Charlotte Harbor Rotary. They meet on Tuesday mornings from seven
thirty to eight thirty at the I Hop Restaurant seventeen
eighty nine Tammiammy Trill in Port Charlotte, and they have
great space meetings to go from seven thirty to eight thirty,
So if you want to go, that would be the
place to be on Tuesday mornings seven thirty to eight

thirty every Tuesday. We'll talk about their walk for nursing
and raising nursing scholarships in just a little bit. The
other club like to mention would be the Rotor Club
at well Park. They meet the second fourth Wednesdays at
Welland Park ats Downtown Wall Park CAFSCAM Financial Consulting Office
suites in downtown well In Park. They meet from six

the right folks about different things too. Whatever your questions
may be, answer those for you. So that's what we're
looking to do with with Rotary. We're also looking to
do a lot of different things in and around the community,
and we talk about that and we talk about whether
it be I would say you we're still in the

hurricane season being September fifteenth to day, so you know
you're still in the middle of that, and remember, don't
let your guard down and you've still got to go
through through November for the hurricane season this year, it's
always be prepared to be ready to go with that.
And that's that's a big thing. It's best to be
prepared and not get caught at the last minute and
be ready to go and have your supplies ready, so

I know, you know, the a very important thing for
folks is if you have a pet, you want to
make sure that you have your things ready to go
and what you're going to do to take your pet
with you where you can go with the pet, where
they're pet friendly, making sure you have all the things
you need there, your medications, your important papers, all those things.
You know, if you're trying to write the storm op,

make sure that it's you can do that. You have
to have supplies and be ready. All those different things
you need to do and be ready so you can
always check it out. Make sure sign up for the
Charlotte County Notice and do'll notify you regarding storms and
so forth. It's a great service. Whether it's a marine warning,

whether it's hurricane, whatever the situation, would you get that morning.

Alert Charlotte. It's a free emergency notification system and you
can sign up or you can go to alert Charlotte

we talk about it, you know, you have to have
your supplies and the kit. Now we're looking for essentials
to have for five to seven days, including nonperishable food,

bottled water, flashlights, batteries, first aid kit, all your purse ridings.

Little muffle there this morning? Trying to okay, how you doing?
So let's talking. We're talking about storm preparation and different things,
and would you like to talk about this morning some
other issues pertaining we talked the last show about the
win mitigation of forts and four points and different things.

(04:21):
Some other items are talking about how about when it's
an older, older home that's been rehabbed, and certain things
you want to make sure you would do or tell
people when you're getting your insurance and how it could
help you, say, for instance, an older home and you're
rehabbing it and you're taking it down to pretty much
almost not starting over, but you know, really taking it

(04:41):
down to the studge or whatever, and so forth. There
are some instances where that comes up. How something like
that work.

Speaker 2 (04:48):
Yeah, if you're going to do a massive renovation and
the property, but you're getting intior at that point, it's
the actually your benefit the property, which is what insurance
bears offer. So if you're only nineteen fifty house without
extensive renovations and you're going to be raided as a
nineteen fifty house, you know you'll see you on tax

(05:09):
appraise of websites and different things where people will say
effective your belt which gives credit towards you know, updates
and that type of thing to a structure. But for
insurance purposes. Typically, unless you've taken a structure down to
the studs right, so it's stripped everything out, so the

(05:30):
starleton of the house and you've added on a new
square footage, brought things back up to code, so on
and so forth to the current codes, and your new
square footage seed that of the original. There are some
companies that will allow for that property not to be
raided as a nineteen fifty house, but to be rated

(05:53):
as to win those additions and those changes were made
without being stated. The easiest way to do that to
have that applied to a property, it's having a full
set of the prints that are done, pictures documenting showing
that how extensive of the rehabing innovation occurred on that property.

Thing receipts and obviously and invoices and that type of thing.
If all of those factors are true, that there's a
submission process on the ride review that you know that
type of thing as to moving forward, and it's not
an impossible thing. It does occur. It's a hard thing
to prove because a lot of times people don't have

(06:35):
the photos and they don't have the documents. That portion
slows and can hinder that process now, but that that
does occur from time to time. The other thing too,
what I wanted to talk about this morning is more
along the runs of the market is starting to stabilize
in Florida. You know, one thing in this for order

(06:57):
properties and the last few years, it's been harder for
those older properties to get insurance outside of citizens because
of the requirements and update requirements for a lot of
the companies out there. We talked about last time with
the myth sweat of Safe Home program and that type
of things helped bring those properties up to a safer

(07:18):
you know, hurricane standard. Right. With that being stated, though
everyone who knows the last few years, the prices of
insurance have gone up, there have been companies that have
left the state of Florida, and you know, but depending
on the exit of the company depends on your viewpoint
of how that exit occurred. Right. The few of those

