all that. But I am the head coach in my house, right. Toby,
our special guest, we just had this conversation. He said, Look,
I run my house with an iron fist. I am
in charge of my home. Jen. If you're listening right now,

that at all. Our special guests for the Terror Hour
is Toby van Systen. He's the executive director for the
Metro Builders Association. Starting today, eleven o'clock, NBA parade a home.
It's been doing this for seventy some years.

And if you get there eleven o'clock and watch Toby
cut the ribbon.

Speaker 1 (01:02):
No ribbon. He's opening the door, first door, that ceremony,
first star, speaking of that, So I wanted to start
with this and hopefully you're okay with it. Look, I
coached for a long time basketball and I was an
assistant coach and a head coach, and I thought, the
first time I had to move over, that's six inches
on the bench. I'm ready for this, No big deal.

(01:23):
I'm now the head coach. It might as well have
been a mile like. It was so different, and it
took me a while to adjust to being the head
of the program. You basically you were on the staff
and the assistant coach, a big role at MBA, and
now you're you're the executive officer, I say executive director.
Either way, executive officer. How has that transition been for you?

(01:46):
I And look, I you know, there's two ways of
doing things. The wrong way in Toby's way, and I
love that line. I'm going to use it in my house.
There's two baby, there's two ways the wrong way in
Mikey's way.

Speaker 3 (01:57):
Yeah, if you use it that home, I'm not taking
any responsibility.

Speaker 1 (02:02):
You know what Terry will say, take the garbage out, boss,
take it out. How has that transition been for you
and the idea of moving over six and she's on
the bench, it might as well be a mile right well,
And I.

Speaker 3 (02:15):
Mean, honestly, the transition into this this role, the team
here has been absolutely fantastic and it would be a
lot more difficult if that wasn't the case. So NBA
staff has been just rock stars and getting everything done
and getting the preyed ready for everybody to come on out.
So it you know, there certainly are those things that
I you know that I said, hey, these are things

(02:37):
I want and I really want to see it like this.
But we're a pretty well oil machine and and the
builders do a lot of the heavy lifting, so it'll
works on. I know there's a lot of m vps
during the next couple of weeks for Pam's got to be. Look,
I I adore her. I think she's one of the
just the finest people, and she works really hard and
she's very organized, which and she can sing like a bird.

(02:59):
Eye here for my sister in law who goes to
church with her.

Speaker 1 (03:03):
But we had talked about Pam and you said, look,
she is so good at this, and she's really taken
a lot off my plate. Yeah, yeah, she and she does.
She makes it really easy to do.

Speaker 3 (03:12):
I mean she she's been working, you know, only half
days for the last couple of weeks, beginning twelve hours
a day you want, So she's been putting in a
lot of hours. But to just make sure that everything's
in place, everything's in order, just making sure, you know,
I builders have questions, whatever it takes to get it done.

Speaker 1 (03:27):
So and she made it.

Speaker 2 (03:29):
As my wife was saying, she made a Bengal proof
that he's just SCIENTI proof be made so I could
I could go there, I could get a place to park,
I could go to the other site and I get lost.

Wow, good for Cam did that. She deserves the gold
start she is. She got him not to be lost.
I I love it. You know, one thing when you
take over, if you're able to keep the staff that
that was through the previous head coach or previous they
there there are times when I would have guys on
my staff say, well, that's really not the way we've

done things, and I go, I understand that, but we're
gonna we're going to try some new things. And as
an assistant coach, you you you bank all these things like, boy,
can we try to know that you know, things that
got maybe didn't get approved that you thought would really
enhance it. And now it's you making the decision, And
I'm wondering different feelings for you now that that you're

sitting at the top.

Speaker 3 (04:24):
Yeah, and I think I'm a big believer in the
rule of three right to do everything three times.

Speaker 1 (04:28):
You try it.

Speaker 3 (04:29):
The first time, you'd you know, kind of perfect in
the second and then then the third you kind of
go back and analyzes was this really the right way
to do things? And certainly with having lots of different
ways to do the same task, same event, just making
a few changes just to kind of change it up
and keep it fresh, keep it new so that people
don't get used to the same old, same old.

Speaker 1 (04:47):
Yea.

Speaker 3 (04:47):
You know, the homes that we have obviously are always
changing at the parade in particular, and so that's kind
of the new. But we try and find different things.
We added, you know, the food trucks and things like
that a couple of years ago.

Speaker 1 (04:59):
You know, people love that. Yeah, yeah, and we've got
them coming back again this year.

