always do. We always you know, we're gonna be you know,

I like to think they're coming there to see me
in my old forty two truck, but we all know
why they're there.

The fact that the horse got invited to the Saint
Patrick's State parade. My last name is mcgiffern. My mother's
maid name was oh Faky, and I didn't get invited,
but the horse did. Yeah.

But you know, excited Sam was though. She was like screaming,
which you found. I'm like, oh god, the invitings.

So we canceled the other parade.

We're going to this one man that's aws and it said,
huge voice, it is and the weather will be it
would be a little windy.

Yeah, we got well, I got little notice that they
sent Sam. She goes out. They're asking us not to
put decorations on right away and kind of hold off
and unless they're really really secured, you know, kind of
hold off. So you know, so we're not stuff going
all over the city, but they don't fix them out
our winter talking about.

Property Inspection Ryan Engfeld.

How are you good morning?
Speaker 1 (03:34):
How are you good a home inspector? It's good to
see you again. How is business?
Speaker 5 (03:38):
Business has been absolutely fantastic. Usually we have a little
bit of a winter slowdown, but we have not felt
that this year. The market is still very strong and
we do all different types of things besides Home Inspections
and we have been very, very busy.
Speaker 4 (03:52):
It's been great.
Speaker 1 (03:53):
Good for you. You guys are going to be involved
with the Home Garden Show coming up I think next week, right,
it's yep. Yeah, it's going on for March twenty first
through the thirtieth. They're closed Mondays and Tuesdays. But man,
it's a long, really good show. It is a fantastic show.
Some of the things are landscaping, guys. The things that
they do and set up are absolutely incredible, stunning. If

you haven't been to the show, go you need three hours,
three hours to walk the show.

It takes a whole building. You know, a lot of
shows you do almost the whole two thirds of it,
half or two thirds or third or something. Yeah, you
do a whole building.

guy coming out of the bullpen. How you doing all right?

