for you. So youcan reach us at seven eighty six four

convenience and you want to thank youfor being with us once again. It's
been Andy Garcia, the CEO andfounder of SABA Beat LLC and Vital Health

Good morning, Welcome back to theshow. It is the twenty ninth
of June twenty twenty four. Weare privileged to be here at iHeartRadio in
West poone Beach, Florida, formernow streaming on the iHeart app. Later

(09:26):
today from eleven am till seven pm. Tomorrow, from an eleven am till
six pm, we will be atthe Boy and Beach Mall for the annual
Hurricane Preparedness XPO. Please feel freeto come out and stop, buy and
see us. True al these FMwill be out there with us with us
as longtime corporate trustee Ambassador of pomeBeach Research Center. It is Lynn Nelson.
They're located at twenty two seventy sevenPombach Lakes Boulevard and West poone Beach,

(09:46):
Florida area code five six one sixeight nine zero six zero six.
Though to www dot Pombachresearch dot com. Lynn who is pom Beach Research Center
Palm Beach Research Center. They've beenperforming clinical research studies on behalf of the
world's leading pharmaceutical organizations since nineteen ninetyfour. These clinical trials, they offer

(10:07):
hope for many people, and that'sto find treatments for many diseases. And
we are advancing health and wellness throughclinical trials as well. And what is
a research trial in well, allmedicines, they have to be tested in
a clinical research study. Before anydoctor or any healthcare provider has equipment to

(10:31):
use, it has to come toa clinical research study. So clinical research
study is a medical study and ithelps to answer important questions about investigational medicine.
And that's only such as if it'ssafe, does it work, or
are there any side effect? Sothese clinical trials are research studies involving people,

(10:52):
and that's to help find new waysto learn more about diseases and improve
healthcare as well for people in thefuture. And what does a clinical trial
study? They study a new combinationof drugs, medical devices, new ways
to use existing treatments, new waysto change behavior, and also new ways

(11:13):
to improve the quality of life forpeople with acute or any type of chronic
illness. And who participates in clinicaltrials lin Well, we have too patient
who can volunteer to participate in aclinical trial. We would have a healthy
volunteer, which is a person whodoes not have a known significant health problem,
and we also have a patient volunteer, which is a person who has

(11:35):
a known significant health problem and it'susually some type of where diagnosis or disease
and has exhausted all the methods oftraditional medicine to treat it. So each
study has their own set of qualificationfor who participates and you can always check
us out on our website as wellat www dot palmbeachresearch dot com. And

(11:58):
why diversity so important in clinical trialsthen, well, we know that many
people they experience diseases differently, soit's just essential that we the clinical trials
include people with a variety of experiencesand living condition and that would be you
know, such as characteristics like race, ethnicity, age, sex, so

(12:22):
that all communities benefit from these scientificadvances as well. And how safe is
the process when participating in the study, Well, it's very safe because clinical
trials follow a specific set of strictstandards and are closely regulated to ensure participant
safety. So all trials and investigationalvaccines have potential risk and discomfort, and

(12:46):
that's such as the side effects. So we're just conducting research on the final
phases of each clinical study. Somost of the time the effects are usually
defined. So sometimes it may bea new vaccine, or it could be
a vaccine or medication that is currentlyon the market, but the company just
want to evaluate a new dose ortry it for a product. So,

(13:07):
but our patient volunteers have continuous healthchecks by our experienced medical team a physician
and nurses at each visit, sopatients can always contact us by phone or
video call us anytime. And howdo I get started as a participant in
the study? Well, first youcan go on our website at the wwwpalmbachresearch

(13:31):
dot com. We are open Mondaythrough Friday eight am to five pm.
All the studies are also on ourwebsite, and we do have an easy
online form that you can fill outif you see a study that we're currently
enrolling patients into that you might beinterested in, or you could just send
us an easy online form letting usknow what studies that you may be interested

(13:52):
in in the future, and wewill contact you based on whatever it is
that we currently have it. Whenwe have that specific study for of your
interest and what are the benefits ofparticipating in a clinical study. You may
be compensated for your study participation.Well studies are fer monetary compensation to study

