I know that's going down either.But what was interesting and not surprising
though reading this story they talk about, of course, homeowners undertaking remodeling projects
for a couple of reasons. Theysay, of course, you want to
enhance your living space, but alsothey hope that the renovation will boost their
homes value as well. And notall home improvement projects are created equal in

one of the areas. That andwhy I'm so happy to be talking with
you today. They talk about exterioroutdoor enhancements to homes being a big one.
As a matter of fact, BankRate says, in terms of investment
returns, exterior remodels rules, Sothat's a that's a big deal. Do
you get people Josh who who obviouslythey want their house to look better,

but are asking about that ROI thatreturn on investment as well. Yeah,
I mean, I think people areconcerned that their money is going on the
right spot and they're not just youknow, overdoing it. And I think
there's you know, a lot ofthings that would come into play, you
know, price the whole neighborhood,what you're going to be doing. Because

I think you can. You know, obviously sighting is on your windows,
is on here, A lot ofa lot of stuff we do is on
here. But I think there isa such thing as overdoing those things as
well. So you've got to makesure you're doing the right things, that
you're not only going to get thereturn on investment, but that it is

you know, you've got to thinkof the the bulk of the buyers as
well. Well. That's a fascinatingthought and something I had thought about before,
which is, you know, andworking with the folks at Legacy Exteriors,

products and budget and those kind ofthings, but another area of expertise that's

other areas that's a bit surprising topeople is at least my thinking is always
you've got to spend a lot toreach that threshold. And I'm looking at
some of the some of the notesmentioning things like a steel front door that
we're not talking about a you know, this is not a huge budgetary item.

It's a it's a it's a verymodest improvement, but it can really
add I say, one hundred pointnine ROI on a on a steel front
door. And I know when itcomes to doorways, entry ways, those
type of replacements, you guys doa lot of those that legacy exteriors.
And I guess seeing these numbers,understand why, Yeah, we do a

lot of this stuff. There's onlya few that we don't do that's on
this list, which is which isgreat. And uh, I'm noticing,
you know, whoever did the reportingfor sighting, I don't know where they're
getting those numbers from. Okay,don't. I don't agree with uh,

with the sighting numbers at all,but just because so they have for average
home twelve and fifty square feet,okay of the sighting, I would say,
on an average home, you're you'reyou're at twenty twenty twenty square which

is two thousand square feet. Okay, little I think. I don't know
what neighborhoods these are. These areobviously on the small side of things,
but yeah. I mean, Ithink as far as their numbers go,
they're they're pretty spot on as faras you know the stone Veneer and the

gradual replacement window replacements. So yeah, I think, uh, I don't
necessarily like agree they say you're onlygoing to get sixty eight percent of your
window replacement bad, But if youare going to replace windows, or think

about replacing windows normally, your windowsare in really bad shape, your current
windows. So I think you getevery single pinion out of installing new windows
in that home when you go tosell, which is that's just me I
think, yeah, and you seeit firsthand day in and day out.
Is yeah, people when it comesto replacing windows, it's oftentimes they've been

putting it off far too long,and it desperately needs to be done.
And not only does it look better, not only do they function better.
Not only do they add value totheir home, value to the home,
they also save money. You thinkof those those windows that you're pulling out
to replace with the new ones,just amazing cost savings as far as energy
efficiency with modern windows compared with windows. We're talking even windows that are ten

years old in some cases. Justthe advances that have been made in the
last decade when it comes to thatperformance and technology and energy conservation, they're
just they just knock it out ofthe park. Yeah, And I think
they the window companies, they doa check of a job of just continuously
adding to that, coming up withnew technology and new ways of doing things,

and just adding to the you know, the overall what you're getting for
your your initial investment, like Pellafor instance. I mean they they've come
up with, you know, alot of different class package for energy efficiency,
but also just new tech stuff likeroll awayoot screens and the hidden levers

and all kinds of innovations. There'ssomething new, I feel like every year,
and it's they're on the I wouldsay they're on the cutting edge on
the stuff of what we do asfar as just continuously to get better.
You know, one of the thingsI love about talking with you, Josh,
each and every week and getting toknow a little bit about what you
guys do with Legacy Exteriors is whenyou talk about windows, you talk about

Pella, we talk about you know, very very I mean on the cutting
edge as far as efficiency, technology, usability, on the cutting edge of
that stuff, and everybody knows,you know, the pell has got a

of the house, maybe you're thinkingof that, you know, getting some

have a harder job at our companiesthan maybe most companies because we aren't one

see what the homeowner wants out oftheir project from a lot of different standpoints.
You know, cost and budget isis always a big one and always
a factor, but there there mightbe some things they want out of their
project that they just don't know howyou know the products or how to say
it. And that's where we bringour knowledge into play and our past experiences.