I'm doing real good. Thanks a lot for having me
on the show.
Speaker 1 (05:19):
Yeah, so far, so good. You're how long you've been
with National Property Inspection?
Speaker 6 (05:24):
Been there for six years? Loving it, love a little
bit of outside inside. And you're in Wisconsin, Sophie complain
about the weather. Then you're in the wrong state.
Speaker 1 (05:32):
Well wait ten minutes. Yeah, that's the old thing. It'll change.
What did you do, Joe? What did you do before this?
Speaker 3 (05:39):
A lot of stuff. I was a nine one one
dispatcher for a while. Garbage man, you name it? Kevia
Jack of all trades.
Speaker 1 (05:45):
Yeah, and you found yourself a home.
Speaker 3 (05:48):
I do. Yeah, you like it a home looking at homes? Man,
I love it. I love it.
Speaker 1 (05:53):
And I asked guys like you, can you go to
buddies like, you know, you bought a new home and
you just going to walk in to go to like
their first party, their househarming party. Can you just like
enjoy yourself or you looking around?
Speaker 3 (06:08):
You can't help it. You look around, you bite your
tongue a new home or not? I mean, yeah, yeah,
it is what it is.
Speaker 1 (06:16):
You know, there was a while there where houses were
just jumping right and people were waving their inspection. What's
your thought on that?
Speaker 6 (06:25):
You know, it's what it's what happens the market becomes
such a buyer's market. You get four offers on a house,
and you know, one one says they don't want a
home inspection. That's who they go with. So unfortunately that's
what's happened. But like Ryan said, we we have a
lot of eggs in the basket and we do a
lot of other things and we've been staying real busy.
So it's been a blessing working with MPI.
Speaker 1 (06:47):
Think before we went on the air, you were talking about,
and I was. I just caught part of it. But
a buddy of yours was either going to buy a
house and he sent you some pictures and you said, no, no,
you got to look at this again. Oh yeah, there
was like a home special.
Speaker 2 (07:02):
People people think brand new homes passed. They usually almost
always fail, you know, and I probably, you know, I
gotta be careful because I'm heavily involved with the UH,
with the with the NBA and everything. But just a
guy send me a pictures brand new home and oh Creek,
you send me pictures? Is yeah, Binger, what do you
think about this? And I go, well, that's wrong right there.
And they's like, you know how much you want to
(07:23):
fix that? You know you have to this will stay Wisconsin.
You you have to let the contract. He has the
right to cure, you know, the right to fix it.
But just from a picture, if I can see, just
from a photograph. But that's what I mean. These are
home inspectors, and you know the Wahie, Wisconsin Associated Home
Inspectors Organization. They do training every month, right so they
know what they're looking at and that's what they're doing.
(07:43):
I'm one of the people that tell them that that's bad.
So that's the first thing he said. They want to
just verify that that's you know, a defect.
Speaker 1 (07:49):
Hey, Ryan, from doing doing this show and hanging out
with them, going and talking to guys like you. When
when wife and I decided to sell our house few
years ago, it took me three years to convince her
to move and then she said, I'll tell you what,
you you get everything done because we're there thirty years.
If you get everything up to date and we can
(08:11):
pass you know, have a home inspector come in and
we can pass it, then we let's do it. So
we had, you know, we had some work done, we
had a hole, we had Creative Construction come out, we
had Randy Miller come out, we had Current Electric come out,
we had dinedvand Jordan's had come out, and we got
everything done right.
Speaker 4 (08:29):
Sometimes it's not what you know, it's who you know.
Speaker 1 (08:31):
Well, thank goodness, thank goodness. I yeah, I think I
think a couple of them gave me a deal. A
couple maybe now, but that's okay, sure, Yeah. Mancuso Chris
Mancuso was the last piece of that because we saw
a crack, but because of who my wife is more
than me. Her deal was, let's get everything where we
can pass, and we have a home inspector come out
(08:52):
and go make sure you look at this or look
at that, and then we'll go ahead and sell the house.
Speaker 5 (08:58):
You know, other guys you just said, those are the
true professionals within the industry. Those are the guys that
teach us as home inspectors were generalists, and those are
the guys that teach us to make sure that we're
not missing those things.
Speaker 6 (09:09):
Yeah, and going back to the home inspection stuff, it's
you can't emphasize it enough on the importance of a
home inspection. I just did an inspection yesterday on an
eleven month warranty, and you find a lot of things.
It's human nature. A general contractor hires contractors and you
miss stuff, and you know the importance of a home inspection. It's,
(09:32):
for instance, it could be a really good home, but
there's a lot of backdrafting from a water heater. It's
something you're not going to see when you're walking around
the house. You're looking at you know, is my kids
bed gonna fit here? And is this a you know,
electric washer gas one? But a backdrafting of you know
your water heater is a major health hazard, or if
(09:52):
there's that proper flashing on the on the window, you
might not see it right away, but there could be
thousands and thousands and thousands of damage just a couple
of years down the road. So by getting that home inspection,
you're really protecting yourself. So I would just encourage everybody
if you can't get a home inspection, be very very
very cautious. And you know it's just something you don't
(10:13):
really want to risk.
Speaker 1 (10:14):
It's too expensive, don't you think it's If you don't
get it done when you're buying a house, it's going
to end up costing you a lot more money.
Speaker 4 (10:23):
Absolutely.
Speaker 5 (10:24):
I mean all houses are going to have maintenance stuff,
and you know, we encourage two post inspections no matter what.
Speaker 4 (10:29):
If you get through the process and everyone understands.
Speaker 5 (10:31):
You want to clean this deal to actually buy the house, right,
But it's something as a homeowner you can have responsibilities.
Those are the things that you want to know about.
And as a home inspector, we're looking for health and
safety issues along with just making sure everything is working.
It is intended to be you.
Speaker 1 (10:48):
Know, I a long time ago, my son they were
buying their first house and we're on We're at the
other station, but we're on this show and we had
Howard Rawell from Royal Chimney, and my son sent me
a text like about this time and said, hey, you