Speaker 2 (05:03):
I admit it, I did you didn't. That's my favorite part.
That's your favorite part because my wife looks at the
at the homes right and it's just like, you know,
she looks at these like we're working on an addition
right now, Scott Reamer's group, if Erica works, we're working
on that. And now she's looked just like twelve or
thirteen homes she's looked at and she wants a bit
and a piece of veryone. I feel sorry for Justin

who's got a pu to put this all together now,
because she is just love all these parts of it.
So you don't even have to go there. If you're
building a hoof, you just want some ideas. Yeah, the patios,
the stuff that those steps did, I mean you would.
I mean like you're like playgrounds or you're just for
grown ups. I mean, and you have that's like one
of those indoor basketball hoop. I mean, you would just
love this practice. You can practice three pointers all day long.

Speaker 1 (05:46):
I just want to hit free throws and want my
grandsons all set up.

Speaker 2 (05:51):
The way that thing is set up, it's like, okay,
you know they got a volleyball on that there, but
then you got the basketball thing where you get you
can literally just practice.

Speaker 1 (05:58):
It's gorgeous. Yeah, it's huge. Hey, and you're not afraid
to make changes. And then, look, I've known you long
enough to know this about you that you will if
you want to make a change, you'll make the change.
And if it was wrong, you'll say, you know what,
that didn't work, Let's try something else. There are a
lot of people that get sent in their ways. Look,
my wife and I don't like change much in their lives. Right,

(06:20):
we like her and I are going to hold hands
for hopefully God willing a lot a lot longer. But
we bought one house. Now, we bought one kind of
and we're going to stay there for a while. We
don't like change, but when it comes to work stuff
or came to coaching, I kind of got excited about
making some changes and just to see if this works.
We don't have to stay with it, but let's give

it a shot. And that's kind of your mindset. Absolutely, Yep,

Good year this year for this. Yeah, it's it's really
set up nice.

We've got twelve beautiful homes, so two sites in Minomni Falls.
They're just a few miles apart. You can drive between
them in five to ten minutes tops, depending on how
you drive.

Speaker 1 (07:17):
But it's just flickered here. We gotta get current electric
in maybe oh back you know, we we brought the
old band back together. All of a sudden the lights
are flicker. At least at least it's not like twenty
below in here. There you go. I don't know whether
to thank Andrew that space heaters and.

Speaker 2 (07:36):
I gotta do my public service announcement if you go
to saying, don't think you're gonna go there and just
you know, if you're gonna get there at eleven and
think you got you can be out there by now
one happening. I mean yeah, we had there was like
a three hour preview last night and we could not
get the all of them really just and there's so
much there's just so much to look at you unless
you let's you know this can run by the front
door or something. You can probably do all that and that. Yeah,

bring nope, you go to get it right and the
people that worked on them are there so you can
ask questions.

Speaker 1 (08:03):
Yeah, I would bring a note My wife frod a notebook,
and yeah, there was I had to get her out
because she was like, I want that those cant lighting
kind of what what you were saying? That can lighting
in this house and that other house with that backsplash.

Speaker 2 (08:18):
There's a bathroom floor, and I say, oh, this bathroom
floor is is gorgeous.

Speaker 1 (08:22):
Okay, we gotta stopt. Toby's laughing. That's exactly what this
is supposed to do. That's out. Yeah, and then you.

Can't go home. This is it. This is why I
want No matter what, I'm not changing my mind. You
go nextuse oh the wait, wait, no, I want this
one though.

Speaker 1 (08:37):
You know, I think I think you dev should just
go every day to the parade of homes and just
have her bring a notebook and and keep just me.

Speaker 2 (08:46):
I'm gonna go sit out a food truck and then.

I'll be hanging out with Finger Terry and depth can
walk through and take all these notes. I love the
fact that they're six minutes apart. It's so nice and easy.
Bella Vista Estates and quiet Wood. Yeah, quiet Wood, Yeah,
it makes me wind to live there. It just it's
really nice.

Speaker 3 (09:06):
You know, when you when you think about, you know,
some of the developments going on might be a little
flatter in order to get in, they got to cut
a lot of trees down.

Speaker 1 (09:13):
Quiet Wood was not the case. It's a little more
rolling hill.

Speaker 3 (09:16):
It's got a little more contour to it, and they
left a lot of the trees, so really a lot
of the houses back.

Speaker 1 (09:20):
The tree lines. And yeah, they turned out really nice.

