I really appreciate the time, and of course you can

course the basic question basic answer is you know to
you know, fundamentally protect your family financially, you do you know,

right right. Death is a very very more think say,
but definitely something that we got to talk about all
the time.

Absolutely, what are the different types of life insurance and
how are they different? And more importantly, how does someone
know how much coverage they actually need? Can you touch
on that?
Speaker 3 (02:26):
Yes, of course there's two typical type of laventary policies.
They're going to call it term insurance, which means that
it has a exploration time right there are fifteen, twenty
thirty years, and of course you have what's called it permanent,
which that means that you're going to pay it through
the whole life of the policy. They're both are very

good products and it all depends on you need. And
a very good question that all our clients ask is
how much do I need? Very important? So we pretty
much simplified as asking the client how much do you
make a year?

Time?
Speaker 3 (03:06):
Is that by ten or fifteen or in most cases
we taught we use the dime program d I m e.
Which is look at your debt, is are your income?
Youither your mortgage, you then your educationally want to give
your child? And you all got up at all that
up and pretty much that's how much you know you're
going to need.
Speaker 2 (03:28):
You know what factor or factors, key factors influence the
cost of life insurance. I know there's a lot of variables.
Speaker 3 (03:37):
Yes, there's a lot of variables, but the most important
one is your health, your age definitely and your lifestyle.
And what I mean by lifestyle is are you a smoker?
Are you a non smoker?
Speaker 5 (03:52):
Uh?

Do you use any other tobacco products or maybe nowadays
right people use marijuana. And of course the type of
job that you have. Are you a firefighter? Are you
a school teacher?
Speaker 5 (04:06):

All those factors put together, you know, give you definitely
a rate. How much is going to cost you?
Speaker 2 (04:13):
What age is the best to buy life insurance?
Speaker 3 (04:18):
Oh, we get that a lot, Rob. I think obviously
the younger you are the most affordable. It is so definitely.
I have a lot of grandparents who buy policies for
their grandchildren as as they're born, because we know, you know,
you're usually very healthy when you're born.
Speaker 5 (04:36):
Right.
Speaker 3 (04:37):
Of course there's exceptions, but you definitely want to buy
it as young as possible, because the younger you are
the most affordable.
Speaker 2 (04:44):
It is absolutely. Now obviously here's here's the question I have.
Is life insurance through a group planner, through an employer
plan enough or should someone or should an individual consider
buying additional coverage.
Speaker 3 (05:01):
We always suggest for you to buy additional coverage, as
you well mentioned, right insurance for the employer you really
do not own that policy, then ensure the employer does
so the manuy you no longer work there you no
longer have coverage, so they're important to have your own.
Speaker 2 (05:21):
I would think that I would agree with you on
that because obviously, with everything going on today, and there's
been so many drastic changes, and it just seems like
life as a whole is picked up this year in
twenty five, it's been at a faster pace. Seems the
harder you go, the more aware and tear we have
on ourselves. So I can see why you would suggested. Definitely, yep,
(05:42):
definitely rests. Is life insurance only for older adults or
is it for people with families as well?
Speaker 3 (05:50):
No, it's all across the board, right either you are young, older,
have family, don't have family. So nowadays life insurance have
additional over what it's called writers, it's called living benefits,
which means that you have the starting of a heart attack, stroke, cancer,
or any other illnesses, the policy actually will pay a