know they said there might be an issue the Chimmey
what do I do with that? And I learned out
of the air and Bingo's like, have Howard go over there?
(11:10):
And I go. So they send a couple of pictures
I show him to Bengo. He's like, you definitely want
Howard to go over there. So after the show, Howard
like drove over there, sure, and said, here's the issues.
Either you know, they can take some money off the
price or they can get it fixed, but you're going
to want to make sure that we're doing it because
here's the issue.
Speaker 4 (11:28):
Howard is a true guru.
Speaker 5 (11:30):
Right, and we recommend what's called a level two inspection
during every time, no matter what.
Speaker 4 (11:36):
It's just for health and safety stuff.
Speaker 1 (11:38):
Howard. I got a text last week from a friend
of mine lives in Hartford and said, Hey, any chance
you have somebody in this industry, and I go, he's
the guy. He's been to the White House like thirty times,
so if he's doing the White House, he knows what
he's doing. And I had her call Howard and I think,
I think it's okay that I passed along Howard's cell
(11:59):
number and that is office number. And I'm sure you know,
seven o'clock at night, my friend's calling him saying, hey,
we're having this issue, but mcgiffrey gave me your number,
and he's just like, that's fine, we'll figure it out.
But that that saved my son a bunch of money.
And for us to do it, because my wife wants
to be able to sleep at night, doesn't want she
never wants to think that, hey we got over on somebody.
(12:22):
Let's get all this stuff done now. And that way
we have the home inspector come in tell us anything
else we're missing, so that when the potential buyer, we
can either show it to them or they can have
their own. And that worked out really, really well. I
think people have to understand, I know you love the house.
You know you can wait a month you'll find another
(12:43):
one you love, or even a week, but make sure
that you're getting that dead inspection. I just think that's
so important.
Speaker 2 (12:48):
That happens from everything, even like outlets. People have an
outlet that they never used ever, right, you ever use
it ever? I guess my guy will check in finals defaulty.
You know, he can start a fire. I mean, there's
things that can happen. And I've been to I've been
on both sides. I've been with the guys. Well, you know,
I said, man, your home inspector should have picked this up. Mister,
you don't want to stand. We were there's eight people
(13:09):
ahead of us that offered just as much money, and
they all waved a home inspector. So we had to
offer more money and wave the home inspector, you know,
and that's all the ways they don't get a house.
Speaker 1 (13:18):
Do you know what was interesting through that process? And
we had Chris Mancuso come up because we saw a
crack in the basement and I said, you know what,
I'm not messing with this, Like, let's just put the
beams up the entire basement. Let's just get them. And
so we had it done and the first three or
four people that came through the house, three of them said,
you know they do a little right up. Here's the
(13:38):
reason we're not making an offer. Those beams. Well, we
would keep the twenty five year warranty that stays with
the house. And I'm like, this thing is costing us.
And then the next person that came, I happened to
be there and I got a chance to I thought,
if they, if these reallys can't sell my house, I
certainly can't. So I happened to be there and I said, hey, guys,
(14:00):
see you know the beams, here's where the crack was.
And instead of just trying to fix that one wall,
we did this to make sure that you would have
no issues for the next twenty five years. And they went, well,
thank you for telling us, and they went through what
Chris had left and that's the people that bought the house.
(14:20):
So it was I'm glad we did it that way
because the people that bought the house walked into a
house that was completely updated in that kind of stuff.
The electrical was great, the plumbing was perfect. The beams
we even moved a couple of things in the basement
to make sure the beams were the right. Well we didn't.
They did. Yeah, yeah, trust me, man Crusso he took over,
(14:42):
like you can't believe. The funny part about that with
him is he said, look, we once we get all
this pre stuff done, I'll send my crew over at
eight am and we should be done, you know by
you know, in the day. And I'm like, really, I
came home for lunch and they were done and it
was spotlight. I was like, you got to be kidding,
(15:02):
and I called Chris. He goes, look, pre COVID, we
could take a week. We could be in somebody's house.
We'll spend two hours in this house, go to that house.
Now when COVID had people want us in and out,
they want us in and out. He said, I send
my whole crew. We do we do that job. He goes,
we got two jobs done that day, yours and another
(15:23):
one down the block. And instead of taking a week
and doing two hours here or two hours there and
sending three guys, I send my whole crew and we
get things done. And he said it's been really It's
made us become way more efficient. And I think, looking back,
I was kind of mad at my wife for making
us go through all those jump through all the hoops.
But when it was done and they brought their home inspectrum,
(15:46):
there was one our front window that we needed to
make a change with, and we ended up just bringing
the price down a little bit, and they never put
the window off. They just took they took the discount,
which was fine. Don't care, but I think that that's
the way. Do you have a lot of people who
are selling the house that have you out or is
it more people that are buying the house usually transactional.
Speaker 4 (16:09):
The market has changed a little bit.
Speaker 5 (16:10):
It's softened a little bit where guys are actually able
to do home inspection stuff. So we do find some things,
but we never know the negotiating side. Our goal is
to make sure that we inform our client how the
house is functioning. I always say I don't know the
negotiation siety, and I don't want to know it. I
want to make sure you understand how the house is working.
Speaker 6 (16:29):
And if you're out there and you've purchased the house,
and you know you waived your inspection just so you
could get the house, you know, we do offer post
purchase inspections too, so we could still come in there
look at your house with the same eyeballs. And now
you can kind of treat our inspection as your bucket
list things to take care of. Find out what exactly
is the most important thing that you should stick your
(16:51):
money in to repair up the house and kind of
just take it from there.
Speaker 2 (16:55):
I have people do that.
Speaker 6 (16:56):

