and if you want to execute,you want to execute quickly, and
you have a deposit on something andyou feel like you're in the process of
possibly losing that because of the factthat your funding us falling out from underneath
you. That's where John comes intoplay. What he's going to do this
morning, folks, is explain toyou what a bridge loan is, what
he and his organization do, andhow you may able to reach out to
him and his partner, he andhis team and benefit from the services that

they offer. Go ahead, John, all right, First of all,
good morning, and thanks for havingme on. Yes, sir, thank
you for being with us. It'sa scorch you're out there already anyway.
As you know, and as youso eloquently explained, we are a private
real estate bridge loan lender, andpeople call us for a multitude of reasons,

but most likely they'll call us becausethey're looking for certainty of execution and
because they have a need for speed. As I like to say, you
know, oftentimes, in order totake advantage of an opportunity, sellers want
a buyer to be able to closeon an expedited basis. And that's why
experience real estate investors and developers andbuilders will call titan funding because we can

close quickly, significantly faster than traditionalbanking or financial institutions such as banks,
credit unions, etc. And also, to us, the most important element
of the transaction is the real estate. We're not as credit driven, we're
not as income driven, so welook at the real estate. If we

like the real estate, if welike the sponsor aka the borrower, we
typically do the transactions. Now,John touch for the listening audience on some
of the different aspects of a bridgeloan. What did you use for like,
obviously, the market here in SouthFlorida has been hot for a number
of years and it seems to bea mainstay, whereas they say other parts

of the country things are cooling down. For lack of better grammar, we
wanted you to touch on the differentareas of the country where you do a
majority of your business and touch onsome of the things that are done.
I know, for a long periodof time it seemed like long term rentals
airbnbs was big, and I thinkit still is, but obviously it may
not be to the degree it wasa few years ago. And then as

far as residential stuff or commercial stuff, elaborate on that for the listing audience.
Sure, and your comments are veryinsightful. And I will say this,
the majority of our loans are inthe southeastern United States. That said,
we also have a pretty significant footprintin the state of Maine, of
all places where there's a huge supplydemand imbalance. But you touched upon short

term rentals the airbnb market. Westill do a lot of those, and
that is still a market that isextremely hot. We do a lot in
the build to rent space. Wedo quite a bit in vacant entitled land
for multi family development and hospitality slashhotel development. You know, a lot

of lenders don't like land. Welike. We happen to like land.
We deal with very experienced, veryfinancially sound real estate developers and investors who
you know, oftentimes are very closeto going vertical with their construction, but
they need a bridge loan in theinterim and we can help out. But

(04:30):
with respect to the short term rentalthat Airbnb vrbo market, it's still a
very very active marketplace. And eventhough the market has slowed down slightly,
Florida is still a very robust market, no question, I know you always
say it. Our board president JohnCrowle from Crow Really, he's one of

the hosts of our weekly radio programs. He's been very busy the last few
months. Such as yourself. Ialways talk about how money's made on the
buy side of a real estate deal. And I was talking to someone the
other day at a networking function andthey were commenting on the fact that if
you go between Port Saint Lucie andMiami as an example, or if you
were to go from Vero Beach toMiami, Miami to Jacksonville on either side

of the coast, whether you're goingup through Naples going all the way up,
or if you're coming up on theeast coast side, it's amazing how
many commercial properties, how many hotels, how many office suites, things along
those lines that are available. Youknow they're up for lease because people are
not taking advantage of it, andhow many of them are for sale?
Can you touch on that a littlebit? Are you seeing the same thing

(05:36):
that there's a lot of commercial stuffthat's on the market right now. He
had no question about that. Andwe do very little commercial office and shopping
center loans, significantly less than weused to do. That said, we
don't shy away from it. Ifthe project is right and the sponsors right,
we will still do those transactions withrespect to hospital the hotels. The

hotel business is still extremely, extremelygreat in the state of Florida. And
the big issue right now, Robis that the cost, and it's across
the board, cost have risen dramatically. So you really do need to scrutinize