front while you start alive. So what it means is
that nowadays it has turned to something that you may
use any time of your life. So you definitely would
like to take advantage of those things while you have it,
and that forbid you get diagnosed with cancer nowadays, right
at a very young age. Definitely, you could have the
(06:34):
money upfront, take care of your bills, to hear your life,
and you recoup yourself at anytime.
Speaker 2 (06:40):
Now, what about the individuals out there as just that
have pre existing conditions? Can someone with pre existing conditions
still qualify?
Speaker 6 (06:50):
Yes?
Speaker 3 (06:50):
Actually, that's how the insurance company has evolved. Right now,
we have over thirty carriers or insurance companies right that
actually are able to cover everybody's needs. So it doesn't
matter you have a present condition or not, We'll find
somebody who will get you covered.
Speaker 2 (07:12):
And that's one thing about your organization that really appeals
to me. Not everyone can lay claim to that. You're
very active, you're very hands on. So for people out
there in the listening audience, regardless of the type of
insurance that you need, because I know that you folks
do a lot of different things that other organizations don't,
I'll leave that at that. But what does the claim
(07:33):
process look like for beneficiaries? That's always seems to be
something that people are puzzled by. And I know we
have limited time, but go ahead and get into that
to the best of your ability.
Speaker 3 (07:45):
Yes, it's a very tough situation, right having to put
on our claim for a loved one. But nowadays the
steps are very easy, very smooth. You pretty much as
soon as you go ahead and call in the insurance
company or even your agent that works with you hand
(08:05):
hand in hand right to make sure that everything's taken
care of, you pretty much send out the certificate. They
ask you a couple of security questions to make sure
you're the beneficiary, and between twenty four to forty eight hours,
the insurance care actually wired a check to the loved ones. Wow,
that's amazing, very easy, very quick.
Speaker 2 (08:26):
That's amazing. I like that now. I from average, low
end to average to high end. I know there's all
kinds of different policies, but I know I've seen policies
that range from thirty to fifty dollars a month, some
of them range from fifty two hundred dollars a month,
and obviously it can be anywhere from twenty to thirty
thousand dollars all the way on up to I've seen
(08:47):
people that carry a half a million to a million dollars.
So is your organization in line with that as well?
Just like most of the other companies out there?
Speaker 3 (08:56):
Of course, of course, you know, like you said it
depends on the range. You can buy a policy with
a world coverage for twenty five dollars a month, you know,
and you know we go all the way up to
one thousand dollars a month even know where your needs are, right,
I've had experienced myself with a client who a very
nice ladies early thirties. She was able to purchase a

million dollar policy for only thirty dollars a month. So,
I mean, it all depends what we said before. Your
health and you know, your age definitely is affordable for everyone.
Speaker 2 (09:33):
To go out on a limb. And guess the older
you get, probably the more you're going to pay, whereas
when you're when you're younger, you're going to get the
premium at a lower rate. Am I Is that safe
to say.
Speaker 5 (09:43):
Yeah? To say yes exactly, Well.
Speaker 2 (09:46):
It's like anything else, same with our car insurance and
our health insurance. So it's falls to the norm. You know,
obviously with limited time. Again, I don't want to be
written done it in your opinion, and I know you're
really well versed in this. How has the life insurance
industry changed in the last few years?
Speaker 3 (10:04):
Oh incredible? I mean, nowadays the technology you can actually
go online and apply for a policy and get an
answer and that's in ten minutes. You know nowadays, Back
in the day you take thirty days, sixty days to
get approval. So that's how fast things have changed. Technology
(10:25):
were here at Unit Partner, we use a lot of
our technology and platform to get all our clients get
an answer for coverage in ten minutes. So that's how
we've changed so rapidly in our industry.
Speaker 2 (10:38):
Now, is there dang against people's credit scores when they
do that? Is a soft pole, hard pull? How does
that work?
Speaker 3 (10:45):
No, no pull at all. It's pretty much goes by
what they called MiB, which is your pharmaceutical record. So
pretty much they just look what make case you take
and just about it good.
Speaker 2 (11:01):
Well, I know, I hear that music in the background,
which means we're coming to the end of the interview.

I'm going to see a lot of families, so we're

the show again. Rob it's always a pleasure listen. I've
got some good news, good news for the listening folks
out there, and this addition to Dreams business resources, I'd
like to share with your listening audience, we have a

individual health insurance plan, a major medical that for those
people are going to feel the findinancial pain of their
ACA plan. Rob I had a friend call me. She
called me two days ago. Her plan is going from