Yeah, we're closing on on in October fifth, about noon. Right,
I'm gonna see you at one. They want me right
there because they want me there because they weren't allowed
to send anybody over there ahead of time. And they
know they got to fix stuff and they want to fix,
you know, before they move in.
Speaker 1 (17:10):
And Joe, will you tell them what are you know?
The Hey, here are the first three things you got
to get you now, and then as you kind of
move in, you might want to look at this, you
might want to look at that, But will you star
at least tell people here if you're if you're buying
this house, here are the first three things you need
to accomplish.
Speaker 2 (17:27):
I read you because I get to read paps of reports,
because when the people write a report, I read reports.
So I actually have stuff they'll say like monitor, we
have an area that it looks all right, but you
might want to keep your eye on it though. I
actually we'll point those all.
Speaker 3 (17:38):
Two yeah, exactly.
Speaker 6 (17:39):
So anything that's you know, health and safety, we do
prioritize that. Defective things it's labeled defective needs maintenance, and
like Bingo said, kind of more monitor. Hey this rough
it looks about twenty years old. It's got a lot
of granular loss. Just a little repairs. You want to
start budgeting because five ten years down the road you're
probably getting need a replacement. But yeah, these things you

need to take care of right away.
Speaker 1 (18:02):

We're coming live from the Dotavan and Jorgans and Heating
and Cooleen Studios at Mike McGivern alongside Bingo Emmons. He's

They are both home inspectors with National Property Inspections. Hey,

Ryan Environmental Services. Can we talk a little bit about
that segment you guys obviously very important to you. You
guys are part of Step Beyond Green. You know, if
you want to meet these guys at Home and Garden
show coming up again a little bit later in March
March twenty first through the thirtieth at State Fair Park.
But let's talk about that part of your business.
Speaker 4 (21:00):
Yeah.
Speaker 5 (21:00):
Absolutely, so one of the things that we kind of
saw calling for with especially post COVID, right everyone was
in their homes and everyone's having health issues and that
sort of thing. So on the environmental services we were
able to think outside the box and people that an't
having health concerns. We take our home inspection knowledge and base,
we go outside the box a little bit for environmental
stuff and we can come in and kind of help.
(21:21):
There are some folks who do work with some doctors
and they're having some testing of things done.
Speaker 4 (21:26):
What we're able to do during our environmental.
Speaker 5 (21:28):
Services process is actually correlate certain things that we might
be testing for for labs and get some samples back.
They can correlate sometimes with their direct symptoms that they're having.
Speaker 1 (21:39):
Hey, Ryan, can I ask you this? We My wife
had made a comment the other day that said, hey,
do you know that we seem to sneeze more in
the condo than we did in our house and maybe
we should get to have somebody come do duck cleaning.
And I talked with Scott Fisher from Donovant, George seeing
any cooling. He said, look, being in a condo, I'm

not quite sure that we can do that. Are you
guys able to come out and and do like an
indoor air Yes, there's something for ely.
Speaker 5 (22:10):
Yep, there's a couple of different ways to do it.
I'll not actually Joe talk about some of the equipment
that we can use.

