Good morning, Welcome back to the show. It's Saturday, October eighteenth,
twenty twenty five. The year is flying, folks. It looks
like the rain left us for a while and we've
had some cooler conditions. I am Rob the director of
Operations with the Greater South Florida Chamber of Commerce. This
is one of our weekly radio programs called the Best
of South Florida Business, and with me this morning is
longtime corporate trustee Ambassador landfam also referred to as pro Libamax,

people to realize that over a year ago, I just

to have two tumors removed from my body because I

with the listening audience because there are so many people

just don't find it on every corner. You used to
find a chiropractor on every other corner. Not the case anymore.
But you're certainly not going to find someone that knows

have you with us. I'm going to get out of
the way and let you introduce yourself and talk a
little bit about your background and what makes your practice
unique from others and folks. I can tell you if
you go see Lestopski and his team, you're in good hands.

Go ahead, sir, Well, First of all, I want to
thank you so much for having me on. I appreciate
the invitation, and you know, I definitely want to help
educate and make people aware of what we do and
the fact that there's actually help for them. I've been
practicing in South Florida for over thirty years and developed

(16:44):
and really kind of focused on two main things. We
treat a lot of people for what's called neuropathy, which
is a lot of nerve damaged people experience not only
from things like diabetes and chemotherapy, but sometimes it can
come from alcohol, it can come from medications, even surgeries
and organ transplants. Most people come in they have tingling,

(17:07):
numbness or pain even on their feet, and if they
let it go long enough, it travels all the way
up towards their knees. Some people tend to lose balance,
they fall, they break their hip or pelvis, and it
is a life changing and devastating issue that happens. Unfortunately,
most people are uninformed or improperly informed by their medical

doctors and told there's no treatment. Well, when it comes
to medicine, they're actually right. There are no drugs that
will treat it or cure it. In fact, drugs that
are typically given are anti seizure drugs like gavit pentin,
and all they do is work like a band aida best. Frankly,
they just mask the symptoms while people keep getting worse.

of them, or some are in a worse position where

some people have ignored their symptoms for too long and
they are untreatable. But for the majority of people that
we do see, a lot of them can be helped.
Focus for many is to increase the blood flow to
the microcirculation and that allows the nerves to heal. Many

people are told there is no treatment and that the
nerves once they're damaged, are irreversible. Well, that's incorrect. I've
seen it happen many, many times where we get people
out of walkers and wheelchairs get their independence back. So
many people stop traveling, they can't play with their kids.
I've had people crying because they can't walk down the
aisle when their grandkids are getting married. So we focus

very heavily on improving people's quality life and allowing them
to get back to what it is they want to do.
So many people wait until their retirements, are enjoying their
life and then this happens and they can't. So Another
area that we heavily focus on is treating spinal injuries,
things like herniated and bulging discs or even degenerative discs.

Many people think their only options are to live with it,
or to have surgery, or even worse, get hortizon shots
or epidurals, none of which actually fixes the disc problem.

what's funny is a lot of people will say, well,
I don't have any pain, but I do have tingling
or numbness or burning. Well, guess what pain is a
symptom just like pain, like numbness or tingling, And it
doesn't mean it's better or worse by not having pain,

it's just different. Here's the thing. If they ignore it
for too long, it spreads from the toes to the feet,
to both feet, and eventually makes its way up the
legs to the knees. Wow.

Speaker 2 (22:03):
Now can that cause people to lose limbs?

Speaker 5 (22:08):
That's the worst case scenario. If people ignore their problems
for too long, a lot of them, especially diabetics, can
develop ulcerations, which are very hard to take care of,
and if they're not well treated, they easily get infected,
which commonly can lead to amputations. I've had many people

(22:28):
come in that we've had to send directly over to
the hospital because it was so severe and they ignored
the problems for too long.

Speaker 2 (22:35):
What's an ulcerration? Can you elaborate on that?

Speaker 5 (22:39):
It is a wound that is not healing. So it
typically is associated with diabetics, okay, And it looks like
a blister at times, and it becomes mostly it's often
due to the fact that because of poor circulation it
cannot get the nutrition in the oxygen it needs to heal.
It can happen from other reasons. And yeah, just it's

an open wound that refuses to close.

Wow, that is scary. That is scary, downright scary. You
know your background. You've been doing this for a long time, correct.

I've knew this over thirty years and I love every day.