(06:24):
a development deal much more prudently todaythan you did before. Because we're a
typical multifamily apartment development would have costthree hundred thousand dollars per unit in the
past. Today that number is closerto four fifty or even five hundred thousand
dollars in a unit, and asa result, you really do need to

(06:46):
scrutinize the economics of that transaction.But they still pencil out and they still
make sense. And also I seea lot of empty restaurants and stuff like
that as well, correct some ofthem, some of them. Again,
it's it's highly geographic, you know, if you look at it. The
other thing is a lot of thoserestaurants are vacant because the landlords have raised

rents so dramatically and they sit emptyfor a period of time and then they
find somebody else to come in nowon a restaurant transaction. We We've done
a number of restaurant loans over theyears. On a restaurant loan, we
look purely at the value of thereal estate. We don't look at the
enterprise value. And most restaurant toursunderstand that most owners of restaurant properties fully

eight employees and may have twelve employees, could have one hundred. Is there
a minimum amount of employees they needto register? And is there anything about

not that I am aware of.I think there's no limit on the amount

also probably tell you, guys,he is more primary here. So anything
that you guys come and see usfor. If you guys may need a
specialist, recommendations will be had.We'll send you guys like referrals to other
specialists. But for the most part, we do take anyone and everyone who
comes in through our doors. Norestrictions on the companies and how many people
they can qualify for. That's interesting. And another thing about you the services

EU offer. I'm not sure aboutthe new program, but I know that
with say the Beat, when you'redoing the mobile, uh, the mobile
aspect of it, you go outto the place of business where you'll go
to people to help them get theircertification. How does it work with Vital

come? Oh, that's awesome,We do both. So let's say you

know, it's already past five o'clockand you really need somebody to just come
and come to your house and justcheck out whatever symptoms you're experiencing, you

anything you guys call us, andyou guys can't come directly to the

amazing and talk about some of thedifferent services that you offer through this new

program. Sure, so we haveweight loss programs, primary and premative care,
student employee health WELLNESSED IV therapies andinjections, labs and imaging, telemedicine
and like preoperative clearance. And actually, what's pretty cool about the direct primary
care, it's like very affordable.There's no copy or adaptables as well.

And then yeah, we're just reallycommitted to your health and well being,
Like we care about you. Wewant you to be able to get the
healthcare that you need without having tofight insurances. That's very important, specifically
in today's society because of the factthat, you know, what we know
about insurance companies right now is thatit's tough to get things done. There's

no two ways about it. Yep, exactly. Yeah, that's so that's
the one thing that that's one ofthe main goals really to just eliminate that
foctor because that's when you think aboutit, that's really what starts to limit
people when they don't have insurance sothey can't afford it, or they're fighting

Yeah, that's very very important,very important, and you know, it's
very very important to make sure thatpeople realize that, you know, there's
there's something that they can do,you know, something they can do for
people. And a lot of peoplego through different situations with their providers with
medical stuff and they don't understand what'sgoing on. So the thing that I'm

happiest about is the fact that youand Andy came up with this program that
gives people an option. Because therate that you're charging on for the monthly
feed, that's amazing, That isawesome. And then secondly the fact that
you're mobile and you're able to cometo people or you give them an option
to come into your facility. Youknow, you're controlling cutting edge technology.
It's amazing what you're doing. Hoursof operation is it seven days a week,

five days a week? How doesit work? Okay? So in
terms of office, we are inour Miami office Mondays and Wednesdays, and
on Fridays we are at our Sunriseoffice, which we will actually start taking
patients Tuesdays in the Miami office aswell. And then in terms of you
guys calling, whether you guys meetyour appointment or needs to be seen in

your house, that would qualify basicallythose I would say five days a week,
even on Saturday, is more thanlikely. If something needs to be

taken care of. Now, touchon what you just said, because I
know in passionate interviews you've mentioned onaverage it's eight to twelve weeks. It
could be two to three months.Correct, Yes, it's an average of
eight to twelve weeks, depending againon different factors. Depending on if there's
HOAS to get approved, that cantake anywhere from a week to thirty days.