Yeah, we kept him for a second second. Yeah, I
know you're nobody more surprised than you on that one.

So let's talk about that indoor air quality. And I
think people have to understand the importance of that.
Speaker 3 (24:15):
Yeah.
Speaker 6 (24:15):
And we talked about COVID earlier, and it's something about
staying inside the house. A lot of people are finding
that they're sick inside the house. And with the condo thing,
it kind of brings up the newer houses too. They're
more tight, so they don't breathe as well. And you know, mold,
it needs three things to groan and to become hazardous.
(24:37):
It needs a food source. It needs the right temperature
and humidity. Well, the food sources everywhere, right, it's in
all the construction material. The temperature they like what we like.
They like between sixty and eighty degrees fahrenheit. The one
thing that they really flourish with is the moisture. They
like it above sixty sixty percent relative humidity. So when
(25:02):
we come in there with the indoor air quality with
our eyeballs for that, we're looking for a lot of
things that have to do with moisture, any leaks from
the outside. We talk a lot about home inspection stuff
that we do in the beginning of this segment, and
we approach the house inspection with indoor air quality through
(25:23):
multifaceted glasses. So we come in there with the home
inspection glasses, We walk the roof, we look for grating
at the exterior, we look for flashing on the exterior,
make sure all the windows and doors are installed properly.
We look for plumbing leaks on the inside, and the
tools we use help us to see the things that
we can't see with our eyes. So we use the
(25:44):
infrared to look for any kind of temperature anomalies, for
insulation missing in the walls and the ceiling, or any
kind of stains or active leaks, and the monitors tell
us for numerous things that are hazardous air quality things
such as for mal the hide, volatile orgain compounds, particulate matters,
(26:05):
and it gives us a reading of all those fairly instantly.
Speaker 1 (26:08):
And the newest one right on, yeah, right on, and
before we're going to get to that, do you know
the first time on any of the shows I've done,
when with with you guys for for this type of show,
we talked about mold and it was with you and
I And was it Sam who came in? Somebody somebody
(26:28):
came in to talk about the work that you guys
did with mold.
Speaker 2 (26:33):
Yeah, okay, Well that's actually the whole lady behind the
whole step beyond Green. We brought her in.
Speaker 1 (26:37):
No, this was back at the other station and it
was really all of a sudden. We talked about it
and the problem with with mold and how people freak out,
and a lot of times it can be taken care
of without a huge expense, but there are times that it.
Speaker 2 (26:54):
People and it happens to it. That's one of the
things about plaster. Plaster gets mold, you can pretty much
wipe it off, right. But the problem with drywall is
is his paper is a food source and once it
gets in there, it cannot be cleaned. It has to
be removed people. People do us all the time or
do they think you buy that special paint. We buy
a special paint from one of those from those black
stores that say, you know, mold mold killer. You know,
(27:17):
read instructions. The first thing it says on here it
must remove all mold first. Okay, there is no special paint.
There's only one way to get rid of mold and drywall,
and that's to remove it.
Speaker 1 (27:24):
Hey, if somebody Ryan, somebody calls you guys in to
do an inspection on that, can you talk a little
bit about that process. I mean, if somebody sees, you know,
in the basement, you've got the brick walls and you
see some black there and right away they they you know,
kind of freak out because you certainly do not want
all that.
Speaker 2 (27:42):
It's also you guys talk about the white people see
like the white the white stuff on it. People don't
realize what that is.
Speaker 5 (27:49):
Yeah, So in the basement, you can't have effluorescence, right,
and it's it can get a little furry on the walls.
Speaker 4 (27:55):
There's line when there's minerals and things in.
Speaker 5 (27:57):
The black and there's too much water can move through
the black and it hits the surface, it can get
a little fuzzy and they can actually push the paint
off depending on how much water is coming through there.
And everyone thinks that it's molder microbio growth, right, and
we try to go make sure that this is not
what this is. So my background is firewater restoration and
one of the things that we all was looking for