Of it well and it shows. I remember when I
met you, it was like you, I love my job
as well. But like I told you, sometimes the grind
can be a little heavy. But you know, you know,
as my grandmother used to say, no rest for the weary.
You know, so, and you know, if you obviously you're
like me, if you if you're the FAINTI heart type
of people. You wouldn't want to do what you do

or do what I do, because I know that you
keep a strong pace. We keep a strong pace. But
I think the thing that impressed me the most, I
can tell it takes a special person. You're one of
those people. You have a certain amount of empathy, but
you you want what's best for people in the world.
And obviously you're concerned about helping people maintain their health

(24:01):
and their wellness. Because you know, my father used to
jokeuse God rest his soul. You lived to be ninety
seven years old, died in twenty twenty during COVID. It
was sad, but he said to me, it's not about
the quantity of your life, it's the quality of your life.
He was living a quality of life at ninety five,
ninety five and a half until he got sick. And
you know, without your health and your wellness, really what

do you have. And I think it's neat to see
someone like you who really cares about helping people that
are in dire straits, like the people that you're talking
about that have these problems with neuropathy and ulcerations and diabetes, whatever, else.
It may be you're helping them to get the train
back on the tracks as it's coming off the tracks,

and that takes a special human being to do that. Doctor.
Not everyone's capable of doing that. So kudos and hats
off to you and your team because you do it right.

Well, very good question, you know, I think because we
really focus on things like neuropathy and severe disc issues,
we're helping people where other clinics have failed or they
just not. People are not getting the results that they
want and they don't get the attention that they need.
So we focus very hard on putting together very specific

results within a reasonable timeframe. And you know, we're not
there to just you know, hold your hand and wait

know that you got a big event going on tomorrow.

clarify that. I know the World Pickleball Tournament is going
on there, but folks, if you haven't been to the Fort,
and if you're not familiar with pickleball, you go to
the Fort, you will be go ahead, Evan.

Hey, good morning. So my name is Evin Moshinsky. I'm
the marketing director at the Fort. And just a little
a little bit about the Fort. We have forty three
pickleball courts, fourteen of which are inside undercover. We also
have the world's first pickaball stadium that can fit about
a thousand spectators. We also have the first dedicated pickleball

pro shop on our property as well. Not to mention,
we have a bar that you can come and hang
out and drink and eat after your pick a ball game.
So the Fort is really the premiere pickaball destination in
South Florida, and we can't wait to see everyone there.

You know. I was talking with our board president John
Crawl from Crow Really do I know, you know? And
he knows one of your principals there, Jeff. I've known
Jeff off and On for years. And I said to myself,
I said, my goodness, John, after we were doing a
radio program. He goes, Rob, we got to go by
the Fort. We've got to go by the Fort. I
didn't even know that it had existed, And this was

like a month or two back, and we pull up
and I go, oh, my goodness, look at this. Then
when I went inside of the place, it blew my
mind because of how big it was, how state of
the art it was, clean, everything's new. Your pro shop
was amazing. But the thing that got me ofv And
was this now during the pandemic. I live in bok

(31:24):
I can remember taking Federal Highway to go to our
office off of Commercial and Federal by Westminster Academy and
Coral Ridge Church. I remember seeing the people in Pompino
playing pickleball during COVID and I was like, really, the
first time I'd ever seen it. And then I saw
it had taken off and it's become very popular. I
mean nationwide, it's popular. There's a lot of people play pickleball.

(31:46):
When I came into your facility, I couldn't believe. But
here I was. I walk in the back through your
pro shop and I see families that are playing with kids.
I see young people playing, middle aged people playing, older
people playing, So it's not bound by age or gender.
It's like, I mean, it was amazing. I couldn't believe
it how much it's taken.

Speaker 4 (32:07):
Yeah, it's unbelievable. I always like to say we have
kids that are playing pick a ball that are four,
and we have adults that are playing pickaball that are
ninety four. And we offer lessons, clinics, we have tournaments,
we have leagues where we really try to be inclusive
of all skill levels. Whether you've never picked up a
paddle before or you're the most experienced pro football player,

(32:30):
we want you at before because we really want that
family atmosphere, that sense of belonging. And what's really cool
about the four it is Yes, we have eleven hundred
members as of now. We'll probably cap it around two thousand,
but anyone can come in and purchase a play pass
for twenty five bucks and spend the whole day here.
We have a lakeside area with canoes, paddle boards, kayaks

(32:54):
right on the lake here at Snyder Park. They can
come out and hang out on our floating dock. There's
really a huge array of things that you can do
at the fort. And one really cool thing for all
my tech people out there is we have cameras on
every single court and all you need to do is
scan a QR code on the play side app and

(33:15):
you can pull up and start recording your session on
that court and use this AI feature to cut out
all the dead time on the court, and then it
will literally clip up your pick a ball match and
you can share that clip to all your social media,
so it records your match for you. So as pickaball
grows and everyone wants to get their cool best shots
out there, you know, as much as it's great for

(33:36):
exercise and camaraderie for friends, we also have that tech
side as well here at the Fort.