I am too because that seems to be something that's
been somewhat of a pill for a lot of people.
There's a lot of people myself, I've had to deal
with that issue, which I've shared with you the absolutely
and more, I think more and more, I think that
seems to be the one common barometer that people. I mean,
it's one thing about car insurance, one thing about property taxes.
But when it's your health insurance and it starts to
(15:23):
become overbearing and you're looking at taking out a second
mortgage just so you can pay your premium, I mean,
that's that's when it's rough. And unfortunately, like you said,
it is criminal with what's going on. But you know,
hopefully they can get that straightened out because that has
just become overbearing for a large number of people. Also, Joe,
you know, obviously the situation with the economy, glass I
(15:45):
still say is a quarter to three pips of the
way full, rather than saying it's three quarters of the
way empty or vice versa. But point being still, traditional banks,
traditional lending methods are not there where they have been
in years past, in different cycles in the past. I
know that one of the things you usually share with
(16:06):
the listening audiences to talk a little bit about the
R and D credit and the PIKER programs, because there
are a lot of people out there that don't even
realize that they qualify for the program. It's just a shame,
and I want you to touch on that as well,
if you could, because if you're out there and you
feel like you're up against it, and you feel like
you're padding your head against the wall, you may want
to realize that there's been a number of programs that
(16:27):
have increased and they're going to continue under the big
beautiful bill.
Speaker 8 (16:31):
Go ahead, absolutely, rob. One of our hallmark resources is
the R and D tax credit, where we discuss the
availability of funds from the government for those businesses and
have a product or a process that they improve upon
(16:52):
or try to improve upon or come up with a
invent so to speak. And it's a great way for
small businesses to try to stay one step ahead of
the international crowd if you will. Okay, so it's very easy.
A lot of the business owners I talk to, they say, Hey,
(17:12):
my CPA says, I don't qualify for an R and D.
I don't have R and D. Well, again, if you
have a product, if you have a process and you
improve upon it or try to improve upon it, you
are going to be eligible for an R and D.
And the average R and D tax credit case studies
that we do are around two hundred and fifty thousand
(17:36):
dollars a quarter of a million dollars. Now, some are
obviously much smaller, but some are very large. We recently
had one that was one point five million dollars for
one hundred man company. Very excited about that, So that's
a real shot in the arm for the bottom line. Also,
the fight a reduction plan, which is basically installing a
(18:00):
beautiful health efficiency plan within an organization. It piggybacks you're
already existing major medical group plan. It does not interfere,
it does not replace it, and it's a great way
for the business owner to recoup six hundred dollars in
payroll tax savings per year and rob get this, the
(18:23):
employee themselves. By taking advantage of this health efficiency plan,
we'll see an increase in their pay of about one
hundred to one hundred and twenty dollars a month. And
now all this is delivered at zero net cost of
both parties. Absolutely incredible. The money is sitting on the table.
They just need to pick up the phone. Seven eight

I know a lot of people were under the impression
that that program had come to an end and that's
not the case. Obviously correct, That is correct.
Speaker 8 (18:59):
Yeah, a lot of people. We're worried about the R
and D folks that have been taking advantage of it
year after year. But the big beautiful bill actually is increased.
The payments have made it a little bit easier to get,
so more funds they're available. They're not going anywhere. And
this is a program that's been around since the mid eighties.
(19:20):
You know, the money has been there and unfortunately rob
only about fifteen maybe twenty percent of the money has taken.
So the coffers are full. The business owners just need
to get a hold of us again. Seventy eight six
four zero four eleven forty two.
Speaker 2 (19:38):
What you have another program that I know you have multiples,
but there's another one that's very intriguing that would benefit
a lot of the people. Can you touch on that.
Speaker 8 (19:47):
Well, the Bank Breezy, which is our streamline, very very
quick business funding program. We don't do credit scores, We
don't look at the credit scores or any as long
as you've got a positive cash inflow on a monthly basis,
we can deliver anywhere from two thousand to two million dollars.
(20:10):
Most of these loans occur within forty eight hours into
your bank account. And we would love to help a
small business because the banks aren't loaning money, and if
they are, you know, it takes a while. This is
something that if you've got funds, if you've got a
project coming up, or you don't want to miss an
opportunity on some material l and you want to take

advantage of that, you don't have your strap for cash
bank Breezy. You know, that's a great program. It's a
great pro real shot in the arm for folks, real lifesaver.

Yeah it is. And that's very important too to have
that because of the fact that you know, the doom
and gloom, the noise. I don't do it. I know
you don't do it. I choose you just just now.
It doesn't do any good. There is just too much noise.
And I mean, all you can do is you just
have to persevere. You have to find a way to
move forward, to do it in the best positive fashion

you can do it in to hope and pray that
everything is going to be okay, because you and I
both know the bottom lines. It's ninety percent how it works.
It's ninety percent percent of what happens to you or
ten percent of what happens to you in ninety percent
of how you react to it. And usually people have

you can get it the right way, then chances are
you're going to be okay and you'll persevere. But always

fact that you have so much information for the small
to mid sized business owners and you have these programs
that you're offering, and we like to be able to

introduce myself. My name is Steve Sunshine. I'm the president
of five Star Visibility here in Fort Lauderdale. We're on
Cyprus Creek just about the block or two west of