for the aspect of and we have hole through a
(28:18):
questionnaire for all of our clients to make sure was
there any previous water losses, Was there anything done, was
there anything that was leaking anything that they're aware of.
It kind of gives us a starting place, but we're
also looking for in basements, is there obvious water staining.
Is there obvious microbial growth that's on the on the
framing air sept But from the outside, we take a
(28:38):
look at the whole picture.
Speaker 1 (28:40):
And you can catch people who are just trying to
They just paint their basement real quick, right to make
it look better. I was told, good luck with that,
because you're gonna get caught to And that's who we
had to make sure that.
Speaker 2 (28:52):
You know, we didn't just try to put as home inspectors.
They can't do this, but they can do They can
call professionals like me or Chris and we can rubble
wall and that'll get a wait for popping on it
just comes guy.
Speaker 1 (29:05):
You guys, do you guys do partial mold inspection or
full mold? I'm on you on your website. What's the difference.
Speaker 4 (29:11):
Depending on the client. It depends on what they need.
Speaker 5 (29:14):
Some clients actually have some health concerns and they want
the whole gamut of everything where we can do inter
air quality testing and also some duck testing and send
some samples to labs that kind of correlate.
Speaker 2 (29:24):
With how do you test the duck? Get get the
quack one?
Speaker 1 (29:28):
You got to catch the first well done? Hey, you
had talked about the radon testing and obviously it's a
big part what I I don't think people understand second
leading cause of one catch here and you guys do
a lot of a lot of raid on testing, I
would assume, right, we do.
Speaker 4 (29:46):
We actually included in the inter air quality inspection.
Speaker 5 (29:49):
It's one of those things that just we try to
process double elimination and if they have if folks have
them mitigations with them installed, we want to make sure
it's operating properly and if they're not, if they're not,
one is in sold, then we get a higher level.
That's one of the recommendations that we can do is
that they get a mitigation system installed.
Speaker 1 (30:05):
Hey, how do you know if if ray is in
your home? How do you like? How do you know?
Speaker 5 (30:10):
And the right kind of testing with a digital monitor.
Some of the things that you can get from a
store or charcoal test, they can come back, they can
be inaccurate.
Speaker 4 (30:17):
So having a true digital test done by a professional.
Speaker 2 (30:20):
It's like a mold test. People that do mold their
own male test. If you're not trained, it's it's it's
not it's it's not worth it because I can I
can you know or like, you know what, just a lot.
But you can scam somebody, right I can. I can
get a mold test, open a window and they'll fail.
Really yeah, you can make anybody fail without I mean,
so you gotta be careful especially that's why you're want
independent testers like these guys that don't you know, clean
(30:43):
it for a living.
Speaker 1 (30:43):
Well and look grade on is in something like mole
that you might be able to see correct, you don't
you don't know, you don't know? And you and to
have you guys come out. How often if somebody has
you come out, you know in March, when is the
next time that they have you out? Is that a
yearly recommend every two years, every two years EPA, Right?
(31:04):
And how long is how long does it take to
have you guys come out and do the test?
Speaker 5 (31:07):
The minimum is a forty eight hour test, which we
do a lot during transactions. But if you'd like to
get a true and if you're really having some health issues,
then we can do a four or five day test
and that kind of just gives a better average of
the levels that are going up. Lambingo was saying, especially
in the summertime, everyone knows open up their windows, right, well,
that can create a different stack effect within the home,
(31:28):
and that can actually increase the rate on levels.
Speaker 1 (31:31):
And when you say forty eight hours, you're not going
to stay at my house for forty hours, right, all right, No,
you're a good enough guy. I just I'm not you know,
I don't want Joe bringing all the Doourtina the kid.
Speaker 2 (31:42):
No, he was making a map because I used condo's.
Speaker 1 (31:46):
Where am I putting? I got to put Joe's sixteen
year old in her own room?
Speaker 3 (31:50):
And then the other four girl, whoever the food is,
you'll find them.
Speaker 1 (31:53):
Well, you bring Abraham.