Speaker 3 (09:23):
And even when you know Binga's talking about, you know,
moving through all these houses at the quiet Wood there's
i'll say only five, but the biggest house is a
little over nine thousand square feet. So when we say,
you know, just just five, you'll spend more time at
quiet Wood than you will at Bella Vista with the
seven houses over there, in just getting through the homes,
because they are they are large, and they are they.

Speaker 2 (09:45):
Are you walk around you think, okay, well that's it
keep going. No that it keeps going, It keeps and
there's so many stuff, I mean, there's so much stuff
to look at. Right, Okay, well this right? And then
they made he cut through and he come around and
I'll say, hey, yeah, we're just in this bedroom. Everything
just keeps walking around doing stuff, a lot of stuff
to look at.

Speaker 1 (10:01):
Hey, how do people purchase tickets and go online to
get a discount? Correct? And I go to NBA Parade
Ofhomes dot com. You know you're going to go to
This starts today eleven o'clock and it goes through September.

Speaker 2 (10:14):
First, you can be you can be in the parking
lot and buy a ticket to save buy.

Speaker 1 (10:18):
From your phone. Yeah, buy it from your phone to
save yourself money. If you that single ticket gets one
person access to each site for one visit. Correct. Correct,
So spend Look, you're you're gonna spend money on the ticket,
spend time in those homes, and then if you want
to come back a second weekend, you need another ticket. Correct?
Can you visit the site multiple times? How does that?

(10:42):
So you have the one ticket? If you go into
this and then you see some friends and say, hey,
I want to show you what this other house is,
so we it is just one one entry. When you
show up.

Speaker 3 (10:52):
You do not to go on the same day, so
you can go on one Saturday and then go a
week later to the other site. But you do want
to make sure that you get there early enough to
get through all at one site in one day.

Speaker 1 (11:02):
And foolish question, but people can take their phones out
and take pictures.

Speaker 3 (11:05):
Yeah, you know, that's a great one, Mike. They should
put me on the spot on that one. No, it's okay. Uh,
the simple one is kind of a yes and a no.
I mean, we you know, because it is the builder's
property and they, you know, they do want to make
sure that they're kind of protecting it. If you want
to snap a couple of pictures, I'd always suggest just
ask the person from the company inside before you just

(11:27):
go take in a bunch of pictures. But for the
most part, I mean, if you're grabbing a couple, I
don't think anybody minds. But definitely check in with each
one of the homes independently when you're in there.

Speaker 1 (11:34):
That's a really good piece of advice.

Speaker 2 (11:36):
Also onto another advice too, as if you go there,
you do gotta take your shoes off, so we're the
don't wear shoes that you got lace up because that's
what I did where I go tie my shoes back
and every time well yeah.

Speaker 1 (11:48):
And Mike, don't wear those four INSTI let I probably
no good. Really, you had to bring it up. It
was pretty good with my outfit here. You've got the
legs for yeah, thank you, but make sure you know
you're wearing socks and they ask you to take your
shoes off of that thing and.

Speaker 2 (12:02):
Then they get shoe covers to it for people that
you know that you can do that brow too, and it.

Speaker 3 (12:06):
Did want to mention though, when when you do come
out and Bengal, that's a good point. Just remember you
are parking in either mulch or in a like a
grass lot and it's a little uneven, so just take
your time driving. You're not gonna go bahan through and
then just be you know, comfortable shoes because it is
a little bit of walk in and you've got some
payment time.

Speaker 1 (12:25):
So yeah, we're comfortable show. Before we get to your break,
I wanted to make sure we talk about the Saint
You Dream House. Yeah, that's really cool this year. It's
in the Bella Vista subdivision and Menominee Falls and all
the net proceeds of the sale of this home can
be donated to Saint ju Children's Research Hospital. What again

something a little bit.

Speaker 2 (12:48):
As I know I was talking Eve about that. I
think almost everything except for like the land was paid for.

Speaker 3 (12:52):
The land and the permits, everything else was donated for
that house. So yeah, the Saint Jude does two different ways.
Unfortunately in the state of Wisconsin. They in other states
they'll give away homes, you'll buy tickets for kind of
a raffle, uh, and they couldn't do that in Wisconsin.
So instead they have this this dream house option where
it's exactly that the builder goes out and tries to
get as much donated in terms of material and uh,

(13:15):
you know, the labor to get it done.

Speaker 1 (13:16):
Uh.

Speaker 3 (13:16):
And they had all kinds of people come out. We've
got signage out there that talks about all the different
sponsors of it that that donated material, donate a time,
and when they sell that house for hopefully a significant
amount of money. So if you're interested in you want
to pay a little over fair market, please go out
and make an offer.

