Speaker 1 (00:00):
Welcome to the Greater South Florida Chamber Radio program with
your host to board president John Kroll of Kroll Realty.

Speaker 2 (00:16):
Good morning, Welcome back to the show. Is Saturday, June seventh,
twenty twenty five. We're privileged to be here at iHeartRadio
on West pom Beach, Florida, where we're now streaming on
the iHeart app.

Speaker 3 (00:25):
My name's Rob.

Speaker 2 (00:26):
I'm the director of Operations with the Greater South Florida
Chamber of Commerce. This is one of our weekly radio programs,
the best of South Florida Business. I have with us
a new corporate trustee. Ambassador's name is Brian Ashrov. He
is one of the proprietors of Ashrob Marketing. Brian, what
I'd like for you to do is give everyone you
pertinent contact information, name, phone number, web address, and I

(00:48):
want to ask you a series of questions about your business.

Speaker 3 (00:51):
Go ahead, okay.

Speaker 4 (00:52):
So my name is Brian Ashrov, my phone number is
five six one seven zero one six six eight zero.
My Instagram tag is at ash you are ov SMM,
and my website is Astrav Marketing Services without the G
in the middle.

Speaker 2 (01:09):
I like that now, Brian, how did you get into
doing what you're doing because you have a full service
marketing company, and obviously I know you're a newer organization,
but you seem to be very well versed in what
you do well.

Speaker 4 (01:21):
I've been doing this for quite a while now, back
when I was still like a freshman in high school,
and it was kind of an idea that my family
brought up to me that I should start something on
my own, kind of like bring it out to the
world and really pursue a passion that I always had.
So I recently started this about three months ago, and
I decided that I was gonna do it a little
differently than mostly other like marketing companies. So yeah, it's

(01:42):
mostly just like a dream that I pursued, and now
here I am.

Speaker 2 (01:46):
You know, I think you're living proof obviously that your
generation is so pertinent to technology and well versed in technology.
I'm fifty eight years of age, and I am what
they call technology challenged. I mean, I've struggle with the
day in and day out, and obviously it's so important
with everything going on in today's society, with social media

(02:06):
being such an important vital thing. I remember when we
were kids, they used to joke and say that when
Bill Gates introduced everything in eighty five and eighty seven.
I graduated high school in nineteen eighty four. I remember
when the computers were just something that people were just
learning how to use. And they said that either you
got with.

Speaker 3 (02:25):
The Internet and you learned it, or you were going
to get left behind.

Speaker 2 (02:28):
And I know a lot of people generations before me
and generations after me who just did not heave to
that advice and they did get left behind. So it's
really important to be able to be well burst in
what you do. And I was privileged on the twenty
ninth of May to have you out at our office.
We do our own networking lunches and business networking events
inside of the office in our new networking room, and

(02:50):
I got to watch your presentation and I was extremely
impressed with how much knowledge you had for the industry
that you're in. And obviously it's a competitive industry, but
you know you're controlling cutting edge technology with everything that's
going on, being well versed with Twitter and Instagram and
all the different things that are going on in x No,
I guess is what they call it. But talk to

(03:11):
the listening uds this morning a little bit about some
of the different services that you offer in any promotions
or things that you have going on that you think
might be of interest to them.

Speaker 4 (03:19):
Yeah, so just like you said how back in the days,
how people would either how they're either new with the
website or they're like growing with it back when it's
just started out us as kids, you know, Generation Z
we were kind of born into it as kids. We
were introduced to it at a very young age, and
we were just much better at it because we were
born into it. And so what we do is we

(03:41):
market for companies for based off the knowledge that we
have and we basically we just offer a thirty three
percent off on the first month as a trial month
because of optimizations, audience analyzations, all of that, and just
how you mentioned earlier about you know, the website being new,
that's the same thing we do with AI. You know,
AI is brand new, and so we're dominating the market

(04:02):
while we still can. We're implementing that into our marketing systems.
AI automation that optimizes for businesses.

Speaker 1 (04:12):
It costs lead lead generation.

Speaker 4 (04:18):
Yeah, lead generation, it cuts that the cost, It safest
time for businesses, It creates good creatives, the add pictures
that it makes the captions, it go, it makes good
hooks all that.

Speaker 2 (04:31):
So yeah, no, I agree with you one hundred percent.
I'm all in favor of AI. I know a lot
of people, you know, change is prevalent. You know, there's
a lot of conservative people out there who are opposed
to change because of the fact that change is ever
ever coming. It's going to happen on a daily basis,
you know, and either you're going to change or you're
not going to change. In people who resist change, I'm

(04:52):
not saying they're closed minded, they're just setting their ways.
They have conservative principles. And there's a lot of people
out there that are against AI because they feel that
AI is going to take jobs from people. They're worried
about credibility and security. I'm not I am just overly
impressed with what I've seen from it. We use it
for the Chamber for certain things as well, and obviously

(05:12):
I think.

Speaker 3 (05:12):
What it is.

Speaker 2 (05:13):
The thing that it really does is that, you know,
you never want to be counterproductive with your timing. You
always want to be productive, and you know, if it
gets to the point where you're doing something and it's
taking away from you doing another task in hand, that
was what impressed me about the new wave of social
media that you know, your generation has and so many

(05:36):
people are using. And obviously, I think as time goes by,
I think people are going to adjust to it. Obviously,
current administration is behind it big time, and there's a
lot of money behind it, and it's a big business.
So I mean, obviously you're in the right place at
the right time, my friend. You know, I know you're
in your infancy for your business, but it's only going
to help you to grow and it's going to assist

(05:58):
you to be successful.