You know what.

My daughter has four kids, all boys by the way. Yeah,
the Bonner voice from from fifteen to three. And I'm like,
you guys know we're done.

We're not.

We tried for you know, if we're not going to
have a girl in the first four, I think we're done.
So I love that. So the forty eight hours or
the week, you guys come in and put something in
the home and then come back, and how long does
it take to get to get the answer on what's
going on in the home?
Speaker 5 (32:21):
Then so us we have a fifteen to thirty minute
drop that because sometimes people have questions and that sort
of thing. So we fill it an app to make
sure everything is starting right, and we actually use a
product called Redlink. It's a it's a digital meter and
it sits in a home. It takes all the readings
it's done through the app, and then when we go
to pick everything up, usually depending on the pickup time,
(32:42):
we can have the results within same day or sometimes
within twenty four hours.
Speaker 1 (32:46):
Hey, the fact that you guys are involved with Step
Beyond Green obviously a big part of national property inspections
here in the state of Wisconsin in our area for sure.
The environmental service part of it is is obvious a
big part of what you guys do.
Speaker 5 (33:01):
Cor Absolutely there's been a calling for it, and we
like to boast with our things because we take the
home inspection process, but also with the guys that we
have with Jim Ozer, Joe Banark, and myself, we have
over one hundred years of experience. And also Jim's son Josh,
is also part of the company. He runs the weatherization
side of things. So if we find things during the

indo air quality inspection and we need to go a
step further, we can also do lower door testing and
those types of things, So we are the whole package.

the environmental services that you guys offer, it's look, it's
not one of the sexy Look I'm getting a new backsplash,

your friends, keeping people in the home healthy is the
thing that is one of the things really really important
to your company. And when Jim was here a year ago,
when we brought up that part, he lit up like
a Christmas treat, and it was that servant leadership part
of Look, we're just trying to help people. We're trying

to keep them healthy, trying to keep families healthy, and
for especially with right on something you can't detect on
your own. So let's let us come in. It's relatively
inexpensive to have you guys come in and make sure
that the home is safe, and I and I commend
you guys for that. How much of your business do
you think is that the environmental services part. Is it
(34:34):
twenty percent? Is it forty percent?
Speaker 2 (34:35):
Is it?
Speaker 4 (34:36):
What do you think it's been growing? I would say
the last year of self, that's that's hard.
Speaker 1 (34:41):
But it's been growing, like growing, like but I'm bumming
in a good way, but I'm We got a comedian.
Speaker 6 (34:47):
And yeah, Mike like it's it's something like this radio station.
It's making people aware and I think as a society
we're becoming more and more aware of it. So anybody
out there that you know you're just feeling blah, or
you're feeling sick, or you know you're just not feeling
so healthy, especially when you're at your house, it could
(35:10):
be something related to indoor air quality in your house.
So when we come out there and we look at
the house, we take a whole house approach, and to
even get a little bit more specific on partial mold
versus full mold that we offer. The partial mold is
what most mold inspectors offer. That's we basically come there,
we sample the visible mold, and we're out of there
(35:32):
and offer no advice to you.
Speaker 3 (35:34):
So what good does that do to you?
Speaker 4 (35:36):
I got mold in my house, What good is that?
Speaker 3 (35:39):
Nothing?
Speaker 2 (35:40):
Yeah, you're right, Yeah, thanks here's your money.
Speaker 3 (35:43):
We don't want to do that.
Speaker 6 (35:44):
We're not there to just get your money, like like
you said, Mike. We want to help you out. So
we take that whole house approach. We bring all these
other knowledges to the table. We test for the mold
in the air. We also test for the duct work
to see if there's a mold in the duct work,
and that's something. Everything is remediable. So yeah, if you're
if you're feeling sick and you don't know why, highly
(36:06):
highly highly recommend a full mold inspection for more of
an exhaustive what's going on in my house?
Speaker 2 (36:11):
He wake up? You're one of those people that just
wake up with us, you know, with us, a running
nose every morning, and you feel great when you come
home from work. Right, there's a good issue. There's a
good sign.
Speaker 1 (36:18):
Yeah, you might want to look. Hey, Joe, the six kids?
Who who causes the Who is Abraham? The one? I
don't know why I knew that? Abraham Abraham? If your

absolutely a lot.

