It has been extremely warm and humid here in South Florida.
We're privileged to be here this morning on Saturday, August
thirtieth the iHeartRadio on West Palm Beach, Florida, where we're

corporate trustee, Ambassador Rich Folk from Timeshare Contract Resolution, and

Rich has been a staple in the timeshare industry for
a number of years. And Folks, Florida is prevalent for timeshare. Obviously,
when you think of Florida, you think of sunshine, you
think of football, this time of year, vacations, alligators. But
what's the other thing you think of? Timeshare? And what's
something no one should ever have to do? Sit through
a timeshare present? It is brutal. Now, Rich, I want

to get right into it for the listening audience this morning.
Can you please explain to our audience what timeshare contract
resolution does and how did you get into the industry
that you're in, my friend?
Speaker 3 (01:13):
Right on, Rob, Thanks buddy. First of all, we appreciate
the time very very much, and we appreciate the relationship.
So as you know, my business partner and I worked
for the largest time to developed on the planet for
you know, a couple of decades. I was I was
there for over over twenty years as executive vice president

for sales and marketing. So both my business partner and
I are you know, well versed in, you know, the
the operations of the of the timeshare industry. And to
be honest, we really never envisioned that we'd be on
this side of the fence, you know, helping people that
have been misrepresented. But when we got out of that
industry and we started kind of realizing that there were

some companies that were popping up, we thought, you know, hey,
who better than us, uh, you know, to get in
that and if we're going to do it, you know,
let's let's do it right. One of the things that
we did notice before we got into this industry is
that there were some people in our space that were
you know, maybe maybe just as discredited as you know,
the timeshare companies and so what we wanted to do
(02:18):
was make sure that you know, if we do get
into business, that we do it right.
Speaker 2 (02:23):
That's awesome, you know, and you do do it right.
You got all the eyes across all the Teaser Organization's
extremely credible and reputable. Rich for the listening audience out there,
because a lot of people are not aware of this.
Can any timeshare owner exit their timeshare or are there
specific requirements or qualifications for a timeshare owner to exit
their timeshare contract? Elaborate on that for us.
Speaker 3 (02:45):
Yeah, that's a great question, rob, So you know, it's
somewhat of a it's not a specific answer necessarily. And
let me explain that we we turned down more more
folks than then we actually bring on as clients. Now,
our business, as you know, our company, as you know,
is different from the standpoint that we focus mostly on

people that have been almost exclusively we focus on the
folks that have been subjected to unethical or misleading sales practices.
You know. So the reality is there are some folks
out there that we talk to that unfortunately we can't
help as much as we would like to. You know,
if if and again and you and I have talked
(03:28):
about this before, you know, at timeshare contract resolution. We're
not what I would consider time share haters by any
stretch of the imagination. There are some folks that are
quite happy with their timeshare. There are some developers that
do it right. What we focus on are folks that
have been subjected to misleading or unethical sales practices. As
an example, if if you're folks that have owned the

timeshare for a number of years and maybe now you're
empty nesters and for whatever reason, the time share doesn't
fit your lifestyle, you know, that's not necessarily the developer's fault, right,
those folks might have to go a different route. Now.
On the contrary, if you've been subjected to unethical and
misleading seales practices, that's a different story. And those that
(04:10):
what we focus on, and as you and I have
talked about in the past, yeah, it can be a
pretty short walk with a lot of the developers, not
all the developers, but there are some that you know
have been misrepresented, and those those are the ones that
you know, yes, we you know there is hope. You know,
if if somebody is elder or they've been subjected to
(04:31):
unethical or misleading sales practices. They've they've been you know,
subjected to high pressure, misrepresented any way. Those those are
the folks that, yes we can help and yes there
is a light at the end of the south. These
people can get out, you know rich.
Speaker 2 (04:46):
Based upon your experience, Can you give us a few
examples of how Time show developers have either misrepresented your
clients or what deceptive marketing tactics have they possibly used
in any way? Elaborate on that please.
Speaker 3 (04:59):
Yeah. So, you know, there's a number of them. I'm
just going to focus on a few of the main
ones that we get. One of them that we get
a lot is is they presented it as a real
estate purchase. They present it as you know, you're building equity.
If you know, Las Vegas is one of the most
popular timeshare destinations. A lot of people fall victim to