Speaker 1 (13:32):
But yeah, when they sell, it's really nice.

Speaker 2 (13:34):
It's not like it's left over materials. We're just trying
to use up Like we got a bad door or
don't know what to do with it. It's not like that.
It is really it is.

Speaker 1 (13:42):
It's very well, all high end, top notch, is fantastic,
stepping stone homes, stepping stone homes. Yeah, obviously if we're
talking about sponsors, nuns is back with you guys. Yep. Absolutely.
I think I don't know how long I've been doing
this show, but they've been a They've been a partner
and a true partner, not just somebody that advertises, somebody
that says, hey, we'll sponsor a couple of things. True partner.

(14:03):
I think of a Metro Builders for a long time,
all of ten years or longer. It's been great. Good
for that. Hey on this Saint you Dream home and
I'm looking at it right now again in the Bella
Vista subdivision Iminominie falls. The person that buys that home
has to understand that the money is going to Saint
Jude's Children's Hospital. I like where you said, look, let's uh,

(14:25):
you know, let's overbid on that thing, right and the
more money that we can bring in for that, then
that proceeds again goes to a great cause. Do you
feel like a Metropolitan Metro Builders is going to do
this year after year now.

Speaker 3 (14:38):
So we have already talked to Saint Jude about doing
it next year. So that's kind of one of the
great pieces about the parade. We started on the twenty
sixth parade about six months ago, so this is an
eighteen month process leading up to the parade for us,
and we're in the process of finalizing what builders want
to participate and then they'll work anyone that's interested will
work with Saint Jude on getting set up to be
the dream home for next year.

Speaker 1 (14:59):
So yeah, we'll we'll bring it back next year again.

Speaker 2 (15:01):
Yeah, I'm actually you know, I'm on the board, so
I know they've been working on a twenty six for
a while. This isn't like something Hey we're gonna put together, right,
they've been working on us.

Speaker 1 (15:08):
For a while. How did he get on the board?
How that happened? He showed up? You could who counted
the vote of the votes? No? No coming, my goodness. Hey,
So Tuesday, Wednesday, Thursday, Friday from four to eight closed
down Mondays? Correct, let's make sure we say that out loud.

Speaker 2 (15:25):
What does Pam do on Mondays? You're like de compressed?

Speaker 1 (15:27):
Yeah, it gives the onsite staff up between to do
their wash. So it's perfect. Oh good, Yeah, you got Monday.
You can sleep in a little bit four to eight.
Tuesday through Friday eleven to five, Saturday Sundays, and then
Labor Day eleven to five and it's closed on Mondays
except for for Labor Day, the seventy ninth. This is
your seventy ninth.

Speaker 3 (15:48):
Yeah, yeah, we are. We believe we're the longest running
parade in the nation. So we've been We're the original
paray at Homes. We've been doing this a long time. Uh,
and we did it should have been the eightieth. We
had to take a pause year about five years ago
for something that happened.

Speaker 1 (15:59):
Yeah, we don't want to talk about it.

Speaker 3 (16:00):
But yeah, so it's it's actually been eighty years since
we started the print homes.

Speaker 1 (16:03):
And I don't when you said that Pam's been a
part of every one of them, I don't think. Oh
I did not. I did not say that. I'm causing
all kinds of trouble here in this first segment. Dogga
not say that. He that was big O. It said that. Yeah, okay,
did you say that? Oh no, you didn't say that.
I get Hey, Oh so do I I love her?

(16:24):
How they have have builders been picked or have they
like said, look, we want to be in twenty twenty six.
Have you set up You don't have to tell us
who and where they're going to be, because I know
you know that. But we're not breaking news here today
because Tom about this year's paray at homes. But you
know the people that will be in for twenty twenty six,

(16:44):
we're we're pretty good.

Speaker 3 (16:45):
I mean the process is basically, developers come in and
they make a pitch that they want their site to
be part of the parade. The board looks at it
and then selects which developers we feel would be good
a good fit.

Speaker 1 (16:57):
For our event. Uh, and then they have to go out.

Speaker 3 (16:59):
They get a certain amount of time to go find
a minimum of five builders in order to be actually
like ratified as a parade site. So so they're in
that process right now. We should have it wrapped up
in the next couple of weeks, so we try to
have that finalized before the parade this year is over
for next year, So now we're we're right around the
corner from kind of knowing what it's going to be,
but it's shaping up. There'll be some great houses in

(17:21):
it next year too.