(14:13):
volunteers in return for inconvenience and travelduring their participation. So you may receive
diagnostics tests ekg's lab work, radiologyto test, medical exams or genetic testings
at no costs. So diagnostic testsare performed to ensure that the study is
a good fit for you and areprovided to you at no cost. And

(14:37):
what do I expect it my screeningappointment. Always allow for the first visit
to be at least three to fourhours. For the first appointment, make
sure you bring a photo ID,driver's license, list of current medications that
you're currently on your medical history. We do a complete physical and that may
entail the height, weight, temperature, and blood pressure. Depending on the

(15:00):
study that you might want to participatein, it may require it for you
to have further testing such as electrocardiograms, blood work, or any type
of blood samples or any type ofurine sample. So it just depends on
the study that you're trying to enrollinto and participate in. And how long
will I need to participate in thestudy. Some trials require participants for a

(15:24):
few months and some for a fewyears. Each one is different. So
just no your participation. It iscompletely voluntary and you can leave the trial
at any time and that's for anyreason as well. And what trials are
coming up? And then let's talkabout the referral front program. Sure,
right now we have a bird foodstudy that bird food vaccine. We also

(15:45):
have a COVID booster study for adolescentsbetween the ages of twelve and seventeen,
but they must have been vaccinated atleast with one of the covid vaccines.
We're having some sleep apnea studies thatshould be coming, urinary tract infections,
migraine studies, and we currently havea COPD study and if you not diagnose

(16:07):
yet, we can diagnose you there. And also with the refer a friend,
if you refer a friend, youmay receive fifty dollars. They do
qualify to participate in the study, and you also feel good about helping people.
And if you if you refer threequalified patients in a month, you
get an extra one hundred dollars,So you can get a total of two
hundred and fifty dollars just for thatmonth, and also to all physicians or

(16:30):
health institutions that want to be aninvestigator in research. We can help you
get your research done. Yes wecan. We handle all of the patient
logistics, study supplies, and data, and we even offer a mal practice
insurance. So at Palm Beach Research, of our thirty years of experience in
the field of clinical research, wecan help you perform a research of interest,
or you can just assist us onour current studies so you focus on

(16:53):
your patient and get compensated for participatingin the research study, and you may
even gain some patients as well. But just remember we're not a treatment facility,
so we're not treating your patients andwe do not take any insurments.
So let us guide you throughout theprocess of getting involved with research. Contact

It is the twenty ninth of June, Saturday morning. We're here privileged
to be here at iHeartRadio on WestPalm Beach, Florida, where later today

(18:26):
and tomorrow will be out at thePoint and Beach Mall for the annual Hurricane
Preparedness Expo and home show. Ournext guest is Brian Augustine. He is
with ever Bowl. They are afranchise opportunity for people who are going to
be participating at Franchise Expo South onSeptember sixth and seventh at the Broward County
Convention Center, where we will bethere with her each year. That,

(18:47):
in my opinion, is the bestexpo that is done down here. There's
always three four thousand people are moreper day. What I want to do,
Brian, I want to get rightinto it. It's impossible to conduct
everything in one segment, and that'swhy we'll be doing a series of interviews,
but I want to get right intoit with you this morning. Brian.
In your opinion, why is franchisingso popular with many entrepreneurs? Sir,

(19:07):
great question, Robert, and it'sa pleasure to be on with you
today. Looking forward to joining youat South Expo later this year. And
I would say that franchising is popularwith entrepreneurs due to our proven business model,
established brand recognition. You're going tohave ongoing support and training obviously,
I think people really look at marketingaspects. I get a lot of questions

(19:32):
from perspective franchisees regarding how much marketingand ongoing support I'm going to have,
and I think it's also going tooffer a lower startup cost for you.
That's some very important. That isvery important with the economic condition we're in
today. What should someone consider,Brian, that they overlook when exploring franchise

(19:52):
ownership? Sir well, I thinkwhen you're looking for a solid, reputable
franchise or to look into, it'scrucial to look into their reputation, the
terms of your franchise agreements for reallymaking sure you're looking at all of the
terms and that looking at the FDDS, there are items five, six,

(20:12):
and seven your ongoing fees and yourroyalties. Also item twelve which would explain
their territory exclusivity and as I mentionedbefore, the training and support provided.
And also I think when it comesto franchising and if you're looking at an
emerging brand, it's what potential wouldyou have for growth and success in your