those timeshare presentations Las Vegas, and what's commonly said in
those presentations is that you can own a piece of
the strip. Well, the truth of the matter is is
that it's not a real estate purchase, it's not a mortgage,
and you know, you don't have equity. It's a right
to use just like a you know, a membership to
a club would be like you know, working out at
(05:41):
you know, you know, a gym or something like that.
It's not a real estate purchase. And so a lot
of these people they think that they have equity, and
obviously they don't. You know, you can't borrow against it.
You're not going to build equity. They'll go in as
for an upgrade, and we call it ghost equity because
what will happen is that the people will go into
(06:01):
to a seales facility under the pretense of the so
called update and it just turns out being an upgrade.
And what the salespeople will tell them is that you
can just take the equity that you've built up and
we'll just roll it over into into an upgrade. Well
there is there is no equity. That's why I call
it ghost equity. And so all they're all they're really
(06:22):
doing is just you know, just upgrading these people and
taking more of their money. So that's a real common one.
The other one that we hear a lot, and of
late we're hearing it more than ever. I think it's
because of the time of year. But what happens when
these these timeshare owners are you know, in the hot
tub and they're you know, they're interacting with with other
(06:44):
guests at the resort. What they're finding is that a
lot of the people that they're you know, hanging out
with at the resort went through you know, booking dot
Com or you know Expedia, and they're paying one hundred
and eight nine dollars a night for a facility that
they're paying tens of thousands of dollars to access. And
so what these developers call it is they call it
(07:05):
heads on beds, right. They just want to make sure
that the facilities are full because those are potential prospects
that they can you know, lure into a presentation. So
the question that I asked a lot of these folks
that call in is if you don't have reservation priority
and you don't have exclusivity, you know, what exactly did
you purchase? You know, So these people are paying and
(07:26):
you know, again you and I have talked about this, Rob,
I mean, it's it can be six figures, right, it's
tens of thousands of dollars that they're paying an annual
maintenance and that they're paying in just upfront fees. That
they don't have exclusivity, they don't have reservation priority because
they can't get in, and you know, then again it
begs the question, what did you pay for if you know,
(07:46):
if I can go to Expedia, you get access to
the same facility in Florida or Las Vegas or New York.
You know, for a fraction of what you're paying. That
doesn't make a lot of sense. And so we hear that.
Speaker 2 (07:57):
Lot absolutely, Mitch. All the time tracks of companies out there,
and there's a ton of them, for lack of better grammar,
what do you feel sets timeshare contract resolution apart from
all the different competitors.
Speaker 3 (08:11):
Well, unfortunately, there are a lot of companies out there.
What I want to really stress Robin is that, you know,
first and foremost, we want to be a you know,
a consumer advocate. We want to be somebody that can recommend,
suggest or encourage these people. You know, again, we want
to help everybody. Unfortunately we can't if somebody fits into
(08:33):
our model and we feel like they've been subjected to
miss missrepresentations, we want to earn their business, but we're
not going to you know, it's not going to work.
We're we're gonna get everybody's business that we want to.
And so what we want to be first and foremost,
And what separates us is that, truly we want to
be an advocate. So in other words, you know, if
for whatever reason we can't earn your business, we're here
(08:56):
as a resource. And if you go on our website
and you'll see the testimonies uh on there, you'll see
the podcast, and you'll see the different things that we're
doing just as an advocate first and foremost. And so
that does separate us, is that a lot of the
times are and you're right, there's a lot of them
out there. And so you know again that sometimes unfortunately,
we come across people that not only have they been
(09:18):
misrepresented by a timeshare developer, but you know, maybe they've
been misrepresented by you know, an exit company, and so
that's a that's a double sting, right like they've they've
been burned twice, and so you know that's really super unfortunate.
So you know, if we get a bad review, and
if you've gone on our BBB or you go on
(09:38):
the website or you go on Google, you know, if
if forever reason and it's rare, but if we ever
get a bad review, it's house on fire around here.
We just you know, you can't be consumer consumer advocate
and not have just stellar reviews, stellar testimonials. It just
it doesn't you know, it's not congruent. I mean, so
I would say that that's what's step rates us is
(10:00):
that we truly, first and foremost, are you know, looking
to help these people any way that we can. It
doesn't always mean that we're going to bring as a client.
There's a lot of other reasons, a lot of other
ways that we can help these people that maybe for
whatever reason it didn't fit into our model, but we're
certainly going to be there for you know, helping them
through the you know, the the challenges that they're going through.