ninety five. So we are a local company serving local
small businesses and helping them find more customers, do better online,
and deliver profit and results. So today's subject is brought
up is social media. This is one of the most
challenging of all the aspects of your digital marketing. One
(33:00):
very simple reason. Anybody can do social media, but to
do it right means you have to have a plan.
You have to have a vision, and you have to execute.
If you don't have a plan and vision, then you're
just throwing stuff against the wall, spaghetti on the wall.
See what sticks. There is a benefit to that as
compared to not doing anything doing you know, a half
(33:23):
job is better than no job at all on social
media because you just want to grease the wheels of
Facebook and Instagram and all the other platforms. But to
create a plan that brings value for engagement and for
your target audience so you can get seen, you expand
your reach, and then you get clicks and results. You know,
(33:45):
it's all about results. So to build a proper social
media plan, you have to understand who your target customers are.
You know, if you're trying to reach kids, you probably
should be on TikTok. If you're trying to reach adults
moms and such, probably Facebook. If you want teenagers and
young adults, maybe Instagram. If you want business professionals during
(34:09):
work hours, maybe LinkedIn. You see, each platform has its
own pluses and minuses. It's good to get on all platforms,
but your expectations have to be measured based on where
your audience is. The general rule or the bottom line
for social media is you need to be where your
(34:29):
customers are. So if they're not coming in your door,
where are they are they visiting Facebook or they're hanging
out there all night long, and you need to interrupt
their sessions and say, hey, look at me, I'm a
good business here in South Florida. So you have to
have a plan. So that's the first strategy. Second, your
posts have to have some sort of strategy to be
(34:52):
able to deliver the right messaging. You don't just want
to post twelve pictures of your cute dog fighting with
your cat. You know you can get some virality out
of that, But is it driving an eyeball to your business?
Is it giving you potential opportunity for growth in your business?
If not, then you know it's entertaining and it's fun
(35:13):
and distracting, but it's not productive. So for your business,
first thing you need to do is where are my
people hanging out? Let's assume they're in Facebook? Okay, So second,
what can I deliver on Facebook through the tools that
they provide me that will be engaging, insightful, educational, entertainment
(35:36):
based maybe, but beneficial to the reader. If you don't
bring any value, why would anyone value your business? So
if you're a plumber, maybe you do twenty four tips
on how to keep your house running tiptop shape and
not have to call a plumber. So if a plumber
(35:58):
does those types of posts, twenty four different posts and
educates the world, if someone does need a plumber, maybe
they'll consider them because they've been providing engagement and information
and benefit all along until the moment the day that
you need a plumber. And now you say, what was
the name of that plumber that kept on doing those tips? Oh,
(36:19):
it was Steve and Rob's Plumbing Service. Let me give
him a call. So not every customer needs you every
single day, but you can post every day or ten
times a day, or once a month. Your strategy is
your strategy. You know, there is no reason to think
that if I post once a month, everything's good, or
if I post once a week, everything's good. It's based
(36:42):
on the results that you achieve, based on the value
you're posting. If you're posting the plumbing tips and people
are clicking on it and commenting and sharing it, and
you're getting engagement and people are reading it and your
followers are growing, then you're providing a good service, good
name recognition, and people are gonna understand that Steven Robb's
(37:04):
Plumbing Service is probably a good deal. Right. So if
I do need one, or I know somebody who needs one,
I'm gonna say, hey, I've been seeing this stuff from
Steven Rob's Plumbing Service over and over again. You need
a plumber once you give them a call. That's how
marketing works. It's repetitive. It has you have to see
it multiple, multiple times. And the timing has to be right.
(37:25):
So one of the things that people always ask me is,
you know, do I do posts? Do I do videos?
Do I do stories? Do I do reels? And the
answer is always yes. You know, you need to test
all the different tools you have in your toolbox to
see what your audience resonates with and on the surface,
you know, stories and reels. You know, videos are more
(37:49):
engaging than posts because people scroll down their timeline and
see one thousand posts tonight, and they're just scrolling till
somebody stops them in their track. And it's usually a
cat fighting with a dog or a baby, you know,
crying something and being funny. But business posts are more challenging.
(38:10):
You have to get some attention. So if your posts
are boring, or they're off topic, or they're not beneficial,
you're not going to do much. But if you have
a story or a real that gives value and some
help and some insight to your expertise and your value
as a company, then you have a strategy. Let me
(38:33):
give you another real world example. If you're a let's say,
a homebuilder or a roofer or a window supply company,
your before and after photos is what's going to energize
and excite a potential customer. Hey, that looks like my
old crappy house with bad windows. Oh when they put
the new windows in, Look how great it looks. Let
(38:54):
me call that window company because they obviously can do
the job. You can see them and after, and that
might win over their attention. You know, if a ten
thousand people see you're before and after window photograph or
video or story, you know, maybe one or two or
three or four might be in the market someday and
(39:15):
maybe you'll connect with them. So the content is king
on social media, planning, strategizing, looking at the insights and
the analytics to see what's working, double down on what's
the good stuff, and kind of reposition or repurpose the
bad stuff or get rid of it, you know, and
try to find your company's voice. Are you talking in
(39:38):
your posts and your text and everything in a comical way,
in a lighthearted way, or in a very serious manner
because you're a doctor, or in a very helpful manner.
You have to have a company voice. So to summarize