Speaker 3 (05:59):
I believe.

Speaker 2 (06:00):
That's just my humble opinion. I'm not as well burst
into it as you are. But you know, obviously we
want to be able to connect you with as many
of our people as possible because a lot of people
are gonna want to use your services. And that's why
we're excited about getting you on the radio with us
this morning, getting your message out, beginning of the branding process,
and getting you out to some of the events so
that you and your business partner can reach people.

Speaker 4 (06:22):
Yeah, and just like I said earlier about AI taking jobs,
it's also you know, making jobs of its own, you know,
higher paying jobs, more it takes tasks that are harder
to do and make some more simple, uh more simple.
In general, it gets the job done easier, makes it better.
And we're just trying to enter the game early while
we still can and take full advantage of it. We're

(06:43):
trying to grow with it and offer our customers the
best they could get.

Speaker 3 (06:48):
Yeah, you're you're well here again.

Speaker 2 (06:50):
You know you're in the right position at the right time,
and you seem to be extremely intelligent and very stude,
so I think that you're in good hands. And obviously
you know it's steady and slow wins the race, as
they say. But you know, you just want to make
sure that you keep one foot in front of the
other and always look to try to do the next
right thing. And you'll be loyal to your customers and
give as much as you can and always provide adequate

(07:12):
customer service and a key input and make sure that
you have their vested interest at heart. And I'm sure
you'll do well. Thank you very much, No, thank you.
We got about a minute left. What I'd like for
you to do once again before we sign up this morning,
give you your name, the name of your company, phone number,
web address, and your Instagram information and any promotions that
you're running go.

Good morning, Welcome back to the show. It is Saturday,
June seventh, twenty twenty five. We're a privileged to be
here in Westpone Beach, Florida at iHeartRadio where we're now
on the iHeart app. I am Rob, the director of
Operations with the Greater South Florida Chamber of Commerce. This
is one of our weekly radio programs. The best of
South Florida business have with us. A new corporate trustee.
Ambassador's name is anatoly Asherob and he is the proprietor

(09:14):
of Ashrov Tax Services located in Boca Raton, Florida, and
it totally What I want to do is we got
about seven eight minutes this morning. I want you to
give out your contact information, name, phone number, web address,
any pertinent information on your organization, and I want to
ask you a series of questions because we're going to
be conducting a series of interviews with you. I want
to get right into it this morning.

Speaker 6 (09:35):
Go ahead already. My name is anatolely Ashrov. My contact
info is five six to one Fizero four one nine
two five. My website is ATS tax Services dot com
and you can email on the ASHEROV tax Services at
gmail dot com.

Speaker 3 (09:51):
And it told you how did you get into what
you're doing?

Speaker 6 (09:54):
So basically, my whole family data many businesses. One of
the main ones was cafe and kind of got into
their books and kind of built into this passion for
the numbers and kind of just went from there. I
was about sixteen years old, so yeah.

Speaker 3 (10:13):
I like that. I like that. Now, how long have
you been doing this?

Speaker 6 (10:17):
So officially I have been in business for almost six years,
but if you consider everything before that, around ten years.

Speaker 2 (10:26):
No congratulations, because generally the window for businesses is that
once you get to the twelve to sixteen and eighteen
month period, if you can get through the first year,
year and a half, seventy eighty ninety percent of the time,
you're going to survive. Most businesses fail within the first
year of the first six months. So obviously you're an
established business. That's good to know. What is it that

(10:46):
you find most rewarding about your work? Obviously, I know
you're helping people, you know, protect their livelihoods because obviously
you don't want to be in a predicament where you've
got financial burdens, or you've got something going on with
the internal revenue, or you've jeopardized your families well being
because of the fact that you've made financial blunders.

Speaker 3 (11:05):
For lack of better grammar.

Speaker 6 (11:07):
Yes, so one of the main issues in my clients
face is they don't have proper books, and we don't
have proper books. You don't have the proper taxes, you
have all these mistakes and errors, and you're kind of
just all over the place. You get audits, and nobody
wants to deal with audits. Trust me. I do have
one of my clients which is a public company traded

(11:29):
on the OTC, and we do those quarterly ten ques
in the annual ten case and those audits are just
something else. But when you get audited for not paying
your taxes or for errors, that's kind of a little
harder because you're unaware, and you always want to be
prepared for that, which is where I come in. And
I can help my clients, which is the most passionate

(11:52):
thing that I can do to make sure that they're well off.

Speaker 3 (11:55):
I like that. That's very very important, you know.

Speaker 2 (11:58):
And obviously here again what would be you know, obviously
there's a list of things that you should do as
a business owner, and there's I'm sure there's a number
of things that people should not do. What I want
to do is narrow that gap with you this morning.
What are some of the things that you see that
are hurdles that people run into, Mistakes, common mistakes that

(12:18):
they make that they could overcome if they were to avoid.
Obviously you had just touched on the fact that poor
record keeping would.

Speaker 6 (12:24):
Be one, right, Yeah, poor record keeping, budgeting, budgeting. Yeah,
so some people they don't properly include their invoices or
their receipts, and when funds come out of the account,
you don't know where it went or for what and
you are wondering why it was this paid or who

(12:46):
was it sent to him? For what reason? Is it
even right? Is it even right offable? Or not? But yeah,
these are very common mist things that people make. For example,
there are things that are personal expenses that are charged
to the business card, for example, and it should not
be business expense or vice versa. It was something for
a business that was put on the personal card, and
that should be a business expense. And so that's where

(13:06):
we have to make those inter not the inter the
journal entries to recategorize and make sure we get the
right write offs.