Speaker 2 (33:42):
Yeah. And the thing also that amazed me about the
fort was the structure as far as family fund. I
saw a lot of families there, like it was amazing.
I saw people there with their children. I saw a
lot of group settings. And the other thing too, is
a friend of mine who plays pickleball. He's like, he goes,
you played sports when you were younger, Rob, I go,

(34:04):
I still mess around with certain things. But I said,
point being, he goes, you know, try pickle ball. And
then this is a friend of mine whose kids were,
you know, aspiring tennis players, and I remember him telling
me stories of paying hundreds of dollars to happen to
have a tennis racket strung. What it costs for lessons,
what you know, a good racket costs, shoes, outfits, whatnot.

(34:27):
And I said to myself, you know, I know it's
a heck of a lot more cost effective to play
pickleball than tennis.

Speaker 4 (34:32):
Correct, absolutely, yeah, your buried entry is way lower for pickaball.
You know, paddles aren't that expensive. You can get a
you know, relatively inexpensive paddle in our pro shop Runder
a hundred bucks. A ball costs two bucks, and then
all you need is a pair of sneakers and go
out in the court and have fun for endless amount
of times. You know, we have people that get here
at six o'clock in the morning and they're playing pick

(34:54):
a ball until noon. It's really truly incredible. And you
touched on the family aspect. It's a great thing to
do with a mom and dad and a couple of
kids and go hang out and play some pick a ball,
you know, grab some lunch after, go hang out on
our lakeside beach again. You can really spend the whole
day here with the family.

Speaker 2 (35:13):
Now talk about skill set, because I mean I know
there's tournaments that are coming up. How does that work?
I mean, is it classified by skill set? I mean
entry pees? Are there persons people can win? How does
that work?

Speaker 8 (35:27):
Yeah, so a few different things on that.

Speaker 4 (35:29):
So pickleball is a rating system, So you start at
a two to oh, which is basically you could barely
hold a paddle, and it goes all the way to
five oh, which is your pro And what's cool about
the Fort is we have programming here at the Fort,
which is in our play the Ford app, which you
can get on the app store, and we have programming
for every single skill level. So if you are beginner,

(35:50):
we have a league and a clinic and a tournament
for you. If you're a very experienced four or five
or five to zero player, we have leagues, clinics and
tournaments tailor.

To you as well.

Speaker 4 (36:01):
So no matter your skill level, there's something for you
to do at the four. The last thing we want
you to do or feel is being intimidated. Oh I
just got into pickleball, and you know, I don't think
I'm really welcome at the four. It couldn't be more
opposite than that. We really really embrace our beginners and
novices that want to come and play pick a ball

(36:21):
and learn and get active because it's you know, less
running than tennis. It's not as hard on your knees
and your ankles and all of your joints as some
other sports, or maybe not as bad as golf on
your back. So pickleball is truly truly blowing up for
good reason because it's great for health, it's great for camaraderie,
and it's a very inclusive sport.

Speaker 2 (36:43):
You know, that's extremely important. That's extremely important because of
the fact that you know, you're talking about family fun,
you're talking about something that's healthy, you're talking about something
that's affordable. And I kid you not, folks, if you
go online and google it. And by the way, your
website is probably the nicest website I've seen in a
long time.

I appreciate that.

And it's very user friendly, very user friendly. Now, what's
the status of the restaurant? Has it opened or is
it opening? What's going on with that?

Speaker 4 (37:14):
Yeah, that's a great question. So our website is Playthefourth
dot com and our app is Played the four on
the app Store. So all the information we need is
on our website or on our app. But in terms
of the restaurant, we couldn't be more excited to announce
that our restaurant, Florida Room, is located actually inside the
world's first pickball stadium on the first floor looking out

at Center or Championship Court. And again it's called the
Florida Room and you can visit us at Florida Room
FTL dot com to book your table. And it's really
elevated Southern style cooking and it's helmed by two James
Beard nominated chefs that we're also on Top Chef Chef
Jeff McInnis and his wife, Janine Booth. And the menu

is absolutely incredible, anything from State Can seafood to top
us to appetizers to the most amazing cocktails you've ever seen.
And the best thing about the Florida Room restaurant is
it's scratch made and seed oil free. We have over

people underestimate your credit score because that is very important

in the purchasing aspect of real estate, and so a
lot of people just overlooked that and they don't keep
their score straight, meaning that you know, your score is
going to help you buy a home that you might
want to look at a home that's a little bit
more than your budget, but your score might put you there.