and I just added a improve your credit score, which
people underestimate your credit score because that is very important

in the purchasing aspect of real estate, and so a
lot of people just overlook that and they don't keep
your score straight, meaning that you know your score is
going to help you buy a home that you might
want to look at a home that's a little bit
more than your budget, but your score might put you there.
(44:41):
If it's lower, it might not. So those are things
that are important. So that's one of the links I
just added on there. It's really cool. You can go
in there and open it up and sign up. And
matter of fact, the girl that it's part of the chamber,
Pam Capucci. I don't know if I'm pronouncing her name,
but yeah, yeah, that's their links. So they're they're rolling

stuff out with the mortgage company. So that that was
really that's one thing good about the chamber with the
with connecting with people too as well. But again staying
on topic with with the site. The one thing people
don't understand when they search, people collect their information and

you get people contacting you, where my site is the
only way I contact you. You if you reach it
back to me, So if you want to do a
chat or send me a message, I'll get back to you.
But there's a lot of good resources on there, so
you know, just like general resource information like schools and

whether you know, you got your real estate glossary where
you can go to any topic that you're thinking about
in real estate you can go on there and click
on and find out information that would be very helpful
for you.

That's really that's important. That's very important.

The thing too because I don't you know people, I've
been doing this for a long time, so I see
what irritates people and like for instance, like if you
go on Google and you search a home and put
watery on the water and you want a deep waterhouse,
you get on there, you're going to get hit with
about so many phone calls because what happens is that
(46:27):
information is sold to all the realtors and so then
your information, you're going to be contacted by a number
of agents. That's just the nature of the business. So
and you're basically not even getting into the listing agent.
You're getting to a broker that's paid for a service
that is able to access their information as when they
(46:51):
go on to the website where my side, if you
go on to it royalty dot com, you can search
all those properties. I have the same feed IDXB that
has all the listings of any brokers. So you know,
if you want a search on air and you find
something that's interesting or if you need help on your search,
I can critique it You can also set up your
(47:13):
own automatic search where it will notify you when a
property comes up in you know, a neighborhood that you're
looking in, price point, square footage, garage, waterfront, all that stuff,
school districts. It's really cool.
Speaker 2 (47:29):
That is important because you definitely want to make sure
if you're purchasing a home that you're buying in the
right area. And obviously, if you're selling a home that's
in the right area versus an area that could be
urban blight, it's going to be a little easier to
sell a home in a good area than it is
in an area that, you know, I'm not to say
that could be in one of the Opportunities zones or
(47:49):
an area that's being gentrified, like a perfect example. I've
I've heard you talk about it. You know, money's made
on the buy side, not on the cell side. And
I saw from like twenty eighteen through twenty twenty three
one of the areas that seem to be a hotbed
for people buying stuff and making money off of it
on the buy side was Pompado Beach and some of
(48:11):
the surrounding areas correct.
Speaker 12 (48:14):
Correct, Yes, yeah, and that that is so true too.
People don't realize that. You know, as you own a property,
you pay down your mortgage, and when you advertise a loan,
if you stayed in at ten fifteen years, you're basically
(48:34):
at the term of the end of your loan. You're
paying basically all principle. So everything you're doing, you're building equity.
So it's even it's like money in the bay. So
people don't realize that. And you have an asset at
home that's appreciated so much over the years. I mean,
I look at people that I've sold property to and
I've been doing this for forty six years, and you know,
(48:56):
people that have sold their house ten years later, fifteen
years later making almost double what they bought the house for.
Depends on areas, but you know, it's a great investment,
you know. And so anybody out there renting, you know,
give me a call. Maybe I can help you structure
a deal to buy a house. And look at your
(49:17):
whole picture, and you know, look at the opportunities. Talk
to your accountant. The account will tell you to buy
the house.
Speaker 5 (49:26):
Instead of renting, Yeah, they will.
Speaker 12 (49:30):
Because there are things that you have to think about
when you're when you're making an investment. I mean, make
an investment at a rental, you know how it is.
You're you're I'm trying to get you to get squared
away on a property. So hopefully this year we'll find
you something soon.
Speaker 2 (49:45):
Rob, I hope so too, John, I do. It's been
a while, I'll tell you, because there's definitely no there's
no equity in rent, that's for sure.
Speaker 12 (49:54):
I know you're making the landlord rich, that's for sure.
But yes, it's a fun business is helping people, you know,
achieve their goal, their dream, you know, having to navigate
into something that you know, in the long run it's
going to be the best investment they're going to ever make,
which is it's rewarding, very rewarding.

That is true. That is true, sir. You know, so