Same thing with the permitting, dependingon how busy the building departments are,
that could take another two weeks tofour to six weeks. So we
try to give a eight to twelveweek spend time waiting for those results.
As far as HOA and the permitting, and then obviously the merchandise, we
try to get it here as quicklyas you know possible as we can.
And you work with a number ofmanufacturers, correct, yes, we do,

(21:07):
we have up to five, Yeswe do, and they're all domestic,
they're all here in the United States, and all your products that you're
providing are made in the United States. Correct. Yes, that's a very
good thing to know because you're dealingwith helping the economy and you're supporting local
stuff here in America. First,that's good. Like that, that's a
very good idea. Now, whatare you seeing outside of the norm?

(21:30):
What are you saying? Obviously,I know it's hurricane season. On the
twenty ninth and thirtieth of this month, on Saturday and Sunday, you'll be
with us at the Hurricane Preparedness Expoat the Boyton Beach Mall. We usually
draw good crowds for that, andI'm anticipating that to be the case this
year because of the fact that thecounty gets behind it city of Boyton Beach.
And obviously, you know, ifthere's an emergency, which there is,

(21:52):
if there's a hurricane, you know, people always go into panic mode.
So I guess you've only failed ifyou fail to prepare. So if
you don't have your windows and doors, the first step would be to set
up an appointment to have someone comeout from your organization to do an assessment
to see one if you can helpthem, and then find out what you
can do for them. But fromthe top of twenty five to forty percent,

so say it was one hundred thousanddollars job, they could be saving
twenty five to forty thousand dollars correct, Okay, just depending exactly, depending
on the size of the job andall that. Yes, it's very And
this is why he's doing this becausehe wants he wants to put ourselves out
there so we know that, youknow, we want to assist them,
take care of them, to makesure they're you know, they're okay with

their families and their home. Now, there's no there's no minimum for people
to qualify for that reduction, Imean, is it. Well, it
would have to be at least fivewindows on up. Okay, five windows
on up. Yes, that's fair. Yes, five windows on up.
And as far as I know,you do a lot of residential stuff,
do you offer that to people withcommercial dwellings as well? Yes we could,

yes, we could. I mean, we do mostly residential, but
if a commercial bid would come up, yes, we would take it.
For instance, like a hotel orapartment complex or a restaurant. The restaurant.
Yes, okay, exactly, Andlike I said, the main thing
here is for Mario is the factthat is customer communication. I know firsthand
when I've called different companies for anything, they always keep me on hold for

you know, minutes and minutes andminutes, sometimes forty five minutes. He
wants it to be right on top. I was on hold with my doctor's
office because I've been going for someappointments for forty five minutes. The other
day driving and almost wrecked because itdrove me Battie, you know. I
think the great thing about this,though, folks, once again, twenty
five to forty percent discount from themanufacturers you suggested retail pricing depending upon the

program. But it happens, andit's not pointing fingers. Customer service is
a lost art in America today.But that's something I can say about your
company that stands out. You providecustomer service. You're with people all the
way through, and I like towatch you work as a whole because you

satisfied customers. I've talked to alot of people in some of the facilities,
you know, those where they live, and it's your target market,
and they're telling me, hey,you know, this is a good company.

Keys all the way up to thePanhandle. And you know, you
know a compass health. We knowthat no two people are the same,
so everybody's got different needs. Youknow, each individual we speak with,
we make sure to take all theirfactors in the consider you know, the
doctors, they need to keep anetwork, the prescriptions they're on, and

you know, we're not just hereto help people get enrolled. We're here
to help them throughout the duration ofthe policy. So you know, when
we sign people up, it's generallynot the last you know, where we
speak to a lot of people willget you know, insurance agents will sign
people up and then you know they'reonto the next one. We're here to

any trouble they run into, theydon't have to deal with, you know,
calling a one eight hundred number andgoing back and forth with the insurance
company. I make sure my insurancethey're my insurance clients. They have my
phone numbers so they can reach medirectly, you know, instead of just
giving out an office number. Iwant them to reach me on you know,
weekends. You know, emergencies,you can never plan for them to

happen. They happen at the mostinconvenient times. So you know, I'm
always available at all times to helppeople out, whether it's weekends, with
days after hours, to make sureeverything's getting covered according to their benefits.
You know, a lot of peoplewill get signed up on insurance. Now
when it comes to use it,they look at the bill and it's like,
hey, I'm paying all this moneyin insurance. What's not getting covered?
So, you know, I doa lot of stuff on the back