Rich What is the best way for our listeners to

Okay, what are the most important things timeshare owners should
be aware of when trying to terminate their timeshare?
Speaker 3 (10:59):
You know, I think the first thing that they've got
to look for is you know, the company that they're
dealing with. Right Unfortunately, as you as you mentioned Rob,
there there are a lot of people out there that
are representing you know, these people, and it's just you know,
it's let's just say, they're not a whole lot better
than than the timeshare companies themselves. So you know, if

we can't earn your business, because we will stand behind
our business, and you know we will, we will obtain
resolution for these folks. But if they if they go
with somebody else, that's the thing that we know. We
can't always vouch for every company that's out there because
there are so many, and so I would just be
very cautious if you're moving forward with another exit company,
I would I would look at things like their experience.
(11:44):
I would look at things like, you know, their reviews
are huge, if they're a credit to the BBB, how
long they've been in business, you know, do they have
testimonials are they are they real people or they just
bought testimonials? You know, those are the things that I
and by the way, we do that all the time.
You know, sometimes you've got to nurture these people over
(12:05):
a period of weeks or months before you do earn
their business. And that's what we preach here is that
first and foremost, be an advocate, right be someone that
can you know, help encourage these people. Doesn't mean you're
going to get their business right away, you know. So
that's what we're constantly tell people all the time is
just be careful. If we can't earn your business, just
be cautious. We've even sent there are a couple of
(12:26):
companies that Okay, we get that, we appreciate that that's
actually a reputable company. You know, we deal with those
those people. We you know, if you're going to go
that way, that that route, then you know, fantastic. We're
not going to bad mouth the company specifically, but we
do spend a lot of time just trying to help
people make.
Speaker 4 (12:44):
The right decision.
Speaker 2 (12:45):
And finally, Rich, is the process of exiting a timeshare easy?
And what could a potential timeshare, a potential client, and
a timeshare owner expect if they were to consider using
timeshare contract resolutions advocacy services?
Speaker 3 (12:58):
Sir, Well, if it was easy, anybody would do it.
If it was easy. You know what, I'm noticing a
lot rob I mean a ton we really focus on
the contracts where we consider ourselves contract specialists, and these
contracts are getting more and more so called iron clad.
So what the developers are doing is they're doing there's
(13:21):
just a lot of tricks that they do, and so
the answer is, no, it's not easy. It absolutely is
not easy. We've been doing this for over a decade
and so you know, we've gotten really really good at it.
But it changes all the time. The developers are changing
the contracts and they're making it appear to be virtually
impossible to get out of these contracts. You know, we
do have attorneys that we that we use. We have
(13:44):
a lot of protocols that we use, but we've got
to train these attorneys. Just because your attorney doesn't mean
that you know how to get somebody out of a
timeshare contract, because if somebody goes and retains an attorney,
they're just going to say, well, you signed this contract,
and so you know, there's not a whole lot I
can do. There are clauses in the contract that actually say,
(14:04):
you know, whatever was said in this presentation has you know,
in other words, the contract supersed whatever was said in
this in this in this conversation so disregard what the
salesperson said to you and know that whatever is in
this contract is what is what you know, it's what
you have to abide by, right so that right there
(14:25):
is buyer beware.

And uh you know, like I said, the key to
it will be its simplicity.

It's paradise, absolute paradise.

Yes, you can leave your front door unlocked. Everybody knows everybody.
You don't have to worry about anybody busting in your
front door and trying to come in unannounced if you will,
for lack of better grammar, and do mischievous things. All
the people are nice, the food is good, and it's
just a great place to be, great place to be.
Speaker 8 (20:41):
It's the safe, safe hide away. The law enforcement in
the area is just a step above the rest. Well,
as you said, our Holistic Health for Fair and Business Expo.
The date we got the next one here is September
twentieth at the Adult Community Center here, starting at noon,
So it's an afternoon event, indoor beat the beat the
heat or the rain. It's an indoor event. And that's

what we got going on in the Miami Springs, the
Virginia Gardens, Medley Areas, the River Cities areas. Is the
events just in a great place, hometown, safe field. And
I did want to make one mention here. My nephew CG. Carr,
that's my sister's son. He is going to be the
starter of Notre Dame this weekend for Notre Dame against

the University of Miami Hurricane. So that's a big, a
big event this weekend with the start of the college
football season. And I know my sister is super proud
and the whole family just super proud of him. He's
an amazing football player. And you know it runs in
my suddenly because obviously might bother is the multi super

Bowl you know football player, the Super Bowl ring winner twice.
He was on that undefeated seventy two Dolphins season.
Speaker 2 (22:00):
Also in the College Football Hall of Fame, and tell
people why brun Yes.
Speaker 8 (22:04):
It is twenty five interceptions in his Big ten career
at the University of Michigan, and that'll never get beaten.
Speaker 2 (22:11):
In my eyes, I don't see it happening. Yeah, congratulats, No,
it won't. Congratulations to you and your family. I know
that you being a native Miami and I know it's
tough for you, but it's like, hey, I mean, I've
always rooted for Notre Dame. I like the Hurricanes as well.
I think it's going to be one of the premier
games of the weekend, could be turned out to be

one of the great games.