Speaker 2 (13:17):
That's extremely important because of that. I've saw a statistic recently.
They said that it was either eighty or ninety percent.
I want to say ninety, but it could have been
eighty regardless, eight out of nine or nine out of ten.
Either way, it's a very very large number of individuals
in our country have less than five thousand dollars in
a bank account, live paycheck to paycheck month to month.

(13:41):
Out of that group of individuals, over half don't have
final expense insurance. So basically they're living, as I say,
hand to mouth. And this was what really blew my mind.
I couldn't believe it. Forty six percent of them were
small business owners, and I thought to myself, you know,
I was raised in a family that you only fail
if you fail to prepare, you know, and obviously with

(14:05):
what you do. It's key because I know a lot
of people who are in business who fly by the
seat of their pants for lack of better grammar, and
I don't think it's a very intelligent thing to do.
I think that one should have a sound business plan.
You should have proper financing, You need to have a
proper budget, you need to have a call to action
for your business. You need to make sure that you're
marketing properly. So that's why I wanted to ask these questions,

(14:27):
because it's so important and a lot of people go
it alone. You know, I don't understand that. It's like
I would be contacting someone like you if I was
in a position where I had some type of a situation,
whether it was a personal thing, a family thing, whatever
it may have been. Regardless regardless of what it may be,
I would never try to do what you do for

(14:49):
living on my own or for make that even bigger
mistake and try to deal with the Treasury Department on
their own. And I know there are people out there
that do that, and I know that it's probably something
that you wouldn't suggest. I'm sure there's probably some things
that you off or some other things that you do
different services you have. I want you to touch on that.
We got about a minute and a half left, and

(15:09):
then if there's any promotions or anything you're running, share
that with the listening audience this morning, if you would.

Speaker 3 (15:14):
Please, yes.

Speaker 6 (15:15):
So what I offer is mainly bookkeeping services. I do
not do the taxes, even though the name suggests I
kind of stirred off from that. I found the true
passion in bookkeeping. We do financial planning. I do send
you monthly reports. We can do monthly zoom video calls.
I can also do payroll services, sales tax services, monthly reconciliations,

(15:40):
categorizing all the transactions, making sure you're well off. You
can call me anytime of the month asking for financial report.
It will be ready. We do all our monthly work
early in the first week of the month, so it's
always going to be prepared. And then what we do
as a sort of like a discount, we first do

(16:02):
based off hourly work for the cleanup in the catchup,
and based off the workload would then come up with
a monthly price.

Speaker 3 (16:08):
I like that, all right. We got about thirty seconds up.

Speaker 2 (16:11):
Once again, what I want you to do is give
out your name, phone number, and web address how people
can get a hold of you until we have you
on the next segment.

Speaker 6 (16:17):
Yes, so, my name is Anatole Ashrov, My website is
ATS tax Services dot com and my email is Astrov
tax Services at gmail dot com. And my phone number
is five six one five zero four one nine two five.

Speaker 2 (16:28):
Thank you, rob No, Thank you for signing up on Saturday,

Speaker 2 (17:12):
Good morning, Welcome back to the show. It's Saturday, June seventh,
twenty twenty five. We're privileged to be here at West
Palm Beach, Florida and iHeart at iHeartRadio where we're now
streaming on the iHeart app. Have with us longtime corporate
trustee Ambassador Linda Gordon from Linda Gordon and Associates. Linda
used to be a watchdog in New York City, in
the State of New York for people who were suffered

(17:33):
from elder abuse. Shesus well versed in Medicare and medicaids
anybody we've ever worked with. I know there's so much
noise out there with everything going on right now, Linda,
whether it's Parts A and B, Parts A and C,
I'm not well versed in. And I know that there's
some things that you want to touch on about that,
but also after that, I want to get into the
everything that's transpiring right now with the cuts to Social Security,

(17:57):
with the eleven to fifteen million people who stand be
hurt with this new bill that could pass that could
take away their coverage. And I know there's some other
things that are happening that you want to alert the
listing audience to. So what I want to do is
get out of your way this morning and give you
a chance to introduce yourself. Give about your contact information,
web address, phone number how people can get a hold

(18:17):
of you. And remember you can meet Linda in person
this coming Wednesday, the eleventh of June at the Cane
Center in Stewart from twelve until three thirty.

Speaker 8 (18:25):
Go ahead, Linda, Good afternoon, Hi everybody. My name is
Linda Gordon. I'm with Linda Gordon Insurance Solutions. I'm based
on the Treasure Coast, but I handle people all over
Florida and also in North Carolina and in New York.
So recently I've had a lot of questions. People aren't
sure when they first turn sixty five whether they should

(18:47):
go on Medicare advantage or supplement. So it really depends
on your budget. Not everybody can afford to spend almost
five hundred dollars a month. And I'll just give you
an example with A and B. It's one eighty five
a month for the part B. All right, everybody in
the isis has to pay that unless they're making a

(19:07):
lot more money. Okay, then there's different levels of search charges.
But for someone who only is A and B, you're
gonna have to pay twenty percent of the difference when
you go to your provider. Now with A and B,
you can also have a supplement. Now supplement will cost
anywhere from two hundred and thirty five dollars for a
G plan, maybe one hundred and seventy five dollars for