Speaker 1 (17:21):
Hey. Let's uh, let's talk about the builders. In fact,
we're going to talk about Bella Vista first, and Allen
Builders you build a custom home and renovations, Tim O'Brien, Aspen,
new Path homes, stepping stone homes as we talked about,
and and Dewnline Builders are all part of the Bella
Vista estates. And and we're going to talk a little

bit more about Quiet Wood in the in the third segment.
But I want to talk a little bit about these
developers that that are part of Bella Vista. And these
are these are developers that I I know a little
bit about because I get a chance to m c
your your awards banquet. And when you talk about Allen
Builders and Tim O'Brien and you build a custom homes

(18:04):
and new Path and Aspen stepping Stone and Denlong Den Lang,
they are the top of the top. Man. These are
guys that do a really nice job. And the fact
that that they're the ones that are involved in the
Bella Vista part of the paray to homes I think
is really impressive.

Speaker 3 (18:20):
Yeah, and they do they do pull up to all
the stops. I mean it is, it is. It's amazing
what they what they put together. And even if you
if you stop by the site a week or two ago,
there's trucks everywhere, and they're still rolling outside and they're
you know, still touching up paint and and then all
of a sudden, magically, poof, here it is and it's done.
But they are absolutely top notch builders, top notch homes.

Speaker 1 (18:43):
You don't want to miss it? Do you now want
to miss it? Got to go look to save some money,
go online and buy your tickets, or like Bingo said,
you know you're you want to go to one of
the food trucks. Just hesitate a minute in your car,
buy the ticket, save yourself some money. You can do that.

to Alaska before? I have not breath taking, absolutely amazing.

If if you've never been, or you've been to like
the Grand Canyon, you feel like you can't open your
eyes wide enough to see it all.

That's what I felt like. Wow, absolutely stellar. Good for you.
I'm glad you guys had a chance to do that.
But now you jumped right into the fire when you
got back the absolutely no wait, no, possible, got it.
You told me I thank God for Pam. Everything's good,
and that was Pam. Jimmy, right, yeah, yeah, yeah, let's
tell you that you got a good group of people
that work every day at this thing. Yeah. Yeah.

Speaker 3 (19:56):
So the on site manager is Jimmy and Trisha and
her husband and wife team. They each take a site
and they are also rockstars. They've been doing it the
last three four years. Could not do it as well
without them.

Speaker 1 (20:06):
And then a lot of their family actually comes and
helps out. So they're they're on site staff, but they're great.
So they're married and they're working together, but at two
different sites. Jimmy, smart boy, you know, I'd argue that
Tricia was more. Yeah, she's great man. Good for them.
I'm glad that they continue to do this, and and look,

(20:27):
if people didn't enjoy working for MBA, they wouldn't keep
doing this. So you guys obviously are treating them really well.
And during before we went out of the air, Bingo
was talking about Jimmy and he ran into the parking
lot and you just raved about how hard these guys
work this time of year or so we thank them
for that. We're gonna get to a break other side
of the break. We're gonna break down the Bella Vista

Estates part of NBA and then that that that next
segment will go over to Quiet Wood and talk a
little bit about some of the developers that are involved
in that one. Again. Toby van sistein executive officer, I

At Bella Vista, we talked about all of the different developers,
Allen Builders, you build It, Tim O'Brien, Asspen, New Path,
stepping Stone, and Dem Lang. Am I seeing that right, Dumling? Yeah,
you're hitting the Lang pretty hard. But yeah, Rod would
be happy if you're just talking about him. So I

just do it. Yeah, let's talk Denley. However, I pronounce
the builders when when when they decide that they want
to be involved in this thing? Are they trying to
one up each other? Do you think, oh, because it's
pretty competitive.

Yeah, I mean I'm on the outside looking at Yes,
yes I was.

I was trying to the same thing. Is a nice,
very political way of saying that. Yeah, they they do.

I mean they are trying to, uh you know, show
their best and always want to be the best.

Speaker 1 (23:20):
Yeah. Well, Jane, I remember last year janj Contractors had
some from their bathroom like a staircase. Oh yeah, you
know Jason, you know that whole group over there. They
they pretend they're not all that good. They're very competitive.
They they he's work he's working on one for next year.
That's supposed to like your sacks. Oh really yeah, man,

(23:42):
oh man, Well that's the people. And when I asked him,
he goes, yeah, yeah, we want to win every award
and were we were very nice to our to everybody
we compete with, but yeah, we want to beat all
of them.