(29:10):
end to make sure that, youknow, the doctors are staying in network,
prescriptions are getting covered, and makesure that the plan that people are
paying for is actually holding up thecenter of the bargain. And that's important
because not every company can lay claimto that and not to be redundant.
But it is nice to know thatwhen we're working with an organization like yours,
that that is the case, it'sthe norm, whereas in a lot

(29:32):
of cases it's not the norm.And it's unfortunate because you know, if
my father lived to be ninety seven, he passed in twenty twenty. He
was healthy at ninety five, hewas still going to the gym, working
out, walking. I love toread. He ended up had cancer.
He beat it, but Alzheimer's doomeddid him in and I was just fortunate
to see at the end he nevergot mean, didn't get violent. But

it was unfortunate because of the factthat it was tough. In my family,
we were fortunate that he was aWorld War Two veteran because of the
fact that he was able to getsome of the best care you can get
in the VA for that, whereasother people like I have another relative,
one of my mother's siblings, who'sgoing through the same thing, and they're
pulling their hair out trying to findproper coverage for this because it's tough,

and I know you deal with allthose different things, people coming off of
surgeries, biopsies, whatever it maybe. People going through health crisis is
and I know you have to bethere to help them and guide them through,
making sure that the bill is adequate, making sure that they're not being
gouged, that they're not being takenadvantage of. So it's neat to see
that because your team is so handson, and that's one once again not

(30:40):
to be redundant. But that isdefinitely not the norm for your industry.
I can say that for sure.Yeah, I appreciate, and you know,
I'm sorry for your loss. Rob. You know, I've seen a
lot of clients and you know,different situations, everybody's different, but you
know, we're we're mainly here toeducate the public. You know, as
I've been here, I've seen alot of horror stories of people, you

know, paying for insurance and thengoing to use it and having a ton
of out of pocket expenses. So, you know, we want to educate
the public and make sure that youknow, when they do get signed up,
they know exactly what they can expectfor each service, whether that be
blood work, X rays, imaging, surgeries, in patient hospital stays.
So you know, before people evengo to use their plan, they have

an idea of exactly what they're goingto be expecting to pay for each service.
In that way, they don't haveany surprises, you know, when
it comes time to pay for thesemedical bills. Yep, that's a very
very important aspect, that is forsure, because unfortunately there can be surprises
and that there's that's one thing youdo not want to be surprised about when
you open up the bill and you'relooking at it to be one angle,

you're hoping it to be at thisparticular level in the oh my goodness,
how how did that happen? Andyou know, because regardless, they want
to be paid and proper coverage isa very important thing in today's society,
and unfortunately there's so many people outhere who you know, lip hand them
out. They go paycheck to paycheckweek to week. So statistics the other

day that over seventy percent of theAmerican public doesn't even have final expense insurance.
Imagine the burden that you're putting onyour family there if you know something
happens God forbid, and you knowsomeone's underwater for a minimum fifty thousand dollars
for a service this day and age, it can be very expensive, not
to mention if there's any medical billsto go along with that. So it's
nice to know that you and yourteam are stepping up and helping people do

for a certain age group. Whereasyou, it's hybrid for you. You

work with a large number of peoplefrom different walks. Can you kind of
elaborate on that for the listening audienceso we can disseminate that. Yes,
sir so, we are a nationalbroker and we contract with over seventy five
different insurance companies. Wow. Yeah, and we have access to the senior
market under sixty five market. We'reone of the few, you know,
true one stop shops for everything healthinsurance, life insurance. Correct. And

that's the other thing too, Iknow that you do the health insurance and
the life insurance. Now, whenyou're working with that many carriers, obviously
you're probably able to go ahead andlook into it and say a person says,
well, I want to go aheadand pick up this plan, Steve.
But the problem is in the pastI was paying too much, or
I couldn't get proper coverage for whatI felt my prescription drug should be a

medication. I couldn't get proper denalin. I don't even know if there is
such thing as proper dental anymore.But I was joke with my kids and
say, if your kids can't decidewhat they want to do, my grandkids,
I hope they go to dental school. But regardless, I mean touch
on that, because that's got tobe a good problem to have, because
chances are, when you're working withthat many different carriers, you're going to
have a better chance of finding aplan that's going to meet the needs or