(20:33):
specific market. That's very important.I'm glad you shared that. That's key.
Now, Brian, tell us alittle bit about your brand and why
you chose to exhibit a franchise exposout sir, Yeah, great question,
Robert. I'm glad you asked thisone because this is actually Everbol's first investment
into being an exhibitor at the expo. Our brand's Everable is a fast casual

(20:57):
restaurant and we offer high quality superfoodbulls made with fresh ingredients, so we
specialize in Osie. We have Patayato cow Wow, which is kind of
like our chocolate base. We havea vanilla and other flavors as well that
are seasonal. And again, wechose to exhibit at Franchise Expo South to

(21:19):
connect with potential franchisees, showcase theunique concept, and expand our brand presence
in that area. So we havea five store commitment, potentially more happening
right there in that area, lookingto expand in the Miami region as well.
We have a store in Orlando andlooking to grow in that market.

(21:41):
That's awesome. We welcome you.Do you have any specific demographics inline for
individuals who would be good candidates foryour brands? Yeah? I think really
you know our as far as regardingneeding to have a bunch of experience in
a restaurant industry or sophisticated operational backgroundthat is not necessary. So we're really

(22:03):
looking for individuals who are passionate abouthealth and wellness. They have a strong
work ethic, they connect with ourbrand ethos, they understand how crucial it
is to have excellent customer service skills, and also a desire to make a
positive impact on their community. Ithink when you get into a franchise situation,
you're starting your own business, you'remaking an agreement with your community as

(22:26):
well that Hey, I'm offering goodfood, I'm offering clean restaurants, my
team's friendly, I'm going to bedoing events with you, and I just
want to be a good steward ofthe community. I think the Everable brand
appeals to health conscious individuals of allages who've always wanted to open up their
own smoothie concept or super food bowlconcept. And I think it's we make

(22:48):
it pretty easy to do. Youknow, originally, I'm from San Diego
originally some I'm a California native,so I'm familiar with your brand, and
it's an excellent brand. What Iknow, there's too many to list,
but what are the benefits and incentivesof becoming an everable franchisee. We have
a couple minutes left. Go ahead, Brian. Okay, So this is
also a great question, and asI kind of touched on before becoming a

(23:12):
franchisee with us, we have aproven business model. You know, we
opened our first store eight years ago, so in twenty sixteen, we've been
around. We have comprehensive training andsupport. We have a great marketing team,
so you have marketing assistants both onthe national and the local level.

(23:33):
I think Everrabell is a strong brandreputation. We have territories opening up too,
so plenty of white space across thecountry. We have ongoing innovation in
regards to our product development, andI think just the opportunity to be part
of a growing and successful franchise networkwith you know, people who back us
and believe us like in US likeDrew Brees and Jason Tatum and Gary Vaynerchuk.

(23:57):
So a lot of great people andincluding our current fifty franchise owners across
the country, we have eighty sevenstores, we're opening twenty four states and
we're on the way up. Wow. That is very very impressive. Congratulations
Brian, that's amazing. You know, I know, we're really excited about
working with you and your team aswell as all the other franchisees franchise ors

(24:19):
that are going to be attending FranchiseExpos South on September sixth and seventh.
Definitely definitely one of the best events, if not the best event that is
done down here on a regular basis. So you're definitely going to be happy
that you're involved, and we wantall the people to be able to come
out and tend the event. WhatI'd like for you to do is we
got about ninety seconds lebt, giveout your contact information how people can get

(24:41):
a hold of you, and thenshare anything that you feel is relevant that
you want the listening audience to knowabout your organization and yourself, because you
know, September sixth and seventh iscoming quickly. But here again, it
is the twenty ninth of June onSaturday, and we're here in West Palm
Beach, Florida, where we're nowstreaming on the iHeart app nationally and internationally.
This is going to be heard worldwide. Go ahead, sir. That's

(25:03):
awesome, Robert, and we're excitedtoo, you know, looking forward to
the event in September again. LikeI said, that's going to be our
first time being an exhibitor in thistype of expo, so we are beyond
excited to be a part of it. My contact information is Brianateverbowl dot com.
You can shoot me an email rightnow and if you want to text