Speaker 3 (23:54):
Yeah, they do. And we do have a whole because
you know obviously about the award semone. Yes, you know,
we have a handful of awards that are judged by
people that are in the industry, professionals that know what
they're looking at and can give a real honest kind
of across the board, you know, look at what's going
on in each of the homes. And then there is
the coveted People's Choice Award, and that one I think

(24:14):
the builders want more than any other. So anybody that
comes out when you're on site, there's a QR code
that you can scan. You can vote at each site
one time and you pick your favorites. And I think
that's the one that people really really run away.

Speaker 1 (24:29):
When I'm doing that awards ceremony, that's the one that
it gets the most quiet in that room with people's
anticipation to see who want it. Toby and I've said
this fifteen times on this show. But what's always impressive
to me is, let's say there's five companies up for
that award. Whoever wins it, the other four are the

(24:51):
first ones to stand up with a standing ovation for
the one that want it, and again, we all compete.
But it seems to me in that room every single
year that people are they're they're they're not happy they
didn't win, but they're very happy for the people that want.

Speaker 2 (25:06):
Absolutely, they know what they got to do next year.
You know, they got to try harder next year. They
they get the plans ahead of them. Yeah, people think
they have a whole bunch of competitors all together. They
get along. It's actually NBA is like a support group
for contractors. It's not like it's a you know, it's
a it's a battle ranger. It's a support groups to
help each other. And the reason why, I mean, when
you go to these houses and you look at them,

(25:28):
you see why you know, over the NBA and what
they've all done. I mean, they're just so nice. They're
just so nice to see.

Speaker 1 (25:35):
Hey, I got a text from a guy saying, listen,
I'm gonna go out there today around noon Where do
I do I park right in the parking lots or
where do I park? He just pulled one of their driveways.
Kick your shoes off. Do not listen to bingo. That's
not what we do. Not just me stirring. The podcast
talk about the parking and and how people can get

(25:57):
from the parking is there is there complementary service to
be able to get in a van and get driven over,
So don't don't eat shuttles. This year we have on
site parking at both and the parking is right by
the entrance to the Prey, so really really simple to
get there. When when you arrive for the Bella Vista,
you're coming in on Maine uh, and just follow the signs.

(26:17):
There's all kinds of signs out there. If you need
to use your GPS, you can go on that same website,
the NBA pray at homes dot com. There are driving
directions you can click that will take you right to
your your maps on your phone to use your your
GPS on your phone. Really simple to get there, and
then once you arrive, follow the signs there's plenty of it.
Then you'll see on site staff that will be out
in yellow vests. They've got flags, they'll wave be in.

(26:39):
They'll get you into a parking spots. Like I said
a little while ago, you.

Speaker 3 (26:42):
Know, it's it's open fields in some mulched areas, so
we're comfortable shoes. Take your time. Don't try and baja
through there because it is a little uneven. If you
got a truck, great, but if not, you know, definitely
just take her easy on the drive. But staff will
take care of you, get you in the right spot,
and then get you in to see the house.

Speaker 1 (26:58):
I don't mean to put you out the spot, oh,
but you will. I apologize. If somebody is going to
Bella Vista and one, two, three, four, five, six seven homes, right,
is there one thing that you saw in one of
these homes that you would say, hey, look, don't get
out of there without it. And I don't want look,
I don't want Tim O'Brien to get upset. You're talking

(27:19):
about as spend or new path. Yea. For me, the
first thing I would do is go to the stepping
Stone home just because of the charity side of it.
Is there anything that you saw similar to the JJ
contractor thing where everybody talked about the staircase that went
from the bathroom to a closet downstairs or whatever it was.
Is there anything that you've seen at Bella Vista that

(27:40):
you go, hey, man, I wouldn't miss that. Oh that
is so hard because I know the houses, they are
so beautiful and there's so much even each one, although
there are components are the same. I mean, there's only
so many ways to put a toilet in a tub
in a sink room and say it's a bathroom. But
they're also different and they do use you know, different textures.
The vinyl wall covering, the wallpaper, I mean that's been

(28:02):
real popular this year.

Speaker 3 (28:03):
There's some great tilework. Some of the countertops are just gorgeous.
I mean light fixtures again, it used to be there
were lights they turned on and off. Now there's so
much you know, architectural detailing them. You really just you
got to come see them all.

Speaker 2 (28:17):
You can see how it is. I mean, you walk
out the backyard or one of those homes and it's
just it's like it's just the forest. You cannot see
through it. It's just I mean, you definitely got your
own private backyard. It's really nice, man. And you know,
andy all like little playgrounds, the meats are all their backyards,
you know, they just set up so nice.