And we do work with a lotof different manufacturers but also a lot
of different types of projects. Forinstance, uh, we just did a
project where the homeowner wanted a realwould feel in the entryway. So we

used and actually a new aluminum productthat looks exactly like real wood, and
we brought that real would look intothat entryway and in combination with you know,
James Hardy cement board, but witha lot of different you know,
materials when it comes to that.So we did some you know, bord

(10:52):
and batons in the peaks and somelap everywhere else and combination with that aluminum
would look in the entryway and Ithink there was even some stone stone venear
mixed in there. So it's nicethat we have that ability, that our
installation staff is that diverse, butalso our estimating staff brings in that past

knowledge. With all the different productsthat we do carry, that's pretty amazing.
And you talk about just all thedifferent type of products and different kind
of textures, materials, those typeof things, and of course, as
we talk about talk about performance,things that you know, get that real
wood look with the durability of usingmetal. It's absolutely phenomenal stuff that they
are able to do at Legacy Exteriors. Thinking about doing a homer modeling project.

kind of stood out to you.One of the areas that jumped out to
me, and I don't know howthey overlooked this. They don't make any
mention of a house's roof. AndI remember when we were in the market

to buy a home, and Iknow anybody that's working with any real estate
agent that's worth their weight. Ifanybody's ever considering buying or selling, your
agent, one of the things thatany house you're considering is going to look
at and find out about is thecondition of the roof. And we talk
about some of these really really coolthings that can be done in beautiful things
and that kind of stuff. Atthe end of the day, you really

want to make sure that your homeor a perspective home you're going to buy
or anything like that is protected fromthe elements, and a roof plays a
massive role in all of it,doesn't it. Yeah, we get that
a lot from realners professive buyers,like they want to make sure that that

roof is sound and there's no,no problems, nothing wrong with it.
So yeah, we do a tonof a ton of roof inspections for that
way, or you know, obviouslyreplace it before the new homeowners go in.
Lots of that type of stuff.But yeah, I think roof is
the roof is. It's obviously it'sprotecting your biggest investment for most people,

so you want to make sure thatthough that snow I rain all stay it
outside where it belongs. And Ione of the things too, when we
talk about these type of things likewhat adds the most value, I think
one of the disappointing things h forme is folks that that are finally thinking
like I'm going to I'm going todo these you know, whether it's the

(14:48):
necessity of a roof for the youknow, an entryway and windows or doing
some you know, some beautiful curbappeal stuff. I'm going to do this
stuff and sell, I feel likeAnd maybe it's just because we're coming off
the holidays and thinking about gift giving. Kind of the gift to give yourself
is to do these type of thingsto a house you're going to stay in.
Is if your house right now islooking long in the tooth from the

(15:11):
outside, or you've got questions orconcerns about about the condition of the roof,
for the windows, don't like,do the next owner of favor and
get that stuff taken care of.When you decide to sell, do yourself
a favor and enjoy it now andget it done for yourself in your home,
whether you're going to stay there fora year, ten years, or
the rest of your life. Whynot start that conversation now. Absolutely,

And the thing that this list doesn'ttake in consideration is making sure it's installed
properly so you can get all thisnew stuff. But if it's not installed
properly, it's actually just going todevalue that addition or that sighting or whatever

(15:54):
it is. If over time withyou know, because it's going to fail,
it's going to end up maybe takingaway from that home's value. I
saw this. It's always important nomatter what you're doing, is uh obviously
having having it installed properly, butmaybe uh taking consideration the proper warranties because

for most of the stuff we do, obviously we're not the only ones that
do it, and there's a lotof companies that do what we do.
But what separates kind of us frommaybe everybody else is our relationships with the
manufacturers and that we're able to offerhigher level warranties because of our relationships with

(16:44):
those manufacturers, are you know,continuous you know, certifications and installed installation
trainings and all that stuff. Itall comes into play. But what what
we can deliver for that homeowner isnot only a great product, but a
product that's warranted for far longer thanmost people can warrant it for. It's
pretty amazing. And you mentioned,of course it's not just the products,

(17:07):
it's the installation and getting that backing. And we talk about, you know,
whether it's GAF Master Elite status andthe warranty that comes along with that,
and the warranties on all the differentareas that legacy exteriors because of their
extensive training. In cases, they'reactually working with the manufacturers to create the
training that others are using because ofsuch a high level of skill. When