(25:23):
me five four one seventh six zerosix seven two five and we can connect
and talk a little bit about thefranchising opportunity with ever Bowl and anything else
that you want to in regards toinformation about our brand. I'd love to
walk you through the process and lookingforward to seeing you at Franchise Expo South
in Fort Lauderdale again September sixth andseventh, and we'll be doing the radio

(25:48):
program live from there and I'm lookingforward to doing another segment with you in
the very in near future. Brian, I want to thank you so very
much for your time this morning.Once again, it is the twenty ninth

That's Franchiseexpossouth dot com. Good morning, Welcome back to the show.
It is the twenty ninth of Junetwenty twenty four. We're privileged to be

(26:57):
here this morning in West Pond Beach, Florida at iHeartRadio where we're now streaming
on the iHeart app. Have withus, longtime corporate trust the ambassador Sama
Impact Windows and Doors with us astheir operations manager, Lisa Rodriguez. Their
phone number is five six one twofive five eight zero six seven, or
you can go to www dot SamaimpactWindows dot com. Later today from eleven

(27:19):
am till seven pm and tomorrow fromeleven till six some MPACK Windows and Doors
will be with us at the annualHurricane Preparedness Expo and Home Show. And
right now, folks, some ImpactWindows and Doors would like to offer to
all veterans and active military men andwomen that when you buy windows from them,
you will get a front door sixpanel door for free, or if

(27:41):
you decide to do a full orhalf glass with design, it will be
fifty percent off starting Monday, Junetwenty fourth, twenty twenty four, which
is already passed and throughout the wholemonth of July. And they also have
a promotion that they're running for lawenforcement officers and first responders. That's very
similar now, Lisa, the differencebetween you and everyone else. Everyone else

(28:03):
wants to come out. They justwant to come out and do the measurements.
They want to get you into thesale and they want to get paid
and they want to get out.Well, you guys are really prevalent and
very very hands on with your customerservice, and you're constantly running promotions and
trying to reduce costs for the homeowners. And that's important for people. Touch

(28:23):
a little bit about your business philosophyon why you're doing what you're doing.
Well, that's we have a sayinghere at Semma Impact Windows which is called
said Honesty and Integrity. The owner, Mao, decided to you know,
put that as our model because he'sbeen through, you know a lot of

(28:44):
situations when he was working regular justlike a regular warehouse service tech and they
see that the communication was really reallybad and all that he got every time
he went out to a job wascomplaints in this and that that the you
know cookany does a return calls, they keep you on the whole and YadA,
YadA, YadA. So he decidedto say no, and my company
is going to be different. It'sgoing to be customer service number one.

(29:07):
So that's what we do from theget go, that the salesman goes out,
that that we schedule for them togo out from the time the permit
is submitted and the HOA gets submitted, we start calling and letting them know,
Okay, this is what the storyis. We already got your ho
approval. Now we're waiting for thepermit and now I'm just waiting for an
ETA on the windows or doors. So that way they know what's going on.

(29:30):
And then if there's going to bedelayed, you also got to get
on the phone and call them too, because they want to know, Hey,
you told me between you know, eight to twelve and now we're going
on the thirteenth week. And sowe try to avoid all those problems by
just communicating with the customers. Yeah, and the other thing, I really
appreciate what you and Mario and yourteam are doing. You know, you're
also for any men or women orany first responder men or women, there'll

(29:53):
be a special discount, depending onthe side of the job, from ten
percent up to twenty five percent. On top of that promotion. That's huge
because you know, you're working witha number of high quality manufacturer reps that
are producing everything that you're selling inthe United States, so you stimulating the
economy here, and then on topof it, you're going at it from

(30:14):
a different approach. You want tomake sure that you take care of people
most people. In today's world,Customer service is a lost art. We
talk about it all the time.It doesn't matter whether you're buying something for
your home, your phone, yourhealth insurance, your car, whatever it
may be, Customer services become anightmare. And obviously you're taking the bull
by the horns for lack of bettergrammar, and you're making sure that you
folks are doing it the right way. You're dotting all the i's, crossing