(37:00):
opposed needs of an individual who's shoppingplans. Correct, yes, sir,
so no, very good points,you know, and it is a good
problem to have, you know,access to that many different insurance companies and
different insurance plans. But I promiseyou you know, we've been doing this
a long time. We keep itsuper simple, all right, And it
doesn't matter what your budget is,what your health is like. Because of

our variety of plans that we canaccess, we could customize the coverage to
meet your specific needs. Again,budget, health doesn't matter. High deductible,
low deductible. We have a verycustomized approach where we do a needs
analysis, You tell us what youwant, and we do our best of
putting it together for you, simplifyingit one step at a time. I
like that fact when you talk aboutsimplifying things, because it seems that things

do get sometimes. I guess Iwant to I'm trying to think of the
proper wording for this. Things canget complicated when things are over emphasized or
underemphasized. And the fact that you'relooking to simplify things for people in your
professional opinion, because I know you'vebeen dealing this for a long time,
and you're very good at it.When I was talking with you and Keith
the other day, what are someof the major misconceptions you think, and

what are some of the major pitfallsthat people run into when they're initially trying
to set up their plans. Yes, sir, So you know, I
preface this by saying, we specializein individuals, families, and small businesses.
Right. We don't do the biggroup corporate plans over fifty employees.
That's a little different wheelhouse for us. We specialize in the smaller businesses.
So, with that being said,a lot of individuals and small business owners,

if they want major medical, forexample, they think they could only
go to marketplace, which, forsure, Hey, marketplace has options,
and a lot of times we endup going to Marketplace. However, there's
private plans that we could get thatare health qualified with low to no deductibles.
There's also private major medical that mostcare excuse me, most brokers may
not have access to. But wehave a full line up of plans and

(38:52):
you know, we go through itdepending on what your individual needs are or
the group of employees. Small groupof employees might be no is it one
to fifty? Is there a minimumnumber of employees? It could be one,
but that can't exceed fifty. Yep. A group plan could be two
people, right right. It couldbe a small family, and typically we

(39:12):
go up to fifty. Our wheelhouseagain is under fifty. We do have
an outlet for it to refer,but typically we do under fifty small groups
and by staying within that structure,I'm sure you're capable of providing significant savings.
Correct, absolutely, yeah, yeah, Well, major medical is not
always a good fit for smaller businessesbecause it's very expensive. Now I could

(39:34):
show you that if you want tosee it, right, But oftentimes we
do smaller group plans that are specializedfor that group. We could customize it
again, kind of all a cartin a way where you pick the benefits
that you want and we package ittailored to your needs. Way more affordable,
low to no deductibles is very importantand what's hard to find these days.
I never want to be assumptive becauseI don't like to assume things because

you know the old analogy that goeswith that. But from what I'm grasping
here, unless I'm picking this upincorrectly, you kind of work, each
individual case or each individual group asits own entity, because no two people
are the same, no two groupsare the same. So what you're trying
to do is I've identify what youhave from your alet carte that benefits them

and provides them the best savings andthe best coverage. Correct, yes,
sir, absolutely, yeah, Noteverybody can say that. Not everyone can
say that because, like you said, a lot of them are stuck going
through marketplace. So that's very interesting. What are some of the other things
that you feel separate your organization fromthe other entities that are out there that
are options. Yes, so USABenefits Group has been in business since nineteen

eighty eight, So the company itselfhas been in business a long time.
A plus rated right, our agencyand myself, I've been in the business
since the early two thousands. Actuallymy dad had an agency and in high
school I worked in his agency,right, So I've been in this a
long time. You know. Numberone for us Obviously, anybody could put
you on a certain type of planand explain the plan to you. What