Over the year. Absolutely going to be a tough game
to call.

And I have seen highlights on footage of your nephew.
He's the kid's a stud. For lack of better grammar,

played defensive back and totally different. He's the quarterback and
he's just a monster. He's like six foot five, you know,
he's a monster. He towers above the whole family. And
like I said, it just runs in the family, that

legacy of greatness myself here and transfer and taking over
the publication as the in charge, the head man, the

This is one of our weekly radio programs called the
Best of South Florida. Business with Me this morning is
corporate Trustee Ambassador Steve Sunshine. He is with a digital

get right into it. We have limited time today. So
many companies just tread water and experience either no growth
or starting to lose business. What can these businesses do
to help themselves because there's a lot of them out
(25:50):
there and more each day are accumulating.

Hey, Rob, Hey, thank you for having me on the
show today. I appreciate the opportunity to talk to the audience. Well,
let me answer your question. There's a lot of problems
and a lot of competitor influences, and a lot of
things that happen to a business over that's lifespan. And
what happens usually is businesses get a little complacent about
(26:15):
doing marketing. When business is good, they take their profits
and they kind of slow up on their marketing. When
business is in trouble, they say, oh, what can I do?
I need to scramble to get some marketing done. And
that's really the wrong time to do marketing is when
you're desperate or when you're behind the eight ball. You
really have to plan out your strategy. You have to
(26:36):
commit resources, and part of those resources are both human
resources to put people on the projects to keep pushing
your business forward, and also financial resources. You know, there's
things that you can spend money on paid advertising, you know,
in many different forms, and digital marketing and traditional marketing.
(26:58):
So you have to set a budget. You know. The
one of the things that businesses fail to do is
first they have to admit they have a problem. They
have to see the real sales numbers. They have to
have a total grasp of sales traffic, average ticket, what's profitable,
what's not profitable. Because one of the worst things in
the world that a business can do is have lots
(27:19):
of sales but no profit. So it's kind of like
an exercise and futility if you don't really grasp your
business and understand it inside and out. Many businesses you
work so hard just to keep the lights on and
keep the doors open and try to get products in
customers' hands that they don't really have the vision for
their long term plan and what success looks like. Another
(27:42):
thing they need to do is set real goals that
they can achieve or attempt to achieve. How many customers
do they need tomorrow, how many customers in a month
do they need to be profitable? What's the average ticket
they're trying to do or trying to achieve with each customer,
how many products are on a set. There's lots of
ways to incrementally improve your business by just focusing on

those type of details. The next thing they really need
to do is commit the time, effort, and money to
turn the ship in the right direction. You know, if
the business is not doing as well as it should,
then things have to change. Change means realigning where your
money's going your expenses. You might have to cut some expenses,

But if you're not marketing your business, you're not earning
new business. So if you have enough business you know

name is Fabio Lanzarian. With him also is Maria and
Fabio is the owner and CEO of Landfam Health and Medical.

last November. I had just turned fifty eight years of
age and then for the first time of my life
other than athletic injuries, I had had to have laproscopic

was really hurting her. And actually Maria's on the phone,

But after that, it essentially I just then said I
can't find any chemical or any pharmaceutical product so let
me look at naturals. I didn't find anything that really

suited me or satisfied me. So I said, I'm going
to devise one for you, Maria, and I did. And Maria,
why didn't you say your story?

Hi? My name is Maria Alan Jerry. And in twenty
seventeen I had bread cancer and post treatment, after my
treatments and all that, then they put me on an
estrogen srofessor, like Fabio said, and I was on an
astros all which I still am on. And they, you know,

they told me that the side of fact obviously that

to do a lot of bone density tests and things
like that. And it does cause some traded pain, especially
in your joints. So what was happening was once I
was put on that, after about a couple of months
that I was on it, I started feeling it. I couldn't.

I was having difficulty doing even simple tasks like opening
a jar, a bottle or whatever because it was bothering
me my hands. And also I was having sometimes difficulty
even when I got out of bed with my legs
and things like that. So when Fabu came up with

to take care of those that objective. The other objective
was there's more than just a couple of proteins that