Speaker 1 (28:32):
Yeah, and so bedroom wise are all of them, you know,
I five six bedrooms, some three bedrooms, some smaller, some larger.

Speaker 3 (28:43):
So most of the Bellavistas are going to be that
three four bedrooms and everything. Yeah, you know, definitely not
more than that in Bella Vista. You know, when you
start talking about you know, if we want to talk
about housing affordability and the cost of houses, I remember
when million dollar homes were mansions and now they are
three bedroom starters, right, And that's that definitely. I mean
we could do five shows talking just about why couses

(29:03):
cost what they cost. But you know, certainly the more
modest sized homes for the parade is in Bella Vista.
I mean, they're still beautiful homes. The quiet ones, those
are getting a little larger. Those are the ones gulf
simulators and the basketball courts and everything.

Speaker 1 (29:19):
We're gonna get to that. We're going to get to that,
and when we get to a break that third segment,
we're going to talk a little bit more about that again.

builders that have told me the story that they've had

people show up with ten years of plan books from
the prey of homes with circles or earmarks or tabs,
and I'll say, I want this kitchen, and I want
this bathroom, and I want this bedroom and this exterior.
That people will hold onto those for a long time
because if you remember, i mean, go back twenty years ago,
you saw plan books all the time in the grocery
store and everything else. And that's kind of going away, right.
The Internet kind of took care of that. Yeah, but

(33:45):
people hang onto those plan books for a long time. Yeah,
they sit in their coffee table and they keep looking.

Speaker 2 (33:50):
And they said, there's some people that just like to
see stuff. You know, my wife is one of those two.
You know, people buy stuff on Amazon. Some people like
to go out and see it, actually see it, touch it,
see it. That's me and that's what that's what these
holes do. I mean, i mean, you're like, oh my god,
I have to win a lottery by this one. But
I mean there's some big houses, but some but you know,
if you just look at every part of it, like

the bathroom or the basements and this. You look, you
look at different focuses, different parts, and you get some
really good ideas.

it online and look at it, I can't. I've got
to be able to actually look at it, touch it,

them questions. I think it's just very valuable. Yeah, you

each other play a tournament or something.

that's the kind of things I ask got to be
his next goal because he's working on his basement.

and we'll be looking for you for the rest of
your life. I mean, it's a career. That's it's a job.
It's it's a full time job. It's not it's a career.

that's for sure, one.

Hundred percent, one hundred percent, Toby when when we talk
about that, and we're going to get to quiet we

for people, and I know that that in your business,
these guys are all looking. Are we doing a better

job do you think than we did five ten years
ago of getting high school aged kids to understand the
importance of getting in the trades?

I hope so, I Doeda has been an ongoing problem.
I mean go back thirty forty years ago and shop
class was very you know, prevalent and everyone was doing it.

Speaker 1 (38:42):
Yep uh, and that kind of went away for a while. Yeah,
and you.

Speaker 3 (38:45):
Know, through some of those ebbs and flows, it came
back now with you know, some funding issues at some
of the schools, we're seeing some of the programs kind
of sneaking away again.

Speaker 1 (38:54):
But it is critically important. We need workers. Yeah, and
we do. I agree with that. And I think, you know,
some of the kids that I coach that are in
the trades right now are so happy right there. Their
buddies are are a year five and in college and
they're buying their first house.

Speaker 2 (39:10):
We have a guy who started on Monday, actually came
from NBA. He was actually at one of those no
crew Yeah, yeah, one of those.

Speaker 1 (39:16):
Yeah.

Speaker 2 (39:16):
He's just and he applied and he starts on Monday.

Speaker 1 (39:19):
Wow. I hope he does a good job. I am.
That's awesome. The fact that he was at that, I
think says he's probably going to do last.

Speaker 2 (39:28):
He came there looking for a job. He wasn't there
because his parents made him go. He was there looking
for a career.

Speaker 3 (39:33):
One of my kids went right out of high school
right into the trades. He's working as an electrician. He's
been doing it for years and couldn't be prouder.

Speaker 2 (39:40):
There's no such thing as there's no such thing as
a broke electrician.

Speaker 1 (39:44):
Speaking of kids, how is Chloe doing. She's great. Yeah,
she's listening to did you know? And I told you
this when when I met her for the first time.
What I absolutely adored about her is I busted your
you know, your back a little bit, busted you up
behind your back a little bit. And she jumped right
in with me and I said, oh, your career, Chloe,
give me a I love that man. What a personality,

(40:07):
not nervous to talk to and adult. She was just
very kind and I liked, what is she doing now?