(30:36):
all the t's, and I thinkit's really important that you're sticking with the
discounts that you're offering. Because we'reinto hurricane season, you can already see
things are starting to see a littlemotion out there. Everybody's watching the TV,
everybody's got the radio on because younever know when it's going to happen.
You know, there could happen nextweek, it could happen two weeks,
could be two months. But youknow, it's the temperatures we've been

(30:59):
enduring. It stands the reason there'sgoing to be some type of activity.
And you know, obviously, ifyou own a home down here, if
you own a business, you're onlyfailing to if you're failing to prepare.
And the way that you're failing toprepare is by not having windows and doors
proper hurricane windows and doors on yourhome or your business, because you're setting
yourself up for a catastrophe. Becausethe insurance adjusters, you know, they're

(31:21):
going to do what they can dofor you after the fact, but that
the insurance companies are going to fightit tooth and nail. We know that
so well, of course that's whatwe say. It's better to be safe
than sorry, just you know, know that it may not hit us at
all, but if it does, you're not going crazy going oh my god,
I should have done this, Ishould have gotten them. I didn't
do it. Now I want themright now, And unfortunately, it does

(31:42):
not work like that. I wishit would, I wish I could do
it, but it doesn't work thatway. And it's amazing because you know,
once again, Poksama Impact Windows andDoors would like to offer to all
veterans and active military men and women, active military men and women and the
opportunity to take advantage of this promotion, you know, so you'll get a

(32:05):
front door six panel for free ifyou decide on a full or half glass
with design will be fifty percent off. And on top of it, they're
offering this promotion the whole month ofJuly to the law enforcement people as well
as all men and women who arefirst responders and military people, and an
additional ten to twenty five up tento up to twenty five percent off.

(32:29):
That's huge. No, that ishuge. Yes, it is. And
we feel, you know, they'vedone so much for us, They've done
so much for our country. Youknow, they put their lives on the
line, they serve their you know, their country. It's about time that
we do something back for them. You know, I agree with you one
hundred percent. And then the otherthing too, Lisa touch on the everybody.
You know, people say, well, you know, I already have

(32:51):
my windows and doors. I don'tneed it, and you know, and
the true art of networking is referringpeople. So it's like, hey,
if you're in a group like youbelong in our who in our organization,
people may not need windows and doors, just like you may not need health
insurance. But you can say, hey, wait, I know who you
can go talk to if you needhealth insurance. And people say, hey,
you know, I know who youcan talk to if you do need
windows and doors. And the greatthing about it is I what you'd explain

(33:13):
to the listening audience this morning aboutyour referral program two two hundred and fifty
dollars. Yes, we do.We have a referral program that we offer
two hundred and fifty dollars for anyonethat gets you know someone to sign up
with us, and then as longas they don't cancel and they become customers
of ours, I may allow acheck for two hundred and fifty dollars to

that particular person that refer to us. That is amazing. Once again,

(35:07):
It is the twenty ninth of Junetwenty twenty four. We are privileged
to be here this morning at iHeartRadioin West Palm Beach, Florida, where
we're now streaming on the iHeart app. Later today from eleven am till seven
pm, and tomorrow from eleven amtill six pm, we'll be out at
the Point and Beach Mall for theannual Hurricane Preparedness Expone Home Show. Have
with us longtime corporate trustee Ambassador LongbridgeFinancial. It's Raymond Anton. He is

(35:30):
the focal point for long Bridge Financialin our network, and I want to
get right into it. Ray,There's so many different misconceptions and myths out
there regarding reverse mortgages. What I'dlike for you to do is take a
minute to give out your pertinent contactinformation, you an LMS number. Then
we'll get right into it with youand the listening audience this morning. Go
ahead, sir, sure name again. My name is Raymond Anton. My

(35:53):
phone number is nine five four threethree two zero one four three and my
NMLS number is three seven five fourseven to two. All right. Myth
number one. Right, the bankor lender takes ownership of my home with
the reverse mortgage, you or yourestate continue to retain ownership of your home's
title. The lender's interest is limitedto the outstanding loan balance. As a

(36:16):
lean on the property. Myth two, a reverse mortgage requires me to make
monthly mortgage payments. There are nomonthly payments required on a reverse mortgage.
You have the freedom and the flexibilityto pay as little or as much as
you want, as often as youlike. However, as a borrower,
you're still responsible for the real estatetaxes, homeowners insurance, and property maintenance.