(44:35):
If it's lower, it might not. So those are things
that are important. So that's one of the links I just
added on there. It's really cool. You can go in
there and open it up and sign up. And as
matter of fact, the girl that it's part of the
Chamber paym Capucci. I don't know if I'm pronouncing our name, yes,
but yeah, yeah, that's their link. So they're they're rolling

stuff out with the mortgage company. So that that was
really that's one thing good about the Chamber with the
with connecting with people too as well. But again staying
on topic with the site. The one thing people don't understand.
When they search, people collect their information and you get

just like general resource information like schools and whether you

know you got your real estate glass rate, where you
can go to any topic that you're thinking about in
real estate. You can go on there and click on
and find out information that would be very helpful for you.

That's really that's important. That's very important.

Yeah, that's too because I don't you know people, I've
been doing this for a long time, so I see
what irritates people and like for instance, like if you
go on Google and you search a home and put
lottery on the water and you want a deep waterhouse,
you get on there, you're going to get hit with
about so many phone calls because what happens is that

(46:21):
information is sold to all the realtors and so then
your information, you're going to be contacted by a number
of agents. That's just the nature of the business. So
and you're basically not even getting into the listing agent.
You're getting to a broker that's paid for a service
that is able to access their information as when they

(46:45):
go on to the website where my side, if you
go on to it proyalty dot com, you can search
all those properties has the same feed. I have the
IDXB that has all the listings of any brokers. So
if you want to search on air and you find
something that's interesting, or if you need help on your search,
I can critique it. You can also set up your

(47:07):
own automatic search where it will notify you when a
property comes up in you know, a neighborhood that you're
looking in, price point, square footage, garage, waterfront, all that stuff,
school districts. It's really cool.

Speaker 2 (47:23):
That is important because you definitely want to make sure
if you're purchasing a home that you're buying in the
right area. And obviously if you're selling a home that's
in the right area versus an area that could be
urban blight, it's going to be a little easier to
sell a home in a good area than it is
in an area that you know, I'm not to say
that could be in one of the opportunity zones or

(47:43):
an area that's being gentrified, like a perfect example. I've
I've heard you talk about it. You know, money's made
on the buy side, now on the cell side. And
I saw from like twenty eighteen through twenty twenty three,
one of the areas that seem to be a hot
for people buying stuff and making money off of it
on the buy side was Pompado Beach and some of

(48:05):
the surrounding areas correct.

Speaker 8 (48:08):
Correct, yes, yeah, And that is so true too. People
don't realize that. You know, as you own a property,
you pay down your mortgage, and when you advertise a loan,
if you stayed in at ten fifteen years, you're basically

(48:28):
at the term of the end of your loan. You're
paying basically all principle. So everything you're doing, you're building equity.
So it's like money in the bay. So people don't
realize that. And you have an asset at home that's
appreciated so much over the years. I mean, I look
at people that I've sold property to and I've been
doing this for forty six years, and you know people that

(48:50):
have sold their house ten years later, fifteen years later,
making almost double what they bought the house for depends
on areas, but you know, it's a great investment, you know.
And so anybody out there renting, you know, give me
a call. Maybe I can help you structure a deal
to buy a house and look at your whole picture

(49:12):
and you know, look at the opportunities. Talk to your accountant.
The account will tell you to buy the house instead
of rending.

Speaker 2 (49:23):
Yeah, they will, because there are.

Speaker 8 (49:25):
Things that you have to think about when you're when
you're making an investment, I mean, make an investment at
a rental, you know how it is. You're you're I'm
trying to get you to get squared away on a property.
So hopefully this year we'll find you something soon.

a while, I'll tell you, because there's definitely no there's
no equity in rent that's for sure.

I know you're making the landlord rich, that's for sure.
But yes, it's a fun business is helping people, you know,
achieve their their gold, their dream and having to navigate
into something that you know, in the long run, it's
going to be the best investment they're going to ever make,
which just is it's rewarding, very rewarding.