Speaker 3 (40:13):
Well, she's, uh, she's been doing a little uh waitressing
and stuff like that, but she's she's actually applying to
a place right now.

Speaker 1 (40:20):
So where your fingers crossed? So she's doing good. Yeah,
if she needs to refer a recommendation, have her call me.
I'll give her a recommendation. Done. Yeah, she should. If
I had space in the McGivern agency, I would be

talking about Bellavista, we should mention that Hulkwist was the
developer the dirt out there. Uh and then Berg doing
the he was actually the developer development out Yeah, did
did the development and is a builder, so he's doing both.

What do you see the Burg holes That's that's probably
be my favorite one.

And that's yeah, it's it's pretty impressive. Really.

It really is on the seat when you even when
you walk up to it. I mean the front door
on it is maybe four feet wide and twelve feet tall.

Speaker 2 (41:49):
Okay, I mean it is. It's the first thing I said,
this is probably the biggest door I've ever walked through.

Speaker 1 (41:54):
It's genormous. Yeah, yeah, it's it's curve appeel right there.
Oh yeah, you got a curve.

The students got ice cream, popcorn machines, it's got everything.

Speaker 1 (42:03):
Yeah. Are they working maybe not for parade, but for
for whoever wants to buy the house. Would be happy Togain,
I'm sure. Yeah. Hey, what is the percentage? Did do
you guys sell? Do they sell the homes during the
couple of weeks of the parade or is it after
when when people make the decision? How does that work? Normally? So,

a majority of the homes are being built to be
used as models. Some of them do go for sale
right away, will be posted on MLS as soon as
the prey is over the There are a couple of
them that were built for homeowners. The Victory House this
year was actually built for a family so that when
you can come see but it is it is homeowner
owned already.

Speaker 2 (42:42):
Wow, And they actually say that there's a sign there
says this home is already as an owner. U just
be careful and nice.

Speaker 1 (42:49):
Yeah, absolutely respectful.

Speaker 3 (42:50):
I mean they you know, even the ones that are
models or that that are going for sale.

Speaker 1 (42:55):
It will be somebody's house someday. So yeah, be respectful
what's in there?

Yeah, I got signs everywhere don't touch.

And I hope that people understand that you know you're
not gonna go in there. Well you're gonna kick your
shoes off, but you're not gonna, you know, send the
couch and turn the TV on and and make some
popcorn and have some ice cream. Go through, take some notes.

Do you do like you said that in the movie
Theater though it don'll knock your socks off.

Really, Yeah, I'm not sure that I'll send my kids
out there. I don't think I want to bring my
wife because.

First thing, when you see, when you see the basketball court,
you're gonna like, oh man, my kids love this.

Yeah, it's really impressive. Hey, when when Spire and Victory
and Berg and and corndor For and Joseph Douglas and
all the people are get involved in this, how does
the process work? Do you guys who buys the land?
And then how do you know where it's gonna be?
Because land is always a problem.

Speaker 3 (43:52):
Right, And I mean because some municipalities getting landlocked, it's
getting harder and harder to find good dirt to actually develop.

Speaker 1 (43:59):
Uh.

Speaker 3 (43:59):
So our process starts about eighteen months before the parade
with developers coming in and making a pitch to say, hey,
I want to host the parade. So we've already done
that for twenty six and then the developers go out
and look for a minimum of five builders to participate,
and then once that gets approved, then they get the
green light and then the builders get started.

Speaker 1 (44:16):
So Quiet would it was developed by Berg? Yes, so
that was them coming to you twenty months ago or
however long it was saying okay, we are going to
develop this part and then do they sell partials to
each of these So they.

Speaker 3 (44:32):
Would then enter into the land deal in order to
sell it to the builders, and then the builders put
the houses up.

Speaker 1 (44:37):
And that's really basic in that industry. But for a
guy like me, I wasn't sure exactly if MBA bought
the land or but like Berg Development bought it for
whyet would and then Hawk was Stone, Yes, yep, that's
correct for Bella Vista, Yeah, man, perfect. So they buy
the land and then they can they can parcel it off.

Speaker 2 (44:58):
And then well they don't give it that a builders,
I mean, they don't give it to the builders. They
make the buildings. Trust they're not getting to land for free.

Speaker 1 (45:04):
Yeah, nobody's getting land for free. The days of dirt
cheap is gone. Dirt is not completely gone. Well this

dot Com and it just seems like each year it
comes up a little quicker. I don't know why that
is for me. Oh it's for us too. It comes fast. Look,