(36:38):
Myth three, My errors will beresponsible for repaying the loan. Since
reverse mortgages are what are known asnon recourse loans, the lender can only
derive repayment of the loan from theproceeds from the sale of the property.
Even if the value of the homeis dramatically reduced, You or your errors
will never owe more than the valueof the home, and when the loan

(36:59):
becomes do your errors will have severaloptions of what they can choose to do
with the home. They can repaythe loan and keep it for themselves,
sell the home and keep any remainingfunds, or do nothing, indeed the
home to the lender. To qualifyfor a reverse mortgage, my home must
be debt free and paid off freeand clear. You can have a mortgage
or other debt on your home's titleas long as you have adequate equity in

(37:22):
the property. If there's a mortgageon your home, the money from the
reverse mortgage is first used to payoff that loan, and since no monthly
mortgage payments are required on the reversemortgage, you can eliminate that monthly expense
and free up more cash to useas you see fit. Reverse mortgage lenders
just want to sell my house. You can stay in your home for as
long as you want, as longas you meet the terms of the loan.

(37:45):
Should you decide to resell the homeor relocate, the loan would be
then doing payable. If I geta reverse mortgage, I will be left
with nothing to leave my errors.Since you be borrowing money against the value
of your home and accruing loan interestand mortgage insurance payments, the loan amount
would increase over time. That said, the home should appreciate in value,

(38:08):
so it's likely that there will bemoney left over from the sale of the
house that would go to your errors. Once the loan is paid. A
reverse mortgage should be used as alast resort. A reverse mortgage is a
powerful financial tool that can be animportant part of your overall financial plan,

(38:30):
from paying off an existing mortgage,to delaying Social Security or even creating an
emergency line of credit. It's aflexible product designed to give you options.
Reverse mortgages are expensive. Reverse mortgageloan origination costs and interest rates are comparable
to those of traditional mortgages. Actuallythey are a tad higher, but there

(38:53):
are insurance faha insurance costs the traditionalmortgage do not require, but the insurance
benefits are usually woe worth or relativelysmall costs. Most importantly, the lender
closing costs and fees are typically financedin the loans, so there's little required
from you out of pocket. Ifmy lender or service or changes my loan
terms are subject to change. Theterms of your loans are defined a closing

(39:16):
in by law cannot be changed aslong as the deed remains in force.
You know, Ray, we gota couple of minutes left. What I'd
like for you to do is givea little background on yourself and on long
Bridge Financial and then obviously you knowthis program's not for everyone, but I
know that there are a number ofpeople out there who could benefit from this,

(39:36):
and they may not know that, they just can't identify the fact that
they can and should use this program. Touch on some of the type of
people that this would benefit and thatcould really really benefit from being involved with
your program in your company. Sure, homeowners fifty five and over definitely should
give me a call at nine fightfour three three two zero one four to

(39:59):
three for free concent and basically goover what the numbers would look like.
Though it's not a credit driven program, so if your credit isn't the greatest,
we can still usually help you out. But that's why I say I
tell people to call because everybody's situationis different, especially with the way prices
have gone up over the last fewyears. Focused on fixed incomes, now

(40:22):
realizing that they need more, youknow, more money to pay for these
bills that are suddenly a lot morethan they were just a few years ago,
might need another source and reverse mortgagemight be the vehicle that can help
them to live comfortably. You know, I know, I'm looking forward to
the fact that on the tenth ofJuly, which is coming up Wednesday,

(40:44):
July tenth, and Delray Beach atthe South County Civic Center. You're going
to be there with us for theannual business Expo Healthfare and really looking forward
to having you out there because thatarea, there's a lot of people in
that area who could benefit from learningabout reverse mortgage. And you'll be able
to walk right up to Ray andyou can talk to you individually or as

(41:04):
a group, however you want todo it. And I want to thank
you and what I'd like for youto do. We got about a minute
left. Keep about your contact informationhow people can get a hold of you
until we have you on next segment. I want to wish you and your
family and every all the families outthere are wonderful holiday. After this weekend,
we're going into the fourth of July, so we'll be back in a
few weeks. But on the tenth, Wednesday the tenth, from nine thirty
am to two thirty pm, Raywill be with us at the South County