(19:29):
the N Plan. The N Plan you have to pay
up to twenty dollars for the visit. G You don't
pay for anything. The only the only thing you have
to pay for is your deductible medical deductible of two
fifty seven a year. They used to have that covered
on the F plan, but once it hit twenty twenty,
anybody that was not on Medicare could not get the
F plan anymore. And then of course you have to

(19:51):
get a drug plan. Drug plans cost anywhere from twenty
five to one hundred dollars a month. It depends on
your drugs and what's covered all right, so that could
cost anywhere from three ninety to four hundred and seventy
dollars a month, and even more. Now you could also
have a Medicare advantage plan. That's for people who are
on a budget, that are relatively healthy, that don't feel

(20:14):
that they can afford to go with the supplement plan.
The usually most plans are zero premium, nothing and the
only thing you have to pay for is the one
eighty five for your Part B premium. You have drugs
included in it, and you have vision and you have
dental also some hearing benefits, but you will have to

(20:35):
pay your copays for your drugs. If you have a
lis low income subsidy that means you have low income,
you're going to get a very big discount on your drugs.
You know, doesn't matter what it costs. It could cost
five hundred dollars, you'll only pay maybe four fifty or
eleven dollars if it's a brand name. So that's it.
You have to decide if you want to go with

(20:56):
a supplement or Medicare advantage or just your A and B.
So that's once you decide on that. What I do
is get all your information on your doctors and your drugs,
and I run it through a website and it spits
out all the plans, and what I do is analyze
all the different plans that are applicable to you, and
I present it to you and you decide which company

(21:18):
you want to go with. Now there's other issues here.
What's going on is social Security cuts. That's going to
hurt a lot of people. Right now, there's offices that
are closed, so you can't even go in. And this
should go very far out of your way to get
to a Social Security office. And why would you want

(21:39):
to go to a Social Security office when you can
do things online. Well, it's not so great to do
it online. If your husband passes away and you want
to get his benefits, you want to go into an
office and take care of all of that. If you
have a change of life. Let's say you have making
a lot of money and then you retired and now
your income drop. Usually they make you wait two years.

(21:59):
They base it two years ago, so for twenty twenty five,
they base it on twenty twenty three. But you don't
have to do that. If your income dropped a lot,
you can go in there and show them, give them proof,
and they will bring your all your costs down to
another level. It might take a month or two for
them to process it, but they will do that. Disability benefits.

(22:21):
You can't always get disability benefits over the phone or online.
You have to sometimes go into the office and you
have to get some give them documentation and proof that
you have disabilities. Enrolling in Medicare. You can definitely do
it online, but sometimes you need to go into the office. Also,
child benefits, that's really important. If you want benefits for

(22:41):
your child, you want to go into the office and
discuss it and find out what all the different benefits are.
You can't always do that online. Then there's the myths
I want to tell people about. I'm reading about this.
It's so crazy that people think that the immigrants, that
the illegal immigrants can get Social secure and Medicaid. They cannot.

(23:02):
Anybody that tells you that is misinformed. You have to
be here five years, you have to be receiving disability
benefits under eighteen. You have to be lawfully present, non
citizen with a green card, victims of trafficking, refugees, people
that are granted asylum. Not any immigrant offictry can get

(23:23):
any kind of benefits. And the cuts to Medicare and Medicaid,
that's something that we're all really worried about. It's harmful
and short sighted there's going to be catastrophic losses. What
about everyone's grandparents that are in nursing homes. They're going
to not be able to be in nursing homes because
it's covered by Medicaid. What about eleven million people on

(23:45):
Medicaid they're going to be cut off. Five million on
the Obamacare ACA marketplace they're going to be cut off.
It's a trillion dollars coming out. Eight hundred and sixty
billion is being removed from Medicaid, two hundred and sixty
seven billion Snap benefits. People rely on those SNAP benefits
to put food on the table. Not everybody's able to

(24:07):
go out and work. They're disabled, they have different chronic disabilities,
they might have mental disabilities, all kinds of things. These
are people that want to work but they can't.

Speaker 9 (24:19):
And then.

Speaker 8 (24:21):
Hospitals. Recently, the Saint Lucy Voice came out with an
article grading the hospitals. They do it every year on
the Treasure Coast. So there's Cleveland Clinic, there's h HCA
which is in Lawnwood in Fort Pierce, and HCA which
is on Tiffany in Fort Saint Lucy. And for the
fifth year in a row, Cleveland clinic came out with

(24:43):
a C grade versus HCA with an A grade. I
can't understand that. But if you read the article and
if you contact me Medicare Advice FLA at gmail dot com,
I will send you the article and you can read
it yourself. It explains why well how they graded the
different hospitals. And then there's a lot of scams out there,

(25:06):
and I try to warn people to be very careful.
If you get a phone call, you don't want to
take that phone call. If you say the word yes,
they record your phone calls. These are companies from the Philippines,
from India, from China. They change your plan and if
you fight it, they'll say, well you said yes, and
they have a record of you saying the word yes.

You don't want to speak to these people. You want
to hang up the phone. First of all, as a

call people off the street or knock on doors. It's prohibited.
So if you're getting those calls, those are illegal phone calls.