(07:39):
do not go over very well for their customers, and
it's a little bit of a shock satcher that occurred, unfortunately.
But the good news though, is the market series to
actually be kind of correcting itself and coming back hopefully
to a more stable environment. The reason why we're hopeful
on that outlook is since twenty twenty three, we've actually

(08:02):
at this year as over a couple of months ago
we will have added our sixteenth new homeowners insurance company
into the state of Florida. We had loss about nineteen
to twenty companies, and so we've added sixteen. And I
don't think people have necessarily realize that there are you know,
there are those options, you know, like what we were

(08:23):
just talking about with an order home, depending on the
extensive innovation that you do can get you a different
qualification with a different company, right, and it can give
you a different price than what you've been paying currently
on a property. And a lot of why they're bringing
that up and going to it's like the Citizens things
for depopulation. You know, a lot of people end up

(08:46):
going to Citizens because there's not a current offer on
the market for them with a different companies sort of
end up going into Citizens in any year too, where
they've been depopulated out of Citizens to a different company
and the premium is going to be relatively are on
the plane and there's different different things that we always

(09:06):
go over with people when it comes to to be
a population aspect of it. But there are other options
side just citizens, and part of that has to be
with that flood insurance requirement. You know, we are coming
closer and closer to that flread insurance requirement for all
policy of orders for citizens, you know, twenty twenty seven,
it's not that far away at this point. It's one

(09:28):
that gets pushed through to be eligible to entertain a
policy or citizens, regardless of mortgage, regardless of that flood zone,
you're going to have to have SLEDD and terms that
in and of itself. If you don't carry, it's going
to be an increase in your costs right well with
the sixteen to new homeowners company to get something done

(09:49):
with Team Life for a safe program or on your own,
you know, if you don't qualify for that, but you
stay upgrade draft, then you get those reports, you're going
to set yourself up for a better point five twenty
six here and going into the future. You've hurtin hevings Hens,
you know, hope you ated your house and you're gonna
lower your prist tagle at the same time.

And that's that's a very good thing. We're talking about
that because I you know, we have people asking and
I know you do about the flood insurance and citizens
and and how that's working and so forth. So how

giving us some good information on UH insurance and the
different things that are going on out there. So you
know we were talking a little bit. Let's give you
our quote for the day. Here, we'll say you do

you want to, as I mentioned, you want to make
it as you step out the door and make your day,
put your mindset in a good mindset. If if you
leave the house and you got you know a lot
of things not going your way and you're in a
bad mood, usually you're not going to have a real
good day. And that's the thing. So you want to
make sure, you know, step out there, make it upon
posit of the day. But I thought that was a
very good quote. Personality has the power to uplift, the

power to depress, the power to curse, the power to bless.
You certainly want to make it a blessed day for everybody.
Do the best you can, have a positive outlook and
you'll have a better day, that's for sure. And that
quote was from Paul Harris. So talking about business development
and more and different things and things you can do.
Why you want to join roatories, why you know those

are the things When when Paul Harris and his three
friends got together to have that first meeting in nineteen
oh five in Chicago to turn and join and ended
up turning into to Rotory now Rotary International. But with
that first meeting, that was the purpose was to get together,
make new friends, make new acquaintance, no matter what their
vocation was, but get to know everybody and do good

and help people. So that was the main thing. Friendship, fellowship,
community is really really important. So you know the reason
behind the business development, and everyone wants to network. You
want to meet new people, do different things that you
can to help folks who you know. In Rotary consists
of a cross section of every business community. Its members
come from all walks of life. Rotarians help each other

and collectively they help each other and they help others.
That's the thing now around the world, whether it be
a global grant around the United States with all the
grants we do here, whether it be for instance, the
we've done grants with we've talked about Water for Life
to Mozambique. We've done global grants and been on those

(13:32):
and helped whether you grow wells in Mozambique, we've helped
around the world the eradication of Holy All we know
continue to do that in the United States. We do
for instance around here there nursing scholarship, the walk that
we'll talk about here in a minitar Charlotte Harbor Road
that we've done, the scholarships we've done for all the
other things we've done, from the golf tournaments like recently

the well In Park Rotary, the Rotary Club at well
And Park doing their second annual golf tournament up a
well Part Golf and Country Club on September sixth, that
benefit of the Northport Police Departments. All those kind of
different things that are out there that we're doing that
are helping folks are really that's the key. So if
you want to be involved with Rotary and get to

know people, meet people, do things, help others do good
and help them and help us do that, just give

Harvard Rotary meets Tuesdays seven thirty eight thirty at Iheigh
Presser and Port Charlotte. They have their run or walk
the Rounds for Nursing that's to raise money for nursing scholarships.