(41:28):
Civic Center in Delray Beach. Goahead, Ray, thanks again and for
the free consultation. Just give mea buzz nine five four three two zero
one four three. Thanks Thanks Ray, have a wonderful holiday, sir,

Good morning, Welcome back to theshow. It is the twenty ninth
of June twenty twenty four. We'reprivileged to be here at iHeartRadio in West
Palm Beach, Florida. War We'renow streaming on the iheartapp later today from
eleven am till seven pm. Tomorrow, from eleven am to six pm,

(43:00):
will be out at the Point andBeach Mall for the annual Hurricane Preparedness Expo.
What I want for you to do, Steve, is give out your
phone number, web address how peoplecan get a hold of you. And
I want to do a little backgroundon yourself and your organization because I know
that you folks are a large organizationand you cover a lot of ground,
but there's some unique things that youdo that a lot of people in that

(43:21):
sector do not do. So Iwant to try to touch on a few
of those things. It's impossible toget everything in in one segment. That's
why we'll be doing a series ofinterviews with you over the course of the
year. You'll be a regular withus. So let's get right into it
this morning and go ahead and giveout your pertinent contact information. Yes,
thanks Rob so again, Steve KushnerUSA Benefits Group with a Kushner Agency.
My direct line is five sixty onesix' nine two five to one,

(43:44):
four to one and The direct lineto the office is five six, one
eight seven zero four to one zerosix. Office manager Mayra usually answers that
line, and she is bilingual, speaking Spanish as well. Awesome. Now,
I know a lot of people specificallyonly target what they say, quote
unquote the senior expos or the boomerexpos. They're looking for a certain age

(44:06):
group, whereas you, it's hybridfor you. You work with a large
number of people from different walks. Can you kind of elaborate on that for
the listening audience so we can disseminatethat. Yes, sir, so we
are a national broker and we contractwith over seventy five different insurance companies.
Wow. Yeah, and we haveaccess to the senior market under sixty five

(44:28):
market. We're one of the few, you know, true one stop shops
for everything health insurance, life insurance. Correct. And that's the other thing
too, I know that you dothe health insurance and the life insurance.
Now, when you're working with thatmany carriers, obviously you're probably able to
go ahead and look into it andsay a person says, well, I
want to go ahead and pick upthis plan, Steve. But the problem
is, in the past I waspaying too much, or I couldn't get

(44:52):
proper coverage for what I felt myprescription drug should be a medication. I
couldn't get proper downlin. I don'teven know if there is such thing as
p or dental anymore. I butI was joke with my kids and say,
if your kids can't decide what theywant to do, my grandkids,
I hope they go to dental school. But regardless, I mean touch on
that, because that's got to bea good problem to have, because chances
are, when you're working with thatmany different carriers, you're going to have

(45:14):
a better chance of finding a planthat's going to meet the needs or supposed
needs of an individual who's shopping plans. Correct, yes, sir, so
no, very good points, youknow, And it is a good problem
to have, you know, accessto that many different insurance companies and different
insurance plans. But I promise you, you know, we've been doing this
a long time. We keep itsuper simple, all right, and't it

(45:35):
doesn't matter what your budget is,what your health is like. Because of
our variety of plans that we canaccess, we could customize the coverage to
meet your specific needs. Again, budget health doesn't matter high deductible, low
deductible. We have a very customizedapproach where we do a needs analysis,
You tell us what you want, and we do our best of putting it
together for you, simplifying it onestep at a time. I like the

(45:59):
fact when you talk about simplifying things, because it seems that things do get
sometimes. I guess I want toI'm trying to think of the proper wording
for this. Things can get complicatedwhen things are overemphasized or underemphasized. And
the fact that you're looking to simplifythings for people in your professional opinion,
because I know you've been doing thisfor a long time and you're very good
at it. When I was talkingwith you and Keith the other day,

(46:22):
what are some of the major misconceptionsyou think, and what are some of
the major pitfalls that people run intowhen they're initially trying to set up their
plans. Yes, sir, Soyou know I preface this by saying we
specialize in individuals, families, andsmall businesses. Right. We don't do
the big group corporate plans over fiftyemployees. That's a little different wheelhouse for