Welcome back to the show. It's Saturday, June seventh, twenty
twenty five. We're privileged to be here iHeartRadio in West
Palm Beach, Florida. We're now streaming on the iHeart app.
I'm Rob the director of Operations with the Greater South
Florida Chamber of Commerce. This is one of our weekly

(27:06):
radio programs the best of South Florida business have with us.
A new corporate member from the Treasure Coast. Her name
is Denise Sherman and she works with Second Wind Wellness.
What I'd like for you to do, Denise, is give
out all your pertinent contact information name, phone number, web address,
social media information, and I want to ask you a
series of questions this morning about what you're doing, because

(27:29):
you have a very unique approach and you're very hands
on and you're helping a lot of people overcome obstacles
in their life that I don't want to say have
tormented them, but obviously there are things that have been
a major problem for individuals, and obviously that can lead
to depression, it can lead to illness, negativity, and I

(27:49):
just you know, kudos and hats off to you and
your organization for what you're doing to help individuals overcome
shortcomings and God bless you for that.

Speaker 3 (27:57):
Go ahead if you would, thank.

Speaker 9 (27:58):
You so much.

Speaker 3 (27:59):
Absolutely yes.

Speaker 9 (28:01):
So I am a certified integrative nutrition health coach. My
business's second win wellness and I mostly help women with
that are struggling with belly bloat, brain fog, and burnout,
and I help them to lose weight, gain focus, reignite
their energy so that they can sail with confidence into

(28:23):
their best life. And a lot of women come to me.
Most of them primarily want to lose weight, but some
of them have some debilitating symptoms that they're dealing with. So,
for instance, I have women with autoimmunity come in, women,

(28:43):
a lot of women with postmenopausal women that have digestive
issues and things like that that keep them from social activities,
zaps their energy, and that just it's really interfering with
our life. So it kind of runs the gamut. But
I take these women buy the hand and walk them
step by step through a process that gets them to

(29:09):
their self determined goals, whatever they may be. This time
of year, I have a lot of women coming to
me who simply want to lose a few pounds to uh,
you know, they have a class reunion coming up, or
they have a wedding or a graduation or something that
they want to get. They want to get fit and
look nice in their in their clothing for But once

(29:29):
I start interviewing them, and of course we help them,
We help them lose the weight and regain their focus
and reignite their energy. But as we dive in and
as I start working with these women, a lot of
things come to light, and much of it is, you know, yeah,
some debilitating illnesses that can that can interfere with our

(29:53):
well being, our outlook on life. And and I help
them to to overcome that and deal with that. And
we have some wonderful, easy pasy tools and practices into
their life to help them, you know, learn how to
hydrate their body better, that is a very important thing.

(30:17):
Fall in love with real food, that's also a very
important thing. And get your body moving because that's kind
of what it's all about. And they find that within
a few weeks of working with me, they're really starting
to regain some of that clarity and revive their energy
and rev up their blah boom.

Speaker 3 (30:35):
So I love that, I love that, I love what
I do.

Speaker 2 (30:38):
Yeah, No, you you seem to be very well versed
at it as well. I'm curious you how did you
get into doing what you do? Not everyone is capable
of doing what you do. You have to have a
special compassion for people. You have to have that gift
that human touch, the ability to have empathy and sympathy
as one, but to also look past people's shortcomings, you know,

(31:00):
as my father used to say, God rest is soul.
He died it ninety seven and twenty twenty. He was
my best friend, and he had ninety five He was
still going to the gym, walking, working out, and then
he got cancer. Then he had Alzheimer's. Was it was
brutal at the end. But he used to say to me,
he used to say, it's not about the quality of
life that you get and the quantity of life you get,

(31:21):
but it's the quality of life. And he used to say,
and the best of us is a little bit of bad,
and then the worst of us is a little bit
of good. He was just a really open minded guy,
very very well liked and very well respected. I love that,
and I can see I can feel that. I get
that aura from you. You just seem to attract people
to you because you know, you seem to be a
loving spirit, and obviously, you know, when you're helping individuals

(31:44):
overcome some things that can you know, not everyone can
deal with those things. Some people go into a shell.

Speaker 9 (31:50):
Yeah.

Speaker 3 (31:50):
Absolutely.

Speaker 9 (31:51):
Well, you know, way back when I got into this
because I was, you know, I was kind of struggling
with my my own illnesses and symptoms. For as long
as I can remember, I had digestive issues. Nobody wants
to talk about that, but I mean that's that's kind
of where it started with me, from a very young
child and you know uptil you know, in my in

(32:15):
my teenage years and having you know, issues with hormones
and menstrual issues and stuff like that, not realizing that
it was kind of all related to my digestive the
digestive chaos that I had going on. And I always
had had an interest in nutrition for as long as
I can remember, so I kind of got into that.

(32:38):
I became a nurse, and you know, really early on
into nursing school and into clinicals, you know, I thought, wow,
it takes a really special person to do this, and
maybe you know, I'm kind of more interested in what
keeps people well rather than providing the medical intervention for
them once they get sick. So I'm I'm interested in

(33:00):
the things that keep them out of the hospital kind
of thing. So so, after working for about four years
as a nurse, I left my nursing job and I
started really diving into research of holistic modalities and different
things to help people, you know, heal themselves. Because once

(33:22):
we get into you know, the medical realm, and you know,
God bless the you know, doctors and nurses and all
those in the medical field when we need them, but
there are so many things that we can do, you know,
to optimize our own wellness.