Of competition in in what you do, but you guys
have set yourself apart and a number of issues, and
one is that whole environmental.

Services competition and people that just go out there in
just those samples, so here you go, what they do,
there's not much competition because they go that step beyond,
I mean.
Speaker 1 (40:54):
The step beyond. All right, perfect, well, Jonathan, it'll be

One step back. When when when somebody calls you guys
and and they book a home inspection or they have
you come out on the environmental part. Is it just
a phone call or you go on your website fill
out a questionnaire and and uh, what what's the timing
on something like that? How long does it take to
get you guys out there?
Speaker 3 (41:23):
Yeah, I mean we try and work with what you need.
Speaker 6 (41:26):
We understand you know, when it comes to house purchasing,
things can move pretty quickly, and there's deadlines or whatnot.
But yeah, if you go on the line and you
fill it out, then somebody is going to give you
a call from our office. You could always call us
to at two six two six three six ninety nine
nine and we'll take care of you there.
Speaker 1 (41:46):

Speaker 4 (41:49):
Yeah.
Speaker 1 (41:50):
How many employees work at your company? About? Yeah?
Speaker 3 (41:54):
About ten, I'd say, yeah, yeah. Yeah.

Like Ryan said, we focused more on the inspection side,
and then Josh on the weather's station side.
Speaker 3 (42:03):
They got numerous employees as well.
Speaker 1 (42:05):
Man, that's awesome. Well, look, you can go on their website,
have these guys come on. And I would highly recommend
if you're selling your home or thinking about buying a home,
if you're going to put a bit on, have these
guys come out first, because look, the amount of money
that you have to pay them to do it is
going to save you money in the long run. I
(42:26):
can almost I can almost guarantee that, right absolutely, here
come a little closer, Yes, sir, you have seen some
nightmare stories of people that haven't done this before buying
a house, and we don't want people to go through
those nightmares. Look, maybe eighty percent seventy percent of the
time you get lucky and you're fine, but those twenty
or thirty percent, it's going to cost you a lot
(42:48):
more money at the back end than it will. And
you can fall in love with the house right, fall
love in the neighborhood. But if all of a sudden
you go you got to put an extra fifty grand
in because you didn't have the home inspection, you don't
love the house nearly as much as.
Speaker 4 (43:03):
You as much.
Speaker 5 (43:04):
We find some significant things sometimes, and somebody might look
like a little problem on the outside, but when you
really understand construction and building in materials, you understand what
might be going on behind the walls. We actually just
had Bingo out for a referral on a home inspection
and he was able to help the client make make
a choice.
Speaker 4 (43:22):
If they were going to move forward with the purchase
or not.
Speaker 5 (43:24):
So we were able to during the inspection point some
things out, and then Bingel came in behind us and
made his recommendations.
Speaker 2 (43:31):
Also, he's talking about US home inspectors. He can't tell
you whether this is a good buyer or not. They
can't anything that's worth it. But they can't tell you that.
Speaker 1 (43:38):
You know what, if you go on if you go
on their website, take a look at the example of
the report that you get back. It's not a one sheeter.
I can tell you that it is not a one
hear that says, yeah, everything looks great, check check check.
That thing is really detailed and it's quite a quite
a read. When you look at that exact ample of

of what you're going to get back every part of
the home, you'll you'll have an idea on Okay, we're
good to go, or we're not. And I love that. Hey,
I'm a little surprised you're not. We're in green today, Bingo.

I'm surprised that. I'm glad that you didn't where you're killed.
Speaker 1 (44:13):
Yeah, this weekend when you leave for the high school.
So I put it on. I just don't want to