(46:43):
us. We specialize in the smallerbusinesses. So, with that being said,
a lot of individuals and small businessowners if they want major medical,
for example, they think they couldonly go to marketplace, which, for
sure, Hey, marketplace has options, and a lot of times we end
up going to marketplace. However, there's private plans that we could get that
are health qualified with low to nodeductibles. There's also private mejior medical that

(47:06):
most care excuse me, most brokersmay not have access to. But we
have a full line up of plansand you know, we go through it
depending on what your individual needs areor the group of employees, small group
of employees might be. Now isit one to fifty? Is there a
minimum number of employees? It couldbe one that can't exceed fifty. Yep.
A group plan could be two people, right right, It could be

(47:29):
a small family, and typically wego up to fifty. Our wheelhouse again
is under fifty. We do havean outlet for it to refer, but
typically we do under fifty small groupsand by staying within that structure, I'm
sure you're capable of providing significant savings. Correct, absolutely, yeah, yeah.
Major medical is not always a goodfit for smaller businesses because it's very

(47:52):
expensive. Now I can show youthat if you want to see it right,
But oftentimes we do smaller group plansthat are sized for that group.
We could customize it again, kindof all a cart in a way where
you pick the benefits that you wantand we package it tailored to your needs.
Way more affordable, low to nodeductibles is very important and what's hard

(48:13):
to find these days. I neverwant to be assumptive because I don't like
to assume things because you know theold analogy that goes with that. But
from what I'm grasping here, unlessI'm picking this up incorrectly, you kind
of work each individual case or eachindividual group as its own entity because no
two people are the same, notwo groups are the same. So what

(48:36):
you're trying to do is I identifywhat you have from your alet carte that
benefits them and provides them the bestsavings and the best coverage. Correct,
yes, sir, absolutely, yeah. Not everybody can say that. Not
everyone can say that because, likeyou said, a lot of them are
stuck going through marketplace. So that'svery interesting. What are some of the
other things that you feel separate yourorganization from the other entities that are out

(48:58):
there that are options. Yes,Sosa Benefits Group has been in business since
nineteen eighty eight, so the companyitself has been in business a long time.
A plus rated right, our agencyand myself, I've been in the
business since the early two thousands.Actually, my dad had an agency and
in high school I worked in hisagency, right, So I've been in
this a long time, you know. Number one for us. Obviously,

(49:20):
anybody could put you on a certaintype of plan and explain the plan to
you. What we pride ourselves inis we come with the plan, myself,
my staff. We are a fullservice broker. We're easy to get
a hold of. You know, the healthcare industry, as you alluded to,
is complex. It can be agauntlet at times. But we help
the customer service. You know,we're there when you need us, and
that's that's number one to us.And what our customers appreciate about us is

(49:44):
the prompt, immediate service when needed. That's very important because that's not always
the case with everyone. And thatbeing said, seventy five different carriers life
insurance, health insurance, major medicaland you know, I'm not taking anything
away. Marketplace. It serves itsplace, serves its purpose for certain people,
but obviously what this is a wholedifferent animal, a whole different animal,

(50:07):
what you're doing, and it's niceto be able to make this successful
not just for our membership base, but people from our network. You know,
I'm getting that signal from headquarters. We got about a minute left.
What I'd like for you to dois give out your pertinent contact information once
again. Let people know how theycan get a hold of you and your
team until we have you on nextsegment, and I know you'll be a
staple at all the upcoming health bearsand expos I'm really looking forward to working

(50:28):
with you and your team. Stevesame here. I appreciate the time.
And my direct line is five sixone six nine to two, five to
one four to one. Direct lineto the office to the main front desk
is Myra and that's five six oneeight seven zero four to one zero six.
Now, is there anything going oncutting edge, any type of a
promotional thing that you're doing rolling outthat you want to share with everybody before

(50:51):
we sign off. I mean,we do have access to some new private,
major medical plans that you know,we're excited about. It's a kind
of a game changer in the realmof major medical on the private side of
the industry also, So that's somethingexciting that's going on right now for sure.
Okay, we once again it's beenSteve Kushner. I want to thank
you for being with us. Havea wonderful weekend and God bless my friend.