Speaker 2 (33:38):
Well, we got about a minute left, so okay, I
hear that music. Is what it's like for you to
do is give out your contact information, let people know
how they can get a hold of you. Okay, And
if there's anything going on that you're doing that you
want to announce, or if there's any promotions or incentives
you have right now that you want to share with
the listening audience, go ahead and do as such before
we sign off this morning.

Speaker 9 (33:57):
Go ahead to okay, all right, we're probably the easiest
way to get in touch with me is my website.
It's a www. Dot Second dash wind dash Wellness dot
com and there I have a Leaky Gut starter kit
that you can download for free, and it there's a

(34:18):
leaky Gut quiz you can find out hey, even if
you don't have digestive symptoms, you may have leaky gut.
The quiz will tell you. And then I have my
eight top tips for you to weave into your life
so you can start feeling better. And I have a
tracker sheet that you can keep track, and there also
is an option there to get on a quick free

(34:38):
call with me just for you. And I do have
a promotion coming up. It's called Sale into Your Sexy.
It's a free five day challenge and it's easy and
it's fun and you can sign up at www dot
sale into your Sexy dot com and that runs from

(34:59):
Monday day, June sixteenth to whatever the Friday is so
and it's free and it's fun.

Speaker 3 (35:04):
I love it. That's awesome.

Speaker 2 (35:06):
Why once again, folks, it's been Denise Sherman, second win Wellness.
I want to thank you for being with us this morning.
We're now signing up on Saturday, the seventh of June
from West Palm Beach, Florida here at iHeartRadio where we're
now streaming on the iHeart app.

Speaker 3 (35:18):
Thank you, Denise, thank.

Speaker 9 (35:19):
You for having me.

Speaker 11 (35:23):
Hey, this is Melissa Kricci. I'm a licensed and insured
local insurance agent. So one thing worth mentioning is the
annual enrollment period for Medicare Advantage did end back in December,
which is known as plan changing season for those on
a Medicare advantage plan. But I do like to remind
all my clients that you have the Open Enrollment Period

(35:45):
or OEP available to make one plan change up until
March thirty first. So if you're unhappy with your current coverage,
give me a call. Can reach me at five six
one two eight seven zero four Z year of six
all their.

Speaker 2 (36:01):
Text Good morning, welcome back to the show. It is Saturday,
June seventh, twenty twenty five, and we are privileged to
be here this morning at iHeartRadio on West Palm Beach, Florida,
where we're now streaming on the iHeart App. I'm Rob
the director of Operations with the Greater South Florida Chamber
of Commerce. This is one of our weekly radio programs
the best of South Florida business have with us.

Speaker 3 (36:20):
A new member.

Speaker 2 (36:21):
His name is John Whiteenberg, and he is the CEO
and founder of the LEXK Group. John, I want you
to get right into it this morning. I want to
do a series of questions with you this morning, and
we'll be doing a series of interviews with you over
the course of the rest of this year and for
hopefully years to come. But your organization is real estate based,
and I know part of it has to do with scaling.

(36:42):
It surrounds real estate investment. Can you touch on that?
But before you do, what I want you to do
is give out your pertinent contact information, web address, social media,
call signs, best phone number to reach you, and then
give us a little background on your organization, what you're
doing and how you're doing it, because obviously you're doing
it very well.

Speaker 12 (36:59):
Absolutely thank you for having me. So the best way
to reach me is Lexkgroup dot com. Also John Whitenberg
dot com. That's spelled w I j T E N
b U r G, So that's the best way to
reach me.

Speaker 3 (37:14):
I'm also on LinkedIn.

Speaker 12 (37:15):
But for me, you know, I started out in the
business back in twenty twelve in hotels doing institutional real
estate acquisitions, went into asset management, raising capital et cetera.
And then when everything collapsed in twenty twenty, I joined
up with a buddy doing extended state economy scale hotels
and these were pretty much like transitional housing people coming

(37:39):
into homelessness or leaving homelessness, low income, fixed income, and
some of the traveling trades, and you know, did that.
We built that up to about eight properties, and then
at the beginning of twenty twenty four I left there
and started doing consulting and asset management for hotel owners.

(37:59):
And you know, one of the biggest things that I
figured out is that a lot of the challenges that
I had growing those businesses, I found a lot of
our clients had the same kind of issues. And you know,
once you get to about usually around three to eight assets,
depending on the on the intensity of operations, usually everything

(38:20):
runs through the founder or through the founding partnership. And
you know what I discovered is you have to have
the systems, the workflows, the people to be able to
grow beyond that barrier. And so we started doing a
lot of consulting growth consulting to put those things in place.

Speaker 3 (38:40):
That's very important.

Speaker 2 (38:41):
And obviously I know you're well versed in this because
I know there's a number of people that may try
to I don't want to use the word shadow, but
try to take a footprint of your business plan or
your business model and try to coincide it with what
they're doing. But the fact that you're working with established

(39:02):
entities and that you have done this for a considerable
period of time in a successful fashion not everyone can
lay claim to that. So that's extremely important. What do
you find to be some of the more rewarding aspects
of your job and what are some of the things
that your obstacles that you have to overcome, Whether it
could be the current climate that we're experiencing, whether it

(39:22):
could be new things, regulations, new laws, whatever it may be.