And this will take place Saturday October twenty five, twenty
twenty five. It's a five k. You can run, you
can walk, you can become a sponsor, you can be
a walker. Obviously sponsored by the Roader Club of Charlotte
Harbor and the idea behind this is raising scholar money
for scholarships for graduates of our area high schools who
want to pursue a nursing career path. You don't have

to be a nurse with maybe you know something else
in a medical field and extra tech, whatever the case
may be, if you could also qualify that way. So
if you want to be a sponsor, if you want
to do a walker, you can do that. You can

it's a it is a field that you got to have.

They do a great job for us, so we certainly
want you to help them out. So that's Saturday, Act

run or walk the Rounds for Nursing that's going to
be held at this time at the Centennial Parking or
Charlotte's five K. You can register if you haven't ahead
of time, being registered that morning at seven am. Best

to make sure everybody and welcome new to the area.
Is our new captains that are running the Salvation Army
for Charlotte County and DeSoto County and it's Captain Christopher
Welch that they came in. You know, they're rotated out

every four or five years. And the Israel Israel Resiento
and his wife moved up to Atlanta to be at
their teaching college that they have in Atlanta up their
for officers and Christopher wels He and his wife. They're
both captains. They came in just recently, so we certainly
want to welcome them. So they are now in charge

of the course here in Charlotte County and DeSoto County.
So welcome to Chris and his wife and a great
young couple. I think they're going to do a fantastic jobs.
Who we're looking forward to. Our board is working with
them and continuing all the great things that Salvation Army
does in Charlotte County and Desto County. You know, well,
we talk about good programs and good things that we

talk about at the different meetings, and one today I
just briefly wanted to mention two would be the Wheelchair Foundation.
You know, the Wheelchair Foundation is quite a remarkable organization.
It's now has a really strong partner with and we
have been for several years with Rotary. For instance, in
twenty twenty three, they sent thousands of wheelchairs so veterans

and other individuals and service groups in the United States
as well as to other under developed countries with wheelchairs.
It's a way that if you want to help us
by making a donation, we get a special, really good
deal on brand new chairs that they make and then
we donate those two the folks that need Usually we

(19:00):
try to do a big load of those at a time.
But you can make your donation, whether it be for
one wheelchair, two wheelchairs, three, whatever the case may be.
But everyone counts, you know, have to think about this.
You know, we take advantage of the great services and
medical things and equipment we have in the United States,
but there are a lot of folks in these underprivileged

(19:21):
areas that they are so rural that some are limping
and walking and barely are not walking and able to
dragging themselves around. And this wheelchair helps these people with
disabilities and makes a huge change obviously in their life
and their family's life. So it's really a very very

(19:41):
important service or providing. So every donation really really helps
the life of a person with a physical disability and
changes the lives of every member of the family. It's
a fantastic thing. And if you want to make a
donation about that, you can give me a call and
I can get you hooked up with that and get
you set up to make a donation and help that is.
You know, we like to do it a few at

(20:02):
a time if we can. When we send them on.
So I'd like to get some folks wanting to donate,

Wheelchair Foundation has it around several years. I've been doing
a great job. With your gift one hundred dollars or more,
you'll get a little gift with that of a donation
to be given a flashlight and a styluside I think

with that if you make that donation, but we get
the wheelchairs for just a little over one hundred dollars
now and they've kept that price with these brand new
chairs for the folks. So it's it's a tremendous service
and does a great job. And we certainly think the
Wilchair Foundation for all they do and we're so glad
that Rodary can be a partner with them and help them.

around the state of Florida. So that's people really need
to go out and check it out. Take a day trip,
check out some of the many places that we have
and you can go to and see what's going on
out there. And you know, we talked about great reasons
to join rotary and I think some of those things

we just talked about give you some good background different
things that we do. Whether the different events we do
in the area is you know, for helping raise money,
but the a Rotary is a nonprofit obviously, and when
we're doing these things to help folks and and all
the different communities and different causes that are out there,
there are a lot of things that you can help with.

all the things that we do in Charlotte Harbor also

and talking about the great things they're in, the great
park services and things that are provided in Charlotte Harbor,
because you know there's some great parks after not to
mention the li Switch in Charlotte County, and you know,
if you want to take a nice walk, Discovern, National
Flora Beauty and Inglewood, go over there and check out
Inglewood and all the other things. Because Charlotte County Community
Service and Park and Parks and Recks have done a

great job over the years and continue to improve the
parks and do a good job that are to provide
really great places to go and join and have relaxing
good days. And with the weather cooling downs at some
point we don't know when, but it'll be great for walking,
absolutely perfect. That's the that's your Chamber of Commerce weather

shot out for Bob White and the Charlotta County Chamber
of Commerce. There, Chamber of Commerce weather right there. And
as they always say, I tell people, and that's what
you want is really nice days that you're not it's
not quite as hot, and it's a little better and

key about that and enjoying Florida because we live in
one of the prettiest places, I think in the world,
and we certainly want to take advantage of that. Go