we pride ourselves in is we comewith the plan myself, my staff.
We are a full service broker we'reeasy to get a hold of. You
know, the healthcare industry, asyou alluded to, is complex. It
can be a gauntlet at times,but we help the customer service. You
know, we're there when you needus, and that's that's number one to
us. And what our customers appreciateabout us is the prompt, immediate service

when needed. That's very important becausethat's not always the case with everyone.
And that being said, seventy fivedifferent carriers, life insurance, health insurance,
major medical, and you know,I'm not taking anything away from marketplace.
It serves its place, serves itspurpose for certain people. But obviously
what this is a whole different animal, a whole different animal, what you're
doing. And it's nice to beable to make this successful, not just

And we also have a patient volunteerwho is a person who has a
known health problem and it's usually areal disease and it has exhausted all methods
of traditional medicine to treat it.So each study has their own set of
qualification and that's for who participate,But you could also check out our website

as well and you'll get information oneach one of the studies that we're enrolling
patients into. Why is diversity importantin clinical trials? Well, people may
experience diseases differently, so it isessential that the clinical trials include people a
variety of experience and living conditions,and that would be as well as characteristics

like race, ethnicity, age,sex, and that way, so that
all community health communities benefit from thesescientific advances as well. And how safe
is the process when participating in astudy? Because safety is paramount. Yes,
of course, clinical trials they followa specific set of strict standards and

they're also closely regulated to ensure participantssafety at all times. So all trials
and investigational vaccines, they all havetheir potential risk and discomfort such as the
side effects. But we are justconducting researchers on the final phases most of
our studies and each clinical study sothat the side effects are usually already defined.

So sometimes it may be a newvaccine, or it could just be
a vaccine that's currently on the marketand they just want to evaluate a new
dose or a new way to usethat medication. But you know, our
patient volunteers have continuous health checks byour experienced medical team and physicians and nurses

as well at each visit, sothe patients they can contact us anytime via
phone or via video call. Andhow do I get started as a participant
in the study, Well, youcould check out our new website at info

fill that out and submit it,a recruiter will reach out to you at

so you can have a first chancein getting into the studies because a lot
of the studies fill up fast,more so on migraine and vaccine studies.
Only because they're normally testing new doses, so it's the same vaccine or migraine
medication that's already on the market.As I stated before, it would just
be testing a new dose. Andyou also get compensated for your time and

travel for participating in the clinical trial. And what do I expect at my
screening appointment? Well, you canexpect just at least of course your first
visit, you get to meet withthe clinical team. You could get asked
any questions that you have before signingany consent to proceed with the study.

You also bring a photo ID listof medication if you have your medical history.
We just it could be a stateidea or a passport. Some of
the studies they require for you tohave some blood work or urine samples or
an electrocadiogram. And we do conducton any study, whether it's equipment or
something that you're participating for real diagnosisthat you do have. We do give

(49:22):
you a full physical on site aswell. And what if I do not
qualify for the trial, Well,if you do not qualify, we do
keep your information. We let youknow continuously do different studies that we're currently
enrolling patients into and we send outflyers, we send out emails, and

(49:44):
then we see if it's something thatyou might want to participate in. And
because we have a huge database thatwe only us, we do not share
your information to any outside parties.We do not collect any type of insurance.
It's just that we want to makesure that safety all time, that
we do that complete physical on youto participate. Like I stated, whether

it's in for a diagnosis or foran equipment. We are a list of
our clinicians that are on team.Make sure that you do go ahead and
pre qualify for another study. Andhow long do you have to participate in
the study. Well, some trialsrequire a couple of weeks, some of
them a couple of months, somea couple of years. It just all
depends on the study that you're tryingto participate in and what trials are coming

thing. Just remember that your participationis completely voluntarily and you're free to leave

have an outbreak of bird flu goingon, so we have a bird food
vaccine we be conducted in a week. We have an obstructive sleep apnea for
the patients out there who do notwant to wear a seapap machine, this
would be an oral medication that wouldtake place of the seapat machine. We
over have a COVID booster, anew covid booster vaccine that will be coming

out as well. And we havesome migraine studies, some urinary tract infection
studies, and just remember you canlook us up on our website at www