Speaker 12 (39:26):
Yeah, absolutely, So the most rewarding thing about what I
do is just seeing people be able to break through
and grow beyond their various limitations. And that growth can
look like either they gain more freedom to spend more
time with their family, or they gain the flexibility to
grow their platform to fifteen twenty thirty assets or more,

(39:50):
or bring on new investors or bigger investors. And so
that's the thing that's really rewarding for me. As far
as challenges. Right now, there's a lot of challenges in
the real estate mark and it's geographic, it's subclass type.
I mean, there's various issues. One of the biggest is,
you know, right now, in hotels. I was on a

(40:10):
call the other day with Trimont and CW Capital, big
special servicers, and they said that fifty percent of the
assets coming into special servicing these days are hotels and
a lot of that has to do with what happened
through the COVID and the pandemic period. They delayed and

(40:33):
deferred a lot of their property maintenance, they didn't put
in they put in fragile capital structures, and so now
a lot of that is coming home to roost. And
we're looking at the consumer now making sure that we're
going to make the right investments in order to keep

(40:53):
them engaged and on the property. And so that's where
we're seeing a lot of the challenges. It's nothing that
we can't over come, but you know, we're definitely putting
together a bunch of rescue capital options for folks in
the market, as well as coming up with creative ways
to restructure and do you know, run your business a

(41:15):
little better.

Speaker 2 (41:17):
And obviously, are there any restrictions or limitations on the
type of clientele that you work with.

Speaker 12 (41:24):
So on the on the investors side, we exclusively you
work with experienced commercial real estate sponsors. So we're not
the type. We're not the coach or the consulting group
that's going to bring you into the business. There's there's
a ton of those out in the world. We're the
ones that take over once you're you're in the business, correct.

Speaker 3 (41:43):
And then and then on.

Speaker 12 (41:45):
The investment side, we work with high net worth investors,
family offices, you know, those folks who are looking to
access the hotel space.

Speaker 3 (41:54):
Is there a minimal investment amount that's involved.

Speaker 12 (41:57):
Typically it's somewhere between fifty thousand, hundred thousand dollars per deal.

Speaker 3 (42:01):
Yeah, that's good, that's it could be very lucrative.

Speaker 2 (42:04):
Yeah, you know, what's your take on the national climate,
national real estate market? And obviously you know we have
our own market here in Florida and specifically South Florida
where it seems to always be lucrative.

Speaker 12 (42:18):
Yeah, so there's there's certain markets that are better than others.

Speaker 3 (42:21):
As you know, well, we got about a minute left.

Speaker 2 (42:24):
I mean, what I want you to do is give
out your contact information again and anything you want to
share with the listening audience how they can get a
hold of you until we have you on next segment,
because we look forward to conducting a series of interviews
with you and having you out at some of the
upcoming events.

Speaker 12 (42:37):
Absolutely so, I'm launching a new book on July first.
It's called the cre Growth Blueprint, where I teach people
how to install the cre Growth operating system. You can
find that at John Whitenberg dot com. And then my
website for my business is Lxkgroup dot com where you
can sign up to the waitlist for our investor.

Speaker 3 (42:58):
John.

Speaker 2 (42:58):
I want to thank you for being with this morning.
It's been a privilege, have a wonderful weekend, and we
look forward to having you on in the next segment.

Speaker 12 (43:06):
Thanks for having me.

Good morning, Welcome back to the show. It is Saturday,
the seventh of June twenty twenty five. We're privileged to
be here in West Palm Beach, Florida this morning at iHeartRadio.
We're now streaming on.

Speaker 3 (43:53):
The iHeart app.

Speaker 2 (43:54):
I'm Rob the director of Operations with the Greater South
Florida Chamber of Commerce. This is one of our weekly
radio programs called the Best of South Florida Business have
with US corporate Trustee Ambassador Carl Smith. He represents Next
Dental Senior Care and he's also a professional business coach.
He and his brother are going to be doing a
grand opening. They have a new location opening in July,

(44:17):
I believe on the seventeenth, if I'm not mistaken, at
twelve thirty North State Road seven in Lauderhill, Florida at
three three three one three. And they also have an
established location that they have down in North Miami Beach.
What I want to do this morning, Carl is get
out of the way, give you an opportunity to introduce yourself,
give about your contact information, the best way for people
to get a hold of you, and let's talk a

(44:38):
little bit about what's going on, because I know you
have hybrid things happening.

Speaker 14 (44:40):
Go ahead, sir, all right, sounds good. So yeah, my
name's Carl Smith. I'm the VP of Development with Next Dental,
where a family owned practice. We've been operating now for
over forty years, and we're here to serve the senior
community out here. Started off in brought in Miami Dade,
and now we're in Broward County.

Speaker 3 (44:57):
So we're excited.

Speaker 2 (44:58):
Should be absolutely congratulations to you and your brother with
what you have going on, you know, and obviously in
over forty years of serving the community. I know you
accept Medicare plans and you do the different nationalities and stuff,
and you have the new location. And one of the
key things that impressed me most about your organization, you
provide transportation. Not too many dental offices do that.

Speaker 14 (45:20):
So no, no, So most dental offices don't really offer transportation.
A lot of them are not too fond of accepting
Medicare just because of the challenges that might come along
with that. So it ends up leaving our patients or
other patients with a lot of out of pocket costs,
but we have an in house dental lab. We can
actually do work on the same day or next day,

(45:41):
so it leads to fewer dental visits. And when people come,
we'll work with their medicare so that way they don't
have to pay out of pocket or they can pay
less out of pocket. And like you just said, the
transportation is just a cherry on top. You know, if
we're working with seniors that don't have a way to
get to us, we can make sure we can get
to you, get you to us, and then get you
back home safely.

Speaker 2 (45:58):
That's so important with everything that's going on in today's society,
and obviously with the new grand opening, you got to
be excited about.

Speaker 3 (46:05):
That, correct, Oh, we're excited.

Speaker 14 (46:06):
We're expecting between two hundred to two hundred and fifty
people that are going to be in attendance. We'll be
giving away prizes, we'll be giving tours, we have some
we have some gifts that we'll be providing as well,
and people can get set up for their care exams
where they can just come in for just a general
cleaning if that's what they need or if they're experiencing
complications or pains that they want to tend to, we

(46:28):
can get them scheduled in so that they can get
all that stuff taken care of.

Speaker 3 (46:31):
And it's on July nineteenth, correct.

Speaker 14 (46:33):
Yeah, So actually we actually just had the dates shifted,
so we're going to be pushing it back. It's going
to be on August sixteenth, Ok, all right, August sixteenth
is going to be a Saturday. We're going to be
doing it at twelve o'clock, like you mentioned, we're going
to be going till about four pm, and we're gonna
have food prizes, we're gonna be giving away special gifts,
t shirts, giveaways, we're gonna be giving tours.

Speaker 3 (46:53):
So it's gonna be a great time.

Speaker 2 (46:54):
Well, that's going to give us an opportunity and give
us time to get some commercials cut so we can
run it on our pro here and then on the
new radio programs that we're rolling out that I was
telling you about as well. So that'll be very interesting.
I'm looking forward to doing that with you, and obviously
I know you'll be promoting that with us on the
twenty eighth and twenty ninth of June out at the
Sawgrass Mills Mall for the big event we're doing there,

(47:16):
and then we just booked an event on July seventeenth,
which you'll be involved with, the business Expo. It's a
business to business expo perm Yeah, professional business services. All
industry classifications are welcome well with keynote speakers, you being
one of them. And we'll be at the Charlotte Burry
Center on July seventeenth, and then on Monday or Tuesday
of this coming week, we'll be announcing a date in

(47:37):
either September or October at the BEHMR and Port Lauderdale.
We're really excited about that as well.

Speaker 14 (47:42):
So yeah, definitely exciting time. I mean, definitely love being
a part of the Greater South Florida Chamber here with
all the local professionals that are there. We love all
the events that you're putting on and the way that
you're tending and serving the community. So for people that
are looking to get plugged in, this is probably the
best thing that you can do.

Speaker 4 (47:59):
Right.

Speaker 14 (47:59):
You want to make sure you get plugged in.

Speaker 2 (48:01):
Appreciate that car We really do and always striving to
do better. Obviously, you know, you get into the summer months,
it's a little slower as January through April is always
real busy, and then obviously when you get into the
latter part of the year, from the last month of
the third quarter September going into the fourth quarter October, November,
and December, it's all it's extremely busy. So we have

(48:23):
a lot of stuff going on. We're really happy to
be working with organizations like yours, and you know, I'm
just pumped about working with you and your brother and
giving you guys an opportunity to plant your flag through
our network. And we're really excited about that. And you know,
you had the privilege of coming to our office for
the networking lunch that we did on the twenty ninth

(48:43):
of last month, and you know, our office is capable
of holding thirty five to fifty fifty to one hundred
people comfortably. That's kind of what we're looking to do.
We want to start the health councils back up, and
then obviously we're looking to do the evening networking stuff
like you and I. I had talked about it when
I plan that at different facilities, whether do pop ups

(49:05):
or just have people come out for orderbs and business
card exchange and refreshments. But there's so many different ways
to have you get involved with what we're doing. And
I'm really excited about the collaboration with you and your
network because of the fact that you're so well bursed
at what you do as a coach, on top of
the fact that you and your brother have a very
successful dental practice.

Speaker 14 (49:25):
Most definitely, most definitely so for me, the last eighteen
years has been absolute pleasure and a privilege.

Speaker 3 (49:31):
I've been able to.

Speaker 14 (49:32):
Start off in the world of business development, go through
some growing pains, achieve my breakthroughs and personal accomplishments, and
then teach other people to do the same. So for
the last fifteen years, we've been putting on training events,
coaching programs to help people improve in the areas of
leadership development, business growth strategies, and financial planning. And it
was a blessing when my brother got out of dental

(49:52):
school that we could actually partner up together to be
able to grow the dental practice and grow that business.
So we're always looking for ways to serve and impact
the community for seniors that are there. You know, fifty
percent of seniors over the age not even seniors, people
over the age of fifty are experiencing some type of
gum disease, which can lead to oral health issues, but
also overall health issues with your whole body. It can

(50:13):
lead to heart attacks or cardiovascular disease. It can lead
to you getting Alzheimer's disease and memory loss. It can
lead to you developing different types of cancers like blood cancer,
pancreatic cancer, kidney cancer, and most people are not aware
of this, but the education is what allows people to
take preventative measures. So when we're out here serving the community,
and we're serving seniors in our community, a market that

(50:34):
tends to get neglected because of the fact that they
don't have a lot of income and discretionary income to
invest into their oral health. They get left with plans
that a lot of these other dentists are not taking.
So we decided we want to do something different about that.
And when we get to partner up with nonprofit organizations
and other entrepreneurs that I also get to affect and
impact and help them just grow their businesses and achieve

(50:57):
their top goals and realize their dreams, everything just really
comes together in a beautiful way. That's why we're so
excited partner with you, Rob and the rest of the Chamber.

Speaker 2 (51:05):
